AS AN ASSOCIATE MEMBER: Similar to Speed Networking, this IN-PERSON Business Exchange offers you the opportunity to meet one-on-one in 5-minute intervals with key decision makers from several of the participating property owner and management companies. The first 10 to 15 rotations will be pre-scheduled meetings with companies with whom you have requested to meet. New this year, we are excited to share that participating property management companies have the ability to rank up to 10 products and services they are looking to invest in during the upcoming year. We will then match your selections with
their selections to provide all of our participants with more valuable meetings. After the initial 10 to 15 rotations, you may randomly move around the floor as you see best for your business goals. Depending on the total number of primary companies participating and the total number of associate members registered, you may - or may not - have to wait a few rotations between meetings. An event booklet will also be provided to all participants with detailed and highly beneficial information on all of our participating companies. As an associate member, you may either submit a full color, half page ad to include or send a brief paragraph about your company.

A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President Wow! What a great April we hosted here at the Greater Cincinnati Northern Kentucky Apartment Association! We had several networking opportunities, educational offerings, committee meetings, and it all culminated as we celebrated home on Multifamily Housing Day on April 19 at Rent Manager. More than 120 people attended either the seminars or stayed for the cocktail reception where we commenorated working in the best industry in the Tonya Petersen Miller Valentine Group country. Thank you to the entire crew at Rent Manger for allowing us the use of their facility and training center. If you did not attend an event in April, you have plenty of opportunity to get involved in May. First up is our Day at the Races on Friday, May 13 at Belterra Park. We expect more than 200 people to attend this year and enjoy a hot lunch, a few drinks, plenty of networking and maybe an occassional win! Another great event coming in May is the Business Exchange on Tuesday, May 24 at Oasis Conference Center in Loveland. This event allows our associate members (suppliers) to meet with key decision makers for our property owners and management companies. The committee has made several changes to this program to increase the value for not just the associate members, but the owners and management companies as well. If you have not already registered for this event, dont’ wait any longer .... registration closes on May 2 at 5 pm!
We also have several educational opportunities this month. The Certificate for Apartment Maintenance Technicians (CAMT) wraps up this month; we willl be hosting a social media course on May 19; and the EPA 608 Certification course is set for May 20 and May 27. If you are an independent owner (IRO), plan now for the IRO Forum on May 19 at 5 pm. On April 14, we held a fundraiser for the NAA Political Action Committee (PAC). Generously hosted by Jeff March with BRG Apartments at the Queen City Club, this important event spotlighted our industry’s top issues. Staff from the National Apartment Association (NAA) - including CEO Bob Pinnegar, Senior Vice President of Governmental Affairs Greg Brown, and Chief Operating Officer Amy Groff - spoke about the membership’s need to be a united voice as the legislative activity and administrative rulings that affect our industry seems to increase by the day. Our own Don Brunner with BRG Apartments is the 2022 Chairman of the Board, and one of his top priorities is Legislative Support for our members. To do this, he increased the goal for the NAA PAC from about $750,000 to over $1 million! This will help take our industry voice to legislators who need to understand the vital role of housing providers in our country and how unintended consequences from their proposals could negatively impact housing availability and affordability. OHIO GENERAL ASSEMBLY PASSES MAJOR TAX REFORM LEGISLATION By Pat Crowley, Vice President of Governmental Affairs The Ohio General Assembly has passed a major piece of tax reform legislation that limits the ability of school districts and other local governments to challenge property valuations. House Bill 126 was passed by the House 59-35 and by the Senate 24-8. The bill is expected to be signed into law by Governor Mike DeWine. The legislation was sponsored by Pat Crowley Rep. Derek Merrin, R-Toledo, who earlier this year met with members of the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) to discuss the bill. Key provisions of the bill include: • School districts could only challenge property tax assessments if the property has recently sold and the price exceeded the assessed value on the auditor’s books by 10 percent and $500,000.
