MAINTENANCE MANIA RETURNS! COME CHEER ON OUR LOCAL MAINTENANCE TECHS ON NOVEMBER 8! Join your family, friends and industry peers on Tuesday, November 8 at 5:30 pm to cheer on our local maintenance technicians competing in Maintenance Mania! Moving this year to our new location at Fowling Warehouse off the Ridge Road exit at I-71, this is the first step on the way to earning a spot in the national competition to be held in Atlanta, Georgia, in June 2023. Maintenance Mania® is a national program offered by NAA and presenting sponsor HD Supply (HDS), in which maintenance technicians compete against each other in various skill-based games. At the end of the competition year, NAA will offer the top participant from each of the NAA regions, plus 10 wild card participants, the chance to compete in the National Championship. GCNKAA will also give local competing individuals various awards for first, second and third place in each game and overall score. More than 45 competitors are registered to compete in the seven timed skill-based games, however, if you know someone who still is interested in competing, please contact Michele at the Apartment Association office.

THE GAMES Maintenance Mania consists of several skill-based table games based on common maintenance activities and a race car competition. Participants build their race cars prior to the event, aiming to have the fastest and most creative car built out of maintenance supplies. All games are timed to determine the fastest competitor in each game and overall. Good luck to our competitors and hope to see you in Atlanta! WHAT IS FOWLING? Football + Bowling = Fowling. It’s that simple! We have reserved 15 fowling lanes for your complimentary use during Maintenance Mania. Feel free to form teams of two and challenge other teams to a quick game!

A MESSAGE FROM THE PRESIDENT By Tonya Petersen, President November is the perfect month to be thankful! I send gratitude to our entire membership as so many are involved with the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) and represent the multi-family housing industry with such aptitude. We have much to be thankful for from last month to this month with the events, education and resources provided by GCNKAA. Last month allowed for outstanding networking with the New Member Orientation, a DE&I Panel, our October General Membership Meeting & Elections, Management Compensation Forum and the Night Out for Outreach. In addition, great education was provided including the Certificate for Apartment Maintenance Technicians (CAMT), the Certified Apartment Manager (CAM), and Social Media How-to’s. Looking ahead, November brings Maintenance Mania, a Next Gen Happy Hour and the National Apartment Association Assembly of Delegates in Virginia, coupled with education of-
ferings such as Financial Bootcamp, and the Certified Apartment Leasing Professional (CALP). Wow! If you desire to grow your network or knowledge, we have an outstanding source in our very own back yard - the GCNKAA! Thank you to all who make it possible: the GCNKAA staff, members that contribute monetarily, and members that devote much of their time to serving our industry. This month promotes a remarkable individual for my Attitude of Gratitude. Think of a time you’ve met someone who truly makes an impression on your life: their strength, compassion, leadership gifts, and desire to make the world a better place. As you think of this person, I would like to share my gratitude to Christine Ryan with MV Property Management, LLC. Christy is a light in this world that will never grow dim. She has faced obstacles in her life that would not defeat her, she leads by example, and is meticulous with all she accomplishes. Her harmonious nature brings people together exemplary. Thank you, Christy, for who you are, what you do, and the difference you make to so many! Government & Housing Legalities ST. PAUL ROLLING BACK RENT CONTROL By Pat Crowley, Vice President of Governmental Affairs Rent control is an issue that is emerging in cities across the country, including in Cincinnati, where rent control could be part of a Tenant Bill of Rights that some council members are reportedly drafting. But in St. Paul, Minnesota, city council has rolled back some major components of the city’s rent control ordinance. Last fall, voters approved an ordinance capping rent at 3 percent, which at Pat Crowley the time was believed to be the strictest rent control ordinance in the nation. But according to MPR News, St. Paul City Council voted to allow landlords to raise rents by 8 percent plus inflation if a tenant moves out. The changes also allow a rent control exemption for
any building constructed in the past or next 20 years. And finally, don’t forget to get out and vote this month on Tuesday, November 8. Whether you lean to the left or to the right, this is your chance to make your voice heard. If you want to further show support for our legislative efforts and the candidates who work with the multifamily housing industry, please be sure to consider donating to one of our Political Action Committees (PACs). GCNKAA 2023 TRADE SHOW BOOTHS NOW ON SALE! The Greater Cincinnati Northern Kentucky Apartment Association’s 2023 Trade Show is scheduled for TUESDAY, March 14 at Sharonville Convention Center. Due to your feedback, we are keeping the good ideas and adding more to the 2023 show. Here are the top reasons you won’t want to miss out! But act soon! The price rate of $800 per booth expires on Tuesday, February 14! After that, the price increases to $900 per booth! 