NYC spends most time commuting New census data shows what Metro readers doubtlessly already know: The New York metro sees more commuting than anywhere else in the country. More people commute to work in Manhattan than to any county in the country. On top of that, more commuters — a record 400,000 — travel from New Jersey to New York than between any other states in the country. METRO/DT

The Coalition of the Homeless report says that 50,000 use city shelters on an average night.
City records show the number of people sleeping in shelters this year averaged more than 50,000, which a new report from the Coalition for the Homeless says is a record “since modern homelessness emerged three decades ago.” The report holds Mayor Michael Bloomberg responsible for the rise, alleging that had he not discontinued practices under the previous three mayors, the “homeless shelter population” would

Pilot spots mystery drone near JFK airport GETTY IMAGES
The FBI is asking for the public’s help in solving the mystery of a drone spotted near Kennedy Airport yesterday. FBI Special Agent in Charge John Giacalone said that the FBI is investigating an unmanned aircraft a pilot saw while approaching JFK. According to the FBI, on Monday afternoon, the Alitalia Flight pilot saw a small drone while he was approaching the airport. The Alitalia flight was about three miles away from the runway, flying at about 1,750 feet, according to the FBI. The FBI reports that the unmanned aircraft was

within just 200 feet of the landing plane. Agents want to know who operated the aircraft, which they described as black and about 3 feet wide with four propellers. “The FBI is asking anyone with information about the unmanned aircraft or the operator to contact us,” Giacalone said. “Our paramountconcern is the safety of aircraft passengers and crew.” The Federal Aviation Administration is investigating the report. The pilot did not need to take evasive action, according to the FAA, and landed safely.
An FAA spokesman told Metro that law enforcement and public agencies need a permit from the FAA to fly an unmanned aircraft like a drone. But private citizens can operate one as long as they stay under 400 feet and three miles away from an airport. If they go closer, they need to warn the airport control tower, he said. The FAA is crafting updated rules for unmanned aircraft to be finished this year, the spokesman said. Anyone with information about the drone can call 212-384-1000. ALISON BOWEN

Defense presents its opening argument in ‘Cannibal Cop’ case For more than a week, jurors in the federal kidnapping conspiracy trial of the so-called “cannibal cop” Gilberto Valle have been exposed to talk, imagery and video detailing brutality against women. Yesterday defense attorneys began presenting their case, but jurors will not get a chance to hear from Valle himself, according to Stephanie Cirkovich, spokeswoman for the District Court in Manhattan. “I just learned that defendant Valle is not testifying,” Cirkovich said. Those women included his own now-estranged wife, Kathleen ManganValle, whose tearful testimony against him last week was the emotional crescendo of the prosecution’s case. On Monday, before resting their case, prosecutors played a video allegedly found on Valle’s computer in which a chained woman shrieks as she appears to be burning alive. An FBI computer forensics expert testified that the video appears to be staged using an actress. Macy’s takes Martha Stewart to court over JC Penney line deal JEMAL COUNTESS/GETTY IMAGES
Martha Stewart was questioned in a New York state court yesterday over the terms of her contract with Macy’s, which the retailer says she broke when she tried to sell cookware and other goods at rival JC Penney stores. Macy’s lawyer Theodore Grossman asked the domestic diva what she understood to be the essence of the contract. “The essence was to create product for Macy’s under the Martha Stewart collection name,” Stewart responded. “That was the essence of the contract.” Grossman then played a clip from a deposition taken last year in which Stewart was asked whether the essence was that her products would not compete at stores that were downmarket from Macy’s. “That was my understanding,” she said on that occasion. The trial is over claims by Macy’s that Martha

