We chose Greg for his reputation for selling homes in our neighborhood. Given our timeline, we strongly preferred avoiding a full-blown ‘on the market’ experience - we didn’t want an open house or have to move the pets around for constant showings. Thankfully, Greg had some buyers in mind already and one of them made an offer we accepted prior to actually listing the house. While not every home may have this kind of demand, we appreciated Greg’s awareness of the market and his having potential buyers ahead of listing.

All I had to do was show up at the closing and the lawyers wrote the checks needed to pay for the repairs. I’ve already recommended him to many people. That kicked off a good relationship that never left me wondering what was going on with my property.

Market conditions change over time. Agreeing on a selling plan involves reviewing market conditions and the tools available to test the market at the agreed price and condition of the home.

After agents and consumers see your home electronically, they may want to visit the home and get a much better feel for what could be their next home. We call these visits “showings.”
Current market conditions determine the price buyers will want to pay. Price adjustments, usually a reduction in price, may be needed if no showings and/or offers occur. Price adjustments are a NORMAL part of a seller’s journey.
Many sellers don’t think that a little effort and time preparing for a scheduled showing can help tremendously in the sale of a home. Not only can the correct preparation reduce the amount of time it takes for a home to sell, but it also can lead to more money in the seller’s pocket! Don’t hesitate to ask us questions; we know the local market!

After your home officially hits the market and buyers have seen it, ideally the offers will start rolling in. This is where The Honeymichael Group is your best advocate and go-to source for advice. When you receive an offer, you have a few choices:
1. Accept the offer as it is
2. Make a counteroffer
3. Reject the offer.
A counteroffer is a response to an offer, where you negotiate on terms and price. Counteroffers should always be made in writing and have a short timeframe (48 hours or less) for the buyer to respond. You can offer a credit for paint and carpet, but insist on keeping your original asking price in place, for example, or offer to leave behind certain appliances to sweeten the deal.
Step 1: Buyer and seller sign the purchase agreement
Step 2: Earnest money deposit put into escrow
Step 3: Title company runs a title report for your house
Step 4: Home inspection scheduled within a week to 10 days
Step 5: Lender calls in home appraiser to value the home
