pen Christchurch, the oneweekend-only celebration of architectural excellence, has called for building nominations for next year’s programme. The festival, organised by Te Pūtahi – Centre for Architecture and City Making – returns on April 30 and May 1 next year to showcase significant buildings that tell not only the story of Ōtautahi’s architecture, but of the city itself. This year’s inaugural festival in May saw some 12,000 visits to 46 buildings of varying styles, ages and functions, and participate in a range of talks, tours, exhibitions and activities. Open Christchurch and Te Pūtahi

director, Jessica Halliday, believes the building nominations process offers the public a platform for sharing their knowledge of Ōtautahi’s gems and a way to connect with their city. “During the inaugural weekend, we witnessed so many people finding pleasure in their encounters with some very special buildings and simply enjoying their city. People are hungry to connect with this place and our public nominations process is one means of facilitating this. “It gives people a chance to put forward spaces that are important to them - places we might not know about or have considered,” she adds.

NOMINATIONS OPEN NOW Anyone can nominate a building, but festival organisers ask that people have the consent of the building’s owner, custodian or tenant, for it to be considered for the programme. The final cut of buildings and sites will be decided by Te Pūtahi’s Building Council. They’ll consider many ways in which buildings can be exceptional, including design excellence, rarity, contribution to the city’s identity, significance to Māori architecture and history, innovation, sustainability, and heritage significance. Open Christchurch offers attendees the chance to experience great design from the inside and view their city in a new light. Festival organisers see the public nominations process as means for the public to contribute to this endeavour. The nominations form and the complete list of building criteria can be found on the Open Christchurch website (www.openchch.nz/). Nominations close on August 8 2021.

Both sport and recreation are important for a work/life balance, as is culture. In this issue Metropol catches up with Christchurch-trained dancer Malia Johnson, now creative director for WOW which many of you will be going to see. We also talk to Circulation Tactix head coach Metropol Marianne Delaney-Hoshek, check out the latest fashions, and look at some upcoming commercial developments. Welcome to another issue of Metropol. Spring is a month away with occasional glimpses of warmer days ahead, yet for many the best of winter has yet to come. Regular snow dumps mean hitting the slopes, and for destinations such as Queenstown, a much-needed boost to income. As a newbie to the region, I haven’t found it too cold and was excited to have snow, albeit a small amount, at New Brighton. Spare a thought for those elsewhere battling the worst effects of winter, with high tides causing flooding, snow bringing power blackouts, and icy conditions leading to accidents. The message is take care and don’t take risks. This issue is chokka full of good reading, including our monthly build section

E-bike festival coming to Arrowtown

Riders will descend on Arrowtown in November for a weekend of curated trail experiences, in New Zealand’s inaugural Cyclorama.

n November 13 and 14, e-bike riders from across New Zealand will have the opportunity to purchase tickets for bespoke adventures and fun trails curated to complement the natural surroundings and regional heritage. Event organiser Dave Gibson says that while international travel is still restricted, Cyclorama is the perfect chance for the growing number of Kiwi e-bike riders to take part in an event that is specially

designed for them. “We are offering a weekend with a great mix of fun activities, unique experiences and the chance to experience the incredible rivers, lakes and mountains that Arrowtown and its surrounds are famous for,” he says. The festival will boast nine different trails and rides themed around birdwatching, art, beer and wine tasting plus a special ‘Tour de Gourmet’. More adventurous riders will be able to stretch themselves with a

mountain ride dubbed ‘Cyclopath’. Complementing the rides will be a weekend of trade stalls and entertainment based on Arrowtown’s Butlers Green, where bike retailers will showcase bikes and accessories. The weekend will also offer a special orienteering event for families taking place on Sunday afternoon, themed around Arrowtown’s goldmining history. Dedicated to dance Former Cantabrian Malia Johnston has been wowing audiences throughout New Zealand for years. She talks to Lynda Papesch about dance moves from tippy toes to WOW shows.

eaching children’s dance classes first showed Malia Johnston that her true career lay not in science and animals, but dance. As the creative director at WOW, she is now fully embracing her artistic talents. “When I was 22, I was studying zoology and environmental science at Canterbury University. “On the side, I was running a dance school for children, which I loved. “I was teaching and managing 13 classes a week, making shows and

putting the kids through exams, yet in my mind this was my hobby, my fun time. “What was supposed to be more important were all the university classes that I was actively avoiding. “When I accidentally came across a full-time dance programme that I could audition for, it was like finding gold. “I had never thought training full time in something that I loved was possible.” Malia took the plunge, left university and never looked back.

