GCNKAA POSTPONES 2022 INSTALLATION DINNER; MERGES WITH STATE OF THE INDUSTRY MEETING ON FEBRUARY 15

The Greater Cincinnati Northern Kentucky Apartment Association has decided to postpone the 2022 Officers Installation Dinner due to the increase in COVID cases. The revised plan will now merge this event with the annual State of the Industry featuring Dave Lockard with CBRE scheduled for Tuesday, February 15 at Oasis Conference Center in Loveland. Watch your inbox for more details. The Officers Installation Dinner honors the leadership of the past, present and future and culminates with the installation of our officers for the upcoming year. Being installed as president this year is Tonya Petersen with Miller Valentine Group. Also being installed are the Board of Directors, Associate Council, Ohio Apartment Association Trustees and the Apartment Association Outreach Board. Host of ceremony is Don Brunner, 2022 Chairman of the Board for the National Apartment Association (NAA). Mr. Brunner has 16 years of real estate management experience and, as Chief Operating Officer of BRG Realty Group, he is responsible for the company’s operations at 47 properties in the Tri-State area representing 8,000 units. Prior to joining property management, Brunner worked as an

industry supplier partner, which affords him a unique view of both facets of the rental housing industry. In addition, Brunner has been actively involved with a variety of initiatives for NAA on both the local and national level. He is currently a member of the Greater Cincinnati Northern Kentucky Apartment Association and served as President from 2020-202. He has also previously served seven years as a Region 3 Vice President for NAA. Across the Board A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Happy New Year to the amazing GCNKAA Membership! I trust your holiday season has been joyful, restful and safe! Welcome 2022! I am humbled and honored to have the opportunity to serve as president for our association for 2022. I will strive in seeking opportunities to enhance the benefit of membership and promote the multifamily housing industry. I am ecstatic to continue working with the board direcTonya Petersen Miller Valentine Group tors, Associate Council and the tremendous staff of our association. As it is often stated, the only constant in life is change. How true this statement rings as we close 2021 and step into 2022. First order, many thanks to Mark Franks for his remarkable leadership over the last 29 years and a colossal welcome to Rebecca McLean as our new Executive Vice President. Our association is headed for continued growth through Rebecca as she has stood on the lines with Mark for 25 years with the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA). What Mark and Rebecca have built will only continue to thrive across our nation! Congrats and thank you Mark! Rebecca – we are ready for your innovation and are excited for your leadership! Next brings me to the immense gratitude I have for Don Brunner with BRG Apartments as he represents GCNKAA as the National Apartment Association (NAA) Chairman of the Board. I am honored to call Don friend; am grateful for his mentorship and leadership and beam with pride as he truly represents what our industry stands for – dedication, drive, honesty, and a hardworking individual that sees good and pushes for better! Thank you Don! As the years change so does the assembly of the GCNKAA Board of Directors. UPCOMING SEMINARS Apartments 101 Presented by Windy Stone Due to the increase in COVID cases, this class has been moved to Zoom on Monday, January 10 from 9 am to 11 am AND Tuesday, February 11 from 9 am to 11 am. Learn about the career paths in the multifamily housing industry. Discuss the aspects of the industry including sales, customer service, follow-up, marketing, fair housing, and other legal issues. How service affects sales including the proper way to show a rental unit and the community grounds, move-in ready, and preventive maintenance and service requests. This class will also discuss the importance of representing your company properly, knowing your product, promoting your product, and pricing your product. DESIGNATION COURSES Due to the increase in COVID cases, we have decided to push the Certificate for Apartment Maintenance Technician (CAMT) back to later in 2022. Please watch for more details once all the dates and instructors are reconfirmed. We are, however, moving forward with the Certified Apartment Manager (CAM) course scheduled to start on Monday, February 14. Earning your CAM credential allows you to demonstrate your skills, knowledge, and ability to manage an apartment community and achieve owners’ investment goals. As this will be scheduled as a CAM Slam, classes will be scheduled on February 14, 15, and 16, and then wrapped up on February 22 and 23. Watch for more details.

Diversity and Inclusion: How to Be An Ally Presented by Marci French Are you struggling with how to best show up as an ally to diverse groups in the multifamily industry? As Maya Angelou said, “Do the best you can until you know better. Then when you know better, do better.” Join Marci French on January 19 to discuss ways to become a better ally in the workplace. She will talk about: • How to become an ally • What does support really look like? • How to show up! A seminar for everyone in your office, property, and company. Taking this course is your next step into a more inclusive workspace. Anyone can register!

