Home is where the heart is, as the saying goes. I’ve been in my house for almost two years now. When I moved in, I stared at the bare walls for hours, waiting for the house to speak to me. I didn’t want to hang anything unless it brought me happiness. At this point in my life, the art I have purchased brings me so much joy—and my house spoke to me about where to hang these pieces. It’s still an evolving process, and I’ll let the house and my heart tell me what’s next. Art is personal, and when you find it, you know it’s meant to be yours.
Dennis Jarvis, pro surfer, surfboard shaper and owner of Spyder Surfboards, has been in our community for a long time. We all know him and his brand. He’s also a gifted artist and recently opened Gallery 208 in Manhattan Beach. His work so impressed me when I walked in, as well as the work of artists Harry Knapp, Chip Herwegh and others.
I now have a wall in my house calling to me! Their art will definitely speak to you too. If you haven’t been to Gallery 208, you need to check it out.

Sylvie and David Knotek have lived in their newly renovated Rancho Palos Verdes home for roughly two years, but they’ve had their sights set on the house for well over a decade. “It was 15 years ago that we started looking for properties in this neighborhood,” Sylvie says.
Coastal living and excellent school districts had the Knoteks sold on the South Bay. “To us, Palos Verdes is still like a hidden treasure,” David says.
But their preferred style of home wasn’t particularly common for the area. When they spotted a modern abode overlooking Abalone Cove, they knew they had found something special.
Originally built in 1964 by architect Foster Rhodes Jackson (a protégé of Frank Lloyd Wright), the home’s cubist architectural style exuded an artistic vibe the Knoteks were immediately drawn to. But with two young children—a baby and a toddler—the multilevel property perched on the hillside wasn’t the right fit for their family … at least at that time. They opted for a house with a more traditional layout but never stopped coveting the rare find overlooking the coast.
When the timing was right, they revisited the home and approached the owner with an offer. A 1967 vintage Airstream parked on the property was included in the sale. The house was theirs, but it would require a lot of work to make it right for their family.
“It was like a piece of art,” David notes, “but a dysfunctional piece of art. Everything was very small, and there were so many different rooms. It was not a functional space.”
They knew they would need to reconfigure the interior of the home, but preserving the legacy of the original architecture was paramount. “We wanted to maintain the authenticity of the original idea but add more functionality,” David shares.
In order to achieve this, Sylvie and David enlisted the help of Robert Sweet, founder, creative director and general contractor of ras-a studio—a design-build firm. Robert and his team added square footage to the kitchen by filling in a rear patio. Natural light pours in through large, thoughtfully placed skylights that additionally give the illusion of higher ceilings.
There’s not a single missed opportunity for storage. The living room even boasts a built-in bar concealed in the cabinetry. “This was a crawl space,” Sylvie notes as she opens the door to the office—just another clever transformation of underused space by the ras-a team.
“They reshuffled it beautifully. They made it so practical, and that’s what I love. Everything that we asked for—they delivered,” Sylvie says. “They think of all these details, and the details really matter,” David adds.
Every room in the home faces the ocean, but the house itself sits on a hill next to a nature
preserve. In addition to panoramic views of the Pacific, the home is surrounded by greenery. Some of Palos Verdes’ most sought-after hiking trails are steps from the Knoteks’ property.
What’s remarkable is how well the home maintains a sense of privacy while still showcasing unobstructed views of the coast. Even the pool, located in front of the house, doesn’t reveal itself until you’re well past the front gate. “It’s like a hidden treat,” Sylvie says. “You can’t see it from the street.”

Europe the quintessential California experience. The vintage Airstream they acquired with the purchase of the home helps set the scene.
“We completely gutted it. Now it’s our guest room,” Sylvie notes. “All our friends from Europe who come, they want to stay there because the Airstream is such an iconic California thing,” David adds.
The Knoteks are living their own California dream. “We love nature. We go paddleboarding and hiking. We love doing things outdoors, and we have such a great combination of both the ocean and then the mountain basically right behind us,” David says.
Their boys, now teenagers, make the most of the pool and the tiered outdoor areas including a firepit and soccer turf—all of which are new additions to the front of the property. “Nothing was there; it was like a slope,” David notes.
“That’s another credit to [Robert]; they just found a way to make it happen. When we saw the renderings for the first time, we couldn’t believe they could make it all fit,” Sylvie adds.
At first glance, Sylvie and David knew they loved the aesthetic of their modern house on the hill. Robert and his team added the necessary functionality to make it work for their family of four while still maintaining its original architectural footprint. It took time and a lot of creative vision, but the Knoteks knew what they wanted. And they were willing to wait for it. ¢

Our Hollister Ranch project is a Spanish-style home on the Santa Barbara coast. Our client’s primary request was to optimize the home’s panoramic ocean views. To accomplish this, we enlarged the openings and used steel windows and doors by Euroline. To open the space, we eliminated a wall that originally divided the room into two spaces and painted the walls a creamy Windborne White by Farrow & Ball. Additionally, we replaced the stone throughout the home with 10-inch-wide European French cut oak, plastered the fireplace and added an arched built-in. Our neutral palette with hints of green gives it a calming natural feel and ties in with the outdoors. The furnishings are comfortable and family-friendly for large gatherings.

ARTIST AND CRAFTSMAN CHIP HERWEGH ASSEMBLES A NEW APPROACH TO LIFE AND WORK.