• The $500,000 figure would be adjusted annually for inflation. • Schools boards must now adopt a resolution before initiating a property value complaint made at a county board of revision. • A school district must send a notice to the property owner at least seven days before the school board can adopt the resolution, which is designed to give the property owners enough notice to attend the school board meeting. • Local governments would not be permitted to make private agreements with a property owner to dismiss, not file or settle a complaint. • Boards of revision would be mandated to dismiss a school district complaint a year after it was filed if no decision on the value is reached. • Prohibit retroactive challenges that would force property owners to pay higher taxes prior to taking ownership. • Changes mandated by the legislation would take effect for the 2022 tax year.

GCNKAA FOCUSES ON RENT INCREASE STORY: GETS OPED PIECE IN LOCAL MEDIA OpEd Piece Reprinted From Cincinnati.com Members of the Greater Cincinnati Northern Kentucky Apartment Association have been facing the national story regarding rent increases this year. At a recent meeting of the GCNKAA Board of Directors, our leadership and staff decided to make a conscientious effort to lead this discussion at the local level. Opinion: Reasons for rising rents in Ohio and beyond are complex By Tonya Petersen The signs and sting of inflation seem to be everywhere, from the grocery store to the gas pump to the home improvement center. The rising costs of food, gas, building materials and more have Greater Cincinnatians shelling out more of their money for life’s basic needs. Apartment rents have not been immune from higher costs, a situation that continues to attract the interest of the media. And while it is true that rents are on the rise, the reasons are far more complex than the simple but inaccurate narrative that the owners and managers of multi-family properties are taking advantage of our current economic climate. It is first important to understand that owning and managing apartments is not a high-profit industry dominated by large corporations that control thousands of units. In fact, less than a dime of every dollar paid in rent is an owners’ profit; and small “mom-andpop” owners make up more than half of the industry. Much like every other industry and sector of the economy, apartments are being impacted by the same circumstances that are driving up prices of goods and services, mainly eight percent inflation – the highest in 40 years – material and labor shortages and the supply-and-demand impact of a tight housing market. Nationally, occupancy rates are at 97.5%; the local market is also tight. The industry needs to build 328,000 new apartments nationally each year just to keep up with current demand, and that has only happened four times since 1989. Even with 7,500 apartments planned in Cincinnati over the next three years, supply will still be short. The lingering issues with the supply chain also continue to increase the costs of materials along with the continuing dilemma of a tight labor market that forces employers to pay higher wages and salaries.

Also contributing to higher average rents are the large number of upscale and luxury apartments that have opened or are being developed in Greater Cincinnati. It’s not just downtown Cincinnati, in OTR or in the river cities where this is occurring. Luxury apartments are under construction or have been developed in Anderson, Loveland, Eastgate, Mason, West Chester, Oakley, Mariemont, Hyde Park and many other communities and neighborhoods. Empty nesters who are selling homes and young professionals who prefer renting to owning can afford higher rents, and that is driving up the average costs as well. Throughout the COVID -19 pandemic and in continuing response to the current economic pressures that are fueling rent increases, The Greater Cincinnati Northern Kentucky Apartment Association has always worked with and will continued to partner with local officials and agencies to keep people in their homes. Last fall, The Association led an unprecedented effort to connect residents with the federal money that was available through the COVID relief package. We worked with CMHA, The Community Action Agency, Hamilton County Jobs & Family Services, Legal Aid and the city of Cincinnati on helping residents apply for the federal money they could use to pay their rent. The Association also worked with Cincinnati City Councilman Greg Landsman on a Pay to Stay ordinance. The ordinance allows landlords to stop an eviction if a resident can pay their back rent, or even show that they have applied for federal aid. In addition, the Apartment Association helps residents by providing rent assistance, food and more through the Apartment Association Outreach, the charitable arm of GCNKAA. Last year, through donations from our members, Outreach provided more than $350,000 to residents for rent assistance, to four social service agency partners and to 20 food banks across the region. The Association and the industry remain committed to expanding supply, which will make housing available to more residents, and helping those in their time of need. You may select the type you want based on the level of participation you want the day of the outing. I think all