Perched on the second and third floors of a stunning new home by Brent Coert of The (W)orkshop, the living wall— designed by Habitat Horticulture—wraps around two sides of the house with a sculptural design that marries the best of contemporary graphic design and colorful plants. “This is not just for this house; this is for the neighborhood,” says Brent, who worked with plans from architect Brett Buchmann. The archetypal green space is as much a painting as it is a natural element in this neighborhood void of gardens, and it hints at the true passion of the owners of this impressive house. Carole Wagner Vallianos and her husband, Peter, have been Manhattan Beach residents for 34 years. “After living in a traditional Spanish home in the Tree Section, we wanted to be able to walk to restaurants and shops in town,” says Carole. They considered many lots on which to build, but one day they stopped by the contemporary house to see the construction. “Since we’ve retired, we weren’t considering a modern home;

Poured concrete floors with radiant heat on the first floor are as practical as they are beautiful, while wide-plank French white oak floors with a custom stain grace the second and third floors. Furniture-grade cabinets are found throughout the house and are a distinct element in the refined kitchen. “Linear ceiling lights pierce the house and create a subtle but individual custom element,” says Brent, who envisioned the inventive detail. There are multiple outdoor living areas, and the third floor decks provide tremendous space and views. The front deck overlooks Manhattan Beach Boulevard and the pier, while the back deck has a floating wall and ceiling that create a “room.” Carole and Peter made only a few changes in the final finish selections and room uses. The huge slab of Carrara marble with the waterfall edge creates a kitchen island that floats in the room like a piece of sculpture. The classic wood-paneled library doubles as a media room when a large screen drops down over the expansive bookshelves.

Brent and Peter worked to create a masterpiece statement with the living room fireplace. The white onyx is lit from within so that not only is the fire alight, but the onyx glows softly and it frames a see-through firebox that’s visible both indoors and out. Throughout all of the carefully considered spaces, Carole and Peter imbued each room with pieces from their collection for an eclectic and layered composition. Contemporary Native American Inuit sculptures mix seamlessly with the Oriental rug and grand piano in the living room, while Mies van der Rohe Barcelona chairs float in the family room near a large Warhol lithograph. “Lola” is a life-sized contemporary Parisian sculpture that stands near the traditional dining room table and chairs. A
uthenticity is often aspired but rarely achieved. For South Bay real estate agent Alison Clay-Duboff and her husband, Ken, the renovation of their 1922 Craftsman is as genuine and original as its owners.
Alison’s zest for life is mirrored in the Ferrari-red quartz island
that anchors the kitchen, while Ken’s wry humor is cemented in the master bathroom’s glossy red plumbing pipe. Throughout their thoughtfully considered renovation, Alison and Ken relied on a shared past of being native Angelenos and inveterate international travelers as they crafted their home with both comfort and panache. Although Alison and Ken own the Redondo Beach home, the paramount residents are their Bouvier des Flandres dogs, Argus and I.V. The “Boos” bound for the original front door with the same exuberance as their owners, and their bold physique matches the strong design aesthetic shared by Alison and Ken. The house is now a spectacular renovation, but the path to the rehabilitation was not as straightforward. With children from previous marriages, Alison and Ken raised their blended family while living in a four-bedroom townhouse near the ocean. “As empty nesters, we had plenty of space and I didn’t see any reason to move,” says Ken. However, Alison’s verve won Ken over with the promise of “finally having a space that’s ours,” she says.

Alison and Ken toured the original-condition Craftsman, but it was already under contract. “Additionally, a builder told us that it was riddled with problems and we should run for the hills,” says Ken. No longer considering remodeling, they headed to Italy for a conference. While abroad, Alison received a call that the contract had fallen through; however, she had to confirm the purchase within two weeks or it would put it on the open market. Alison was prepared for tough negotiations, but her energy and tenacity sealed the deal. “From 6,000 miles away, I arranged for the townhouse to be painted and the floors refinished, and I flew back to list it,” Alison says. She immediately sold the townhouse and met the two-week condition clause. The Craftsman had good bones with lots of natural light, but the quirky floorplan was changed to accommodate larger open living areas and additional space for the master suite. Installing new floors and using gallons of crisp, white paint on newly opened walls, the interior of the house soon felt clean and fresh. After quickly renovating one bathroom and bedroom, they moved into the house while the renovation continued. They kept the original fireplace constructed from long red bricks, since it’s both a focal point and a room divider that breaks up the deep, shotgun-style house. “We updated the hearth with a solid slab to give it a cleaner edge, but the fireplace is a piece of history we wanted to preserve,” says Alison.

