Beach Properties of Hilton Head gave us a few of their most commonly asked questions to help give you a better understanding of the process.

What can a Property Management Company do for me?
What is the cost for these services?
Owning a vacation rental property sounds like a great idea until you, the owner, realize all of the details that must be attended to in order for it to be successful. A property rental company will manage every aspect of keeping your vacation rental booked and ready for guests and owners to enjoy. Their primary goal is to enable you to maximize revenue from your rental without having to do any of the work involved with managing it. That means taking photos, writing descriptions, marketing your vacation rental property, working with potential guests to make bookings, dispatching emergency
National commission rates for property manager services average roughly 35% and range as low as 20% and as high as 60% depending on the type of home and market. Most vacation rental companies, like Beach Properties of Hilton Head have two static costs; the commission and the cleaning cost. The commission will depend on several factors such as size, number of bedrooms, location, etc. We provide full-service management without cutting any corners, and we may offer new owners, during limited time promotions, lower commissions for their first year. These promotions allow the company a chance to prove our quality and service excellence to you–confident that you’ll continue–but if you decide not to, there are no strings attached.
What am I required to have in my home? Guests expect a fully-functioning home when they arrive complete with furniture, appliances, cookware, tableware, internet, TV, etc. as well as a standard supply of bed linens, bath and hand towels, and typical consumables like light-bulbs and batteries. A vacation rental company will work with you to make sure that you have everything in place. They may even utilize inventory 6
forms to ensure you have the right quantity of each item. Beach Properties does require internet and phone connections in every home. Nicely decorated homes tend to achieve more bookings, and we always encourage owners to have a home that shows well. A good test of whether or not you need to have something in your rental is to put yourself in a guest’s shoes. If you were to stay somewhere for a week or so, what would you expect to have in that rental home?
When and how do I get paid as an owner? With Beach Properties, owners can expect to receive their rental income monthly along with a statement. Payments are made through automatic direct deposit to your bank account. You can view an electronic version of your statement once we post it in the website’s owner area. This statement and deposit will cover all guests that check-out during that month. Your statement will also include a breakdown of expenses and maintenance costs, including any invoices from your preferred outside vendors.
How do I get started? Getting started with Beach Properties is easy and risk-free. We can activate homes that are existing vacation rentals, usually within a couple of business days. Our contract has no start-up fees. Activation includes taking new photos, putting together detailed listings, setting a rate structure, creating advertising marketing on the internet channels, and beginning to accept reservations—all in as little as a few days! Whatever needs to be done, a Beach Properties representative will work with you every step of the way.

Turns out your move to Hilton Head could be the best one you ever make. Volumes of scientific research prove the physical and mental health benefits of spending time in nature. Lower cortisol levels (the stress hormone that causes more rapid aging), a stronger immune system, lower blood pressure, better memory function and less anxiety are among the top health benefits reported. It’s nice to know that inexplicable sensation, the sense of well-being when you arrive on the island, dig your toes in the sand and exhale an audible, “ahhhh, I’m at the beach,” is real and measurable. But why? According to researchers, being at the beach activates all of your senses.
The scent of salty air, the feel of an ocean breeze, the warmth of the sun, the texture of the sand – all work together for your good health. That beachy feeling of Zen is enhanced by the ebbing and flowing of the tides. These noises combined with the visuals de-stimulate your brain, and activate your parasympathetic nervous system, allowing you to relax and feel more engaged. The smell of the sea also contributes to your positive vibes. Negative ions in the air - oxygen atoms that have an extra electron are naturally created by the water, air and sunlight and are most prevalent around moving bodies of water. They increase serotonin release, increase the
flow of oxygen to the brain, neutralize free radicals, revitalize cell metabolism and help purify the air. Visually, even the color of the sea has been found to be associated with feelings of calm and peace. Gazing at the ocean actually changes your brain waves’ frequency and can put you into a mild meditative state. The color blue is also associated with a boost of creativity. Those who live by the coast routinely report better physical and mental health than those who don’t. So when reviewing interest rates and island inventory shortages, we should all just breathe. Preserving Bluffton History Town Council adds two structures to Bluffton’s list of historic “contributing resources” Town Council added one town-owned and one privatelyowned building to its list of historic “contributing resources,” officially documenting the significance of these structures, its architectural qualities, and the roles they played in Bluffton’s history. The Jennie Kitty Municipal Building and the Bluffton Post Office were added to the list during the May 10 Council meeting. The Old Town Bluffton Historic District now is comprised of 86 contributing resources, 84 are structures and two are natural features (i.e., Heyward & Huger Coves.)

