CELEBRATE HOME: GCNKAA HOSTS MULTIFAMILY HOUSING DAY ON APRIL 19

The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) is celebrating the apartment housing industry with the return of our Apartment Housing Day. This is your chance as associate members, property owners, and property management companies to celebrate working in the greatest industry - apartment housing! GCNKAA is planning to Celebrate Home by hosting their sixth annual Apartment Housing Day Cocktail Reception at the Rent Manager offices located at 9140 Waterstone Boulevard (off I-71 near Fields Ertel Road) in Cincinnati on April 19 from 5 pm to 7 pm. All members are welcome to attend. This free event includes food, beer, wine, soft drinks, door prizes and entertainment. In 2019, we hosted 100 people and gave away hundreds of dollars worth of door prizes. BONUS EDUCATION COURSES ADDED TO MULTIFAMILY HOUSING DAY Don’t miss your chance to further your education with two bonus classes on Tuesday, April 19. Kicking off the day is the Diversity and Inclusion seminar Becoming An Ally presented by Marci French from 1:30 pm to 3 pm at Rent Manager. Are you struggling with how to best show

up as an ally to diverse groups in the multifamily industry? Whether you are a maintenance tech or a property owner, this seminar is essential! Fair Housing can be confusing and sometimes a point of contention. Reduce your risk of a “Fair Housing Feud” by ensuring your team is properly trained and equipped to handle the most sensitive of Fair Housing issues. Fair Housing training is not a one and done type of education. With ever changing laws and new cases popping up daily, it is imperative that property management personnel and service providers are well informed and trained regularly. In this fun and educational Fair Housing session, Katie addresses hot topics such as disabilities and service/support animals. A game show themed session for ALL multifamily personnel, at any level. A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Hello Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) Membership! Spring has sprung and I am certainly looking at the positive of April showers bringing May flowers. One of the best seasons for our industry is upon us. Abundant leasing and gorgeous communities will be blooming. What a wonderful time for multi-family housing. Spinning more great news, how Tonya Petersen amazing was our Carnival Trade Show? Miller Valentine Group I loved seeing all the friendly faces and enjoyed speaking to our outstanding Associate Partners. When you top it all off with phenomenal education courses and forums, the day certainly was a “show” to remember! Thank you to our trade show committee co-chairs - Gerry Johnson with Rentpath and Melissa Joy with Village Green Management - the trade show committee and the GCNKAA staff for bringing the “Greatest Show” to Cincinnati. Looking forward to this month, the Apartment Association is offering a huge line up of opportunity. The Certificate for Apartment Maintenance Technician (CAMT) conintues through April; the NextGen Committee is hosting a forum on Diversity, Equity, and Inclusion on April 6; the Independent Rental Owners

(IRO) are holding a networking social on April 7; and on April 19, we will be celebrating the multifamily housing industry with our GCNKAA Multifamily Housing Day. This day starts with two education seminars focusing on DE&I and Fair Housing, and wraps up with a free networking event from 5 pm to 7 pm at the Rent Manager offices. I would like to share what a joy it is to work so closely with our Executive Vice President Rebecca McLean! Rebecca’s involvement with the Apartment Association covers a span of 26 years. Her knowledge and professionalism have brought a seamless transition and have already made a tremendous impact to our chartered course. Rebecca loves the idea of process improvement and is seeking opportunity to make GCNKAA the best NAA affiliate in the nation. Rebecca has been happily married for more than 30 years and has raised two outstanding young men – that also love our industry. As an IRO herself, she is at the core in knowing what makes our industry work and is consistently looking for how we make it better. She is certainly a Wonder Woman in our own city and what better than to be just like one of your favorite heroines? Linda Carter has nothing on you Rebecca! You are a Wonder and I am better for knowing you! Thank you for all you do! We appreciate your leadership and look forward to all you do with GCNKAA!

And finally, you get put in a group of talent, leadership, and experience that you can lean on to fuel your time on top or to help you up when you are down! Government & Housing Legalities BE PREPARED FOR QUESTIONS ABOUT RISING RENTS By Pat Crowley, Vice President of Governmental Affairs

The local and national news media have picked up on the narrative about rising rents as the country emerges from the pandemic. Knowing that the story is not likely to go away anytime soon, some members of our board have developed the following points to make about the situation if property owners and managers are asked about it by the media, residents, investors, political leaders and others.

