Carrie Montoya Watne, REALTORS® Top Producer of the Month of November 2020. I was born and raised in a small town in Nebraska and always cherished my upbringing in rural America. My husband and I are both retired from the Air Force and had the opportunity to live in many areas of the US and overseas, but we chose to remain in ND due to the warmth of the people, not the weather. I have been a full time sales professional in Minot for over 17 years and enjoyed every minute of it. Helping people realize their dreams of home ownership, commercial/investment goals and building lasting relationships are all rewarding endeavors. I would like to say Thank You to all my past, current and future clients for your confidence and friendship. You can contact me at 701-240-0709 or email at carriecornhusker@aol.com.
Gracia Eman Watne, REALTORS® Top Sales Professional of the Month of November 2020. Hi! I’m Gracia. It is pronounced Gray-sha. I have lived in Minot all my life and joined the Watne team in 2019. Real estate has always been interesting to me, and I am excited to be a part of it. I have a high school aged daughter and 2 Scottish Terriers at home. I purchased that home for us in 2020, and it is the perfect fit. That being said, I’m recent with the anxieties of purchasing your first home and any home in general. Everyone deserves an agent that will do the work for them and take the pressure off. I am that agent! After bartending and serving for the past 9 years, I gained exceptionally good customer service skills that help with both clients and outside help such as other agents, bankers, and insurance agents. Having a cleaning company for 10 years has taught me the value of hard work. I use these skills as a Realtor every day. I look forward to helping clients get in their perfect fit, sell what they have outgrown, upsize, etc. Please contact me if you think I would be a good fit for you! I can be reached by calling 701-263-1295 or emailing Gracia@MinotHomes.com.

KICKING OFF THE NEW YEAR WITH A NEW HOME! While it may be still hard to believe, another year has come and gone. What better way to celebrate the new year than with your very own home! While homeownership brings added responsibility and financial commitment, it also includes some major benefits. Plus, with today’s mortgage programs, you can finance a home of your very own with as little as 3% down – making the dream of homeownership an attainable goal. If you’re not sure if homeownership is right for you, check out four ways that owning your own home can benefit you in the long run:
1. Investment & Equity
When you purchase your own home, you’re making an investment that will generally appreciate in value over time. This means when it comes time to sell, your house could be worth more than what you purchased it for, allowing you to make a profit. It’s no secret that when you rent you’re paying money each month to your landlord. You’re getting a place to stay, but you aren’t able to use that money as an investment. By purchasing a home, you could be putting that monthly expense towards building equity. The equity in your home is comprised of your down payment plus the portion of your monthly payments that are applied to the principle balance of your mortgage after you pay the loan’s interest. Your mortgage payments reduce the amount you owe while your home may be gaining value. By simply making a mortgage payment instead of a rent payment, you’re building equity in your home.
2. It’s Your Space
Aside from the financial benefits of owning a home, there’s more! When you purchase your own home, you can customize it to your liking. Want a big screen in the basement to host movie nights? Have you always dreamed of large kitchen with white cabinets and an intricate backsplash? Or maybe you’d like a massive walk-in closet or a whirlpool tub to relax in. You’re in luck! As a home owner, the possibilities are endless when it comes to making your house feel like a home as opposed to a temporary spot you can’t really make your own. And we can’t forget about our furry friends! You can kick pet rental policies to the curb. At your own home, you can welcome any animals you like (no more restrictions on weight or the number of pets), and taking them out for walks or potty breaks is so much easier when you don’t have to contend with apartment stairs.
3. Tax Incentives
We all pay taxes so it’s important to note that homeowners receive tax incentives that aren’t available to renters. When it’s time for you to file, consult your tax preparer as a portion of property taxes and mortgage interest paid out over the year could be tax deductible, allowing you to save money on your taxes!
4. Building Community & Memories
Choosing where to build or buy is a big decision. Many buyers consider distance to schools, work, parks and conveniences along with road conditions, plans for construction and the overall safety of the area. Like most

Associated Press After an anxiety-filled 2020 and during the continuing pandemic, many of us are looking to our homes for nearly everything: a place to work, study, sleep, eat, exercise. And don’t forget unwind. Homes these days can offer calm and relaxation, designers say. Whether that means a decor refresh or a few small additions, they suggest some easy ways to create a more restful home space for 2021. Think both big and small as you assess your rooms, says John Eason, an interior designer in New York. “The feeling of a soothing room comes not only from the overall effect and aesthetic, but from key details,’’ he says.

