Looking forward to 2013

As Christmas trees surround us in various shopping centres and those damn Boney M lyrics haunt us as we hum along, it’s quite clear that the holidays are upon us. And thank goodness, as most of us breathe a collective sigh of relief in anticipation of long, lazy lunches and warm beaches. It has been an unpredictable year in terms of property and although we have no crystal ball, a number of industry stalwarts have had their say. Many believe the recession is still very much present and is here to stay for a little longer, while others see an upturn in the pipeline and encourage investment in property – residential and commercial – as next year will be a better one. We choose to follow the optimistic route too and look forward to a great year in 2013 and the opportunities it may bring. And we are not the only ones celebrating. This issue is brimful of festive Property Dinners: La Balise Marina in Mauritius celebrated its successes; Smith Tabata Buchanan Boyes Table View introduced its new loyalty programme; Tongaat Hulett Developments revealed its Bridge City development on Durban’s outskirts; and Just Property Group toasted a year of success at its awards evenings. The Property Magazine also has plenty to talk about, having hosted our very first international Property Dinner!

Yes, we have moved into international waters and we envision even more exciting times ahead for our magazine. In keeping with our celebratory mood we have a fabulous gift guide for those who love all things bright and beautiful, including a bit of seasonal inspiration for our foodie readers. We also have a party guide, including expert advice, that will keep you celebrating beyond New Year’s and far into 2013. To all our loyal readers and new friends, we wish you a merry Christmas and a safe and prosperous new year.

Better economic news from the US is being balanced by fears of a fiscal cliff that the economy may fall over unless Congress and the President can agree on a mixture of expenditure reductions or tax increases before automatic cuts and increases are imposed on a fragile economy. Nor, consistent with the outlook for commodity prices, is there any reason to expect any upward pressure on global interest rates for the foreseeable future. The revamp of the renowned Tasting Room was a creative collaboration of award-winning chef Margot Janse and her brother Herbert

or almost 20 years Margot Janse has been creating parties on the taste buds of patrons of The Tasting Room at Le Quartier Français, in Franschhoek, which has kept them coming back year in and year out. But as all longstanding, top institutions go, great food is not always enough. Reinvention is the secret ingredient for longevity and success, something that Margot as well as Susan Huxter, owner of Le Quartier Français, take seriously. This year it was Margot’s ‘baby’, The Tasting Room, that was chosen for a makeover. ‘I have been executive chef at Le Quartier Français for 17 years and the reason I’m still here is because we evolve constantly. We felt it was time to take some bold steps with the look and feel of The Tasting Room,’ says Margot. Those bold steps meant stripping away the fine-dining cliché and making guests feel at ease and that there is something special instore for them – the food. To help achieve this effect, she enlisted her brother Herbert Janse, who has a background in set and theatre

design. Herbert hopped on a plane from Holland to transform the restaurant and, with his flair for the dramatic, created a stage for Margot’s culinary offerings. ‘The decor reflects the inherent qualities of Margot’s food,’ says Herbert, ‘the unexpected and adventurous.’ The refurbishment was extensive, the main job being the extension of the dining room. New floors, lighting and furniture were added, as were interesting design installations that liven up the space, including a wall feature made of multicoloured rope inspired by the surrounding mountains of the Franschhoek Valley, and a chandelier-type light made of 2 000-odd balls, some of which glow. ‘The room and the food connect and work together. It’s a perfect balance between a functional interior and design which pushes the limits and doesn’t follow the rule book – just like my food,’ says Margot. More focus on the food and less on the formalities of fine dining was an important part of the brief, and the decision to get rid of the tablecloths and compulsory candles on

each table was taken. Margot describes this as ‘a stripping off of the unnecessary froufrou’. All the tables, some round, some square and a long, rectangular table, were made by Franschhoek local Stuart Douglas of Douglas & Co., who specialises in bespoke cabinetry and designer furniture. These expertly crafted tables, made from felled blackwood trees and Franschhoek oaks, feature visible joinery and dials and have contemporary lines, providing a fitting backdrop to Margot’s plated creations. With the whole process taking a couple of weeks, you’d think there would have been flare-ups, melt-downs and a fair amount of troubleshooting, especially when working with a sibling. But as both Margot and Herbert agree, the experience was profound, as both of them are creative, and they’re close. ‘It’s amazing to see how we have the same approach to our creative fields, how we see things the same, and love chatting for hours on the phone or over a bottle of wine,’ she says. Sibling revelry at its best. +27 (0)21 876 2151, lqf.co.za

Summer has arrived! Here’s the latest on delicious ice lollies, cool craft beers and mobile, healthy cuisine

The winemaker at Hartenberg Estate for the past 19 years, Carl SChultz, tells us what we should be drinking this summer and why the estate is world renowned for its Shiraz. Where did your interest in winemaking stem from? My father specialised in teaching biology and botany and we often did field trips helping to collect plant specimens. From an early age I knew that I would follow a career devoid of jacket and tie and instead involving plants, whether forestry, fruit farming or viticulture. What has been your career highlight? It’s been the pleasure of helping to help build a strong, qualitydriven brand over two decades. From an awards point of view, probably a few highlights, such as the Diners Club Winemaker of the Year Award in 2005, the Merlot’s being adjudged the world’s best at the 2008 IWSC in London, and in May this year, our Stork Shiraz 2008’s taking the world no. 1 spot at the 2012 Syrah du Monde in France. What should we be drinking this summer? Definitely Riesling, preferably South African. The grape is globally considered as one of three noble white wine varieties, originating in the 1500s. It’s also probably the most versatile grape on the planet. Riesling can be enjoyed as an aperitif or with Asian-fusion-style cuisine, all the way through to desserts. Why is hartenberg known for its Shiraz? Hartenberg Shiraz first came to prominence in the late 1960s, in an era when Cabernet was king. The estate broke the mould, focusing on Shiraz, first sold under the Bertrams and Montagne labels. Over four decades, the knowledge and experience with the grape was honed and perfected. Add to this the fact that the site that Hartenberg is on is now regarded as one of the very best in the country and, on occasion, one of the best in the world. +27 (0)21 865 2541, hartenbergestate.com

gemmologist and pursuing a love affair with diamonds is central to my creative flair throughout the design process. These attributes, combined with the invaluable privilege of having been trained by Olga herself, have served me incredibly well and allow me to design and share my diamond knowledge with my clients. Where do you draw inspiration from when designing? Before joining the family business, I was a graphic designer and art director and ran my own design agency. This professional foundation was essential to helping me embrace an out-of-thebox approach to the creative process. At design college I was always taught to ‘be a sponge and let life be your source of inspiration’. While I have transitioned into a different career, I continue to push the boundaries of my creativity by keeping this lesson in mind. what excites you about South African jewellery design? We are a rainbow nation featuring an abundance of cultural diversity. This generates a tremendous amount of creativity, as we draw inspiration from our surroundings. head in the clouds The movie star life could be yours in this grand architect-designed villa built on the hillside of heavenly Constantia

