Happenings Quinn Residences Purchases a Pair of BuildFor-Rent Communities

Estates in Uintah, Utah, and Midland in Roy, Utah.

South Carolina manufactured home communities New River Forest and Harrington Trail have been added to the portfolio of Quinn Residences, a Coral Gables, Fla.,-based owner. New River Forest will offer 113 single-family homes in Bluffton, S.C. The community will include a large resort-style pool, playground, and a dog park. Harrington Trail brings 127 homes to Greenville in part of Harrington Community, a master planned community with amenities to include a clubhouse, fitness center, pool, dog park, and walking trails.

LP Arranges New Distribution Deal for Manufactured Housing Offerings

Three Manufactured Home Communities Refinanced Through Fannie Fannie Mae loans for $41 million with Hunt Real Estate Capital have refinanced three manufactured housing communities in Arizona and Utah. The deals feature fixed interest rates and 10-year and 7-year terms for Tempe Cascade Mobile Home Estates in Tempe, Ariz., Cottonwood

BlueLinx Holdings Inc., a leading distributor of building and industrial products in the U.S., has signed a new distribution agreement with LP Building Solutions for the U.S. Northeast. The company now will distribute LP® SmartSide® and LP® SmartSide® ExpertFinish® Trim & Siding from its locations in Bellingham, Mass., Buffalo and Long Island, N.Y., Burlington, Vt., Denville, N.J., Pittsburgh, Pa. and Portland, Maine. “We are excited about our continued relationship with BlueLinx,” said LP Northeast General Sales Manager Mike Nutile. “Their management, sales teams, and distribution centers align well with our growth strategy to provide the industry with building solutions that drive more efficient installations, increased jobsite workability, and beautiful aesthetics.”

New Foundations in Real Estate Curriculum Aims to Broaden and Diversify the Real Estate Industry The Urban Land Institute launched a new online learning curriculum, Foundations of Real Estate (FoRE), a key part of the Institute’s efforts to identify, diversify, and broaden the pool of young people interested in a real estate career. ULI is a global, multidisciplinary real estate organization whose work is driven by more than 45,000 members dedicated to responsible land use and building thriving communities. FoRE, which debuted at Colgate University during the 2019–2020 academic year, is designed to provide students not pursuing business studies with real estate fundamentals in an easily digestible format that is accessible, convenient, and that can be completed on an individually determined basis.

$15.5 Million Loan Refinances Gulf Stream Manor in Lake Charles

Wolf Industries is placing its first three modular homes to be offered as an affordable housing solution in

Columbia Pacific Advisors has arranged a $15.5 refinancing loan for Gulf Stream Manor, a manufactured

home community in Lake Charles, La. In addition to refinancing the existing mortgage, the loan provides for working capital and expenditures. The property is about 10 miles from downtown Lake Charles, and encompasses 265 sites, a clubhouse, pool, playground, and basketball court.

Garden City, Ind., Mobile Home Park Rezoned A vote of the Columbus City Council to rezone the Garden City Mobile Home Park from single-family residential to manufactured home park resulted in a tie in the second reading of the ordinance. Because of the COVID-19 crisis, the time span between the first and second readings exceeded the 90-day state

Pierson, Fla., Gets New 55+ Manufactured Home Community An age-restricted community received the g reen light from town officials with the rezoning of two large parcels next to a new elementary school on the north side of town. The parcels totaling about 158 acres border the school site on the south and north. The land is owned by Samuel Bennett, a Pierson businessman and member of the Town Council. He abstained from the vote.