of us are ready for May flowers after all the April showers! We have experienced a wild ride of weather in April, all of which is not surprising in Ohio; however, a rollercoaster, nonetheless. I am definitely looking forward to warmer temperatures, flowers, longer evenings and the overall rebirth that spring brings to us all! We have so many wonderful things to celebrate that took place in April, one of which was our 5k for Rent! We had more than Megan Lawhon 300 registered attendees; and as I referenced above, the weather wasn’t in our favor for this annual event. We still had a great turnout! Apartment Association Outreach (AAO) raised more than $53,400 to support those in need of rental assistance…. remarkable! A special THANK YOU to Jordann Morgan, Susan Peck, Kellie Jones, Michael Wilke, Corey Peterson, Theresa Hallett, John Gruen, and Nichole Murphy for all of their hard work, planning, and volunteer efforts to make this such a successful event. In addition, after the hiatus caused by COVID, we hosted our first in-person senior event in several years at Knowlton Place - an Episcopal Retirement Services senior community - on April 20, 2022. What a gift this is to give back to our elderly community who have suffered so much during Covid. We are grateful we were able to spend some time with these wonderful individuals and hopefully brightened their day. Thank you for allowing us to serve you! Thank you to Susan Peck with AAO and our BRG volunteers: Joy Niefield, Laura Banks, Michele Anderson, Audrey Baumer, and Taylor Haubert, who participated in the Childhood Food Solutions program and bagged non-perishable food for those we serve in the Villages of Roll Hill community. This is always an event in which our members want to volunteer their time..and we are appreciative! Lastly, the AAO Board approved $2,500 to the Gateway College

to Greatness Fundraising Campaign. Gateway College has a food pantry we support and we are grateful for this continued partnership over the years. We are looking forward to their awards celebration on May 10, where several of our board members will be in attendance to support and recognize their achievements. As I mentioned previously, the AAO Board approved our first 2022 Rent Assistance payments totaling $21,500 to our social service partners at the end of February. Our second payments will be mailed by April 30! In addition, our Food Pantry partner donations, totaling $30,000 year-to-date by the end of April, continue to help those in need as individuals continue to navigate challenges with the pandemic as well as other challenges presented with housing payments. A Night Out for Outreach: Please mark your calendars for October 29, 2022, for our A Night Out for Outreach event. We are super excited to announce that this year our event will be held at The Anderson Pavilion, and we will be utilizing The Carousel for cocktail hour! A special THANK YOU to Justin and Jill Seger who are our co-chairs for this wonderful night. Lastly, we are looking forward to our Champions for Outreach partners to continue their generous contributions for 2022. This exceptional program that commenced in 2021 is what enabled our board to financially contribute to so many wonderful partners. These partners serve needs within our community, including rent assistance, food pantries, senior communities, and much more! Fueled by growing consumer awareness of environmental issues and escalating gas prices, the exponential growth of EV use means that now is the time for multifamily property owners, managers, and developers to get EVready. By 2030, over one-third of U.S. auto sales could be electric vehicles (EV). Fueled by growing consumer awareness of environmental issues and escalating gas prices, the exponential growth of EV use means that now is the time for multifamily property owners, managers, and developers to get EV-ready. Studies indicate that 85% of EV charging happens at home, so EV charging must be accessible for multifamily dwellers. To keep pace with the market and comply with a growing number of state and municipal building codes, multifamily properties must have EV-ready parking spaces; the question is not when but how. Amid evolving technologies and an explosion of platform options for EV-charging stations, preparing to meet EV-readiness requirements is a challenging prospect. Below are some important considerations for multifamily owners, managers, and developers as they begin their EV-readiness projects. During the predesign phase: CONDUCT AN ENERGY FEASIBILITY REVIEW With so many emerging EV charging technologies in the marketplace, an energy feasibility review is an important step in planning for new development. Such a review may include the following: an evaluation of charging technologies and electrical infrastructures; a comparison of EV software and hardware, network integration, installation requirements, payment schedule, and maintenance; the research of county, state, federal, and utilitylevel incentive and rebate programs; and electrical consumption and EV utility rate analysis for capital planning. It is prudent to coordinate with the selected EV charging vendor to provide utility load capacity analysis for the project. For those who wishing to go green and save money in the long run, it’s worth evaluating