Working with WOW After training, she worked with a variety of companies in Auckland and in 2001 secured a role working on WOW in Nelson as an assistant choreographer. “I found an affinity with the organisation and took on the choreographer role in 2002 and after that became the artistic director.” Since then Malia has worked on more than 18 WOW shows, with dance and theatre companies, institutions and organisations across New Zealand and internationally. Dance has set her huge challenges and obstacles but mostly it has provided extremely rewarding opportunities. “It has become a way of living that I have fallen in love with.” She finds that her inspiration comes about when things fall into place, when she comes across a new creative partnership or opportunity that helps to grow the work she is creating or investing in.

“Dancers and movement practitioners are an inspiration for the work that I do. There are often large groups of dancers involved in WOW, which means there is diversity and representation from many physicalities, experiences and disciplines. “I enjoy working with serious movers from multiple backgrounds because no matter their discipline or training - whether hip hop, integrated, contemporary, ballet, cultural movement, kapa haka or movement forms beyond the arts - they all use their body as their creative tool. “Dancers are like beautiful harmonious bees: they’re coordinating thousands of individual parts as well as working with other bodies, with space, finding rhythm and expressing ideas. It is such a complex art form that resonates on so many invisible levels through the complexity and fragility of the human that is operating it.”

Her advice to young dancers dreaming of following in her footsteps is to trust their gut. “Your instincts are a beautiful navigator, leading you towards the best results for you and those around you. Invest in the things that naturally drive you, engage you, be present and focus on what interests you, challenge yourself and put yourself out there. “Dance is innately a collaboration with other people, music, light and space - so invest in people. Who the people are really matters - strong lasting relationships help you build skills. Develop relationships with people who work smartly to build strong and sustainable processes. Invest in those people who are keen to develop with you towards the future.” www.worldofwearableart.com

A change in tactics The Good Oil Tactix have had an exciting albeit challenging run in the 2021 ANZ premiership, and as they head into the ﬁnal round it is crunch time. Georgia Summerton chats with head coach Marianne Delaney-Hoshek about the team’s performance so far, bouncing back from challenges and what, in her eyes, motivation boils down to.

oming out of a strong pre-season, the Tactix were dubbed favourites in the upcoming competition, so the disappointing results from their first few games was understandably a shock to the team and fans alike. With the added pressure of injury and a large amount of travel from the outset, the Tactix were in a crucial position. Marianne says the losses forced the team to take a step back and adapt. “It made us look deeply into what we were doing, to make the changes we needed.” And change they did. After those first three rounds, the Tactix have not lifted their foot off the pedal. It has not been the smoothest road for the Tactix lately, with the Netball Mainland Zone being placed in voluntary liquidation due to financial strain of the Covid-19 pandemic in 2020. Marianne has been there through all the uncertainty and seen them through the other side. The team are now under the governance of Netball NZ which is looking to be a positive step forward. If there is one thing the Tactix understand, it is the power of local support. Rounds four and five of the competition brought the team back to Christchurch, proving there is nothing quite like home soil. The Tactix’s came away with back-to-back wins at Christchurch Arena and the crowds definitely contributed to firing up the players, says Marianne. “When we do get home games, we are managing to really fill up the stadium now, which is a good shift over the years. We are getting massive crowds which is a real boost to us, and it’s cool seeing all the kids in the gear and supporting us, which was a vision that we had a few years back.” The pressure of the competition, the exhaustion of travelling and the stresses of injury, means the time between games is crucial. With quick turnarounds between games, Marianne focuses first and foremost on recovery. “We always prioritise recovery. We follow each game with two days recovery, then we have our main debrief and start our training from there.” As well as recovering correctly, Marianne understands the power of positivity, and uses this to drive the team and keep them motivated and focused. “It’s all about positive language. escribed as a “hell of a production” by The Times, the play first opened to London audiences in 2011, penned by British playwright, Nick Dear, who adapted his play from the novel by Mary Shelley. The Court Theatre’s Frankenstein is directed by Holly Chappell-Eason, and the one similarity to the National Theatre’s production is that the two lead actors, James Kupa and Wesley Dowdell, will be alternating the roles of Victor Frankenstein and the Creature. The Court Theatre’s production will be unique, with its five professional actors joined by 15 NASDA actors as the ensemble. This adaptation, contrary to many previous ones, tells the story from the creature’s point of view, rather than his creator’s. The play sees young scientist Victor Frankenstein bringing to life a man-made creature, sewn together from dead body parts with little thought to the consequences. Abandoned by his maker and treated as an outcast by those around him, the Creature becomes intent on finding Frankenstein to strike a bargain. After being betrayed, the Creature is then determined to make Frankenstein pay. This international hit explores the eternal themes of humanity, good versus evil, and what happens when we blur the line between life and death. And the whole thing is so silly because we barely spent any time together! It wasn’t even a thing, but feeling rejected just makes everything seem more dramatic.” At the end of the clip, Browning douses herself with oat milk, relieving herself of the sting left by the chillies and signifying moving on. “The milk served as a kind of climax to the story, which I suppose represents me losing my cool and then pulling myself together again right at the last second.” Fans can expect to see Browning perform the song at the festival, and she adds there is music on the horizon. “A new single is on the way! I’m currently trying to cook up a new music video to match the energy of the last one, which is proving to be a good challenge.”