Fiesta F O RWA R D When Rolling Hills–based interior designer Carol de Miranda hosts an alfresco spring luncheon—replete with colorful linens, pieces from her own personal pottery collection and meaningful family recipes—guests enjoy an afternoon with a Mexico-meets-California twist. W
hen it comes to designing innovative tablescapes for dinner parties and family gatherings, Rolling Hills–based interior designer Carol de Miranda (demirandadesign.com) leaves no detail untouched. For a recent alfres-
co luncheon hosted at her own home for close friends, neighbors and family, the Palos Verdes native and mother of two conceived a casual, California take on the traditional eggs-and-bacon brunch with a nod to rustic, Mexican décor and recipes from her mother, who lived in Spain during college. “Spring brunches can sometimes be predictable with lots of pastels, and I wanted to mix in some interesting elements to give it a twist,” says Carol of the vibrant table layered with rattan chargers; multi-colored, striped sarape-inspired linens; blue-and-white serving bowls from Mexico; and purple, green and blue-hued vintage decanters and modern vases. “I have always loved collecting hand-painted pottery, plates and bowls from Mexico, Spain and my travels. I also feel so fortunate to have been given many beautiful pieces for my collection from family and friends. I was inspired by the rich colors of the plates and pottery and love to mix vintage and new and make interesting vignettes. It doesn’t all have to match and be from the same place.” Carol used a combination of family recipes including chile con queso and guacamole passed on from her mother, a former full-time Spanish teacher, and salads including couscous with feta, peas, tomatoes, olives and carrots, and broccoli with chicken, cayenne pepper and pine nuts. The University of the Pacific graduate who studied interior design at UCLA also offered guests a signature cocktail: a Paloma. For dessert, Carol served a fresh fruit tart. “I think it’s fun to incorporate your own personality and family recipes when you are entertaining—and make it personal,” says Carol, who also topped the wooden dining table from Restoration Hardware with dark pink peonies. “My mother studied in Spain, and we grew up with a lot of Spanish and Latin cuisine. Her guacamole and chile con queso are just

Mom’s Guacamole Serves 8-10 8 avocados 2 tomatoes, diced 2 red onions, diced 1 whole bunch cilantro, chopped 4 tablespoons siracha hot sauce a squeeze of lime to taste salt to taste In a large bowl, mash avocadoes. Add tomatoes, onions and cilantro and mix all together. Add siracha hot sauce, a squeeze of lime and a pinch of salt (or desired amount) for taste. Transfer to serving bowl and serve. Note: If refrigerated, place avocado pit in mixture and cover. Placing the pit in the mixture prevents the avocado from turning brown.
Chile Con Queso 2 cans diced chiles 2 cans evaporated milk 1 cup flour 6 eggs 1 cup cheddar cheese 1 cup Monterey jack cheese 1 container salsa (mild or medium) In a 9”x13”x12” casserole pan or Pyrex dish, layer 1 can of chiles in bottom of pan. Sprinkle 1 cup cheddar and 1 cup Monterey jack on top of chiles. Repeat with a layer of chiles and a layer of cheeses. In a blender, blend evaporated milk, flour and eggs. Pour the mixture over the chiles and cheese evenly. Bake at 350º for 45 minutes or until completely cooked. Remove from oven and salsa over the top of the casserole. Place back in the oven for 7 minutes. Remove from oven and let cool for 20 minutes before serving. Can be served hot or cold.
Paloma cocktail 2 ounces blanco or reposado tequila ½ ounce lime juice grapefruit soda salt for rimming (optional) If desired, rim the glass with salt. Fill the glass with ice and add the tequila and lime juice. Top it off with grapefruit soda.

hree pairs of brown, pint-sized cowboy boots rest at the entrance of Casey Jennings and Kerri Walsh Jennings’ newly built Manhattan Beach home. The
boots belong to their two boys, Joey and Sundance, and their daughter, Scout. “I have some Western roots,” explains Casey, who was born in Las Vegas, Nevada. “My dad is a cowboy still to this day.” The Jennings’ two-story, five-bedroom home is adorned in a neutral palette. Throughout most of the house is a natural, wide-plank wood floor, which Kerri describes as being as warm as sunshine. The walls in the entry, hallways and office are accented with white wainscoting. In the kitchen, the white ceramic subway tile backsplash complements Caesarstone countertops. All the cabinets were custom-built 1¾ inches higher than normal to comfortably fit the couple’s height and the family’s lifestyle. Casey and Kerri prepurchased their home from builder Jim Obradovich, whose plans were to develop the house and sell it. When Casey asked if he could purchase the home in advance, Jim said, “Money talks.” “I liked him already,” admits Casey. They met to discuss building the spec home, and after getting to know each other, Jim crumpled up the blueprints and said, “Here’s the architect, here’s me, let’s sit

