The Fall Golf Classic benefiting the Industry Defense Fund tees off on Thursday, September 21 at Elks Run Golf Course on Cincinnati’s east side. Registration opens at 8 am with the scramble starting at 9 am. Golfers will enjoy breakfast, lunch, beverages and 18 holes at one of the finest golf courses in the Greater Cincinnati area.

On Thursday, October 26, the Greater Cincinnati Northern Kentucky Apartment Association will host the First Ever Maintenance Appreciation Night. This event will give us the chance to show our deep gratitude for all of the hard work and dedication the maintenance teams bring to work each and every day.
Not only do they tackle maintenance issues like changing locks, repairing leaky pipes, and servicing AC units on hot summer days, they also jump into action to go above and beyond for your customers.
Join the GCNKAA at the First Ever Maintenance Appreciation Night as we treat our service teams to food, drink, games, fun, camaraderie, and some good oldfashioned competition.
Admission for maintenance techs is free; all other admissions are $50 per person. Sponsorships are available for $200 and include 2 admissions.

Welcome to September GCNKAA Members! Our summer has passed and budget season, football, and pumpkin spice are upon us! I hope everyone is getting settled into school schedules if applicable and balancing the new season impeccably.
This section contains articles and information concerning the Board of Directors and Association policies.
Night to honor the service techs in our industry. This event replaced the NAA Maintenance Mania and will be held on October 26 at Fowling Warehouse. Be sure to join us in celebrating those in our industry who keep our properties running.
And finally, ending the year, we will once again be hosting the Annual Holiday Cheers Benefit on December 7 at the Savannah Center in West Chester. We will be able to accommodate up to 1000 guests! Come one, come all and celebrate the season with us. You will not want to miss the new raffles, sit-down dinner, and exciting new events for the evening.

The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) is fully focused on completing 2023 goals and finishing a most successful year. We have increased our membership, been laser-focused on local and national legislation, and continued to enhance our committee and education involvement providing robust diversity for everyone. In August and September alone, GCNKAA provides three great education sessions, meetings with our local political leaders as well as new members, and a management forum to share our current industry needs and successes with one another. We will round out September with the sold out 2023 Fall Golf Outing on September 21. As I type this article, we have only one remaining foursome available. It is a hot commodity so act quickly!
But the events keep coming through the rest of this year. In October, we will host our First Ever Maintenance Appreciation
As a think about 2023 and focus on my attitude of gratitude, an individual surfaces in my mind. I stand amazed at the balance she brings to her demanding schedule. Leading the operations of her company, the immense dedication she has given to GCNKAA, and focused on being the best mom to her son and stronghold to her friends, it makes me wonder where she hides her Wonder Woman cape! As Vice President of the Board of Directors, innovator of our entire Social Media program, multiple committee chairs, and involvement with the National Apartment Association (NAA), my hat is off to you, Melissa Joy with Village Green Management. It is an honor to work beside a multifamily professional leader such as you. Thank you for all you do, all that you are, and the leader you will be as you continue making an imprint on everything you lend your great mind to.

Doing the Inevitable Right: Evictions Refresh
At some point in your career in the Multi-Family Industry you will likely deal with an evictions. No one likes to do them and having an eviction scenario is often taxing on a properties productivity. This class is designed to give you a refresh on all the T’s and I’s that you’ll need to dot when navigating evictions before and after you bring in your attorney. DO YOU HEAR WHAT WE HEAR? HOLIDAY CHEERS SCHEDULED FOR DECEMBER 7 AT SAVANNAH CENTER
The 26th Annual Holiday Cheers Benefit is a fundraiser benefiting the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised during the Benefit will help fund the Rent Assistance programs of various local agencies including:
• Free Store Foodbank
• Citizens Active In Northside (CAIN)
• Jewish Family Service and
• Santa Maria Community Services
Each year, the Apartment Association Outreach, Inc. supports these programs with annual payments of more than $148,000 per year. With the current economy, these funds are more important than ever to support our local community and the efforts of our fellow organizations.
Again this year, this fundraiser will be a hybrid event with portions held online and other portions happening live at the Holiday Cheers Party at the Savannah Center in West Chester. All members and the general public will have a full week of bidding opportunities for silent auction items beginning on November 30 and will culminate on December 7 with the live auction, Heads
or Tails Raffle, Mystery Bags and raffle ticket items.
If you would like to donate an item, please contact Michele at the Association office by emailing michele@gcnkaa.org or calling 513-407-8612. If you would like more information, contact either Michele Klusman or a member of the Holiday Cheers Committee.
If you do not have an item to donate or the time to buy something to donate, we can go out and purchase items for you. Cash donations are acceptable and will be used to buy items for the benefit in your company’s name. This is one event that will not be possible without the support of all our members and the surrounding community. Through the help of the Holiday Cheers Committee, spearheaded by Abbie Huffman with Rookwood Properties and Jud Oscherwitz with Towne Properties, this is an event that will be a huge success. All donations are tax deductible to the fullest extent allowable by law.