One day approximately six years ago, Manhattan Beach native and local custom furniture maker Chip Herwegh no longer felt a connection with his life. For Chip, connections are at the core of who he is—whether making a connection with objects, his art or old friends. In need of a shift, he adopted a new mantra he refers to as PMA—positive mental attitude—and made some big changes.
His wife at the time said, “Chip, I don’t think you are living your best life.” In agreement, he checked himself into a rehabilitation center. After doing work on himself, he amicably left his marriage, started focusing on his art and is now “straight edge”—a subculture of the hardcore punk scene. People who refer to themselves as straight edge refrain from drinking, drugs and tobacco and may be vegan or vegetarian.
“I quit and never looked back,” he explains. “One day I just realized this is how I take care of my body.” Although he acknowledges that addiction is different for everyone, Chip was ready to close the door and start the next chapter of life.
After making other people’s art for decades, it was time for him to focus on his own. At his woodworking shop in the arts district on Cypress Avenue in Hermosa Beach, Chip started to focus on new creations—from start to finish. After coming up with a concept, he puts it on paper and then builds it himself. “I love going into my shop and working all day,” he adds.
He has displayed his art at various South Bay art galleries and shows including ShockBoxx, Resin, El Segundo Art Walk and CA 101. “Though he works in three dimensions, his goal is to ultimately collapse the distinction between painting and sculpture, blurring the boundary between the two,” notes Chip’s website.
Chip’s path as an artisan was defined after
college, when he realized that an office job was not for him. Chris Poindexter, a friend since his Mira Costa High School days, helped him get his first job as a set dresser on a television series. Soon he became a prop maker and a set builder, and he joined the Local 44 union for craftspeople.
At age 39, Chip retired from Hollywood in search of refining his craft. He began taking classes at Cerritos College. “Cerritos College has the best woodworking department in the state of California at almost 20,000 square feet,” he shares. His focus was on Arts and Crafts Greene & Greene furniture and architecture showcased at the famous 1909 Gamble House in Pasadena.
These days Chip’s art takes on classic fins and skate decks. He is co-owner of Gallery 208 on Manhattan Beach Boulevard in Manhattan Beach with Dennis Jarvis, who owns Spyder Surf shops. “The reason to have a gallery is to have a platform for artists so that their art can make a connection with a potential buyer,” says Chip.
A few years ago Dennis and Chip became collaborators, helping each other with their art processes. After setting up an installation in El Segundo together, the spark ignited and it was just a matter of time before the two opened a gallery. Almost 400 people came through Gallery 208 during its opening weekend in January.
From modern to abstract, the gallery will showcase established as well as emerging artists. The goal is to have new shows every four to six weeks, including a few solo shows and themed group shows.
“There are so many artists in the South Bay. Every day people come in to the gallery and want to show their art,” says Chip. Now the artist offers others a meaningful space to make a connection. ¢

A MANHATTAN BEACH HOMEOWNER HAD A VISION FOR HER FAMILY’S OUTDOOR SPACE. FAIR STUDIO HELPED HER MAKE IT A REALITY.

On an oversized lot nestled on the corner of a quiet Manhattan Beach cul-de-sac, Patricia van Hanswijck de Jonge and her husband, Peter Johnstone, found their new home. With plenty of outdoor space, the possibilities were endless when it came to creating a true oasis for the family of five. But they had a lot of work ahead of them.
“The house was heavy in Spanish features when we first bought it about six years ago,” Patricia says. “Saltillo tiles covered all the floor areas inside and out.”
The dark blue hues and dense vegetation surrounding the pool extinguished the natural light. “It was very dark,” she notes. “Like a pond.”
But the potential was clear of what the space could be, and Patricia had a plan. Kelsey Fair, lead designer and cofounder of Fair Studio, helped her bring that plan to fruition. “Patricia is extremely creative,” Kelsey says. “Clean lines, a tropical palette and character were all operative words we built the design around.”

palms and a thoughtful selection of tropical greenery, providing a sense of privacy without blocking the light. “I wanted to transform the pool area into a light, fresh [space] with lots of tropical plants and a streamlined, modern-yet-organic feel,” Patricia says.
All the while, the team kept in mind the home’s Spanish architectural roots. “Patricia’s style is coastal modern,” Kelsey points out. “With a Spanish style house, the trick was to implement materials that felt modern but timeless.”
The family ditched the Saltillo tile in exchange for hardwood floors throughout the interior and limestone by the pool. “We chose limestone for its clean and modern aesthetic,” Patricia says. “It’s a natural stone and feels so lovely on bare feet.”
Patricia and Peter opted to add a large bar and seating area off the pool. “My husband is an Aussie and loves his barbecue,” Patricia shares. “And we love entertaining, so this was a must. We used black-and-white encaustic tiles to add some funk to the bar.”

