I
In most industries, the leading professionals look at the business opportunity in front of them as a big pie, one that draws you in to take a slice, a larger one all the time if you can. The manufactured housing industry, particularly in today’s market, is a different consideration. No matter what your market share may be, the view of that single pie sitting on a large shelf alone is a bit unsettling. An analysis at the end of last year by housing-focused economist Gleb Nechayev, head of research and chief economist at Berkshire Residential Investments, noted that the U.S. now seems to be more than 2 million units behind schedule in housing production, the highest in at least 30 years. “The market clearly needs substantially more new housing for both renter and owner-occupancy and in both single-family and multifamily segments,” he stated. “Our prior analysis based on other data sources strongly suggests that virtually all this new supply is needed at the middle and lower ranges of the price spectrum.” There we sit, amid pie crumbs and with a load of empty space on that shelf for pies of all shape, color, and taste.

When manufactured housing is a primary contributor — more so all the time — to that vital middle market, the onus is on each of us to envision the pie that’s yet to be baked, the next taste the consumer may want, and most importantly in recruiting and building the partnerships needed to fill that shelf. Maintaining capacity to meet the unprecedented current demand clearly is at the forefront, but not at the expense of innovation and industry development. These are topics that will be at the center of conversation if at no other time, then certainly during our industry spring gatherings in Biloxi and at the Congress and Expo in Orlando. Happy networking and strategizing manufactured housing professionals, all of your knowledge and energy is needed, the health and safety of so many homebuyers here and now abroad depend on it.

After showing their modular homes in the traditional industry shows, this year they decided to show their homes to site builders and other building professionals who might not be as familiar with Franklin, or factory-built homes. The Domino V home was a modular, off-frame build with a more contemporary feel. At over 2,300 square feet, the home was promoted as an “off-site-built product with a high degree of energy efficiency that helps lower monthly costs for homeowners,as well”. Fred Carl and C3 Design are no strangers to the site-built industry. Carl is the founder and former CEO of Viking Range Corp, a company that he sold in 2012. He was always looking for a better way to build a well-constructed, beautiful home and saw that factory-built homes could be the perfect solution.

Treasury rates have been on a steady rise in 2022 with the 10-year Treasury yield eclipsing 2% in February, marking a two-year high and an approximate 150 basis point increase from the Treasury’s all-time low of 0.51% in August 2020.
