A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Hello GCNKAA Members! I hope your summer is going well. I cannot believe we are in month seven of 2022. Time flies when we are having fun! We have a few great events approaching as well as just completed a record-breaking National Apartment Association (NAA) Apartmentalize! Sunny San Diego did not disappoint. Apartment housing professionals flooded the city with an attendee record of 11,300. Here in Cincinnati, Tonya Petersen Miller Valentine Group we will certainly attest it to the NAA Chairman of the Board - Mr. Don Brunner! More than 1,800 exposition booths and exemplary education seminars created one of the most successful conferences to date. Turning the focus to our local events, the exclusive BB Riverboat Cruise is quickly approaching. We set sail on Friday, July 15! Education doesn’t miss a beat either. On July 13, we will host A Fresh Take on Fake - a virtual seminar focusing on fraud. Many thanks to Amber Taylor and Ashli Allen with AmRent and Ali Kaid with MRI Checkpoint ID for leading this seminar. Next, we will celebrate Diversity, Equity and Inclusion with a Happy Hour on July 19 at One41 Wellington. Many thanks to Uptown Rental Properties for hosting at this gorgeous community.

Article VII Government. Section 5. In the event a member of the Board of Directors should be absent three consecutive times, or four times in a calendar year from regularly stated meetings of the Board of Directors, or three times in a calendar year from general membership meetings, it shall be considered as a resignation from the Board of Directors unless a valid excuse is presented to and accepted by the Board at the following regularly scheduled Board Meeting. DESIGNATION COURSES Certified Apartment Portfolio Supervisor (CAPS) WE RECOMMEND THIS COURSE for multi-site supervisors with 24 months of multi-site supervision experience. This brand-new CAPS Certified Apartment Portfolio Supervisor course will help you rise to the next level in property management. It will prepare you to be an effective portfolio supervisor which may lead to increased earning potential. To obtain the CAPS credential, candidates must complete the following: • Minimum of 24 months employment as a multi-site supervisor or be either a CAM, ARM or RAM credential holder in good standing. • Successful completion of all CAPS course work (totaling 40 hours) • Pass the CAPS exam within six (6) months of declaring candidacy Classes run from Tuesday, August 23 through Friday, August 16 from 8:30 am until 5 pm. Human Trafficking Awareness Training (Free) The Salvation Army raises awareness of the injustices of human trafficking by partnering with local coalitions. Through prevention activities and work to reduce demand for forced labor and commercial sex, they prevent future crimes. They also help rescue and restore current victims by improving the identification and prosecution of local traffickers. In this course (geared toward the multifamily industry) you will learn a variety of info. You’ll get a brief overview of how human trafficking is defined and the laws that pertain to human trafficking. The course will also show you what it looks like and how to spot the signs. Finally you’ll learn what to do to stop it, free resources that are out there for survivors, as well as systems/ practices that you can put in place to prevent it from happening. CINCINNATI CITY COUNCIL CONSIDERING TENTANTS' RIGHTS GUIDE; TENANTS' RIGHTS ORDINANCE STILL BEING DRAFTED By Pat Crowley, Vice President of Governmental Affairs While a much-anticipated Tenants’ Bill of Rights ordinance is still being drafted by members of Cincinnati City Council, the creation of an information guide for tenants has been formally proposed by two members of council. Councilmember Reggie Harris, who chairs council’s Equitable Growth and Housing Committee, and committee vice chair Councilmember Meeka Owens Pat Crowley have introduced a motion calling for the city administration to create a short, concise and simple document entitled “Guide to Tenants’ Rights, Responsibilities and Resources.” Councilmember Owens’ office stressed that the Tenants’ Guide is for information purposes only and that the council motion does not change Cincinnati law but is merely creating a new
resource that can be distributed to tenants. Under the motion, the tenants guide would also include: • Information from the Notice to Tenants ordinance that is presently required by the Cincinnati Municipal Code Section 871-11 and other relevant federal, state and local laws. • Information and contact information for tenant resources or programs offered through the city or other local organizations. The motion also directs the administration to provide a report regarding ways that the guide can be distributed and made available to tenants in the city. Meanwhile, Councilmember Owens’ office did confirm that she and other members of council are continuing to work on a draft of the Tenant Bill of Rights ordinance, though it is not expected to be ready for review until later this year.

