Go back in time to the greatest decade - the 1980s! The Greater Cincinnati Northern Kentucky Apartment Association’s Annual Trade Show is kicking off on Wednesday, March 27, 2024, at Sharonville Convention Center in Sharonville, Ohio, from 4 pm to 6:30 pm. If you were one of the few who didn’t stop by in 2023, here is your chance to see what all the hype is about. Some of the products, services and people you meet may lead you to success in the apartment rental industry.
This year, we have 89 booths with various vendors that supply a product or service directly to the multi-family housing industry. This is your chance to meet and greet them all and - as always - we have free parking, free admission and plenty of entertainment. Food will be available from 5:00 pm to 6:00 pm on the trade show floor. Soft drinks, wine and beer are available for purchase.
This is the biggest event of the year for our Associate members, allowing them to display their products and services to both current clients and potential customers. So whether you are looking for a specific new service or just checking out the latest products available...what better or more fun place to find it?!

This year, for the grand prize, we are hosting a Scavenger Hunt. Simply download the app onto your phone and go to each booth to scan their QR code for points. It’s your lucky day and one lucky month at the GCNKAA.
March is one of the most anticipated months of the year for members of The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA). First, our Legislative Committee and many members of the Board of Directors and others are headed to our nation’s capitol for the annual Advocate Conference with the National Apartment Association (NAA). Our members are committed to serving the industry’s legislative needs by representing owners and operators lobbying for many initiatives. We are grateful to Justin Seger with HILLS Properties, Brian Fullenkamp with Legacy Management, Pat Crowley with the GCNKAA, and all of our Legislative Committee members who continue to focus on providing representation for the GCNKAA at the state and national level.
The other very exciting event taking place in March is the highly anticipated annual Trade Show. This year we are excited to Go Back in Time at the Sharonville Convention Center for the Trade show. There are nearly 90 booths with various vendors who are committed to providing our members with the best products

and services. As exciting as the Trade Show itself is, we also have some amazing educational opportunities available for our members. Join us for one of the two Fair Housing classes or one of the three leadership forums geared toward our Executive leaders, Marketing professionals, and Human Resource experts. And newly added to the trade show floor, we will host two 25-minute Express Education classes. Each course is limited to 40 attendees and can be found to the back left area of the exhibit hall near booth 81. Contact the office or watch your email for more details.
March is going to be one for the record books…but there is more in store this Spring with the GCNKAA. Coming up fast in April, we have the Apartment Association Outreach (AAO) 5k for Rent on April 27 and the highly anticipate return of The Prestige Awards on April 19. The Board of Directors and staff of the Greater Cincinnati Northern Kentucky Apartment Association is ecstatic about the 2024 Prestige Awards rapidly approaching on Friday, April 19 at the Savannah Center in West Chester.
This event has been 9 years in the making. The Prestige Committee has raised more than $56,000 from sponsorships alone! Leslie Odom Jr.
Leslie Odom, Jr. is a multifaceted, award-winning vocalist, songwriter, author, and actor. With a career that spans all performance genres, he has received recognition with Tony and Grammy Awards as well as multiple Emmy and Academy Award nominations for his excellence and achievements in Broadway, television, film, and music. Most recently, Odom starred in Rian Johnson’s Knives Out sequel, Glass Onion: A Knives Out Mystery, streaming worldwide on Netflix. In December 2022, the film debuted as Netflix’s #1 movie in its premiere week and has already secured its position as
the #5 most popular movie of all time on the platform.
In 2020, Odom starred in and performed the songs of legendary singer Sam Cooke in the critically acclaimed Amazon film adaptation of One Night in Miami…, directed by Regina King. His portrayal of the soul icon was met with widespread praise and critical acclaim, earning him nominations for an Academy Award, BAFTA Award, Critics’ Choice Award, Golden Globe Awards, and Screen Actors Guild Awards, among others. King also enlisted Odom to write, compose, and perform the film’s original song, “Speak Now,” for which he was nominated for an Oscar and has since earned him a Critics’ Choice Award for Best Song as well as several other award nominations.
Odom recently starred in The Many Saints of Newark, a prequel to David Chase’s Award-winning HBO series The Sopranos that was released in theaters and on HBO Max in October 2021. He can also be heard voicing the character of ‘Owen Tillerman’ in Season 3 of the Apple TV+ animated musical-comedy series Central Park, for which he received a 2020 Emmy nomination for Outstanding Character Voice-Over Performance. In September 2021, Odom hosted “The Tony Awards Present: Broadway’s Back!” on CBS, earning his third Emmy nomination for Outstanding Variety Special (Live) in 2022. Throughout the live 2-hour special event, he performed various musical numbers with David Byrne, John Legend, Audra McDonald, and many others. Well known for his breakout role as the original ‘Aaron Burr’ in the smash hit Broadway musical Hamilton, Odom won the Tony Award for Best Actor in a Musical and a Grammy Award for his performance as a principal soloist on the original cast recording. He made his Broadway debut in RENT at the age of 17. He also starred opposite Lin-Manuel Miranda and Karen Olivo in a 2014 City Center Encores! revival of Jonathan Larson’s Tick, Tick… Boom! In December 2017, Odom returned to the New York City stage in a solo concert at Jazz at Lincoln Center. The cabaret style performance was crafted around signature songs and music that shaped this artist’s journey, all performed with a world-class band in front of a live audience. The show was filmed for broadcast as an hour-long PBS special as part of the 17-time Emmy Awardwinning series, Live from Lincoln Center, and premiered in April 2018.
A Grammy Award-winning recording artist, Odom’s self-titled debut album was part-funded by a successful Kickstarter campaign and released in 2014 by Borderlight Entertainment, Inc. His new label home, S-Curve, rereleased an expanded version with additional material in June 2016, and the album reached #1 on the Billboard Jazz charts and charted in the Billboard Top 200. In winter 2017, Odom topped the charts once again with the rerelease
of his second album and first holiday album, Simply Christmas, as a deluxe edition with new arrangements and new songs. Simply Christmas hit #1 on iTunes and the Billboard Jazz charts, #4 on the Billboard Holiday chart, and #31 on the Billboard Top 200 chart. Odom released his third full-length album and first of original material, Mr, in November 2019, and the following October teamed up with nine-time Grammy-nominated and multi-platinum artist Sia to debut a new version of standout track “Cold.” His critically acclaimed second holiday album, The Christmas Album, was released in November 2020. He has performed at the White House, Super Bowl, Oscars, Grammys, and on hallowed stages such as Lincoln Center, Rockefeller Center, and the Macy’s Thanksgiving Day Parade.
In March 2018, Odom added the title of author to his resume with the release of his book – Failing Up: How to Take Risks, Aim Higher and Never Stop Learning. Written in the style of a commencement speech, the book brings together what Odom has learned in life so far, tapping into universal themes of starting something new, following your passions, discovering your own potential, and surrounding yourself with the right people. Failing Up is about unlocking your true potential and making your dreams come true even when it seems impossible. The book was published by Feiwel & Friends, an imprint of Macmillan Publishers. Co-written with Nicolette Robinson, Odom’s first children’s book, I Love You More Than You’ll Ever Know, will be published by Feiwel & Friends on March 28, 2023.