1. The Invitation Only VIP Preview Hour. Building on the success from 2022, we will personally invite key decision makers at each owner and property management company that is a member of the Greater Cincinnati Northern Kentucky Apartment Association. This personal invitation allows each of them to attend a private preview of the trade show from 4 pm to 5 pm. This offers you more personal time to meet and greet potential new customers as well as conduct business with current customers without the interruption from other attendees of the trade show. 2. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as accommodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an additional fee. Other booths are reserved for VIP Sponsors. Electric, carpet and additional tables and chairs can be ordered separately through Sharonville Convention Center or Academy Rentals. 3. Expanded Educational Opportunities. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one. 4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Whether through signage, verbal recognition or company listing on gcnkaa.org and in the Apartment Advantage, we will find a way for you to get involved whether you have one employee or one thousand. We have also added several more benefits to the VIP Sponsorship including premier booth space. Watch for more information to follow regarding sponsorship opportunities. Sponsorships range from $300 for a logo or food sponsorship to $1000 for VIP Sponsorship. Booths are now available on a first come first serve basis. by the GCNKAA prior to receiving your booth confirmation. BOOTH SALES INFORMATION • Booths went on sale in August 2022 • Booth price includes table, 2 chairs, pipe and drapes, booth marker. Carpet, electric, additional tables and chairs can be ordered separately through Sharonville Convention Center and Academy Rentals for an additional cost. All orders for carpet, electric, additional tables and chairs need to be placed directly through Sharonville Convention Center or Academy Rentals and NOT through GCNKAA. See Exhibitor Kit for more detailed information. • Booths are sold on a first come first serve basis. We currently have 96 booths available. We generally sell out early so be sure to call the office as soon as possible. • Each booth is 8’ deep x 10’wide. • Booths are currently $800 each. Others booths are reserved for VIP Sponsors. After February 14, booth price increases to $900 each. BOOTH SELECTION PROCESS 1. Click here for the latest floorplan of the 2023 trade show booths as well as the contract. Please note that – as changes happen on a daily basis – this version of the floorplan may not be completely up-to-date. 2. Look at the floorplan and decide which booth you would like, then simply either: • Visit www.gcnkaa.org and go to the event calendar to reserve your booth online. Available booths will be listed on the registration page. Log in, complete your selection and submit your request immediately. • OR fill out the booth contract, complete with your first three (3) booth choices and fax back to 513 407-7868. Michele will follow up with you to let you know which booth is available. BOOTH RESERVATIONS AND PAYMENTS • After you have selected your booth with the Apartment Association, you must either forward GCNKAA a signed contract or remit full payment to reserve that booth. • We will hold all booths for 14 days without signed contract or payment. • You may pay for your booth with check or credit card or call the office for an invoice. • We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected. • Full payment of all booths must be received by February 14, 2023. GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION EXHIBIT RULES & REGULATIONS 1. AGREEMENT By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall. 2. UNDESIRABLE ACTIVITIES The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application. 3. BOOTH ASSIGNMENTS Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary. 4. SPACE RENTAL Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor. 5. USE OF DISPLAY SPACE A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected. B. Exhibitor shall design and maintain the general theme and tenor of show. 6. INSTALLATION AND REMOVAL GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Tuesday, March 14, 2023, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 14, 2023. 7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement. 8. EXHIBITOR APPOINTED CONTRACTORS (EAC) Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations. 9. PROHIBITED ACTIVITIES A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth. B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only. C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants that no musical work protected by copyright will be staged, produced or, other-
wise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use. D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors. F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law. G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall. H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event. I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility. J. Live animals (except service animals) and firearms are prohibited inside SCC. 10. CANCELLATION BY EXHIBITOR The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after November 1, 2022, and prior to February 14, 2023, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 14, 2023, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected. 11. CANCELLATION OR POSTPONEMENT OF SHOW In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein. 12. ERRORS AND OMISSIONS GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents. 13. LIABILITY AND INSURANCE A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor. B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA. 15. ENFORCEMENT OF REGULATIONS GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held. 16. CONFLICTING MEETING AND SOCIAL EVENTS In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management. 17. WAIVER Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA. 18. SEVERABILITY In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

