Local style influencer Mary Outram is the picture of positivity, always in an exquisitely styled outfit. She shares her story over a just as on-brand matcha latte with Metropol Deputy Editor Nina Tucker.
Mary influences all those she meets, whether to put a gorgeous garment at the top of your wishlist or a smile across your face. The best part of that influence is that it’s entirely organic, a feeling of falling in love with the clothes she shares with her community. She’s one of the masterminds behind our local fashion industry, shifting and shaping it into a space where bright and bold are welcomed – whether in colour or confidence. “I see myself as a storyteller through fashion. It’s not just about showcasing clothes, but inspiring others to express their individuality,” Mary says. To over 20,000 people on Instagram and TikTok, she shares her artistic vision through clothing, beauty, homewares, travel, and daily positives.

Inclusion in FashioNZ’s Creator’s Power List 2023 was another “nice pat on the back,” Mary adds. Her content is always a fun time, “I love staying positive because good energy is infectious.” Now, the content is considered, and Mary will only choose to work with brands that align with her.
“It’s a responsibility.”
She compares curating an outfit with creating art. “A great garment is like a second skin,” she shares. A mood-changer, that conjures self-confidence, “fashion is more than just fabric”. Mary starts with a mood for the day, business or casual? Textures, colours, and unexpected elements come next. “It’s about balance - pairing something structured with something relaxed, or something bold with something neutral. Most importantly, it has to feel like me,” she explains. While she does have the wardrobe that makes getting dressed a dream, Mary is surprisingly intentional in her purchase process. “If something doesn’t make me say ‘hell yes’ right away, then it’s a hard no.” She considers quality and versatility, if the garment is an investment or a wardrobe staple, and vintage is always “on her radar. I love a piece that comes with a story.”
Not just to her audience, Mary has a responsibility to herself. To separate her personal life from her public persona, without losing authenticity. “My platform is ultimately to inspire fashion choices,” Mary says, avoiding sharing too much of her friends and family. So she sets boundaries, “It’s about finding that balance where I can share what feels right without compromising the privacy of those close to me.”

In a five to six-day workweek, Mary weaves content creation, strategic planning, managing marketing clients, and filming for personal ventures. An income in content creation is never guaranteed, so she finds it key to remain involved in other opportunities. Like many creatives, the ideas flood in at night. “I wake up to the thought of a new idea. I can’t sleep and it takes over my mind. I obsess over making it a reality,” Mary reflects. A knack for filling a void with opportunity as if she knows what her audience needs before they do.
That sartorial edge runs in the family. Mary’s mother Susie is an exceptional seamstress and would annually design and craft a dress for Mary to wear on her birthday in earlier years. “Growing up, we didn’t always have the luxury of buying new clothes, but she made sure that didn’t stop me from expressing myself through fashion.” It was in these moments Mary found that fashion “is not about the label but about creativity and personal expression.” When Mary eloped to Hvar, Croatia in 2023, the pair collaborated to design her dream dress, incorporating special elements to still achieve something old, new, borrowed, and blue. “It was like coming full circle, from those childhood dresses to my wedding day.”
Before she was her own brand, Mary had two e-commerce businesses that fostered her joy in sharing online and creating a community, Borrowed By Mary, a clothing rental business, and By Mary, for printed tees and accessories. Engagement on her platforms blossomed into new opportunities,
Through all that, it’s hard to sum Mary up under just one occupation. For now, she sums it up with her LinkedIn job title: Fashion/Beauty Digital Creator & Freelance Marketing Consultant. “I say ‘for now’ because a huge part of my working time is also dedicated to my new business project, which I’m incredibly excited about and will launch in a few months,” Mary shares. Her dream for it is inspiration, and expansion: into new regions and countries, cultivating a community, and running social events.
“I’m motivated for what I do, but also by knowing when to take time to recharge so I don’t burn out,” Mary admits, finding solace in pilates, a massage, or a long, hot bath. “Bliss,” she says. When she needs it most, it’s her group of 12 best friends she calls on. Each fuels her differently.

“Some are super ambitious and drive me to be better, some make me laugh until I fall over, and others are always there with unwavering support.” Mary laughs that eloping turned out to be a financially savvy decision, because who can afford 12 bridesmaids?

