GCNKAA HOSTS CERTIFIED APARTMENT PORTFOLIO SUPERVISOR (CAPS) COURSE IN AUGUST

CAPS returns to the Greater Cincinnati Northern Kentucky Apartment Association this year and is currently scheduled for August 23 through August 26 from 8:30 am to 5 pm at the Apartment Association CORT Education Center. This course is presented by NOI Coach Rich George. Cost per person is $950 for members and $1750 for non-members. Earning your Certified Apartment Portfolio Supervisor (CAPS) designation takes you to the next level in property management. It fast-tracks your career advancement and your corresponding earning potential. This program’s curriculum emphasizes recruiting, retaining and engaging high-performing employees. You’ll also learn how to analyze and report property and portfolio financial results, conduct due diligence and community takeovers and oversee management agreements. HOLIDAY CHEERS PARTY MOVES TO SAVANNAH CENTER IN DECEMBER

The Annual Holiday Cheers Party and Benefit has been growing by leaps and bounds over the past few years and it is with mixed emotions that we announce that this event has moved to a new location for 2022! While we have loved hosting our event at Kenwood Country Club for the past 12 years, we have, unfortunately outgrown the facility and their parking capabilities. After several site visits to other facilities, we have decided to move our event to the Savannah Center in West Chester. We can now easily accommodate up to 1000 attendees and 500 cars as well as have all attendees in one large room instead of divided up into 7 different areas. And finally, we will now be hosting this event as a sit-down dinner complete with drinks and appetizers during networking. We are thrilled with these changes and the committee and GCNKAA staff are working hard to ensure this year’s Holiday Cheers is one of the best we have ever hosted. A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Hello GCNKAA Membership! I hope everyone is enjoying their summer and planning a great August before school goes back into session. We closed out July with another soldout event on the BB Riverboats. We also had record breaking attendance at the DE&I Happy Hour at One41 Wellington. Thank you Uptown Rentals for sharing this gorgeous community with our membership. The committee has been Tonya Petersen Miller Valentine Group working hard and launched our very own GCNKAA DE&I logo, one of the first across our nation! Kudos to the committee and special thanks to the PLK Communities Marketing team in bringing the logo to life! August will host several opportunities for networking and education. First up, the NextGen committee is hosting a Happy Hour focusing on Problems and Solutions on August 11. This will be an informative Happy Hour to learn tips and tricks in solving some of the most common problems in our industry. Education opportunity continues with Human Trafficking Awareness on August 17, a free seminar for our members hosted via zoom. Rounding out the month, the Certified Apartment Portfolio Supervisor (CAPS) designation will be offered from

August 23 to 26 at the GCNKAA offices. I would like to again request your involvement in our committees! Most committees now have a hybrid model for attendance as being too busy to drive to the association is understandable. We have removed that barrier and offer zoom for YOU to join. Feel free to reach me or the staff to review where your passion can best serve GCNKAA. We held our first committee meeting for the Holiday Cheers for Outreach last month. My co-chair Gerry Johnson with Rent and I would love to extend an invite to our next meeting on August 16 at 10 am. Email me to obtain the Outlook invite! As we start to build another great event for December 8, I stand amazed at the drive and steadfast commitment Gerry Johnson has for GCNKAA and our industry. I would like to express my Attitude of Gratitude for August 2022 to Gerry Johnson! Gerry serves as the Associate Council President, has served on the Business Exchange committee, Trade Show committee, Golf Outing committees and the Holiday Cheers committee. His positivity and continual smile are a key to success for GCNKAA and our membership. My hat is off to you Mr. Johnson! Thank you for your example. Thank you for your passion. In the event a member of the Board of Directors should be absent three consecutive times, or four times in a calendar year from regularly stated meetings of the Board of Directors, or three times in a calendar year from general membership meetings, it shall be considered as a resignation from the Board of Directors unless a valid excuse is presented to and accepted by the Board at the following regularly scheduled Board Meeting. For the Education segment of the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA), August begins to ramp up our trainings. DESIGNATION COURSES Certified Apartment Portfolio Supervisor (CAPS) WE RECOMMEND THIS COURSE for multi-site supervisors with 24 months of multi-site supervision experience. This brand-new CAPS Certified Apartment Portfolio Supervisor course will help you rise to the next level in property management. It will prepare you to be an effective portfolio supervisor which may lead to increased earning potential. To obtain the CAPS credential, candidates must complete the following: • Minimum of 24 months employment as a multi-site supervisor or be either a CAM, ARM or RAM credential holder in good standing. • Successful completion of all CAPS course work (totaling 40 hours) • Pass the CAPS exam within six (6) months of declaring candidacy The CAPS course runs from Tuesday August 23 through Friday, August 26 from 8:30 am to 5 pm at the GCNKAA offices located at 7265 Kenwood Road, Cincinnati, OH 45248.

