The committee and Associate Council have worked hard to launch the 25th Annual Holiday Cheers Benefit as a hybrid event...allowing you to bid on silent auction items from the comfort of your couch or during the live event on Thursday, December 8 at the Savannah Center beginning at 5 pm. The Savannah Center is located at 5533 Chappell Crossing Boulevard in West Chester. This year, this event will be a plated dinner and will feature an all-new Deck The Walls raffle.
The silent auction will launch online starting on Friday, December 2 and run through close during the live event on December 8. If you are registered to attend the live event, watch for details on setting up your online account to begin bidding. If you are NOT attending the live event, but still would like to participate in the silent auction bidding, click here.
The GCNKAA Holiday Cheers Benefit provides SIX different op portunities in which you can participate. First, you may purchase raffle tickets and try your luck at winning an item in the raffle. Second, if you don’t want to leave an item to luck, you can test your perseverance in the silent bid benefit. The live auction offers you the chance to outbid your competitors on those once-in-a-lifetime items. Of course, the rapid raffle returns this year. You can purchase raffle tickets for $10 each or 3 for $20 and win one of several cash prizes of up to $600 each. Also making its return this year - for only $40 you can purchase a Wine Mystery Bag OR for $50 you can purchase a Bourbon Mystery Bag. All net proceeds benefit the Apartment Association Outreach, a 501(c)3 charitable organization dedicated to providing rent assistance payments to people who cannot afford to pay their rent due to a per sonal emergency or conflict beyond their control. Each month, the Outreach supports the housing departments of the Free Store Foodbank, Citizens Active in Northside (CAIN), Jewish Family Service, and Santa Maria Community Services with payments totaling more than $148,000 per year.

A MESSAGE FROM THE PRESIDENT


Hello everyone. I hope you had a hap py, safe, and relaxing Thanksgiving. The GCNKAA Board and staff gave thanks for you - our members - during this season of gratitude. I love this crazy, busy time of year at the Greater Cincinnati Northern Kentucky Apartment Association.
We recently held the Night Out for Outreach event at a new facility down town - the Anderson Pavilion - which was amazing! The Apartment Association Outreach (AAO) fundraiser is a beauti ful event that brings out members who don’t typically attend our monthly General Membership Meetings (GMM). This event allows us to reflect on how blessed we all are as we honor the social service organizations we partner with who use our funding to support those with food or housing challenges.

In addition, this year, we are adding a new feature, “Deck the Walls,” where you will have an opportunity to win popular tech items and more. Monies raised during the Benefit will help support the Rent Assistance Programs of our social service partners, including Free Store in Greater Cincinnati, Citizens Active In Northside (CAIN), Jewish Family Service, and Santa Maria Community Services.




This brings us to the Holiday Cheers event which brings out an even larger crowd and a chance to catch up with so many of our industry friends while we celebrate the holidays and give back to our community. I am very excited to announce that we needed to find a larger space for the event due to the increased attendance. Therefore, we will be hosting Holiday Cheers at the Savannah Center in West Chester which gives us room to connect and spend
As of this article, the Apartment Association Outreach has provided more than $117,500 in Rent Assistance to our partners this year with an additional year-end allocation to go. As we move toward the end of 2022, we celebrate an incred ible year of growth and change. We have welcomed four new staff members and have transitioned to Rebecca McLean as the EVP. This year has brought many exciting changes with a legislative alert system, new events, new locations, a new website, a new database, a new accounting system, and an all-time high in mem bership of more than 112,000 units!

CINCINNATI MAYOR CALLS FOR MORE MULTI-FAMILY HOUSING IN STATE OF THE CTY ADDRESS, MORE MONEY TO LEGAL AID FOR EVICTION SERVICES

Cincinnati Mayor Aftab Pureval used his November 15 State of the City Address to call for the development of more multi family housing in the city.
The first-term mayor pledged to push for major reform to the city’s zoning codes and policies to include more multifamily housing, townhomes and rowhomes near commerce centers and transit corridors.
He said Cincinnati was designed to be “car-centric.”
“If we want to create a Cincinnati that is dense and diverse; walkable, with good public transportation,
a Cincinnati that is truly a world destination for young talent, we have to redesign the city,” Mayor Pureval said. “As we work to make sure neighborhoods serve everybody we have to change our relationship with parking so that it’s a factor in building, but not what we are building for.
“Right now, Cincinnati is designed to be segregated and to concentrate poverty,” he said. “And in order to grow equitably we have to fix that.”
The mayor also proposed spending $1 million to develop a program with the Legal Aid Society of Cincinnati to provide legal services, emergency rental assistance and other interventions to renters facing eviction.