KY OFFERS RENTAL ASSISTANCE INFO; DON BRUNNER TAKES OVER AS NAA CHAIRMAN By Pat Crowley, Vice President of Governmental Affairs In the ongoing effort to help ensure the flow of federal rental assistance to residents and apartment owners and managers, the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) recently presented a virtual training session with the Kentucky Housing Corporation (KHC). The training was presented by Wendy Smith, KHC’s deputy executive director, Pat Crowley housing programs. A copy of her presentation on the Healthy at Home Eviction Relief Fund - which is funded by the U.S. Treasury Department’s Emergency Rental Assistance Program - can be found by clicking here. FROM THE NATIONAL APARTMENT ASSOCIATION GCNKAA President Don Brunner with BRG Apartments has officially been named 2022 National Apartment Association (NAA) Chairman.

“I’m delighted to officially welcome Don as NAA’s 2022 Chairman of the Board,” NAA President and CEO Bob Pinnegar said in a January 4 press release. “Both his steadfast commitment to rental housing and his vast industry experience will be incredibly valuable throughout his chairmanship. I join the entire NAA family in congratulating Don on this well-deserved honor and am confident that his leadership will bring about tangible progress at a paramount time for the apartment housing industry.” In addition to his role as GCNKAA president, Brunner served seven years as a Region 3 vice president for NAA. Brunner has 20 years of real estate management experience and as president and CEO of BRG Realty Group, oversees the company’s 47 properties across Greater Cincinnati representing 8,000 units. “Our nation’s rental housing industry is at a critical crossroads,” said Brunner. “After a difficult couple of years, we’ve arrived at an important opportunity to build a stronger industry prepared for the challenges and opportunities of the future. Over the coming year, I look forward to working alongside NAA’s dedicated team of volunteer and staff leaders to create meaningful change for rental housing providers across the country.”

NAA NOW ACCEPTING EXCEL AWARD ENTRIES Each year, NAA’s Excellence Awards, or Excels, recognize excellence and leadership in the rental housing industry. Excels celebrate communities, industry professionals and affiliated apartment associations who make unique contributions to the industry. For the winners, receiving an Excels award represents milestones and outstanding achievement. Applying is easy. Simply fill out the online entry form and submit the entry fee by credit card (please see Category Details below for pricing). Your entries will be panel-reviewed by NAA member volunteers and if selected as a finalist or winner, sections from your application will be featured in an online gallery. Winners will be announced and celebrated at the Excellence Awards ceremony on Friday, June 24 at Apartmentalize and will also be featured on NAA’s website and in an issue of units Magazine, NAA’s monthly publication that reports on the rental housing industry. COMMUNITY AWARDS The NAA Community of the Year Awards represent the very best in the rental housing industry. These awards recognize excellence in a range of rental property styles and sizes. Applicants will be charged $225 per entry for the Community Award categories. Please note, three finalists will be chosen, and the winner will be announced during the 2022 Excellence Awards ceremony. NAA BEST PLACES TO WORK This awards program identifies member organizations that encourage employee engagement and performance and foster collaborative and innovative work environments. It pays tribute to the employees and their hard work, which directly contributes to the success of suppliers, management companies and the entire rental housing industry. NAA will be accepting applications for the 2022 Best Places to Work Awards from February 14, 2022 - April 8, 2022. GCNKAA 2022 TRADE SHOW BOOTHS NOW ON SALE! The Greater Cincinnati Northern Kentucky Apartment Association’s 2022 Trade Show is scheduled for TUESDAY, March 15 at Sharonville Convention Center. Due to your feedback, we are keeping the good ideas and adding more to the 2022 show. Here are the top reasons you won’t want to miss out! But act soon! The price rate of $800 per booth expires on Tuesday, February 15! After that, the price increases to $900 per booth! 1. The Invitation Only VIP Preview Hour. Building on 2021, we will personally invite key decision makers at each owner and property management company that is a member of the Greater Cincinnati Northern Kentucky Apartment Association. This personal invitation allows each of them to attend a private preview of the trade show from 4 pm to 5 pm. This offers you more personal time to meet and greet potential new customers as well as conduct business with current customers without the interruption from other attendees of the trade show. 2. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as accommodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an additional fee. Other booths are reserved for VIP Sponsors. Electric, carpet and additional tables and chairs can be ordered separately through Sharonville Convention Center or Academy Rentals. 3. Expanded Education Rooms. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one. 4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Whether through signage, verbal recognition or company listing on gcnkaa.org and in the Apartment Advantage, we will find a way for you to get involved whether you have one employee or one thousand. We have also added several more benefits to the VIP Sponsorship including premier booth space. Watch for more information to follow regarding sponsorship opportunities. Sponsorships range from $300 for a logo or food sponsorship to $1000 for VIP Sponsorship. Booths are now available on a first come first serve basis. BOOTH SALES INFORMATION • Booths went on sale Tuesday, November 2, 2021 • Booth price includes table, 2 chairs, pipe and drapes, booth marker. Carpet, electric, additional tables and chairs can be ordered separately through Sharonville Convention Center and Academy Rentals for an additional cost. All orders for carpet, electric, additional tables and chairs need to be placed directly through Sharonville Convention Center or Academy Rentals and NOT through GCNKAA. See Exhibitor Kit for more detailed information. • Booths are sold on a first come first serve basis. We currently have 99 booths available. We generally sell out early so be sure to call the office as soon as possible. • Each booth is 8’ deep x 10’wide. • Booths are $800 each. Premier booths are an additional fee. Others booths are reserved for VIP Sponsors. After February 15, booth price increases to $900 each. BOOTH SELECTION PROCESS 1. Click here for the latest floorplan of the 2022 trade show booths as well as the contract. Please note that – as changes happen on a daily basis – this version of the floorplan may not be completely up-to-date. 2. Look at the floorplan and decide which booth you would like, then simply either: • Visit www.gcnkaa.org and go to the event calendar to reserve your booth online. Available booths will be listed on the registration page. Log in, complete your selection and submit your request immediately. • OR fill out the booth contract, complete with your first three (3) booth choices and fax back to 513 407-7868. Michele will follow up with you to let you know which booth is available. BOOTH RESERVATIONS AND PAYMENTS • After you have selected your booth with the Apartment Association, you must either forward GCNKAA a signed contract or remit full payment to reserve that booth. • We will hold all booths for 14 days without signed contract or payment. • You may pay for your booth with check or credit card or call the office for an invoice. • We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected. • Full payment of all booths must be received by February 15, 2022. SUMMARY OF WORK-RELATED INJURIES AND ILLNESSES DUE TO OSHA BY FEBRUARY 1