TOTALLY TUBULAR
It has been determined that in order for the significant investment in booth space or sponsorships to be of the highest value and integrity to the exhibitors and sponsors, that Associate Members, their employees and staff, who are not otherwise exhibiting at the Trade Show or a sponsor of the Trade Show, shall not be permitted on the Trade Show floor at any time during the Trade Show. This policy does not apply to any attendance for any Primary or Honorary member of the GCNKAA. The Associate Council requests that exhibiting vendors, GCKNAA Members and staff who witness persons employed by any company who is not a GCNKAA Member, or an Associate Member who is not a sponsor or exhibitor with a proper exhibitor or sponsor name tag, to report such actions to the GCNKAA admission table at the entrance to the Trade Show floor. Any violation of this policy, will result in an invoice to the non-exhibiting, non-sponsoring Associate Member equal to the fee of one (1) 8 x 10 booth submitted to the offending Associate Member Organization. The offending individual or company shall also be banned from all future GCNKAA activities, meeting, or other events, until said invoice is paid in full to the GCNKAA and posted.
This policy, in fairness to all, is extend ed to all Primary Members, such that the Primary Members are specifically requested not to violate this policy by bringing as guests of the Primary Member any person employed by a non-exhibiting/non-sponsoring Associate Member or any other business without the express written approval of the Associate Council.

THE PROGRAM
The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success.
OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS
The Business Exchange Committee has worked hard to make changes to this event to provide a better value for the companies who participate. The biggest change is that we will allow participating property owners and management companies to select the top 10 products or services they are looking to invest in over the upcoming year. We will then match your selections up with our participating associate members who offer that product or service. Your first 10 to 15 meetings will be pre-scheduled using these selections. After the first 10 to 15 rotations, we will revert back to allowing our associate members to meet with any property owners or management companies they would like to meet with that were not on their meeting list.
The only investment we ask of our property management
companies is your time and to donate two $25 gift cards of your choice OR a 30-minute coffee meeting with an associate member. These will be raffled off to participating associate members during the Business Exchange. The Business Exchange offers an easy way to take care of multiple vendor meetings in one location at one time. This is an excellent opportunity to gather the latest price and product information with a personal touch. We respectfully request that owner/management attendees be senior executives who have the authority to make purchasing decisions.
The Greater Cincinnati Northern Kentucky Apartment Association’s 2024 Business Exchange will be held on Tuesday, May 7 from 8:30 am to 11:30 am at the Oasis Conference Center in Loveland, Ohio. Participation in this event is free for all management companies. Please plan on arriving by 8:15 am to make sure you have enough time to get ready for the first rotation of our associate members at 9 am. Networking and continental breakfast are from 8:30 am to 9 am.

On Thursday, June 13, 2024, Aston Oak’s 18-hole golf course will host the Association’s 38th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck.
There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis.