Ms. Puryear has nearly 30 years of real estate experience in property management, marketing and development, and as President of Residential Management for Management Services Corporation in Charlottesville, she oversees the operation of more than 4,000 rental housing units throughout Virginia and North Carolina.
In addition, Puryear has been involved with the National Apartment Association (NAA) for more than 10 years, having served as a Region I Vice President, a member of the Governance Committee and Chair of both the Student Housing and Conference Committees. Ms. Puryear also served as the 2020 President of the National Apartment Association Education Institute (NAAEI). She was recently installed as the 2023 NAA Chairman of the Board during the Assembly of Delegates held in Virginia in November 2022.
“Ronda has dedicated much of her professional career to mentoring and inspiring our industry’s next generation of leaders,” said NAA President and CEO Bob Pinnegar.

The HUD-Veterans Affairs Supportive Housing (HUD-VASH) program is a collabora tive effort among HUD and HUD-VASH. Under HUD-VASH, eligible lowincome veterans receive a Section 8 rental voucher plus case management and supportive services from Veterans Affairs (VA).
The Community Outreach Division encompasses the Housing and Urban Development-Veteran Affairs Supportive Housing (HUD-VASH) program which collaborates with Cincinnati VAMC catchment ar eas (KY, IN, and Ohio) Public Housing Authorities. We work to find stable housing for homeless or at risk of homelessness veter ans. Our GOAL is to find new landlords and property management companies who want to help end Veteran homelessness. Our goal is to house 38,000 Veterans. We need your help!

GCNKAA 2023 TRADE SHOW BOOTHS NOW ON SALE!

The Greater Cincinnati Northern Kentucky Apartment Association’s 2023 Trade Show is scheduled for TUESDAY, March 14 at Sharonville Convention Center. Due to your feedback, we are keeping the good ideas and adding more to the 2023 show. Here are the top rea sons you won’t want to miss out! But act soon! The price rate of $800 per booth expires on Tuesday, February 14! After that, the price increases to $900 per booth!
1. The Invitation Only VIP Preview Hour. Building on the success from 2022, we will personally invite key de cision makers at each owner and prop erty management company that is a member of the Greater Cincinnati Northern Kentucky Apartment Association. This personal invitation allows each of them to attend a private preview of the trade show from 4 pm to 5 pm. This offers you more personal time to meet and greet potential new customers as well as conduct business with current customers without the interruption from other at tendees of the trade show.
2. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as ac commodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an addi tional fee. Other booths are reserved for VIP Sponsors. Electric, carpet and additional tables and chairs can be or dered separately through Sharonville Convention Center or Academy Rentals.
3. Expanded Educational Opportunities. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attend ees will flow onto the trade show floor where you have the opportunity to talk with each and every one.
4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Whether through signage, verbal recognition or company listing on gcnkaa.org and in the Apartment Advantage, we will find a way for you to get involved whether you have one employee or one thou sand. We have also added several more benefits to the VIP Sponsorship including premier booth space. Watch for more information to follow regarding sponsorship oppor tunities. Sponsorships range from $300 for a logo or food sponsorship to $1000 for VIP Sponsorship.
Booths are now available on a first come first serve basis. If you would like to reserve a booth, please download the floorplan and booth contract. Review the available booth space, complete your contract with your top three selections, and return back to michele@gcnkaa.org. You may also reserve your space online here.