Inspiration can come from anywhere, whether or not you’re aware of it. For Patricia, it wasn’t until after the pool renovation was complete that she noticed the space shared a similar aesthetic to a famous print she’s owned for roughly 20 years.
“I only realized later that I was clearly inspired by Slim Aarons, the 1970s American photographer who captured lifestyles of the rich and famous. One of his most popular images, Poolside Gossip, hangs in our living room and features the pool of the iconic Palm Springs Kaufmann Desert House designed by the legendary architect Richard Neutra. I have always loved clean and simple lines; they are timeless.”
The pool area makes a statement, but the main focal point of the home is the courtyard. “The courtyard is a space unto itself. It’s the center of the house; you can see it wherever you are,” Patricia says. “I wanted to transform the courtyard into a green oasis. We chose black-and-white encaustic tiles for the flooring to tie the courtyard in with the bar area. I fell in love with them during our stay in France, where the floors of the old
elegant maisons de maître are covered in these tiles—antique ones of course.”
Living in France and Switzerland prior to moving to Manhattan Beach no doubt influenced Patricia’s design choices throughout the property. “Integrating the patterned cement tile in the courtyard changed the entire feeling of how you are welcomed and entertained in the home,” Kelsey points out.
These decisions can make a huge impact on the overall project—much like the right material choices can make or break a desired aesthetic.
“Kelsey helped turn my vision into a reality,” Patricia says. “She helped with the execution and the selection of the right materials. If you have never designed an outdoor space, you just have no clue about materials and you need someone to help you with that.”
Transforming their home into what it is today was a major project—one the Johnstone family did piece by piece. Every thoughtful decision made their home more uniquely theirs—a reflection of their taste and lifestyle. Nothing compares to a home that showcases the personal choices of its residents. ¢

Palm Springs—once a preferred hideaway for Hollywood’s elite set, from Elvis Presley to Marilyn Monroe—is home to some of the finest examples of mid-century architecture and design. At the recent Modernism Week, local designer Michelle Boudreau displayed an Indian Canyons pool house she transformed into a cheery private casita and guest suite.
“It was dated and untouched,” explains Michelle. “Designer Christopher Kennedy graciously asked me to design the room. The clients wanted an inviting place for guests to enjoy the indoor-outdoor lifestyle in privacy. They envisioned colors that reflected the essence of Palm Springs.”
Playing off colors found in the natural desert surroundings, Michelle appointed the space with greens, blues, pinks and even black. “I was inspired by the lush landscaping of the property,” she recounts, “the variations of the green palms and plants, and the dusty pinks of the surrounding succulents and warm tones of the desert mountain sunsets that can be viewed from

the floor-to-ceiling windows. Black brings in a contrasting edge. I wanted the color palette to be refreshing and inspiring as well as calming and comfortable.”
Michelle added a unique twist on an ordinary medium. “One of the details I pulled through the design was inspired by the original pegboard material,” she says. “I updated this element by creating large perforations in the woodwork to nod to the prior detail for a modern update.”
She designated space for a kitchenette using a perforated wood decorative screen panel. A banquette upholstered in soft velvet added hints of glamour and sophistication.
To maximize space and function, Michelle removed the door access from the main house to expand the bathroom and added a floor-to-ceiling glass slider as a private entrance for guests. She repeated patterns to make the space cohesive. “I pulled the round element of the perforated panels into the dimensional shape of the tile in the bathroom,” she explains.
Michelle says of the renovation, “I love that I have been able to keep the integrity of the original mid-century architectural details and shapes and use them in a new, updated way.” ¢

Once their last child moved away to attend college, longtime Palos Verdes residents Rajiv and Archana Shah were ready for a fresh beginning in a new home. “We had lived in Palos Verdes for 20+ years and had no desire to leave,” explains Rajiv. “We enjoy the sense of community in Palos Verdes, the proximity to the ocean, the climate and the air quality.”
They found the ideal lot in Palos Verdes Estates containing a single-family residence built in 1957. It boasts expansive views of the Santa Monica Bay and Queen’s Necklace from Redondo Beach to Malibu. The couple knew they wanted to start anew and make it their own.
“It was old, and the floor plan was small. It made more sense from both a design and fiscal perspective to rebuild,” Rajiv says. “We wanted a contemporary home that would maximize the view. Because family is very important to us, it needed to feel like a family home. We envisioned casual elegance that was warm and welcoming to family and friends. Archana is an artist, which influenced our vision of creating a more neutral palette that would showcase the art and furnishings.”
The couple hired architect Douglas Leach and his eponymous Redondo Beach firm to design the 4,500-square-foot, Tuscan-style, 3-bedroom, 4½-bath abode. When the home was in the framing stage, they knew they needed help with the interiors to combine Archana’s oil-on-canvas paintings with antiques and sculptures culled from their travels to India. Their wish list included

an open floor plan, and modern furniture, lighting and accessories. At the recommendation of a friend, they tapped Los Angeles architect and interior designer May Sung, AIA, of SUBU Design Architecture.
“We appreciated May’s unique ability to integrate the architecture with the interior design,” says Rajiv, who also viewed May’s portfolio on Houzz. “That is what convinced us she could make our vision for our home a reality.”
May, who typically designs both architecture and interiors, was tasked with modernizing the existing space. She needed to blend Rajiv and Archana’s styles and incorporate rich colors from their Indian heritage—such as red and saffron—as well as personal artwork and collected pieces. “I’m calling it ‘PV-terranean” because stylistically Palos Verdes has developed a unique Mediterranean aesthetic,” says May.
Some of the elements she added to the exterior include a mahogany wood door and modern lanterns. “Because it’s so traditional on the outside, I said to them, ‘Think about this as a European villa that you inherited [with a coffered ceiling and
beams in the kitchen], and it’s evolving to today’s time. We’re still going to have a lot of traditional elements, but we’ll pare it down so we’re modernizing the interior. We can still play with a lot of drama in terms of fixtures and color,’” shares May. Although the couple was scaling down for their current needs, they didn’t want to compromise on sophistication or functionality. “They said, ‘We are downsizing but upgrading,’” explains May. “They wanted a modern, lush interior where they would be able to use silk, velvet, mohair and luxury materials. They were drawn to European brands like Minotti [for the living room, primary bedroom and library furniture], Dedon exterior furniture and Bocci light fixtures.”
In the living room, May outfitted the space with a custom stone fireplace mantle and surround by Impression in Torrance; an Andersen sectional sofa and Song coffee table from Minotti; a colorful oilon-canvas painting by Archana; and a statue the couple purchased from a sculptor on one of their trips to India.

