The silent auction will launch online starting on Friday, December 1 and run through close during the live event on December 7. Across the Board A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President
Happy Holidays to all our Greater Cincinnati Northern Kentucky Apartment Association membership! We have much to be grateful for in our industry and our local market. When it comes to membership, we now represent more than 113,000 rental assets. The membership allows us to host several successful programs throughout 2023 including setting record attendance at nearly every event; adding new venues over the Tonya Petersen last two years; launching our First Ever Maintenance Appreciation Night; and finally our illustrious Prestige Awards are being planned for 2024. On the legislative front, due to the phenomenal support of our membership, we have exceeded our 2023 Political Action Committee (PAC) goal; continued building relationships locally through forums which hosted Mayor Aftab Pureval and Vice Mayor Jan-Michele Kearney; focused on strengthening our partnership with the Apartment Association of Kentucky. Educationally, the GCNKAA has the highest passing success rate in the country for the National Apartment Association (NAA) designation programs and we offered local speakers at our Trade Show Education sessions for the first time. And administratively, we have attained NAA Excelling
Standards - placing us as one of the top 5 organizations in the country. Thank you to each of you for your involvement with GCNKAA this year: we have accomplished much. The focus for 2024 continues as we accelerate toward launching the Housing Pro Pass, a GCNKAA Industry Job Board, online education portal, and a community and resource center. It has been a true honor to serve GCNKAA as President of the Board for the last two years. I am amazed at the dedication our market exemplifies for the rental housing industry. I’m so proud of our involvement to improve education, focus on legislation enhancing housing affordability, as well as rights for landlords and residents. It is a pure joy to be a part of offering Cincinnati and Northern Kentucky residents a place to call home. None of this would be possible without you – our members as well as our amazing GCNKAA staff. It takes many hands to provide the exceptional offerings GCNKAA presents and my heart is full knowing so many commit so much making our association one of the best in the country. I look forward to seeing you all at our events throughout December and into 2024. Thank you for the support and encouragement over the last two years. It has been a pleasure to serve you. I wish you and yours a beautiful Holiday season and a prosperous New Year!

PRESTIGE AWARDS: HOW TO PLAN TO ENTER YOUR COMPANY, COMMUNITY OR YOUR TEAMMATES It’s been years in the making, but the Greater Cincinnati Northern Kentucky Apartment Association Prestige Awards are making their return on Friday, April 19, 2024. Some final details are still being worked out but we wanted to give you a ‘heads up’ on how to best prepare to spotlight the excellence of your company, your community, or your industry peers. The deadline to enter the categories below is FEBRUARY 2, 2024, so plan now to make sure you have ample time to get the best photos to make your community stand out. Think about landscaping, amenities, renovations, and more. To submit your community or company entry awards, visit https://www. gcnkaa.org/events/prestige-awards. This session allows committee chairs to discuss challenges they faced in 2023, establish their goals for 2024, and create Key Performance Indicators (KPIs) to monitor their progress in achieving these goals. A main discussion point discussed by all committees was the need to get more - and new - individuals to step up and volunteer on one of the many committees. Fresh faces often bring fresh energy and fresh ideas. Please review the list of committees below and reach out to the GCNKAA if you find a committee on which you would like to serve. Booth cost is $800 thorugh February 27, 2024. After February 27, the price increases to $900 per booth. REASONS TO EXHIBIT AT GCNKAA TRADE SHOW Besides the opportunity to meet and greet 600 to 800 industry peers during our trade show, here are additional reasons you won’t want to miss out! 1. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as accommodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an additional fee. Other booths are reserved for VIP Sponsors. Electric, carpet and additional tables and chairs can be ordered separately through Sharonville Convention Center or Academy Rentals. 3. Expanded Education Rooms. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one. 4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Outside alcohol brought in by members, guests, and event attendees is a direct violation of State liquor law and is cause for immediate expulsion from the event with no refund and could jeopardize your association membership as it would be a violation of the ethics clause.

GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION EXHIBIT RULES & REGULATIONS 1. AGREEMENT By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall. 2. UNDESIRABLE ACTIVITIES The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application. 3. BOOTH ASSIGNMENTS Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary. 4. SPACE RENTAL Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor. 5. USE OF DISPLAY SPACE A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected. B. Exhibitor shall design and maintain the general theme and tenor of show. 6. INSTALLATION AND REMOVAL GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Wednesday, March 27, 2024, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Wednesday, March 27, 2024. 7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement. 8. EXHIBITOR APPOINTED CONTRACTORS (EAC) Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations. 9. PROHIBITED ACTIVITIES A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth. B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only. C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants
that no musical work protected by copyright will be staged, produced or, otherwise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use. D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors. F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law. G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall. H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event. I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility. J. Live animals (except service animals) and firearms are prohibited inside SCC. 10. CANCELLATION BY EXHIBITOR The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after September 1, 2023, and prior to February 27, 2024, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 27, 2024, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected. 11. CANCELLATION OR POSTPONEMENT OF SHOW In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein. 12. ERRORS AND OMISSIONS GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents. 13. LIABILITY AND INSURANCE A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor. B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA. 15. ENFORCEMENT OF REGULATIONS GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held. 16. CONFLICTING MEETING AND SOCIAL EVENTS In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management. 17. WAIVER Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA. 18. SEVERABILITY In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Electric Connections Rates quoted for electrical connections cover only the bringing of service to the booth in the most convenient manner and do not include any special wiring. All wiring and electrical work on exhibitor’s display will be charged on a time and material basis. All equipment must be properly tagged and wired with complete information as to type of current, voltage, phase cycle, horsepower, etc. It is the exhibitor’s responsibility to avoid overloading circuits. All connections will conform to the National Electrical Code, City Code and Building Regulations. KENTUCKY APARTMENT OWNERS/MANAGERS MUST PAY EV TAX BEGINNING JAN. 1 By Pat Crowley, Vice President of Governmental Affairs Owners and managers of Kentucky apartments are receiving notices that they must pay an electric vehicle (EV) excise tax beginning January 1, 2024. Legislation enacted in 2022 by the Kentucky General Assembly established a new excise tax of three cents per kilowatt hour on EV power. The tax must be paid by the EV power dealer, which the Kentucky Department of Revenue defines Pat Crowley as the business or person that owns or leases an EV charging station. According to the department, an EV tax return and payment are due on or before the 25th of the month following the month in which was distributed. The first monthly reporting period is January 2024; and the payment is due by February 26. All excise tax monthly returns must be filed and paid electronically. The Department of Revenue is developing an online portal for businesses - including apartment owners - to file and pay electronically. A user guide and links for the portal will be published by the middle of December on the department’s webpage at https://revenue.ky.gov/business/pages/electric-vehicle-powerexcise-tax.aspx. The department will begin accepting registration applications on December 15. CINCINNATI LANDLORDS MUST MAINTAIN APARTMENT TEMPERATURE AT 70 DEGREES OR FACE FINES The Cincinnati Health Department is reminding landlords that they can be fined each day for failing to provide a minimum temperature of 70 degrees inside apartment units once outside temperatures fall below 60 degrees for 24 consecutive hours. According to the health department, landlords can face fines
of up to $300 for the first day and $750 for each additional day they do not supply “adequate heat.” Landlords can also face criminal charges for not complying with the board’s temperatures requirements. “The reason for the lack of heat does not matter,” said the health department’s Antonio Young told WCPO. “Landlords must follow the law and apartments must be adequately heated.” If the heat is out because of a large repair, like a furnace or boiler replacement, landlords can provide temporary heating options by giving tenants space heaters that can provide them with at least 70 degrees of heat within the living space. If space heaters are not available, landlords can provide temporary housing like a short-term hotel stay instead. WHAT IS NAAPAC? If you are in housing, you are in politics. From fair housing to flood insurance, energy to the environment, the 535 members of the US Senate and House of Representatives play a huge role in shaping the policy and economic climate for the apartment housing industry. It takes not only the collective power of the NAA, but also the work of individuals at the grassroots level to make sure we, as an industry, are at the table and not “on the menu” when important policy decisions are made. NAAPAC is the bi-partisan political action committee that supports Congressional candidates who represent good government and understand the needs and concerns of the apartment housing industry. Any funds collected are disbursed directly to the campaign of a candidate or incumbent member of Congress. What a gift this year has been for the Apartment Association Outreach (AAO), being