Secretary of State John Kerry said yesterday that Washington hoped North Korea would engage in negotiations to resolve world concerns instead of threatening to scrap a 50-year-old truce with the South. Pyongyang threatened to scrap the agreement that ended a 1950-53 civil war and sever a military “hot line” with the United States if South Korea and Washington pressed on with two-month-long war games. “Rather than threaten to abrogate, the world would be better served if [North Korea] would engage in legitimate dialogue,” Kerry said yesterday during a joint news conference with his Qatari counterpart, Sheikh Hamad bin Jassim al-Thani. “Our preference is not to brandish threats, but for peaceful negotiations,” he added. President Joe Biden said there remains “time and space” for diplomacy aimed at averting military action to prevent Iran from becoming a nuclear weapons power. Still, the pressure on President Barack Obama’s administration to move toward military action is growing as Iran advances its uranium enrichment capabilities, and lawmakers, Israel and Persian Gulf allies press for results. Yesterday, Secretary of State John Kerry said negotiating time is “finite.” “The clock is ticking and the president has made that clear,” Kerry said in an interview with Andrea Mitchell of NBC News. “The president’s policy is that Iran will not get a nuclear weapon.” Iran is using negotiations
to “buy time” to pursue a nuclear weapons program, Israeli Prime Minister Benjamin Netanyahu said Monday to the American Israel Public Affairs Committee’s annual conference in Washington. Although Iran’s uranium enrichment activities have yet to cross Israel’s “red line,” the Islamic Republic is “getting closer” to the point where it would be capable of quickly producing a nuclear weapon, he said. Sen. John McCain, an Arizona Republican, told the group, a major proIsrael lobby, that diplomatic efforts with Iran “have failed, and it is very clear that they are on the path of having a nuclear weapon.” BLOOMBERG

Hugo Chavez dead at 58 Venezuelan President Hugo Chavez has died after a two-year battle with cancer, ending the socialist leader’s 14-year rule of the South American country, Vice President Nicolas Maduro said in a televised speech yesterday. The flamboyant 58-year-old leader had undergone four operations in Cuba for a cancer that was first detected in his pelvic region in mid-2011. His last surgery was on Dec. 11, and he had not been seen in public since. Chavez easily won a new six-year term at an election in October and his death will devastate millions of supporters who adored his charismatic style, anti-U.S. rhetoric and oil-financed policies that brought subsidized food and free health clinics. Detractors, however, saw his one-man style, gleeful nationalizations and often harsh treatment of opponents as traits of an egotistical dictator who wasted a historic bonanza of oil revenues. REUTERS

Hugo Chavez’s strained relationship with the U.S. government may best be exemplified by his opening line in a speech to the United Nations in 2006. “Yesterday the devil was here. It smells of sulfur still,“ Chavez said, directly attacking then-U.S. President George W. Bush, who had been on the same stage the day before. That discord continued as recently as yesterday, when Venezuelan authorities expelled two U.S. troops who allegedly participated in acts of conspiracy against the government. Last month, the newly appointed U.S. Secretary of State John Kerry mentioned that one of his objectives is to improve relations with Venezuela. On multiple occasions over the years, Chavez spoke against the U.S. government. He associated with countries hostile to

the United States, such as Cuba and Iran, among others. Chavez said on more than one occasion that he had evidence that the United States had developed a plan to invade Venezuela. He also accused the U.S. of collaborating with the failed coup of 2002 and even spoke of a plot to assassinate him. At one point, he hinted that the U.S. may have been involved in infecting leaders of leftist governments with different types of cancer. At all times, the United States denied the accusations of Chavez and his government. Despite these tensions,
the Venezuelan government has never stopped selling oil to the United States, even partnering with former Congressman Joe Kennedy to deliver free fuel to hundreds of thousands of American households in need. Big names in Hollywood also showed sympathy for Chavez. Filmmaker Oliver Stone portrayed him in the documentary “South of the Border in 2009. Since then, he worked closely with the Venezuelan leader and recently said on national television that Chavez did for Venezuela what Barack Obama was doing for the United States to improve the condition of life of their constituents. Actor Sean Penn was also a Chavez supporter, once saying that he “is a fascinating man and did great things for 80 percent of the people of Venezuela. METRO PUERTO RICO