ouncil chief executive Leonie Freeman says its members believe the Government’s proposed changes to interest deductibility rules will have a ‘significant chilling effect’ on increasing supply at scale and pace. The council says the proposed changes make it less likely people will help the Government build more houses for Kiwis. “While exempting new builds is encouraging, the Government has an array of levers it can pull to incentivise more housing to be built that don’t pull the rug out from under the feet of developments,” she says. Property Council has seen increasing interest in ‘Build-to-Rent’ development, a new asset class that aims to provide long-term rentals where tenants are treated as customers. “To amplify the potential of Buildto-Rent, the Government needs to create the right settings,” says Freeman. The council has asked that Build-toRent developments be exempt from the interest deductibility proposal. “Government has long said it aims to tackle New Zealand’s housing crisis and help more Kiwis into homes. It should not be tinkering with tax settings to make developments more difficult,” Freeman adds.

Looking ahead to increase housing supply Property Council New Zealand has urged a Government rethink to getting more houses built.

How long are you going to live and how many people do you know who are already in their 80s or 90s? Will you ﬁnancially cope?

hese are some of the questions people ask themselves and then their thoughts turn to investments. When thinking about investing, many people may only consider a one or two-year term deposit or a balanced fund. “The questions you should be asking yourself are ‘When am I planning on spending all of my money?’ and ‘When am I planning on spending bits of my money?’” says Financial Adviser, Alistair Bean. “If the answer to the first question is that I am never planning on spending all of my money, then this portion should be in longer-term investments. To the second question, allocate your short and mediumterm funds to your day-to-day budget and emergency needs, then that three to five year project that you have, with the remainder being specifically allocated to the longer-term and, insist on this to your Adviser!”

Here are some investment tips from Alistair: LONGER-TERM INVESTMENT Many of you now already have longer-term investments with your KiwiSaver and a lot of you now have six figure balances in your KiwiSaver as average salary and wage earners, if you are 40+ years old. Not even you can believe this has already happened as you read your last statement. However, because we don’t want to outlive our money, as we are living longer, your greatest risk now, is not having your funds allocated in the right area by perhaps having too much in short and medium-term and/or too conservatively-balanced fund investments.

MANY FORMS OF INVESTMENT Your Financial Adviser researches many different forms of investment every day and can recommend longer-term investments to you. Many of these investments may only be accessed by using a Financial Adviser and are not available to individuals, although wholesale and sophisticated investors may be able to access these funds directly.

Such investments specifically include KiwiSaver, where you can pick your own investments, for example individual shares and not just funds which, by themselves, are now very old school. With KiwiSaver, it is imperative that you choose one that gives you this choice.