and Buddha,” says Rajiv. “We also wanted spaces to display Archana’s artwork,” which was a central component of the design.
“Her artwork rotates,” points out May, “and it’s almost like she’s painting for the house and creating art depending on the mood. I always believe you need to bring your client’s personality and their story. There are a lot of subtleties in each room. It works together.”
Moments of refined bling, personal touches and drama are woven throughout the home. In the dining room there’s a custom table with sculptural legs that Archana had made in India, a framed tapestry from India and light mocha-hued dining chairs by Minotti. The kitchen is home to a bronze mirror-wrapped hood, Aston counter stools by Minotti and a molten glass branch-like “16” chandelier by Bocci. The primary bedroom features a Creed bed and Leslie armchair by Minotti and a playful Bocci “87” pendant recalling squiggly noodles or stretched pasta.
But the space with deliberate wow factor is the powder room, with floor-to-ceiling antique mirrored tiles procured in India, a custom leather Nero Marquina vanity, and an “84” Bocci handblown glass pendant with copper mesh baskets that casts a rose-hued glow. “It’s very different than the other rooms in the house,” says May. “I always like the idea of the powder room as an element of surprise.”
The completed design—replete with a putting green, living wall and cozy but modern outdoor living room with a fireplace for nightly sunset viewing—has surpassed their expectations. “I love how much drama there is and how we were able to create their vision and maintain the integrity of the traditional elements,” adds May. “They love it, and they tell me their kids love it too. They actually think it’s cool now to come home.” ¢

This Mediterranean-style home checked all of the boxes. It had great bones, was in a great location and had tons of natural light. The problem is that it was built in an old-world style, so the finishes made it feel dark. We touched virtually every inch of this home, but one of the biggest transformations was in the kitchen where we refinished the stained cabinetry, replaced travertine floors and removed the dark brown tile that was literally everywhere—even on the range hood. We didn’t want to make the home something it wasn’t, so we honored the original architecture but aimed to create a fresher, brighter and more updated version of the home’s former self.

MILES OF HOPE
A REDONDO BEACH PROFESSIONAL LEADS A LOCAL TEAM DEDICATED TO CREATING HOMES ACROSS THE BORDER.
As executive director of entertainment advertising for People and Entertainment Weekly, Chrissy Elmore Miles knows how to rock the latest fashion trends on the red carpet. But in truth, she’s most comfortable in a pair of jeans with a paintbrush in her hand, building homes in Mexico.
Chrissy first became acquainted with Youth With A Mission, an international service-based community, when she was 18. From a Youth With A Mission base in Virginia, she learned of the need in the Tenderloin neighborhood of San Francisco and felt called to serve there.
“I thought I was gonna live and die there,” she says. At that time in the ’90s, the area was home to several Cambodian refugees who lived in extreme poverty. She and a couple of her companions ran after-school programs for teenagers to keep them off the streets, such as hip-hop classes, tutoring and Friday night Bible studies.
“We were doing something,” Chrissy adds. “When you’re confidently walking in what you feel you’re supposed to be doing with your life, fear disappears.”
Eventually, Chrissy left San Francisco to attend the University of Nations and later moved to the South Bay. Little did she know how important the work she had done would be to her future.
Through her work in the Tenderloin, Chrissy became acquainted with Dick and Pat Eachus— leaders of the Youth With A Mission San Francisco base. Years later she received the news that Dick was dying of throat cancer. Chrissy, now with a husband and two kids, took the trip to San Francisco to see him one last time.
“He knew me very well. He knew what he was doing,” Chrissy says, laughing. During the dinner, Dick told Chrissy about the most impactful thing
he’d ever done: build a home for a family in need in Mexico. Dick looked her in the eye and said, “I want you to promise me you’re going to take your family and you’re going to build a home.”
How could she say no? Chrissy worked to assemble a team of South Bay families to go with her to Mexico and build a home during a weekend in July. Then she reached out to the Youth With A Mission ministry Homes of Hope.
Though Homes of Hope was the parent organization, Chrissy’s team needed a name. After a long night of brainstorming, a dear friend suggested Miles of Hope, “because what if this goes on for miles and miles?”
At the time, they had no idea they would go back for a second summer. The initial build in 2012 started with just one house. The only requirement to join is a desire to serve others. Their community has grown so much that they build five houses per summer, for a total of more than 35 houses in 11 years.
“You realize what you’re doing is changing the trajectory of their lives,” Chrissy says, “You become transformed along with the family receiving a home.”
The transformation is instant. In parts of Tijuana the million-dollar ocean view is the same, but the homes are drastically different. Though residents own the land, they often live in cardboard structures with dirt floors. Most are families of five or more living on $60 USD a week.
“We make it a point on the very first day to unpack as much of this family’s story as we can,” Chrissy says. Last year one of the family’s daughters had cancer. Three times a week, the family would walk 30 minutes to the bus stop just so they could get her chemo treatments. In the Miles