Don’t be limited by conventional ideas of what makes a space cozy, Eason says: “Metal and stone are as comforting for their sturdy dependability as wood is for its flex and give. Deep, rich colors can be as relaxing as cheerful, bright ones.” Sustainably produced textiles and environmentally friendly paints with velvety finishes can lend a healthy and comfortable vibe. Find apps that play calming music and relaxing stories, or YouTube videos of crackling fireplaces or lapping waters. Aromatherapy candles and diffusers wafting scents of nature, or baked goodies, are easy additions, as are soft toss pillows where you’ll be binge-watching. In recent years, the Danish word “hygge” came to describe the concept of coziness. The Welsh have their own apt term: “cwtch.” Pronounced “kutch,” it loosely references both cozy nooks and extra warm hugs.
FOLLOW YOUR OWN TASTES
Create your easy-living vibe based on your own sense of balance, harmony and good energy, says Leigh Spicher, national design director for Atlanta-based home builder Ashton Woods. That’s especially true now when guests are discouraged because of safety concerns. “The best way to design a restful, relaxing home is to make it about you and the people you live with,” she advises. Choose colors you love, not necessarily what’s trendy. Frame travel pictures and perSEE THINGS IN A GOOD LIGHT sonal photos. Welcoming Eastford, bright and roomy Decorative shutters, multipaned windows, and front gables put a welcoming face on the Eastford. Slender posts and stone veneer wainscoting add to the exterior appeal of this midsize ranch-style home. Entering via the covered porch, you step into a vaulted entry that leads directly to the spacious vaulted great room at the rear. But not before passing a wide opening on the left, and a hallway to the right. The left opening accesses a room that could be a den or a parlor, and links up with the kitchen through a pocket door. The hallway on the right takes you to a wing of private spaces: a bathroom, two bedrooms, and what could be a third bedroom, study or home office. Natural light washes into the great room and dining room through windows that fill most of the rear wall. The dining room windows slide open, providing easy access to a covered patio, which could be screened. A fireplace is nestled into the right corner of the great room. Side windows let even more light into the dining room and kitchen. A flush eating bar bounds the two spaces. Cabinets, appliances and a wide sink line four sides of the kitchen. The vaulted owners’ suite fills one entire end of the bedroom wing. Amenities include a walk-in closet, linen closet, double vanity, and enclosable toilet and shower. Closing the bathroom’s pocket door creates complete separation
from the sleeping area. Laundry appliances are mere steps away from the bedrooms, in a convenient pass-through utility room/mud room with direct access to the Eastford’s two-car garage. The utility room comes fully outfitted with a deep sink, folding counters, and plenty of cabinetry.

How to bring more space into bathrooms (Family Features) Today’s designers, architects and builders are creating modern bathrooms that are practical, luxurious, comfortable and accommodating. They know homeowners and homebuyers desire - even demand - these features regardless of the bathroom’s size or layout. Therein lies the challenge: How to create a feeling of spaciousness and openness without sacrificing valuable floor space, obstructing traffic flow or forfeiting storage space. Despite these impediments, building professionals can meet these bath-design challenges and even exceed them with an option like Johnson Pocket Door Frame Kits. Pocket doors can be installed in virtually any room but are particularly well suited for use in bathrooms, where space is often at a premium. The typical hinged door requires up to 14 square feet of floor space to swing open. A pocket door, conversely, slides into the wall, leaving the space in front of and on either side of the doorway open and available. Pocket doors are commonly installed at the entrances to bathrooms and can also be used to conceal linen closets and washers and dryers when the bathroom serves double duty as a laundry room. There’s also a growing bathroom remodeling trend of enclosing the toilet alcove to create a toilet “room” within the bathroom. However, space restrictions sel-
dom allow for the installation of a swinging door, so remodelers often install pocket doors. Pocket door frames also allow for items to be mounted on the pocket wall. For instance, when used with Johnson’s 151558PL Pocket Wall Reinforcement Clip Set and 5/8-inch thick plywood, the 1500SC Pocket Door Frame with all-steel split studs can support wall-mounted fixtures such as towel bars, shelves, framed mirrors or artwork. The pocket door frame kit comes equipped with soft-close hardware that allows doors up to 200 pounds to be opened and closed by the touch of a fingertip for less risk of pinched fingers and slammed doors. The frame also comes with self-tapping screws that work for both drywall and finish trim, and the smooth-rolling pocket door hardware and track exceed ANSI standards, meaning they can successfully complete 100,000 opening and closing cycles. Another potentially unexpected benefit of using pocket doors in bathrooms is the free space gained can be used to install larger vanity cabinets, freestanding shelving units, bigger bathtubs and other fixtures that may have been squeezed out in order to accommodate swinging doors. To find more ways to bring more space to your bathrooms, visit johnsonhardware.com or call 800837-5664.

