It calls to mind vintage ceramic tiles as well as traditional quilt squares. Her Sol cotton/linen quilt is a geometric abstract rendered in soft hues of berry, lavender and pink.
In this winter of hunkering down at home, there’s a trend that’s just right for the times: quilts as decor and as art. An artistic quilt might be displayed prominently on a wall, thrown over a couch, or just folded and hung from the rungs of a ladder. (Or you could cozy up with it.) “Quilts bring warmth, depth and texture to any room,” says Suzy Williams, a quilter and graphic designer in Oak Park, Illinois. She offers tutorials and patterns for quilt making on her website, Suzy Quilts. “Step back to the far edges of a room and see a quilt’s geometric design and color patterns as a whole composition. WHAT’S AN ESCROW ACCOUNT AND WHY DO YOU NEED IT? Searching for the home of your dreams is an extremely exciting time full of new experiences, and let’s face it, terms, phrases, and processes that may be unfamiliar to you. While the process of financing that dream could seem overwhelming, fear not! Understanding the basics of a mortgage it is somewhat simple with the right mortgage lender on your side. One aspect of a mortgage payment you may be unfamiliar with is an escrow account. This account is managed by your mortgage servicer and functions like a savings account to automatically pay off estimated property taxes, mortgage insurance (if applicable) and home insurance premiums, including flood insurance if required in your area, for the year. This account does not cover water or sewer bills, one-off assessments and home owner association dues.
Getting Started
When it comes time to close on your loan, your lender will collect enough funds to establish an escrow account. Generally, this will cover the property tax amount owed between closing and when you make your first mortgage payment. As you make your monthly mortgage payments, a portion of your payment calculated by your mortgage lender will go into your escrow account. When your insurance and property tax bills come due, your mortgage servicer takes care of the bill, paying it from your funds within the escrow account. Simple as that! Having an escrow account is great for your budget, allowing a yearly expense to be spread over 12 months opposed to facing hefty premiums once a year that may or may not be budgeted for. Plus, this allows your mortgage servicer to take care of making payments, leaving you with only one monthly mortgage payment to make.

Escrow Analysis As mentioned above, your mortgage lender determines how much of your monthly payment needs to fund your escrow account. This number is based off the taxing authority in your area and insurance premiums or previous tax and insurance bills. With any insurance premiums or tax assessments, they can fluctuate year to year. To ensure your escrow account is funded correctly, the mortgage servicer will analyze your account every year and adjust the amount to ensure you’re maintaining an adequate balance. While these estimates are generally accurate, there is a chance that the amount could be overestimated or underestimated, which is referred to as an escrow overage or shortage. If there is an overage, your mortgage servicer will issue you a refund. Refunds are issued to follow federal regulations which mandate the amount of money stored in your escrow account. Is an Escrow Account Necessary?
Having an escrow account may or may not be required depending on a few factors including your home loan type and down payment amount. The loan programs that generally require an escrow account are USDA, VA and FHA loan programs. Conventional home loans don’t require an escrow account if you put more than 20% down, but anything under 20% usually will require an escrow account. You may ask yourself, why wouldn’t you want an escrow account that leaves the budgeting and bill paying up to someone else? Some borrowers are strict budgeters and would prefer to pay their own bills and others would prefer to invest the funds in short terms investment options like CDs or money markets to earn interest. If you have the option to decide whether or not you’d like an escrow account on your mortgage, think about your budgeting habits and your ability to make ontime payments. Also, check with your lender as the interest rate or fees may be higher if you do not escrow.

She was 32 years old, and was very aware that the Durham housing market was heating up. “I figured if I was going to buy a house, I’d better do it sooner rather than later because prices just kept going up,” explains Erin. However, with only $7,000 in savings at the time, she felt she didn’t have enough money for a down payment. But the timing became a dilemma for her. Should she wait to save more money for a house that would probably cost more in a year? Or, use all her savings to buy a house now - at the risk of leaving herself with no funds for a rainy day or future expenses? The answer came when Erin visited the new home of a friend who had used a down payment assistance program to purchase her house. Her friend explained how down payment assistance programs give first-time homebuyers money to pay for a portion or all of their down payment, with some programs even helping with closing costs.
Free money for eligible borrowers
While there are more than 2,500 down payment assistance programs available throughout the country, Erin decided to apply for the same state-offered program her friend had used. The program, called North Carolina 1st Home Advantage Down Payment, makes homeownership more affordable for state residents. It offers down payment assistance of up to 5
percent for FHA, VA and USDA loans, and up to 3 percent for a conventional loan. And because Erin had a decent credit score and met the program’s income limit, she qualified. Erin received down payment help in the form of a zero-percent, deferred second mortgage. As long as she doesn’t sell or refinance the house for 15 years, her down payment assistance will be forgiven, meaning she won’t have to pay it back.

Once Erin knew she was eligible for help with her down payment, she earnestly began her home search. She found a historical 3-bedroom, 1-bath home that was built in 1925. The price of the home was $152,000. She used conventional financing with private mortgage insurance because she was putting less than 20 percent down. With her 3-percent down payment assistance ($4,560), Erin successfully purchased her home in 2016. “And, I didn’t have to use all my savings!” says Erin. Plus, she’s built up equity over the last two years due to home values going up.
