rise+shine on time hate waking up early. There, I said it. There are some people who are naturally early risers; I am not one of them. Getting up before the sun could have saved me a lot of grief when I was in university. Chasing after a departing bus was a regular occurrence for me but often meant a prof or two admonishing me as I was slipping into their lecture late. This could have been easily avoided had I not stayed up so late the night before watching Gossip Girl (I’m aging myself here, leave me alone.) To avoid being me, here are some tips to get you in the swing of things for the upcoming school year:

GO TO BED EARLY I know, this seems like common sense, but you would be surprised how long it took me to realize how vital this step was. Going to bed at midnight won’t do you any good if you’ve got an alarm set for 5 a.m. to make it for your 8 a.m. class. If you’re someone who requires 8 solid hours of sleep, aim to be in bed by 10 p.m. at the latest. A good night’s rest requires 5-6 complete sleep cycles.

MOVE YOUR ALARM CLOCK I am the queen of the snooze button – it is not uncommon for me to hit it six times at a minimum. To curb my penchant for snoozing, I moved my alarm clock into the kitchen. Now, I have to get out of bed. The movement and turning on all the lights are enough to not only rouse me from my sleep, but also get my body moving.

PLAN YOUR DAY THE NIGHT BEFORE Most life coaches say it’s important to have a plan. The night before, make a list of the top five things you wish to accomplish the next day and rank them by order of importance. Treat your tasks like an avalanche method with the most difficult tasks taking precedence over the smaller ones. What’s another advantage to waking up early? You’ll get to check out any new listings that have popped up for a student rental for the year before anyone else. Remember, just like getting up in the morning – you should always start your rental search early. Good luck this school year! O

Roomie references mployers check references, landlords check references, and so should you if you’re considering a roommate. Don’t just trust first impressions – a person can seem charming initially, then later on turn into a nightmare. Using a rental application will cover all the bases. Discuss expectations about overnight visitors, smoking, pets, sharing household chores, etc. Ask why they left their last place and how long they lived there. Ask for references, if possible. It may be difficult if they are a student and renting for the first time, but see if you can find someone to verify their previous housing history. If they give an employer as a reference, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. When calling a previous landlord, find out how long the person lived there, whether they paid their rent

on time or if there were any other pertinent issues, and why they left. Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask why they are no longer living together. People move on for many reasons, but if there were bad terms or major issues, this is your opportunity to find out. While checking references is a must, you should also hit the Internet. Search their name. Look them up on Facebook, Twitter and LinkedIn. You can find a lot of personal info about most people in just a few clicks. You will be living with this person, sharing a space and relying on them to fulfill their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal possessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective. Communicate clearly and you will find the right match. O

Finding a great rental Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.” IDENTIFY YOUR RENTAL NEEDS

ASK QUESTIONS

What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? Make a list of your needs and preferences to help narrow down the choices.

Have a list of questions ready to ask the landlord, such as who pays for utilities. Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, playing music, etc.

TAKE NOTES REVIEW YOUR LEASE AGREEMENT Rental agreements generally include the names of the landlord and tenant, the address of the property, the amount of the rent and its payment date, what is included in that cost, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later.

INSPECT THE APARTMENT Before moving in, you and your landlord should inspect the apartment together. Document all issues so you won’t be held liable for any pre-existing damage when you leave. O

Rent with Confidence

Finding quality with CRBP o you know what the difference is between a good rental experience and a bad one? Professional property management. It may be your first apartment – it may be your second, or even your third. But there is so much to navigate – on top of having a short rental history established as a student – that finding a great apartment can be tough. And on a tight budget it can be even tougher. You may be happy to find a place that you can afford, in the right location and the right size – but without professional property management, you’re not likely to find it a very satisfying experience. Unfortunately, it’s not until you’re an experienced renter that you realize what good property management means. You may have a landlord or you may have a property manager – a company that runs the rental for the property owner. Regardless, the person responsible for collecting rent, making sure the rental is in good running order and that the building itself is in good, clean repair, is doing property management. But how can you be assured of quality property management before you sign on the dotted line? Too often, a dream apartment ends up becoming a nightmare when a tenant finds that the property isn’t being looked after properly. It

can range from small inconveniences to serious safety concerns. The Federation of Rental-housing Providers of Ontario started an interesting program. They developed the widely recognized Certified Rental Building Program (CRBP). It’s as straight forward as it sounds. It promotes professionalism and provides tenants with a quality assurance guarantee when finding a rental home. The program, soon to launch in British Columbia, is entirely voluntary. Property management and property owners apply to certify their buildings by meeting and/or exceeding over 50 minimum standard requirements set out by the CRBP, including mandatory education and training. These requirements are very extensive – but they’re also very reasonable initiatives that add up to a positive rental experience. Which roommate NOBODY IS PERFECT – YOU INCLUDED Yes, you! It’s easy to point out your roommates faults and weaknesses, but did you ever wonder what type of roommate you are? Find out which one of your favourite TV characters best represents your personality:

UNBREAKABLE KIMMY SCHMIDT: ARE YOU A TITUS ANDROMEDON? You put your needs before others and that doesn’t make you a bad person, it just doesn’t make you the best roommate. You can be sweet and caring, but really that’s just when you need something. At least when you’re not being totally over dramatic, your carefree personality always puts a smile on your roommate’s face. If you’re a Titus, you better be careful though. One day, your roommate is going to see right through you.