Employers with eleven or more employees and whose establishments are not classified as a partially exempt industry must record work-related injuries and illnesses using OSHA Forms 300, 300A and 301. Employers who are required to keep Form 300, the Injury and Illness log, must post Form 300A, the Summary of WorkRelated Injuries and Illnesses, in a workplace every year from February 1 to April 30. Current and former employees, or their representatives, have the right to access injury and illness records. Employers must give the requester a copy of the relevant record(s) by the end of the next business day. OSHA’s definition of work-related injuries, illnesses and fatalities are those in which an event or exposure in the work environment either caused or contributed to the condition. In addition, if an event or exposure in the work environment significantly aggravated a pre-existing injury or illness, this is also considered workrelated. If a work-related injury or illness results in medical treatment beyond first aid, you must record it on the OSHA 300 log. Required information includes: • Completion of both the 300 and 300A • Verify that you’ve classified each case only once on both forms. • A case that has one day away and several days restricted would be classified as days away from work, not both. Each case is classified only once, and it is classified as the most serious. • The other recordable case is a case that does not have days away or job transfer or restriction. The case is recordable because it is beyond first aid. • Verify that the total number of cases equals the total number of injuries and illnesses; otherwise, you will receive an error message and will not be able to submit. NOTE: Some employers with 20 or more employees are required to submit information from their OSHA300A electronically by March 1 every year. GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION EXHIBIT RULES & REGULATIONS 1. AGREEMENT By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall. 2. UNDESIRABLE ACTIVITIES The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application. 3. BOOTH ASSIGNMENTS Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary. 4. SPACE RENTAL Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor. 5. USE OF DISPLAY SPACE A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected. B. Exhibitor shall design and maintain the general theme and tenor of show. 6. INSTALLATION AND REMOVAL GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Monday, March 14, 2022, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 15, 2022. 7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement. 8. EXHIBITOR APPOINTED CONTRACTORS (EAC) Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations. 9. PROHIBITED ACTIVITIES A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth. B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only. C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants

that no musical work protected by copyright will be staged, produced or, otherwise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use. D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. E. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law. F. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall. G. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event. H. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility. I. Live animals (except service animals) and firearms are prohibited inside SCC. 10. CANCELLATION BY EXHIBITOR The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after November 1, 2021, and prior to February 15, 2022, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 15, 2022, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected. 11. CANCELLATION OR POSTPONEMENT OF SHOW In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein. 12. ERRORS AND OMISSIONS GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents. 13. LIABILITY AND INSURANCE A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor. B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA. 15. ENFORCEMENT OF REGULATIONS GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held. 16. CONFLICTING MEETING AND SOCIAL EVENTS In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management. 17. WAIVER Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA. 18. SEVERABILITY In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Welcome to 2022! I know several people are excited to put 2021 behind us and move forward to a new chapter, a new beginning, and hopefully a prosperous and joyful year. Our entire board is extremely proud of our collective efforts, contributing more than $240,000 back into our community to help thousands of our citizens who continue to be severely impacted by the pandemic. We are also aware that the needs have not diminished, and that the Apartment Association Megan Lawhon Outreach (AAO) will continue to rise to the challenge and provide the vital financial support to our community partners as much as possible. We are well-positioned to accomplish this as we finished up the most successful fundraising year in our history, thanks to the incredible generosity of our Champions For Outreach Members and Donors. Our balance sheet is strong, and we look forward to continuing to help those in need. THE POWER OF ONLINE VIDEOS IN YOUR APARTMENT MARKETING By Ashley Tyndall

Video can be a marketer’s most powerful tool but using it effectively can be tricky. Video is one of the most powerful online rental housing marketing tools at the industry’s disposal today. In fact, according to a survey from Bitable, about 82% of all online traffic is related to video, which is 15 times higher than it was in 2017. Using it effectively, however, can be the tricky part. Social apps like Instagram, TikTok, YouTube and Snapchat are blurring the lines between entertainment and social media. And that probably explains the 3.7 hours a day we spend on our mobile devices, according to App Annie. The blurring lines are also resulting in more competition for your residents’ time. YOUTUBE VS. REELS AND TIKTOK YouTube has long been the king of online video content. The platform reports more than 2 billion active users who upload more than 500 hours of video every minute. However, there’s some new competitors in the clubhouse who are taking an increasingly large piece of the video pie — TikTok and Instagram/ Facebook Reels. Quite strategically, Facebook and Instagram have been restructuring their newsfeed algorithms to favor their own video content. For example, a Reel uploaded directly to Facebook carries more weight in the newsfeed than a link shared via YouTube. Also, only Facebook videos enjoy the benefit of autoplay. Furthermore, Facebook has a “view counter” to videos posted on company pages. By Facebook leveraging its massive user base (2.9 billion monthly active users), it’s no wonder they’ve been able to capture a significant piece of the online video market.

Now, what does this mean for multifamily marketers? The current social media environment actually creates several opportunities for marketers. Following is a closer examination of some examples in apartment marketing. VIDEO MARKETING FOR REAL ESTATE Where are these opportunities? In a nutshell, Facebook and YouTube each support different types of video messaging, which work well in tandem. First, consider the difference between the two platforms. At its core, Facebook is a social network (which has integrated video hosting), whereas YouTube is a video-hosting platform (which has integrated characteristics of a social network). This changes the nature of the content. Which brings us to Rule No. 1…

RULE NO. 1 — CATER TO THE PLATFORM On Facebook, videos are meant to be timely, ephemeral and quickly digested; in contrast, YouTube videos are more permanent, topically specialized and geared toward search-engine reach. Think about how people use each platform. Users go to YouTube to consume videos, whereas Facebook videos must be quickly digested in a scrolling newsfeed. Thus, YouTube is for your “meat and potatoes’’ — things like apartment tours. Facebook videos and Instagram Reels should focus less on “informing” and more on “grabbing attention.” These videos and Reels have to be compelling. Ideas for content? String together 30 seconds worth of photography for a “quick tour” of your property, then send your viewers to YouTube for the full-length version. Another idea? Create a short how-to video (e.g., “DIY picture frame”) to engage with current residents. Remember to include your most powerful visuals at the beginning of the video to grab attention. RULE NO. 2 — DON’T IGNORE TITLES A common mistake is spending time on your video content and then ignoring your titles or captions. You may have created the best video content in the world, but without an intriguing title, no one’s going to click. Likewise, if you don’t have a compelling caption and relevant hashtags, your content is not likely to engage your viewers beyond just one video view. Video titles and social media messages should be:

• Interesting • Descriptive • Convey value (i.e., what’s the viewer going to learn from watching?) Facebook titles should highlight brevity. For example, “Industrial chic meets the best views in Dallas. Watch our 60-second tour of One Dallas Center.” YouTube messaging, on the other hand, should cater toward multifamily search engine optimization (SEO). It’s often wise to have the apartment location (e.g., Uptown Dallas) in the title, description and tags. That way, people searching the internet for apartments in “Uptown Dallas” will be more likely to stumble across your five-minute video tour. LEVERAGING VIDEOS TO MAXIMIZE RESULTS As the rivalry heats up between social platforms, multifamily marketers have an opportunity to leverage both types of video to maximize results.
