MIAMI LUXURY: In your opinion, why are rental prices on the rise in Miami? When do you think they will level out?

MIAMI LUXURY: What challenges are you facing in this current market and how are you overcoming them?

Studnicky: 1. Miami continues to rise in popularity with high net worth individuals from around the world. Often times, new arrivals on the Miami scene will rent before they buy until they are comfortable with both their neighborhood and community. This drives demand, but condominiums for this high-end demographic are limited.

Studnicky: The biggest challenge in this market is the rising value of the US dollar. Miami is popular as ever in South America and almost 70% of all new construction sales are historically sold to South American families. The rising dollar, however, makes our real estate “too expensive.”

2. Florida is the third fastest growing state in the US (behind California and Texas). Florida’s population grows by close to 750 people per day. Twenty percent of the 750 people that come to Florida come to Miami. In short, current demand in all of Miami’s sub-markets is exceeding supply. This trend is expected to “ease” during 2016 and 2017 when most of the new developments, which started two to three years ago, are completed. The next concern will be 2018 when this new supply dries up. By then, expect another spike in rents.

Developers are choosing to wait this moment out. The US Federal government will raise interest rates towards the end of the year, which will raise borrowing costs with US banks. This will cause the dollar to slowly de-value. Most developers see the US dollar softening then, against all foreign currencies, during 2016. THE RISING OF NEW MARKETS MIAMI LUXURY: The Asian market is a hot topic in Miami real estate at the moment. What can you tell us about this new niche?

MIAMI LUXURY: What are your efforts to attract this market?

Spiegelman: The Asian market is an evolving element of the dynamic construction and development market in South Florida. With economic changes taking place daily in China, there is a growing interest in investing in Miami real estate. The most significant element yet to take place, is the creation of direct flights from China to the Miami/South Florida airports. This is currently actively being negotiated by the major airlines. Once this takes place, access to South Florida will become both direct and easy for the long distance traveler from Asia. We strongly believe that this will change the investment landscape for South Florida real estate.

Spiegelman: ISG has hired and trained bilingual Asian agents to begin the process of creating a strong international network of real estate professionals whose intention is to direct Chinese prospects to all the properties that we represent. This is a long-term process, which ISG strongly believes is the way of the future.

MIAMI LUXURY: Have you seen any new emerging markets in the luxury real estate sector aside from China? Spiegelman: The strong US dollar has affected the buying trends from all over the world. Our experience is that once the international prospect accepts the current currency values, he/she will continue to focus on South Florida as an excellent investment and second home.
