Since the last time we worked on a market analysis of waterfront home sales vs active just over a year ago there are some trends 1-2 Million Dollar Actives went up 5 homes from 18 to 23. and sales went up 9 from 70 to 79 homes 2-4 Million Dollar Active went up from 18 to 28 and sales went from 18 to 30 4-6 Million Dollar In this higher price range active properties went from 6 down to 4 and 7 sales down to 2. 6-8 Million Dollar Actives went up from 1 to 3 and only 1 sale 8-12 Million Dollar active went from 2 to 1 and no sales Part of the reason for the decline of numbers in the 4M and higher is because some of those properties significantly dropped to a much lower price point. For instance 144 Springfield Point in Wolfeboro was originally listed at16M then went to 12M then sold for 9M and then sold again this year for under 8M. Bahres property on Hopewell started at 49M for two properties, then split to 24M each—One has sold for 5.8M and the other pending while listed for 7.9M The most dramatic drops are the huge estates. Combining or selling 87 Clay Point separately. Many of the high end homes sold or being offered have a separate structure as a family compound, guest quarters, or Property Managers Home. For a property managers home 87 Clay Point is way over the top. One option for a buyer is to use the extra lot in between to build a smaller structure for manager—possibly a garage with space above. It is far enough away and unique enough to be sold on its own as a million dollar home or included as part of a package as a compound.
PRICING 87 CLAY POINT This home is again so far nicer than what the market will bear. It has served well as a Property Manager’s Home. However there are no homes in the area with no waterfront access, big views or lots of acereage. We sold the incredible hoem on the top of Copple Crown with unabstructied Western Exposure views of all of Lake WInnipseaukee with a big barn as well for 1.2M. Dewitt with lake access is listed for 795K a 5 acre lot sold for $80,000 on Clay Point. Unfortunately these properties are worth far more than the market will bear in terms of quality finishes, design, construction and caliber of the grounds. Also the market is not generating a lot of very high end buyers. In the same respect the holding costs of keeping the property maintained which I know is costing over 1M. Those are serious numbers to consider There is some value to the name of the owners from a publicity standpoint. Both 87 Clay Point and 16 Tranquility Lane are not huge monster homes. In general homes above 10,000sf are not moving. People are not buying elephants. Turnkey and beautiful views is where it is at. Boat houses are a very valuable and a rare commodity. One missing element of Tranquility Way is a good sandy beach. On the interior the kitchen and dining room are small by comparison of other grand homes and the appliances are not at the level of a chefs kitchen and making it larger may be difficult to accommodate without a major redesign. Trends for high end sales are turn key and include first floor masters, great rooms, professional large kitchens, fireplaces, incredible views, beautiful out door space, sandy beaches, theater rooms, boat houses, guest quarters, 3+ car garages, and privacy. Your property has most of those must haves and truly one of the best views on the lake. That will sell it. It is missing a sandy beach and a chefs kitchen. Clearly the best time to appreciate the property is now when things are green but as long as we have sufficient photos to show it off, should be fine. Some of the biggest sales are in the dead of winter.

Prior to launching the listings we need photography, videos and brochures in place. (2 weeks) We will offer top agents a personalized brochure with their own branding on it which will encourage them to send to their high end clients. It will also include our branding as required. This marketing will be utilized on our LinkedIn, Pinterest, Instagram and Facebook Pages. Facebook Banner Advertising will be created with targeted demographics as can be allowed without violating any groups. We have created a private Facebook Group called “Lakes Region Realtors� where all agents can first learn about and forward markeitng to their clients. We are also members of many real estate groups across the state and surrounding states to promote the property and Open House announcements OPEN HOUSE Once material is available we will send personal invitations to the top 100 agents to attend a private viewing offering a $500 bonus to come closest to the eventual selling price and Buyer Agents $5000 bonus for bringing in a purchaser for the property within 2 months. Print these days is not an effective use of advertising dollars in our opinion though some publications may be of interest. If the client wants to do certain publications we will prepare the ads however the media costs will be paid by client. Upon closing a portion will be deducted from the commission on the listing side.