• Booths went on sale in August 2022

All orders for carpet, electric, additional tables and chairs need to be placed directly through Sharonville Convention Center or Academy Rentals and NOT through GCNKAA. • Booths are sold on a first come first serve basis. We currently have 96 booths available. We generally sell out early so be sure to call the office as soon as possible.
• Each booth is 8’ deep x 10’wide.
• Booths are currently $800 each. Others booths are reserved for VIP Sponsors. After February 14, booth price increases to $900 each.
BOOTH SELECTION PROCESS
1. Click here for the latest floorplan of the 2023 trade show booths as well as the contract. Please note that – as changes happen on a daily basis – this version of the floorplan may not be completely up-to-date.
2. Look at the floorplan and decide which booth you would like, then simply either:
• Visit www.gcnkaa.org and go to the event calendar to reserve your booth online. Available booths will be listed on the registration page. Log in, complete your selection and submit your request immediately.
• OR fill out the booth contract, complete with your first three (3) booth choices and fax back to 513 407-7868. Michele will follow up with you to let you know which booth is available.
BOOTH RESERVATIONS AND PAYMENTS
• After you have selected your booth with the Apartment Association, you must either forward GCNKAA a signed contract or remit full payment to reserve that booth.
• We will hold all booths for 14 days without signed contract or payment.
• You may pay for your booth with check or credit card or call the office for an invoice.
• We cannot hold a booth longer than 14 days without con tract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected.
• Full payment of all booths must be received by February 14, 2023.

EXHIBIT RULES & REGULATIONS
1. AGREEMENT
By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the deci sions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “ex hibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall.
2. UNDESIRABLE ACTIVITIES
The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application.
3. BOOTH ASSIGNMENTS
Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confir mation will be made only after receipt of the Exhibitor Agreement and the appropri ate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary.
4. SPACE RENTAL
Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising de vices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor.
5. USE OF DISPLAY SPACE
A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhib iting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the imme diate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected.
B. Exhibitor shall design and maintain the general theme and tenor of show.
6. INSTALLATION AND REMOVAL
GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Tuesday, March 14, 2023, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 14, 2023.
7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED
No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s ap pearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement.
8. EXHIBITOR APPOINTED CONTRACTORS (EAC)
Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their re spective officers, directors, staffs, employees, and agents and all official contrac tors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not ful ly comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations.
9. PROHIBITED ACTIVITIES
A. All demonstrations, sales activities, and distribution of circulars and promotion al material must be confined to limits of the Exhibitor’s booth.
B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only
C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making ma chines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants that no musical work protected by copyright will be staged, produced or, other
wise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use.
D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths.
E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors.
F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law.
G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall.
H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event.
I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fire works and helium balloons inside their facility.
J. Live animals (except service animals) and firearms are prohibited inside SCC.
10. CANCELLATION BY EXHIBITOR
The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after November 1, 2022, and prior to February 14, 2023, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 14, 2023, will forfeit all booth fees and will be responsible for full booth payment. Upon cancel lation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected.
11. CANCELLATION OR POSTPONEMENT OF SHOW
In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expens es incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or lo cation of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein.
12. ERRORS AND OMISSIONS
GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents.
13. LIABILITY AND INSURANCE
A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor.
B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA.
15. ENFORCEMENT OF REGULATIONS
GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held.
16. CONFLICTING MEETING AND SOCIAL EVENTS
In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management.

WAIVER
Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA.
SEVERABILITY
In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

GCNKAA RELEASES EMPLOYEE COMPENSATION SURVEY RESULTS
The Greater Cincinnati Northern Kentucky Apartment Association recently contracted with Alinti to create and tabulate an updated Employee Compensation Survey for our members.



The surveys inquired into compensation of various positions along with the number of units managed and tenure at the company.
In addition to compensation, a variety of additional benefits were surveyed to understand the breadth and depth of benefits being offered to employees by associa tion members.



A total of 20 companies responded to the survey:

• 15 companies (1000+ units under management).
• 2 companies (200-999 units under management).
• 3 companies (1-199 units under management).
On October 25 at the Kenwood Country Club, we hosted a Management Forum with guest speaker Lewis Waitt with Alinti presenting the results from this survey.