“Bluffton’s ‘sense of place’ is what makes our town so unique,” Mayor Lisa Sulka said. “Preserving these structures are essential to honoring our past and the people and places which contributed to Bluffton’s identity today.” These are first additions to the list since 2008.
About the Jennie Kitty Municipal Building & Bluffton Post Office Jennie Kitty Municipal Building, once known as the Bluffton Health Center, is located at 1261 May River Road. It was constructed in 1957 with addition completed in 1967. The building is associated with the legacy of community contributions and public service to the Town of Bluffton rendered by Jennie Kitty (1930-2021) and the self-sacrificing work of Dr. Donald Eugene Gatch (1930-1980), who, in the 1960s, was one of the few white doctors who would treat black patients in South Carolina. The redbrick building is also notable for being a remarkably intact and rare example of the International (“mid-century
modern”) style of architecture in Bluffton. The Bluffton Post Office is located at 41 Bridge Street and was constructed between 1964 and 1965. It was Bluffton’s first purpose-built Post Office and is another fine example of the International style. Prior to its opening in May 1965, Bluffton’s Post Office occupied spaces within various commercial buildings, including next door at “the Rate.” Built by thenPostmistress, Lucille Heyward (19101992), the red-brick Post Office cost $10,480 to build and Mrs. Heyward leased it to the Post Office Department for an annual rent of $1,248. According to former Bluffton Mayor, Emmett McCracken, the Post Office was where you went if you needed to see anyone in Bluffton because everyone came into the Post Office every day. The Post Office remained at 41 Bridge Street until 1988. sn’t construction for boys? It’s an idea we’ve assumed for a long time, but the simple answer is no. Today, women make up around 14% of the construction industry professionals and that number is steadily rising. In the past 10 years, the upward growth of women employed in construction has increased 54% overall. The growing number of women choosing a career in construction is shattering ideas about gender specific roles. 37% of the women entering the field of construction who have higher education degrees are female, and the reason is simple. For women, it’s an open field
with many rewards and benefits and plenty of room for career progression and development. Employers in construction are catching on, too, by offering more training and hiring opportunities specifically to women. According to builderonline.com, “The majority of women are employed in sales or office roles (38.6%); however, this is almost the same amount as those holding management and professional level jobs (37%).” Another notable step in the right direction is the small gender pay gap. The U.S. Bureau of Labor Statistics reports that across all industries, women earn 81.5% of what men do. However, in construction, women’s
earnings as a percentage of men’s is 94.3%, which is the lowest gender pay gap across the measured U.S. industries. Although women in general are still underrepresented, they are making significant progress as leaders in the industry. With a substantial portion of women executives and construction managers entering those roles in the last five years, it’s evident that companies have made improvement assigning women to leadership roles. Perhaps the biggest obstacles that women still face are acceptance, inclusion and being educated on the opportunities that a career in construction can offer. That is where organizations like NAHB’s Professional Women in Building (PWB) Council and Professional Women in Construction (PWC) can help. These groups offer training, support, leadership, and networking opportunities to encourage and equip women for successful careers in construction. Locally, the Hilton Head Area Home Builders Association established a chapter of PWB in 2020 to promote industry professionalism and support members through education, networking, and professional development. The Hilton Head PWB Chapter was the first of its kind in South Carolina and already has 120 members. The organization helps women boost career success, and in turn, these women help mentor the next generation and bring awareness to their profession. Hilton Head Island Taxes REAL ESTATE AND PERSONAL PROPERTY TAX There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area. REAL ESTATE TAX AT PURCHASE When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district. REAL ESTATE TAX AFTER PURCHASE The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

IF YOU ARE OVER 65 One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%. AN EXAMPLE Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due. Remember, the information here is general in nature. Formosan Termites Require Above and Beyond Diligence In recent months we have received an increasing number of calls inquiring about Formosan Subterranean Termites. These are newcomers to our region, close cousins of the more commonly known Eastern Subterranean Termites. I’d like to point out similarities and significant differences in these two related termite species. A large Eastern Subterranean Termite colony can number around 300,000. A large Formosan Subterranean Termite colony can number from 3,000,000 to 10,000,000. Formosans are not super termites, but the vast size of the colonies is what endangers structures in our region. Ten times the number means ten times the damage at ten times the speed. For example, where normal termites can take years to cause detectable damage, Formosan termites can only take 6 months to a year depending on colony size.
