What came First--The Pandemic or the Low Inventory
The 100,000 people that moved out of Manhattan moved to Brooklyn--The 50,000 people who stated they were not going back to Boston found houses in Medford So the people are not just up and leaving to New Hampshire. In the grand scheme of things those are small numbers compared to population of those towns. Now they are moving back. Wealth creation also played a big role in driving price and demand growth in 2021. There were 5 million new millionaires in the world in 2021, according to the report’s findings. “Access to technology and the digital democratization of investments, including private equity, have led to greater levels of wealth creation and growth. This is something that will gain momentum over the coming years,” a report said. This newly generated wealth led more buyers to make real estate investments of varying kinds. It is clear if there is concern of the stock market, real estate gains. Even during the last financial crisis of 2008 New Hampshire did not really see a lack of sales in the high end market. Pricing Strategy This is such a unique property and an unprecedented time in our history with the still low interest rates and low inventory I have seen properties that sold 8 months ago and resell for a million dollars more. I have seen properties that were listed on lakes for 1.5 and sell for 2.2 with multiple offers On average I have seen between 5 and 19 offers on a good property. All of those people who didn’t get one property are going to the next one. In general these are for properties on Winnipesaukee or Squam or Newfound or Sunapee. Smaller lakes are looking more assessable. However the Pandemic has proven not to the driving force of the seemingly huge number of people looking here --low inventory and low interest rates create demand.