Stephanie Rumble Explore the colour jungle with
Fashion has been a permanent fixture in Stephanie Rumble’s life for as long as she can remember. She talks to Metropol Editor Lynda Papesch about image, fashion, and making a difference.
For years, Christchurch image consultant Stephanie was known for her flaming locks, a reflection of her “BrightRed” business name. These days, her hair is her natural glossy brown, although the company name remains the same, as does her goal of improving people’s worlds by helping to enrich their lives.
“The word [Bright] is about ‘brightening up’ people’s worlds psychosocially, physically, and emotionally through their connection to their image,” she explains. “I always wanted a brand identity rather than my business name being all about me.”
Interestingly, yellow is her personal favourite colour. “Red just feels strong and engaging, hence the brand choice. Colour invokes emotion and I wanted people to connect to the emotion of red and hopefully look further.”
Going back to the beginning, she studied clothing at university, won the best dressed title at a race meeting in 2006, and then completed a certificate in personal styling.
Education and upskilling remain an important part of her life, all dedicated to fashion, health and wellness. “My post graduate qualification (Masters) was in Chemical Protective clothing. I backed that up with a certificate in Occupational Health and another in Adult teaching and learning, hence my educational work,” she says.
Certificates in personal training (in 1998 and again in 2019) followed, equipping Stephanie with the requisite qualifications to also work in the fitness industry.
Not one to let her grey cells remain idle for long, she is currently studying to be a conflict management and divorce coach, roles she feels sit well with her leadership and conflict de-escalation training.
Her goal - to help people become the best version of themselves through personal styling, coaching, and health and wellness education; a personal determination that started more than two decades ago.
In her words, she helps people discover who they are, and what they like through scientific colour analysis, plus their acceptance and understanding of their body shape and what they feel good in.
Part of that comes with helping to plan and organise a fun, purposeful wardrobe that works for all aspects of their lives, ending with a personal shopping expedition.
Equally important to Stephanie is her work in health, wellness and leadership education space, and as an expert in Workplace Conflict de-escalation. She created a special training course for the latter, under the guidance of the Government Health and Safety Lead in 2020, and has delivered it to many organisations since then. Alongside this, she also customises and writes training programmes for all types of organisations and project rollouts.
“My aim is to help others have a better life, whether it is through their image, wellness, health, or having a happy, safe, workplace.”
The list goes on for this busy business entrepreneur. As an accountability coach, Stephanie works with people who are not in a good health or wellbeing space with their bodies, gently guiding them back to a place where they feel good about who they are.
“This is intensive and personalised one-on-one coaching where we work to build lifelong habits that serve you and allow you to stay healthy and well,” she explains, adding that she only works with one or two people at a time as this is very niche and personalised.
“My aim is to help others have a better life, whether it is through their image, wellness, health, or having a happy, safe workplace.”
On a personal level, Stephanie loves to run. Part of the DGRS running club, she aims for running 12 half marathons a year.
“As my children have all left home now, my husband and I are discovering travel again which is so exciting. I also love to read and devour books all the time, and have this year started a book club.”
Spending time with family and friends is something she holds dear, injecting excitement and optimistism into the future.

Hanmer’s History
Hanmer Springs has evolved hugely since its discovery by William Jones in 1859.
From what was first noticed as steam rising from natural hot springs to the internationally recognised tourist destination, Hanmer Springs’ rich history established today’s town.
The hot springs became bathing facilities in 1883. Open to the public, the facilities were operated by pool time allocated to each gender. In the following years, mixed bathing was introduced and the complex developed. The village flourished and became a popular spot for an alpine soak.
A sanitorium was built in 1897 to house first-class guests but was transformed to accommodate patients in rehabilitation in 1901. The Sanatorium operated for 13 years before being burnt down in 1914 and the historical landmark, Queen Mary Hospital, was built in its place. The hospital treated soldiers returning from World War I and, later, psychiatric patients.
If you’re looking for historic activities to add to your Hanmer Springs to-do list, Queen Mary Hospital and Conical Hill are iconic spots.
Queen Mary Hospital is open for visitors. You can look in the windows at the equipment formerly used within the facility, and signs are posted throughout the grounds with written history.
Conical Hill offers a range of walking, mountain biking and horse-riding tracks. It is a 30-minute walk up to the lookout where you can take in the extraordinary views of Hanmer Springs.

Guiding you in uncertain times
Homebuyers and sellers are understandably concerned by some very real issues: higher interest rates, the rising cost of living, and falling property prices.