Treatment for both species of termites is essentially the same. Normally, Sentricon Colony Elimination Systems are employed to provide additional protection, particularly in areas with a large Formosan presence. These stations are normally checked once or twice a year, but based on our 53 years of experience in Hilton Head and the low country, we check our stations every 60-90 days. We go above and beyond the manufacturer standards to give our customers the peace of mind and protection they deserve. The potential damage that Formosan Subterranean Termites can cause is not a reason for fear. Instead, it is a cause for diligence in both the pest control provider and the homeowner. You can watch for signs in and around your home. Signs of Formosan termites include mud tunnels from the ground up outside walls that

Plank siding, Savannah brick, wood floors and tabby surfaces are traditional materials that can still be found in many modern coastal homes. Traditional tabby, also known as “coastal concrete,” is a mix of lime, sand and water and is primarily found in communities along the Southern Atlantic coast. Commonly used during colonial days because of its sturdiness and resilience to humidity, the lime portion of the recipe was often acquired by burning and crushing oyster shells. This is why tabby contains the shell pieces that give it a unique appearance. In a nod to this classic Southern material, Savannah Surfaces now offers a durable paver that showcases the beauty of tabby. Saving money is really a byproduct of saving energy If you are a member of an electric cooperative, you might already be aware of the energy saving programs available to you. In an initiative known as Beat the Peak, Palmetto Electric Cooperative and other South Carolina electric cooperatives are working hard to manage energy use during peak times. Peaks occur on the coldest winter mornings and hottest summer afternoons, when the demand for electricity, and the cost for it, is the highest. By keeping energy usage low during these peak times, the co-op can lower total power costs. Because electric cooperatives are not-for-profit companies, the savings are passed on to the co-op’s members. By joining Beat the Peak, members can save both energy and money in a variety of ways. First, voluntarily sign up for Beat the Peak alerts to be notified by email, text or voice message at times when you can help reduce electricity use by turning off lights, adjusting your thermostat and delaying the use of major appliances such as hot water heaters, washing machines and clothes dryers. In 2020, more than 50,000 Beat the Peak participants throughout the state of South Carolina have helped save a projected $580,000 in wholesale power costs. For years, Palmetto Electric Cooperative members have had access to H2O Select, an electric water heater program that saves members money each year in water heater rebates and incentives. By heating water when the demand for electricity is low and storing that thermal energy for later use, electric water heaters save members and the cooperative money. In a similar way, the Smart Thermostat program helps members
save by allowing Palmetto Electric to adjust your thermostat during peak energy periods. After enrolling, members will receive a FREE smart thermostat with FREE standard installation and could be eligible for Smart Rewards bill credits. Smart thermostats are designed to ensure that your home is at a specific temperature when it needs to be and eliminates unnecessary HVAC usage. RELIEF FROM LOWER BACK PAIN According to one estimate, 80% of all Americans will suffer from lower back pain at some point. It can make performing everyday activities a difficult and painful challenge. In multiple studies, people living with chronic back pain who underwent hydrotherapy treatment, either on its own or in combination with other treatments, saw a reduction in their symptoms. While these studies do indicate the positive effects of hydrotherapy, they do not replace the advice of a doctor. DECREASED ANXIETY AND STRESS Time spent in a hot tub encourages stress-free

Cost-Efficient Heating for your Pool Provided by Year Round Pool Many pool owners tell us that they really enjoy the experience of a warm pool, but the cost of heating a pool can be significant even with a highly efficient system like a Heat Pump Pool Heater (HPPH). Here are six methods that will help. Each pool environment is different, and while the value of each method is universal, they are not all universally applicable to a particular pool. 1 | Solar heating is essentially free (there are some small increases in the cost to pump the water through the large solar panels, but it is minimal). The downside of solar is that it rarely meets the needs for a full season of heating demand, or it fails to provide heat fast enough or when the sun isn’t shining. But when solar is available and you have the budget to purchase a solar system with a Heat Pump Pool Heater backup, you can have the best, most economical system available. 2 | If you have a Heat Pump Pool Heater (HPPH) system only, the time of day that you run your