HOLIDAY CHEERS SCHEDULED FOR DECEMBER 8 AT SAVANNAH CENTER The 25th Annual Holiday Cheers Benefit is a fundraiser benefiting the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised during the Benefit will help fund the Rent Assistance programs of various local agencies including: • Free Store Foodbank • Citizens Active In Northside (CAIN) • Jewish Family Service and • Santa Maria Community Services Each year, the Apartment Association Outreach, Inc. supports these programs with annual payments of more than $148,000 per year. With the current economy, these funds are more important than ever to support our local community and the efforts of our fellow organizations. As most employers know, the financial and emotional impact of a work-related employee injury can be significant. While the primary goal is to ensure the injured worker receives appropriate care, minimizing the costs associated with the accident should also be a focus for employers. In Ohio, there are three primary cost containment options for employers – Settlement, Handicap Reimbursement and Subrogation/ No Fault Motor Vehicle Accident (MVA). Sedgwick is the industry leader in successfully employing these options. We utilize leading measures and predictive cost containment to help Ohio employers contain costs and reduce premiums. It is such a joy to be able to write this newsletter directly following our A Night Out for Outreach event! It has been a privilege to serve as Board President of the Apartment Association Outreach (AAO) for 2022. Seeing the outpouring of support for Outreach and pure enjoyment from my fellow board members, our community partners, many industry colleagues and friends, was a gift. First and foremost, I would love to thank and acknowledge Susan Peck with the Greater Megan Lawhon Cincinnati Northern Kentucky Apartment Association (GCNKAA) for her planning, organizing, passion, time, and energy, that made this event as successful as it was! AAO would be lost without Susan. We are exceptionally grateful for her dedication and commitment. Secondly, I want to thank all the GCNKAA staff who contributed to the evening’s success. Every team member played a role in the event to ensure all our guests were taken care of and enjoyed the beautiful evening at The Anderson Pavilion. UNDER-THE-RADAR COMMUNITY UPGRADES AND STRATEGIES By Darren Rawson, President of AZP Multifamily
Try these tactics to drive multifamily community values without breaking the bank. According to the National Multifamily Housing Council, nearly 80% of the country’s existing apartments were built prior to the year 2000 — meaning a majority of U.S. multifamily properties often compete in today’s tight rental market with outdated layouts and less-than-ideal amenities. Add in ongoing inflationary challenges and an uncertain economic climate, and many property owners may believe their options to drive value and bolster the bottom line are limited to nonexistent. However, despite the numerous economic challenges multifamily owners and managers face today, major renovations are not the only value-add strategy available. Several lesser known, relatively low-cost options are available for managers and owners to improve their properties and drive long-term value. SIMPLE, LOW-COST AMENITIES AND UPDATES THAT RESIDENTS APPRECIATE Improvements don’t always have to be extensive and costly, like a new clubhouse or fitness center. Some of the best ways to add value to a property are simple, cost-effective improvements:
• Punch Up Curb Appeal: Enhancing a property’s curb appeal is a critical but often overlooked strategy to drive value and attract residents. After all, first impressions matter. If the property doesn’t look well-kept and welcoming, prospective renters won’t bother touring the vacant apartment. Improvements such as updated signs, landscaping, parking lots, walkways and entryways can significantly affect attractinga — and retaining — residents. • Upgrade Blinds: Blinds are another small thing that can generate big returns for multifamily properties with a relatively low upfront cost. Upgrading apartment windows from basic vinyl to aluminum or faux wood blinds enhances aesthetics and provides an immediate ongoing return on investment. • Communal Updates to Common Areas: Another relatively simple value-add strategy is to upgrade common areas with nice chairs, loungers and benches that make them more welcoming. Replacing common-area lighting with energy efficient LED bulbs and fixtures is another simple strategy. Adding grills or TV areas in tandem with launching community events also are great low-cost ways to add value. • Install New Cabinet Hardware: Nothing dates apartments more than outdated cabinet knobs and pulls. Instead of in-