down. What do you guys want?” Among their list of must-haves was a large living space where the family can congregate for games, eating and watching movies. One of the greatest features of this property is the big backyard, where the family can play soccer, work out and, of course, play volleyball. “It’s important to have space in life—metaphorically and in reality,” says Kerri, who grew up on an acreage of land in Saratoga, California. “Now our kids have a place to go play and explore.” Another request was a Western-style fence in the front yard and on the balcony. Jim agreed to the customizations. “It was really nice of him to let us do that,” Casey says, “because I don’t think that was normal.” Jim’s wife, Karen, also helped pick out all of the tiles and surfaces. “We lucked out with good people,” Casey affirms. “Jim and Karen built the house so, so well,” adds Kerri. “They put in so much heart and integrity.” Once the foundation was complete, Casey and Kerri enlisted Suzanne Ascher of Waterleaf Interiors, who has lived in Manhattan Beach for 22 years. Suzanne and her right-hand on the project, Diana Richardson, went to work on planning every space of the home. Suzanne’s philosophy with this and every project is to understand the needs, wants and lifestyle of the clients. Her goal is to bring it to fruition in a format that makes aesthetic sense, while never compromising function. “I’m not interested in the latest trends,” she says. “I’m happiest if a project is timeless, never hinting its date of birth. There are many factors that come into play when working in a family’s home. I try to consider the present architecture, individuals’ wants, taste, lifestyle and any heirloom pieces the family may want to honor.” For the Jennings family home, Suzanne opted for a soft and durable color scheme including oatmeal linen and shades of grey, white and pale blue. “We infused more intense color and character with accessories that are easily interchangeable,” she says. In the master bedroom hangs a piece of art that spells “happiness” in jumbled letters—a Christmas gift from Casey to Kerri. Kerri surprised Casey with a heart embedded in the shower tile. “It’s all of these little things that add up to a feeling of a loved environment,” says Kerri. “There’s nothing more important than a family’s home and the love that’s inside it. The materials inside are just that—they’re materials—but they signify a lot. That’s the fun part of expressing personalities and a shared vision.” Suzanne’s design harmoniously brought together sentimental pieces with entirely new furniture. “The art that is Western or movieoriented reflects what we love—what we love together and what we

ong regarded for incredible ocean vistas, horse trails and a placid lifestyle, Palos Verdes is often overlooked for the rich mid-century architectural gems nestled among the hills. The opening of the Aaron G. Green and California Organic Architecture exhibit at the Palos Verdes Art Center (PVAC) profiles a renowned mid20th century architect while concurrently promoting the raffle of
one of his organic homes tucked into the cliffs of Palos Verdes. “Curated by Alan Hess, this is the fourth scholarly exhibition at the PVAC
and the first in Southern California on Green, and the PVAC shows bring national acclaim by reaching new audiences,” says Scott Andrews, communications director of the PVAC. “Organic architecture” is a term coined by Frank Lloyd Wright that describes his philosophy that “form and function are one.” Tenets of this philosophy include the idea that architecture should be environmentally integrated and evolve from the site while also having an interrelated composition in both interior and exterior design. As a result, building materials indigenous to the site area, lines that follow the geography and built-in furnishings are hallmarks of this design style. Aaron G. Green was an internationally renowned architect whose career began as an assistant to Frank Lloyd Wright and continued for more than 60 years while developing a portfolio that included residential, commercial, industrial, municipal, religious and urban designs. Green was born in Mississippi in 1917 and received his architecture degree from The Cooper Union—a most prestigious architecture and art school. After working for Wright as an apprentice in the Taliesin Fellowship, Green continued working with him for more than 20 years both as an employee and through their joint projects via Taliesin Associated Architects. Green maintained offices in both San Francisco and Los Angeles and

