With a list, suggests New York interior designer Jenny Dina Kirschner, who rarely goes hunting for vintage items without one. On a recent flea market visit, "we made a list of things we still needed. Accent tables, some specific chairs," Kirschner says. You won't always find what you seek, and you may find a few treasures you'd never imagined wanting. But having the list helps "avoid that insane feeling of arriving and, 'Oh my God, what do I look for first?'," she says. So what DO designers like to look for first at a flea market? For Los Angeles interior designer Jessica McClendon, founder of the design firm Glamour Nest, that depends where she is. "When I shop on trips, I like to focus on items that are unique to the location. I found a Bavarian deer head carved out of wood when I was in Munich that is so interesting and unique to the Black Forest that I simply had to have it," she says. "In Ireland, I zeroed in on textiles and antique bibles or prayer books." See MARKET — Page 17

Improvements to boost your home’s value and enjoyment

A

FAMILY FEATURES

home is often a family’s single largest asset, so making investments with upgrades and home improvements is almost always a good idea. However, knowing when and where to make those improvements isn’t necessarily a simple decision. Budget and space most often dictate the direction, but keeping function and your lifestyle needs in mind can help create a space that makes for an all-around smart investment.

Add technology in unexpected places. With the surge in smart devices, it’s becoming increasingly common to add technology throughout the house, and the bathroom is no exception. From heated floors to mirrors with embedded TV screens, the options are plentiful. A bathroom outfitted with the latest technology can bring function and a whole new level of style and elegance to your home. When choosing your upgrades, set a budget and then let your imagination soar to create a spa-like retreat you can experience without ever leaving home. Keep in mind that not all smart devices integrate seamlessly, so do your research before buying to ensure a convenient connected setup.

Go green for the earth and savings.

Home Upgrades that

Make ‘Cents’

14 H O M E M A R K E T NOVEMBER 2017

Appliances and climate control systems are often the first features homeowners consider when it comes to environmentally friendly upgrades, but windows and window treatments are another way to make a big impact. In a similar vein, skylights are a surprisingly affordable upgrade for the functionality and aesthetic benefits they provide, especially in the bathroom and kitchen where ventilation is as important as ample lighting. You can give your lighting and home value a boost with an Energy Star-qualified option such as Velux solar-powered fresh-air skylights, which open for air flow, reducing dependence on electrical lights and fans, with the touch of a programmable remote control. For expanded control over the amount of light and warmth that enters or leaves your rooms, solar-powered skylight blinds are available in more than 100 designer colors and patterns. Like the skylights, Velux

solar-powered blinds are operated with the remote. The solar products and installation costs are also eligible for a 30-percent federal tax credit. Learn more at whyskylights.com.

Finish the basement. Adding finished square footage to your home is nearly always a way to increase its value. For many homes, the basement is the most practical place to gain that space. Instead of using it as a collection ground for dust bunnies and storage, converting it into usable space can bring meaningful value, not only in dollars and cents, but in overall enjoyment of your home. A basement is the perfect location for expanded room to live and entertain, and if you have egress or other windows, adding extra bedrooms may also be an option. When making plans for finishing a basement, keep function first. Adding features like bathrooms can be costly if the plumbing isn’t already in place, but having ready access to those facilities may pay off if you plan to spend lots of time downstairs. Also keep climate in mind; in many parts of the country basements tend to be damp, so be sure to use materials that can withstand the conditions during the rainy season.

Create outdoor living space for all year long. If a basement renovation or addition isn’t practical for your location or budget, you may be able to create additional living space in an area you already have – outdoors. Even small patio spaces can become cozy gathering spots with the right furnishings and decor. For a larger yard, create destinations that make it comfy to congregate, such as a fire pit or grouping of chairs with overstuffed cushions. This is another area where climate will play an important role in your plans; adding a well-constructed enclosure to a patio can make it usable during all but the coldest months, while a pergola or other shading can lend necessary relief to an area that bakes in the summer sun. Aside from the hardscaping, look at other ways to soften your outdoor space and enhance livability, such as functional shade trees and flowering vegetation that attract birds and butterflies.

Add curb appeal. While you’re considering the upgrade options outdoors, don’t forget to think about your home’s overall exterior appearance. Not only is it the first impression guests have of your home, it’s your own view every time you pull into the drive and it’s one that should make you proud. Reworking the landscaping to highlight architectural features and freshening up the paint can make a big impact. Adding decorative elements like shutters or new lighting or doors can also update a tired exterior.