of Hope budget, there was enough money to purchase the family a car.
Working alongside the families to build the home, the South Bay kids on the team are also significantly impacted. The children form friendships with the kids whose houses they are building. In between moments of painting walls and hammering roofs, you’ll find kids who come from two different worlds bonding over the universal language of soccer.
“Those relationships have been transformative for them,” Chrissy says. The children on the inaugural builds are teenagers now and have started a club at Mira Costa High School to fund the home builds: Mustangs of Hope.
Many consider having a place to call home a human right. “In the course of a weekend, we take these families from floor-level poverty into the middle class,” Chrissy says. “There’s a place for them to sleep at night and dream about the future.”
The organization lives up to its name. The hope it gives these families will go on for miles and miles. ¢

Our clients Jason and Vanessa Horowitz called us inquiring about our custom outdoor design-build services. They wanted to improve their yard and take their current space to the next level. After multiple iterations, we came to this final look: a contemporary, tropical, plantation backyard with multiple functional living spaces for them to spend time with family and friends. This project included porcelain tiles and countertops throughout, built-in bar and kitchen, synthetic lawn, concrete pavers, custom zero-edge spillover pool and hot tub, outdoor dining area, firepit lounge area and an outdoor TV zone. The Horowitz family has the right idea. We live in Southern California; this is how we should all utilize our backyards.

EATS
Le Pain Quotidien in Manhattan Beach has the best gluten-free bread: the super seed bread. I pair this with a cup of hot lemon and ginger tea. I also love weekend brunch at Café Wild, where I can sit by the beach and enjoy their traditional full English breakfast.
Main Street in El Segundo also has great options. Chef Hannes Restaurant has an ever-changing menu, and I also love the new Brazilian spot Tapizôn. I highly recommend the Tapi-Pot-Pie and the Pink Cloud cocktail.
WELLNESS
I go weekly to Pilates on Main and work with Niccole and Ellena. I swear by them. I feel like I undo all the stress of the week. On weekends, I like taking the dogs to the Ranch Trail in Palos Verdes—you really notice the season changes there—and the sand dunes in El Segundo. And Terranea Resort in Palos Verdes is gorgeous. The spa and the pool have incredible views of the ocean. I tend to draw inspiration from nature, so I gravitate toward local parks, beaches and hiking trails.
I like the lymphatic drainage massages at Touch Institute Los Angeles Trilogy Spa in Manhattan Beach also has fabulous services and ambience.

I adore cooking for friends, and over time I have made a list of cookbooks from {pages} a bookstore that I like to gift including Plenty by Yotam Ottolenghi and Sababa: Fresh, Sunny Flavors From My Israeli Kitchen by Adeena Sussman. And the Kai Skylight candle from Tabula Rasa is always a hit.
Lightopia is fantastic. Lighting design is my weakness. The Cambre Linear chandelier by Kelly Wearstler for Visual Comfort Studio is one of my favorites. I love it because it encapsulates that transitional style so perfectly—not quite traditional nor modern … somewhere in between. I also like the Melt pendant in gold by Tom Dixon. The color and shape just glow whether the light is on or off.
I absolutely love The Beautiful Bed Company and their Harriett Spindle bed and the Gwendoline Spindle bed for kids rooms. They have stunning designs as well as custom builds. The beds have a traditional feel in great colors. ¢

When it came time to find their family home in Redondo Beach, homeowners Chris and Jennifer Scanlan were laser-focused on a very specific street. “We lived just two streets over and always said if something opened up on Avenue A, we would jump at it,” explains Chris. “We had always loved Avenues A, B and C—but A in particular. We loved how the street would have a party for the holidays [Fourth of July and Halloween] and wanted to be a part of that. It’s a great walking street with less through traffic and wonderful neighbors.”
Later, when a house finally came up for sale on Avenue A, they knew they had to have it even though it didn’t quite fulfill all their needs. “We looked at existing homes and didn’t find anything that suited our family,” recalls Chris. “So we bought the lot and decided to build new.”
After admiring a home in Manhattan Beach’s Tree Section done by Tyler Krikorian of Krikorian Construction and interior designer Noelle Isbell of Noelle Interiors, they hired them to design their own dream home for their two sons and two cats, Socks and Gizmo.
“We travel to Kauai a lot and have always loved the look and style of island homes,” says Chris. “We would stay in Hanalei Bay every summer since the boys were born and wanted a home that had a laid-back island feel—not like a museum. We knew it needed to be rugged and livable with style, where we could get sand on the floor and have indoor-outdoor living spaces come together.”
The 5,203-square-foot, five-bedroom, fivebath home was designed by Douglas J. Leach of Douglas Leach Architecture in Redondo Beach and landscape architect Rob Jones of Jones Landscapes. The Scanlans knew they wanted their new home to include a few key elements: a lush, resort-like backyard with plenty of space for guests; dedicated office space; and a fully finished basement with a game area, TV lounge, wine room and gym.

