A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Welcome to Spring my friends! I love this time of newness each year. I’m extremely excited to see smiling faces and so many out and about. Leasing is already stellar, yet I look to see an increase in traffic as prospects come out of hibernation and enjoy human contact...more so this year with being diminished in 2020 and 2021. I have hope and excitement as we navigate post-pandemic living. In thought of seeing everyone again, Tonya Petersen I cannot wait until March 15! What better Miller Valentine Group way to celebrate our industry than our annual trade show and educational seminars - and this year’s theme is Carnival! A vast thanks to Gerry Johnson with RentPath and Melissa Joy with Village Green Management - our chairs for this event - as well as the amazing committee that makes “the show go on.” The day will begin at 1:30 pm with outstanding educational opportunities followed by amazing leadership forums allowing brainstorming and the sharing of industry bests! The trade show floor will open to the general membership at 5:00 pm. There will be Grand Prize Drawings for more than $2500! Let’s “bally” and celebrate the multifamily housing industry.

In addition we have the National Apartment Association (NAA) Advocate Conference running from March 8 through March 11 in Washington DC; and the Certificate for Apartment Maintenance Technician (CAMT) classes running March 24 and 31, and continuing through April, that promote industry knowledge and maintenance skills to enhance our service industry. Now to transition to the March Attitude of Gratitude, I would like to give a shout out to the Greater Cincinnati Northern Kentucky Apartment Association’s Patty Braun. Patty’s smiling face directs our membership to thrive. I have been blessed to know Patty for more than 20 years. Seeing her as a great advertising sales leader to now selling one of the best benefits available to industry professionals, this dynamic woman doesn’t miss a beat. In just 5 years, Patty, with the help of the Membership Committee and Chairs Craig Coffman with Uptown Rental Properties and Jordann Morgan with Fath Properties, exploded our membership unit count from 99,000 to 105,000 units! Wow! We are a better Association because of you Patty. I’m thankful for you and grateful to call you friend! I look forward to seeing you all at the Carnival!

CINCINNATI LEADERS ANNOUNCE FUNDING FOR AFFORDABLE HOUSING By Pat Crowley, Vice President of Governmental Affairs
Through a combination of federal, local and private funding, Cincinnati Mayor Aftab Pureval and members of City Council have announced a plan to boost the city’s Affordable Housing Trust Fund by millions of dollars. The plan includes using $5 million from the American Rescue Plan Act (ARPA), $15 million in private donations and $1 million a year for a total of $57 Pat Crowley million in gap financing that will be available to affordable housing developers. Distribution of the funds is expected to start later this year. “Today is a landmark day in the City of Cincinnati,” Mayor Pureval said in announcing the plan during a City Hall news conference. “This is the first time the city has allocated substantial and consistent revenues towards affordable housing.” The $15 million in private funding is coming from a variety of sources, including Western & Southern’s Eagle Realty ($5 million), the Greater Cincinnati Foundation ($5 million), The Carol Ann and Ralph V. Haile Foundation ($1.5 million), the U.S. Treasury’s Department Community Development Financial Institutions Fund ($2.7 million) and Health Path ($500,000). The city will partner with the Cincinnati Development Fund, which will manage the trust fund. More details will be announced in the near future. “The city is moving forward on housing its trust fund with the Cincinnati Development Fund, an experienced community development funding agency with the tools and expertise to leverage our dollars and tens of millions of private dollars into a fund of funds,” Mayor Pureval said. “This will provide a one-stop-shop for developers to apply for the gap funding needed.” The plan will likely be approved by council when voted on as an ordinance. Vice Mayor Jan-Michele Lemon Kearney and

