Minimised Changes to Reduce Costs
The Capri by Fraser project converts an existing CBD office tower into a 239 room hotel, featuring a mixture of studio and suite accommodation, plus a street-level restaurant and cafĂŠ, function rooms, gym and indoor pool facilities. The change in use of the building presented a number of unique challenges for the design team to ensure current building codes are met, while providing cost-effective solutions that minimised structural and building services changes. The brand-new indoor swimming pool makes us of an existing light-well for natural light, but also required one of the existing car park floors to be partially demolished and a new suspended slab and beam arrangement constructed.

Different cooling load requirements meant an additional chiller and cooling tower have been installed at roof level, and the main switchroom has been extensively modified. Lifts and life safety systems have been upgraded to achieve code compliance via a Fire Performance Engineering approach, and overall building services systems redundancy has been improved significantly to suit hotel operations.

Nord Apartments, 81-85 Flemington Road is a challenging 19 Level apartment complex in North Melbourne. The building footprint is very narrow due to site restraints; while town planning and apartment sales require each apartment to be provided with one carspace, resulting in five levels of basement. The site is bound by Flemington Road to the North, an existing movement-sensitive structure to the West and an existing 10 Level apartment building to the East; all of which need to be retained by the new building’s retention system.

International Collaboration
Tastefully redesigned and meticulously appointed with the latest in conferencing technology, the newly renovated Grand Ballroom at the Shangri-La Hotel in Sydney comfortably accommodates up to 850 guests. The project is part of a progressive upgrade by the hotel group to bring facilities up to modern international standards. The international nature of the team added complexity to the challenge and required meetings either in Hong Kong or in Sydney or via video-conferencing / tele-conferencing. Collaboration was integral to meeting the fast-track nature of the programme. Every milestone and deadline was strictly adhered to in order to deliver the final facility and meet reservations made by guests months in advance.

The building services have been upgraded to match all latest occupancy and code requirements. The finished product is a state of the art modern and impressive ball room and adjoining pre-function facilities perfectly blended into the current interior dÊcor. The Grand Ballroom’s design is influenced by the structural elements of the iconic Sydney Opera House and Harbour Bridge, combining modern Australian aesthetics with subtle indigenous motifs. The ceiling comes to life with four crystal chandeliers bordered with 2,148 ornate crystal rods and multicolour skylights that are customisable for any event.

“More Than A Box�
Pacific Point Construction is a 12-storey apartment building with 3 retail units and 4-storeys of underground car parking. The design brief the team received outlined the D&C requirements, which included simple preliminary drawings. The proposed solution for the mechanical services posed key risks to both the contractor and the developer in terms of compliance, sales contracts and health. The designs for the mechanical ventilation of the 4-storey car park, to discharge exhaust air, proposed ducts at ground level, in the courtyard area in front of apartment balconies. This would have been extremely unpleasant for residents.

However, ducts for a 4-storey car park require significant space and because a number of apartments had already been sold there was no possibility of changing the floor plans without compromising sales contract agreements. Through a series of workshops with the contractor, developer and architect, we created a mechanical solution designed fully in REVIT, which overcame the spatial restrictions, worked within the existing designs, and delivered a fully compliant outcome without adding significant cost or compromising schedules.

The 15,000sqm resort facility includes accommodation units, restaurant, health recreation facilities and function areas, offered a unique opportunity to showcase practical applications of ESD principles. The building services systems incorporate a wide array of sustainability features. On-site ornamental lakes are used as low grade heat source/heat sink for heating and cooling. The system also uses direct cooling from the lake during suitable temperature conditions via a by-pass arrangement. Hydronic floor heating and cooling system provides well balanced temperature conditions supplemented by positive displacement ventilation system for appropriate fresh air supply and air change. Fully automated controls and monitoring ensure the optimum system performance under different operational conditions.

Solar boosters supplement the domestic hot water production. Perimeter lighting system with daylight compensation ensures the minimization of artificial lighting which works in tandem with motorised blinds to reduce direct sun penetration. Beachpoint Apartments is a mixed use 4 level apartment development. The project includes a basement car park, ground floor retail tenancies and 37 apartments of varying configurations over the 1st, 2nd and 3rd levels. Each apartment has a north facing balcony opening from open plan living areas. Careful design and planning has ensured that each apartment will achieve excellent natural lighting to take advantage of cooling summer breezes and through controlled ingress of winter sun to create a heat sink within each apartment. All access corridors to apartments are also naturally lit and ventilated to minimize energy costs.

Several ‘Design Firsts’ for Singapore
Sets Safety & Sustainability Standards
With over 1,000 apartments, The Sail @ Marina Bay enjoys direct underground access to the Raffles Place mass rapid transit (MRT) station. The 70-storey tower is currently Singapore’s tallest residential building and among the most slender building in the world of such height. The design sets new safety and sustainability standards for all of Marina Bay. The innovative yet economical structural solution couples a shear-wall and foundation system—a first for the Singapore—to withstand seismic criteria, resulting in one of the safest buildings in the country. The exterior facade uses insulated low-E glass to reduce solar heat gain and lower air-conditioning demands—another first for Singapore residential towers— while taking full advantage of spectacular views with floorto-ceiling glass in many units.
The building is BCA Green Mark Gold Certified (Singapore’s sustainable building criteria), integrating features such as a seven-story car park greenwall along a new pedestrian linkage connecting Raffles Quay to a proposed central park; improving the residents’ overall air-quality and living experience and creating a new public space for the City.

Located at the waterfront in Marina Bay, the new epicenter of Singapore’s financial and banking activity for the 21st century comprises five high rise towers with associated retail and extensive underground parking. The total space measures around 6 million square feet and encompasses two residential towers of 66 and 55 storeys and three commercial office towers up to 50 storeys. The Marina Bay Financial Centre (MBFC) towers are equipped with environmentally-smart building and design features. Both of the commercial towers have projecting horizontal louvers to shade occupants from Singapore’s tropical sun. Horizontal fins and continuous balconies serve as shading devices on the residential buildings and ensure formal continuity with the commercial towers. Capability

A key identifiable sustainability effort includes having a District Cooing System (DCS), currently housed at One Raffles Quay. The chilled water is also supplied to Marina Bay Residences, Marina Bay Suites and other neighbouring developments. It greatly reduces the need for a chiller plant, which enables significant space savings, eliminates the need for cooling towers for individual towers, lowered construction risks and enables a higher service and energy reliability. Meinhardt has provided integrated engineering for the mega development which has won awards for Design and Engineering Safety Excellence (Merit), Construction Productivity and Green Mark Gold.

Optimises lettable area
The 290m project, which sits above the local metro station, will contain 1.7-million square feet of Grade-A offices, high-end residential apartments, a luxury business hotel, premier retail space and a sheltered event space in Tanjong Pagar City Park. It is set to be the tallest building of its type in Singapore when completed in 2016. The M&E services are all being designed using Building Information Modelling (BIM). In tandem with this, minimising the GFA for Plant Rooms to optimize lettable areas has been another key goal, while the team has also designed a flexible solution which can easily allow for the provision of future tenancy works.
The transit-oriented development uses passive technologies such as solar shading devices and natural ventilation to reduce mechanical loads, sophisticated power management and lighting systems, including T5 and LED lighting, rain water recycling systems and will employ photovoltaic panels to generate one percent of the building’s energy. The project has received Green Mark awards from the Singapore Building and Construction Authority, while GuocoTower, the 38-story office building portion of the development, has achieved LEEDŽ Platinum Precertification (Core + Shell) from the USGBC.