ll these latest-technology measures are part of a new Canterbury Medical Research Foundation-funded study aimed at solving a simple, real-world problem– how to minimise harm from collisions in the next generation of rugby players. University of Canterbury Professor Nick Draper is a former Olympic level judo manager and selector, and now worldrenowned sports scientist. He has been awarded more than $100,000 by the Canterbury Medical Research Foundation (CMRF) to conduct a two-year study into head collisions in junior rugby and the potential of World Rugby-sanctioned head gear to reduce impacts. The CMRF will raise the money for Nick’s research at their annual Wine and Art Gala on Saturday, October 16. CMRF Chair Geoff Cranko says the foundation is delighted to be able to support a project which could have such

a fundamental impact on the health and well-being of young Cantabrians and the safe future of the game for all players. Nick has three sons who play rugby for the Waihora Rugby Club, where he also coaches. Watching his boys and their teammates was one of the inspirations for his New Zealand-first study. His experience seeing the impact of concussions in a range of sports was another powerful motivator. “As I’ve watched kids play rugby, I wondered what I could do as a researcher to make the game safer for the next generation of players and All Blacks.” Nick’s study will follow two junior rugby teams over the 2022 and 2023 seasons. All players will wear mouth guards fitted with sensors to record the speed and acceleration of impacts. A videographer will capture play to ensure mouth guards are measuring collisions rather than players chomping down. Players can

choose whether to wear the head gear or not – giving researchers the opportunity to look at the measure of protection. Nick and his team will then take the data gathered on the field and use a laboratory rig fitted with an instrumented human-shaped head form to simulate the impact, and potential damage to the brain. “This technology can mimic what happens with collisions in the real world. The difference between wearing head gear or not will be the degree to which head gear can mitigate the impact of collisions and potentially concussion as may be shown in the laboratory. There is a real lack of research in this area. Veggies 400g potatoes, diced 2cm 2 carrots, cut in half lengthways & sliced 1cm 1 red onion, cut into wedges 100g roasted capsicum, sliced 400g pumpkin wedges 1 drizzle of olive oil 100g baby spinach 25g sliced almonds Chicken 600g free range chicken breasts, cut into bite-size pieces Classic spice blend (1 tsp sweet paprika, 1 tsp garlic powder, ½ tsp onion powder, ½ tsp ground cumin, ½ tsp ground coriander, 1 tsp oregano) 1 drizzle of olive oil Dressing 100g basil pesto (store bought) 2 tbsp mayonnaise (store bought)

Before you start Preheat oven to 220°C (or 200°C fan bake).

Prep & cook veggies Prep potatoes, carrot and onion. Spread in a single layer on 1-2 lined oven trays and toss with pumpkin and oil. Season with salt and pepper & roast for 25-30 minutes, until tender and golden. Turn once during cooking.

Prep chicken & dressing Pat chicken dry and cut into 1cm strips. Toss in a large bowl with classic spice blend. In a small bowl combine mayo and basil pesto.

Cook chicken When veggies have 15 minutes cook time remaining, heat oil in a large fry-pan on mediumhigh heat. Cook chicken for 6-8 minutes, turning, until golden and just cooked through.

To finish Prep capsicum. Toss veggies with capsicum, spinach and almonds.

Serve Veggies topped with chicken and pesto dressing.

hat are ‘character neutrals’ when they’re at home? You’re looking at a few of them. The Resene Tea paint used on this wall is one such colour, as is the floor in Resene Blanc. The former is a complex river-boulder beige that’s perfect when pure white seems too harsh. The latter is a restrained Parisian white also available in versions from stronger-hued Resene Triple Blanc to the palest Resene Eighth Blanc. Sitting perfectly within this palette is the warmed green-beige Resene Bison Hide

An enviable rebuild had a knock-on effect when the next-door neighbours also chose DJ Hewitt to rebuild their own dream home. Knowing Daryl’s reputation for perfection, the clients felt this was their insurance that the outcome would be a fabulous future-proofed home. An exciting new lifestyle, while still in their same cherished Mt Pleasant location. The process was also as they had excepted – simple and well organised – with Daryl and his perfectionist team of sub-contractors extremely efficient in working with the extra challenges of a hill site. The strong skeleton of the near 279sq home was rebuilt on the same footprint – solid concrete in structure, and Rockcote finished. Juliet windows in both the living and dining areas were suggested as easy indoor-outdoor flow to enjoy the vista. The original five small bedrooms were consolidated into three larger ones allowing for greater living space. The laundry by the original kitchen was moved downstairs to make way for the heavily used scullery in the luxury Lume designed cook’s haven. Daryl was always at the helm with his renowned regular communication and enthusiasm. Tara, his wife and interior consultant, was also on hand the whole way through, surprising with latest solutions and trends, the couple wasn’t aware existed yet. The dual-levelled home is as breath-taking as it is functional. A streamlined, polished interior incorporates areas of natural dark and light wood for a homely warmth. Not surprisingly, the house and the build process were also admired by neighbours to the left. Now a triple showcase of DJ Hewitt Builders workmanship will soon sit proudly above the city.