Councilman Reggie Harris, who chairs council’s Equitable Growth and Housing Committee, attended the press conference and have endorsed the plan. NATIONAL APARTMENT ASSOCIATION ADVOCATE EVENT SET FOR MARCH 8, 9 The National Apartment Association’s Washington DC Advocate event has been planned for March 8 and 9. The annual event, which will be held in person this year, provides GCNKAA members the chance to meet with members of Congress and their staffs to discuss multi-family issues. COVID-19 continues to have an impact on Congressional operations. The security measures that are in place include: • a cap on number of attendees per in-person meeting, somewhere between 5-10 • attendees will go through security, be escorted to the office by a staff member and then escorted back out through security after the meeting. Attendees will have to go through this process for each separate meeting. As of February 14, approximately 70 of House members have a proxy on file with the House, meaning they are not in D.C. to vote. How much longer members will use proxies is unknown. Based on this information, it is likely that many offices will only schedule a virtual meeting. On February 14, DC Mayor Muriel Bowser announced that as of February 15, the vaccine mandate will be removed, and as of March 1, the mask mandate will be removed. In light of these recent changes, Advocate attendees will no longer be required to show Proof of Vaccination and masks will be optional - but encouraged. GOLF OUTING SCHEDULED FOR JUNE 9; FOURSOME AND SPONSORSHIPS ON SALE MARCH 16 On Thursday, June 9, 2022, Aston Oak’s 18-hole golf course will host the Association’s 36th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck. There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis. All sponsors receive signage at the outing, pre-event marketing exposure and public acknowledgement of sponsorship during dinner the day of the outing. BUSINESS EXCHANGE MOVES TO MAY: CURRENTLY SEEKING PROPERTY OWNERS AND MANAGMENT COMPANIES TO PARTICIPATE THE PROGRAM The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success. OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS The Business Exchange Committee has worked hard to make changes to this event to provide a better value for the companies who participate. The biggest change is that we will allow participating property owners and management companies to select the top 10 products or services they are looking to invest in over the upcoming year. We will then match your selections up with our participating associate members who offer that product or service. Your first 10 to 15 meetings will be pre-scheduled using these selections. After the first 10 to 15 rotations, we will revert back to allowing our associate members to meet with any property owners or management companies they would like to meet with that were not on their meeting list. COST CONTROL STRATEGIES FROM SEDGWICK Sedgwick utilizes leading measures and predictive cost containment to help Ohio employers contain costs and lower premiums. When a claim occurs, Sedgwick is ready to apply cost containment strategies to quickly resolve the claim. Salary continuation Salary continuation is compensation paid to an injured worker by the employer, in lieu of temporary total compensation paid by the Ohio Bureau of Workers’ Compensation (BWC). By continuing to pay an injured worker’s wages as if they were still working the regular amount of hours per week, an employer can avoid BWC paying out temporary total compensation of the claim. Lump sum settlements A lump sum settlement is an agreement between the employer, injured worker and BWC for a payment of lump sum, to settle one or more workers’ compensation claims. Settling a claim allows the removal of the settled claims’ reserves and helps to keep the employer’s premium costs lower. Handicap reimbursements Handicap reimbursement is a program where an employer may seek reimbursement if an injured worker has one of 25 preexisting conditions. Under the program, an employer may file for reimbursement on certain workers’ compensation claims, if it can be proven the handicapped condition(s) led to the injury or delayed the healing process.

Vocational rehabilitation Vocational rehabilitation helps injured workers safely return to work or maintain employment and decrease costs of workers’ compensation claims. These services are individually tailored to meet the needs of injured workers and their work environment. Modified duty off-site (MDOS) MDOS is offered to assist in returning employees to work (temporarily offsite) following an injury or period of disability. This program provides placement for employees, who are not able to temporarily return to their original job. Typically, these job placements are coordinated with non-profit organizations. MDOS allows employees to resume a productive work lifestyle while transitioning to their regular job, helping decrease claim costs for the employer. Transitional work program Transitional work allows injured employees with medical restrictions to work in their job or a transitional job for a limited period of time under the supervision of a medical provider. This program helps lower an employer’s workers’ compensation costs by decreasing the number of days an injured worker is off work. March is here and I am ecstatic! This brings my favorite