UPCOMING SEMINARS Human Trafficking Awareness Training (Free) The Salvation Army raises awareness of the injustices of human trafficking by partnering with local coalitions. Through prevention activities and work to reduce demand for forced labor and commercial sex, they prevent future crimes. They also help rescue and restore current victims by improving the identification and prosecution of local traffickers. In this course (geared toward the multifamily industry) you will learn a variety of info. You’ll get a brief overview of how human trafficking is defined and the laws that pertain to human trafficking. The course will also show you what trafficking looks like and how to spot the signs. Finally you’ll learn what to do to stop it, free resources that are out there for survivors, as well as systems and practices that you can put in place to prevent it from happening. EDUCATION SCHOLARSHIP APPLICATION The Apartment Association Outreach, Inc. announces Education Scholarships available for the CAMT class beginning September 30, 2022. The CAMT series begins Friday, September 30, 2022, valued at $999.00. All applicants must hold a valid High School diploma, or the equivalent, and must be currently employed by Greater Cincinnati Northern Kentucky Apartment Association members. Careful consideration is given prior to awarding the Education Scholarship, with special emphasis placed on an individual’s commitment to the industry, general industry knowledge and overall character. REPORT: CINCINNATI AREA NEEDS 21,000 APARTMENTS BY 2035 By Pat Crowley, Vice President of Governmental Affairs Cincinnati needs to build 21,677 new multifamily units by 2035, according to a new report from The National Apartment Association (NAA) and The National Multifamily Housing Council. Nationwide, the number of news units is 4.3 million, the report found. “While the pandemic-induced slowdown in household growth over the past couple of years allowed the market to abPat Crowley sorb much of this excess demand,” the report states, “we estimate another 600,000 units are needed to bring the 5+ rental market back to an equilibrium state reflecting only moderate increases in housing costs,

bringing total forecast demand to 4.3 million units.” For Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) members with properties in other states, the report said that more than 1.5 million new rental units will be needed by 2035 in just three states - Texas, Florida and California. Approximately 371,000 more units will be needed in North Carolina and Arizona. The following states are expected to grow by 30 percent or more by 2035, at an annual pace of growth of two percent per year on average or almost twice the growth expected for the U.S. on average: Nevada, Idaho, Arizona, Florida, Utah, North Carolina, and South Carolina. The report also found that the Cincinnati area is a hotbed for rentals of single-family homes.

OHIO WORKERS’ COMP & EXPERIENCE MODIFICATION RATE Ohio is one of a handful of states that has a state administered workers’ compensation system. The Bureau of Workers’ Compensation (BWC), established in 1912, is the largest state-operated provider of workers’ compensation insurance in the United States. An employer’s experience modification rate (EMR), which is determined by the BWC, greatly impacts workers’ compensation premium that an employer pays. If you have a safe organization, with little to no workers’ compensation claims, you will have a better than average EMR. If you have a less safe organization, with numerous costly claims, you will have a worse than average EMR. Typically, the better your EMR, the lower the premium that you will pay to the BWC. The BWC uses your historical payroll, industry type and claim costs to determine your EMR. A business with claim costs that are typical for their size and industry, will have an EMR of 1.0. If the business has lower claim costs than typical, their EMR will be below 1.0. If the business has higher claim costs than typical, their EMR will be above 1.0. The lower the EMR, the lower the premium that will be paid compared to similar business. The higher the EMR, the higher the premium that will be paid compared to similar businesses. Additionally, the lower your EMR, the greater likelihood that you will qualify for higher discounts through group rating programs and group retrospective rating programs. These programs allow employers to band together to receive additional discounts