NEXTGEN HOSTS PERSONAL FINANCIAL LITERACY NETWORKING EVENT



The NextGen Committee hosted their Happy Hour event on November 29 at the GCNKAA office and focused the discussion on Personal Financial Literacy.
A big thank you to Dan Hass with Merrill Lynch and Doug DeShields with Capstone Financial Services for presenting this information to the roughly 20 attendees.

This discussion covered everything from the basics of budgeting to paying off debt to establishing an emergency fund to the more advanced topics of retirement planning, investment options, working with a broker, and some surprising benefits of life insurance.

NEW YEAR...NEW YOU! GET INVOLVED WITH THE GCNKAA AND JOIN A COMMITTEE
On Thursday, December 1, the GCNKAA staff, Board of Directors, Associate Council, and committee chairs met for the 2nd Annual Committee Strategic Planning Summit at the Summit. This session allows committee chairs to discuss chal lenges they faced in 2022, establish their goals for 2023, and cre ate Key Performance Indicators (KPIs) to monitor their progress in achieving these goals.
A main discussion point discussed by all committees was the need to get more - and new - individuals to step up and vol unteer on one of the many committees. LETTER FROM THE PRESIDENT

What a gift this year has been for the Apartment Association Outreach (AAO), being able to support and help those in need and carry forth our mission and purpose. It has been a privilege to serve as Board President of AAO for 2022 and to work alongside my fellow board members in service.
Lastly, we have provided more than $17,000 in scholarship funding throughout 2022. This support has helped hundreds of in dividuals tremendously in continuing their educaton and betterment along their career paths.
First and foremost, we have some won derful accomplishments to recognize that AAO has provided throughout 2022. We have provided $129,000 to our Rent Assistance partners, which greatly impacts those in need and helps maintain a roof over their heads during challenging times. In addition, we have provided $90,000 to our Food Pantry partners, which is paramount to help provide for the increased demand that our Food Pantries are experiencing, with limited supplies to support those in underserved and underrepresented areas.
Megan LawhonIn addition, we provided $14,789 in backpacks and school sup plies this August; as well as hosted four senior events throughout the year. What a beautiful opportunity to give back to children and our elderly communities.
As we move into the holiday season and end of year, I encour age all of you to support and attend our Holiday Cheers event on Thursday, December 8! This is such a vital evening to continue the support AAO provides for Rent Assistance Programs, Food Pantry partners, seniors events, backpack supplies and scholarship funds. It is such a joyous night, full of holiday cheer, live auctions, holiday décor, wonderful food, and a new venue for us all to celebrate! Please join our AAO board, friends, and industry colleagues at The Savannah Center in West Chester on Thursday, December 8! I am confident you will have an amazing time!
I am proud of the service that ALL the Board members and staff provide, as well as their continued support in utilizing our funds to help those in need. FIVE HOLIDAY AND WINTER COMMUNITY EVENT IDEAS THAT ENGAGE RESIDENTS

“Resident experience” is the hot topic in the apartment indus try these days — and for good reason. When you’re able to achieve a positive resident experience, you’re also able to achieve more renewals and new leases.

Importantly, a huge part of creating a positive resident experi ence is fun resident events; however, it can be difficult for your property to host regular, planned events, especially if it’s small to mid-sized. In general, it’s probably not a question of whether your team wants to do events, but rather a lack of time, ideas and budget.
To help you fill out your resident event calendar for the up coming holiday season and bring a spark of joy to your community, here are five easy, affordable, and unique ideas:
1. LEND A HELPING HAND
Often, people want to volunteer and lend a helping hand to others, especially during the holiday season, but don’t know where to go or what to do. If your team figures out all of the details and sets up an easy volunteer opportunity for your residents, you may be surprised how many residents say “yes.”
For something hands-on and in-person, you can partner with a














local charity, food pantry or homeless shelter. For something sim pler, you can organize a canned food, toy or clothing drive within your community. Coordinating a drive will be as easy as keeping a collection bin in your leasing office or lobby and getting the word out to your residents through social media posts, flyers and emails.
To help improve the chances of residents joining in, you can even offer a selection of dates for when they can volunteer if you’re doing an in-person event. The recipient organization will be so ap preciative of the support and your residents walk away feeling good about giving back to the community.