able to support and help those in need and carry forth our mission and purpose. It has been a privilege to serve as Board President of AAO for 2023 and to work alongside my fellow board members in service. First and foremost, we have some wonderful accomplishments to recognize that AAO has provided throughout 2023. We have provided $107,500 to our Rent Assistance Megan Lawhon partners, which greatly impacts those in need and helps maintain a roof over their heads during challenging times. In addition, we have provided $80,000 to our Food Pantry partners, which is paramount to help provide for the increased demand that our Food Pantries are experiencing, with limited supplies to support those in underserved and underrepresented areas. We have our two final payments being released in December to support Rent Assistance and Food Pantries, which will increase our overall contributions to $129,000 and $95,000 respectively. In addition, we provided $14,289 in backpacks and school sup-

plies this August; as well as hosted Senior events throughout the year. What a beautiful opportunity to give back to children and our elderly community. As we move into the holiday season and end of year, I encourage all of you to support and attend our Holiday Cheers event on Thursday, December 7! From expense uncertainty to having limited resources, operators have multiple variables to consider when constructing a budget for the fiscal year. One of the most important responsibilities in property management is establishing a budget for the coming year. However, for key decision-makers, it is also one of the most difficult. According to NAA/IREM data, taxes and insurance account for 32% of most budgets, followed by 26% reserved for administration and payroll expenses. With only 42% available for things like maintenance repairs and utilities, as well as unknown expenses, operators have to get thrifty. Industry professionals gathered for the 2023 Apartmentalize session “Every Dollar Counts” to discuss how technology has pushed the evolution of budgeting, forecasting and reporting processes for modern operators. There are plenty of pain points associated with outdated budgeting practices, including a lack of transparency and the inability
to adapt to changing market conditions. And without proper visibility and input based on data-driven insights, budgeting season can become a constant nightmare. “Budgeting has become a year-round activity in one form or another, and as a result, we had to find a way to better manage our time,” says Tim Kramer, Vice President and Director of Operations for Draper and Kramer. “To me, that’s the value of a software-based tool that can consolidate budgeting tasks – we save more time, as well as gain the capability to adapt.” Adaptation is crucial to any budget, especially in a volatile economy where conditions change from market to market or even neighborhood to neighborhood. “Everybody has a different expectation of what our budgeting number should be,” says Anne Hollander, Chief Executive Officer of Lobby CRE. “A big pain point is the lack of visibility of market conditions in real-time. software providers offer a platform with all features and functionality integrated into a single system, while best-ofbreed software typically provides an open API for seamless integration with other tools. “After you figure out which software works best for your organization, single-stack or best-of-breed, it is important to develop a relationship with your primary software provider,” Kramer says. “Have the discussions and ask the hard questions, like where has this failed before and is this in full release or just beta testing. Also, confer with your peers and ask about their experiences with the software you’re looking into.” Software-based tools simplify collaboration and communication throughout the budgeting process. By utilizing technology, operators can work from a centralized cloudbased system, reducing friction between colleagues. Budgeting is indeed a sophisticated task that takes a tremendous amount of time and dedication. But with the right software and understanding of the data laid out in easy-todefine formulas, operators can set realistic expectations that not only make their lives easier but appease owners and investors. Panelists of a 2023 Apartmentalize session about recruiting and retention in affordable housing discussed effective strategies for affordable housing communities and identified opportunities operators can seize to build and develop long-term teams – even during tough economic times. Recruiting and retaining the right associates is vital to fostering successful and thriving communities. Some of the initial tactics that companies can leverage to make a big difference in both recruitment and retention efforts include refining the company message, creating a marketing package, embracing technology and developing comprehensive training programs. When it comes to effective recruiting, time is of the essence. Every moment counts and can make or break an application. tacts us, we need to respond to them within 24 hours and interview them that week because they will otherwise find something else,” says Kimberly Hurd, Executive Vice President, Property Management at KCG Companies. “It’s important to have an applicant tracking system in place to see how long applications have been sitting. If applications are not monitored, employers ultimately won’t be able to measure recruitment and know how effective it is if it’s not being tracked.” Employers also need to think outside the box of where they attract their talent. The answer is not always online. For example, panelists suggested developing referral programs to recruit residents, family members and friends. “We can’t sit in our offices and search for candidates any longer. We need to be out there recruiting and networking,” says Tami Fossum, Executive Director of Operations at Legacy Residential. “Use your circle of influence to recruit talent. There are so many skills to this job, but who understands residents better than an actual resident? We should be training our residents to work in property management. They know what it’s like.” Leadership and management also have a notable impact on associate retention, and positive influence from both is central to keeping talent on board long term. A key message that should be conveyed to teams is that they’re part of something bigger.