T

he Tuscan-style Cielo nel Capo villa is tucked into the mountainside of the Vlakkenberg in Constantia, from where it overlooks Cape Town and False Bay. Designed by architect Nico van der Meulen, the six-bedroom villa is built over five levels. The lower sections of the building present an aged appearance which progressively evolves into a newer look the higher the floors go. Cielo nel Capo – Italian for ‘Heaven in Cape’ – has featured in several films out of Hollywood, Europe and Bollywood. No expense was spared in the choice of finishes and functionality: there are a number of large entertainment areas, a stateof-the-art cinema that seats 14, a gym, a large heated indoor swimming pool, a steam room, a spa bath that accommodates eight, and a professional flood-lit tennis court. The 1ha estate has formal gardens incorporating a portion of the fynbos-carpeted mountainside.

The Great Lawn is just one of the property’s lawns and features a fully fitted entertainment den as well as a dining pavilion and sheltered braai area. The building underwent major maintenance in 2010 – just nine years after the villa was built – and at the same time the villa’s technology was upgraded. Wired or wireless networks enable the Lutron home automation system, including the security system and high-tech AV facilities. Other comforts include water filters on most taps, systems for instant boiling or chilled water in all the entertainment areas, double glazing and air conditioning for coolness in summer and underfloor heating throughout, for cosy winters. In the main house, the top floor includes the family wing and the guest wing. The family wing has three en-suite bedrooms and a TV lounge. The master suite has a large balcony while the other two rooms share a balcony. The guest wing includes the VIP suite and two more bedrooms.

Highlights of the middle floor are the pavilion and tennis court, a double-volume atrium with motorised glass roof, an 18-seater custom-built mahogany and American walnut dining table, a large kitchen fitted with Gaggenau and Miele appliances and a cold room. The spacious family room with sunken bar flows to a lanai that opens onto the upper lawn. The lower floor includes garaging, the glamorous home gym, and a wine cellar. 3 A stately home in a royal position with priceless views.

Colossal opportunity This Hermanus seaside home exudes old-world glamour

C

ommanding an elevated position above the main Voëlklip Beach, this home is set on one of the choicest sea-facing sites in Hermanus. The house is as sturdy as it is luxurious, having been originally structurally reinforced to withstand the coastal climate. The site is 580m2, the property 644m2. Stainless steel fencing secures the property on three sides, the fourth being open to the ocean. Drive down the cobbled driveway and through the electric gate, park in the tandem garage and access the upper-ground level directly to find yourself in a large sea-facing lounge with gas-burning fireplace and built-in armoire constructed from yellow-wood and kiaat timber. Off this lounge is a sea-facing dining room which comfortably accommodates a 14-seater table. In addition to the main lounge is a TV lounge, also with built-in fireplace, flowing out onto the patio and pool area. Numerous sliding doors recess into the walls, opening the house up entirely to the crisp coastal surrounds. The open-plan kitchen with 10-seater breakfast table is also on this level and is accessible from the dining room and TV lounge. The kitchen is fully fitted, including an imported oven and hob and granite countertops. The quality continues up the staircase, finished with travertine marble slabs to the first-floor landing, which is awash with natural light filtering through the skylights.

26 | December 2012 / January 2013

A fitted bookcase tempts you to abandon your exploration of the home, grab a book and settle down to read by the gas fire in the roomy sea-and-mountainfacing study. Also on this first floor is the main suite and two double en-suite bedrooms. Awaiting you after a long day exploring the coastline is a fin de siècle main-en-suite bathroom, where a raised steel-pressed tub rests in a bay window overlooking the waves. This bay window, like all other casements in the home, is fitted with solid iroko American shutters, and the glazing is burglar-proof. A state-of-the-art imported Canadian alarm system, which also covers the exterior of the property, and a video intercom at all levels of the house, add to the cocoon-like sense of security. Apart from the finishings in the stairwells, the floor is tiled with travertine marble throughout, beneath which rests a Honeywell under-floor heating system driven by a 1 000 ℓ pressurised hotwater system that circulates hot water throughout the home, continuously. There are TV and satellite points in most of the rooms, and a Siemens PABX runs through every room. The electrics run off three-phase power, reducing costs as you enjoy all the luxuries this home brings into your life. The lower-ground floor is the entertainment heart of the home, featuring a large games room

with pool table, two sea-facing en-suite double bedrooms, a fitted wine cellar, a guest cloakroom with shower, a large fitted laundry and walk-in linen cupboard. On the same level, with separate access, is double staff accommodation with kitchenette and en-suite bathroom. The games room leads out onto a sea-facing patio and beyond. The landscaped garden features a focal salt-water swimming pool and a gazebo. The irrigation system is automated, and it nourishes the indigenous garden plants with rainwater harvested in copper gutters that feed into a 1 000 ℓ tank. Priced at R19,5 million and available through Hermanus Property Sales, this home offers big-city benefits and seaside grace. John Leppan, +27 (0)82 801 5252, hps@hermanus.co.za, hpsrealty.co.za

A

comfortable property in Higgovale, Cape Town’s premier suburb, has recently been added to Re/Max Living’s weighty portfolio of prime properties. This double-storey home in the upmarket wind-sheltered suburb is tastefully designed and is unarguably one of the best possible home buys for today’s discerning modern executive. It is set on large, easy-to-maintain grounds where entertainment decks, a sparkling swimming pool and a conversation pit with built-in barbecue heighten the opportunities for relaxed outdoor socialising. Indoors, the spacious lounge, dining and study area offer all the comforts for sophisticated entertainment. A soirée held in this home will be enhanced by the culinary creativity made possible by a fabulous, contemporary kitchen that would be the envy of any master chef.