2. HOST A HOLIDAY POTLUCK AND CREATE A COOKBOOK.
This idea is a cool twist on a classic resident event. At least a week before the potluck, have your residents submit the recipes for the dish they will be bringing to the dinner and compile them all into a seasonal, winter cookbook. Then, give a copy to each of your residents at the end of the potluck. Not only will your residents enjoy time together and a yummy dinner, but also receive a special token they can take home and enjoy for years to come.
As an additional tip, the more you can make it feel like a true cookbook, the more likely your residents are to keep it on their
shelf. It also is recommended to put your community’s logo on it and giving the cookbook a fun, memorable name.

3. MAKE TRENDY WINTER WREATHS OR GARLANDS.

This is a great winter-themed craft and activity that is relatively inexpensive and will get residents to come out and par ticipate. This is because it is both a lowcommitment and high-value event. For residents, there’s nothing better than free holiday home decor that will take under 30 minutes to get. Plus, it also creates an opportunity to do a commu nity-wide giveaway for the wreath that gets the most likes on social media after you share them all.
If you’re not sure what to get for this resident activity, there are tons of videos on YouTube that show you how to make incredibly beautiful wreaths from supplies from the Dollar Store. You really can’t go wrong!
4. BUILD MINI GINGERBREAD HOUSES.
The “mini” part of this resident event idea is key because the idea of putting together a full-sized gingerbread house can easily feel overwhelming and time-consuming for residents. It’s under standable why they might then be deterred from the whole icing and gumdrop ordeal.
However, if you make it a mini gingerbread house creation night, it’ll be much more enticing and unique. Who doesn’t like things that are mini? Not to mention, there’s no shortage of minia ture-sized candy you can grab for decoration.
This will be a fun, creative, hands-on event for your commu nity that is family-friendly and good for people of all ages. This is also another event you can share all over social media and have
your audience vote on the prettiest (or fun niest) mini gingerbread house for a special prize!
5. HOST A POST-HOLIDAY HAPPY HOUR.
While a happy hour is a popular resi dent event, hosting one in celebration of your residents making it through the holi day season makes it super fun and unique. After all that decorating, shopping and cooking, who wouldn’t want a drink?
Also, it is much more likely your residents will attend an event after rather than during the holiday season.
To make it extra special, your team can even craft a signature drink that’s named after your property and turn it into a tradition where you serve it every year. For the cherry on top, you can order some low-cost drinking glasses with your logo printed on it.
HANDS-ON ACTIVITIES + SOUVENIRS = MARKETING MAGIC

While it might feel a little unnatural and “promotional,” try to view every resident event as a marketing opportunity — take photos and videos, create stories, make TikToks and share, share, share!
Another recommendation for consideration is pairing a souve nir or take-home item, such as the drinking glass or cookbook, with every event. Residents love to be able to walk away with something they can keep and use in their home. Not only will it entice them to show up, but they’ll walk away with that warm feeling that comes with a smile (and maybe leave you a review or two).

The holidays are upon us! This is the time of year we spend with family and friends, do some shopping, decorate the house, cook meals, and hopefully, relaxing. It’s also the time of year where we may shift our focus away from safety. Remember, just because we are taking a break dur ing the Holidays, doesn’t mean that safety will. In fact, with all the distractions the Holidays bring, it is more important than ever we maintain our focus on safety. In this month’s safety article, we will dis cuss safety tips when decorating and how to handle stress.
Decorations are a great way to get into the holiday spirit but putting up those decorations may be hazardous. A few tips to remember when deco rating:

• Before using a using a ladder, inspect it for any damage and ensure it is placed on a stable surface. Landscaped areas provide potentially unstable bases.
• When putting up outdoor lights, be sure they are identified for outdoor use. Do not use in door lights outside.
• Do not use damaged or frayed extension cords. Inspect them for any damage and replace them if necessary.
• When you are using indoor/outdoor lighting, make sure there are no missing or broken bulbs.