or rebates on their premium. Discounts and rebates can exceed 50% of the premium that you pay to the BWC. An employer’s EMR is based on claims that occurred in the past compared to historical payroll. Your payroll is categorized by your industry type. To lower your EMR, you must reduce claims and claim costs. The best claim is one that never occurs. A robust workplace safety program can limit future claims from occurring which will ultimately improve your EMR. If your organization does have a claim, there are several strategies that you can implement to help reduce the overall cost in the claim. Every claim is different, but generally, getting injured workers healthy and back to work safely and quickly, will keep costs down. There are many additional strategies that can be enacted to reduce or lower costs in a claim that has occurred. Partnering with your managed care organization and your third party administrator will help determine the best strategies for a specific claim. From safety programs to claim cost containment strategies, there are many tools to assist with reducing your EMR and your premium. Beyond any potential premium reductions, keeping your employees safe is simply the right thing to do. By using the many tools available to you, our hope is for your employees to return home from work in the same healthy condition that they arrived to work. GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION EXHIBIT RULES & REGULATIONS 1. AGREEMENT By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall. 2. UNDESIRABLE ACTIVITIES The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application. 3. BOOTH ASSIGNMENTS Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary. 4. SPACE RENTAL Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor. 5. USE OF DISPLAY SPACE A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected. B. Exhibitor shall design and maintain the general theme and tenor of show. 6. INSTALLATION AND REMOVAL GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Tuesday, March 14, 2023, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 14, 2023. 7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement. 8. EXHIBITOR APPOINTED CONTRACTORS (EAC) Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations. 9. PROHIBITED ACTIVITIES A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth. B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only. C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants that no musical work protected by copyright will be staged, produced or, other-

wise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use. D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors. F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law. G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall. H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event. I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility. J. Live animals (except service animals) and firearms are prohibited inside SCC. 10. CANCELLATION BY EXHIBITOR The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after November 1, 2022, and prior to February 14, 2023, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 14, 2023, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected. 11. CANCELLATION OR POSTPONEMENT OF SHOW In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein. 12. ERRORS AND OMISSIONS GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents. 13. LIABILITY AND INSURANCE A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor. B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA. 15. ENFORCEMENT OF REGULATIONS GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held. 16. CONFLICTING MEETING AND SOCIAL EVENTS In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management. 17. WAIVER Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA. 18. SEVERABILITY In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Electric Connections Rates quoted for electrical connections cover only the bringing of service to the booth in the most convenient manner and do not include any special wiring. All wiring and electrical work on exhibitor’s display will be charged on a time and material basis. Well, we are in the full swing of summer complete with extreme heat, time with family and friends, and longer evenings to enjoy. I hope all of you are enjoying this slightly more relaxed season and are making memories with friends and loved ones. We have been busy at the Apartment Association Outreach (AAO) for the past few months. A big THANK YOU to team members from PLK Communities and BRG Apartments for bagging food in July for the children in Megan Lawhon Price Hill. This is always a wonderful event and was one of the most staffed from a volunteer perspective! It was great to see so many hands working together to make light work for those we serve. In addition, on June 17 we hosted a senior event at Cornerstone Crossing, a community managed by Wallick Communities. It is always such a joy to serve the elderly community as they suffered so much during the height of Covid challenges. Games were played, food was shared and we are grateful for the opportunity to spend time with these incredible individuals and hopefully brighten their