This kitchen has wow factor and is of international quality,” said the judges. The kitchen also won the 2021 NKBA Lighting Design Award and the 2021 NKBA Canterbury Chapter Recognition Kitchen Award. The 2021 SUPREME Bathroom Design Award went to Davinia Sutton for a ‘dark

and moody master ensuite’ featuring a dual entry, dual vanities and dual WCs with a large double shower zone at the heart of the room. The 2021 NKBA judges described the ensuite as amazing, clever and different. The bathroom also won the CDS Bathroom Design Award and the 2021 Canterbury Chapter Recognition Bathroom Award. She won 2021 NKBA Designer of the Year for her work on the two projects achieving the highest combined score by the judges. The judges said she knows how to evoke emotions through unwavering attention to detail and an understanding of how to

achieve understated luxury. “The designer selects beautiful choices of finishes and integrates a sense of opulence into their work. A masterclass in balance and material choices,” they said. Sutton also won the Supreme Bathroom Runner Up for a modern Hampton’s style bathroom, the Supreme Kitchen Design Highly Commended and the Manufacturing Craftmanship Award for a large open kitchen influenced by the style of architect Sir Miles Warren. Her company won another two NKBA Excellence in Design Awards for two other spaces.

he first was the Spatial Innovation Design – Commercial award for an inspiring showroom with a difference, the ‘Neff Market Kitchen’. Judges noted the space had a wonderful rustic vibe while also balancing a warm and inviting refinement. “The incredible corner details on the island are clever and interesting. Simple finishes and a really good use of materials make this a perfect kitchen for a commercial home. Texture enhances this welcoming space with its flavour of provincial France,” Armstrong Interiors was given a brief to keep within the Neff brand look and feel, but to enhance this style even further. Angelique sourced 150-year-old reclaimed French oak beams and used them as posts at each corner of the island, cutting into the Neolith top, exposing the core of the timber on the top.

Angelique says both wins were a lovely surprise, especially since there were 80 entries in the kitchen categories. “We only entered kitchens this year, whereas last year we focused on our bathrooms.” A current trend, she says, is to renovate kitchens as homeowners decide to stay put rather than sell in a high housing market. “People want to get it right to stay in their existing homes; to make their kitchens and bathrooms beautiful to look at, functional and comfortable,” she adds. Her second accolade came as runner-up in the 2021 Outstanding Kitchen Renovation category

for the ‘Clarkville Kitchen’. Described as a modern functional kitchen, that is elegant yet has a homestead, country feel with a slight French influence. The project was part of a full house renovation in North Canterbury. Advanced Joinery Ltd and Shane Boyd Granite worked with her on the project. The judges said the renovation was a beautiful transformation with gorgeous finishes. “This kitchen is completely sympathetic of the architecture of the home and is so well considered. “The design of the kitchen brings the outside in, which is always well received. “The renovation includes the addition of a large workhorse scullery that uplifts and improves the lifestyle of the homeowners. A generous and warm space,” they added.

e really enjoy a challenge, something that’s a bit out of the ordinary,” says Tony. Definitely out of the ordinary and needing a good deal of thought and

consideration to get it just right, was a recent project to fit-out a utility truck for a surveying company. This required following a client’s design for a large storage unit to slide into the back of a double cab, canopied ute – a unit with large pigeon holes for signs, a lock box and storage for pegs and poles and trays for all the other paraphernalia you might expect a surveying company to take out on a job. “It was a tricky commission because of having to make sure all the various components were exactly the right size, but it was the kind of bespoke design that we specialise in. The client company was so pleased with the result that they have given us a second ute to fit-out and there may be a third to come.” Slightly more conventional perhaps, but still with that made to order element, was the work Timber Tru undertook for the renovation of a house in West Melton. “The client wanted to replace all the original doors and windows with updated new

styles, all double glazed and featuring rosewood frames and cedar doors. We hadn’t worked with rosewood before and it is a beautiful material that achieved the very natural look the client had envisaged,” says Tony. Over a three-week manufacturing period, the team produced a set of bi-fold doors and a bi-fold window, a pair of French doors and five standard casement windows that were all installed to open out on to the verandah of the house. “Quite a stunning finished product that we are proud of and that the client loves.” The variety of work is another aspect of the job that Tony and his joiners value. “It’s always interesting and different. Sometimes even designing a wardrobe space becomes a truly made to order and made to fit project. We worked with a client who had never had a wardrobe in her bedroom but had been planning for years to have one installed. I’ve had to be many things in the course of a very long career. From sales consultant to business owner; a manager and a mentor. I’ve been a confidant, a real estate historian and a trendsetter, but now the requirement to be a magician and a mind reader – as well as a futurist – reflects an even greater level of expectation from the public. by Lynette McFadden

