INTERVIEW WITH ZAHA HADID MIAMI LUXURY: What’s your biggest challenge in the 1000 Museum project?

MIAMI LUXURY: How did you think the shape of the 1000 Museum building, especially its façade?

ZAHA HADID: The warm reception and popularity of our architecture is largely due to the public’s recognition of the buildings’ fluid forms. However, it is not only the form of a building that interests us. We always invest a great deal of time to investigate and interpret the specific requirements for its users; researching new and better ways in which people can use a building.

ZAHA HADID: The shape of the building is fairly straight forward allowing for optimal floor plates for the condominium units. The exoskeleton is the key feature of the design, a fusion of architectural and structural expression. The flow lines of the exoskeleton accentuate the design and connectat critical nodes for structural stability.

We embed each project within its context by employing whole series of articulate relationships established from features of the surrounding environment. Miami is a breathtaking location where the water and sky frame a cosmopolitan and diverse city.

Balconies are recessed behind the exoskeleton so that the position of the glazing line appears like a facetted crystal, contrasting the material of the exoskeleton and animating the design especially under the continuously changing lighting conditions of the Miami sun.

There is this amazing dynamism in the city that should be reflected in its architecture. With its location on the waterfront – but also in the centre of Miami’s cultural district – it was extremely important that all these influences specific to its site were incorporated into the design. MIAMI LUXURY: What do you believe will be the biggest impact in Miami, architectural and urbanistically speaking, when the project is ready? ZAHA HADID: As our first tower in the western hemisphere, One Thousand Museum will be entirely unique to Miami. The design has been informed by its context and further develops the increasingly rich and varied urban fabric of the city. It addresses those requirements that buyers are now demanding. Of course, Miami has amazing beaches, but the city has become an established business, cultural and educational hub with links across the world. MIAMI LUXURY: Why have you decided to develop the project of One Thousand Museum, in Miami, your first residential project in the Western Hemisphere? ZAHA HADID: Miami is establishing a stronger global reputation every year as an important cultural, business and tourist centre. It is a very exciting time to investigate the possibilities for the city and its skyline; creating a unique design for a city that looks to the future. One Thousand Museum’s location in Downtown on Biscayne Boulevard is a fascinating location that is increasingly developing as a vibrant urban waterfront community adjacent to the city’s cultural district.

“ I BELIEVE IN THE IDEA OF THE FUTURE ” MIAMI LUXURY: Are there any innovations, like techniques or materials you have never used before? ZAHA HADID: We are investigating a permanent formwork technique for the construction of the exoskeleton, an innovation never before seen in North America. The casings will be prefabricated to ensure quality of finish and geometric precision. The casings are then erected just as formwork would be positioned, concrete structure is poured, and the casings are left in place. The fusion of architecture and structure extends to this technique, unifying architectural finish, both external and internal, and structure. MIAMI LUXURY: What is the concept of this residential project to Miami? ZAHA HADID: This project will offer large, luxury units. The architecture is part of the unit, with the exoskeleton experienced inside and out.

This is a story about Jeevan Tillit. He began college and quickly graduated from Florida International University’s College of Business and College of Arts earning a dual degree in both Finance and Economics. Graduating with Honors, Jeevan was looking to earn a high paying job by landing a position with one of the financial giants of the world and becoming a stock broker. Little did he know that he would be entering the workforce at a time when the U.S. was in the midst of the worst recession to hit the states in nearly 80 years. The decision was clear: either he pursue his initial goals of becoming a stock broker and venture to New York where he had no established network to help support his dreams, or change directions, stay in Miami and help build a permit expediting business (Permits Q Us, Inc.), which he had created one year prior with his business partner and mother, Carmin Tillit. Having a background in Economics, and speaking the language of employment and economic output, he decided to stay at home and create a story around his business that he could later use as an essay for Grad school applications. While working in real estate on the side, Jeevan received a call from a customer that had already researched and decided on what she wanted: a 1 bedroom unit at Trump Royale in Sunny Isles Beach. The owner was asking for $4,000/month. Jeevan showed the unit and immediately the customer wanted to submit an offer. When Jeevan asked her if she was comfortable paying 3 months upfront, $12,000 to move in, she replied, NO- she would pay the full year’s rent upfront, and simply wanted the rent reduced to $3,750. The owner agreed immediately.

his story begins with the tale of a young entrepreneur who out of sheer desire for success came upon an idea that has forever changed his life and who is now seeking to change the way people perceive the beachfront lifestyle of Miami.

Facing no credit or background issues, Jeevan was able to move things forward quickly and within a couple of days, the customer was living in her new oceanfront condo. EAST OF COLLINS IS THE EPITOMY OF LUXURY & OPULENCE. Determined to make this his new farm area, Jeevan quickly began developing his strategy: to buy a segway and drive up and down Collins Avenue’s sidewalks-- remaining east of Collins and only working within the luxurious high rises that face the ocean on the east side of the world famous, Collins Avenue. Realizing that he had something special in the name East of Collins, he initially hesitated in making the name public until he was able to properly secure the intellectual rights. Immediately, he formalized and created East of Collins, Incorporated, what is now the holding company for the trademarks he registered nationally with the USPTO. It just so happened that at this very moment, one of the clients from his permitting business was launching a new project and needed to process temporary utility permits in preparation for their new development- Mansions at Acqualina. Looking to capitalize on the brand he created, Jeevan saw the opportunity to rebrand his permitting business under the new name East of Collins Expediting. rom my experience, a lot of people worldwide want to live in the United States (US) and enjoy the security and stability that its political system provides. In South America for instance, most high net worth individuals know that the US will never have a demagogue in power that threatens the democratic structures. A strong constitutional and democratic structure does not allow it. That is, at the very least, the image of the US abroad.

GREEN CARD THROUGH REAL ESTATE But event if there is a safe political environment, foreigners do not want to enter risky investments that can jeopardize their lifetime savings or capital. In this sense, real estate provides the best of both worlds in terms of living legally in the US and making a safe investment. Through a program called EB-5 you can obtain a green card by making a $500,000 investment in a project approved by the US government.

A lot of these projects are real estate developments that, facing the difficult process to obtain loans from traditional lenders, turn into private funds. You can always take matters into your own hands also and invest in your own real estate project. Depending on the area, the investment could be $500,000 or $1,000,000. You will have to create 10 US jobs to qualify. We are not talking about sophisticated high-rises. Small developments may qualify as long as you meet the required amount and create 10 jobs.


Miami Luxury Report COMBINING MARKET OPPORTUNITY AND YOUR PERSONAL GOALS Most experts agree that there has been an increase in supply in the condo market insouth Florida that makes it very opportune for those with buying power to purchase. Often times the best dealmaker is cash in hand. If at the same time, you are a foreigner who is looking for the stability of a green card or a business visa, then this time seems like the appropriate time to get together with an immigration and real estate attorney to start to do some planning. It is also important to note that the US has not raised the minimum amounts required for an EB-5 investment since the creation of the program in 1990. From that stand point those who have the cash available and plan to invest in the US should do it before any potential raise in the capital requirements. My experience is that the earlier the better when it comes to immigration and investment. Most of the time adequate immigration planning along with a good business plan is the best chance to be successful in both immigration and investment.

BUSINESS VISA THROUGH REAL ESTATE