SEX & THE CITY: ARE YOU A CARRIE BRADSHAW? If you’re a Carrie Bradshaw, your fun-loving personality makes you a great person to be around. Unfortunately, it’s

hard to live with you because there isn’t any room! Your wardrobe and shoe collection take up your entire apartment and you won’t listen to anyone who tells you to give things away. You have no idea how to cook. The only thing we’ll find in your fridge or kitchen cabinets is leftover Chinese takeout and past issues of Vogue.

ORANGE IS THE NEW BLACK: ARE YOU A SUZANNE “CRAZY EYES”? Sometimes roommates become the best of friends and sometimes that can be a problem. If you’ve become too emotionally attached or dependent of your roommate, you’re Crazy Eyes. You don’t want to talk about renewing the lease in fear that your roommate won’t stay and you get emotional when they don’t show up to watch your favourite TV series with you. You’re thoughtful and compassionate, but sometimes you can be a bit much to handle.

Your Legal Rights

Study up on your rental rights he school year is about to begin, and for many students in college and university, it means moving to a new apartment in a new town. Often, it’s the first time leaving home, having an apartment and having to pay all of the bills. Even if it’s not the first time, students should be aware of their rental rights and responsibilities. One of the first things students should learn is the basics that are included in the provincial rental laws. Regardless of which province you live in, there are laws that will help you understand your rental rights and responsibilities. Each province differs slightly in its rules, so it’s important to do the research in the province in which you will be residing.

THE BASIC RENTAL RIGHTS THAT ARE IMPORTANT TO UNDERSTAND: Entry – Your landlord must give you notice to enter your apartment and cannot just come in whenever they want (unless a valid emergency is involved). Rent – There are rules dictating how much rent your landlord can charge, including how often the rent can be raised and how much notice the landlord has to give you before raising the rent. Pets – Some provinces allow pet restrictions and if it’s in the lease, you can be evicted for having pets. Other prov-

inces allow pets and anything pertaining to pets in the lease is void. Find out what applies to you before you pick up a furry friend. Deposits – Some provinces only permit a deposit equal to last month’s rent – and this money can only be applied to the last month’s rental payment. Some provinces allow damage deposits and/or pet deposits. There is a legal limit to deposits. Repairs and maintenance – The landlord is obligated to keep the apartment and common areas clean and in good repair. Know the process for submitting maintenance requests. You shouldn’t have to live in unhealthy, dangerous or sub-par conditions because you’re a student. Locks – Neither you nor the landlord can change the locks to lock the other out. Eviction – There are numerous valid reasons for eviction, but each includes a legal process that needs to be followed. Once the legal process is completed, the only one that can change the locks and physically remove the tenant is the Bailiff or Sheriff. Make sure you’re not getting put out illegally.

YOUR RESPONSIBILITIES: Sign a lease – This is a contract that defines all expectations - from the cost of rent to what is included in the rent. It also outlines the landlord’s expectations. This contract is enforceable and you need

to stick to the terms or you can be evicted. It cannot include illegal terms. Make sure you understand what you’re signing. If it’s not in writing then it doesn’t count. Repairs and maintenance – If problems arise, contact your landlord immediately. This is both for your own comfort and for the protection of the property. Many small problems can turn into major issues if left unchecked. Terminating residency – When you want to move out, you need to give proper notice. There are forms that you can use, provided by your local Landlord and Tenant agency or provincial services agency. There are also specified notice periods set by each province. If you do not give your landlord the proper notice, you may be on the hook for rent payments until the proper terms of termination are met. Human Rights – Everyone is protected under the Canadian Human Rights Code as well as the provincial code. You cannot be discriminated against for your age, sex, sexual preferences or gender identity, marital status, religion, ethnicity or many other basic principles.

HOW TO ENSURE YOUR RENTAL RIGHTS Make sure you get a copy of the lease and keep this document. If any issues

arise, contact your landlord in writing. Keep a log of the times you need to contact your landlord. This is important if issues end up escalating or you feel you’re not being treated fairly. A log showing repeated requests with no response will stand up as evidence if you need to pursue your case in court or a Tenant Tribunal that cannot be resolved simply between you and the landlord. Make sure you always get receipts for your rent at the time of payment, especially if you’re paying cash. Keep all documentation of any expenses incurred due to issues that are the landlord’s responsibility. Most landlords do treat their tenants well and look after their responsibilities, but ensuring you understand your rights and responsibilities is important and should be taken seriously. If you cannot resolve issues with your landlord, or want information about the rental laws specific to your province, visit your province of residence’s landlord and tenant association or government office.
