Welcome to the Gaslight Group Properties/ Vacation Properties of Northern Michigan 2024 Property Guide. With another year of business under our belts we are even better equipped to assist you through the process of real estate and rental transactions in Little Traverse Bay Region of Northern Michigan and beyond. Let’s start with the beyond as our Real Estate Sales Services are expanding from our locations on Howard Street in Downtown Petoskey and on Main Street in Downtown Harbor Springs to a new presence on Mackinac Island with the addition of two experienced agents servicing existing and future clients on the "Crown Jewel" of the Great Lakes. We are currently working towards getting that office up and running so look for more information to come.

So, how's the market? The front half of 2024 has been active in all segments and even though the on-the-market housing supply continues to be up to 70%, below where it was just 5 years ago, transactions are happening, sales prices are great and buyers have been exhibiting a bit of spring fever and who can blame them, missing out on another Northern Michigan Summer is not an option for some. It's about the weather and proximity to fresh water that has been the foundation for our area's long-standing May thru October popularity, but a growing year-round population has brought the addition of more commercial and service amenities which makes our area even more attractive. So, the market is great and higher interest rates are certainly a factor but an investment in our pristine resort area has been gold for so many clients in the past that we feel it will be even better going forward and want to prove it to you.

For me, a perfect northern Michigan day is one with fresh fall air and the crunch of the leaves on the ground. Animals are active, the waters are cool, and the forest is a beautiful array of fiery colors. It's the type of day where I can wake up and throw on a down vest over a flannel shirt and disappear into the woods for a while.

The air is cool enough that my golden retrievers don’t get overheated, but warm enough that my wife wants to tag along. We sit cross legged to have lunch while the dogs sniff around, being able to track their every move through the sound of the leaves rustling under their paws. A windows down car ride home with two large furry heads hanging out each rear window and stopping at Ruff Life Pet Outfitters so they can pick out their rewards for being so well behaved, is a must. Chicken lollipops for dinner at Nomad in Bay Harbor, before we end the night with a glass of Mackinaw Trail Winery’s Unrestricted Cuvée No. 7 on our back deck, while watching the sun set over Walloon Lake is a perfect way to end the day.

An early morning paddle

I’m a morning person. For me, getting up and getting outside is how I prefer to start my day. Once a year, if I’m lucky, I load up my little truck with two kayaks and a bike, drop the kayaks at the beach just as the dawn starts to break, drive the six miles to Ford Park in Harbor Springs, park the truck, and bike back home on M119. It’s early enough that there’s no traffic so I’m able to clear my head and generate speed.

I get home, hang up my bike, and my wife and I walk to the beach, push our kayaks out into the clear, calm lake and paddle along the shore towards town. It’s about a two hour paddle, and along the way we can see loons, eagles, ducks, swans, and the shoreline cottages from a completely new perspective. It’s quiet, which is rare during the summer months, as we paddle into the sunrise. We don’t talk much, except to point out things here and there.

Once we round The Point, we’re no longer alone. The harbor is coming alive with activity. We are a bit more aware of morning boat traffic, kids’ voices echo from the shore, and we paddle to the dock at Ford Park.

Once we load the kayaks, we head to a well-earned breakfast, then return home feeling like it’s already been a good day.

The simple things

On my perfect day in Northern Michigan, I start off by taking advantage of the beautiful Friday mornings. I like to begin my day by grabbing a coffee and heading to the Petoskey's farmer's market. The market never fails to impress me with its lovely produce, wide variety of flowers, and artisanal goodies. It's the perfect place to kickstart my weekend planning. I carefully select my favorites and head back home to wash and prep the wonderful foods I've bought.

Once I'm done with the preparations, I venture out to my garden. It always brings a smile to my face because every year, without fail, I end up overplanting jalapenos. I don't know why I do it, but at least I'm consistent! Thankfully, the herbs in my garden are abundant, so I snip away with so much happiness. Now I'm faced with the challenge of figuring out what to do with three dozen jalapenos every week. Last summer, I candied them, which was a great way to deal with the surplus. However, I must admit that coming up with spicy margarita recipes was even more fun!

As the afternoon approaches, it's time to meet up with friends for lunch. We prefer to dine at outdoor venues where we can gather and discuss our plans for the weekend. Typically, we enjoy one night out at a favorite restaurant and one night in with our loved ones. Cooking and entertaining friends in our backyard is something we truly enjoy. My husband takes charge of the grill, showcasing his skills as the grill master, while I happily assist as the humble sous chef. Together, we create a lovely spread that never fails to impress.

As the evening sets in, it's time for one of the highlights of my perfect day in Northern Michigan - watching the amazing sunset. We rarely miss this enchanting event. We make our way to the front of the house, settle down on the porch, and immerse ourselves in the breathtaking beauty that Northern Michigan has to offer. The colors of the sky, the tranquil atmosphere, and the sense of peace it brings never fail to captivate us. It's a magical experience that reminds us of the simple joys in life and fills our hearts with gratitude.

Because as I have aged, I have realized that the most perfect things are really the most simple things.

The arts, shopping, & the lake

My late summer and early fall days generally start in Petoskey with a cup of coffee on my covered front porch. If it is a perfect day, I have Mocha Java beans from Roast & Toast in my coffee bean grinder and I don’t have to run out and grab a cup. There are two spots downtown that I like to visit before heading North for an afternoon.

A stroll through Crooked Tree Arts Center, which features four different galleries, is always a great way to spend some time. During a visit last fall I was able to take in “art+place+community” a Good Hart Artists Residency Alumni Exhibit. The Good Hart Artist Residency (GHAR) was established in 2013, in partnership with Crooked Tree Arts Center, to create a home for artists from near and far. 10 years later, GHAR has grown into a strong independent arts non-profit that continues to foster relationships with artists and community partners. The eclectic exhibit celebrated a decade of GHAR alumni and their work collaborating. It was a delight and I’m looking forward to my next visit.