Besides the opportunity to meet and greet 600 to 800 industry peers during our trade show, here are additional reasons you won’t want to miss out!
1. New Floorplan. Minor changes have been made again to the floorplan to encourage better foot traffic as well as accommodate more booths. This year the booths remain 8’ x 10’. All booths include pipe and drape, one table, two chairs, booth sign and wi-fi. Premier booths are an additional fee. Other booths are reserved for VIP Sponsors. Electric, carpet and additional tables and chairs can be ordered separately through Sharonville Convention Center or Academy Rentals.
3. Expanded Education Rooms. By creating more education seminars that accommodate more students, we can guarantee a larger attendance of property managers, leasing agents and maintenance technicians when the trade show opens. At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one.
4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Whether through signage, verbal recognition or company listing on gcnkaa.org and in the Apartment Advantage, we will find a way for you to get involved whether you have one employee or one thousand. We have also added several more benefits to the VIP Sponsorship including premier booth space. Watch for more information to follow regarding sponsorship opportunities. BOOTH SELECTION PROCESS
1. After July 24, click here for the latest floorplan of the 2024 trade show booths as well as the contract. Please note that –as changes happen on a daily basis – this version of the floorplan may not be completely up-to-date.
2. Look at the floorplan and decide which booth you would like, then simply either:
• Visit www.gcnkaa.org and go to the event calendar to reserve your booth online. Available booths will be listed on the registration page. Log in, complete your selection and submit your request immediately.
• OR fill out the booth contract, complete with your first three (3) booth choices and fax back to 513 407-7868. Michele will follow up with you to let you know which booth is available.
BOOTH RESERVATIONS AND PAYMENTS
• After you have selected your booth with the Apartment Association, you must either forward GCNKAA a signed contract or remit full payment to reserve that booth.
• We will hold all booths for 14 days without signed contract or payment.
• You may pay for your booth with check or credit card or call the office for an invoice.
• We cannot hold a booth longer than 14 days without contract or payment. After those 14 days, if we do not receive a contract or full payment, GCNKAA will contact you for payment or contract. If no response, GCNKAA may release the booth you selected.
• Full payment of all booths must be received by February 27, 2024.

It’s been years in the making, but the Greater Cincinnati Northern Kentucky Apartment Association Prestige Awards are making their return on Friday, April 19, 2024. Some final details are still being worked out but we wanted to give you a ‘heads up’ on how to best prepare to spotlight the excellence of your company, your community, or your industry peers.
The deadline to enter the categories below is FEBRUARY 2, 2024, so plan now to make sure you have ample time to get the best photos to make your community stand out. Think about landscaping, amenities, renovations, and more.

Best Company Logo - Any owner or property management company is eligible. Judged on theme, typeface, overall graphic, design and execution of the logo in various applications (digital presence, signage, other collateral). Submit copy of logo as jpg or pdf file, as well as no more than two corresponding digital images of logo in use.
Best Community Logo - Any community is eligible. Judged on community name, theme, typeface, overall graphic, design and execution of the logo in various applications (digital, signage, other collateral). Best Independent Owner Property (Under 200 units) - Judged on overall presentation of the community. Submit floor plans, site plans, and any other supporting materials and no more than three photos.
Best Owner or Property Management Company Website – Entry must be a corporate website which is not part of an apartment internet advertiser. Judged on ease of use, content of information, links to apartment communities, employment and investment opportunities. Also judged on promotion and advertisement of the website. Submit no more than three photos of the website and pro-

Best Community Website – Entry must be a community website which is not part of an apartment internet advertiser. Best Property Management Company or Community Social Media Plan – Entry will be judged on how all the pieces of your social media campaign fit together. Judges will look for creativity, innovation, sound communication skills and results. Winner must be successfully executed across two or more platforms. Submit no more than three photos, any promotional pieces and addresses for your social media sites along with a one page overview of your social media plan including results.