12 US Web shoppers shrug over same-day delivery Same-day delivery, one of the hottest ecommerce trends, is too expensive for most U.S. consumers, raising the risk that this could become another online shopping fad that goes cold, according to a survey released yesterday. The Boston Consulting Group recently asked 1,500 U.S. consumers what would get them to shop more online, and only 9 percent cited same-day delivery. Almost three-quarters of respondents said free delivery would do the trick, while half of those surveyed said lower prices. Consumers said they would pay $7.50, on average, to get a $50 online purchase on the same day. REUTERS

Traders were ready to give the stock market a high-five yesterday.
The Dow Jones Industrial Average surged to a record high yesterday, breaking through levels last seen in 2007 as equities jumped 1 percent in a broad rally. Investors poured money into blue-chip stocks in expectation of more gains amid signs of a strengthening U.S. economy. The Dow has gained nearly 9 percent so far this year, ahead of the S&P 500 and Nasdaq Composite Index.

What is going on with Kim Kardashian’s maternity clothing? As a woman who has grown a baby in her uterus, I know how hard it is to find good maternity clothing. So I can relate to Kim Kardashian’s problem finding a flattering pregnancy wardrobe. However, I’m not sure why she’s continuing to dress like she isn’t pregnant. My theory? Her fashion plate boyfriend, Kanye West, has something to do with it. So I hope he looks at her recent attempts and is like, “Yo, honey. Here are some stretch pants from Gap and a nice wrap dress. We can pick up this ‘haute couture’ stuff up later.” Case in point: As soon as Kardashian started to show, she decided to don this mesh-leather-featherpants ensemble which made her resemble a motorcycle-riding ostrich.
Talking points Bieber gets booed in London Justin Bieber’s troublesome stay in London continued this week when he got a late start at his first show at the O2 Arena, courting boos from an angry, impatient audience. “Last night I was scheduled after three open-

Winslet is on a path of ‘self-discovery’ Kate Winslet says the period between her marriage to
Sam Mendes — which ended in 2010 — and her December wedding with Ned Rocknroll has been a great period of self-discovery. “I’ve really learned a great deal about myself, in the last four years in particular,” she tells Harper’s Bazaar UK. “I think I can see more clearly now — about how the pattern of past experiences has shaped who I am, and the characters I have played — and I’m grateful for that.”

Then, on Saturday, she wore this ill-fitting white ensemble in Beverly Hills, which is made for a much taller, much less knockedup person. I’m not saying you can’t look nice while pregnant (look at Kate Middleton, who is sticking to basic, bump-flattering outfits, like this belted jacket she wore yesterday in Grimsby, England). I’m just saying that you should respect the bump and your growing body — instead of squeezing into high fashion.

Swift: Back it up, people Taylor Swift has some news for everyone keeping track of her love life. “If you want some big revelation, since 2010 I have dated exactly two people,” she tells Vanity Fair, referring to high schooler Conor Kennedy and One Direction member Harry Styles. “The fact that there are slideshows of a dozen guys that I either hugged on a red carpet or met for lunch or wrote a song with, it’s just kind of ridiculous.” But she doesn’t let all the talk get to her. “If there’s a pregnancy rumor, people will find out it’s not true when you wind up not pregnant,” she says. “And if there’s a house rumor, they’ll find out it’s not true when you are actively not ever spotted at that house.”
Alec Baldwin’s new wife, Hilaria Baldwin, isn’t on her husband’s side with a certain potential baby names. “[Alec] had the idea for Massimo the other day,” Hilaria tells Rachael Ray during a visit to her television show. “It’s a lovely name, I just don’t know. That’s a very big name for a little baby.”