• The main driver of higher rents is supply and demand. • Because people were not moving during COVID, supply is tight. Several association members that own multiple units are reporting little to no vacancies. And when supply of any product is tight, costs do rise. • Costs are also rising on gas, food, building materials and other items. We all know when we go to the grocery store and that gas station that costs are rising on products and services. Inflation just isn’t confined to apartments. • The lingering issues with the supply chain also continue to increase the costs of materials.

• The labor market is extremely tight. That forces employers to pay higher wages and salaries, which is another driver of higher costs. • Another driver of rising rents is the large number of upscale and luxury apartments that have opened and are being developed in Greater Cincinnati. It’s not just downtown Cincinnati, in OTR or in the river cities where this is occurring. Luxury apartments are under construction or have been developed in Anderson, Loveland, Mason, Union, Mariemont, Hyde Park and many other communities and neighborhoods. Empty nesters who are selling homes and YP’s that prefer renting to owning can afford rents from $2,000 to even $3,000 a month, and that is driving up the average costs as well. • The Association has also worked with local officials and agencies to keep people in their homes. • Last fall, The Association led an unprecedented effort to connect residents with the federal money that was available through the COVID relief package. We worked with CMHA, The Community Action Agency, Hamilton County Jobs & Family Services, Legal Aid and the City of Cincinnati on helping residents apply for the federal money they could use to pay their rent. • The Association also worked with Cincinnati City Councilman Greg Landsman on a Pay to Stay ordinance. The ordinance allows landlords to stop an eviction if a resident can pay their back rent, or even show that they have applied for federal aid. • The Association helps residents by providing rent assistance, food and more through the Apartment Association Outreach, the charitable arm of GCNKAA. Last year, through donations from our members, Outreach provided more than $350,000 to residents for rent assistance, to four social service agency partners and to 20 food banks across the region. GOLF OUTING SCHEDULED FOR JUNE 9; FOURSOME AND SPONSORSHIPS NOW ON SALE On Thursday, June 9, 2022, Aston Oak’s 18-hole golf course will host the Association’s 36th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck. There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis. As of close of this newsletter, we only have one hole sponsorship left and four foursomes available. All sponsors receive signage at the outing, pre-event marketing exposure and public acknowledgement of sponsorship during dinner the day of the outing. Hole and beverage sponsors also have the unique opportunity to create a memorable impression and build relationships at their sponsored hole/station. Well, we made it through March, along with March Madness; and, I hope everyone is ready for spring flowers, and hopefully, not a lot of April rain! I LOVE March Madness and there were a lot of incredible upsets and of course the Cinderella story of St. Peter’s what a ride. How did everyone else do? As we begin the second quarter of 2022, we are going to host a senior event at Knowlton Place, an Episcopal Retirement Services senior community, on April 20, 2022. This is Megan Lawhon our first in-person senior event in years due to the pandemic. What a joy this is, considering the elderly community suffered so much during the height of Covid challenges, as well as were reduced to drop off items and zero in-person gatherings, as a result of the risk of exposure. We are grateful we are able to spend some time with these wonderful individuals and hopefully brighten their day. Our Apartment Association Outreach (AAO) Board approved, and on February 28, we sent Rent Assistance in the amount of $21,500! This contribution helps those in need as individuals continue to navigate challenges with the pandemic and housing payments. Additionally, the Board authorized a payment of $15,000 to our Food Pantry partners. We are so fortunate to be able to partner with more than twenty food pantries throughout the tri-state area and help our community members in need. Additional resources to be released are scheduled, per our operating budget, as well as taken into consideration during our board meetings. 5K 4 Rent: Saturday, April 9, 2022, is our Jetz Service/ Cincinnati Coin Laundry 5K4 Rent. We have seen incredible interest in this year’s event as more than 280 participants are registered to attend! In addition, what a sensational job our event chair, Jordann Morgan with Fath Properties, has done raising funds for this day. GROWING RENTER CONFIDENCE FUELING HOT MARKET TO START 2022 By Mackenzie Born, Avail Research