time of year…March Madness! I believe everyone needs a break from this dreary weather, and we need more sun and spring vibes in our lives. As we continue our forward movement in 2022, I think it’s important to share that our AAO Board has approved the first Rent Assistance payment to our social service partners at the end of February for $21,500! This contribution continues to help those in need as Megan Lawhon we navigate challenges with the pandemic, as well as other challenges presented with housing payments. Additionally, the Board authorized a payment of $15,000 to our Food Pantry partners. We are so fortunate to be able to partner with twenty food pantries throughout the tristate area and help our community members in need. We will continue to look for opportunities to financially support our Rental Assistance program, as well as our Food Pantry partners, throughout the year; however, we are proud to be able to support these pillars of our nonprofit program this early in the year. 5K 4 Rent: Please hold the date of Saturday, April 9, 2022, for the Jetz Service/Cincinnati Coin Laundry 5K 4 Rent. for Baby Boomers. “Single-family rental homes continue to be a growing segment, with retiring Baby Boomers driving growth in the upper end of the market,” said Bruce McNeilage, Co-Founder and CEO of Kinloch Partners, in a release. “We see SFR heading much more upscale as Baby Boomers retire, move to warmer climates and require high-end amenities. In addition, the emerging work-fromhome movement stemming from the global pandemic is driving a need for larger homes with home offices.” Much of the growth in BTR is in the Sun Belt. The Phoenix market leads the way with more than 6,400 BTR homes. Columbus, Ohio, with its employment and population expansion in recent years, is second on RentCafe’s list with more than 4,700 homes. The Dallas metro is third with nearly 4,300 BTR homes. Houston, Riverside, Calif., and Las Vegas follow. The desire to live in single-family homes remains high, and the build-torent (BTR) sector is working to meet this need. Across the country, the build-to-rent (BTR)/build-for-rent (BFR) segment of the rental housing industry is booming, and is expected double in size with roughly 14,000 homes available to renters starting this year, according to RentCafe. There were 6,740 BTR homes completed in 2021. There are upward of 90,000 single-family homes in about 720 BTR communities; this includes single-family homes, townhomes, duplexes and quadruplexes. Nearly two-thirds of single-family rentals are in the suburbs. TruAmerica Multifamily recently launched a BTR division to bring the single-family atmosphere in suburban submarkets throughout the Southwest, Southeast and Texas. Within these rental communities, TruAmerica will focus on providing residents townhomes and single-family homes ranging from 1,200 to 2,200 square feet. “The changing demographics of the U.S., the ongoing affordability-challenges and credit qualification standards of homebuying for Americans has led to a steep decline in homeownership rates, but the desire to live in a home remains high,” said Robert Hart, CEO and Founder of TruAmerica, in an announcement. “BFR is a natural extension of our workforce housing platform because it complements the same demographics that make up our Class B multifamily strategy. It provides yet another housing option for working-class Americans who can’t afford to own a home or would just prefer to rent.” Meanwhile, investor/operator Haven Realty Capital has expanded its portfolio to more than $1.1 billion in BTR assets in less than 15 months. In October 2020, Haven Realty Capital acquired five communities under construction in Atlanta. Haven’s footprint is now 34 communities in nine states. “BTR solves many of the key challenges inherent with the scattered-site SFR business model, which is a reason behind the increased investor interest in the space,” said Sudha Reddy, Founder and Managing Principal of Haven Realty Capital, in a release. Elsewhere, Texas-based builder and operator Wan Bridge has increased its portfolio by 1,000 units in partnership with Land Tejas in the Houston market. “The build-to-rent model of real estate has found a thriving home in Texas and we are eager to continue expanding our footprint across the Lone Star State, starting at Balmoral,” said Ting Qiao, CEO of Wan Bridge, in a release. “Land Tejas’ endorsement and trust in our build-to-rent model demonstrates that our product has a place in master-planned communities, so together we can offer residents the best of our company’s signature products.” Nashville, Georgia and South Carolina are also seeing single-family rental growth with Kinloch Partners delivering homes

RESIDENT EXPERIENCE VS. AMENITIES: WHAT GIVES YOU THE EDGE? By Ashley Tindell, Criterion.B.
