It’s Expo Time! We’re just beginning to plan for our 2019 Family Fun Expo and we’re making a big change. This year’s Expo will be April 13 from 9 a.m. to 3 p.m. at Santa Catalina School in Monterey. One consistent feedback we got last year was that our space at The Fairgrounds was just too small and parents, especially those with strollers, had a hard time getting through the small aisles. This year we’ll be in the gym at Santa Catalina which is almost 10,000 square feet, an increase of about 2,000 square feet of space. That means we’ll be able to spread out a little as well as increase the number of vendors. Preschool Options
for Military Families
T
he holiday season was here and gone in a flash, and now it is time for 2019. January is our pre-school issue, so this month I want to focus on preschool options for the military. Our area offers quite a few options for the little ones. Since state education does not start until transitional kindergarten (for those who make the cut off) and kindergarten for all others, preschool is a great option to get their little minds thinking and to give parents a short break. We are so lucky to have multiple bases here in Monterey including Naval Support Activity Monterey, Presidio of Monterey/Defense Language Institute and U.S Coast Guard Station Monterey. The Army and Navy both operate child/ youth program including pre-school. The Army operates its program out of Fort Ord at the Child Development Center and Porter Youth Center. Their preschool/transitional kindergarten program is called Strong Beginnings and meets every day of the week from 8:3011:30 am. Cost is based on income. For more information, call (831) 242-7765. The Navy CYP pre-school program at La Mesa is for children 3-5 years of age. Preference is given to working spouses and student spouses. Cost is based on income. For more information, call 831-656-2734. The City of Monterey Recreation Department has several offerings for pre-

school, including three, four and five-day options at three different locations. The program is open to potty-trained children 3-5 years of age. The city extends the local Monterey resident discount to all military, whether they have a Monterey address or not. Registration is on a first call, first serve basis. Visit www.monterey.org/rec for more information. Teddy Bear Preschool is conveniently located near the Naval Postgraduate School and offers a 10% discount to military. They also allow you to split your payment to be paid in line with military paydays. They accept ages 2-5 for their programs. Visit www.teddybearpreschool.net for more information. The Pacific Grove Community Center Preschool offers a child-centered education program for potty-trained children ranging from 3-5 years of age. There is a two-day option, and a threeday option and they do provide a discounted rate for the military. For more information, call 831-648-5733. Santa Catalina offers a pre-kindergarten program for children who are four years of age by July 15. They offer a generous tuition assistance program available to families who apply. Is 2019 The Year You Buy A House?
If you are looking to buy a house, there are things you can do to prepare and help the process run smoother. Plus, there are local programs that make even first time home buying a real possibility instead of just a dream! by Allison Chance & Tara Tudisco
T
here is no question that our area’s real estate can be incredibly expensive and highly competitive. The average person in our community cannot afford to buy a home, and rent prices continue to soar. Due to the beauty of our area and the mild climate, we are a hot spot for investors, retirees and the perfect place for a vacation home. If you are looking to buy a house, there are things you can do to prepare and help the process run smoother. First Things First Shyne Torrey, Realtor at Alain Pinel Realtors, stresses the importance of meeting with the right people early on. “Do you want tips on getting a down payment together? Talk to a financial advisor. Do you know of the many programs for everyone from the first time home buyer to those who may qualify for a VA loan and much, much more? Again, consult a professional. The first thing I do with my buyers is set up an appointment for them with my in-house mortgage officer. Save yourself time, stress, energy and maybe even money.” Consult all relevant professionals from a financial advisor to the real estate agent to lender. You may even consult a contractor if the homes you’re considering will need work — you’ll want to include those costs when you speak to a financial advisor. One of the first steps to buying a home is to speak with a loan officer or bank and get pre-approved or prequalified. This process involves taking a look at your credit, assets, debts, and in-

come. This process is so important because it helps to set a budget and determine where you can afford to live. Think Outside of the Box Jeff McMullen is a local loan officer with Kal Financial and loves working with all clients, but especially first-time home buyers. He is an expert in different loan options, including conventional, FHA and VA loans. When asked about purchasing a home in the area, he said, “Many of the clients I speak to believe they need 20% down to purchase a home in Monterey County. We see many buyers purchasing homes with 5-10% down with purchase prices up to and above $1,000,000. There are more options available once clients move outside of the large bank’s offerings. Whether it’s low down payment options, or other creative income options it’s important to do the research. Just because the big bank down the street says it can’t be done doesn’t mean homeownership isn’t a possibility for you.” Jeff also hosts a first-time home buyer seminar on the second Tuesday of each month. While there are many assistance programs available, John Filighera, Broker at John Filighera & Associates, Inc. offers a look at the programs offered. “There are a number of programs that help a larger sector of the home buying population. One program is called the Alt-A program. This program lends a helping hand to buyers with credit