day. Our next senior event is scheduled for August 12 at Riverview Bluffs with more details to come soon! Our backpack school supply drive is in full swing and we are delivering close to $15,000 worth of school supplies and backpacks to FOUR schools the first week in August! We LOVE getting to support these children as they embark on a new school year. Year-to-date, our AAO Board has approved $64,500 in Rent Assistance payments and $45,000 to our Food Pantry partners! We continue to be exceptionally proud to contribute to those in need and be able to partner with these organizations that work tirelessly to help others. We are fortunate to be able to partner with more than twenty food pantries throughout the tri-state area. We are scheduled to release additional resources later this year per our operating budget. A Night Out for Outreach: Please mark your calendars for October 29, 2022, for our A Night Out for Outreach event. We are excited to hold our event at The Anderson Pavilion, and we will be utilizing The Carousel for cocktail hour! A special THANK YOU to Justin and Jill Seger, our co-chairs for this wonderful night. A VIP Wine & Bourbon Tasting Hour has also been added to the event this year! Lastly, we are looking forward to our Champions for Outreach partners to continue their contribution for 2023. This exceptional program - which began in 2021 - is what allowed our board to contribute to so many wonderful partners that serve needs within our community such as: rent assistance, food pantries, senior communities, and much more! Communication was sent at the beginning of May to solidify your contribution as well as to seek out additional partners who would like to support these wonderful causes. To date, we have received $250,000 of our pledged funds! Wow! On behalf of our board, we are exceptionally grateful. I am proud of the service that ALL of the AAO Board members and staff provide, as well as their continued support of utilizing our funds to help those in need. We are well into the dog days of summer! Many of us may be thinking that fall (and cooler weather) are right around the corner. However, it is important we stay mindful of the hazards from the heat during these last few months. There are ways we can combat heat illness but let’s first take a look at how the body uses its’ own mechanisms. Normal body temperature is around 98° F and to achieve that temperature the body responds in the following ways: 1. Activating sweat glands. a. There are anywhere from 1.6 to 5 million sweat glands in our body. b. Sweat glands release water and electrolytes. Be sure to replenish!!!! c. Evaporation of sweat carries heat away from the body. 2. Pumping blood (opening and closing blood vessels) to the surface of the skin. a. This is a result of blood taking heat from the body to the surface. 3. Raising or flattening the hair on our body. a. Positions of hair can help reduce body temperature. Whether our job requires us to work indoors or outdoors in a hot environment, quick response to the symptoms of heat illness is crucial. Let’s review some of these illnesses and their treatment. Heat Cramps: The mildest form of heat illness and is caused by depletion of salt and water levels in body resulting in painful muscle cramps or spasms. Be sure to drink water (or a sports drink) and take a break in a cool area. Heat Exhaustion: More severe than heat cramps, it is a continued result of water and salt loss without proper hydration. Symptoms include weakness, profuse sweating, nausea, rapid breathing, and continued muscle spasms/cramps. If you have heat exhaustion or see someone who shows the symptoms, get to a cool shaded area, drink small sips of cool water and put cold cloths on the skin. Keep an eye on this situation as it might require immediate medical attention. Heat Stroke: This is the most severe of heat illnesses and begins as the body temperature reaches 104O F. The body is in an altered mental state with symptoms of confusion, inability to sweat, hallucinations, slurred speech, and potential seizures. Immediately get to a cool area, call 911, loosen clothing and try to cool the body off with water mist or cool compresses. Do not give the person anything to drink. These conditions are preventable if you take the proper steps

UNBLURRING THE LINES BETWEEN MARKETING AND ADVERTISING IN MULTIFAMILY By Ashley Tyndall, Criterion B

