With thanks to AssuredPartners, every par 3 hole hosts a hole-in-one contest for $5,000. Be sure to stop by holes 2, 8, 12, and 17 to test your luck. Also, be sure to stay for lunch! We have $1000 in cash giveaways to raffle off and all golfers are automatically included.

The GCNKAA will use all net proceeds from this outing to meet our commitments to the National Apartment Association (NAA), Apartment Association of Kentucky (AAK) and the Ohio Apartment Association (OAA) government funds as well as provide financial backing for Pat Crowley, GCNKAA Vice President of Governmental Affairs, and the legislative committee’s political needs.

MAINTENANCE

APPRECIATION NIGHT SCHEDULED FOR OCTOBER 24

On Thursday, October 24, the Greater Cincinnati Northern Kentucky Apartment Association will host the Second Annual Maintenance Appreciation Night. This event will give us the chance to show our deep gratitude for all of the hard work and dedication the maintenance teams bring to work each and every day.

Not only do they tackle maintenance issues like changing locks, repairing leaky pipes, and servicing AC units on hot summer days, but they also jump into action to go above and beyond for your customers.

Join the GCNKAA at the Second Annual Maintenance Appreciation Night as we treat our service teams to food, drink, games, fun, camaraderie, and some good old-fashioned competition.

Admission for maintenance techs is free; all other admissions are $55 per person. Sponsorships are available for $250 and include 2 admissions.

Maintenance Appreciation Night is Thursday, October 24, 2024, from 5 pm to 7 pm at Fowling Warehouse, 2940 Highland Avenue, Cincinnati.

To register or reserve your sponsorship, please click here.

A big thank you to Towne Properties for stepping up as our Presenting Sponsor again this year. Also thank you to Chadwell Diamond Sponsors

Across the Board

A MESSAGE FROM THE PRESIDENT

It is hard to believe that the “unofficial” end of Summer has come and gone. Labor Day doesn’t mean the weather automatically turns cool in Greater Cincinnati, but it certainly brings the changing of seasons. As we apartment operators start to close our pools, contemplate annual plantings, stockpile ice melt for the winter, and prepare next year’s budget, there are still plenty of beautiful warm days on the horizon to get out and enjoy.

Fall activities at the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) are some of the best! We are looking forward to the upcoming September NextGen meeting at Big Ash Brewery, the Fall Golf Outing, Associate Council elections, Strategic Planning, and Night Out for Outreach!

Speaking of Outreach, over the years of my involvement with GCNKAA I’ve been humbled watching the incredible impact our association has on the community. One thing I learned early in my career is that working closely with people, especially since we live with our residents, requires you to become closely con-

nected to the fragility of life. People are often moving in or out of an apartment because it’s one of the best times of their life, or sadly they’re moving because it’s one of the worst times of their life. Either way, the stakes are high, and the level of trust people place in apartment management professionals is great. Many of us have personally witnessed tragedies and hard times take place in the lives of people living in our communities. What an honor it is to know we have the Apartment Association Outreach (AAO) to provide relief to our residents and others from the community who are in need.

I encourage you to take time today to thank the Champions of Outreach and the entire AAO Board for their commitment to supporting our association and community through Apartment Association Outreach. There are a few events coming up this season where we can all contribute to the effort of supporting our community through AAO. The Night Out for Outreach and the Holiday Cheers Benefit are both right around the corner. Let’s come together to make these events a success and continue being a resource for our fellow community members in their time of need. Doing good is always in season!

See you at our next event!

Besides the opportunity to meet and greet 600 to 800 industry peers during our trade show, here are additional reasons you won’t want to miss out!

At the end of these seminars, seminar attendees will flow onto the trade show floor where you have the opportunity to talk with each and every one.