“I wanted a basement to take advantage of the land and have more livable space for ‘fun areas’ in the home,” says Chris. “And we wanted the backyard to feel like an escape to a tropical paradise.”
After initially meeting with Chris and Jennifer, Noelle devised a plan replete with inspiration from the architecture and careful consideration of their lifestyle. “They wanted a coastal farmhouse vibe with a clean palette, and they were really open and allowed us to get creative,” says Noelle. “They wanted to create a home that allowed their kids to grow and have happy memories. We focused on organized storage and durable finishes since they have two boys. They have a lot of friends and enjoy entertaining. We detailed every inch with our heart and soul to create a joyful energy that

is carried throughout the home. There are layers of wood trim moldings, wallpaper accents, decorative fixtures, handmade tiles, custom furnishings and window treatments. Every detail was implemented with intention to be there.”
To set the tone of the front porch, Noelle chose a playful, graphic, blue-and-white Cement Arc concrete tile by Clé. “It was about engaging guests as they come in,” she says. “We arranged the tile to create a pattern that resembled birds. I love creating an organic influence and happy energy.”
In the entry she continued the same tile on the floor and designed a custom credenza flanked by a pair of Fiona large table lamps by Thomas O’Brien for Visual Comfort. She also added a woven wallpaper, Chevron Chic by Phillip Jeffries, and a large-scale photograph entitled Under MB Pier II by Hermosa Beach photographer Brent Broza of Broza Photo.
“We love this piece,” says Chris. “The artwork really frames the entry and provides depth and color.”
Every detail of the design was precisely executed. The kitchen is lined with a 10-foot soft blue island with an “X” design as a wink to the coastal farmhouse style. “The kitchen is one of my favorite spaces because this is where family and friends all
come together,” Noelle says. “I wanted to achieve an inspiring space to enjoy every day.”
The laundry room is appointed with Oh Joy! pinwheel tiles by Clé. Turquoise-hued cabinets include a designated cubby with a cat door that serves as a concealed storage space for the litter box—a design feature Noelle borrowed from her own home. “I
also have a cat door and knew how easy it was to create,” she says. “It’s a charming touch.”
The serene, primary bedroom adjacent to an outdoor veranda is another design highlight with a Noelle Interiors custom bed, nightstand and swivel chair. The fireplace is clad in floor-to-ceiling MADE Modern field tiles by Ann Sacks. “I think the tile

was interesting to us at first, but we stuck with it and love it,” says Chris.
He adds: “Everyone who sees the home comments on the interesting design. Noelle did a great job narrowing down options, and we could choose from a small sample of two or three choices. She pretty much had full reign to run with her creativity,
and we would select from her narrowed options.”
The backyard is another family hub with a bar wrapped in a wave-like patterned concrete tile (Gem Elope by Kelly Wearstler); hand-forged light fixtures by The Urban Electric Co.; a grilling station; a TV for sports-viewing parties; and an outdoor fireplace and seating area.
“We would not change anything,” says Chris. “Every day we live in the home it feels so bright, open and homey. It’s extremely livable, and the indoor-outdoor spaces flowing together are real assets since we love being outside. The backyard is an oasis.” ¢

WHAT UNEXPECTED FEATURES DO YOU LIKE TO ADD TO BATHROOMS?
Doors are incredibly underrated and underutilized inside a master bathroom. A lot of our homeowners have early-morning meetings and/ or drives. Usually these mornings begin by stepping into their master bathroom. Although the master bath usually has a wall or something that separates their sleeping area, noise will still travel and run the risk of waking their significant other. Adding something as simple as a door benefits all parties in the room. Who doesn’t love starting the day in a good mood?

Our process. We are with our clients from concept to land acquisition, design and completion, as well as ongoing maintenance for years to come. No one in our area is doing anything like this.

I proudly stand by our team. They have a balanced combination of talent and creativity. Something that often surprises people is that 80% of our team is female. I handpick our team— from project manager to social media/creative. I believe that a mix of hard work and ambition goes a long way. You can be yellow/blue, male/ female, even cat/dog—I will always look at your work ethic over everything else.
WHAT CONSIDERATIONS DO YOU MAKE FOR YOUR CLIENTS’ PETS?
Pets are important; pets are family. Many of our team members have pets at home. I have a pup named Bruce. Understanding that our pets need to be taken into consideration is very important. Keeping a home pet-friendly is almost the same as kiddy-proofing. We custom cut and install doggy doors to our homeowners’ liking. Plus we offer alternatives, such as air-sealed entries or doggy smart doors. Our beautiful beach house in Hermosa, pictured here, is very dog-friendly. The owners specifically requested custom doggy gates on each floor to allow their furry ones to comfortably settle in.