LOCAL LEGISLATOR SERVING ON NEW OHIO GENERAL ASSEMBLY COMMITTEE FOCUSING ON HOUSING

A Greater Cincinnati lawmaker has been named to a newly-formed Ohio General Assembly committee that will focus on housing.
Senator Louis Blessing, a Colerain Township Republican, is serving on the Senate Select Committee on Housing, which recently held its first meeting.
“Our goal is to understand how Ohio can encourage the American dream of homeownership, which is one of the best ways to build wealth in America,” said Senator Michele Reynolds, R-Canal Winchester, who is chairing the committee. “Today’s meeting gave us a strong foundation to build upon, and I am excited to listen and learn from more Ohioans across the state to uncover the challenges they face in their communities.”
Senate President Matt Huffman has said the committee has been tasked with gathering information on ideas and policy to encourage home ownership.
Be sure to support our efforts on the legislative front by donating to on of our Political Action Committee (PAC) funds: the Ohio PAC, the Kentucky PAC and the NAA Pac. WHAT IS NAAPAC?
If you are in housing, you are in politics. From fair housing to flood insurance, energy to the environment, the 535 members of the US Senate and House of Representatives play a huge role in shaping the policy and economic climate for the apartment housing industry.
It takes not only the collective power of the NAA, but also the work of individuals at the grassroots level to make sure we, as an industry, are at the table and not “on the menu” when important policy decisions are made.
NAAPAC is the bi-partisan political action committee that supports Congressional candidates who represent good government and understand the needs and concerns of the apartment housing industry.
NAA is prohibited from using general account funds such as membership dues or other revenue to contribute to federal elections. That means NAAPAC, by pooling the individual contributions of NAA and affiliate members, is the only vehicle through which NAA and its members may participate in the political process. NAAPAC may only accept personal contributions from members of the NAA and its affiliates.
Any funds collected are disbursed directly to the campaign of a candidate or incumbent member of Congress. This “hard money” donation is heavily regulated and monitored by the Federal Election Commission (FEC).

LETTER FROM THE PRESIDENT

Is everyone ready for football season? I am so excited to cheer on our beloved hometown team as well as kick butt in my two fantasy leagues! In total transparency, this is my second year participating in a fantasy football league, and I decided to do two, not just one - haha! I am excited and looking forward to the camaraderie with family and coworkers - which was definitely the highlight of my leagues last year since I lost both. However, I did stay engaged as it was fun to learn different players on various teams and to witness the trash talking and nail biters for all. Also, for those of us with kiddos, I am relieved to be back in a routine and a sense of normalcy with their return to the classroom. Here’s to a great school year for all!
We have been busy at the Apartment Association Outreach (AAO). We hosted a senior event at The Valley - an active 55+ senior community in Montgomery. Our team served lunch, played bingo, had some great gift card prizes, and enjoyed the company of about 25 senior attendees. It is always such a pleasure to serve the elderly community. We are grateful for the opportunity to spend time with these wise individuals and hopefully brighten their day. We are going to host one more senior event before the holidays. Stay tuned for more details!
In addition, if you are interested in helping Childhood Food Solutions bag lunches for individuals in need, our next volunteer opportunity is September 20. It is always rewarding to see so many members working together to help those in need.
Our backpack school supply drive was a monumental success!
More than $14,300 of school supplies and backpacks were delivered to FOUR schools the first week in August! Special THANK YOU to Susan Peck who organized this entire event. What a success!
Year-to-date, our AAO Board has approved $86,000 in Rent Assistance payments and $60,000 to our Food Pantry partners through the end of August! We are exceptionally proud to help those in need and to partner with these organizations that work tirelessly to help others. These donations help fund more than 20 food pantries and four key partners for rental assistance: Freestore Food Bank, Jewish Family Services, CAIN, and Santa Maria Community Services. The work these organizations do to assist those in need is astounding.
A Night Out for Outreach: Please mark your calendars for Saturday, September 23, 2023, for our A Night Out for Outreach. We are excited to hold our event at The Anderson Pavilion, and we will be utilizing The Carousel for cocktail hour! A special THANK YOU to Justin and Jill Seger, our co-chairs for this wonderful night. Don’t forget to register!
Lastly, we are looking forward to our Champions For Outreach partners to continue their contribution in 2024. PETS AND TECHNOLOGY: THE LATEST WAVE OF MULTIFAMILY INNOVATION