HPPH is a system operation parameter you should address. HPPH’s get their heat from the air. So, logically, the best time to run a HPPH is when the air temperature is at its warmest. As long as your filtration is running at the warmest time of the day, your HPPH will operate at its optimum Coefficiency of Performance (COP). COP is the measure of energy output divided by energy input. 3 | And speaking of COP…the COP is the efficiency rating of the HPPH. As mentioned in item 2, this measure of efficiency changes as the air temperature changes. The unit is more efficient the warmer the air temperature. Another aspect of COP to consider the overall COP rating as applied to the individual model of HPPH you purchase. Not all HPPHs are created equal. If we do a comparison of HPPHs and assume all have the same heating capacity, or BTUh, you will find a variety of COP ratings available on the market. The higher the COP rating, the more efficient the HPPH will be. The percentage difference between one COP rating and another will equate to the percentage savings available between the lower and higher rated COP heater. This means you should buy the highest COP-rated unit your budget allows while making sure the model you select has the capacity, or BTUh, to meet your heating demand. Your Pool Professional can help you with this decision process. 4 | Controlling evaporation. Heat loss on any pool, heated by any means, is primarily driven by evaporation from the surface of the pool. Upwards
of 75% of heat loss is through this method. So controlling that evaporative loss is key to reducing heating cost. There are three types of blankets that can help control evaporation: Solid, Floating and Liquid. The Liquid blanket is easy to use, and is inexpensive, but also carries the lowest level of effectiveness. 5 | Wind at the surface of the pool creates ripples or small waves on the surface of the pool ultimately accelerating evaporation. So, creating a pool environment that is shielded from wind will greatly help reduce heating cost. 6 | The last method is the pool temperature set point. The warmer you heat your pool water, the more it will cost to keep it warm. Each degree rise in temperature can equate to an approximate 1518% increase in operation cost. So, while an 88°F pool is nice and toasty warm, it will cost a lot more to maintain than a pool that is held at 85°F. There is nothing better than a warm pool. Protection from the storm Provided by Seaglass Whether you plan to evacuate for a storm or shelter in place, get prepared now by asking yourself these questions. WHAT IS ALLOWED BY COMMUNITY GUIDELINES? There may be certain styles or colors that can be selected. You may also have to submit paperwork and wait for approval which can delay further action on your order. DO YOU HAVE ANY WINDOWS THAT ARE NOT EASILY ACCESSIBLE? Second story windows and dormer windows can be tough to reach and may require a ladder for operation of the shutters or install of storm panels. If this is the case, you may want rolling shutters for at least these windows. HOW QUICKLY WILL YOU WANT TO EVACUATE? Items such as storm panels will have to be installed before the storm
arrives. This may leave you with little time to prepare with supplies and other needs on a large home. If you are unable to push a lot of weight for large accordion shutters or operate the manual rolling shutters hand crank, then it may be best to use motorized shutters. If your property is a rental and you need to secure the home when not in use, you will need to consider what is the easiest for renters to use with minimal instruction. WHAT BEST MATCHES YOUR HOME’S EXTERIOR STYLE? Choose permanent options such as accordion shutters or rolling shutters for year round protection. Add remote control to your rolling shutters to operate from anywhere in the world. The neutral color options make this very easy to match any home’s style and current color pallet. Permanent options are great for vacation or rental homes that aren’t regularly inhabited by homeowners. If you are looking for a system that looks “natural” when not in use, choose colonial or bahama shutters. These styles are normally seen on homes and can be upgraded from a decorative style to the miami dade rated storm shutters. HOW MUCH STORAGE CAN YOU SPARE? Storm panels, flat panels, and fabric shield
offer great temporary protection. But once it’s time to remove these options, you will need to consider where to store the panels and hardware since panels often vary in size. HOW MUCH MAINTENANCE WOULD YOU LIKE TO PERFORM? Maintenance varies product to product. With removable options, the maintenance is very minimal. At most you will need to rinse the panels or fabric off with water to remove and dirt or debris. Then simply dry and store until the next use. For our permanent options, you will need to do anywhere from biannual to monthly maintenance. This maintenance consists of making sure they operate smoothly, removing debris such as twigs, dirt, ant hills or any other items that would obstruct the shutter and tracks. You will need to also lubricate the tracks with a silicone lubricant to keep the smooth operation. With great care for the shutters and its parts, these systems can be a sound investment for your home. If you are considering any storm protection options, don’t delay a consultation and ordering. The sooner you’re home is protected, the better off you’ll be!