DESCRIBE THE PROJECT.
This is our home that we have lived in for five years. We have done pretty extensive work throughout. I was able to experiment, have fun and let my true self come through in my design. It’s laid-back yet polished and fits our family perfectly. I love using my own space as a platform to explore and push the envelope. No rules here— that’s where the magic happens!
TELL US ABOUT YOUR DESIGN FIRM.
Listening is key. I like to have a discussion about what elements attracted clients to their house in the first place, and then I make sure those are highlighted and utilized. Often it’s as simple as showing clients different ways to lay out a room that they may have never previously considered. Your home has to be livable, but I also believe in having nice things. Those two ideas can coexist.
I love pattern and color, but I’m not going to throw a ton of patterns and layer multiple textures in a minimalistic house—although maybe I encourage them to do window treatments in an interesting color, or some tasteful wallpaper in a bathroom. Minimal doesn’t have to mean boring.
WHAT IS A FAVORITE SPACE TO DESIGN?
This is the perfect climate to think of your outdoor space as an extension of your inside living area. Coordinate your outdoor furniture with what is happening inside, choose performance fabric and liven up the space. Add rugs, fire pits/
fireplaces, pizza ovens, good lighting and plants. It should feel just as cozy as the interior of your home, whether it’s your balcony overlooking the ocean or your expansive yard with a pool. Size doesn’t matter.
WHAT DO PEOPLE TEND TO NEGLECT IN THEIR HOMES?
Lighting. Sounds weird, but think about when you approach a house and the lighting is perfect—the trees in the yard are up-lit, the art is highlighted properly, the stairs are backlit, there are outdoor sconces. They all play a huge part in completing the package of your home. It can be pricey, so remember that when creating a budget. Great lighting is not something that jumps out at you; it ’s more of a feeling. It ’s worth the cost to have a beautiful lighting design and fantastic fixtures.
ASIDE FROM DESIGNING HOMES, WHAT BRINGS YOU JOY?
My 8-year-old son, Charlie, my husband, Eric, and having friends and family that live around the corner. I love animals and have two dogs, Rick and Stan, and a horse, Hugo. Being around animals grounds me; it is my favorite thing to quiet my mind. Life is a balancing act, so I try to remember that as I’m juggling baseball equipment, fabric samples and a dog or two. I’m very grateful for the life I have cultivated and hope that reflects in the way I live each day.

DESCRIBE THE PROJECT.
After 20 years of living on an ocean-facing property with no direct ocean views, it was time for a change to the existing home of our clients. With the challenges of the city ordinance height regulations and the intent to completely recreate the journey up to the residence, the design team—Patrick Cunningham, AIA, Josette Murphy, founder of About:Space, and landscape designer Jim Matsuo—identified how to transform this home into a uniquely beautiful yet functional open home. By mixing pitched and flat roofs, interior vaulted ceilings added to the experience of space.
This 3,500-square-foot transitional-style home, built by Michael Cunningham, GC, has a semisubterranean attached two-car garage. The main level that serves as the primary living quarters features an open-concept great room that interfaces with the front and backyard via vanishing sliding doors. The home also includes a primary suite, guest room, two home offices and laundry room, with custom millwork designed by Boudreau Construction.

THE PROJECT.
Located a few blocks from the Hermosa Beach Strand, this modern custom home sits on a moderate-sized lot previously occupied by a duplex. Understanding the challenges in dealing with zoning restrictions and the Coastal Commission, the clients decided to completely demolish the existing structure and build their forever home from the ground up. The floating staircase, centrally located and adjacent to the main entry, allows for a subtle separation of the kitchen and dining areas from the family room while offering an open floor plan. The main living area, which includes high ceilings and a beautiful sliding track door that disappears into a pocket, creates an indoor-outdoor experience where they can enjoy the ocean view.

OFFICE?
A home office used to mean that you simply turn a bedroom into an office and call it a day. And maybe in some cases that still applies. However, now that more folks are working from home, really understanding the elements of design and incorporating them into a functional space where you can be comfortable, productive and professional at the same time is key. That might mean that a ground-level office with much natural light and ventilation opens into a courtyard or zen garden that creates fluidity and productivity while you’re working from home— not to mention an awesome background during online meetings.

DESCRIBE THE PROJECT.
We had the pleasure of designing our client’s beachfront home in Hermosa Beach. He requested a comfortable, casual design that incorporates natural textures and stone. We used a contemporary coastal palette of stone, whiteoak wood floors and bright white walls. The main living space is cozy with a fireplace, coffered ceiling and panoramic ocean views complemented by natural elements: an antique elmwood sofa table, iron mirrors and hammered copper lamp. Beautiful, unique textiles were used in various corners of the home, from custom pillows to woven rugs. The wood surfboard is a custom piece created by a local shaper, and the painting above the seating area is a one-of-a-kind, ink-and-gouache drawing that ties together the contemporary elements of the home. The velvet swivel chairs are a standout, luxurious touch.

DESCRIBE THE PROJECT.
This brand-new Spanish stunner is a very special project—we had trouble picking just four photos to share! Check out our Instagram for more. We worked closely with Joseph Spierer Architects and DISC Interiors to marry this modern California Spanish home with traditional charm. We were involved in this project from day one of design. Because the client brought us into the design process off the bat, we were able to value-engineer this home—bringing costs in line with budget and allowing us to brainstorm creative modes of construction and make the project collaborative from the start. This home has some unique qualities that made it extra fun to build. We used reclaimed beams and tongue-and-groove ceilings throughout the living spaces and tons of archways to add traditional style and warmth. The stackable Kolbe doors that lead to the logia, casita and pool area take advantage of south-facing natural light. Our craftsmanship is in the details: seamless transitions between floor styles, different design materials melded together, and custom finish work and cabinetry throughout. To top it off, our clients were a joy to work with!

specifications and plans. We often hear “you’re so organized!” from clients, and a lot of that has to do with the way we can present information. It never takes the place of face-to-face contact, but it does streamline the process and make everything easy to find at the touch of a button.