A home gym and steam room further contribute to the cosmopolitan lifestyle that is achievable with this property. There are five comfortable bedrooms, all en suite, and all flowing onto terraces with views of the harbour, the City Bowl, and the World Heritage site and New Seven Wonder of Nature – Table Mountain – which borders this remarkable home. A double garage and two additional off-street parking bays add value to a property in a city where parking space is at a premium. The house is fully secure and features access control with a video intercom alarm system, providing the owner with complete peace of mind. ‘You will enjoy the luxury of this home as well as having the beauty of nature on your doorstep,’ says Gerlinde Moser, who has lived in the area for the past 30 years and is an authority on luxury properties.

p

ulling up to this home in Higgovale, the first thing you notice are the roofs, and you do a double take, because they seem to be suspended in empty space. The series of roofs are made of glass with an exposed steel covering and supported by steel posts that melt into the views of Table Mountain. In reality, the roofs sit atop four pavilions that make up this distinctive home by architect Paolo Deliperi. The client’s brief called for maximised views of the harbour, the City Bowl and Table Mountain, lots of natural light, privacy from the neighbours, and separate accommodation for the client’s children. This led Paolo to design a home with not much bulk under one roof. ‘My response was to break the building up into four separate pavilions, each with its own function, and to put these at the extremities of the site,’ says Paolo. ‘This creates a village-like feel, so that from the level lawn the neighbours are blocked out, and from any position you are only aware of your own building, the mountain, the city, the harbour and the sea. This gives you the sensation that you are the only one there, despite being surrounded by neighbours.’ A defining feature of this project is how dramatically the site of this 772 m2, four-bedroom family home changed. ‘It was a very steep site, which would have resulted in an unusable garden if we hadn’t taken great care in designing the external works in a sensitive manner so as to accommodate both a level lawn and a tennis court,’ says Paolo. When he first started working on the project, the 2 550 m2 site’s overgrown garden was filled with alien trees. The original house was built in the 1960s

and, according to Paolo, it was unremarkable, to say the least. ‘It was dark and uninspiring and made no reference whatsoever to the incredible setting between mountain, city and sea.’ The steep site was cleared of all alien vegetation and the original house was demolished. ‘For the first time in many years, sunlight poured in and, together with the mountain and city views, which were once again apparent, became the anchor around which the concept was designed,’ says Paolo. Paolo chose to work with just a few materials: timber, glass, concrete and steel, the last used conceptually to reflect elements of the vistas onto which the home looks. ‘The house is blessed with incredible views of the harbour, the mountain and the Table Mountain Aerial Cableway, and there is a loose connection to all the steel that is apparent in the form of pulleys, steel cables, cranes and vessels, which form part of everyday life in a working harbour and the cableway,’ he says. The steel also supports and protects the roofs, while

the abundance of glass lets in natural light and the timber adds warmth. ‘The materials used explore the structural concept of contrasting weight and lightness, solid and void,’ Paolo explains. ‘This was achieved by implementing a series of simple concrete fins and beams as the only resting structures for the various roofs, which in turn are supported on steel posts and enclosed entirely in glass. The four pavilions are linked with steel, glass and timber galleries, all culminating in a double-volume staircase of the same materials.’ The gallery-like space of the staircase node is the warm heart of this home, contrasting the ethereal exterior with earthy, warm timber cladding, and some of the client’s impressive artwork is on display there. However, if the word ‘pavilion’ is defined as ‘ornate structures designed as amusement or exhibit spaces’, then the artwork doesn’t stand a chance next to the panoramic exhibition of the New Seventh Wonder of Nature, Table Mountain, framed by the harbour and the city.

Tree of Life Taking the concept of an urban tree house to the max, this home in Upper Fernwood Estate in Newlands is an exercise in green peace Words Genevieve Fisher Photographs Tim Lake and Dion Max Walters

U

pper Fernwood Estate in Newlands is an area of exciting tension, where some of the country’s most exclusive, centuries-old, or in some instances, ultra-modern, homes stand among some of the most revered natural vistas and protected ecology in the southern hemisphere. This home amplifies the tension between contemporary design and its surrounds: Table Mountain nature reserve. For Dion Max Walters of Bomax Architects, it’s a home built with the environment in mind, in form as well as function. It is ‘a great example of the work that Bomax Architects has become known for – sustainable solutions for contemporary architecture’. Izak and Heidi Joubert, the clients, who admit to having very specific taste when it comes to architecture

34 | December 2012 / January 2013

and design, decided the only way to achieve their desired look was to build from scratch. ‘We wanted a compact yet spacious home that required very little maintenance,’ says Izak. When the 580 m2 plot became available in Upper Fernwood Estate, they jumped at it and enlisted Dion, as he had done a few other homes in the area that matched their taste. When discussions ensued, the idea of an urban tree house was seized upon, as building upwards would maximise the relatively small and narrow plot. The three-level home comprises a garage and full staff quarters on the lower level, the living area and guest bedroom on the ground level, and the top level with the main and second bedrooms – both en suite – as well as a third bedroom used as a child’s play

area and study. ‘With such a small plot, we had to get as much living space as possible as well as create a continuous line of sight,’ Dion explains, ‘line of sight’ meaning having a view from wherever you stand in the home while retaining a sense of privacy. And views, well, those are one of the defining features of this home. Every which way you look are tapestries of calming green – the back of Table Mountain and the reserve to the north and the hills of Bishopscourt, mansions dotting them, and Kirstenbosch. Like something out of a storybook. There is an undeniable sense of continuity between the interiors of the home and the peaceful surrounds, aided by floor-to-ceiling glass windows throughout and the use of sustainable oak timber. Another material that has been used extensively, to