GCNKAA HEADING TO WASHINGTON FOR THE NAA’S ADVOCATE CONFERENCE 2024

About a dozen Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) members will be in Washington DC in mid-March as part of the National Apartment Association’s (NAA) Advocate 2024 event.
In addition to meeting with Ohio and Kentucky members of Congress and their staffs, the GCNKAA members will also mingle with hundreds of their peers from around the country, attend industry seminars and learn about the latest issues, trends and news about the multi-family industry.
The federal legislation issues that members will advocate for when meeting with U.S. Senators and Representatives include:
• Improving the Section 8 Housing Choice Voucher program to attract and better serve private sector rental housing providers by passing H.R. 4606, the Choice in Affordable Housing Act.
• Incentivizing local governments to lower barriers to development and increase the supply of rental housing by passing H.R. 3507, the Yes In My Backyard (YIMBY) Act.
• Ending the CARES Act 30-day notice-to-vacate requirement for federally backed and federally assisted rental properties, by passing H.R. 802, the Respect State Housing Laws Act.
WHAT IS NAAPAC?

The Apartment Association Outreach, Inc’s (AAO) 13th Annual 5K 4 Rent will be held on Saturday April 27, 2024, at 9AM at Friendship Park in Downtown Cincinnati. This event has become one of the great annual traditions for our industry and friends of the Apartment Association Outreach.

February was a busy month for the AAO. Board Members toured the 200,000 square foot Freestore Foodbank facility on Rosenthal Way. Washington. I am happy to report that all three events were well attended.

Retaining residents in multifamily housing is far more than a convenience: It’s a strategic and economic advantage. Acquiring a new resident involves costs — advertising, showing spaces and potential vacancy losses — considerably higher than retaining an existing one.
Moreover, resident satisfaction is pivotal in shaping a property’s reputation. Happy residents are more likely to renew their leases, recommend the community to others and contribute to a positive atmosphere. This not only helps in building a strong community, but also aids in attracting new residents through word-ofmouth—one of the most powerful marketing tools.
1. CREATE A SENSE OF COMMUNITY

BUILD-TO-RENT ACTIVITY CONTINUES IN RENTAL HOUSING INDUSTRY

Build-to-rent communities are popping up across the nation.
The build-to-rent/build-for-rent (BTR/BFR) sector in the rental housing industry continues to trend upward. Recently, there have been new developments and partnerships poised to bring more affordable single-family-style living to the rental housing landscape.
Investment and management company Waterton announced a partnership with Second Avenue Group, an asset management firm, to acquire existing homes and develop new ones in BTR communities throughout the Southeastern and Southwestern U.S.
“Housing is a need-based product and, while traditional multifamily rentals meet many of those needs, single-family rentals are an important part of the equation for the next generation of renters,” said David Schwartz, CEO and Chairman of Waterton.
“This strategy makes single family housing more attainable for those who cannot afford to buy or who simply choose to have the comforts of a home, without the long-term commitment of ownership including flexibility in mobility and lifestyle preferences,” according to the release.
Meanwhile, ERC Communities, a real estate development company, is looking to combat the rising cost of housing with a new development of BTR homes—a groundbreaking in Zephyrhills, Fla., that will offer a 25%-35% reduction in rental costs. The Tampa suburban development plans for 216 homes. “We are providing the most cost effective, viable solution by offering single-family homes, build-to-rent communities that have incredible benefits to both the investors and residents,” said Gerald Ellenburg, ERC Chairman and CEO, in a release.
Elsewhere in the Tampa, Fla., metro, investment firm GTIS Partners LP, announced it closed on a 72- acre site to be developed into roughly 260 BTR homes in the Wesley Chapel submarket. This is GTIS Partners’ fourth BTR community after three in the Phoenix metro. “We are excited about this opportunity to expand our existing BTR platform in the Tampa MSA … We have been actively investing in Tampa across master plan development and homebuilding projects and think that BTR complements those strategies,” said GTIS Partner Rob Vahradian in a release.
Indianapolis-based homebuilder Onyx+East, through a joint venture with investment firm Pretium, announced the start of construction on Monterey, a 24-home BTR community near midtown Tampa. The homes are expected to be available for rent during the fourth quarter of 2023. The homes feature three- and four-bedroom layouts as well as attached garages. “Monterey will provide a desirable alternative to typical apartment living, offering residents a higher quality rental experience featuring private garages, dedicated outdoor spaces, and open and flexible floor plans,” said Kelli Lawrence, Onyx+East CEO.
Mill Creek Residential broke ground on Amavi Celina, roughly 40 miles north of Dallas, a more than 270-home community that will feature cottages, townhomes and single-family BTR homes. Among the highlights are stainless steel appliances, granite countertops and a 3,000 square foot clubhouse and leasing office.
The uptick in BTR activity is no surprise. The 2022 Investor Benchmark Survey from CrowdStreet shows investors favor this type of rental community. BTR was the third-most likely place for investors to place their money after multifamily and industrial.