Entering the third year of rental market disruptions caused by the pandemic, Avail (part of Realtor.com®) surveyed independent landlords and renters across the country to find out how they’re faring. Our data revealed moving trends, insight into rent payments and evictions, and how landlords plan to financially recoup and adapt their renting policies for a post-pandemic era. Based on our data, these six trends will shape the independent rental market in the beginning of 2022. NEARLY HALF OF RENTERS PLAN TO MOVE THIS YEAR, BUT MOST WILL CONTINUE TO RENT Our survey showed that while renters are moving, most of them will continue to rent their homes — even in a competitive rental market that’s expected to continue into 2022, driven by a demand for rental housing and a decrease in homebuyer sentiment due to high mortgage rates and home prices. Almost half of renters surveyed (45.9%) reported that they plan to move within the next 12 months, with another quarter (24.6%) unsure about their moving plans. Of those that said they will be moving, more than half (51.8%) plan to rent their next residence, while nearly one-quarter (23.8%) plan to buy their next residence. Over half (52.9%) of renters who plan to move to a new rental indicated they do not have enough savings for a down payment on a home, while 40.0% said they don’t believe they would qualify for a mortgage.

RENTER CONFIDENCE HAS GROWN DRAMATICALLY Our last survey in September 2021 showed that 42.7% of renters had missed at least one rent payment since the start of the pandemic — up from the 30.8% who had missed a payment in May 2021. New data, however, indicates more positive rent payment trends. Four out of five renters (82.4%) said they have not missed any rent payments over the past 12 months. Of renters who have missed a rent payment over the past 12 months, around one-third (32.6%) indicate that they had missed just one payment. Looking forward, more than three-quarters of renters surveyed (76.6%) do not believe that they will miss a rent payment in the next three months. The share of renters who do not believe they will miss a rent payment in the next three months has grown dramatically over the past year. In our February 2021 survey, just 15.2% of renters did not believe they would miss a rent payment over the next three months.

rent or sell to recoup pandemic losses. According to our data, more landlords plan to raise the rent in at least one of their rental properties (65.1%) than sell at least one of their rentals (16.2%) in the next 12 months. The majority of landlords surveyed estimate that they will raise rent by between 5% and 10%, increases that reflect a hot rental market and rent surges seen in 2021. Of the landlords planning to sell at least one rental property, more than half (55.1%) indicate that the desire to cash in on the increased value of their property is a factor in deciding to sell. Around a quarter of these landlords indicated no longer wanting to be a landlord (25.7%) or difficulty collecting rent from tenants (23%) as factors in their decision to sell.

may be evicted from their residences. However, our data shows that the majority of landlords (82.3%) have not initiated eviction proceedings against any of their tenants in the past 12 months, and more than three-quarters of landlords (77.5%) are not considering encouraging a tenant to vacate a property within the next three months. Renters have echoed this sentiment, with 94.7% reporting that they had not had eviction proceedings brought against them by a landlord in the past 12 months. Other methods of encouraging a renter to vacate a unit were also rarely reported: Just 5.1% of renters mutually agreed to terminate their lease, and another 5.1% had a landlord refuse to renew their lease. Looking forward, more than a third of landlords (36.1%) indicate that just one month of missed rent would trigger them to push for eviction. An additional 51.4% indicate they would push for eviction after two or three months of missed rent. On the other hand, more than 70% of renters believe that just one or two months of missed rent payments would trigger their landlord to push for eviction, and the vast majority of renters (96.7%) believe that six or fewer months of missed rent payments would trigger their landlord to push for eviction. AWARENESS OF EMERGENCY RENTAL ASSISTANCE HAS STAGNATED Previous Avail surveys exposed a lack of awareness and understanding of eligibility around emergency rental assistance (ERA) programs. In our September 2021 survey, more than half of renters (62.8%) and landlords (56.9%) were unsure of whether or not they were eligible for ERA programs, with just 56% of renters and