There’s a thin line between marketing and advertising, and these days, it keeps getting thinner. To gain a better understanding of what type of multifamily marketing strategy your business needs, you must first decipher the differences between advertising and marketing and assess how to use each to your benefit. UNDERSTANDING THE DEFINITION OF ADVERTISING While marketing is taking your message and communicating it through proper channels for your audience, advertising is that message. Today, advertising involves using paid mediums such as television, radio, print ads, billboards, digital media and more to spread the word to the public about your business. Advertising is all about convincing your audience that they have a need for a specific product or service. In other words, advertising is a component of marketing. THE DIFFERENCE WITH MARKETING While advertising tends to be more about the actual message, marketing is about branding your product or business, providing value and distributing that message in the right way, to the right audience and at the right time. Marketing is the way in which you convince prospective residents that you have the right apartment community for them; it is the systematic planning and implementation of a strategy using a mix of business tactics — one of these tactics being advertising. Multifamily marketing involves understanding who your target market is and creating buyer personas to establish what they want to get from your property or service. It’s essentially about engaging residents in a wide variety of ways so that they can make an educated decision. Once you identify your target market’s values and needs, you can use that information to communicate your multifamily brand message and personality through marketing materials. Take for example the apartment community LVL 29 in Plano, Texas. The tagline for this community is “Life Elevated.” This is the advertised message. The marketing component of this, on the other hand, is all the channels that bring this message to the prospective residents, including: Social media Resident events Website Blog Videos Email campaigns Promotional items Literature PAIRING MARKETING AND ADVERTISING TOGETHER Grasping the attention of your customers has become a tough business. The solution is to pair your marketing and advertising together into a cohesive unit. This is where you will be able to earn

the attention of prospective buyers by creating compelling content, nurture them through the buyer’s journey and delight them with superior customer service. Today’s consumers are tech-savvy and more educated than ever about their purchasing decisions. Residents often flip back and forth on their leasing decision, entering or exiting different stages of the buyer’s journey as they check online reviews, do their own research and evaluate properties. FINDING A BALANCE Multifamily marketing relies on the perfect balance of digital strategies, working together to ensure consistent messaging and continued contact with an apartment lead. This means unique content — such as blogging, offers, social media content, email marketing, etc. — should all be tied around a central persona, strategy and buyer’s journey. Going an extra step, you can offer these apartment leads a way to get customized information depending on their interests. This may take a lot of work on the back end through use of list segmentation and automation software, but if the framework is there, it’s work that pays off. Offer a weekly newsletter on local activities or maybe a monthly update on housing market trends. THE MULTIFAMILY MARKETING VALUE Ultimately, advertising is just a subset of the multifamily marketing process. Advertising is one piece of the pie in the marketing strategy. All of these elements must not only work independently but they also must work together. And all of the elements working together is your multifamily marketing plan. It’s the comprehensive plan that you need to solidify and focus on first and foremost. Marketing is that all-encompassing plan which makes it foundational. So when considering whether to focus more of your efforts on advertising campaigns or marketing strategy, it is ultimately more beneficial to choose the marketing route. Focusing on your marketing efforts first will allow you to adopt the right strategy so that an on-target advertising campaign can follow. Meanwhile, operators are strategically determined to compress the leasing and touring process through self-serve touring options and centralized leasing scenarios. This tension is pushing multifamily inevitably to self-selection and optimized buying. Selecting an apartment is an extremely personal decision, also a predominantly visual one. Personalized experiences raise the bar on customer expectations. Today’s renters want to see realistic pictures and experience virtual tours not only of the community, but for the specific apartment they’ll be living in. “The world has moved to a much more visual medium,” said Mike Gomes, Chief Experience Officer at Cortland, which owns and manages more than 75,000 apartment homes. “An apartment search is a digital overlay to the physical experience. The primary experience – a living experience—occurs within is a physical location. Multifamily needs to create a digital companion that complements physical needs.” To meet these demands, apartment websites and internet list-