Improving pet owner satisfaction can increase resident happiness and retention.
Innovation means different things in multifamily. What first comes to mind is proptech, but innovation has shifted to new spheres; many operators are now prioritizing the pet experience, which spans pet owners, residents without pets, onsite teams and pets themselves.
As furry companions are welcome in more apartment communities than ever before, panelists at the forefront of pet innovation discussed the benefits and challenges of creating pet-inclusive communities in the Apartmentalize 2023 session, “Pets and Technology: The Latest Wave of Multifamily Innovation.”
The most common pet-related challenges for apartment communities include unscooped pet waste, property damages, emotional support animals (ESAs) and pet restrictions.
Mary Kahl, Senior Vice President of Property Management at Timberland Partners, surveys residents annually to gauge overall satisfaction. Pet waste has been the No. 1 complaint for two years in a row at every single community.
“As we approached the challenge of pet waste and resident satisfaction, it was important to define what success was going to
look like and how to measure it,” Kahl says. “We decided success was going to be a 50% reduction year-over-year in resident dissatisfaction with pet waste and breaking even with all costs incurred within one year. Those are pretty aggressive goals.”
Kahl notes Timberland utilizes a DNA testing service to help with pet waste initiatives and hold pet owners accountable. Surveyed residents in 2023 indicated positive results, including a resident dissatisfaction with pet waste reduction as high as 69% in some communities. Eighty to 85% of service teams also expressed they had improved job satisfaction with the addition of the DNA testing.
Susan Passmore, Executive Vice President at Blue Ridge Companies, says Blue Ridge decided to better manage pet populations from a few different angles and alleviate some of the challenges associated with ESAs and restricted breeds.
“Our pet program initially included a two-pet limit with more than 10 breed restrictions,” Passmore says. “We actually created an environment where residents were getting around our program. By having breed restrictions, about 10% of residents had ESAs and 60% of those ESAs were restricted breeds. We’re not actually keeping restricted breeds out – residents are just finding another way to

Blue Ridge adjusted its pet program and is now rolling out a petinclusive brand of the company, including a pet-limit increase from two to three and eliminating all breed restrictions.
Jamin Harkness, President of Property Management at The Life Properties, is an industry pioneer of progressive pet initiatives. While at his former company, TMG, he lifted all breed restrictions and learned a few lessons along the way.
“At TMG, we had a resident who wanted to bring a restricted breed and we fought them,” Harkness says. “After $1,500 of lawyer expenses, I wondered why we even have breed restrictions and why we’re paying to keep residents’ dogs out. We asked our insurance company about breed restrictions, and our contacts said they have never given breed restrictions.”
TMG moved forward with lifting all breed restrictions and rolled out an extra addendum of rules and an animal liability endorsement waiver on all renters insurance policies. Harkness says he measured success over a three-year period and found 80% of residents with pets renewed.
Harkness notes an inclusive pet program is not a one-time event – it’s a constant rollout that keeps everyone happier.
“If a company is going to be pet-inclusive, it’s important to acknowledge that pet is a member of the family – they’re residents too,” Harkness says.

An independent rental owner (IRO) is more involved in daily property management activities than one may think – here’s how IROs go above and beyond to serve local communities.
Rental housing plays a vital role in communities across the country, providing millions of individuals and families with safe and comfortable homes. Unfortunately, aspects of the apartment industry can be mischaracterized, leading to misconceptions about its business models and impact. The National Apartment Association’s (NAA) Independent Rental Owner (IRO) Committee wants to shed light on the realities of rental housing, addressing some misconceptions and presenting a clearer picture of the industry.
WHAT EXACTLY IS AN IRO?
Smaller rental portfolios—sometimes referred to as “momand-pop” housing providers—are independent rental owners. IROs are an individual or individuals that are active in both the ownership and management of their properties. IROs can be smaller in scale or have multiple properties. They’re often on call 24/7 to help their residents and respond to emergencies. IROs are individuals who have invested their hard-earned savings into providing quality housing options for their residents, and this is how IROs pay their own bills, make a living and set aside for retirement.
Contrary to popular belief, smaller owners make up the majority of the apartment industry. In fact, the National Association
of Realtors notes that 46% of the nation’s 49.5 million rental units are small properties – those with just 1-4 units – and a whopping 70% of these properties are owned and operated by smaller housing providers. By acknowledging the significant presence of IROs, we can better appreciate the diverse range of rental housing options available to individuals and families across the nation.
OPERATING ON NARROW PROFIT MARGINS
IROs – like the broader rental housing industry – do not operate on high-profit margins. A significant portion of the revenue generated from rent is reinvested back into the property and community. Approximately 91 cents of every dollar of rent goes toward essential spends such as staffing, maintenance and critical expenses like property taxes and insurance, those necessary to ensure that rental housing remains operational for generations to come. By understanding the financial realities faced by IROs, a more balanced perspective on the industry’s operations can be fostered.