This market is beyond statistical analysis. How can you possibly rationalize the sale of a local property for $740,000 more than it sold for one year earlier? Or the sale that was brought forward for a brand-new property (meaning the owners accepted a pre-auction unconditional offer at a level they would happily sell for) on an offer of $1,040,000 – only for it to then travel an additional $225,000 in the auction room, ultimately selling at $1,265,000. Finally, another property that was listed on behalf of, their term, 'career private sellers'. Having decided to sell their property on Trade Me for what they thought was a hefty figure of $725,000, they engaged a real estate team and sold at auction for $865,000 instead. Rather than overwhelm you with a longer list of incredible results, let’s pause and consider the origins of these unusual times. We’ll start with May 2021, as the June statistics were not available at the time of writing this article. It was during this month that prices nationally were on average 30% higher than the same time last year. 30% is an enormous difference and obviously represents a windfall to those selling and the need for a strategic rethink by those purchasing. Low interest rates coupled with low bank deposit rates also creates an ideal formula for property purchase, although the prospect of these rates increasing is just starting to get some traction. I’ll

be interested to see if recent reports of increases next year will play out. But these aren’t the only reasons for our current market frenzy. Let’s look at some additional elements: 1. Listing numbers have contracted, creating a 'buy now' scramble amid a fear of not being able to get on the property ladder if you wait. FOMO is real. Ask any of the multiple groups attending open homes, auctions and new build seminars. A tip for anyone waiting for spring to list their home: consider moving earlier on your intentions if you want the chance of an exceptional price. Beat the crowds, in other words. 2. Tony Alexander has highlighted the prospect of potentially one million expats wanting to return having the effect of increasing local Kiwi’s desire to buy now before the market changes to accommodate this influx. And think of the word ‘changes’ as meaning ‘goes up’. Though a recent adjustment to this theory is the pull of a stronger labour market and higher wages in Australia, meaning we may also lose people to migration. 3. Money usually diverted into travel is now finding its way into property investment and renovation. This is the category that I personally fall into at the moment. Now I’m going to quote Tony Alexander one more time: “before the 1990s household debt in New Zealand was less than 60%, today the ratio is near 165%.” It goes without saying that this could be a very vulnerable place for some. What’s the answer? As I said, I’m not a clairvoyant, I’m just one party in this incredible place we all refer to as The Market. But here’s some simple advice: think carefully, get counsel from skilled experts not uninformed mates, and if you think you could find yourself in a tight spot through overcommitting, then rethink and adjust your wish list. In the meantime, stay warm and here’s to happiness.

Luxe lighting When building or renovating, it’s easier to plan lighting, but don’t forget options such as fairy lights (lots of them), free-standing standard and small lamps, and of course a few candles for a romantic setting.

We are lucky that our students have an outward looking view, strong convictions and stand for what they believe in.

If you happen to be wandering around Te Papa Hauora, you will notice intense construction activity in the Health Precinct.

Mike King, founder of The Key to Life Charitable Trust, recently provided a clear and definitive example of this philosophy to us all when he made the decision to surrender his membership of the New Zealand Order of Merit. Mike King has been campaigning for a number of years for better access to mental health care for our children and teenagers and in 2019 was made an officer of the New Zealand Order of Merit for services to mental health awareness and suicide prevention, and named as New Zealander of the Year for his work within this area. Due to his belief that the situation in New Zealand has not improved, he felt

With the distinctive flowing lines of its tile façade, the Te Pae Christchurch Convention Centre, which is emerging in our city centre, is an impressive sight.

We’re blessed in Christchurch to have some fabulous heritage buildings in the heart of our city centre.