ing services (ILS) are stepping up and transforming how content is delivered. The decades-old, floor plan-based website experience is giving way to unit-level search and myriad interactive experiences including photos, videos and interactive maps that provide context and specificity around individual apartments. Scarcity is driving the market and technology is providing new methods to take advantage of integration and self-conversion. CONTEXT IS KING Marketing similar apartments isn’t cutting it for modern renters – they want to select their own home, whether it’s on a community website or an ILS. The industry is working with a much more discerning audience than ever before, and customers look at housing as a service and location as an amenity. People want choices and to understand where the apartments are located within the context of the community. “We should strive to create memorable opportunities for customers as part of their apartment shopping experience,” Gomes said. “There are times when interacting digitally allows customers to better understand the living experience and get answers to questions without having to engage in the physical space.” Interactive maps provide the context renters need to understand which apartments are available relative to community amenities. These same maps used on a property website are now available as a feature on the listing pages of an ILS, providing a seamless renting experience as users cross channels on their

Going from ILS to website to a growing number of selftouring platforms using the same maps, consumers can now truly visualize their experience, similar to shopping experiences in the hospitality, entertainment and single-family home industries. “A recent Apartments.com survey reported 82% of renters said seeing the location of their apartment on the property was extremely or very important to their search,” says Engrain’s CEO Brent Steiner. “This data shows a fundamental shift in renter preference. This supports similar data users have shared in website surveys and use cases.” According to Apartments.com, engagement on listings that included the maps is noticeably higher than pages without a map, and leads are more specific, tied to an individual unit. Listings have always included photos and floor plans of apartments in the search; what’s been missing is location and context. Operators understand the significance of including features like maps in their ILS listing so residents can have a better understanding of where their new apartment home will be located within the community. “Modern consumers are searching differently today, and they want to have a narrowed down list of homes that fit exactly what they’re looking for,” said Jaclyn Hosking, Senior Marketing Manager at Bozzuto, which manages more than 78,000 units. “We’ve been taking our marketing efforts one step further in the search process by putting essential visuals, like photos, videos, interactive community maps and unit-level information at the very beginning of the search and creating more of a personalized experience. It provides a more in-depth understanding of specific homes, floor-plan types and ideal locations.” According to Google Analytics data from Bozzuto, its community websites utilizing third-party mapping technology receive 3.4 times more pageviews on mobile than static floor plans. Customers are also spending 13.5 times more time on a desktop looking at these maps than traditional floor plans on the community website. Maps are the consistent thread that stitches the different parts of a complex self-service leasing machine together, providing a natural visual canvas for operators to present engaging interactive content in real estate context. Renters are able to make better decisions and arrive at a faster decision. “Nearly 40% of our residents move to a Cortland community from outside the market they’re in,” Gomes said. “They have to

make decisions using as many online resources as possible. We need to help customers gain the confidence to make those decisions and provide helpful tools to nudge customers down the path.” IF CONTEXT IS KING, PERSONALIZATION IS QUEEN Personalization isn’t arbitrary – the entire modern-day online experience is defined by custom curated content. According to the “State of Personalization Report” from consumer data platform Twilio Segment, more than half of surveyed consumers said personalization improves the buying experience, and 60% said they would become repeat buyers after a personalized experience. Marketing teams across all industries are allocating more money to personalized content for customers. A new home is arguably the most personal, big-ticket purchase a person makes. The initial apartment search on a community website or ILS is critical not only to attracting new residents, but also to maintaining longterm residents. “When creating a resident-centric experience, you have to look at all the ways customers interact and engage, and also all the ways they may want to,” Gomes said. “Understanding those opportunities is critical to creating better experiences with more transparency, self-service, delight and joy. Part of that is identifying how and where in the apartment search customers are getting frustrated, and then communicating a richer experience where they can see and better understand the living environment.” Platforms like Google Maps have revolutionized the level of personalization available in a search experience. Through keywords, filtering and location awareness users are able to identify hyper specific options, both when and where they need them. Seeing apartment inventory filtered to homes that meet your specific criteria on a property map provides a similar, curated search outcome. While the industry will continue to evolve, visual and personal experiences have become the new gold standard for consumers. These elements are powering customer decisions and catering to modern consumer trends.
