Buy to Lease Investment opportunity

What am I buying?

Buy to Lease An investment in a property made specifically to rent to the secondary market to generate income (annual).

Share options (365 per villa) at the boutique development Amera Heights on a Buy to Lease investment basis. Generating returns from the rental business of all 3-bedroom luxury pool villas.

Occupancy level The percentage of time occupied in a room/property i.e. days rented.

ADR The average daily rate, or price of accommodation. Rev-Par Revenue per available room calculated as a ratio between room rates and occupancy to establish performance.

Market Analysis In 2012 Luxury accommodation in Koh Samui had an average of 65% occupancy throughout the year. In August of 2013 this increased to 75% with a Year on Year growth of 7%  

International passenger arrivals 61% increase Rev Par showed an 18% increase

How does it work?

Your investment options are immediately leased back to us and included in our rental pool at a predefined rate, providing you with returns on an annual basis (generated from the occupancy and ADR). Once contact has been made you will receive a copy of our brochure which will provide you with all the information you need regarding this great investment opportunity.

In order to proceed further you will be allocated a personal account manager to assist you with your enquiries.

Only when you are 100% happy to proceed you will be required to pay a deposit of ÂŁ5,000 to secure the purchase.

Wallis International account managers will guide you through the FAQ and also furnish you with any additional information you require.

This money is held in escrow.

This explains who we are and will help you understand the key benefits and procedures of the investment. At this point there is no obligation we are simply giving you the opportunity to learn more.

There is no time limit as everyone is different, some require 24 hours whilst others 24 days.

You receive your first annual payment 30 days after exchanging contracts.

You then have 7 days for due diligence before completion of your purchase.