The company performs again this April.
Beautiful and black ... well, mostly Dance Theatre of Harlem is reborn Here’s a look ahead Virginia Johnson, a founder of Dance Theatre of Harlem in 1969, now directs the renewed, streamlined company after a nine-year hiatus. Two programs, spanning classical, neoclassical and contemporary ballets, come to Jazz at Lincoln Center next month. The dances “make you feel what it’s like to be alive in the 21st century,” says Johnson, who’s currently on tour with her “diverse, multiculural” 18member troupe. “We’re particularly embracing dancers of color, but it’s not about being explicitly black,” she adds. “If you can cut the mustard, if you can perform ballet at the level required, you can dance.” Nine works are being prepared. They range from George Balanchine’s “Agon,” originally made under DTH’s director emeritus, Arthur Mitchell, to Robert Garland’s “Return,” created in 1999 for the 30th anniversary of the company. Johnson especially likes “Far But Close,” a new nar-

Ranging from 18 to 29 years old, the dancers come from the DTH ensemble, an audition tour from last year and the company’s school. Life constructed ‘In Pieces’
A collaboration between photographer Dean West and Lego artist Nathan Sawaya showcases the construction of identity and plasticity of lives
The artist Nathan Sawaya is best known as the Lego guy. Out of the plastic, interlocking bricks one may have toyed around with as a child, he’s recreated the Brooklyn Bridge, the raising of the American flag at Iwo Jima and the human body, as seen in poses both realistic and expressionistic. In his latest exhibit — one of his four presently happening around the world — one might not immediately catch his work. In “In Pieces,” running through March 17 in the Openhouse space in NoLita thanks to Miami’s Avant Gallery, is the result of collaboration between Sawaya and the
photographer Dean West. West shoots photorealistic tableaus of people looking faintly melancholic, or at least ambiguously empty, against mostly vacant backdrops: a desert motel, a rainswept city street, a public swimming pool. Look closer and not all the objects are genuine: an umbrella, a dog, a row of train tracks, even an unraveling, wind-blown red dress are each Sawaya’s Lego creations. “Our initial idea was to look at how society and individuals construct beauty,” explains Sawaya. “That changed more into the construction of identity.” West had contacted

Sawaya three years ago with the idea of working together. “We wanted the subjects in the images to look empty, to have this aloofness. We wanted them to be at this place in their lives where they’re maybe on the verge of being lost.” The presence of Legos adds an unusual element. “It’s commenting
on the construction of identity, but it’s also commentary on the plasticity of these people’s lives.” “In Pieces” is set up so that one can dote over both the photos and the Lego sculptures themselves. A pair of blue flip flops or even the aforementioned dress — dangling from strings — are

placed nearby their appropriate photos, allowing one to examine Sawaya’s handiwork up close. “You almost need the actual Lego sculptures there,” he says, “to almost justify the experience, that they’re not just a trick to the eye.” Working with someone else for a change proved a challenge but a rewarding one, admits Sawaya, who recently released a second book of his work, “The Art of Nathan Sawaya.” It’s also a way to widen the art world audience. “What I’ve found at my exhibitions is a broad audience of families attending, because of the Lego. They can
relate to it. You have kids coming to a contemporary art museum who’ve never been to one in their lives. It’s surreal how this has opened the art world up to families.” There’s been an unexpected result of his work: a lot of parents whose children have gone off to college have called him up and asked to donate piles of old Legos. “I’d much rather see Lego bricks recycled as art, rather than tossed in a landfill,” he says. “It’s all about being on some level environmentally conscious.” Matt Prigge

The PS3 is preparing to float off into that pixelated sunset. Help it go out with a bang with what could be its final exclusive blockbuster. “The Last of Us” is a haunting, beautiful and action-packed look into life after the apocalypse. 10:40 a.m. There’s a lot of change in the air in Paris right now, with so many new incarnations of old storied houses. This morning, insiders are still dumbfounded by what Hedi Slimane showed at Saint Laurent last night. So the consistency of Karl Lagerfeld’s presence at Chanel is a reassuring source of stability for a small, gilded community of luxury houses in a state of constant flux. More than any other collection that he’s shown in recent years, this one looked like pure Karl Lagerfeld. Maybe

it’s the by-product of his work, developing his recently resurrected namesake line, but his fall work featured all of the hallmarks of Chanel, with the slick, rocker-tinged note of futurism we’ve come to associate with its creative director. Standouts include a black tweed skirt suit done in glossy leather and a series of little black dresses, some embellished with patent strips, others with soft folds of white silk. Even the leather boots, covered in badass chains, look like something Karl himself would wear. It’s as if the globe the models are revolving around is meant to remind us who the real king of Paris is.

