Hilton Head Island Taxes REAL ESTATE AND PERSONAL PROPERTY TAX There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area. REAL ESTATE TAX AT PURCHASE When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district. REAL ESTATE TAX AFTER PURCHASE The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

IF YOU ARE OVER 65 One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%. AN EXAMPLE Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due. Remember, the information here is general in nature. If you have specific questions about your personal taxes you should check with the Country Auditor (843 255 2500), the Tax Assessor’s Office (843 255 2400) or your personal accountant.

Invisioning the Future Berkeley Hall Club Embarks on $5.1M Master Plan: Phase I
With an exciting vision of the future, Berkeley Hall Club in Bluffton, SC, is embarking on Phase I of the private golf community’s Master Plan. The reimagined Clubhouse features construction of a 4-Seasons Veranda, a renovated Mixed Grille dining venue and kitchen upgrade, with upscale design that takes full advantage of panoramic golf course views. Refinements in the Grand Hall entry add to the welcoming ambiance and reflect the Club’s new casual, Lowcountry design. Construction began with an April 12th groundbreaking, in preparation of the 4-Seasons Veranda. The nearly 5,000 square foot addition extends off the Grand Hall at an elevated, seamless level to provide year-round dining in a climate-controlled environment. Here, members can gather for casual dining any time of day. Whether enjoying drinks and light bites after a round or dining as the sun sets with views onto the North Course #9th and #18th holes. 44
The reimagined Mixed Grille will serve as the more formal dining venue to the 4-Seasons Veranda. The welldesigned venues flow into one another for an expanded dining capacity, and the flexibility to accommodate larger Club gatherings and special events. With an influx of new members during this past year, Berkeley Hall’s membership is a growing one. One of their shared sentiments was the desire to find a forward-thinking community. Phase I demonstrated that commitment to club investment, and the response was overwhelmingly in favor. “The time is now,” said Keith Patten, Board President. “Board and management are committed to meeting the evolving demands of our membership by investing in our future. Implementation of the Master Plan represents a cornerstone piece of our efforts to enhance the overall member experience.” The exterior will be completed by Fall with full occupancy and use by Spring/Summer of 2022. The Clubhouse and its Mixed Grille, Tap Room bar bistro and Tuscan Wine Room will remain open for the majority of construction, allowing members to
enjoy Club dining and amenities. In tandem with Phase I, the Club’s two Fazio-designed golf courses are also seeing a return to their pristine original vision, with the direction of the Fazio Design group and Berkeley Hall’s Agronomy team. “Phase I is an important aspect of assuring Berkeley Hall is in harmony with our membership,” said Adam Kushner, General Manager and COO. “Having just celebrated our 20th anniversary, we are excited by the exceptional vision Peacock + Lewis architects have brought to our Club, joined by Choate general contractors, as we usher in a new era at Berkeley Hall.” One of America’s Top 100 Premiere Golf Communities, Berkeley Hall Club sets the standard for private communities with two signature Core Golf courses designed by worldrenowned golf architect Tom Fazio.