Independent rental owners are far from distant operators, they are our neighbors and an integral part of our communities—often living onsite at smaller communities. They are teachers, emergency services professionals and members of various other professions, actively contributing to the well-being of society beyond their roles as rental property owners. and only position—to provide housing as an independent rental owner.

Further, IROs demonstrate their commitment to the community through charitable giving to residents and the surrounding area. This includes delivering holiday cards to residents and working with the local community on food and clothing drives with different organizations. These acts of generosity not only support local organizations and initiatives but also exemplify the genuine care and dedication IROs have for their local communities.
As we reflect on the realities of the rental housing industry, it is crucial to dispel misconceptions and acknowledge the contributions of IROs. These dedicated individuals, who comprise the majority of the industry, provide diverse housing options and invest in their communities. By recognizing the financial constraints they face and the positive impact they have on communities, we can foster a more accurate understanding of the rental housing industry. Let us celebrate the essential role IROs play as neighbors, professionals, community members and housing providers.

CENTRALIZATION: THE TECH THAT MATTERS NO MATTER YOUR DEFINITION

There is no shortage of buzzwords being tossed around the multifamily housing industry, and one of the newest, “centralization,” has rapidly gained traction.
However, while the concept is extremely popular, the definition of the word varies by organization. Some combine all of their leasing activities into a single regional office or administer leasing through the corporate office, yet others have established a centralized leasing team and an onsite associate dedicated to leasing at a specific group of communities.
According to panelists during the 2023 Apartmentalize session, “Centralization: The Tech That Matters No Matter Your Definition,” implementing the right technology is key to making centralization models work and positively impacting the modern renter experience.
“Renters want an ‘ecommerce experience’ in all of their transactions,” says Tyler Christiansen, Chief Executive Officer of Funnel Leasing. “They want to get immediate answers without having to interact with someone. But when they do walk into a leasing office, they want that high-quality service. Centralization makes it possible for operators to deliver that.”
There are a variety of reasons why centralization has become an industry focal point, such as the ability to do more with less, deliver better customer service and increase team morale and resident satisfaction.
“If you look at the market today, there’s been a slowdown in transactions over the past 18 months,” says Scott Moore, Chief Technology Officer for Cortland. “When that happens, it forces you to look inwards and seek opportunities to do better. We decided we had to place more of an emphasis on ways to improve business and run more effectively and efficiently, and centralization is vital to that.”
Michael Hogentogler, Chief Operating Officer for LCOR, found out firsthand that antiquated models of operation, like paper guest cards, no longer work.
“My team and I went to three of our buildings located on the same city block, and at each one we had to fill out a guest card,” Hogentogler says. “It was a realization that this model doesn’t work anymore. Renter expectations have changed, technology has changed, but we as an industry have not. If we don’t evolve with the times, we will be the ones left behind.”
It starts at the top of the funnel. When prospects come in, op-
erators want to work them across multiple properties with only one record. If not, they risk losing them to another community outside of their ecosystem. Since introducing centralization, LCOR has seen a 62% year-over-year increase in tours. Moreover, 14% of prospects signed a lease at a community other than the one they originally inquired about. For Cortland, 69% of tours were booked after hours using automation. None of which would be possible without centralization capabilities.
“It’s not a one size fits all, but centralization has helped us improve customer service and close more leads,” Moore says.
While the degree of centralization may vary based on property size and needs, it consistently delivers cost savings and improved efficiency.
“The industry is increasingly focused on driving greater efficiencies at the property level and saving money,” said John Helm, Partner at RET Ventures. “We seek investments that assist owneroperators in improving operations and boosting the bottom line. Our limited partners who have adopted centralization solutions are seeing average cost savings of 20% to 40%.”
Embracing technology and implementing centralization concepts will undoubtedly help operators streamline operations and future-proof their investments for years to come.