ON SHOW ON SHOW

surprising effect, is off-shutter concrete, creating a neutral canvas where the other materials, particularly the timber, can take centre stage. ‘Although we wanted to stick to the concept of a tree house, we also wanted to bring in a hard-edged contemporary feel,’ says Dion. The concrete achieves just that. Dion explains that the concrete, more than just providing a certain aesthetic, was part of the methodology used to create a sustainable home. ‘Concrete absorbs heat during the day and releases it at night. This is a great way to control temperature, and the entire roof of the structure is comprised of concrete slabs.’ The sustainability credentials of this home are many and impressive, from the passive design elements that prevent the house from consuming too much energy to the Morsø fireplaces that are designed to burn slowly

and thus don’t use much fuel. Dion adds, ‘For this project, solar studies were done on the location, as Newlands doesn’t get as much sunlight as other areas in Cape Town. The studies were done for all glazing and overhangs, to make sure a balance of direct sunlight penetrates the house.’ And what about those scorching Cape Town summers? ‘Well,’ he says, ‘we’ve maximised the natural ventilation, especially evident in the partly covered outside patio and pool deck that flows seamlessly from the open-plan living area.’ This is Izak’s favourite node, and on those hot summer days, with such robust greenery and peace that comes with having a nature reserve on your doorstep, you’d have to agree with him that there is something intrinsically cool about living in a tree house.

A step ahead

Main pic: Steven van Rooyen. Right of main pic: The home in Sunset links SOLD by Steven at a record price of R14 Million.

Changing your career is no small challenge, changing it in the middle of a recession seems like a bad idea. Yet Steven van Rooyen, Co-Principal of Leapfrog Milnerton, did just that and succeeded. Steven joined Leapfrog Property Group, Milnerton, in 2008 and by mid-2009 had concluded 12 property sales at a combined value of R50 million. He became a co-principal in 2010 and manages the 13-strong sales/ marketing team. Proving that 2009 wasn't just a lucky year Steven has maintained a market share of more than 75% of sales within the Sunset Links estate and 85% in 2012 to date. His sales in the estate for the current year now stands at a value of R85 000 000.

Table Mountain, the harbour and Robben Island. There is an abundance of natural beauty and wildlife around with the course being nestled between the sea, the lagoon and the Rietvlei Reserve. “It is quite a unique estate offering a lifestyle that would be very difficult to replace, therefore many of my sales are to current residents, who understand the value that it offers”, says Steven. “I have been a resident agent of Sunset Links for the past nine years and very passionate about the estate, the area and what it has to offer”, says Steven. This passion recently led to one of Steven's greatest accomplishments to date: a record sale for the estate of a R14 million property. The home is one of 3 very special properties on Sunset links that have extended gardens right onto the beach.

Sunset Links has unexpectedly pipped Swanky Atlantic Seaboard Suburbs like Clifton, Camps Bay, Fresnaye and southern suburbs counterpart Constantia to be post in Cape Town’s luxury suburb category for 2012. It is also ranked as SA’s bestperforming suburb overall, notching up an impressive price growth of 36.7% and 36.5% respectively over three and five years.

The erf is 1535m² and the house is a sizeable 671m² with five en-suite bedrooms and expansive living areas. The home also has uninterrupted views of the mountain, ocean and Robben Island. The client is a German entrepreneur who will be using the property as a holiday home.

Having a range of beautiful properties doesn't hurt; the Sunset Links is a security estate comprising of 254 freehold homes situated on the Milnerton Golf Course, which is a links type golf course with breath-taking views over the Atlantic Ocean,

Based on Steven's performance thus far it comes as no surprise that he won the award for the Top National Agent at Leapfrog's annual convention held in August. Who says changing your career is a bad idea? Source: Financial Mail October 2012

Whether you’re hosting Christmas lunch, an all-night New Year’s Eve bash or just a summer gathering of friends, read these pages and yours will be a party to remember

I

Words Genevieve Fisher

t’s official: the party season is upon us! Luckily for us, our festive season occurs at the height of summer, giving us the option of taking our Christmas, New Year’s or cocktail parties outdoors. Here we bring you the latest in food and beverage products, ideas and trends as well as advice from a top caterer and stylist, not to mention innovative ways to deck out your pad. Dim the lights, turn the music up and toast to balmy summer days and nights.

Food and drink are two of the most important factors of a good party. Here we get tips from a caterer, and present new foodie and drink products and ideas

last minute. The more time you give the caterer to put together your event and visit your house, the better your result will be. Make sure the caterer is given the exact time your guests will be arriving and that the caterer arrives a minimum of two hours ahead of your guests, to set up and to brief staff. Clear your kitchen of your personal items ahead of time. If your event is for more than 80 guests, a tasting is essential.

Joburg’s doyenne of event catering, Karen short, from by Word of Mouth, gives us her top tips for catering a home party.

If you have a colour scheme, make sure the caterer is aware of this, to match up garnishes or other small touches. • Create an atmosphere: light candles, dim the lights, put on some great music. If you are seating guests at dinner, don’t seat partners next to each other, and definitely plan and pre-seat your guests, as this encourages guests to talk and makes for a far more interesting evening. Take time to focus on small details – these are always noticed. Arrange some flowers, make an effort with an arrival drink, and perhaps have a great serviette detail. Don’t forget to place flowers or candles in the guest bathroom; there’s nothing worse then a dirty, messy bathroom. • Make sure you have all the correct drinks to match the food, or a special drink that only some VIp guests drink. Make sure you have enough ice and lemons for the bar and that all your drinks are properly chilled. If you are planning a big party, have a reputable taxi company close by to arrange safe transport home for those guests who are over the limit. +27 (0)11 553 7600, bywordofmouth.co.za

What the caterer SayS

• Plan your party thoroughly and well in advance. Know what menu will suit your guests, the weather and the type of party result you want to achieve. For example, don’t do a sit-down dinner if you want guests to mingle or dance. Make sure when planning the menu that you are aware of all the dietary requirements. If you are cooking, prepare whatever you can in advance. • Staffing a function is to me one of the most important things that a host must not skimp on. If you employ barmen and waiters and brief them thoroughly, you and your partner are freed up to mingle with your guests. Another benefit of this is that at the end of your event, your house is clean. • If you are bringing in a catering company, choose seasonal items for the menu – it will be more cost effective. Don’t book a caterer at the