challenges, unlike conventional loans, which require good credit. The Alt-A loan is often called a” stepping stone” loan; allowing a buyer to refinance into a conventional loan after demonstrating 12 consecutive months of on-time payments. Many of these programs are income-based, but not all.” First-Time Buyer Programs Monterey County also offers a First Time Homebuyer Program (FTHB). The program is based on income, and the home must be your primary residence. FTHB provides minimum gap financing to purchase a home in unincorporated areas of the county. Eligible properties include single-family homes, condo-

miniums and mobile homes on permanent foundations. The sub-area of the county determines the maximum purchase price. The county also has an Inclusionary Housing Program that requires developers to include a certain percentage of affordable housing units in their projects. This program offers homeownership and rental opportunities for households with low to moderate income. East Garrison is offering the inclusionary housing program for the new townhome units that are currently under construction. These are mostly geared toward first-time home buyers with low to moderate incomes. Keep in mind too that in California, you are considered a first-time homebuyer if you have not owned and occupied a home in 3 years. Alt-A Program: As mentioned be-
fore, it helps buyers with credit challenges acquire a home loan. The benefits to this and the VA loan is that they are not limited to low and moderate income peoples. Help for Veterans VA Loan: The VA Loan Program is a wonderful benefit of providing home financing to eligible veterans and to help veterans purchase properties with no down payment. Qualified lenders may issue the loan. The benefits include, but are not limited to, historically low-interest rates, no down payment needed and avoiding PMI without requiring to put down 20% of the home cost. See more benefits here and contact your local lender to find out if you qualify. If you don’t qualify for these programs, don’t fret, there are several things that you can do as a buyer to make your offer desirable in a competitive market. Many homeowners take great pride in their home, and although selling their home is a business transaction, there is also an emotional part. For instance, you can choose to write a buyer introduction letter to share pertinent information about your family, career, why you are moving and why you love the home. Often a personal buyer’s letter is the deciding factor on choos-
ing an offer. Since this is likely one of the most significant purchases of your life, it is essential to do your research to get the most bang for your buck. Some lenders offer rebates and have special affiliations with real estate agents to provide incentives and credits when using their programs. Homes for Heroes is a program offering .007% of the purchase or sale price of a home back to the client as a way of saying thank you for their service. The Homes for Heroes program was designed to give back, and military (active and retired), law enforcement, firefighters, teachers, nurses and EMS are all able to take advantage of this rebate when buying or selling a home. The home-buying process is an exciting and nerve-wracking one with lots of moving pieces. I encourage you to all ask questions, even the ones that you think are silly. Happy house hunting! Comparing Preschool Philosophies
I
n today’s world with so many opinionated views and changing philosophies, choosing the right preschool that is right for your family can be hard. Finding a preschool that fits your family’s time needs, budget, and locality, with an opening, may seem impossible. Local mom Casey Norton Powers joked, “Our preschool was recommended to us by a dear friend, and they had an opening!” It is not uncommon for parents to choose their preschool because it was recommended to them by a friend or family member or perhaps because they are alumni. So what about those academic standards or teaching philosophies? What does Montessori, Waldorf, or Reggio Emilia teaching look like? Well, here is a short guide explaining three types of the most common preschool philosophies and their approach to education. Montessori Maria Montessori developed this teaching philosophy at the end of the 19th century. Montessori schools are some of the most popular preschools. The American Montessori Society (amshq.org) states that mixedage classrooms, commonly 3-6 yearolds, as being an essential component to Montessori learning. This provides peer-centered learning, i.e., the older children teach the younger children. Students choose an activity from a predetermined set of options based on a child’s characteristics, abilities, and talents. Montessori schools have specialized educational materials in an array of different subjects that are usually made out of natural materials such as wood or fiber. Montessori is based on the model that children learn better through discovery rather than direct