Tips for you to get a healthier ride
f you’re on the train or bus right now, do this little self-check: Are you bending your neck to read this? Are you fidgeting from one foot to the next? Is there a gym bag or heavy purse on your shoulder? If so, those little aches and pains you’ve been complaining about might be due to your commute. “I hear this all the time with patients, says Dr. Louis Peterson, a chiropractic physician in Manhattan. “They’ll come in [saying] ‘Oh, my neck’s sore.’ Those little things start to add up. And they can add up to long-term consequences, he says. “What you end up [getting is] a sprain-strain injury, where your neck actually gets strained. The muscle fibers start to get slight tears in them. Most people just aren’t aware.

Aries March 21-April 19. Lucky you: You have a very dependable friend who will come to your aid when you need it the most. Your pal will help out quietly, but don’t let that stop you from showing your gratitude to him. Taurus April 20-May 20. “I have never neglected or abused my pets, but I have also never afforded them human status. When they start talking and paying taxes and contributing to the GNP of my home, then I’ll look at them differently.”
Letters It’s a food chain, not a food co-op RE: “PRIDE AND PREJUDICE IN COMPARING ANIMALS VS. HUMANS” (METRO, MARCH 5) In the letter writ-
ten by Feng Xia, it says, “The argument that animals are inferior to human is just bizarre.” I think the author’s thought is bizarre. In religion, human beings are the most precious species; in evolution, human beings are the most advanced animal. Then I want to know on what ground that makes you think that animals are equal to humans. It is you who raises the pets; it is not the pets that raise you. People are too easily overwhelmed by their affection but get lost in their rationality. I love animals, and I’m against any kind of behavior of animal abusing, but I do not think that animals are equal to human beings. To make it simple: When you are fighting with a wolf, which side do you think we should help?

human beings. Of course its easy to deal with an animals’ unconditional love because as long as a person feeds that animal, it will overlook all the idiotic things he or she does. That non-verbal pet will never question their owner’s stupidity as long as there is a full bowl of food and water where the animal can reach it. The last time I looked, I was at the top of the food chain and find it downright insulting to have to consider a dog or cat as my equal. Don’t get it twisted — I am a cat person and have had one all my adult life.

Williams finally feeling ‘cleansed’
Nets point guard credits three-day cleanse over All-Star break for improvement Carlesimo praises fitness Ankles also better JESSE D. GARRABRANT/NBAE/GETTY IMAGES
Deron Williams says he has not changed his diet, but during his week off before the All-Star break, he underwent a three-day cleanse to rid his body of bad toxins. It seems appropriate, considering he averaged 16.7 points per game while shooting 41.3 percent in the first half. “I did it when I was hurt,” Williams said after yesterday’s practice, while wearing a “Running Sucks” T-shirt. “I think it helps your energy and gets a lot of the bad toxins out of your system.” Though Williams said he has not changed his diet, interim head coach P.J. Carlesimo seems to think otherwise. “Right now, he’s really made a strong move addressing diet,” Carlesimo said. “I remember we were at a dinner the other night and he was drinking that cleanse stuff. He’s lost some weight in the week off [and] I think it helped him. He looks good. He looks very good.” Besides the cleanse, perhaps an even more significant reason for Williams averaging 21.7

Johnson’s foot feeling better Joe Johnson has scored 11 points and shot 10-of-22 in two games since returning from his heel injury, but he was not necessarily 100 percent and has been using a combination of ice and treatment to improve his condition.
“I’m right there,” Johnson said. “I just got to do what I need to do to treat my body right and to be ready to perform, so we’ll see.” Now that Johnson is feeling somewhat better, he says the next priority is to fix the constant issue of playing poorly in specific quarters. METRO/LF