78.1% of landlords aware that rent assistance programs even existed. New data indicates that awareness around these programs has not increased. Only 51.3% of renters and 70.5% of landlords said they are aware of emergency rental assistance programs created to help renters and landlords during COVID-19 — a small drop in awareness among both groups. Among the renters who are aware of emergency rental assistance programs, just 1 in 5 renters (21.2%) believe they are eligible to receive emergency rental assistance to cover missed rent payments. Nearly half of landlords (46.1%) are unsure if they are eligible for emergency rental assistance to cover their tenant’s missed rent payments, while 3 in 10 (30.2%) do not believe they are eligible for emergency rental assistance. MANY LANDLORDS ARE TIGHTENING THEIR TENANT SCREENING PRACTICES After disruptions and financial losses caused by missed rent payments due to the pandemic, 40% of landlords indicated that their applicant screening method had become more stringent over the past 12 months. Nearly 6 in 10 landlords (58%) said their screening practices had remained the same. When landlords screen tenants, the most commonly-reported methods were using income and job history (89.3%), interviews with applicants (84.3%), and rental history and evictions (82.4%) to screen rental applicants. Of this information, landlords indicated that previous eviction (54.6%) and level of income (52.9%) are the two most important factors when screening applicants.

4 WAYS TECHNOLOGY CAN KEEP ONSITE STAFF HAPPIER DURING THE GREAT RESIGNATION By Rachel Richardson, RentPath.

An increase in resignations has created new challenges for rental housing professionals, but there are technologies available that can help alleviate the added burden of doing more with less. The Great Resignation has served up greater responsibility for onsite staff left to manage apartment communities. Like other industries nationwide, rental housing has been hard hit by record numbers of employees leaving their current positions. Anecdotally, rental owners and operators are reporting significantly higher numbers of resignations than the traditional annual apartment employee turnover of 30% to 50%. In roles that often require wearing many hats to keep up with prospective renters and resident requests, this puts added pressure on already busy leasing teams. With technology solutions that alleviate daunting tasks for onsite staff, employers can save their staff valuable time and unnecessary manual effort. A leasing team can simplify tour scheduling, automate routine communications and set up seamless multifamily marketing campaigns that free up time to better connect with prospective residents. AUTOMATE APARTMENT TOUR SCHEDULING. The first step to helping a team thrive during this spike in demand is understanding where the team can easily automate communication in the early stages of a prospective resident’s search. Online tour scheduling options on apartment listings and property website take the back and forth out of finding the perfect time to showcase the unit. Instead of the leasing agent having to reach the prospect directly and coordinate meeting times, find options that allow the renters to automatically schedule an appointment while they browse. Many internet listing services (ILS) offer the option for renters to request a tour, select the most opportune times or even tour the apartment virtually. QUICKLY QUALIFY NEW LEADS WITH ONLINE APPLICATIONS AND FORMS. Give renters the option to complete online applications early on in their evaluation of an apartment community. This will allow the team to quickly screen prospects and focus on quality leads that are most likely to become new residents. Resident-screening services can automate the process of credit and background checks so leasing staff can focus on critical tasks like apartment tours, resident requests and answering in-depth questions from renters. Online applications often can be selected by the resident when they request a tour on ILS listings as well, so onsite staff can identify prospective residents that are most interested before they even show the apartment. For onsite teams that could use extra support, there are also options that fully cover prospect communication and early lead

qualification. Virtual leasing centers offer services to book in-person and virtual appointments as well as qualifying leads on behalf of the property. These services are often available 24/7 to communicate with prospects via call centers, chat and email. ADVERTISE WITHOUT DUPLICATING EFFORTS. The team spends time gathering quality photos, descriptions, 3D videos and other content to showcase vacant listings. Once all the assets are ready, it can be daunting to duplicate efforts when it comes time to create the advertisements. That’s where integrated marketing solutions can help property marketers and leasing staff avoid unneed-