A top Cape Town stylist helps you get your pad party-ready. Add to the fun with innovative products and ideas. WHat tHe stylist says

Kerstin Eser of Plascon Design Centre in Cape town has many years’ industry experience. She shares her tips on adding that wow factor to your home decor and styling when you host a party. • Without sounding too formal, the first place to start is your colour palette. i would suggest a palette (and decor at that) which could possibly last longer than your party. Why does your party need to end after the night? Choose decor that doesn’t need be taken down after the actual event, and let the merriment linger for a little longer than a few hours. White and monochromatic tones, such as greys and black, are safe starting points and won’t fight with your existing home decor. Plus, if you add a splash of bright colour to your palette, the monotones will provide the perfect backdrop for it to stand out. Mint or apple greens are great against black and white. Turquoise blue looks very strong against shades of grey. Soft pink, soft grey, and black-and-white work really well together. • Flower arrangements will make your home come alive and look festive, whatever the occasion. I like informal arrangements of branches or sprigs of seasonal flowers from your garden, such as magnolias and blossoms. i love to place these long branches in a

cluster in oversized vases, sometimes with only one branch per vase. Other options, including proteas and other types of indigenous flowers, can be found in abundance at the flower markets all year round. Another way to display your flower is by casually hanging several strings of flowers from a rustic rod, creating a flower curtain. You can make these strings of flowers out of paper, if you require a little more longevity from your flower curtain. These curtains can be used in the centre of a room as a screen, or in a doorway, or above your table, or even against a blank wall, creating instant art. • Another great idea is to create a wall or ceiling of white balloons. White is best because when light shines through the balloons it creates a soft ambient light. in order for it to have an impact you need to use as many large balloons as possible, strung tightly together. • If you don’t go with the balloon idea, try a cluster of Chinese lanterns or paper hanging flowers indoors and outdoors. These are very inexpensive and create a dramatic effect when many are used together. they also create a lovely soft ambient light. You could also hang clusters of them (using white ribbon to suspend them) from a string of fairy lights. And if you require something more striking than the plain white shades, then paint them – in black-and-white stripes, or gold, or silver. • Floor cushions and makeshift swing beds are great for accommodating lots of people and give a casual and easy atmosphere for after-dinner festivities. Creating this setting outdoors is fantastic, with fairy lights and candles placed around the garden and in the trees. And to take this theme even further, hang a sheet or a white screen in the garden and make your very own outdoor cinema, with cushions and candlelight. +27 (0)21 427 8918, plascondesigncentre.co.za

Law anD OrDer Leading legal firm Herold Gie Attorneys has recently swapped its former offices in Darling Street for state-of-the-art premises in the newly constructed Wembley Square 3 commercial precinct

T

hey say change is good – just not when it’s happening to you. As one of the country’s oldest legal firms, change must indeed have been challenging for Cape-based law firm Herold Gie Attorneys. Established in 1894, the venerable law firm had been entrenched in a historic building in Darling Street since the 1940s, but with its lease expiring in April 2012, and realising that an in situ refurbishment would prove too disruptive to its operations, Herold Gie Attorneys chose the optimal alternative of relocating to new premises. The firm has moved from four expansive floors in a Heritage building to occupy almost two floors of the brand-new, three-storey Wembley Square 3 building on the corner of McKenzie and Wesley streets in

Cape Town. This buzzing node used to be a largely industrial precinct up until 10 or so years ago. It is ideally situated to provide spectacular panoramic views of the city and Table Mountain yet retains its proximity to the CBD for daily business. Amenities include a Virgin Active gym. Other major tenants are New Holland Publishing and Amazon.com. Further improvements to the area are expected, including an upgrade of the park on McKenzie Street. The decision to move away from the Cape Town CBD was not taken lightly, explains Herold Gie Attorneys Director Stefan le Roux: ‘The inner city, although it has been upgraded in many areas, does not always meet the expectations of our clients. Easy access, sufficient parking and a modern and relaxed

ambience were paramount.’ Stefan adds: ‘The brand mandate was twofold: to communicate its established expertise, excellence and long-standing reputation in the marketplace, yet bring it all bang up-to-date, operating from a super-modern arena that ticked all the boxes in terms of corporate infrastructure as well as client needs. We also still needed to be close to all the law courts and other state institutions, so options were fairly limited in some respects. Edward Black of Maxi Group compiled comprehensive reports on a number of the buildings. We viewed 10 shortlisted properties. Ultimately the Wembley Square building offered all we needed.’ The Herold Gie project team in charge of the move consisted of CEO Shekesh Sirkar, Chairman

“The whole Herold Gie project team helped to dictate the colours: neutral greys, brown and taupes offset by lighter colours, white and glass for a chic, contemporary update” Linda Jordaan, and executive committee members Pierre le Roux and Stefan le Roux. Shekesh says, ‘With proper planning by our fourmember Herold Gie team, the move was seamless. We are delighted that we managed to continue to service our clients without interruption.’ The building has state-of-the-art VRV air conditioning, LED lighting and floor-to-ceiling thermal-reduction glazing, all of which should go a long way towards reducing the firm’s carbon footprint. Architect Jan Desseyn designed the floor plan to incorporate a library for the firm’s collection of ‘vintage’ books, which now form part of an accent wall encased in modern glass panels adjacent to the marbled reception area.