Team Sheppard prides itself on being leaders in this field. Property decisions are usually long-term, life-changing decisions, not “get rich quick, time the market” decisions, hence short-term market fluctuations can almost be irrelevant, she adds.
“We don’t forecast, we don’t predict, we only play what’s in front of us.” She adds that with so many variables in flux in the housing market now, the best thing an agent can do with a buyer or seller is keep them ‘super-informed’.
“We believe it’s about being constant, and honest, not rushing clients but making people feel empowered in a situation beyond their control, by managing them day-to-day and guiding them thorough the process.
“A skilled agent is the difference between being sold or sitting on the market; being in the real estate game for many years now, Team Sheppard know things will always improve.”
Good News for developers, builders
The cost to build a home has largely stabilised for the time being, giving builders and developers more certainty on price than at any point since the onset of the Covid pandemic.
In the latest QV CostBuilder quarterly update for August, approximately 12,700 of the latest material and labour prices were applied to its vast database of more than 60,000 rates across Auckland, Hamilton, Palmerston North, Wellington, Christchurch, and Dunedin.
It showed that the average building cost per square metre for residential buildings has increased by 0.3% this quarter – the same rate of increase that was reported in both of the February and May quarters.
QV CostBuilder spokesperson Simon Petersen commented: “This is good news for anyone looking to build right now, as it will give them more confidence that the estimated cost of a project will indeed be in the same ballpark.”
He said the average building cost per square metre for non-residential buildings had also increased by 0.2%
The initial step is for a Business Broker to provide a written current market appraisal of the business. To do this, 2 – 3 years’ Profit & Loss Statements for the business will be required. The market appraisal will normally be a price range. If accepted, you will then complete an Agency Agreement. The Broker will also need to undertake anti-money laundering (AML) approval
(required by law). Next, the Business Broker will, with you, prepare an overview of the business which will be used in an Information Memorandum, as well as a draft web advertisement for you to approve.
Once the documents are in order, and all is approved, the business can be placed on the market, and the Business Broker can handle enquiries and keep you updated.

“What we’re continuing to see is building cost inflation returning to much more ‘normal’ levels. However, there is still an abundance of economic and geo-political uncertainty that has the potential to impact construction costs moving forward. This includes the possible escalation of conflicts in the Middle East and Ukraine, which could affect global supply chains.”
The biggest elemental price increase since QV CostBuilder’s last quarterly update in May this year related to interior doors, which went up 0.9% due to an increase in hardware rates. Costs related to sanitary plumbing also increased by 0.5%, mainly due to an increase in copper pipework rates.

Adding value for Canterbury’s landlords
A problem shared is a problem halved, or so the adage goes. Luckily, Christchurch landlords can share their trials, tribulations, and triumphs with like-minded business investors, thanks to the Canterbury Property Investors Association.
From helpful advice to law changes, solutions to specific problems, and bright ideas, the association’s regular networking get-togethers are proving a valuable source of information, and inspiration, for its members. In addition to regular events, both social and business, the association hosts knowledgeable guest speakers, providing valuable insight into a wide range of industry associated facets.
An example is its 17 September Investing in Property & Investing in Shares forum to be held in the Camelot Room at the Chateau on the Park, A DoubleTree by Hilton, debating the merits of both forms of investment. Future speakers include CoreLogic chief economist Kelvin Davidson in November.
A major event on the calendar is the New Zealand Property Investors (NZPIF) conference at Te Pae Christchurch Convention Centre in October, hosted by the local association. The conference theme is Changing Landscapes, inspired by the rebirth and ongoing evolution of Christchurch. International keynote speaker is Michael Yardney, along with a wide range of knowledgeable industry and other experts to help navigate the changing landscapes of property investing.
The last few months have been busy for the association, says its president, Nigel Barker. “We have had some excellent speakers, and well attended events,” he explains. “In July, Nikki Smith, Landlord of the Year, spoke to members about her journey from one to three properties in quick succession. It got her hooked-on property, both as a form of income, and a way to quit her day job, and provide homes for amazing families and micro-communities.
“Her story is inspirational. Eight years after she started, she won the 2023 NZPIF Rentskills Supreme Award - Landlord of the Year.”
Another well-attended event was a Women in Property gettogether at a local café, while Nigel personally recommends the association’s Coffee @ Riccarton House. “It is well attended and a great forum to ask any questions; a lot of development focused people attend this event.”

Is a statutory demand the solution for cash flow issues?
During an economic downturn, businesses often face problems with cash flow due to slow payments from debtors. If the usual phone calls and emails don’t work, many will turn to issuing a statutory demand to recover money owed. This is a powerful tool for creditors. It requires a debtor company to pay an outstanding debt within 15 working days of being served.
A correct statutory demand must include the amount owed, the nature of the debt due, and advice of the 15 working day payment deadline. The demand must also be properly served on the company which typically involves serving it at the company’s registered office. A demand should only be issued if the debt is not genuinely in dispute.
A company receiving a statutory demand must act quickly. If it fails to pay the outstanding debt within the 15 working days, it is presumed insolvent, allowing the creditor to make an application to the court to place the company into liquidation. Other options to address potential insolvency could be providing security over property or appointing a receiver. Speed in these steps is key, so seek advice promptly if you receive a demand.
A company on the receiving end of a statutory demand has the right to apply to the High Court to set it aside within 10 working days of being served. Usually, this will be on the basis it can show a genuine and substantial dispute relating to the debt or a counterclaim against the creditor. It is important to avoid issuing a demand if there is a genuine dispute, as you could unintentionally become a party to litigation, which comes at considerable costs without necessarily achieving the desired outcome.