• When attaching lights to the house, use clips. Nails or sta ples may cause damage to the string of lights and be a po tential hazard.
• Indoor lights should be kept off the ground and away from high traffic areas to prevent breakage and accidental trips and falls.
• Be sure to turn off lights when leaving the house or going to bed. Most home fires occur during the evening and at night.
• If you decide to use a live Christmas Tree, be sure to keep it watered. A dry tree has a much higher potential to catch fire. The holidays are meant to be a fun, enjoyable time with family and friends but sometimes stress can be overwhelming during this time. Here are some tips to help relieve some of that stress.
• Plan Ahead – If you are hosting a meal, be sure to plan a menu. Having a predetermined list will make grocery shop



ping easier.
• Budget for the Season - Create a budget for meals and gifts and stick to it.


• To-Do List – Create a To-Do list to keep you organized. Cross off those items so you feel a sense of accomplishment.
• If family or friends offer to help, take advantage of it. This could be one less thing on your “To-Do” List.
• Maintain Healthy Habits – The holidays are a time to in dulge but keep it in moderation. Limit the amount of food and beverages you consume. Exercise is a great way stress reliever and a great way to recharge your batteries.
• Engage in activities that make you feel good: Reading a book, listening to music, taking a walk, or just having a conversa tion with family or friends.
Remember, don’t lose sight of what’s important. The Holidays should be an enjoyable time with family and friends and celebrat ing safely and stress-free is key to a successful Holiday Season. Finally, be sure you take control of the Holidays and don’t let the Holidays take control of you.
THE CHANGING RULES OF OPERATIONAL EFFICIENCY

Property teams are now inundated with processes and technology designed to create efficiencies. Now, operators are ushering in a new phase in operational efficiency – task optimization.
During the 2022 Apartmentalize session, “The Changing Rules of Operational Efficiency to Achieve More Satisfaction,” veteran industry operators shared best practices and technologies to ease the burden on property teams and return the focus to leas ing and resident relations.
Session panelists said that for the first two years of the pan demic, the industry was so focused on keeping people safe and implementing technology solutions to solve urgent issues that companies lost track of their core values. That shift had a negative impact on the people side of the business.
“The basic fundamentals of our operations have kind of gone to the wayside. I think what we’re seeing in the industry, especial ly in those site-level positions, is that people got burned out,” said Gregory Mark, Senior Vice President at Cushman & Wakefield.
That burnout has contributed to the labor shortages multifam ily is facing.
“We’re a service industry. But I’m seeing more site-level turnover than I’ve seen in my 23-year career,” said Joe Summers, Vice President of Sales at Fetch.
Panelists said that by returning the focus of operations to resi dent satisfaction, operators can curb associate turnover. Through tech consolidation and the centralization of services, management companies are freeing up time for their associates to concentrate their efforts on their primary role – customer service.
Centralized team models are already helping companies al locate associates for customer service responsibilities.
“We really worked to centralize things during COVID,” said
Stacy Wells, Senior Vice President of Strategic Operations for Fairfield Residential. “We identified the best leasers on our teams and put them in a centralized location near a group of properties. It wasn’t like a call center, because these people intimately know each property, but that remote site is where people call for leas ing. The people who remain onsite are mostly there for customer service.”
Also, operators have started automating or outsourcing rou tine property services. Package management responsibilities, for example, have taxed property teams as package volume surpassed the capacity of onsite package facilities.
“We have been turning, at a lot of our communities, to an offsite service that delivers directly to the door,” said Ian Bingham, Senior Vice President, Client Services, CF Real Estate Services, noting that such services completely remove package management duties from property teams. “You get time back in the office and you get space back for amenities. Services like that are revenue drivers.”
Multiple logins and product interfaces create tedious process es, hamper productivity and contribute to employee frustration.

“The first questions I ask are, ‘Do you have an open API?’ and ‘Is your product proprietary?’” Bingham said, noting that if the an swer to either question is no, he moves on. Different technologies must work well with each other.

Moving forward, multifamily operators also must forecast tech trends to prepare their assets and equip their teams for suc cess.
“New developments have to future-proof for technology that is still four years away,” Wells said. “You have to make sure that your building and your people are ready to adapt to whatever is going to be coming technology-wise.”