Many of the Herold Gie staff members have served 25-years-plus with the firm, so the new aesthetic took some getting used to. It is certainly a well-executed change. The old offices were large and had plenty of nooks and crannies in which to store and stack papers and files, but there is much more efficient use of space in the new premises. Commercial interior specialist Victoria Bauer of Just Office has incorporated high-density filing cabinets that deal perfectly with the sheer volume of documents.Victoria explains, ‘A great deal of attention was also given to creating a neutral, peaceful environment as well as recycling and reusing existing furniture where appropriate. We re-covered chairs, reframed existing artworks and refurbished furniture,

and then incorporated these with new modern pieces for a completely fresh look. ‘Jan Desseyn and the whole Herold Gie project team helped to dictate the colours: neutral greys, brown and taupes offset by lighter colours, white and glass for a chic, contemporary update.’ Linda Jordaan notes, ‘The move has certainly sparked a new energy in the firm.We are proud of our modernised office space and the refresh of our brand, yet our core values as a legal firm remain unchanged and we are committed to offering a professional and ethical service to our clients, supported by a team of experienced legal practitioners.’ +27 (0)21 464 4700, heroldgie.co.za

Over the past 10 years, Plattekloof has seen exponential growth, making it as popular as its northerly neighbour, Durbanville Words Genevieve Fisher

hen people hear the term “northern suburbs”, it’s usually the well-established suburb of Durbanville that comes to mind. But in the last decade, Plattekloof, its southern neighbour on the other side of the Tygerberg Hills, remarkable growth. South-facing Plattekloof looks onto Table Mountain and the Atlantic Ocean. But Jean Field of Harcourts says its appeal lies in more than just its views. ‘The major advantage of living in Plattekloof is a

country lifestyle in close proximity to most amenities and business centres, including the City Bowl and the business hubs around Tyger Valley and the winelands. Cape Town International Airport, Blouberg’s beaches and the Mother City are all easily accessible.’ Having developed steadily over the last 10 years, Plattekloof now consists of four extensions: Plattekloof 1, 2, 3 and 4. According to Suzann Botha of World Estates, Plattekloof 1 is characterised by its older, larger, more grandiose homes, while in Plattekloof 2 and 3,the homes are built to maximise the views and

take advantage of the large stands ranging from 300 m² to 1 800 m². Plattekloof 4 is where the majority of new security estates are located, such as Baronetcy Estate. Burgundy Estate is another prime example of an exclusive, upmarket security estate in close proximity to Plattekloof 4. Jean says, ‘It is positioned adjacent to the idyllic vineyards of Durbanville Hills and De Grendel and within the next few years, up to 15 000 “Burgundians” will call this contemporary suburb their home.’

Plattekloof properties tend to be spacious, with well-established gardens, and plots averaging approximately 1 000m2. Starry, starry night The African bush beckons from Jaci’s Safari Lodge Words Nicky Manson

Y

ou enter Jaci’s Safari Lodge in Madikwe Game Reserve in North West Province via an old-fashioned wooden swing bridge. It hangs over the brush and swings tentatively with every step – an exhilarating start to your African bush adventure. The bridge leads to the main lodge, where ‘old fashioned’ ends abruptly. The lodge is beautiful. It is divided into separate areas and the furniture and upholstery are bold and proudly African, with bright, colourful printed fabrics covering the sofas and classic armchairs in the lounge area and blocks of colour used for the dining room chairs in the restaurant area. The main lodge is made up of an upstairs bar, curio shop, and open-plan kitchen and dining area, which extends out onto the wrap-around deck and cosy lounge area. A large fireplace takes centre stage and the comfortable pillows that surround it ensure that it’s a popular chill spot between meals. Jaci’s Safari Lodge prides itself on putting guests first and the staff try to accommodate your every whim. From

providing special noodles for the kids’ dinners on request to supplying babysitters free every evening, it’s the special care and attention to details that make the lodge and its staff stand out. Only eight suites (luxury tents) are available, so it is an intimate experience. These large canvas villas are of the Out of Africa variety and sit on concrete slabs with underfloor heating. The bathtub is also made from concrete and can fit the whole family, while the outside showers allow you to engage with nature at will. The front flaps of the tent remain open throughout the day so that you’re looking out onto nature at all times until evening falls. On your return from the evening game drive, you find your room has been zipped up – you don’t want to sleep with the monkeys – and the deliciously romantic mosquito nets have been dropped (Madikwe is a malaria-free area). of the Five on our first day, including being greeted by a large herd of elephants before we’d even reached camp. Kids can join in the fun too on a Jungle Drive just for them – we learned first-hand about various animals’ prints, what they eat and so forth (yes, we trailed along, but it’s great fun to view animals with a bunch of enthusiastic youngsters). Some mid-afternoon snacks, with cold beers for the adults, ensured the drive home was comfortable and relaxed – apart from the four female lions who crossed our path and appeared to be stalking their evening meal … Or us. Besides the two daily game drives, there are also two swimming pools for the warmer months as well as a spa and a kids’ play area, but we recommend just chilling, because you couldn’t choose a more beautiful destination. Dining out is somewhat different here. Brunch is served after the morning game drive (rusks and coffee are mandatory accompaniments) and then dinner after the evening game drive. Three-course meals are the name of the game. You will certainly not go hungry, and on special evenings the camp offers buffets and entertainment in the bomas. What’s not to like? Eat alongside an open fire under the stars and then fall asleep to the sounds of hyenas laughing in the distance. It is a genuinely African experience. +27 (0)83 700 2071, madikwe.com

la balise marina property dinner

A peach of an investment

La Balise Marina hosted a fruitful Property Dinner at The Peach Tree Restaurant at Southern Sun The Cullinan Words Stanley Zive Photographs Ruvan Boshoff

I

t was a balmy spring evening on the Foreshore and Southern Sun The Cullinan was abuzz as the Springboks posed for an official photograph. But that wasn’t the only thing causing a stir at the hotel. The Property Magazine was hosting another of its famous Property Dinners, this time in conjunction with the hotel’s Peach Tree Restaurant and Mauritian property developers, La Balise. Guests kicked off the evening with bubbly and canapés at the pool. Some had already bought into La Balise’s new development, La Balise Marina, while others were potential buyers. A range of different professions from agriculture to investment were represented, but the common thread was the guests’ passion for all things nautical. La Balise Marina, situated in the Black River region on the western side of Mauritius, is the perfect place for the ocean enthusiast to buy property. La Balise General Manager, Dominic Dupont, explained, ‘The concept is really the lifestyle. It’s about having your boat in front of your house, in a safe environment.’ The Mauritian authorities had