The many benefits of houseplants The lines between the outdoors and indoors are being blurred. Homeowners build extensive outdoor living spaces so they can relax on weather-resistant furniture and even cook in lavish kitchens in their backyards. In addition, indoor three-season rooms full of bright, open windows that showcase outdoor vistas challenge the boundaries between outside and inside. For those working with limited budgets, there are some easy, inexpensive ways to enjoy the majesty of natural landscapes indoors. Houseplants can be used to improve indoor spaces, and they also provide various health benefits.
Help with allergies
According to WebMD, rooms with houseplants tend to have less dust and mold in them than those without any foliage. Leaves and other parts of the plants serve as natural filters, catching airborne particles and allergens. Plants with
textured leaves might be especially effective at trapping particles.
plants can be used to screen unattractive areas, moderate room temperature by shading spots from the sun and even reduce noise. Plants also can improve ambiance and create a pleasing atmosphere in a room.
Put more oxygen into the air
The human respiratory system works by bringing in oxygen and releasing carbon dioxide. Plants do the opposite during photosynthesis. They absorb carbon dioxide and then release oxygen. Plants can put much more oxygen into the air, improving indoor conditions.
Can improve mood
Increase indoor humidity and reduce illness
Studies from the Agricultural University of Norway found that indoor plants can increase humidity in indoor spaces, which decreases the incidences of sore throats, dry coughs, dry skin, and the common cold. Higher absolute humidity can decrease the chances of survival and transmission of the flu virus.
their work at the 252nd National Meeting & Exposition of the American Chemical Society found certain houseplants can combat the potentially harmful effects of volatile organic compounds. Plants Filter the air may help filter out VOCs like benResearchers who presented zene, acetone and formaldehyde,
which can enter indoor air via cleaning supplies, dry-cleaned clothes, furniture, printers, and paints.
Improve interior atmosphere
Prevention
magazine
says
Growing and caring for plants can alleviate everyday stress. A nationwide study from UK Magazine Gardeners World found 80 percent of gardeners declared themselves satisfied with life compared to 67 percent among non-gardeners. Gardeners were more positive mentally. Greenery can help people feel more at home and improve mental health. A rehab center in Norway found patients reported a greater increase in well-being four weeks after having greenery added to their surroundings. Houseplants can improve indoor areas and positively affect personal health.

STEPS
to organize your home office
Remote working has become popular in recent years, but the “working-from-home” economy bloomed exponentially as the world was forced to confront the COVID-19 pandemic. According to Stanford economist Nicholas Bloom, as of summer 2020, 42 percent of the United States labor force was working from home full-time. The need for home office spaces has increased as more people work from home. Many people have retrofitted various spaces around their homes into areas to get work done. More organized home work spaces can increase productivity. Individuals can follow these guidelines to create effective, organized home offices.
Begin with the desk
The desk is the primary spot where work will take place. The right desk accessories can provide visual appeal and also serve practical purposes. Have cups for holding pens and pencils, baskets and bins for larger items, and store whatever you can elsewhere so it does not lead to clutter on the desk. Store wireless printers in a cabinet or even on a bookshelf so it doesn’t take up real estate on the desk.
Create a printing station
While you’re moving that wireless printer elsewhere, designate a space to serve as the central printing hub. This way children who need to print assignments for school will know where to go as well. Printer supplies like extra ink cartridges and printer paper can be kept in decorative storage boxes nearby.
Increase your shelving
PAGE 13
Shelving can help keep items organized and off the desk in home offices without closets or drawers. Look for shelves that blend in with decor but are sturdy enough to be functional.
Organize paperwork
Figure out a system that works for you to help tidy up papers you choose to save. While some papers can be scanned and stored as digital files, color-coded file folders can organize statements and other important documents. This makes it easy to find the folder you need when looking for certain documents.
Establish a charging station
Repurpose certain items, such as a desk organizer, into an easily accessible electronics charging station where phones and tablets can charge at one time.
Make essential binders
HGTV suggests making binders that can store the most important papers for easy access — even in an emergency. Set up a binder for automotive paperwork, including repair receipts, a medical binder where key medical records are kept, a binder for manuals for devices in the home, and one to store financial planning documents. These organizational tips can help remedy common problems around a home office.