can monitor construction to ensure the installation is performed to spec and compliance is achieved. ENGAGE THE RIGHT ENGINEER(S) Since site conditions and requirements vary, trenching for plumbing, electrical wire, and EV station installation will require different levels of engineering expertise. There are slightly different approaches to retrofitting existing sites vs new construction. When adding or integrating EV charging to an existing site, the process must be carefully sequenced to avoid missing items when underground work is performed. Ground up construction presents its own challenges, as the capacities and demands will all need to be verified to ensure the building inspector will sign off on the installed systems. EV is an emerging technology; there are disconnects between building departments and inspectors as this technology is still being adopted. Rural municipalities are still in the early stages of the learning curve. If permitting is required for new development, a site civil engineer could support site evaluation, design, permitting, and construction. At times, a geotechnical design report may be needed for subgrade preparation, site improvements, and other project requirements. The geotechnical engineer will research and coordinate exploration to obtain soil information for analysis and generate a report to be used by a civil engineer, structural engineer, or architect for design. Underground utility location could be included in this scope. If there is a retro fit requirement for a parking lot, it’s prudent to involve a structural engineer. Proper closeout will ensure that the owner knows who the supplier of the equipment is and this will also ensure that the warranty stays intact to protect
the investment. ENGAGE THE RIGHT CONSULTANTS In addition to designing and building physical structure of the station and its surroundings, there is also the process of selecting and implementing the technology platform that enables the charging station. Will the system rely on cellular or Wi-Fi connection? Some EV charging systems have problems toggling between 4G and 5G networks. Then there are business/administrative questions to consider: can the EV charging stations be monetized? How can you capture applicable rebates and incentives? These facets demand a diverse range of expertise, so finding an experienced consultant who can help you navigate the process is critical. In the highly competitive world of multifamily housing, EV charging stations are an important amenity. While the process may seem daunting at first, with careful planning and design, EVreadiness presents an opportunity for property owners and developers to attract quality tenants and boost CAP rates. The rapid shift to work-from-home arrangements during the COVID-19 pandemic meant that many remote work setups were quickly put together without long-term considerations in mind. Given that two years have passed since the start of the pandemic, now is a good time to revisit these — what once were seen as temporary — arrangements. That’s where the principles of ergonomics come in. Whether an employee is working from home, in the office, or following a hybrid model — creating a safe and effective work environment is essential. Ergonomics is the study of human characteristics and the application of this knowledge to design tasks, equipment, and environments to ensure an appropriate match. The goal of ergonomics is to improve performance and protect an individual’s health and safety. AT HOME VERSUS IN THE OFFICE If you historically worked in an office environment, you’re likely not a stranger to ergonomics programs. But the standards developed for the office are not always easily transferable as the spaces are different. Some individuals don’t have an adequate amount of space to devote to a home office set up. Others may be sharing space with children or elderly parents. Not to mention, those with special accommodations due to injuries or disabilities in the office don’t always have those same options at home. MUSCULOSKELETAL DISORDERS AT WORK These factors can lead to awkward working postures and increased repetitive motion, both of which are occupational risk factors for developing a work-related musculoskeletal disorder (MSD). MSDs, if not diagnosed and treated early, can be severe. According to OSHA’s $afety Pays estimator, the cost of one carpal tunnel syndrome case can be as much as $64,953, including both direct and indirect costs. Further, our recent experience concludes that when employees begin working from home, we see fewer numbers of claims reported. This is especially true for those in the fall/slip/trip and strike/struck categories. But the claims that are being reported — especially the repetitive motion/cumulative trauma types of claims — tend to be more severe. COMMON MISTAKES EMPLOYEES MAKE In setting up both an at-home and in-the-office work environment, there are several factors that aren’t always considered — which primarily stem off the assumption that all employees have a dedicated office space and aren’t using their laptops from their bed, floor or couch. From our experience, we’ve witnessed: • Worksurfaces, both desks and kitchen tables, that are too high. This can encourage typing with raised shoulders, bent wrists that are resting on the front edge of the worksurface, or both.