designed his own projects separate from those with Wright. In 1959 he designed the Anderson Residence in Rancho Palos Verdes, and it remains a textbook example of organic architecture. With an emphasis on local materials and embodying a Japanese aesthetic, the house follows the lines of the rugged Palos Verdes cliffs. Remarkably, the house remains in pristine condition—both in terms of architecture and interior furnishings. Nationally renowned photographer Maynard Parker took photos of the Anderson Residence soon after its completion, and those photos now reside in the permanent collection of The Huntington Library. When the house was photographed in 2016 by Lance Gerber, it proved that very little has changed since the house was built and it’s been well-preserved. The sharply gabled roof is anchored by a massive stone fireplace, while exquisite redwood walls and cabinetry are constructed to furniture-grade standards. Dramatic floor-to-ceiling windows offer spectacular panoramic ocean views. The open floor plan flows throughout the interior and spills onto the pool terrace, where the area visually drops off into the ocean–a fluid creation designed long before today’s “infinity” pools. The elongated, pentagon-shaped pool subtly mimics the rooflines of each wing that frames it. The interior furnishings of the three-bedroom, two-bathroom home are minimal in number but maximal in luxury. Built-in sofas with a pair of striking Japanese gilt- and paint-decorated screens above each anchor the living room. The master bedroom cabinetry is of the same caliber as the kitchen furniture-grade cabinetry, and both are plentiful but not distracting from the views. Each room opens to the outside, so the flow of light and air is as fluid as the floorplan itself. “The emphasis is on the relationship between the inside and the outside and softening the border,” says Andrews. As part of annual fundraising, the Palos Verdes Art Center will raffle the Anderson Residence as the grand prize of the 2017 Palos Verdes Dream House Raffle. The sale of 77,000 raffle tickets permits the PVAC to expand educational and outreach programming while also providing architectural and artistic education through the interest generated about the house. “The exhibition and raffle are about the emphasis of scholarly work on important architecture—

Exhibition, education and outreach programs continue to expand at the center. The Studio School offers a multitude of classes for all ages and ability levels, while the gift shop features sophisticated, artist-made wares of many mediums. Each year the PVAC strives to bring nationally renowned creators to broad audiences. The integration of an educational exhibit with a period, authentic home as a raffle creates a tangible experience that both teaches and engages. The PVAC has elevated Palos Verdes to new heights with the Aaron G. Green and California Organic Architecture exhibit and the raffle of the Anderson Residence. Collaboration A former Chicago–based couple seek design help and reimagine their home in Manhattan Beach to fit their every need. WRITTEN BY JENNIE NUNN PHOTOGRAPHED BY LAUREN PRESSEY
F
or former Chicago residents Mary and Brian Gaede, a move to warmer weather in a state like California was always on the wish list. “We kind of hit the wall on the Chicago weather,” says Mary, a native of Ann Arbor, Michigan, and managing
director for a middle-market finance firm. “We wanted the LA weather, but we didn’t want the LA scene.” But there was one slight problem. They didn’t know where to begin searching. So Mary looked to the one person she knew who lived in the area for advice and insight: her cousin, Erin Hedrick, founder of Erin Hedrick Design. “We’d never even been to Manhattan Beach and ended up looking at houses here mainly because Erin lived in Manhattan Beach and recommended it as family-friendly,” recalls Mary. “Besides Erin and a couple friends of friends, we truly knew no one here when we moved.” Using Erin’s recommendation for a Realtor, they flew out from Chicago one weekend to begin the house hunt. Yet the Gaedes didn’t anticipate placing a bid on a house the first weekend they visited the area. “We saw this house the first day we came out to look and fell in love with it,” recounts Mary of the 3,750-square-foot, three-story, four-bedroom home with a wink to Cape Codstyle architecture. “We especially loved the light in the house and the open feel with all of the windows and high ceilings. While we never expected to do so (and are not usually impulsive people), we signed the papers to buy our house on that visit. It was a scary time, but there’s definitely no looking back. We’re so happy to be here.” Although the house was large enough for the couple and their growing family (they now have three children), it didn’t exactly fit their design aesthetic. “When we first moved in, the entire house was painted the same cream color so there was not much ‘personality’ to the rooms,” explains Mary. “We lived with it like that for a few years, and we did little things over time like changing out light fixtures.” When it came time to enlist help from an interior designer, Mary once again called upon Erin, who had previously worked in the film and as a pastry chef. “Their house was really the biggest project I had ever done, and it jumpstarted my career,” says Erin, who helped reconceive the fresh, coastal-inspired home gradually, room-by-room, with new paint, wallpaper, refinished floors, artwork, accessories and fabrics. Erin continues, “It was a dream, and I feel very lucky that I was given the opportunity and that they trusted me. We have 24 cousins on that side of the family, and our friendship has definitely grown.” In the light-filled living room, Erin used some of the