instruction. The American Montessori Society states “The Montessori method views the child as one who is naturally eager for knowledge and capable of initiating learning in a supportive, thoughtfully prepared learning environment. It attempts to develop children physically, socially, emotionally and cognitively.” Reggio Emilia The Reggio Emilia approach is also centered around studentdriven, experiential learning. However, the Reggio Emilia approach is tailored to preschool and primary learning specifically. Loris Malaguzzi, the “father” of Reggio Emilia, is quoted as saying, “The wider range of possibilities we offer our children, the more intense will be their motivations, and the richer their experiences.” The core principle of Reggio Emilia is children oversee their learning and should be the ones to direct it. Children must have the means to express themselves fully whether that be through sculpture, art, drama, play, and music. Furthermore, children learn best through listening, touching, moving, and observing in an endless possibility of ways. An emphasis on cultivating deep and meaningful relationships with peers is vital. One of the critical philosophies to the Reggio Emilia approach states that children have “100 Languages” in which to learn and communicate, why not use them all? Waldorf Researcher Philip Woods wrote that Rudolf Steiner created the Waldorf model of teaching to awaken “the physical, behavioral, emotional, cognitive, social, and spiritual aspects of each.” To fully understand what a Waldorf preschool encompass-
es I reached out to Samantha Zenack at Santa Cruz Waldorf School who shared this with me, “Young children experience a home-like environment and can engage in creative play. The child is immersed in the ‘living arts’ and can imitate those activities in play or engage in the real helping of the adults in the completion of these tasks. Real life activities such as cooking, cleaning and working in the garden support the child’s developing coordination as well as physical, emotional, social and cognitive development. Waldorf Preschool does not rush the children towards premature intellectual activity. Instead, the primary teaching modality is to provide examples for the child to imitate, with minimal instruction or explanation, which is best suited to his or her neuro-developmental stage.” The Waldorf model also places a heavy emphasis on teaching children to become good world citizens holistically and creatively. Each one of these approaches emphasizes the same outcome, wanting our children to learn, grow, and thrive. They might take different paths to facilitate these goals. She explains that reading to your preschooler, “builds a lifelong fondness for reading. It ensures calm quality time with just the two - or few - of you. Why not begin the habit when they are babies? One book a day is a great start!” Mrs. Gnibus suggests that parents “visit your local library and ask the librarian to point you toward books that cater to your child’s interests. You’ll be surprised to find many books available that will be of interest to your children.” Marissa Cortez is a Preschool Teacher at Mother’s Morning Out in Monterey. She has many years of experience in the classroom and enjoys working with the very young students, ages 2-3.5. Ms. Marissa states that “Reading to a child facilitates language development and vocabulary. It also promotes listening skills and concentration. The best part about reading is that it’s a great way to bond with your child.” Ms. Marissa also informed me that introducing bilingual books at a young age, such as La Casa Adormecida/The Napping House by Audrey Wood & Dan Wood, will help foster biliteracy and multiculturalism through storytelling, expressions, and illustrations. Marissa explains that “using bilingual materials also helps to include all family members in the read-aloud, even those who cannot read English.” Reading for 20-30 minutes a day has been our nighttime routine for a few years. You may find that your young child prefers to read the same books over and over again. Even though you may be tempted to hide the book, this repetition IS beneficial! Repeated readings of the same storybook help children learn different words. We like to take the time to look more closely at pictures one day, then the next day focus on the text or characters, etc. This is more challenging and further promotes the child’s cognitive skills. Many of the parents who choose a Catholic school education are looking for influences on their child that mirror their religious beliefs and moral choices. Daily exposure to the Catholic faith is 2. important to developing a strong religious foundation. Graduates of Catho-
lic high schools are statistically more likely to continue church involvement as an adult. According to Our Greatest and Best Inheritance: Catholic Schools and Parental Choice “Catholic school students are more likely to pray daily, attend church more often, retain a Catholic identify as an adult and donate more to the Church.” A church parish and school creates 3. a community for the family. Families who have children in a parish school have an easier time of developing a sense of community with their fellow parishioners. Opportunities for fellowship, friendship, and service are available for families and create a warm and welcoming community. A Catholic education is a relatively af4. fordable private school education. Private school tuition can be expensive, but many Catholic schools and dioceses offer generous tuition-assistance programs for parish families who need help. Catholic schools offer a high quality education. According to The National Catholic Educational Association eighteight percent (88%) of secondary Catholic school students go on to college.