Choose the Right Skylight Skylights can serve multiple functions, depending on your home and needs. Understanding the different types of skylights can help you choose the right fit.

Fresh Air Solar-powered fresh-air skylights rely on the sun’s energy to open and bring air and natural light into your home. Some models, such as those offered by Velux, feature a rain sensor that automatically closes the

skylight at the first sign of precipitation.

Fixed An economical choice, these static skylights are intended to fill a room with natural light.

Energy Performance Adding a solar blind to a skylight can result in more savings via potential tax credits, as well as reduced energy usage. The blind blocks heat, but when open allows warm rays to supplement the home’s heating system.

When shopping for vintage items closer to home, McClendon is always on the lookout for chairs. "I have a full-fledged vintage chair fetish," she says. "I find antique and vintage chairs so much more interesting and well-made than options found at retailers today. All they need is a little TLC!" Kirschner agrees: She hunts for chairs that have an eye-catching shape but may be covered in worn or ugly fabric. "As a designer, I know I can revive that chair" by refinishing the wood and updating the upholstery, she says. She's open to just about any style; the key, she says, is making sure these second-hand chairs are striking and unusual. If you're not in the market for furniture, try hunting for art and accessories at estate sales or flea markets, says Jaclyn Joslin, an interior designer and founder of the retail store Coveted Home in Kansas City. These items "bring life and character into a room that sometimes cannot be achieved with a new item," Joslin says. She often uses vintage pottery and unique sculptures to add style and color to shelves, mantles and coffee tables. Interior designer Caitlin Murray, founder and CEO of Black Lacquer Design in Los Angeles, also loves hunting for art. Her favorite finds are abstract portraits of women, and she's had "a ton of luck finding interesting pieces at great prices," she says. "I like to group vintage portraits together as a salon wall, or use just one as a focal point of the room to tie in other colors incorporated throughout the space." Smaller art and accessories can also be wonderful flea market finds. Kirschner recently found a small enamel candy dish with a painted scene on it, and bought it for just a few dollars. She found an insignia on the back, searched online, and discovered that the piece was part of a series created in Europe decades ago by a family of artisans. She's since hunted for more dishes from the same series, and they've become a treasured collection in her home. If you're not sure what type of accessories you're looking for, consider focusing on one material. "I'm a sucker for anything solid brass," says Murray. "Some of my allSee MARKET — Page 20

Bold color on kitchen cabinets is a thing

By MELISSA RAYWORTH Associated Press

Conventional wisdom says to use neutral colors or simple wood stains for anything as permanent as kitchen cabinets. Homeowners craving a burst of color have generally been advised to bring it in through easily changeable items like curtains or seat cushions. But home-design TV shows and blogs are changing that calculus by showing colorful, painted kitchen cabinets that look like a commitment worth making. Lately, "the natural materials are just not satisfying people," says designer and apartmenttherapy.com founder Maxwell Ryan. "People are loving contrast right now," including kitchens with bold colors and stark contrasts of black and white. Designer Brian Patrick Flynn recently filled the kitchen of HGTV's new "Urban Oasis" giveaway house with bright blue cabinets and a blue island in the center of the room. This cheerful color fills the room with energy in a way that traditional stainedwood cabinets couldn't. "I think designers love painted cabinetry in kitchens because, as opposed to wood, it's the strongest way to create a defined palette," Flynn says. "It's a great way to really add tons of personality to a space that's more about task than it is decoration." Here, Ryan, Flynn and Massachusetts-based designer Kristina See KITCHEN — Page 20

Make a confident offer.

Crestin offer advice on how to fill a kitchen with on-trend colorful cabinetry while still having a room you'll love for years to come.

Get pre-qualified! See Us First

COLORFUL COMPROMISES

A mortgage loan pre-qualification is simply an estimate of how much house you can afford. It’s an easy process, and we can get started with a phone call or short visit. The best time to get pre-qualified is before you even start looking for a home. Knowing what you can afford is extremely helpful in making a confident offer. At First International Bank & Trust there is no cost or obligation to get pre-qualified. Call us today, we’ll help prepare you for the future you’ve been dreaming of.