Simpson Strong-Tie Renews Lead Sponsorship for Habitat Strong Simpson Strong-Tie, a leader in engineered structural connectors and building solutions, has renewed its support of Habitat for Humanity’s Habitat Strong program for the fifth consecutive year. Simpson Strong-Tie remains the leading sponsor of the program. The program is designed to promote homes that are more durable, more resilient and physically stronger Habitat homes in areas susceptible to flooding, earthquakes, hurricanes, high winds, and wildfires. Simpson Strong-Tie increased its monetary contribution to the program from $85,000 in 2015 to $150,000 in 2017 and now contributes $200,000 each year. The company has donated a total of $800,000 to the program. “The work that Habitat

ROC USA Assists 263rd Community Convert to Resident-Owned The sale of Pleasant Park, a 48-site community in Great Falls, Mont., marks the 14th new resident-owned community in the state and the 263rd community nationwide to successfully sell to community residents. Great Falls is a vibrant and booming city that offers a great quality of life with access to the great outdoors, excellent education and employment, and is within minutes of the Missouri River. With the help of NeighborWorks Montana, a ROC USA affiliate, residents were able to quickly establish a corporate framework, perform due diligence in a timely manner, and secure financing. The transaction was completed on a remote basis as ROC USA affiliates across the country began to adapt to a new way of doing business under pandemic protocols.

New York-based Corporation Teams on 3D Homes Black Buffalo 3D, a New York-based supplier of large-scale printers, has partnered with German technolo-

gies company LTG Lofts to provide a printer designed by Dong-won Shin, CEO of HISYS, a subsidiary of Hyundai BS&C, the parent company for LTG. Black Buffalo will supply the printers and cement “ink” for coodo, LTG’s flagship offering, as well as a new line of functional, flexible, mobile spaces for getaway, living, and working. Since 2012, LTG production partners have created aluminum/ steel and wood structures serving as sustainable resorts and residences, working spaces and stunning booths for events.

Loveland (Colo.) Housing Authority Adds to Homeimprovement Loan Fund The Loveland Housing Authority has gathered $1.65 million from multiple sources to fund low-interest home-improvement loans in Colorado’s Loveland and Larimer counties. The program provides loans at interest rates ranging from 0 to 2% for eligible homeowners who wish to repair or improve their homes. “This is a huge win for Northern Colorado residents to help repair and maintain owner-occupied housing for low to moderate income families in our community and encourage pride of homeownership and self-sufficiency,” Linda Wright, program manager with the Loveland Housing Authority said.

The community has 163 developed homesites, 71% of which are occupied. Lake Erie Estates in Fredonia, N.Y. is off Interstate 90 near Buffalo and is situated on approximately 21 acres. “We anticipate strong rental demand and look forward to implementing our value-add strategy,” UMH Properties President and CEO Sam Landy said. UMH operates 124 manufactured home communities in New Jersey, New York, Ohio, Pennsylvania, Tennessee, Indiana, Maryland, and Michigan.

Colorado Community Refinances at $5.2 Million Blue Spruce Mobile Home Park in Berthoud, Colo., was approved for a $5.2 million fixed interest rate loan, with a 10-year term and a five-year interest-only period on a 30-year amortization schedule. The property was last financed in 2014. The community is about 45 miles from Denver. Hunt Real Estate Capital Managing Director Owen Breheny arranged the financing.

Arizona Development Looks to Include Manufactured Homes A community in Arizona will be adding manufactured housing to its offering. The Trails at Saddleback Ranch in development by Caliber Company near Wickenburg, Ariz., has plans for 36 condominiums and 187 manufactured homes.

BBG to Appraise Communities, RV Resorts BBG now offers valuation and assessment services for the manufactured housing communities,

recreational vehicle parks, and campgrounds. The new effort will be led by Erik J. Hanson, MAI, who has experience and knowledge in appraising these and other property types.

Third Investment Offering from Capital Square 1031 Launches $38.6 Million Capital Square 1031 is raising funds for Maplewood Estates, a 55-plus manufactured housing community with 412 homesites in Port Orange, near Orlando, Fla. “This is Capital Square’s third acquisition of a 55+, four- and five-star manufactured housing community in a coastal market of Florida,” Capital Square CEO Louis Rogers said. “These are some of the most desirable assets in the country, highly sought after by institutional investors.” Capital Square seeks to raise $38.6 million in equity from accredited investors with a minimum investment of $50,000.

Four Communities in Rochester Purchased by Cook Properties Cook Properties acquired four manufactured home communities with 488 total homesites in the Rochester, N.Y., market. The properties are in Canandaigua, Farmington, and Batavia. “We are very excited about this purchase. The properties have been professionally managed for year, but there is still upside through filling vacant pads and economies of scale given we already own several properties in the area and our corporate offices are local, too,” said Jeffrey Cook, CEO of Cook Properties.