Government scorecard
A new poll of New Zealand’s small and mediumsized enterprises (SMEs) has scored the coalition Government six out of 10 for its performance.
Commissioned by business management platform MYOB, just over 500 SME owners and operators from across the country were surveyed. In terms of satisfaction with the Government’s current level of action and support for businesses like theirs, it appears most SMEs are on the fence – with 39% of those polled saying they were neither satisfied nor dissatisfied with this, while 35% said they were satisfied and just over a quarter (27%) were dissatisfied.
MYOB Executive General Manager – SME, Emma Fawcett, explains that while sentiment around the Government from those at the helm of local SMEs is rather lukewarm, it’s a marked improvement on this time last year.
“Heading into last year’s General Election, we saw that a significant majority of SMEs were dissatisfied with the previous Government and hoping for a change. Now, nine months into this term for the new coalition Government, it’s evident that SMEs are feeling a bit more encouraged by elements of its approach,” she says.
“While our findings show there is still room for improvement in the eyes of the small business community, the current focus on reducing red tape and delivering legislative changes that enhance or simplify business processes will continue to go some way toward this.”

is a highly personal decision, with each individual having their own thoughts and preferences.
Some people exclusively invest in units or flats, while others prefer standalone options such as three or four-bedroom houses. There are also those who focus on larger properties with five to six bedrooms, optimising room rates, or investing in boarding houses. Additionally, investors consider both short and long-term tenancies, with platforms like Airbnb continuing to grow in popularity.

Location is another critical factor in property investment. Preferences vary, with some investors favouring the northwest, while others prefer the east side, city centre, beach areas, hill suburbs, or new outer suburbs such as Rolleston, Halswell, and Lincoln. There are also high-investment-value areas like student suburbs. Each investor has their own plan and expectations, considering factors such as the type of tenants they want to attract, weekly rent, and overall comfort level.

No one would be here without them, yet there is still no early detection ovarian cancer test. Australian fashion design duo Camilla Freeman-Topper and Marc Freeman are seeking to change that.
In its fourth consecutive year, their global campaign, Ovaries. Talk About Them, aims to get an early detection blood test to clinical trials by 2026.
The mission is personal and powerful. Founders of the iconic Australian label Camilla and Marc tragically lost their mother Pam to ovarian cancer at just 11 and 13-years-old. Daily, someone in New Zealand will find out they have ovarian cancer, and for every 100 people diagnosed, only 36 will still be alive after five years. Camilla and Marc want to change this course of diagnosis and devastation.
One of the most powerful philanthropic campaigns in the Australian fashion industry, Ovaries. Talk About Them has raised over $1.7million for the UNSW Gynaecological Cancer Research Group. Supercharged with support and funding, the team of Prof Caroline Ford, Dr Kristina Warton, and scientists and researchers at the lab have seen a breakthrough.
Strides have been made, having developed a world-first unique 3-target signature that can detect all ovarian cancer types. The team reports that this brings them much closer to getting an early detection blood test to clinical trials by 2026.
Head researcher Dr Warton says “An early detection test has the scope to improve outcomes and save lives for people with ovarian cancer all over the world. Our goal is to make this test successful through a simple blood draw and a PCR reaction, without a need for specialised imaging equipment or invasive medical procedures. Early diagnosis, before the tumour has spread, is the most accessible and equitable path to health care for people at risk of ovarian cancer and will have life-changing impacts for people diagnosed with this disease.”
Camilla says the effort and breakthroughs with the early detection test have been “nothing short of extraordinary. We feel immense pride towards the team at UNSW for their tireless efforts, as well as everyone who has continually supported our Ovaries. Talk About Them. campaign. Without this funding we would not have reached this significant milestone. None of us would be here without ovaries and this disease has been silenced for too long. Millions continue to be affected every year, yet there is still no test. It is not good enough. My mother deserved better. We all deserve better.”

Sleep divorce is proving to be a relationship saver for some couples, keeping them together and enabling them to sleep well. Sleep is essential for everyone’s health and wellbeing, although it sometimes proves impossible when couples share a bed.
New research from the American Academy of Sleep Medicine has found 21% of all adults in the United States sleep in a different space to their partners. That percentage is higher in younger couples, with 26% of Americans aged 25 - 34 claiming to do so.
Couples sleeping apart is not new, for instance in Japan, parts of Scandinavia, and in some Islamic and Jewish cultures. It became more common in Western societies in the 1800s. Now, for some couples, sleeping separately to ensure a good night’s sleep will mean they have better quality time together while awake, enhancing their relationship.
Remember also that a sleep divorce does not have to be permanent. Couples can try it out, see if it works for them and then revert to sleeping together if it does not.
Experts says that some couples sleep separately during the week, but together on the weekends, meaning it may be worth trying it out three times a week at first to see how it feels.
Actress Cameron Diaz supports the concept, saying in December 2023 that “we should normalise separate bedrooms” for married couples.
Pros and Cons
Some couples say the arrangement improves their relationships, leaving them more rested, and reducing conflict and resentment. Others believe sleeping together is healthier for the relationship, synchronising and stabilising the pattern of sleep brain waves, allowing bonding hormones to be released, and ensuring better mental health.
One expert recommends:
• Discuss the new arrangements before sleeping apart
• Let your partner know why you love and appreciate them, then bring up that you haven’t been sleeping well.
• Use the word “we”, so you’re explaining, not blaming
• Schedule together time before heading to separate beds