I feel a little better. I can actually go up and down stairs.” Larry Fleisher sports@metro.us

Anthony
Anthony has ‘sore knee,’ questionable The Knicks didn’t provide much in the way of further updates yesterday to Carmelo Anthony’s right-knee injury. The team officially announced it was a sore knee and the star forward will be questionable for tonight’s game in Detroit (7:30 p.m., MSG). As for the odd injury itself, head coach Mike Woodson told ESPN Radio in New York yesterday he made a mistake in keeping Anthony in the game prior to his secondquarter trip and fall, which sent him to the locker room. “Maybe I should have taken him out before he actually stumbled and took the fall,” Woodson said. “But again, I’m thinking [during] the game, ‘Hey, he’ll play through it. He’ll figure it out.’ But he was hurt.” Anthony said after the game that his knee had been bothering him for a couple weeks.

Old Big East football schools to split $100M They may not have any marquee members left, but what remains of the Big East will be a whole lot richer. The Associated Press reported yesterday that the remaining football schools — with a new conference name to be announced — will split $100 million as part of a deal that allows the socalled “Catholic 7” to keep the Big East name. USF, Cincinnati and UConn will receive the biggest shares. METRO

Sports in brief Richards misses game, Tortorella not concerned NHL. Even though Brad Richards was declared out for last night’s nationally televised home match against the Flyers, head coach John Tortorella is not worried his star center will miss significant time. “No,” the often curt Tortorella said when asked if he was concerned it could be a long-term issue. “Banged up.” Richards was cross-

Teixeira is the latest Yankees player to hit the injury list. Teixeira, who recently left Yankees camp to train with Team USA for the World Baseball Classic, suffered a strained right wrist while swinging yesterday. He immediately pulled out of the WBC. Teixeira will travel back to New York today, where his wrist will be further tested by team doctors. Teixeira’s injury comes on the heels of outfielder Curtis Granderson breaking his forearm when he was hit by a pitch in his first spring training game. He will be out until midMay. Teixeira and Granderson accounted for 67 home runs and 190
RBIs last season. METRO
Coughlin: We want Cruz to remain on Giants NFL. Giants head coach Tom Coughlin began his book tour yesterday, and of course faced a bevy of questions about the state of his team. He was asked about restricted free agent wide receiver Victor Cruz by Fox News, to which he responded, “we want Victor Cruz to be a Giant.” The two sides haven’t made much progress negotiating a deal. Metro’s NHL power rankings | by Rich Slate GETTY IMAGES
4
BRUINS (14-3-2)
Boston had its six-game win streak snapped on Sunday night against Montreal, but they have been playing great hockey on the whole.
5
The Penguins have 30 points, just like the Bruins, but they have played four more games. Also, Pittsburgh leads the NHL with 81 goals.
BLACKHAWKS (19-0-3)
At some point, the Blackhawks are going to lose in regulation, right? This streak is turning into one of the great marks in regular-season sports history and they are winning in a number of ways.
2
DUCKS (15-3-3)
They don’t have many nationally broadcast games, since nobody thought they’d be this good. But if you have NHL Center Ice, you know all about the Ducks.
PENGUINS (15-8-0)
6
3
CANUCKS (11-6-4)
There is a seismic drop from Pittsburgh to Vancouver. The Canucks haven’t played well in their last 10 games, but you have to respect their talent. CANADIENS (14-4-4)
The Bruins could be here since the Canadiens have played three more games than them, but we’ll go with Montreal since they won 4-3 in Boston on Sunday.
7
LEAFS (14-9-0)
It is still hard to take the Leafs too seriously, but they are treading water while many teams around them fall back due to major injuries or terrible play.
8
COYOTES (11-8-3)
The Coyotes are 6-3-1 in their last 10 games, which means something in the Western Conference (the superior conference). They’ve built a good team.
9
KINGS (11-7-2)
Outside of the Blackhawks, there is no hotter team in the NHL than the defending Stanley Cup champions. They are 8-2-0 in their last 10 games.
10
CANES (12-8-1)
This will probably be a short stay this high in the rankings since goaltender Cam Ward hurt his knee and is expected to be out 6-8 weeks.
11
SENATORS (12-7-4)
It took a little longer than we expected, but colossal injuries to the Senators are wearing them down. It’s hard to see them staying here.