Next, stop for me: McLean & Eakin Booksellers, an independent bookstore founded in 1992, located on Lake Street between Howard and Petoskey Streets. I’d pop in to buy a new book - an easy beach read. They have shelves of staff recommendations and you can also peek at what local book clubs are reading as well if in need of inspiration. With a new title in hand, I’d drive up to Cross Village with a beach chair and towel. I tried a few times last summer to hit one of the shibori workshops at Three Pines Studios, but something always prohibited me from attending. I’m hoping there are some similar workshops this summer. While in Cross Village, I like to stop at Black Barn Farms and get some homemade pasta, pesto and whatever else looks good. A quick stop at Peninsulas is a must - to see what new merch they have and to capture a quick photo by their mural. From there, I’d take my beach chair, towel, and new book to the beach for a couple of hours. There are so many places to relax, read, listen to the waves, and go for a swim. From Cross Village Township Beach, Sturgeon Bay is further North and the Little Traverse Conservancy St. Ignatius Beach/Readmond Township Park are South in Good Hart.

My perfect day is taking in some art, craft, a little shopping and the enjoying the serene beauty and natural wonder of Lake Michigan.

Day Trip in NOMI

On a warm Friday summer morning an ideal start to a great day trip is off to the local farmers' market.

We are fortunate to have so many in the area. Petroskeys' is located right in the heart of the Gaslight district. I start by grabbing a cup of coffee from one of the well-known coffee houses. Then off to browse the many produce, baked goods, fresh-cut flowers booths. All the while a local musician plays in the background. Next, I head off to the state park and enjoy a day of great food I picked up at the market and relax in the sand while listening to the waves crash on the beach. This is one on my favorite day trips in NoMi.

Rides and sunsets

It is hard to fit all of my favorite things to do in Northern Michigan in one day and one season. Summer, fall, winter, spring, they are all special in their own ways. I think fall is probably my favorite season, especially that very short (and very magical) period of time when the colors change to yellows, oranges, and reds. However, since I can fit most of my favorite activities in during the summer, that is when my perfect day will take place. It’s probably June or late August, even early September. It’s not going to be hotter than 75º but the morning starts out in the 60s. I begin my day with a mountain bike ride, with friends or my boyfriend or my dad. We probably ride 12 miles, either at Bigfoot or Boyne Forest or Avalanche. After our ride, I meet some friends at the Highlands. We ride the downhill bike park for a few hours, definitely hit some of my favorite runs multiple times: Dirty Dancing, Gnarnia, and Swayze Express. For lunch we go over to the Back Lot, a food truck and beer garden, in Petoskey. We sit outside, soaking in the perfect Northern Michigan summer weather, order beers (because there’s nothing better than a post ride beer), and I order some tacos from Happy’s Tacos. After lunch I head over to Rising Hope Equestrian Center in Harbor Springs. There, I grab my horse from her pasture and get her all tacked up for a ride. After our ride, I spray her off with the hose. Ideally, she does not roll when she’s put back in the pasture but that’s just wishful thinking. She definitely rolls and gets all dirty. My next stop is the beach, either Sturgeon Bay or the beach at my parent’s house. We hang out there for a few hours, reading, soaking up the sun, maybe going in the water if it gets hot enough. As the evening starts to cool off, we head over to Pond Hill Farm for a drink and some live music before going back over to Petoskey to pick up Aamchi Mumbai for dinner.

After dinner, we watch another perfect Northern Michigan sunset to end another perfect Northern Michigan day.

Island life

I leave the house early in the morning as the sun is rising. It's a 4-mile bike ride to downtown. I live on Mackinac Island where there are no cars – we get around by walking, riding bikes or by horse-drawn carriage. My bike ride takes me past the gates of Stonecliffe Estate, through the tree lined streets and quaint cottages of Hubbard’s Annex, turning down to the scenic West Bluff with panoramic views of the Straits of Mackinac and the historic Round Island Lighthouse, and hopefully an occasional passing freighter. I pause for a moment to check out the wind and water conditions because I am going to spend my day on the boat. I jump back on my bike, ride past the Grand Hotel’s expansive front porch where guests are beginning their day, and past Fort Mackinac where I sometimes hear the bugler sounding off his morning call of reveille. I’ll stop and get a coffee at the Watercolor Cafe and maybe indulge in a home-made chocolate chip cookie. After sitting on the dock watching the passing ferry boats, listening to the sea gulls, I then board my boat, the Brown Eyed Girl, and head out of Haldimand Bay towards uninhabited Round Island, about a mile away, while I’ll find a quiet bay, drop anchor, relax, and read my book or just take in the view.

Life is good in Northern Michigan, and boating makes it better!

Upon entering this cottage, you are welcomed by plenty of daylight and an open floor plan offering a great view of the lake. The main level allows for your entire group to be a part of cooking, puzzles, and TV or couch conversations all at once. The TV area is situated off to the side to not be the focal point of your vacation – something we could all use more of. The main level offers the first bedroom and full bath as well as laundry. Taking the oak tread staircase opens up into a spacious loft area – great for kids to play games and hang out while still being involved with the main level through the open cathedral wall. The upper level offers two more bedrooms as well as a second full bathroom. There are two cottages on this property, owned by one welcoming, generational family. Although it is a "private" frontage, the shared dock is used by the owners when they are up at times but they stay to themselves and to their designated side of the dock to respect the space of guests. There is a dock space available for a boat specifically for renters, which can be launched at the boat launch 1 minute from the cottage. Take long walks on the beach and witness beautiful pink and purple sunsets from this west-facing home. Walk out almost a quarter mile into the lake before you get waist deep.