The most terrifying question for some brides is “What are you wearing?” Let’s face it… a bride is the centre of attention on her wedding day and that can be a daunting experience for some.
We guide you through the first steps of finding styles that will look amazing on you,” says owner Lisa. “Many brides come in a bit reserved after unsettling experiences. Once we help them realise their full potential it can be a very special time.
“We are all about allowing our brides to personally look through our ranges, touch and feel the fabrics to get accustomed to how dresses move and drape. Discussing likes and dislikes with one of our experienced consultants help us to choose gowns with you, and we often also suggest ‘The Wild Card’ gown,” says Lisa. “That’s the gown a bride thought she couldn’t wear; with the right structure and tweaking it can often end up being the one.”
Lisa recommends brides should start the search for their gown at least nine months before the wedding. “It’s never too early to start; it can take four to six months for a gown to be made when your order is placed and alterations need to be completed instore by your consultant once your gown arrives.”

Liz guides couples through the marriage licence application process, and is also their Master of Ceremonies (MC) for the day to ensure it flows smoothly. “Intimate is the key word, she says. “It means they can truly enjoy their day knowing that everything is under control.”
The smallest package is the one-hour petite option, which is just the bride and groom and their two witnesses. The largest is the three-hour country package for up to 30 guests, and wedding night accommodation for the happy couple. “If you’re from overseas, have no family, or just want a small wedding, give us a call,” says Leticia. “It is really easy; call me for a complimentary consultation.”

A fusion of passion
In life, passion is key, whether in establishing a restaurant that soars in popularity in mere months, or in crafting a delicious Thai fusion menu that brings families together.
That kind of passion is evident everywhere at Crazy Horse Hammersley. “Where diners become friends,” owners Jummi and Jules say, who also own the iconic Thai Orchid. That rings true, with cultures of all kinds enjoying a drink and dining together at the live music nights each Thursday, or dancing in unison at the end-of-month party on the last Saturday of every month.
The name is a nod to a special memory the pair share. In 2014, Jules and Jummi were rock climbing in a bamboo jungle in Northern Thailand and would soon lose sight of the track home. With no phone service, Jules and Jummi were about to succumb to the inch-long fire ants, snakes, and spiders of the
night. Then, they were “saved by the ears of a Crazy Horse”, the 50m high, 12m long natural rock formation in the shape of a horse’s head and were guided back to safety.
Hammersley is a celebration of the location, having been Hammersley Engineering in the 1890s. “Respect the past,” they explain. So the name came to be, and with a vibrant team, the restaurant made its way into a local favourite.

“We started with a range of baby chairs, prams, and kapok mattresses,” he says. “In 1978, my father, Edgar, an ex-farmer, came up with the idea of replacing the kapok with wool and making the first woollen overlay.”

Bonsai is an ancient horticultural art form. Originally developed in the Orient almost 2000 years ago, today it is an art practised throughout the world.
Shape, harmony, proportion and scale are all weighed up carefully in creating bonsai. Just planting a tree in a small pot is not bonsai; it has to be pruned, shaped, and trained into the desired shape, and kept small by careful control of the plant’s growing conditions. The ultimate goal is to create a miniature yet realistic depiction of nature.
You can turn any sapling into a bonsai, although there are different methods to propagate trees. Some need a lot of patience and some offer immediate results; others require time. Growing a tree from seed means you have full control over the styling of your bonsai plant, however it will take up to five years before it starts resembling a tree.
Shaping your bonsai comes down to how you prune it to achieve the desired shape, while keeping it small comes by confining the roots in its pot, and periodically clipping them. Only branches important to the bonsai’s overall design should remain, and unwanted growth pruned regularly.
Living bonsai will change seasonally and yearly, needing pruning and training throughout its lifetime. Every species of plant has its own special needs, so before you start, read all you can about bonsai, join a dedicated club, or seek advice from an expert.
Ficus is regarded as a suitable tree for a beginner to work with. Hardy, tolerant of lower light, and a forgiving species, it is also less meticulous about watering than other bonsai varieties. Junipers are another popular type of bonsai tree for beginners because they respond well to pruning and ageing techniques, and can be trained into beautiful, intricate shapes.
A third option for beginners is the herb rosemary, which is easy to prune, sheds its bark giving a distinctive old-tree look, and has a pleasant scent when trimmed. A last option for beginners to consider is a maple (acer). Native to China and Japan, they are vigorous growers, and can build a fat trunk, quickly giving the appearance of character and age. Adding to its appeal is the fact that its green leaves will change to orange, then red in autumn.