stalling costly new cabinetry, upgrade to more modern hardware with polished brass or chrome finishes. This affordable alternative gives every unit an updated look without the cost of a full-blown renovation project. Not only do they improve aesthetics, but new hardware also protects cabinets from oils on people’s hands that can damage the finish. • Freshen Up Faucets, Showerheads and Toilets: Is there anything more overlooked when making apartment upgrades than the humble faucet? Shower heads and toilets likely come close. Taking a fresh look at this necessary trifecta can drive property value for a relatively low cost. Not only do modern faucets, showerheads and toilets provide an immediate upgrade in aesthetic value, newer options are more efficient, cutting down on water usage. Additionally, consider upgrading supply lines and valves to reduce the chance of leakage and minimize maintenance calls, which help control and protect net operating income. • Replace Outdated Flooring: Carpet may be affordable and standard, but it may be time for an upgrade. Upgrading the flooring in apartments regularly has a positive effect on resident interest and value. An affordable alternative, laminate flooring options provide the style of pricier options like hardwood at a fraction of the cost. Laminate is more durable and easier to install, but ongoing maintenance isn’t as challenging as cleaning carpets. ADDING VALUE BEYOND UPGRADES Making upgrades is a tried-and-true tactic to drive value for multifamily properties. However, they aren’t the only option. Property managers can maintain and improve long-term value with a few critical changes in their maintenance procedures and policies. Here are a few to consider. • Standardize Products and Parts: A simple and effective approach to trim costs and improve efficiencies is to standard-
ize the maintenance products used on property. For example, installing only one type of faucet or showerhead across all units requires stocking replacement parts for only one type rather than a range of parts for various models throughout the property. • Establish Maintenance Routine: It may sound boring, but the best way to maintain and drive a property’s long-term value is a proper maintenance routine. This includes regular checkups of HVAC units and ensuring filters are regularly changed, as well as draining water heaters to increase longevity and reduce calcium buildup. The National Apartment Association (NAA) offers a guide that lays out all standard and necessary preventative maintenance tasks for property managers. • Set Part Limits: To improve efficiencies and better manage maintenance costs, establishing minimum and maximum limits for various maintenance parts and products can help with budget management and maintain long-term property value. • Purchase in Bulk: Property managers should take advantage of opportunities to buy commonly used products in bulk when possible. This approach helps lessen the impact of price increases on maintenance budgets, and it helps improve the maintenance team’s ability to respond to and fix issues in a timely manner. Because most apartments across the country are older than 20 years, finding cost-effective ways to maintain and add value is critical. Although major renovations may prove too costly for many property managers and owners, numerous solutions can resonate with residents, protect the bottom line and drive long-term property value. It has been a great fall so far! Temperature is cooling off, kids are back in school, leaves are changing! Of course, this means that winter is right around the corner. With that in mind, we need to prepare ourselves for the hazards that cold and winter weather brings. In this month’s newsletter we are going to discuss two cold weather hazards: Cold Stress and Slips, Trips and Falls. First, let’s discuss cold stress. Cold stress typically comes in three different categories: immersion/trench foot, frostbite, and hypothermia. Let’s look at each one and their respective first aid actions. Immersion/Trench foot a. This results in prolonged exposure to temperatures, potentially, as high as 60 degrees in cold and wet conditions. According to NIOSH, wet feet lose heat 25 times faster than dry feet! b. Symptoms include reddening skin, tingling, pain, leg cramps, numbness, and blisters. c. First Aid – If an emergency, get medical assistance as soon as possible. Remove wet shoes/boots and wet socks. Dry the feet, do not rub them, and avoid walking. Be sure to keep the feet elevated. Frostbite a. This results in freezing of the skin and tissues and can cause permanent damage or potential amputation. b. Symptoms include reddened skin that begins to develop gray/white patches in the affected areas. There may be symptoms of tingling, aching or loss of feeling. The affected area may feel hard/firm with blisters. c. First Aid – Get medical assistance immediately. Protect the area by wrapping loosely in dry cloth. DO NOT rub the area and DO NOT use water to warm (if the area is rewarmed and freezes again, more damage may occur – leave it up to the medical professionals). DO NOT break the blisters and give the individual warm sweetened drinks. FOLLOW THE RECOMMENDATIONS BELOW FOR HYPOTHERMIA. Hypothermia a. Hypothermia is a result of the body unable to regulate body heat. The human body has a normal temperature around 98.5 degrees, however if the body reaches a temperature of 95 degrees, hypothermia begins to set in. b. Symptoms include uncontrollable shivering, loss of coordination, confusion, slurred speech, low heart rate or breathing and unconsciousness. A person with hypothermia may not know what is happening so getting medical help as soon as possible is crucial. c. Call 911 immediately. Move to a warm dry area and remove any wet clothing and replace with dry clothing. If medical help is 30 or more minutes away, give warm sweetened drinks, if alert (no alcohol). Place warm bottles or hot packs