• Laptop screens and monitors that are positioned too low or off to the side — encouraging bent and twisted neck postures. • Perching, or leaning forward for long periods while working. This could be due to any number of reasons, including poorly fitting chairs or an inappropriately positioned computer setup. • Feet unsupported by the floor or a footrest. NEXT STEPS To help reduce the risk of MSDs, among other related injuries, the first step is to revisit your ergonomics program. Questions to consider asking: • Do you have an ergonomics program in place? If so, is it current and does it address processes for those permanently working from home, from the office, and/or following a hybrid model? • Does your company have measures in place for educating all employees in ergonomics and perhaps encouraging selfassessments of workstations? • If you’ve remodeled your corporate offices during the pandemic, have you considered providing additional training to ensure that employees know how to adjust their new equipment? • For home-based employees, how are you prepared to assist them with their set up? Individual ergonomic evaluations can be performed remotely, and often, many adjustments can be made during the evaluation with the employee’s existing furniture. For employees following a hybrid work model, ergonomic and computer equipment that was designed for travel may be beneficial. HOW GEN Z IS SHAPING THE FUTURE OF APARTMENT LIVING By Robert Pinnegar, Reprinted Courtesy of the Washington Post As another round of Gen Z renters prepares to graduate this spring, many are looking to find an apartment home. Gen Z — those born between 1997 and 2012 — is entering a more digitally oriented and flexible world than other generations, which brings a unique perspective to housing preferences. Here are some key factors influencing Gen Z’s home selections, and how these trends will shape the future of apartment living. LOCATION “Location, location, location” is the classic mantra that defines home searching. Many Gen Zers prefer to live in vibrant suburbs, and while suburban living is nothing new, today’s hybrid world makes for a more feasible transition to the less-populated and more affordable residential areas. Deciding where to live not only depends on the specific area, but also on what’s around the prospective home. Gen Z predominantly prefers to live close to work, school, entertainment and nightlife — but is seemingly willing to embrace a short drive or public transit ride from the suburbs as “close.” Further, the coronavirus pandemic hasn’t reduced this generation’s desire to be social and active in the community. A walkable community with easy access to entertainment, dining, shopping and a gym is another necessity among this demographic. AMENITIES With so much of our lives spent inside our homes — from living and working to playing, it’s important to have a space with amenities that fit one’s lifestyle. A top priority for many Gen Zers is guaranteed parking, along with security and access control features. The digital generation also values dependable cellphone reception, as well as a high-speed Internet connection. Health and fitness spaces such as pools and other indoor and outdoor workout facilities are also a priority for Gen Zers. These spaces are key for self-care and help save time and money on outside gym and fitness memberships. Despite only recently entering the rental space, Gen Z is already accustomed to an upgraded lifestyle. A multifunctioning
open-floor plan and high-end features like hardwood floors, walkin closets, in-unit laundry and balconies are important features for the generation. HOUSING STYLE The next several years look promising for the single-familyhome sector, especially single-family rentals, and its most prominent consumers appear to be Gen Z, who find this living choice to be their ideal home scenario. Townhouses and garden-style communities are also popular options for this generation, mirroring their preference to live in the suburbs. Meanwhile, it seems that fewer Gen Zers are interested in living in a low-, mid- or high-rise. The next generation of renters is among us, and their preferences — influenced largely by the pandemic’s impact on daily living — will shape the future of apartment living. As rental housing continues to be a lifestyle choice for many, Gen Z’s impact will help influence the amenities, location and style of apartment communities for years to come.