Recently I took part in a thoughtprovoking and extremely considered discussion on values and their significance in everything we do, be it personally or professionally. You see values, especially corporate or business values, can be notoriously difficult to articulate. This is particularly the case if you’re working to avoid the well-rehearsed, often over-used terms that currently reign. Identifying the exact values that sincerely represent your hopes and ethos can take time and poses questions to both the individual and the group, particularly if you’re endeavouring to find values that are deeply meaningful.
Values are defined as our guiding principles or standards and they demonstrate what we consider to be important in our lives. It’s therefore no surprise that the top three values worldwide are:
- Family, for its ability to generate joy and comfort whilst providing security and a sense of belonging;
- Honesty, because it builds trust which contributes to sincere and healthy relationships and elicits respect, which is another of the top three values;
- Respect builds trust, safety and wellbeing, whilst providing a foundation of acceptance for different cultures and communities.
So, what do you find when you look at companies and the values that they purport to offer?
Traditionally you would find a
commitment to honesty and integrity front and centre, but today there’s a more nuanced grasp of what lifts and anchors the people that make up organisations and companies throughout the world – and that translates to a wider array of values.
Through my research, I now know that Adidas values Creativity (no surprise there!), Collaboration (an essential component of teamwork and understandable given they sponsor many of the world’s top teams including a strong involvement with our very own All Blacks) and Taking Risks.
I imagine that risk-taking would not have been considered a value in times past and yet today it appears liberating and forward thinking! It’s also not a value I noted for any other company.
Sony has values of Diversity, Curiosity and, most importantly, Sustainability.
Given their potential to leave a large footprint on the global stage, it is significant that they have committed to Road to Zero, a major sustainability project aimed at helping to build a healthier planet. Well done there.
Lego nailed their values with Creativity, Learning, Fun, Imagination and Quality.
Having had children who loved this company and its product, I can say that every one of these values was endorsed with every Lego playtime or creation that we did.
And of the older companies or institutions I investigated, I found the following to have kept their promise to their community and their clients.
American Express for their pursuit of Excellence, Reliability and Trust, and Harvard University for its “conscientious pursuit of excellence in one’s work.”
Both of these institutions have been in existence for a very long time, and I give credit to the forebears who created such clearly determined principles.
As I read through all of these values, I could feel the desire of each organisation to stand up for something deeper, and whether these values were represented as a single word or a sentence, they resonated and identified what sat at the core of their business.
A mission, attached to a deeply attuned value, will – it seems – always stand out.
With that said, next month it seems only appropriate to share our own and I hope they will demonstrate the significance and care we hold for our team and community.

Painting the Town
Allowable levels of lead impurities in paints have been significantly reduced. Further reductions apply not only to building paints, also to art materials, such as chalk, crayons, and felt-tip pens.
The Environmental Protection Authority (EPA) has made the changes to a series of group standards that cover these products to reduce any potential exposure to lead and further protect people’s health and safety. Group standards are approvals and rules for using a group of hazardous substances of a similar nature, type or use.
At high levels, lead can cause serious health effects, such as permanent damage to the brain and nervous system, anaemia and kidney damage. It is also toxic to plants, animals, and micro-organisms.
Although lead is not intentionally added to modern paints, some products can contain trace levels as an impurity.
“We’ve cut the amount of lead impurities allowed in paints to ensure our rules are as robust as possible, and that they align with other international regulators,” says Dr Shaun Presow, Hazardous Substances Reassessments Manager.
“Modern paints do not contain lead pigments, but houses with old lead-containing paints are a known risk to people through chipping and flaking. We want to make sure this same issue can’t happen in the future.
“We’re taking a precautionary approach to how we regulate lead, and all these changes will protect people’s health by reducing the risk of exposure to this substance,” says Shaun.
The new rules will take effect from 1 March 2025. Importers, suppliers, retailers, and consumers must safely dispose of any products or substances that do not meet the requirements of the amended group standards by 1 September 2025.
KEY CHANGES
• Reduce lead impurity levels allowed in paints, including corrosion inhibitors, to 0.009% (90 parts per million/ppm), in line with countries including Australia, Canada, and the United States
• Require test results (or other evidence) showing lead impurity levels in paints
• Adjust group standards so all graphic materials marketed to children are covered only by the Graphic Materials Group Standard