FALL GOLF OUT MOVES TO ELKS RUN ON SEPTEMBER 29; FOURSOME AND SPONSORSHIPS NOW ON SALE
On THURSDAY, September 29, GCNKAA will host the Association’s 17th Annual Fall Golf Classic benefiting the GCNKAA Industry Defense Fund. This year, we are moving to Elks Run Golf Course on the east side of the city. Registration will open at 8 am with the scramble teeing off at 9 am. All net proceeds of this outing will be used to meet our commitments to the National Apartment Association (NAA), the Apartment Association of Kentucky (AAK) and the Ohio Apartment Association (OAA) government funds as well as provide backing for the legislative committee’s political needs. Foursome cost is $800 each and includes per person: round of golf at the golf course, breakfast, late lunch, 2 beverage tickets, snack bag, and automatic inclusion into Hole-In-One contests.

REASONS TO EXHIBIT AT GCNKAA TRADE SHOW Besides the opportunity to meet and greet 600 to 800 industry peers during our trade show, here are additional reasons you won’t want to miss out! 1. The Invitation Only VIP Preview Hour. Building on 2022, we will personally invite key decision makers at each owner and property management company that is a member of the Greater Cincinnati Northern Kentucky Apartment Association. This personal invitation allows each of them to attend a private preview of the trade show from 4 pm to 5 pm. This offers you more personal time to meet and greet potential new customers as well as conduct business with current customers without the interruption from other attendees of the trade show. 2. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as accommodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an additional fee. Other booths are reserved for VIP Sponsors. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one. 4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. The Associate Council is the voice for the Associate Members of the GCNKAA and its fourteen council members hold very prestigious seats. Membership on the Council is limited to one representative per member company. If you are interested in running for one of the seven (7) available seats, please keep in mind that there is an attendance policy in place for all representatives to ensure associate members have consistent representation at meetings. The Apartment Association Outreach, Inc. LETTER FROM THE PRESIDENT By Megan Lawhon, PLK Communities, Outreach President
Well, I believe I set us up for failure last month considering I was hoping for less rain and more sun; and this past month, we had a lot more sun but with extremely high temperatures! I hope all of you enjoyed the start of summer in June and are getting to experience a little more downtime with family, longer evenings with daylight, and some well-deserved time off! It’s incredibly rewarding to be able to share that - with thanks to your generosity - we Megan Lawhon sent another $21,500 for Rent Assistance to our four social service partners! To date, we have distributed $64,500 to these partners to help several individuals and families in need. In addition, we submitted another $15,000 to our twenty (20) Food Pantry Partners in the Greater Cincinnati and Northern Kentucky area, bringing our year-to-date total to $45,000 in contributions. All of our programs are funded from Outreach partnerships and generous donations, which, in turn, help thousands of individuals and families within our communities. It is worth celebrating that to date, we have surpassed the $100,000 mark of donating $109,000 to our Rent As-

sistance and Food Pantry partners. One of our other give-back opportunities within Outreach is to host Senior Events at varying communities within the Greater Cincinnati and Norther Kentucky area. We have had the pleasure of hosting two events in the last eight weeks, which is remarkable considering our COVID challenges over the prior two years. What a gift it is to be able to connect with these individuals in-person, brighten their day, and spend some quality time making them smile. These events took place at Cornerstone Crossing and Knowlton Place. We served lunch and spent time playing Bingo and listening to their stories. What a treasure! We look forward to our next Senior event at Riverview Bluffs in August. A Night Out for Outreach: Please mark your calendars for October 29, 2022, for our Night Out for Outreach fundraiser. We are excited to host our event at The Anderson Pavilion this year and we will be utilizing The Carousel for cocktail hour! A special THANK YOU to Justin and Jill Seger who are our co-chairs for this wonderful night. Lastly, we are looking forward to our Champions for Outreach partners to continue their contribution for 2022. This exceptional program, which began in 2021, is what has allowed our board to financially contribute to so many wonderful partners by serving needs within our community, such as rent assistance, food pantries, senior communities, and much more! Communication was sent out at the beginning of May to solidify your contribution, as well as to seek out additional partners who would like to support these wonderful causes. To date, we have received more than $150,000 of our pledged funds! Wow! Without the support of our Champions For Outreach, we could not continue to serve our community in the capacity we have been able to do so. On behalf