Investment Group Buys Albermarle County Manufactured Home Community The Breeden Company from Virginia Beach has purchased Forest Springs Mobile Home Park for nearly $9 million. The property has more than 20 acres and is zoned R15 Residential and could provide spaces for up to 350 new residences.

Arkansas City Expands MH Overlay District The Hot Springs Board of Directors voted to extend the existing 182-acre manufactured home overlay district to include a nearby vacant parcel. The city’s zoning code allows individual manufactured homes that comply with city standards as a permitted use in manufactured home overlays, notwithstanding land-use restrictions prescribed by the medium/ high density zoning designation that covers most of the overlay.

Michigan City Approves New Manufactured Home Community Boyne City City Commission in Michigan approved a zoning change to a 145 homesite manufactured home community, to bring affordable “workforce housing” to the area. The commission’s change brings the property from a conditional multi-family residential zone to a manufactured housing development district.

Tech Firm Survey Indicates Virtual Interaction Likely to Stay The team at ClickMeeting, the software-free, video conferencing and webinar solution, has researched the state of the nation’s psyche as we continue to work and learn remotely. The report contains some interesting insights. During the pandemic there has been a huge surge in online events taking place with a whopping 375% increase in online events each week and a 560% increase in online audience sizes since the start of the

safe return to the traditional workplace. The study reveals that even when a vaccine is available remote work will have earned a permanent place in the employment mix. Nearly half of respondents view the hybrid work model as an ideal working environment and one that increases productivity and trust among employees, whereas only 16% of respondents prefer a full office environment.

PROPERTY MANAGEMENT Newport Pacific Names Ruben Garcia Corporate Vice President Ruben Garcia has been announced as vice president of the Newport Pacific Companies. A recognized leader in mobile home park communities, Garcia brings more than 20 years of experience to the position. When asked what he perceived his job as vice president to entail, Garcia said he believed his job is to understand the strengths of every individual working for NPC and to figure out the most productive and efficient ways to maximize those strengths to take the 40-year old company into its next 40 years. He said his biggest challenge in his position is getting his arms around the machine that is Newport Pacific, and understanding where efficiencies can be recognized in order to free up employee time for pressing activities, such as resident relations. The ongoing COVID-19 pandemic has created significant challenges with resident relations, just from the standpoint of accessibility. Garcia empathizes with so many residents who have lost jobs, are navigating distance learning with their children, and have been confined in their homes under a mountain of worry.

“It is important that NPC makes every effort to check in with their people and be accessible, even if it means learning Zoom, to talk through any assistance we have to offer, or to discuss plans for getting rent paid. “We want to make sure that residents truly understand that NPC employees are here to help,” he said. The continuing affordable housing crisis has Garcia focused on the industry’s mission and what NPC has to offer. “Manufactured housing is a significant part of the solution, whether we are talking about leasing or owning a manufactured home,” Garcia said. Garcia said he enjoys working closely with park ownership groups, through NPCs subsidiary companies of Cirus and Modular Lifestyles, to not only place beautiful homes that anyone would be proud to own, but also to bring value and curb appeal to the property itself. Garcia said he is up for the challenge of helping people understand what manufactured homes can truly be and is working to change the way everyone from individuals to city councils view manufactured housing communities. “They are very much the housing solution of now and the future,” he said. n

the mix was close to 50/50, and average new home sale price was about $76,000) Notice, these observations were made several years after the federal government mandated the term “manufactured housing” be used for this type of shelter. Still some trade terminology holdouts, but read what happened the next year. The magazine “Nouveau”, which held itself as “ The Magazine of Manufactured Home Living”, arrived on the MH scene during 1981 and sold for $2.50. It was distributed via independent home retailers. The publishers listed 29 manufacturers and provided floor plans. Here are a few of the firms, gone but not forgotten: Affordable Luxury Homes, Chief, Cardinal, DeRose, Fuqua, Kaufamn & Broad, LeTek, Majestic & Taylor. Besides a full page ad showing entertainer Art Linkletter endorsing Golden West Homes, this issue concluded with a color feature on a large home in California owned by Norma Zimmer, the Champagne Lady of The Lawrence Welk Show.