Today, many new technologies seek to improve energy use in homes. Unfortunately, often the trade-off is the environment.
Plastics such as polystyrene, foams, sealants, rubbers, acrylics and nylons are used in various build systems, most of which are unable to be satisfactorily recycled. This raises an ethical dilemma: If products will not be recycled properly, should you use them? asks Simon Banks of High Country Homes.
“Just because you can mix cement with polystyrene, should you? We all know that after the Christchurch earthquakes it proved too difficult and time-consuming to separate them out.”
Simon was recently at the dump when a man threw out two plastic children’s motorbikes into the hopper. “Who was at fault with
this unchecked disposal of plastic into New Zealand soil? The manufacturer, importer, legislator, or the dumper?
Most would agree that they all have a responsibility. “The toy could have been made sustainably out of wood or steel by instituting a simple rule: if it doesn’t rust or rot, don’t use it.”
Simon says it is the same with plastic usage in construction although on a far greater scale.
Often, energy efficiency and sustainability are categorised as the same thing. Simon says they are not. “At High Country Homes, we avoid plastics where possible. Tar papers still work, and a measure of airtightness can be achieved with ply, which also helps with earthquake resilience. Recyclable insulations, chemical-free timbers and conscionable design are still available. Stone, steel, timber, and natural fibres have been used in construction for centuries. They look great and feel good.”

The future of Health
Recently Te Papa Hauora, the Health Precinct, supported the University of Canterbury Centre for Entrepreneurship (UCE) in the delivery of its annual ‘Future of Health’ Disrupt Challenge.
The Challenge involved over 50 students, both undergraduate and postgraduate, from a range of local tertiary institutions volunteering to spend an intense weekend exploring solutions to some of the big problems facing the health sector. They were invited to be part of ‘imagining a better health system for Ōtautahi’.
Working in small multi-disciplinary teams, most of the participants chose to address issues around developing better ways of promoting health and wellbeing in the community, with the goal of reducing long-term pressures on the health system.
There were many good ideas generated from this group of enthusiastic, future health influencers.
The participants were obviously very aware of the importance of local community driven solutions, better supporting vulnerable communities, and addressing inequities.
This type of collaborate initiative is an important part of building local capability, leadership and solutions to complex problems. Hopefully some of the propositions developed can be refined and further developed, to make a positive difference to health and wellbeing outcomes in our region. Te Papa Hauora is proud to be a part of making that difference.

I think we tend to take for granted what a brilliant thing Antarctic Gateway status is for Ōtautahi Christchurch. Maybe it’s Kiwi modesty that makes us downplay these things. But it’s huge.
As one of only five Gateway Cities worldwide, Christchurch is New Zealand’s Antarctic hub. With over a century of service as a launch point to the icy continent, it connects deeply to our history –but also our economy.
The NZ Economy Report estimates Antarctic-related activities generated $279 million for Canterbury in 2019 and supported 3675 jobs.
Our nearest neighbour to the south, Antarctica is the coldest, driest and windiest continent on earth – and arguably the most important. Containing over 60% of earth’s freshwater, its future is intrinsically tied to climate change. Our connection, therefore, helps foster innovation, research, and climate awareness.
That’s why I’m excited about Days of Ice – the official celebration of the Antarctic season opening.
It’s a week of events (8 to 13 October) that offer family fun and opportunities for insights and education into this remarkable continent.
I’m particularly looking forward to Antarctic Immersion – a 360 Degree VR experience exploring Antarctica’s diverse environments.
It’s created by UC’s HIT Lab NZ in collaboration with multimedia company Antzworks – two of the fantastic businesses that form part of the Christchurch Antarctic Network (CAN) – a network of 100 businesses that strengthen the work in Antarctica.

The importance of face-to-face
I’ve just settled back in after a whirlwind two weeks in China for a Sister Cities visit.
The importance of face-to-face meetings can’t be underestimated, so it was fantastic to get over there in person with the delegation which included councillors Victoria Henstock and Jake McLellan.
It was a busy trip, but we met some great people and strengthened our ties with some cities over there.
I caught up with the Mayor of Shenzhen and city officials, and signed a Memorandum of Understanding in Hohhot which will boost our partnership with their city. In Gansu, where we recently celebrated the 40th anniversary of the Sister City relationship, we had a look at their agriculture, green development and infrastructure.
A highlight was re-signing the Sister City agreement with Wuhan’s Mayor, which is an absolutely fantastic 20-year relationship. I planted a friendship tree in Wuhan too which was special—even though the weather was very hot.
I want to make sure that we keep all these relationships going into the future.
Canterbury has had the biggest student intake ever in the last two years, which is because a lot of the young people from across New Zealand and all over the world think our city is the best place to learn. The university has recovered up to 54% of international students post-Covid.
It’s vital we reinforce our overseas connections so we can keep Christchurch buzzing with all these new people calling our city home.

