TO RENOVATE OR NOT TO RENOVATE?

Today’s housing market in South Texas has changed for the better these last few months. Or, at least it has for sellers. We have gone from seeing a for sale sign in every yard “ buyers market” to a bidding war on every contract “seller’s market”. It’s a good thing economically, but if you are looking to purchase a home, the pickin’s have gotten rather slim. In this kind of market buyers have fewer options and less time to decide on the perfect house when looking for a home. This change in the housing market is forcing buyers and their realtors to look at properties with a more creative eye. Fewer good choices and more buyers mean that if you want to find the right house you need to plan to look harder at each one. This doesn’t have to mean compromise. It just means that they need to look at each house harder and smarter. For example, maybe you love the kitchen in a house but hate the master bath. Maybe the closets are too small. Maybe it’s one bath short of the perfect plan. But, perhaps there is still a way to make this house into the perfect home for you. PERHAPS. Enter: the renovation option. According to Houzz.com, a leading online designer resource: Majority of U.S. Homeowners Believe Now is a Good Time to Renovate. – HOUZZ.COM According to another leading online resource: HAHB’s Home Remodeling Market Index (RMI) released news of reaching the highest levels since quarter one of 2004, bolstered by increasing home remodeling project levels due to heightened consumer demand. TO REMODEL or NOT TO REMODEL? That is the question. How does one decide if a house is a good candidate for a remodel? That’s one loaded question. But here’s a good place to start.

Among the first considerations, a good realtor will be able to give a buyer market comparables and other information that can help a buyer to determine how much the house would or could be worth if renovated to it’s full potential. The market comps will show what other similar improved properties have sold for in the area. Thus helping the buyer to arrive at an offering price less the desired improvements. If the house is worth $100 thousand unimproved and $125 thousand improved but the seller is asking $120, there could be a problem. But if the seller is willing to drop the price to $100 thousand, you might have a good remodel project on your hands. Which begs the next point. How can a buyer be sure that they are renovating a home in a way that meets both their needs and makes the house desirable to the next potential buyer? These are major considerations in insuring a sound investment. There is little that is worse than a bad renovation. A home purchase is a huge investment- the biggest investment most people make in their lifetime. Hiring the right team for guidance is the best insurance policy there is when renovating a home. This would be a good time to call in the professionals. Transforming space can be a daunting and costly process. Working with a good contractor and designer can make the difference in amazingly great results and a frustrating and disastrous experience. Buyers need to look for a licensed contractor with a proven track record. Ask around. If you know anyone who has been down the remodeling road, their recommendation for or against certain contractors can be priceless. Be sure that you get more than one bid on the job. The bids can be all over the place from a cost perspective. There are certain things to look for when entering into hiring a contractor and coming to an agreement to remodel. To make this less complicated, I will list a few MUSTS:


-Get at least 3 bids. Don’t trust the low bid – ever. -Always get all details and bids in writing. Handshakes aren’t good enough anymore. Sad but true. -Make sure the contractor addresses change orders and how they will effect your Bottom line. Believe me, you WILL make changes. -Get a timeline in writing and a projected completion date - then add 6 weeks. -Try to plan NOT to live in the house during the remodel. If you do, add three more months to the above projected completion date. -Have detailed plans and specifications with real world budgets. DO NOT rely on the Contractor regarding setting material budgets. They will give you budgets on the cheap. Rest assured, you cannot get “perfectly beautiful” tile for $1.50. Let’s not call this a lie. It’s purely a matter of taste. So, how do you determine what to allow in your budget for materials? ENTER, the interior decorator/designer. The contractor or the realtor should be able to recommend a knowledgeable design team. It’s best to meet with this team PRIOR to finalizing plans. They can help you with everything from setting budgets that reflect your tastes and desires to guiding the space plans to insure comfortable, furniture friendly rooms. This team will guide you through the material selection process offering advise on the benefits or shortfalls of certain materials. They will help your project to stay on track and on time, minding all aspects of good design. This team will take the headache and fear out of this very daunting process. The materials and decorating possibilities are endless. Your team should filter through the many choices and find the ones that suit your needs and keep you on the budget that you will then set with the contractor. Who knows, you might even have a little fun in the process. In selecting your design team and contractor be sure to conduct a thorough interview. Be prepared for this inter-

view with pictures in hand. Make sure you show them your ideas on things such as color, flooring, counter materials and finishes. Bring photos. Decorating and design as well as building are very subjective. What one thinks of as beige might be pink to another. What you think of as fluffy another might find scruffy. Pictures help to cut through these communication barriers. Also, be sure that the contractor and designer understand what you are showing them. Have them show you in return examples of what you’ve described. You might be showing them a picture of a color that you love but they thought you were digging the sofa in the picture. This is the best way to ensure that not only are they getting it but that they also have the creative resources as well as the material/vendor resources to carry out your desired end result. Once you have your team in place, the selection and planning process will begin. This process can take some time. Be prepared for months of planning. Rushing the process breeds mistakes, frustration and could prevent you from being able to get the materials you want. Materials such as flooring and lighting are often out of stock which might delay installations. Further, sub contractors who are really good at what they do schedule out far in advance. This is a major consideration if you are doing custom finishes on walls or cabinets – or tedious tile installations. The renovation process can be difficult on many levels. But the contractor will do all he can to get his subcontractors on the job on time and in an order that will prevent crossover disasters. For example, you might wonder why in the world he doesn’t have your counter tops installed yet. It might be because the electrician hasn’t completed his work and he would rather not take responsibility for the guy dropping his hammer on your $150 a foot marble. Give your contractor the benefit of the doubt. His wants his final paycheck as much as you want to move into your new home. You have to take a giant leap of faith that you have hired

the right team. Going on the job and talking to the painter, cabinetmaker, tile installers and other subs can cause major hysteria and confusion. Communicate only with your design team or your contractor. They will communicate with the subcontractors. In other words, step back. Let the people you hired take it from here. It will eliminate mistakes and unnecessary changes in field that the whole team didn’t know about. Changes that are made after construction has begun mean more time in completing the job. More time means more costs to you in the end. Leave the details and job site reviews to your team. They will ensure that your plans, ideas and collective vision come together – just as you planned. Finally, here’s some shameless self -promotion. While hiring an interior professional is an extra expense the run to value for your remodel will more than pay for the services. Not only will it simplify the entire process but it will allow for a better floor plan, a more innovative approach to materials selections, more creative installation ideas, attention to cabinet details and finishes, reduced cost on materials, mindfulness of timelines and budgets – whew. Really, that’s a drop in the bucket.. The list goes on. If you are thinking of remodeling, keep all of this in mind. Having seen about every disaster there is in the contracting world, I hope it helps. Happy home hunting!
