What impact has the events that have occurred in the first six months of this year had on the property markets in Australia? The impact of the COVID-19 pandemic has certainly had a devastating mortality, health, financial and economic impact across the world. Whilst Australia has not been immune from the fallout caused by the virus, we have been extremely fortunate compared with other countries. What impact has the events that have occurred in the first six months of this year had on the property markets in Australia? This is always a difficult question to answer as the respective markets are all very different, however there are some common themes that have emerged which I have briefly articulated below. To date the severity of issues caused by COVID-19 don’t appear to have impacted the market as much as anticipated. By owners holding off selling their properties into the current market, it has created a shortfall in supply which has resulted in prices not falling as dramatically as first thought, and in some markets, not falling at all. Whilst there are some residential markets that have a current oversupply of rental stock and are suffering from reduced rents, those that aren’t over supplied, continue to experience solid conditions. Further matters that the residential markets are currently benefitting from, include the historically low interest rate environment and the HomeBuilder Stimulus Package. In the main the “flight to quality” for securely leased properties continues. The low interest rate environment coupled with the current uncertainly in the equity markets, means that the current arbitrage between the yield for well leased properties and the cost of borrowing, remains extremely attractive to investors.
Where there are signs of some potential deterioration in the commercial markets it is for properties that have significant leasing risk or vacancy, particularly if they are in those sectors worst hit by COVID-19. Some retail sectors have been hit particularly hard, and in some locations, this will lead to an oversupply of occupiable space. The biggest issue facing the office sector is what percentage of the white-collar workforce will return to an office following the pandemic. The anticipated reduction in the number of office-based staff, will be offset in part, by the need to provide more space per employee, to allow for the ongoing social distancing requirements. The winners of the current conditions are the Industrial and Logistics sectors. As more and more consumers moved away from physical shopping and online, the need for quality warehouse space increased dramatically. The biq question will be, as social distancing regulations continue to lift, will consumers return in large numbers to the shops? The early anecdotal evidence suggests they are.
Despite the challenging conditions, we have been able to maintain our staff levels across the country and we have worked even harder as we continue to care for the increased needs of our clients’ during this period.