of our AAO Board of Directors, we are exceptionally grateful. I am proud of the service that ALL of the Board members and staff provide, as well as their continued support of utilizing our funds to help those in need. Apartment communities need strong digital curb appeal to attract new residents. One of the leading priorities for owners and operators of multifamily housing is that their communities tell their stories in a way that helps prospective renters to make informed decisions about their next home. As we move through 2022, multifamily owners and operators need to be prepared for an influx in renter turnover. According to a November 2021 Rent. survey, 60% of renters reported they would look for a new home within the next six months. What matters now, more than ever, is that properties tell their story in a way that guides prospective renters to make informed decisions about their next home. Renters of multifamily units (defined as 25 units or more) are the most mobile segment of renters. For a segment that is already highly mobile, more flexible working policies and a continued search for greater affordability only serves to increase the mobility
of these residents. Renters also have more options than ever, and competition for rental properties is fierce. With new apartment construction booming, there are far more options to rent single-family homes and condos. Reading online reviews is second nature for consumers and renters alike. Before signing a lease, renters want to hear from current residents. Prospective renters look at the number of reviews and recency of those reviews. BrightLocal found that 86% of consumers only pay attention to reviews up to 3 months old, and most customers read 10 reviews before trusting a business. People value both positive and negative reviews. According to Google, “Reviews are useful when they are honest and objective. Customers find a mix of positive and negative reviews more trustworthy.” That said, bad ratings and reviews can lead renters to eliminate multifamily communities from their shortlist entirely. In a 2020 NMHC/Kingsley renter preferences study, 79% of renters said that they did not visit a community due to negative online reviews. To mitigate this, leasing teams should continuously monitor their ratings and reviews while actively and professionally addressing feedback. The greatest opportunity businesses have in reputation management is in how they handle feedback, whether positive, negative or neutral. To minimize stress on already busy leasing teams, communities often use third-party reputation management tools that easily aggregate reviews and ratings and even provide personalized responses to each review. New residents are a prime resource for feedback because they have a fresh perspective on the search process and how the community outperformed competitors. COMPLETED GOOGLE BUSINESS PROFILES CATALYZE RENTER ENGAGEMENT. Findings from a Rent. pilot program launched in October 2021 revealed that completed Google Business Profiles (GBP) drove 67% more impressions and 112% more actions on the listing when compared to communities that did not complete their listing information. Similarly, GBP listings with images delivered 84% more interactions compared to those that lacked visual content. A well-executed GBP adds real estate to a community’s online presence and boosts SEO to help properties outshine competitors during the apartment search. The more real estate your property takes up on the page, the more familiar prospective renters will be with your property. Unfortunately, the use of GBPs is not yet widely adopted. In fact, 96% of the properties in the Rent. control group failed to have complete GBPs. ACTIVATE RENTER INTEREST WITH UPDATED SOCIAL MEDIA CHANNELS With increased social media usage since the start of the pandemic, a well-rounded social strategy will help apartment communities stay relevant with renters into next year. According to the 2020 Apartment Resident Preference Report, 45% of renters will visit a property’s social media accounts while they are looking for an apartment. Communities must actively nurture their social media following. Leasing teams can do this by maintaining community pages on relevant social channels, posting engaging content that encourages community discussion and providing critical updates. CONSISTENCY ACROSS ALL DIGITAL TOUCHPOINTS IMPROVES SEO AND ESTABLISHES AUTHORITY. Eighty percent of customers lose trust in businesses that post conflicting or inaccurate business names and contact information online. Plus, it also directly affects SEO. By checking the accuracy of contact information across all listings, communities can rebuild their reputation as a trusted authority with search engines and prospects alike. With a holistic approach, it is possible to meet the evolving technology standards that renters have come to expect. PRIORITIZE DIGITAL CURB APPEAL IN 2022 Renters are savvy and investigate a property’s digital presence before deciding to sign a lease. And despite today’s high occupancy rates, there will still be turnover as residents continue to enjoy the flexibility offered by rental housing, continuing to move for a variety of reasons. As multifamily owners and operators solidify their priorities for next year, maintaining strong digital curb appeal should be part of that conversation.