ed busy work. Automated advertising solutions integrate with a property’s ILS listings to source graphics and descriptions. So, ads are created without your team having to slog through countless revisions and come up with campaigns on the fly. Many solutions in the marketplace offer turn-key advertising services that target in-market renters based on ILS data, so a budget goes toward those who are actively looking for an apartment in the area. Finding a Fair Housing compliant advertising tool will also take the stress out of ensuring that a property’s audience targeting is compliant with regulations. EFFORTLESSLY COMMUNICATE WITH RESIDENTS. From a property’s voice mailbox to the inbox, inquiries can stack up while the team juggles multiple tasks. Training employees to keep up with these tasks can also be costly. According to Bersin by Deloitte, the average cost of onboarding a new employee is close to $4,000. For multifamily specifically, properties can also spend $2,500 to $3,500 a month on salary for each staff member who manages onsite communication. Brainstorm ways that the team can cut down on manual communication and automate the most common requests that come through. An easy way to do this is through renter communication platforms that integrate with a property management system (PMS) and allow for the monitoring and responding to email and texts in one place. Common ways that leasing teams use this is to automatically send a video tour, survey residents’ satisfaction, generate new reviews and opt renters into marketing communications. Recent resignations have brought on challenges for onsite staff but removing repetitive and monotonous tasks can free up the best talent to focus on the most rewarding aspects of their jobs. Without the burden of these simple and time-consuming tasks, the team’s skills can be better served, not to mention they will be happier. With more efficient processes, owners and operators can get more done while saving valuable dollars that can be invested in sustaining a strong, satisfied onsite team. Your property has a brand, and while those at the top play a role in shaping it, it is owned by the residents who have lived within its walls. As an owner or manager, setting yourself apart might seem impossible in a market where renters span Gen Z to Baby Boomers, urban to suburban, A to C class, coast to coast. But as you work to develop your multifamily brand and how it is experienced by residents, over time it can become influential and create loyalty. There are three important messages your brand communicates to your residents, and you can help shape them. YOUR MULTIFAMILY BRAND POSITIONS A LIFESTYLE. The landing page of your website should promote ease of living, stylish surroundings, exceptional access to business centers and superb locations. The look, feel and messaging of the brand — from the website to the amenities, the physical buildings to the trendy locations — everything should confirm the type of lifestyle your property provides. Your brand provides exclusivity in the sense that it communicates through messaging, social media, amenities and staff, a lifestyle that brings residents of like-mindedness together in a community. Whether they are looking for a family-friendly apartment with playgrounds and trails or an upscale experience with concierge services and views of the skyline, your brand will confirm how they want to live, allowing you to anticipate and fulfill their needs. In multifamily housing, the resident experience spans more than a luxury hotel stay. Anticipating the type of lifestyle your residents want is critical, and if your brand executes it well, residents will see you not as an apartment, but as a home. YOUR BRAND DEPICTS A SENSE OF COMMUNITY. While a desired lifestyle is important, community is also critical to residents. If you’re asking residents to make their home with you, you should use events, messaging and online presence to express the type of community they can enjoy. For example, a luxury midrise might host a wine tasting event while a suburban garden community might want to host a family fitness event. “We are in an era where people want to feel appreciated,” said Jese Gary, owner of LuxeGiving LLC. “In general, customers value companies that provide value-added services to produce brand loyalty.” The apartment industry has moved into a time where emo-

tional connectedness to the brand is more important for resident retention than resident satisfaction. Current and future residents need to see that where they live has a strong element of neighborhood and community, so it feels like home. “A great event creates community and a good time,” said Gary. “I think there will be an adjustment back to gathering over the next few months or years. The goal for events wasn’t just to feed the residents. The goal is to create a sense of community.” In your brand strategy, do you value community at the corporate level, and describe it through your messaging? Do you have an active onsite and online social program? As residents experience your brand, they will get a sense of the community you offer, and the commitment to this pillar can shape how the brand communicates it, and the properties deliver it. YOUR BRAND CAN BUILD TRUST. EXPRESS YOUR BRAND TO CURRENT AND FUTURE RESIDENTS Anticipating needs, honoring core values, and providing a trusted message, will all help express your brand to current and future residents. And the result is a beautiful thing called “brand loyalty.” What you speak to your residents, they will speak to others in the form of referrals, online reputation ratings, and future renters.
