expect the

unexpected

niversity feels like a lifetime ago, and technically, 2020 will mark almost a decade since I was there. Still, I recall with perfect clarity the hype surrounding school supplies, and the sea of students who congregate by the bus stop in the morning. While I didn’t move away from school given the proximity of my university to my childhood home, a number of my friends did. I remember the thought and care they put into looking for their homeaway-from-home – and I also recall the panic that set in when they realized they had miscalculated their expenses for the year because of the hidden costs they hadn’t anticipated. Often, things like budgeting and bills are overlooked, never mind lifestyle inflation now that you’re out on your own and don’t have mom or dad to take care

EXCELLENT

RENTAL RATES!

By Yanic Simard

decorating for renters s a student, you may not want to sink a fortune into your rental. However, there are many decorating solutions that you can take with you when you go, and still make your place feel like home for the time being.

A

PAINT Ask your landlord if you can paint, even if it’s only one feature wall (if you

8

promise to paint it back when you leave it may help).

ART If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors

MAKE IT YOUR HOME AWAY FROM HOME

are a great way to make a room look larger. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. A wide range of sizes and styles are available that will suit your undressed-walls’ needs.

VISUAL INTEREST Create some visual interest in your rental unit by placing a large, floor-toceiling, bookcase or free-standing shelves to cover an empty wall and to make use of your vertical space. This is a great place to put your belongings. Make sure whatever you place on the shelves are at varying heights. You can dedicate a shelf for your books, favourite mementos, family photos and souvenirs from home. You can also place baskets on a couple of shelves to serve as storage and a place to organize school supplies and hide clutter.

COLOURS, PATTERNS AND TEXTURES Liven up the space with different colours, patterns and textures. For example, match a large-scale floral with a small-

scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through. You may feel frustrated at first when it comes to decorating your rental unit but these few tips will help you make it an inviting, warm and cosy place to call home. ●

student housing

your home-away-from-home

the finest in student living Centurion’s Director of Marketing Sarah Stewart shares her thoughts on how student communities, like The MARQ, creates an exceptional residence experience. WHAT MAKES THE MARQ THE BEST CHOICE FOR STUDENT HOUSING? The MARQ was created to offer students the BEST choice for student housing. We’ve welcomed over 2,700 local and international students every year since 2013! We live and breathe student housing – from monthly community engagement events and after-hours services, to our 7-day customer service centre. Each location has an experienced on-site team that look after our students every day.

WHAT CAN STUDENTS/ PARENTS EXPECT ON MOVE-IN DAY? Parents and students can expect a FUN and easy move-in day! We communicate with our future residents’ multiple times before their move-in to ensure everything they need is received – meaning all they need to do is show up! Our friendly staff will show them to their room, and make sure they are settled in!

WHAT ARE THE THREE KEY BENEFITS FOR STUDENTS? LOCATION – The communities are located a short distance to major universities while still offering an “off-cam-

12

pus experience” that most second to fourth year students are looking for. AMENITIES – All suites are fully furnished, all-inclusive (including Wi-Fi), and designed with students in mind. SAFETY - All properties offer security on-site and all suites require FOB access.

WHEN SHOULD YOU START LOOKING FOR YOUR HOUSING NEXT YEAR? We’re asked this question a lot and unfortunately, we have to turn away many students each year because the properties are booked many weeks before classes start. Students should start early. Did you know that we start leasing for the next school year almost a year in advance? Take advantage of the best rates and get the exact room that you want. Be sure to stay connected with us on social for all current offerings and visit themarq.ca for updates.

TOP 5 REASONS TO CHOOSE THE MARQ? 1. Student Focus 2. Safety 3. Location 4. Pricing 5. Experience

plan it out

get organized

best back-to-school basics t is great to have your university-aged kids home for the summer, but let’s be honest – parents are happy to send them back to school. Fortunately, heading back to school does not have to be stressful. By keeping it simple, students can easily get organized and prioritize their time more efficiently. Here are some easy tips that all students can incorporate into their next school year.

I

PRINT ON THE FLY Every university library will have one, but for any student pulling an all-nighter to sneak a paper in close to the deadline an at-home printer is essential for maximizing convenience and saving time.

WRITE ON THE WALL With everything they must juggle, it’s easy for students to be forgetful. A dryerase calendar can help them stay on track so they easily stay up-to-date on big deliverables and events.

SCHEDULE FREE TIME Between any combination of attending classes, studying, working at a job and extra-curricular activities, it’s not hard for students to become over-extended. An inevitable jam-packed schedule can lead to added stress, as if there is not enough of that! Specifically setting aside some downtime will ensure students get some much needed – and well-deserved – relaxation time. ● – News Canada

planning

what you should know

Six steps to finding

a great rental

it comes to finding a great rental, W hen knowing your wants and needs before you hit the streets will simplify your search. Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.”