carried out a battery of tests all over the island to try to find the best place to build a marina. Seven potential locations were found, but Black River came out ahead of the rest. It was time for our guests to find their own moorings. They had the back room of The Peach Tree Restaurant all to themselves, the wine flowed, and each course prepared by Executive Chef Lindsay Venn was better than the last. Perfect strangers just moments before, they quickly became fast friends, finding common ground in their love of life, the sea, and the promise of paradise in La Balise Marina. The 6 ft-high poster at the foot of the table could have come from the souvenir shop of heaven itself – it simply showed a lone yacht on the azure waters of the Indian Ocean sailing towards a verdant isle. Everyone looked upon this idyllic image as Dupont exclaimed, ‘That’s it – La Balise Marina is exactly that picture!’ But Mauritius is not just a place for hopeless romantics with too much salt water in their veins. It is a stable country with excellent growth potential, said Diane Watkins, business development manager

for Espral International. ‘They are a people and a government who against all odds are determined to make it work for all who live there, not just a minority.’ Foreigners can get residency by purchasing property in an Integrated Resort Scheme (IRS) as sanctioned by the Mauritian Government and within two days after that they may register a business. Investing in Mauritius is rather savvy. Many people see the island as becoming the new Singapore and much of Asian and Indian money that flows into Africa goes via Mauritius. La Balise Marina is a shining example of an IRS, and there is an agreement in place that it will remain the only marina in Mauritius where foreigners may buy real estate. After the last of the panna cotta had been scooped out of the bowls and the dregs of the dessert wine polished off, it was time to call an end to a magical evening. We couldn’t help but fantasise that we were back on that boat in the 6 ft poster, and that we had just stepped out of our own house directly onto our own boat and were now disappearing into the great blue yonder. +230 483 7272, labalisemarina.com

The Just Property Group awards evening at The Table Bay was an elegant celebration of excellence in real estate

J

ust Property Group had every reason to celebrate on a cool evening at the opulent Table Bay at the V & A Waterfront – it was marking its tremendous growth with a prestigious awards evening. The first to be held nationally for the group, it recognised top performers and gave the team a chance to let their hair down. Tributes were paid to some of the best industry players before the music picked up and guests showed off their dancing talents. Just Property Group National Administrations Manager Wendy Allnatt commented that the food and the venue were outstanding, as diners, dancers and award-winners soaked up the event beneath a beautiful chandelier in the Victorian-inspired location.Welcomed with delicious drinks by Creation Wines, who also provided generous vouchers in the goodie bags, guests immediately relaxed into an enjoyable affair. Explaining the reason for the event, Wendy said, ‘It’s an opportunity to highlight how we have increased our national and international footprint over the past year. New franchisees met their fellow franchisees operating in their region. It was a great opportunity

Words Tammy Sutherns Photographs Ruvan Boshoff for networking. These awards instil a good work ethic in our franchisees and agents, as they all want to win first place at next year’s awards evenings.’ In the past year, Just Property Group, comprising Just Letting, Just Residential and Just Commercial, has implemented its Mastery Programme, which acknowledges the agents as industry leaders, Wendy explained. There are three categories within the Mastery Programme: Silver, Gold and Platinum. Agents’ progress is based on how long they have been working for Just Property Group, their qualifications, the number of deals they have concluded and the gross commission they have earned for their franchises. These targets are increased as agents move up from Silver to Gold to Platinum. The overall winners at the Just Property Group Cape Town Awards Evening were Johannes van den Berg, Emmy Swartz and Phialene van der Merwe. Once the formalities had been concluded and the top achievers commended, guests were treated to a grilled Mediterranean vegetable tower for starters and seared mustard sirloin or lemon-herb chicken fillets for mains. These came with succulent side

dishes of savoury rice, sautéed new potatoes with Peppadews and feta, and cauliflower au gratin with Parmesan cream. For dessert, a citron tart slice with pistachio ice cream and macerated strawberries tickled the taste buds. Topped off with delicious drinks from Creation Wines and presented on beautifully set tables, it all made for a satisfying meal. The evening was a great success, and as the music picked up the guests were caught up in the festive vibe. AV Direct ensured that the sound was up to scratch, that presentations ran smoothly and that those who wanted to show off their moves on the dance floor had crystal clear music to dance to. Triumphant, the Just Property Group had every reason to dance a little jig. STBB PROPERTY DINNER

On a winning streak

At the Property Dinner hosted by attorneys Smith Tabata Buchanan Boyes at The Reserve Brasserie, everyone was a winner Words Genevieve Fisher Photographs Stephen Cruickshank

F

or Smith Tabata Buchanan Boyes (STBB), which has gone from strength to strength in the past 111 years, strong relationships with key people in the property world are part of the winning formula, and our 12 guests who joined us at the opulent Reserve Brasserie are all such people. They in turn raised a toast of Lemberg Estate’s best to Smith Tabata Buchanan Boyes in recognition of the firm’s dedication to providing professional and efficient service in all types of property transactions. Roux Kemp and Melanie Coetzee, directors of the firm and both operating from the Table View branch, addressed the guests, saying how much the firm appreciated their support: ‘The 12 of you here tonight have been invited because you are some of our branch’s top supporters, but we are determined to do more than entertain you. We are dedicated to delivering beyond your expectations and with this in mind we have developed various additional services that are available to you, our top supporters.’

Was there any love lost between our go-getting guests? No. Pam Golding Properties’ Julie Bulcke spoke for all agents present: ‘It’s an extremely competitive business we’re in, but we’re all mates here and there is a lot of integrity amongst us.’ And is each dedicated agent holding his or her own in a tough market? ‘Of course,’ said Julie. ‘Since joining the partnership nine weeks ago, I’ve completed 15 sales!’ Correctly priced properties are being bought briskly, confirmed Jawitz Properties’ Sandra Scher, citing soaring sales in the past four months. Sandra said, ‘Buyers are getting panicky because in the last three years they’ve been king and have been taking their time to buy property. Now when they decide to go for it, the property is already gone!’ Clients are kings (or queens) proclaimed Rawson Property Group’s Rita Venter, describing how agents nurture and value these relationships. Rita is active in the Parklands area, closing an average of three deals monthly. Kobus van Eyk of Re/Max Property