It’s a large facility, with 28,000sqm of useable floor space, although it will eventually have some sizeable neighbours with up to four taller hotels planned for the precinct area on the southern side. Physical work has yet to start on those hotels so in the meantime we are landscaping that space to make it an attractive area for locals. Much of the talk about Te Pae Christchurch centres on the economic benefits that it will provide to our city and region. The 74 events currently confirmed for the venue will provide about $43 million of direct economic gain. Business event travellers typically spend twice as much as

Our new facility seems to be putting the city back on the map, with a number of national events coming to Te Pae Christchurch and other local venues. Te Pae Christchurch will also be a great facility for Cantabrians. Those 74 confirmed events are likely to attract about 120,000 visitors through the doors. Interestingly, about 20,000 of those will be conference attendees, with the remainder coming to other events. One expo alone is likely to attract 10,000 visitors.

Work has already started on the restoration of the Old Municipal Chambers, which is why the building is currently shrouded in white plastic. I can’t wait to see the transformation when it finally emerges from its cocoon next year. As part of the Long Term Plan the Council also approved a new targeted rate that will be used to pay for a $5.5 million capital grant to help complete the current restoration work at the Arts Centre Te Matatiki Toi Ora. The Arts Centre has long been a hub for arts, culture and creativity in Christchurch and a real jewel in the city’s crown.

Researchers at the University of Canterbury (UC) have developed a low-damage solution for bridges that would yield little to no damage if hit by a strong earthquake.

ed by UC Civil Engineering PhD student and chartered bridge engineer Sabina Piras, under the supervision of professors Alessandro Palermo and Gabriele Chiaro, the team has developed a solution which, using self-centring rocking bridge columns, can achieve large displacements with minimal damage. A rocking column comprises two main structural components: one or multiple high strength bars that act like rubber bands to recentre the column, and several conventional steel bars that are detailed to dissipate energy and can be easily replaced if heavily damaged. “When an earthquake occurs, the column rocks over the foundation. The joint where the rocking motion happens is designed and detailed such that it can be easily repaired in a very short time,” says Piras. The repair work on the joint could be done over a one night closure, preventing major traffic disruption, she says, in comparison to current construction methods that can take months or even years to fix or rebuild. The 2016 Kaikōura earthquake had a major impact on the transport network with damage, landslides and liquefaction affecting more than 900 bridges. After visiting Kaikōura, the researchers understood the need to know how lowdamage rocking solutions perform in various soil conditions. “It’s like driving a Ferrari on the road or rough terrain; its performance will not be the same,” says Professor Palermo.

A dream collaboration The team of BG Cooke construction, VIP Steel, SAN Architecture and Tetrad Consulting worked seamlessly together to deliver a major project in the Waterloo Business Park – a new head office and 3000sqm warehouse/distribution centre for the expanding children’s clothing business, Jamie Kay.

his was Tetrad Consulting’s first contract with BG Cooke Construction and their first large scale commercial project. They

therefore felt very privileged to have been entrusted with the structural integrity of a quite complex design brief.

Being a distribution centre requires space for machinery to move around without obstacles such as support columns getting in the way. Tetrad Consulting’s solution – massive 52m clear span steel portal frames – a more economical option than conventional trusses. “It was certainly at the top end of the scale for an unsupported span,” say the design team at Tetrad, “but we

are solution-focused and the client’s instructions were very specific. We just made it work and that’s our area of expertise.” Besides structural steel, the warehouse building is constructed of pre-cast concrete panels for which Tetrad provided the fabrication drawings and an innovative construction methodology – steel put in place first and then the panels. This negated the need for panel propping rather than the usual reverse procedure. “It all made for a fast, smooth and cost-effective build.” www.tetradconsulting.co.nz

ith five slides, ranging from two to three storeys high, Christchurch is set to become home to the biggest and best collection of indoor hydroslides in the country when construction is completed around the end of 2022. Parakiore is being delivered by Crown company Ōtākaro Limited and will be operated by Christchurch City Council. Ōtākaro Project Director, Alistair Young, says the slides will draw people from around New Zealand to central Christchurch. “Parakiore will be home to the country’s first trapdoor hydroslide, where you wait in a chamber, never quite knowing when the floor is going to drop away on you to start a speedy descent to the pool below.

Having five slides means we can offer a range of thrills, ensuring a wide range of people want to come and try the facility out. The sphere slide is being assembled on site now. It is ridden by two people in an inflatable raft, so mum and dads can join in the action with the kids. A big day out with the family on the slides and in any of the eleven pools at Parakiore can then be followed up with a walk along the river, to a lunch spot in town or for a bit of shopping. That flow on effect is what the Anchor Projects are all about.” The colouring of the hydroslides is as unique as the excitement they offer. The traditional blues and reds have been replaced with a combination of black and grey.