IDENTIFY YOUR NEEDS What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity.

ASK QUESTIONS Have a list of questions ready to ask the landlord. Is parking included in the cost of rent? What about utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.

FIRST IMPRESSIONS COUNT Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

16

TAKE NOTES If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. Better yet, use your smartphone to snap photos for reference.

REVIEW YOUR LEASE AGREEMENT CAREFULLY When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined.

TAKE NOTES – AGAIN Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave. You can even take photos to document the condition of the unit before you move in. For more about renting a home, call 1.800.668.2642 or visit CMHC. ●

MILESTONES

growing up

4 ways to help prepare your kids for

leaving the nest oving away from home can be a stressful time for students as they try to maneuver many of life’s firsts. This major milestone can be equally as difficult for parents not only emotionally, but also as they ready their kids to face the realities of being on their own. Here are a few tips to help parents prepare their child for their first year away.

M

MASTER THE BASICS OF BANKING Most kids are likely familiar with their debit card and ATMs, but for some it may be the first time they use a credit card or have to manage their expenses. Sit down and create a budget together so they understand the basics of money management and where to go if they have any questions.

TEACH THEM A FEW EASY RECIPES Although they may have a school meal plan, it’s always nice to be able to make a few healthy, home-cooked dishes. They can even prepare frozen meals in advance

that can easily be heated up during busy study times.

HELP THEM LEARN LAUNDRY 101 In the months leading up to the big move, have them do their own laundry and make sure they’re comfortable using laundry machines. Cover things like how to properly sort colours from whites, how to choose the right water temperature and wash cycle and to always check clothing labels for washing instructions. That way when they show up on campus with their roll of loonies, they’ll be laundry pros.

TREAT THEIR LAST SUMMER AT HOME LIKE A TEST RUN Pretend your child has already gone away to school and have them live at home as if they were living in their own apartment. This means doing everything from paying rent and creating a budget, to household chores and grocery shopping. At the end of the summer return the “rent” they paid, which actually turns out to be a helpful saving trick. ● – News Canada

vegetarian enchiladas Looking for hearty and filling vegetarian recipes? Living away from home shouldn’t mean your diet has to suffer. These easy and cheesy enchiladas are sure to please both vegetarians and meat-lovers. This flavourful recipe also uses fibre-rich black beans, which can help lower cholesterol and decrease the risk of heart disease.

Preparation time: 20 minutes Total time: 40 minutes Serves: 4

• 8 large whole wheat tortillas • 3 cups shredded cheddar or Mexican cheese (save 4 tbsp for lunch) • Cilantro (optional) • Lime wedges (optional)

INGREDIENTS:

DIRECTIONS:

• 3 tbsp canola oil, divided • 2 tbsp flour • 2 tbsp chili powder (more if desired) • 1/2 tsp garlic powder • 1/2 tsp oregano • 1/2 tsp cumin • 2 cups vegetable broth • 1 medium onion, finely chopped • 1/4 tsp salt • 3/4 red pepper, sliced • 546 mL can black beans, drained and rinsed • 127 mL can diced mild green chilies

1. Heat saucepan over medium heat. Add 2 tbsp oil, then flour. Whisk together until it forms a paste. Cook for 30 seconds. 2. Whisk in chili powder, garlic powder, oregano and cumin. Slowly add broth, whisking constantly, until smooth. 3. Bring to a boil then reduce heat and simmer, uncovered, about 10 minutes or slightly thickened. Taste and whisk in up to 2 more tbsp chili powder if desired. Reserve. 4. Preheat oven to 350°F and grease a 9x13-inch baking dish.

Meals to satisfy vegetarians and meat-lovers

5. Heat a large frying pan over medium heat. Add remaining 1 tbsp oil, then onion and salt. Cook, stirring occasionally, about 3 minutes or until softened. 6. Add pepper and cook another 3 minutes. Stir in beans and green chilies. Remove from heat. 7. Working one at a time, spread about 2 tbsp of sauce on a tortilla. Top with about 2 tbsp cheese and 1/3 cup bean mixture, spread out in a line across the lower half of the tortilla. *Prices subject to change without notice

8. Roll up (no need to tuck in the ends) and place seam side down in prepared dish, tucking the rolls together to make enough space in the dish for all 8 tortillas. 9. Pour remaining enchilada sauce on top then sprinkle with remaining cheese. Bake 20 minutes or until bubbly at the edges. 10. Let stand 5 to 10 minutes before serving. Top with cilantro and serve with lime wedges if desired. ●