4. More Sponsorship Opportunities. By creating new sponsorship levels, we enable you to get more bang for your sponsorship buck. Whether through signage, verbal recognition or company listing on gcnkaa.org and in the Apartment Advantage, we will find a way for you to get involved whether you have one employee or one thousand. We have also added several more benefits to the VIP Sponsorship in-

cluding premier booth space. Watch for more information to follow regarding sponsorship opportunities. Sponsorships range from $300 for a logo or food sponsorship to $1000 for VIP Sponsorship.

Booths are available on a first come first serve basis. If you would like to reserve a booth, visit www.gcnkaa.org and download the floorplan and booth contract. Review the available booth space, select your booth and either reserve your booth online or complete your contract with your top three selections, and return back to michele@gcnkaa.org.

GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected.

B. Exhibitor shall design and maintain the general theme and tenor of show.

6. INSTALLATION AND REMOVAL

GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Tuesday, March 11, 2025, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Tuesday, March 11, 2025.

7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED

No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement.

8. EXHIBITOR APPOINTED CONTRACTORS (EAC)

Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations.

9. PROHIBITED ACTIVITIES

A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth.

B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only

C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants that no musical work protected by copyright will be staged, produced or, other-

wise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use.

D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths.

E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors.

F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law.

G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall.

H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event.

I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility.

J. Live animals (except service animals) and firearms are prohibited inside SCC.

10. CANCELLATION BY EXHIBITOR

The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after October 1, 2024, and prior to February 11, 2025, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 11, 2025, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected.

11. CANCELLATION OR POSTPONEMENT OF SHOW

In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein.

12. ERRORS AND OMISSIONS

GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents.

13.

LIABILITY AND INSURANCE

A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor.

B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA.

15. ENFORCEMENT OF

REGULATIONS

GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held.

16. CONFLICTING MEETING AND SOCIAL EVENTS

In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management.

17. WAIVER

Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA.

18. SEVERABILITY

In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Government & Housing Legalities

NAA STUDY: RENT CONTROL LEADS TO DECLINING HOUSING AND NEIGHBORHOOD QUALITY

As national debate over rent control intensifies the National Apartment Association (NAA) has issued new research showing that imposing controls on rent leads to declining quality in housing and neighborhoods.

The study, conducted by Capital Policy Analytics, shows that rent regulation hinders housing providers’ ability to maintain their properties and leads to increases in these troubling quality issues:

• 16.2 percent increase in severely inadequate housing units.

• 19.8 percent increase in water service interruptions.

• 16.2 percent increase in the presence of mold.

• 15 percent disagreeing that schools in their area are “good”.

• 12.8 percent increase in reports of mice and rat problems.

• 24.9 percent increase in residents reporting the presence of cockroaches.

• 19.6 percent increase in resident reports of large amounts of trash in the street.

• 15.9 percent increase in residents reporting serious crimes as a problem in their neighborhood.

The federal proposals - which have been proposed by the Biden administration - to impose a five percent annual cap on apartment rents is coming at a time when the U.S. needs to build 25.2 million more apartments by 2026 to keep up with demand.

“The most effective way to increase housing affordability, accessibility and availability is to increase the supply of housing

rather than implement flawed policies that ultimately diminish the quality of life for renters and the surrounding community,” the NAA said.

But federal rent control could lead to 10.6 million new units not being built, the study found.

“Rent control measures have a negative impact on housing affordability and the rental industry,” the NAA said. “Implementing rent control can signifcantly reduce housing supply, worsening the current housing affordability crisis and discouraging new developments.”

Rent control would also:

• Decrease spending on maintenance repairs by $6 billion through 2026.

• Decrease apartment rental income by $25.3 billion through 2026.

• Decrease apartment property values by $210.4 billion.

• Decrease property tax value through 2033 due to decreased property values.

WHAT IS NAAPAC?

NAAPAC is the bi-partisan political action committee that supports Congressional candidates who represent good government and understand the needs and concerns of the apartment housing industry.

It takes not only the collective power of the NAA, but also the work of individuals at the grassroots level to make sure we, as an industry, are at the table and not “on the menu” when important policy decisions are made.