“Companies need to have something that people want, and a big piece of that is the opportunities that associates will have,” Fossum says. “We already are serving the community and doing good work, but we don’t talk about it as much as we should. We don’t remind teams enough that they are part of something bigger.” Getting team buy-in and keeping associates motivated is the next piece of effective retention. Training and written standards are key to career development, along with fair wage transparency. Panelists discussed how crucial it is to be proactive on fair wage analysis and provide the documentation and data to support it. After all, there will always be another company willing to pay more. “It’s important to explain the ‘whys’ to teams – it’s not just because,” Hurd says. Other benefits to consider for retention tactics include providing associates with volunteer hours, paying for their tuition and providing a variety of training opportunities. Something as simple as email recognition from the company owner can also boost associate morale, make them feel valued and foster an environment that supports employee satisfaction and growth. Recognizing the value of associates’ contributions can significantly enhance retention rates and contribute to a high-caliber company culture.

Shifting rental market conditions and rising inflation prompted operators to re-evaluate the definition of property performance and shift their focus to risk mitigation and bad debt management. During an Apartmentalize 2023 session, industry leaders discussed solutions to power property performance despite unreliable rent growth. The session focused on harnessing and leveraging data throughout the lease life cycle for increased revenue capture. “Market conditions shift, and as we approach this inflationdriven recession, it’s really time to re-evaluate what we’re doing and how we’re measuring property performance,” said session moderator Kevin Huss, LeaseLock Vice President of Enterprise Sales. Apartment managers are streamlining operations to establish more efficient assets. By capturing clean data, operators can create powerful information that dictates potential opportunities to increase revenue capture and reduce revenue loss. “Whether it’s preventing people who won’t pay through the screening process or calculating how much your balance left owing is going to be from a traditional security deposit type of solution, there’s better ways to manage [resident] risk with big data,” said Jeremy Thomason, Executive Vice President of Asset Management and Investor Relations for CAF Companies. “We
need to be constantly looking at ways that problems are solved to make sure we have the best solution in place. Sometimes that starts with knowing there are other opportunities or solutions out there.” Portfolio-wide data can be used to facilitate simple, homogenous product rollouts, although property-level customization has its advantages, according to panelist Johnny De La Espriella, Senior Vice President of Operations at RKW Residential. He said RKW is also using customized lease insurance in lieu of traditional security deposits for enhanced asset protection. “Traditional security deposits of $500 or $700 don’t capture even a small percentage of what that total balance could be,” he said. “Having a partner and a solution that can help us capture more of that bad debt at move-out is crucial.” Panelist Kevin Hott, Director of Information Systems and Technology at E&S Ring, said his communities are retaining more revenue as a result of its security deposit replacement platform. “A deposit doesn’t really cover a lot of lost revenues. It may cover damage,” Hott said. “With these new processes and new programs, we’re able to recover not only damage but we’re also able to recover lost rents.