CONTACT MEDIASALES@METRO.US
The Sharks have struggled in their last 10 games (3-4-3), but it’s hard to see them continuing to play at that mediocre level.
13
BLUES (11-8-2)
Did you know that six teams in the Western Conference have 24 points? It’s absurd. The Blues are 6-3-1 on the road so they can be a quality team.
14
WILD (11-8-2)
They still don’t score goals (49), but the Wild have won on their home ice (8-2-1) and have played well in their last 10 games (6-3-1).
15
DEVILS (10-7-5)
No team has slid farther than the Devils the last few weeks. That’s what happens when you lose Hall of Fame goaltender Martin Brodeur to the IR.
16
FLYERS (11-11-1)
The Flyers won their only two games last week, but they face a much tougher stretch this week: Penguins, at Bruins and Sabres.
17
RANGERS (10-8-2)
The sons of crazy John Tortorella have started to play their favored style. They got Rick Nash back, but now Brad Richards is banged up.
18
STARS (11-9-2)
If the playoffs started today, the Stars would be left out of the Western Conference playoff picture, despite being in a tie for the final spot.

eady for a spring home spruce-up? Boston-based Brewster Home Fashions’ contemporary offshoot, WallPops, provides the ultimate in cheap and chic with its line of wall decals and DIY fixtures. “The glory is anyone can do it without fear of getting it wrong,” says Brewster’s creative director, Paula Berberian. Brewster is one of America’s oldest independent family-owned wall covering companies and spans five generations. “For under a hundred bucks, you can dramatically change a room with these products.”

So, it’s not a huge commitment. Even if you have no artistic ability, you can choose a wall art kit and it’ll look great.” Room Panels: Add a few degrees of separation. These panels hang from a ceiling as a room parti-

Betting on rentals Market-rate rents in Brooklyn have been on the rise for years. In 2006, the average monthly rent for a Brooklyn onebedroom in a non-doorman building was $1,924, the Packes report found. In 2012, that figure had
The Brooklyn projects tend to be substantially bigger than Manhattan. “Bigger projects are happening more and more [in Brooklyn] because of the [lower] price of dirt [compared to Manhattan] and the scale of what you can build there,” said Ken Copeland, a partner at development firm FLAnk, which is building a 200,000-square-foot residential building at 71 Smith St. in partnership with private equity firm the Carlyle Group. “Also, the city seems to be a little bit more pro-growth [in Brooklyn], allowing for [zoning] variances.” KATHERINE CLARKE TheRealDeal.com is a daily blog and monthly magazine covering real estate in the New York metro area.
jumped to $2,511. Over the past several years, that rental market strength, combined with low interest rates, has prompted Brooklyn developers to build rentals rather than condos, especially since banks are still reluctant to finance condo projects in the outer boroughs.

more attractive right now, industry experts say. In Brooklyn, “you buy land for 65 percent less than you could in Manhattan, but the rent [you’re collecting] is not 65 percent less,” explained Andrew Barrocas, CEO of residential and investment sales brokerage MNS. “It might be just 15 or 20 percent less.” In the recent past, about 70 percent of the city’s new rental development occurred in Manhattan, according to a report by the real estate marketing and consulting firm Nancy Packes Inc. But for projects slated to hit the market in 2013 and 2014, it’s a different story. Indeed, 70 percent of the city’s new rental developments launching this year and next is actually slated for Brooklyn and Queens — with a strong emphasis on Brooklyn.

known condos in the works. Many of those projects tend to be small — usually fewer than 20 units. The lowerunit count is likely due to the lack of financing available for larger projects. More developers are also likely to build condos again as land prices start to climb in Brooklyn and lenders become more comfortable with the idea of forsale product outside Manhattan, experts said.