Trend Setting

This heading contains information on Management & Leasing.

CENTRALIZATION: THE TECH THAT MATTERS NO MATTER YOUR DEFINITION

There is no shortage of buzzwords being tossed around the multifamily housing industry, and one of the newest, “centralization,” has rapidly gained traction.

However, while the concept is extremely popular, the definition of the word varies by organization. Some combine all of their leasing activities into a single regional office or administer leasing through the corporate office, yet others have established a centralized leasing team and an onsite associate dedicated to leasing at a specific group of communities.

According to panelists during the 2023 Apartmentalize session, “Centralization: The Tech That Matters No Matter Your Definition,” implementing the right technology is key to making centralization models work and positively impacting the modern renter experience.

“Renters want an ‘ecommerce experience’ in all of their transactions,” says Tyler Christiansen, Chief Executive Officer of Funnel Leasing. “They want to get immediate answers without having to interact with someone. But when they do walk into a

leasing office, they want that high-quality service. Centralization makes it possible for operators to deliver that.”

There are a variety of reasons why centralization has become an industry focal point, such as the ability to do more with less, deliver better customer service and increase team morale and resident satisfaction.

“If you look at the market today, there’s been a slowdown in transactions over the past 18 months,” says Scott Moore, Chief Technology Officer for Cortland. “When that happens, it forces you to look inwards and seek opportunities to do better. We decided we had to place more of an emphasis on ways to improve business and run more effectively and efficiently, and centralization is vital to that.”

Michael Hogentogler, Chief Operating Officer for LCOR, found out firsthand that antiquated models of operation, like paper guest cards, no longer work.

“My team and I went to three of our buildings located on the same city block, and at each one we had to fill out a guest card,” Hogentogler says. “It was a realization that this model doesn’t work anymore. Renter expectations have changed, technology has changed, but we as an industry have not. If we don’t evolve with the times, we will be the ones left behind.”

It starts at the top of the funnel. When prospects come in, operators want to work them across multiple properties with only one record. If not, they risk losing them to another community outside of their ecosystem. Since introducing centralization, LCOR has seen a 62% year-over-year increase in tours. Moreover, 14% of prospects signed a lease at a community other than the one they originally inquired about. For Cortland, 69% of tours were booked after hours using automation. None of which would be possible without centralization capabilities.

“It’s not a one size fits all, but centralization has helped us improve customer service and close more leads,” Moore says.

While the degree of centralization may vary based on property size and needs, it consistently delivers cost savings and improved efficiency.

“The industry is increasingly focused on driving greater efficiencies at the property level and saving money,” said John Helm, Partner at RET Ventures. “We seek investments that assist owneroperators in improving operations and boosting the bottom line. Our limited partners who have adopted centralization solutions are seeing average cost savings of 20% to 40%.”

Embracing technology and implementing centralization concepts will undoubtedly help operators streamline operations and future-proof their investments for years to come.

LACK OF TECH A DEALBREAKER FOR SOME RESIDENTS

Reprinted courtesy of NAA

Nearly three-fourths of residents somewhat or strongly agree that advanced technology can sway their decision-making when it comes time for choosing their next rental unit. According to a new resident experience survey from Capterra, 48% of residents also reported not having access to tech at their community, including online payment and documentation portals, smart locks and online maintenance requests, among other proptech.

Online payment portals were the most offered tech feature, reported by a quarter of respondents. An online document portal was the second-most offered digital tool at 20%. And while the rise of tech has grown exponentially during the past several years, just 5% of residents prefer online portal communication with property managers rather than by phone, email or text.

The reasons behind the use of technology are convenience, improved efficiency and improved security. Flexibility was also among the top vote-getters with over 30%. Unfortunately, technology is great until it isn’t. Over 40% reported tech issues or glitches as the top concern while using tech. Security and privacy was a close second at 35%, while limited customer support ranked third at 29%.