In 1988, the Institute of Real Estate Management’s magazine “Journal of Property Management” featured a piece entitled Managing the Manufactured Housing Community – the first article I penned for publication. It also was the first professional property management how-to piece IREM ever showcased, describing our unique, income-producing property type. Probably the most eclectic of all MH-related pubs was the quarterly “Lost Highways” title, specifically the Spring 1994 – Winter 1995 edition turned out through the combined effort of Todd and Kristin Kimmell.

Best Description? It’s a showcase of antique “trailers’” and mobile homes, historic mobile home parks, accompanied by very interesting tales of the subject’s heyday. The magazine also sponsored RV rallies in the Midwest and Florida. In June 1998, “Smithsonian” magazine ran a lengthy piece on how “Housing Trailers Have Come a Long Way, Baby!” After decrying historic manufactured housing as being “ham cans” and “horse trailers”, the writer, Chiori

Santiago, gets serious and describes life at Trailer Estates in Bradenton, Fla., Tahitian Terrace in Santa Monica, Calif., and Shady Dell in Bisbee, Ariz. She concludes her very descriptive, and generally positive, article with the following observation. “Mobile homes may exist on the periphery of society’s vision, they may be the butt of jokes, but they typify the way America likes to dream of itself. They offer the promise of suburbia for those who can’t afford to move from the city, the luxury of a resort for folks on a Levittown budget. Ordered in neighborly units, in happy homogeneity, they are pioneer wagons circled against danger, and yet they encourage our desire to thrust forward into the unknown.” And no column describing 75 years of MH trade publication history would be complete without mentions of the “Manufactured Home Merchandiser” magazine, and “The Journal”. Both were near-institutions during the final decades of their respective runs. The late Herb Tieder, and still Jim Visser, both RV/MH Hall of Fame inductees, performed yeoman service to the manufactured housing industry. Frankly, I cut my wordsmithing teeth with articles in both periodicals, experimenting with an “Ask George” column that lasted several years. I like to think both publications grew in stature once I convinced them of the readers’ market to be found among the tens of thousands of land-lease communities throughout North America. Unfortunately, neither of the pubs circulate, but archives are available at the RV/MH Hall of Fame in Elkhart, Ind. Today we’re fortunate, as an industry and realty asset class, to have “MHInsider” keeping us informed and entertained with manufactured housing and land-lease community-related stories each issue. Two other periodicals to keep in mind are Kurt Kelley’s “Manufactured Housing Review”, published online, and EducateMHC’s digital distribution of “The Allen Confidential!”, a business newsletter, formerly known as the Allen Letter. T

he 1940s book “Mobile War Housing” asserted “A mobile house is defined by the War Production Board as ‘a portable shelter designed and constructed to be used as a human habitation and to be towed or transported without being dismantled or substantially changed in form’… Thousands of homes are needed for workers. They must be provided quickly; they must be built from a severely restricted supply of materials; they must be constructed by an increasingly limited number of men; and they must be supplied for the smallest possible cost.” And speaking from the 1940s to present day, the volume goes on to state “…mobile houses are popular with their occupants, maintaining morale and productivity at the same time that they alleviate increasing obstacles to

living unit construction , their importance in future war housing plans is evident.” In September 1980, “New Shelter” magazine provided the headline “Mobile homes Getting Bigger. Getting Better?” Below are some of the salient points, most of which have changed markedly during the past four decades. “Mobile homes…the most American of all housing. Originally, they were vehicles, descendants of the covered wagons.” “More than 400 factories in the U.S….producing (280,000) mobile homes in 1979.” (Today? Slightly more than 100 factories producing 94,615 MHs during year 2019) “There are about 24,000 mobile home communities in the nation.” (More like 50,000 today.) “Nearly 70 percent of all new mobiles are single-wides and start in price at about $17,000 without land.” (In 2019 »