Associates has built similarly sound relationships with his clients, many of whom have become some of his close friends. ‘I cherish these relationships,’ he said, and then added, ‘Twenty-twelve has been the best of the past nine years.’ Karen ‘Kaz’ van Wyk is the proprietor of the bustling Blouberg eatery, Doodles (it celebrated its 21st this past November) but was drawn to real estate six years ago too, and since joining Realtors International four months ago, she has turned over a whopping R80 million in property sales. ‘I joined Realtors International because the company is progressive and into technology. Our future clients are of this generation, so it makes sense,’ she said. Our guests concurred that success is all about service delivery and relationships and that there is much to be grateful for, and with the market making a positive turn as we head into the new year, we could only say: ‘Bring on 2013!’ +27 (0)21 521 4000, stbb.co.za

Cycling into the future

Studying the property market cycles of the past is perhaps the only way of catching a glimpse into the property market of the future, writes RE/MAX of Southern Africa CEO, Adrian Goslett

W

ouldn’t we all love to be able to see into the future? In 1903, the president of the Michigan Savings Bank advised Henry Ford’s lawyer not to invest in the Ford Motor Co. His reasoning was that the car was merely a novelty, a fad that would soon pass. I wonder what he would have said today. Although there is no sure-fire way for property investors to know what will happen in the property market in the future, sometimes the best way to look forward is to look backwards and see what lessons there are to be learnt from the past. Timing is crucial to the return on an investment property, although property is far more forgiving than other forms of investment. While purchasing investment property is not for the faint-hearted, knowing what to look for and when to buy will make the process far less daunting for the novice investor, and, once mastered, could lead to financial reward. If we look at the property cycles of the past few decades, we will see that there is a definite pattern that can be followed over a period of nine years. Every nine years there is an economic downturn, which takes an average of 10 months to complete from the top of the cycle to the bottom. The bottom of the cycle usually lasts approximately 24 months, followed by a slow, solid upturn to the top, with a recovery period of about 64 months. Currently the South

African property market is in this phase of recovery. The prevailing conditions of this phase of the cycle, such as interest rates at a low that we have not seen in the past 39 years, along with more affordable property pricing, make this an ideal time to invest. Since the beginning of 2011 there has been a marked increase in activity in the property market because of stronger demand from buyers and because financial institutions are showing a greater appetite for risk. The increased demand for property has continued into 2012, as more buyers are able to meet the criteria required for bond approval. And while there are still opportunities in the market in general, some regions have reported a shortage of certain types of property. Those investors who want to make the most of their property investment should strike while the iron is hot. When the market turns, property prices will begin to rise, and those who stood by idly without making the most of the current market conditions will lose out. It goes without saying that more profit can be made from buying property in a recovering market and selling in a boom period than if the property were bought and sold in the boom period. Although an emerging property market is the ideal time for investors to buy, the same rules should still apply: investors should not rush into any transaction without conducting the necessary research.

Having considered all the necessary aspects, such as the location and the type of property, wellinformed investors will be able to recognise a good deal when they see one. Firm knowledge of the market, as well as having an idea of what properties are selling for in certain areas, will allow investors to identify and differentiate between an overpriced property and one whose price is market related. Purchasing a property that is priced outside the market’s current parameters will only erode the chances of seeing a healthy return in the long term. The cyclical aspect of the property market means that investors will always have to contend with the lows, and make the most of the highs. However, despite the peaks and troughs, property continues to be a sought-after asset that appreciates in value over the long term.

Built over 70ha, on plots ranging from roughly 0,6ha to 2ha in size, the private villas are set amid landscaped gardens.

Internationally recognised architect Cheong Yew Kuan has designed colonial-style villas with a modern edge. They are available in configurations of three to five bedrooms. Each villa is uniquely designed to follow the contours of the hillside. The villas come fully furnished in a French Chic or British Contemporary theme, both created by the interior design firm Hirsch Bedner Associates. The kitchens feature Poggenpohl units with integrated Miele appliances and other special touches, such as a Viking Wok burner and a Miele wine cooler. The villas are sold as freehold titles, and owners can relish substantial benefits, such as no capital gains tax, a low fee structure of 5% stamp duty and a 1,5% sanction processing fee payable on the

unfurnished building value, as well as the freedom to transfer sales proceeds in full. Another drawcard is the five-year renewable residence permit, allowing for unlimited stays on the island for up to six family members or co-owners. Owners also have full access to the neighbouring Four Seasons Resort Seychelles’s resort amenities, including the spa, fitness centre, beach club and restaurants. Owners who wish to rent out their villas may participate in the Four Seasons Rental Programme. At the time of print, less than 10 villas were still for sale. Prices range from $7,25 million for a threebedroom villa to $11,5 million for a five-bedroom villa (about R65 million to R103 million). +44 20 8166 8122, petiteansedevelopments.com

EdEn’s landscapE architEct creating the Garden of Eden is no easy task, and when the garden in question is a man-made tropical island, things begin to get interesting. Think of Seychelles, and sparkling seas, boulders and perfect beaches spring to mind. Covered in dense tropical forest, this botanist’s dream is also home to the infamously temperamental coco de mer palm. Emulating this natural beauty sounds impossible, but Eden Island, a luxury marina development attached by bridge to Seychelles’ biggest island, Mahé, is doing it rather well. Planted with indigenous and endemic species, the gardens are only five years old, and yet billowing flowers, giant palms and crimson hibiscus are already flourishing there. Most of the plants are propagated onsite. The developers of Eden Island have embraced a government initiative that encourages the planting of fruit trees, and the development’s first crops of mango, star fruit, banana and guava have just arrived. With 150 staff members on his team, landscape architect Albert Venter is responsible for Eden Island’s gardens, and he loves it. He has inherited a broad design philosophy created specifically for the island’s many microclimates. The use of plants that enjoy the humidity and salt-spray has helped the garden mature faster, as have the extra resources, maintenance and rejuvenation programmes implemented by Albert. Gratifyingly, the local wildlife has already moved in, with resident herons stalking the beaches and flocks of tiny jewel-like crimson and orange birds darting in and out among the frangipani trees Less-welcome guests are Seychelles’ giant snails, also big fans of the island’s lush foliage. Oh well, you can’t have it all. edenisland.sc