Brief and budget are the core of any building design.
Twenty years in architecture and working across a range of residential and commercial projects taught Jorgen Andersen of Arthouse Architects that setting clients’ project goals and sticking to them is essential.
“I find myself telling clients the same things repeatedly, so I’ve compiled a checklist of tips and tricks for people thinking about their own projects – no matter how small,” says Jorgen.
BRIEF
Before you speak to your architect or other trusted professional, take time to think about what you want to do and why you want to do it. Write it down. Discuss it with whomever else is part of the decision-making process to identify if there are parts of the project you disagree on, or are wanting to achieve different things with. It helps your professional to know this from the beginning. There can sometimes be clever design solutions to work around these issues.
The ‘why’ is important. For example, “We need a bigger bathroom and kitchen as our family grows,” that is a great starting point. It lets your trusted professional ask questions to develop that brief that you might not have thought of, such as:
• If your family is growing up or expanding, do you also need additional storage space?
• Do you need additional living space, or could a reconfiguration of any of the existing spaces make the house work better for your changing family?
Sometimes, you can tweak and rearrange without adding on. “It’s our role is to understand your needs, ask the questions you might not have thought of yet, and find creative and cost-effective ways to deliver,” Jorgen assures.
BUDGET
“Everyone has a budget, and human nature dictates we always want more than we can afford.” Be honest and up front because it promotes efficiency in the design stage.
Consider a contingency figure and tell your professional. Information such as “We want to spend $300k, we have $50k contingency but we would rather not spend it, and that’s it. Theres no more money,” is clear and helps us give the best and most appropriate advice.
Your brief and budget will almost always never match. “Prioritising your brief conveys the parts of a project that are most important. We often flag things as a ‘stage two’,” he adds. Planning to stage work requires an overview of your ultimate result, and designing a ‘master plan’ is really useful to make sure you don’t end up ‘undoing’ work to do a second stage.

Future-proof your home
Renovate and retro-fit, move, or bulldoze and start again?
Those are the tough decisions many home owners face as they look to future-proof their homes.
Both retro-fitting and future-proofing buildings are about improving their performance.
Achieving optimum performance starts with energy modelling, looking at and understanding what an existing building has, what it needs, and what can be done to improve it. By following a series of steps and processes, many older homes can be renovated, says Claudia Kaltenstadler, director of Harakeke Consultants.
Her company is one of a growing number of like-minded building industry businesses dedicating themselves to ensuring retro-fits are future-proofed. Others are featured on these pages below. The first step in the process is to have an energy modelling analysis carried out. This includes calculating carbon emissions and a Blower Door Test to measure the air leakage rate, assess how many times the air in the home is exchanged per hour.
“Some older homes record 15-20 air changes in an hour,” explains Claudia. “The aim is to reduce these to a maximum of three (preferably less) per hour.
“The steps are always the same, although each project can be done in stages, as and when finance permits,” she says. “The order of the steps is important. Start with the interior, and when that is complete look to the exterior changes.”
The following steps are recommended:
THE BIG THREE: VENTILATION, AIRTIGHTNESS, & HEATING: Achieving energy efficiency in your home starts with making
it airtight from the inside. Air leakage is one of the biggest contributors to energy waste, accounting for 30% to 70% of heating and cooling energy loss. Thanks to new technologies, even older homes can now be completely sealed from the inside, significantly improving energy efficiency.
After sealing, a Blower Test can be performed to measure the improvement in airtightness. But sealing alone isn’t enough—you also need to manage moisture and ensure adequate ventilation and heating. A heat exchange system can be the solution, as it not only eliminates moisture, but also recovers 85-90% of the heat, keeping your home warm and energy-efficient.
INSULATION: Assess the existing insulation, its age, and whether it requires replacement. Consider adding a damp-proof membrane to prevent moisture from rising through the floor. Ensure concrete foundation edges are insulated to minimise thermal bridges.
RETROFIT WINDOWS: Replace all windows with uPVC or retrofit existing timber windows with double glazing, if they are still in good condition to eliminate any remaining drafts.
REPLACE EXTERIOR CLADDING: If moving forward, remove the exterior cladding, by a qualified builder to inspect and repair any structural damage. Replace the insulation, as it is often degraded or wet. To eliminate thermal bridging, use a permeable board on the exterior of the timber structure, install a high-performance membrane, then add cavity battens and new cladding.

“The windows and exterior retrofitting are an expensive commitment, it needs to be carefully considered,” says Claudia. “Think about whether it will be over capitalising, will it increase the property’s value, or those don’t matter if it is a forever home.”
Her advice is to use the data from the initial energy modelling, and consult with architects, valuers and real estate agents before
going ahead with a light (interior) and/or a deep(exterior) retrofit, including a renovation (interior) of your home and how it adds value to the property.