Four secrets for standing out from the crowd in today’s demanding rental housing marketplace. There was a time when the nicest or trendiest amenities were what gave apartment communities a significant edge over the competition. But with the steady increase in multifamily housing demand during the past several years and rising rents, amenities that used to set properties apart have become standard and expected. Renters already expect nearly every property they tour to have high-tech options, resort-style pools, outdoor lounge areas, upscale fitness facilities and pet amenities as part of the standard offerings. These amenities have become expected and are no longer leading differentiators between competitors. To compete in today’s marketplace, apartment communities need to invest in unique amenities and concierge services not offered at every property. Just behind needing a specific location and dealing with a change in personal circumstances, the most prominent reason renters look for a new apartment is that they want a better resident experience. HOW TO CREATE A POSITIVE RESIDENT EXPERIENCE Obviously, a community must have to have a nice pool, fitness facilities, pet amenities and decent storage. Residents might even pay a little extra for smart technology and a package service, but renters looking in Class A luxury apartments can find resortstyle and modern technology facilities on almost every corner. Tech has become a must. What will set you apart isn’t your ondemand fitness room anymore: It’s your resident experience. Armed with a smartphone, prospects can show up for a tour already knowing the pricing, amenity packages, available units and current deals. That prospect can be won or lost based on the experience they have on that tour. And once they sign the lease, it doesn’t stop with the sale: From move in to maintenance requests to service calls, from community events to regular interactions with office staff and social media perceptions, every touchpoint should be a positive one. Follow-ups should be consistent and genuine, concerns should be addressed immediately and with care, daily conversations should be accommodating, and staff should be intentional in creating a sense of community for the residents. In an evolving business, property management is still about people. The key is to have teams who act as “onsite hosts” for their residents, assessing satisfaction throughout the resident lifecycle and hosting monthly resident events. In fact, according to a the 2022 NMHC/Grace Hill Renter Preferences Survey Report, more than 25% of surveyed renters said they vacated an apartment to find better apartment features and about one-fifth of them wanted improved community amenities or community in general. So, how can a rental housing professionals ensure they are
working to improve resident experience and connectedness? 1. Host Monthly Resident Events Consider a program dedicated to planning and hosting monthly events that target all your residents. Large events geared toward the masses, as well as smaller “niche” events can help residents connect with each other and improve their overall living experience. Some companies choose to organize this in house or through a concierge service, while others contract organizations to help. 2. Survey Your Residents Utilize regular surveys that include questions about customer service and living experience, not just move-in experience and facilities. These can be created through paid organizations or online survey companies. 3. Train Staff in Customer Experience Train all staff members in customer experience so that all interactions onsite are positive for each resident. Build it in as part of your culture and offer incentives for staff who display consistency and excellence in promoting resident experience. 4. Get Personal with Communication Remember that anything automated might be part of good customer service, but anything personal will enhance customer experience. Amenities are important, location is sought after, convenience is desired, good service is expected. But it’s not enough anymore. SELF-PROMOTION: A NEW TOOL FOR YOUR MAINTENANCE TOOL BAG By Doug Pike, Linnell Taylor Marketing
“By putting yourself out there, it not only increases your visibility, but it increases the visibility of the company you work for.” Maintenance team members often serve as the face of their communities, but they are rarely used to promote their properties. Even less common are opportunities for maintenance associates to promote themselves. The 2021 Apartmentalize session, “Promote Yourself: A New Tool for Your Maintenance Tool Bag,” discussed the importance of recognizing the work and accomplishments of maintenance associates, while providing opportunities for self-promotion. While training maintenance team members to do some self-promotion goes a long way toward career development, resident satisfaction, recruitment and employee retention, it doesn’t come naturally for most technicians. “Promoting yourself is one of those things that maintenance team members have a hard time doing. It’s not one of the tools in their tool bag,” said Chris Caramanica, Director of Facilities at WinnResidential. “Not every maintenance team member is comfortable with self-promotion. But the first time they were handed a plunger, they didn’t know how to use it. They can learn to do it, but they’re going to need help from their property managers and regionals.” That assistance will include direction and training, but also a change of perspective for management teams. “As the old saying goes, ‘The squeaky wheel gets the oil.’ Where maintenance is concerned, it’s, ‘The nail that stands up gets pounded down,’” said panelist Paul Rhodes, Director of Maintenance Operations at The Life Properties. “If that’s our mentality, we have a problem as leaders.” Panelists suggested scheduling more quick meetings with managers to discuss achievements, equipping technicians with business cards to help get their names out there, and encouraging
an increased social media presence for improved visibility and recognition. The key with social media is to remain positive, said Mary Gwyn, Chief Innovator at Apartment Dynamics. “Don’t be snarky. Don’t complain. Don’t join in on posts that are,” Gwyn said. “Use it as an opportunity to appear professional. Put videos out there that aren’t braggy, but that demonstrate something you were able to achieve. Post before and after videos or pictures to illustrate your work.” When done correctly, increased visibility for the maintenance team can even help with the recruitment of new team members. “The celebration of the people currently in our workforce makes our industry more enticing,” Caramanica said. “It may help bring people into our industry and fill some of the jobs that we’re having trouble filling right now. By putting yourself out there, it not only increases your visibility, but it increases the visibility of the company you work for, and it pays dividends almost immediately.” Doug Pike is a Content Manager at LinnellTaylor Marketing.