in armpits, sides of chest and groin. Call 911 if additional rewarming instructions are needed. The other hazard associated with the cold weather is slips, trips and falls. Here are some tips you can incorporate this coming winter. 1) Come up with a plan at your facility to remove snow and ice. 2) Be sure to have a good shovel and supply of salt pellets (or preferred material) to remove ice. 3) Create a reporting procedure in the event employees find icy conditions that need attention. 4) Wear appropriate shoes that have good traction and insulation for icy and cold conditions. 5) Provide cold weather gear for employees working outside. 6) When walking, take short steps, walk at a slower pace, and be prepared to react to changes in traction. 7) Plan! Monitor the weather conditions to determine safe work times. You can use the link https://www.weather.gov/ wrn/winter_safety, for tips on winter weather. 8) When using ladders, be sure to inspect them for damage and remove any ice or snow that may have accumulated on them. 9) Report any icy or dangerous situations when working. Living in Ohio, cold weather stress and icy conditions may be common and can be dangerous but are preventable. Before preparing for your workday, check the weather and wear the appropriate clothing. When evaluating the workplace, look for icy and dangerous conditions and report them as needed. When working outside be sure to take breaks to keep warm and drink fluids to stay hydrated. Finally, be able to identify signs of cold stress symptoms for you and your employees and their first aid remedies. POWERING UP: PROVIDING CHARGING STATIONS FOR EVS AT YOUR PROPERTY By Andrew Ruhland, Junior Account Executive and Content Writer for LinnellTaylor Marketing.
Increased demand for EV charging is just around the corner; owners and management companies must be prepared for the potential uptick of EVs at communities. As climate change continues to alter the environment, people are becoming more conscious of their personal impact on the planet and making an effort to combat the climate emergency. While many strides have already been made to reduce energy consumption and minimize our carbon footprint, some notable advancements, like the use of electric vehicles (EVs), are gaining traction. According to a recent KPMG survey, some of the country’s top auto executives say that by 2030 more than half of U.S. car sales will consist of EVs. At the 2022 Apartmentalize session, “Powering Up: Providing Charging Stations for EVs at Your Property,” panelists discussed how the expanded use of EVs is changing the way they design properties to meet the needs of modern renters and achieve their goal of reducing environmental impact. “A lot of people are seeing the market changing with more EV drivers showing up at their communities,” said Gabe Schwartz, Vice President of Sales and Marketing for Sitelog IQ. “The landscape is transforming right now. What you saw yesterday is not necessarily reflective of what you’ll see over the next several years.” While the EV takeover is most prominent in major metropolitan areas at the moment, it won’t be long before it reaches the masses. “We did a survey of 15,000 residents and found that 91% of respondents currently drive a gas-engined vehicle,” said Susan Picotte, Senior Vice President of Asset Management and Operations Support for Centerspace. “However, 37% indicated that they plan to purchase a hybrid vehicle in the near future. Furthermore, the average car owner keeps a vehicle for about seven years, which ties in closely to the predictions of where we’ll be in 2030.” Susan Vickery, Principal for Caryatid Consulting, suggested

that those survey results are based on what’s here now and that 37% will increase dramatically. “I think that number will climb significantly when we start seeing a much wider variety and more affordable price range for EVs,” Vickery said. “The real issue right now is long-distance driving. That’s the infrastructure hurdle that we need to jump and get additional super chargers in more remote places.” Panelists pointed out that although the hesitancy behind consumers purchasing EVs is due to the perception that the vehicles are too expensive and there is a lack of infrastructure, it really comes down to a shortfall of knowledge. Regardless of where a buyers’ mindset is at now, the shift is happening and operators need to be adequately prepared to supply EV charging stations onsite. Schwartz noted that people overwhelmingly prefer to charge their vehicles at home in their own private parking area. “Operators need to figure out how to accommodate that preference and decide on the smartest possible install design,” Schwartz said. “There are multiple considerations with it and there are requirements that must be met.” The ideal time to implement EV charging stations is at the point of construction, but as Vickery highlighted, the design must be built in a way that allows for additional installations as the need grows. Whether it’s a new build or an existing community, the best way to achieve this is to take a coordinated approach. Operators should establish consistency across communities and choose a single EV network provider that includes a standard service package with a single point of contact. “EVs not only address the environmental aspect of ESG by encouraging carbon reduction and things like that, but it’s also about community impact and enhancing the modern renter experience that makes people want to stay in your communities,” Schwartz said.