“We worked closely with Council and Matapopore on a design that adds extra depth to the facility. So, what we have here resembles silver-bellied eels in an eel pot, allowing us to showcase a Ngāi Tūāhuriri / Ngāi Tahu tradition in a contemporary way,” says Young. The new name – Parakiore Recreation and Sport Centre – also aligns what was the Metro Sports Facility with an overarching desire to tell a story about the region’s cultural heritage. Parakiore was the son of a Ngāi Tahu chief of Kaiapoi Pa. He is described as a man of great strength and amazing speed as a runner. Young says when the doors swing open, he certainly expects to see a few people sprinting for the hydroslides.

The former Trinity Congregational Church and Christchurch’s oldest surviving colonial building, Shand’s Emporium, are to gain new life as a microbrewery, an authentic Irish pub and more.

he buildings, on the corner of Worcester and Manchester Streets, are being leased from the Christchurch Heritage Trust (CHT) by the Inkster Company. It plans to develop Grimstone Treacle Emporium upstairs in Shand’s, and a small Irish pub downstairs. A microbrewery will be built at the site of the old Trinity church. The former church, designed by Benjamin Woolfield Mountfort, was opened in 1875 and is the oldest masonry structure in central Christchurch. Both buildings have Category 1 heritage listings. Trinity Church and Shand’s Emporium were only weeks away from demolition when the Christchurch Heritage Trust purchased them in 2013 and 2015, respectively. Shand’s Emporium, which was purchased for $1, was relocated from Hereford Street to its current site in 2015.

“The two buildings are a tribute to their strong and indomitable character and a reminder to us of their roles as a portal to the past,” says Trust Chair Dame Anna Crighton. A community loan of $1.2 million from the Christchurch City Council has been essential for finishing the restoration. “Before this loan, we were in a conundrum. We were unable to get a tenant without the restoration finished, but didn’t have the funds to finish the job,” says Dame Anna. “We are honoured with the confidence the council has placed in the Trust and operator to deliver an exceptional outcome for the city. It shows locals and visitors the pride our city has in its history, and how important it is to see our heritage adding to the vibrancy of the city while being commercially sustainable.”

The Christchurch Heritage Trust was formed in 1996 to promote the permanent preservation, enhancement, renovation and re-development of heritage and historic buildings, places and objects in the Christchurch metropolitan area. Kate Sheppard taught Sunday school at Trinity in the 1880s and worshipped there as did Henry James Nicholas, the only Cantabrian to receive the Victoria Cross in the First World War. He was killed just days before the end of the war. Shand’s is the last surviving colonial commercial building in Christchurch’s central business district, and was built by Liverpool merchant John Shand, 10 years after the first English immigrants arrived in the Canterbury settlement. Shand’s withstood the 2010 and 2011 Christchurch earthquakes. Its subsequent neglect prompted the Christchurch Heritage Trust to step in to rescue it. Purchased for $1, it was moved to its new site.

Three key Christchurch property developers have joined forces to plan a $90 million precinct for the former convention centre land, between Kilmore and Peterborough streets.

he consortium, comprising the Peebles Group, Mike Greer Homes and Blackcomb Property Group, plans several buildings covering 7000sqm of land opposite the Christchurch Town Hall. These will include townhouses, a hotel, offices, retail and hospitality space. The project is seen as a major breakthrough for the area, largely undeveloped since the 2010 and 2011 earthquakes. The Christchurch City Council-owned site has been seen several failed development attempts since the quake-damaged convention centre was demolished in 2012. Peebles Group director Richard Peebles says the timing is right for this project. “Everyone thought it would be a pipe dream

having 20,000 people living in the CBD, now it’s looking likely. “People built commercial [buildings] on the understanding residential could come. “It was slow – but it’s really catching up now, it’s a tsunami,” he says. The development has three stages. Blackcomb Property Group is designing a 43-room apartment hotel to be built on Kilmore St, and has already signed a lease with the Quest hotel chain, while Mike Greer Homes will build about 40 apartments at the rear of the site facing Peterborough St. Both stages are expected to be completed by the end of next year. The final stage will include office buildings with hospitality space.
