Welcome to the Care Edition of the Shaping e-Magazine, exploring Australia’s Health and Aged Care Sectors. Welcome to the second edition of the Meinhardt Australia ‘Shaping’ Magazine with a focus on health and aged care. Heath and aged care are strong local and global markets and ones where innovative thought, design and construction play an important role in the facilitation and success of institutions. This issue, we look at the projects that have offered Meinhardt the opportunity to work closely with industry leaders who are primarily interested in providing the best facilities for the end users. Meinhardt are focused on this sector on a global level as you will see through our fantastic Singapore and United Kingdom case studies. We are working closely with SAC, the project manager and architect to translate changing business drivers into futureproofed spaces. This includes close collaboration with the architect and project team to integrate sustainability into the project from the ground up. Furthermore, marketability, lifestyle and connectivity, and service delivery are the key factors in helping the client team arrive at quality aged care solutions. Significant existing vegetation has been incorporated into the development to provide a truly ‘green’ feel. Road and

There is a considerable slope across the site equating to an average grade of 1 in 20. Working closely with the geotechnical engineer, we have offered a bulk earthwork plan that maximises the design and recognises accessibility requirements. Meinhardt has looked to provide stormwater detention options that are both cost effective and satisfactory to the approval authority to ensure downstream stormwater flow rates are not increased as part of the development. The development incorporates 7 stand alone buildings each with basement carparks. The carparks at present are shown to reflect the bespoke footprint of the buildings above. Careful attention is paid to the ground level design in order to maximise basement efficiency particularly on this sloping site.

The proposed development consists of two residential blocks, a five storey building over basement and a two storey residential building, around a central communal courtyard. The development is geotechnically unique in that it is located within gravels rather the majority of London which is clay. As a result there are significant challenges in the design of the basement and its construction. This involved a modified foundation design
Meinhardt designed the basement and building foundations to reduce the building differential settlement as a result of the gravel soil conditions, which allowed us to reduce the amount of piles required and extent of basement construction. We utilised a masonry and precast option within the development to maximise construction adaptability and construction phasing requirements.