A built-in bench by Coastal Cabinets with pillows in a batik-inspired “Seya” design by Quadrille acts as storage for toys and games. “I’ve always loved fabrics, and I’m kind of obsessed with them,” adds Erin. “I just feel like pillows and the drapery complete the home. Definitely with pillows—that’s where I like to layer.” Upstairs, the resort-like master suite—admittedly one of Mary’s favorite rooms—is fashioned in soft grey, white, camel and navy tones, with a shell chandelier by Made Goods, a bed from Williams Sonoma Home, a rug by Madeline Weinrib, artwork by local artist Tricia Strickfaden and an overscale photograph of the Manhattan Beach Pier by local photographer Bo Bridges. Careful attention to detail was also carried through each of the children’s rooms, including whimsical, blue-and-white Pirate wallpaper by Little Choux and hand-painted artwork by Mary’s friend, Eva Linden. The backyard, now one of the top hangouts for basketball, entertaining, grilling and watching movies, needed a complete overhaul. “It was all concrete and had a small patch of grass, and it was not functional,” says Mary. “The kids always ended up with scraped knees. It was not very usable.” To help with the redesign, the Gaedes enlisted the expertise of landscape architect Rob Jones of Jones Landscapes and founder and lead architect Anthony Laney of Laney LA, Inc. “It was small, dark, damp and overgrown and didn’t feel like a spot you wanted to hang out in,” says Anthony, who spent months designing the outdoor oasis complete with AstroTurf; a basketball hoop; a built-in bench flanked by two planters; and a designated seating area with TimberTech wood composite, a modern fire table, trellis and grilling area with a Wolf barbecue grill and refrigerator. “The grass was dead, and the concrete slab isn’t the best for playing on. What’s so wonderful about the turf is it’s always green, and it doesn’t need to be watered. We used a synthetic infill that both holds down the turf and makes it feel dense.” Now the backyard, outfitted with Restoration Hardware’s Biscayne Luxe sofa and a pair of Ciel Lounge chairs for family dinners and get-togethers with friends, is the most popular “room” in the house. “When you walk back there, you think, ‘Where did the world go?’” says Anthony. “Our goal was to create a really comfortable space,” adds Mary of the final design. “Every inch of our house is used. I feel very blessed how it all worked out. I can’t imagine ever leaving.” ¢

The kitchen, dining and living rooms comprise the “great room” on the top floor, and the bedrooms and garage occupy the middle levels. In the basement, a “man cave” with a frameless glass wine cellar, a home theater and an outdoor spa complete the program. A wood-and-steel switchback stair connects the four levels around a floating fireplace and saltwater aquarium, and a skin of bleached Cumaru clads the building in beautiful wood. DESCRIBE THE FEATURED PROJECT. Creativity, aethetics and efficiency were key in the design of this custom Redondo Beach home. Although the site was small, a great deal of thought and planning went into this design. The Cape Cod style feels right at home at the beach. Upstairs, four unique bedrooms and three bathrooms line the perimeter, maximizing light. The lowest bedroom ceiling is 11 feet tall, which helps create an open feel. By combining the kitchen, dining, family and play rooms, we have created a great room that spans the entire length of the home. With 12 large windows, it is bathed in light throughout the day. The details were given individual attention by general contractor Archer Building Group. HOW DOES BEING DETAIL-ORIENTED ENHANCE YOUR WORK? The details become the most important part of a design after the initial vision is established. We pride ourselves on consistently producing a well-detailed set of documents. If properly detailed, the contractors bidding the project will be able to base their pricing on the same scope, and the client can compare apples to apples. As a result, the selected contractor is much more likely to complete the project without an excess of the dreaded “change order.” The more detailed the plans, the more smoothly bidding and construction will go, and the better the design will turn out.
DO YOU HAVE A NO-FAIL FORMULA FOR ADDING A TOUCH OF “COZY” TO HOMES? The current trend in homes is to have large, wide, open spaces. These spaces can be great for parties or large family gatherings. The downside is that if the space is too large and open, it can feel cold and cavernous. To remedy this, material choices can make the space feel homey and can help define separate functions. Varying ceiling heights and using wing walls and columns can also help create a sense of calm. RE-THINKING OR BRAND NEW? Both are great! Designing within the constraints of an existing home results in interesting design challenges. Meeting these challenges takes creativity and an ability to rethink the space. Remodeling an existing house may be more cost-effective, especially if there are areas that need little renovation. On the other hand, ground-up construction has fewer restraints. The sky is the limit when it comes to style, function, massing and even location. Starting from nothing, we realize our clients’ dreams. WHAT IS THE MOST VALUABLE SERVICE YOU OFFER CLIENTS? The process we call Pre-Design, which occurs before the pencil even touches the paper. We encourage our clients to approach us during escrow or in the very early stages of project discussion. We knew we needed to give the home a more current and fresh California Spanish feel throughout.