"Do you want it to be timeless and you might always love it but might never be jazzed about it?" asks Crestin. Neutral cabinets, especially white ones, remain a safe and popular bet. But she says homeowners who are drawn to bolder colors and use them thoughtfully often end up happy. Sometimes, the answer is putting color on only half the cabinets. "Since I'm a fan of going big, I can go with fire-engine red cabinets all over and never flinch," Flynn says. "However, if a client is hesitant about that much color in the kitchen, I'm a fan of doing the lower cabinets or just the island cabinets in a color, then going white or gray with the others." This approach, he say, "will balance out the intensity of the cabinets and also make sure there is some visual breathing room so the eye can rest." Colorful lower cabinets can also look great combined with open shelving on top, Ryan says. Or paint the lower cabinets black, and then tile or paint the wall behind the upper, open shelving in a bold color you love.

time favorite scores are a midcentury Mastercraft coffee table for $40, valued at $4,000, and a vintage, sculptural, 2foot-tall giraffe for $25." You can also find eye-catching lamps and light fixtures at flea markets, but they might need rewiring. "Ask the dealer if it's been rewired recently. If not, do they know any history or background on it? It's typically easy to have done, but it's an added expense," Kirschner says. If the light hasn't been rewired recently, use that fact to bargain the price down. No matter which items make your personal list for a flea-market hunt, these designers recommend buying vintage pieces that delight you. If the price is reasonable, says Kirschner, don't hesitate: "If you want to think about it for an hour, there's a chance it won't be there when you get back."

Dutch design lab blends naturalistic and futuristic By KATHERINE ROTH Associated Press

NEW YORK (AP) — The first U.S. museum exhibit devoted solely to the experimental and futuristic work of Dutch design studio Joris Laarman Lab is now on view at the Cooper Hewitt Smithsonian Design Museum here. The works — mainly furniture, along with an unusual radiator and a newly finished section of footbridge — tend to be curvy and organic in form, many resembling strange yet elegant life forms that have sprouted table legs and chair arms. Laarman and his team of computer scientists, engineers and craftsmen seem at first glance to get their inspiration from the past, with designs reminiscent of Art Nouveau or even rococo. "Gradient Lounge" is a generously sized chaise with voluptuous curves 3-D-printed from polyamide nickel and copper, with matching upholstery, 3-D-knit of silk, mercerized cotton and Merino wool. "Bridge Table," the sleek show-stopper of aluminum and tungsten carbide that greets visitors in the main part of the exhibit, resembles a smooth, silvercolored tree, with four trunk-like legs that

separate into branches and extend to support a gleaming, flat surface. But there's nothing old-fashioned about these works. They are not inspired by nature so much as designed using actual mathematical principles of nature — algorithms drawn from plants, say, or multi-celled organisms. These algorithms are used to design the works created using 3-D printers or, in the case of the footbridge, using 3-D-printing robots invent-

ed by the team. Then the pieces are finished using a combination of high-tech and artisanal methods, such as binding the exteriors with nickel, copper or steel, or handcrafting elements out of wood. "The emphasis is on experimentation, and on looking to biology and physics for design inspiration," explains Andrea Lipps, assistant curator of contemporary design at Cooper Hewitt, who oversaw the exhibit. Videos shown throughout the show help explain how the pieces were made and are crucial to understanding the works, since the techniques are so new, some of them only recently invented by the studio. "When people saw our exhibit in Holland, they got very emotional, and some of them even cried. The future can feel like a very scary place," says Laarman, a soft-spoken 37-year-old who was in New York for the opening of the show. "Joris Laarman Lab: Design in the Digital Age" will remain on view at the Cooper Hewitt through Jan. 15. It will then travel to The High Museum of Art in Atlanta (Feb. 18-May 13) and the Museum of Fine Arts in Houston (June 17-Sept. 9). The show, organized by each museum with slightly different works, has been expanded and updated since it originated at the Groninger Museum, in Groningen, Holland, in 2015. Joris Laarman Lab, founded by Laarman in 2004 with filmmaker and partner Anita Star, uses processes as innovative as the designs themselves. "The waves of technology are accelerating rapidly," Laarman says, referring to a timeline featured along one wall in the exhibit; it shows waves of technological advances alongside stock market rises and downturns, and includes moments in the foreseeable future, like the arrival of driverless cars. On the timeline, the industrial age has fallen away precipitously and the digital age is blasting off in new directions.
