FINAL STUDY SITES:

Two sites from each of the four conditions chosen, ensuring even distribution across study area and equal representation.

FUNCTIONAL INTEGRITY:

Buildings categorized by percentage of the original function (residential). GIS data from the Function Mix Map

ITINERARY:

Arranged to maximize efficiency. Each site has a length of 250 meters and takes approximately minutes to walk end to end.

COMPOSITE MAP:

Both layers merged to show the four possible combinations from high/low authenticity and high/low integrity.

DATA OVERLAY:

Resulting user count from each site is represented as a pie chart and overlaid on the site location.

BACKGROUND:

Cities for People proposes that human-scaled cities respond to our senses in motion. With our average walking speed of 5km/h and attention span of 3 seconds, facades changing every 4 meters will create an engaging spatial rhythm for a pedestrian journey.

SCOPE

To visualize this spatial rhythm, I have started this 'building block library' of facades. Each block is 4m wide, the proposed ideal for a human-scaled city.

These can be used to assemble context models, and my aim is to create a library for a various cities.

SITE ANALYSIS

The GIS dataset is downloaded from the municipal records and printed onto various sheets of trace, which was then overlaid on the satellite photograph. This served as the base for design sketches and conceptual structure diagrams.

DESIGN PHILOSOPHY

Relevant documents are reviewed and summarized to extract key themes that will guide the design process. The themes are diversity, connectivity, density, adaptation, and comprehensive design.

DESIGN DIAGRAMS

After several rough sketches, the final design is presented in a series to diagrams, each focusing on a specific aspect of the proposed plan.

The circulation forms the backbone of the spatial structure. Existing access points are identified and are connected with new alignments that correspond ot the contours.

The proposed land use and building layouts introduce diversity into the site to create a more complete community. There is a gradient of increasing density, from the agriculture in the north to the suburbs in the south.

These neighbourhoods are then organized by character.

SPATIAL STRUCTURE Theming of various zones based on existing features (creek, agriculture, heritage, orchard)

of multiuse recreation trails criss-cross the park, creating opportunities for bikes, joggers and walkers. Small pocket parks containing playgrounds, rest areas and recreational courts are sprinkled throughout the park corridor, creating ideal conditions for passive surveillance, a safety strategy used by Crime Prevention through Environmental Design principles.

Higher-density units such as townhomes and duplexes have a commercial village at their front door. The heritage buildings are re-adapted to form the village at the Highway 15 entrance, providing residents with a place to shop, work and gather.

A town square is located between the commercial village and the clubhouse, with an open space that accomodates various functions - an event plaza for community celebrations, or an intimate shared ‘living room’ for the surrounding homes.

The orchard is retained from the existing lot, and the structure will be repurposed from an existing building, a massive nine-bedroom villa. This amenity at the southern edge reflects the agriculture along the northern edge of the site. At the earliest stages of development the main building will be used as a sales and marketing center, with showhomes along the orchard. After completion, the building can be converted into an indoor event space and clubhouse for the community.

SPATIAL STRUCTURE + FUNCTIONAL ZONES

Amenities are arranged throughout the site so they are easily accessible and each home is within a 5-minute walking distance from one.

The north is adjacent to the agricultural land reserve, so homes here are large ranches, anchored by a farmers’ market and a school.

A revitalized creekside park brings the rural and suburban sides of the site together, and is lined with cottages with direct access to the trail system.

A complex of heritage homes will be adapted into a local town center, with shops and offices.

Finally, a public park provides a formal gathering space for community events.

The implementation sequence is shown in a series of phasing plans, which have two objectives: To ensure each phase generates enough revenue for the subsequent phase, and to minimize disruption to the neighbouring communities.

The early phases make use of the existing road network, and uses them for construction access. The creek is also resurfaced to create an amenity for the first homes.

The phasing plan is designed so that the community will have access to the essentials at every stage, prioritizing the development of amenities over residential parcels.

PRE-DEVELOPMENT involves an assessment of the site to determine what needs to be removed, such as units within setbacks.

PHASE 3 involves developing amenities to support the growing community - a school in the north and a town square in the south. Lots immediately adjacent to the new amenities will be developed next.

PHASE 1 involves marking existing site elements to be retained, such as access roads, heritage sites, and potential amenities, such as a newly-built villa which can be used as a sales center.

PHASE 2 involves enhancing site features. Showhomes will be built along the orchard and sales center. The existing road network will be extended with access to major roads.

PHASE 4 involves filling in the community. Townhomes are built as a barrier along the highway. Development of lots with steep slopes will require geotechnical work. Until then, it can be used as park land.

While the prototype renderings focus on the homes’ relationship with the amenities and how the space transitions from public to private, these renderings show the amenities as a whole.

The top rendering depicts the riverfront park, showing how it is only a symbolic boundary but is in fact more of a unifying ‘zipper’ that brings the rural and suburban sides of the site together.

The second rendering shows the park as a contrasting space. It is more formal and open and suited for community gatherings.

The last one shows the site entrance, how its access is experienced.

Geachte heer of mevrouw,

Middels deze brief wil ik graag Menora Tse onder uw aandacht brengen. Met een brede achtergrond in Urban Planning heeft Menora in 2020 haar opleiding Heritage Studies aan Vrije Universiteit Amsterdam afgerond. Als deel van haar opleiding heeft Menora als stagiaire van januari tot juni 2020 bij Office Winhov gewerkt.

Menora heeft tijdens haar stage een grote bijdrage geleverd aan het lopende onderzoek Local Heroes dat ons bureau uitvoert. Voor het onderzoek verwijs ik u graag naar de website van Office Winhov. Menora heeft tijdens haar stage de een redactionele update uitgevoerd van de reeds bestaande onderzoeken. Daarnaast heeft zij in nauwe samenwerking met Marcel Lok een paper afgerond naar architect Arthur Staal. Tenslotte heeft zij geheel zelfstandig het onderzoek uitgevoerd naar het oeuvre van de Amsterdamse architect Lau Peters en dit gepubliceerd in de vorm van een paper in de Local Heroes reeks.

Gedurende haar stage hebben wij Menora als een energieke, zeer betrokken en ambitieuze professional leren kennen. Menora heeft geheel zelfstandig een eigen vorm gegeven aan een abstracte opgave en haar inbreng aan het Local Hero onderzoek heeft onze verwachtingen ver overtroffen. Menora heeft zich in de periode van haar stage een geheel eigen positie verworven in ons team en wij hebben haar aanwezigheid, ondanks de beperkingen die de corona crisis met zich meebracht, zeer op prijs gesteld.

Menora heeft een brede achtergrond met een open en kritische blik op de wereld om haar heen. Zij is ambitieus en hanteert een hoge professionele standaard en wij bevelen haar warm aan. Voor een toelichting kunt u vanzelf sprekend contact met ons opnemen.