The main components people are looking to automate are lights, window treatments, thermostat and TV/media. The most important feature is that it is user-friendly. There are a lot of comprehensive systems out there that are becoming standard installations for most of our new homes.
TELL US ABOUT THE VALUE OF COLLABORATION.
It’s absolutely invaluable! The components of your building team are like parts of a body, and we each do our part to make the whole project work. Creating a solid team that works well together is the most important part of a successful project. Our favorite projects are those where we are involved for months prior to the first hammer being swung. We offer input to the owner and design team on the cost and constructability of a project during the design phase in order to ensure that expectations are set properly and then met. In turn, we also invite the design team out to the project site regularly during construction to ensure the vision is being met.

DESCRIBE THE PROJECT.
The homeowners of this project are longtime clients and dear friends. We have collaborated on many projects including second homes in Washington, D.C. and Denver.
Though every room in the house was touched, the kitchen/family room remodel was the most impactful. The formal dining room wall was removed, enlarging the kitchen to include a welcoming, well-stocked bar and casual dining area. The breakfast nook was turned into a baking station with its own sink, dishwasher and ovens. Windows were relocated or removed completely to allow the kitchen to be centered around a simple hood and dramatic book-matched stone wall. The island includes a raised bar and a social corner sink—which allows two cooks to prep together, thus the name. The kitchen is the soul and gathering place of our homes, and this kitchen is all about gathering.

Currently we are working on an apartment in New York City, a large condo on Ocean Avenue in Santa Monica, two kitchens, and homes in Manhattan Beach, Hermosa Beach and Palos Verdes. We have a major remodel in Palm Springs in the planning stages. All but two of these projects are for clients we have worked with many times over the years.

Recognized for its scalloped concrete walls, this residence features concrete massings that anchor every elevation. Like cliffs carved from water, the scalloped walls are etched with the faint grain of the formwork that shaped them. Through large, pocket doors and double-height spaces, there is a sense of expansion within as the home unfolds into a landscaped, outdoor terrace and pool. With its panoramic ocean views and echoes of that element within its walls, the architectural language of this structure speaks to a beauty shaped by the impermanent.

WHAT ARE SOME OF THE MOST IMPACTFUL WAYS THAT ARCHITECTURAL DESIGN MAKES A DIFFERENCE IN HOW WE LIVE?
Architecture, when it is at its best, is something that doesn’t just augment a lifestyle. Rather, it reveals the beauty in everyday moments. For example, one’s morning coffee ritual can be augmented by a home’s orientation toward eastern light and western views. In every season and at every time of day, there is a changing interplay of natural light and shadows on wood paneling and textured concrete that is timeless in beauty and temporal in its elusiveness. These dynamics are what transform a space and elevate a lifestyle in a way that is difficult to put into words.

DESCRIBE THE PROJECT.
Nestled on a hillside overlooking Abalone Cove in Rancho Palos Verdes is a modernist residence, originally built in 1964 by architect Foster Rhodes Jackson—a protégé of Frank Lloyd Wright. The project brief was to sensitively bring the home into the 21st century with a complete renovation and addition while preserving its architectural language and showcasing the home’s incredible hillside perch overlooking the Pacific Ocean.
The original cubist form provides the framework for the project, which consists of strategic interior and exterior interventions. Additional square footage was discretely added without changing the scale of the home. The kitchen was expanded, and a dining area was added by filling in an underutilized rear patio. An existing crawl space was dug out and converted into habitable space, expanding the lower level living quarters. The previously compartmentalized upper level was opened up, maximizing the views of the Pacific.
Constrained by zoning height limitations, the existing low ceilings of the upper level are punctured with a series of oversized skylight wells, which add volume and natural light throughout—they also act as quasi thermal chimneys, helping to passively cool the home.
New deck areas and a pool are folded into the entry sequence, creating a courtyardlike space that integrates into the hillside. Landscaping with native and regionally appropriate plants ties the home together with the surrounding natural context.

We are a boutique design-build studio that believes in good design and getting our hands dirty. With a multidisciplinary team of architects, designers and contractors, we provide complete services—taking a project from conception through construction.
HOW DID YOU GET YOUR START?
At a small architecture firm in Beverly Hills 20 years ago. Wanting to be closer to the beach, I then went on to work at Dean Nota Architect in Hermosa for about seven years before eventually branching out on my own.
HOW MUCH OF YOUR JOB IS ACTUALLY SOLVING CLIENTS’ PROBLEMS?
We look at every project as a problem to solve and come up with a specific solution to that problem. The end product is a holistic result deriving from the site (physical constraints, existing structures, zoning, sunlight, etc.), the client’s program, budget and the context or locale of the project.

We were given the opportunity to create an amazing men’s grill for the prestigious Rolling Hills Country Club. We studied men’s lounges and bars all over the world and worked with several of the club’s members in order to create a space that is masculine, comfortable and works perfectly with the rest of the country club. This area will also have the ability to create a new income stream for the club. We hear from the members that it is a great place in which to hang out.

Caroline Burke Designs has been designing beautiful, comfortable homes for 17 years. Our office and studio are located in Manhattan Beach. In general, most of our clients are in the area between Manhattan Beach and Palos Verdes. However in the last several years we have had clients who have convinced me to work on homes out of the area. They have done extensive research on interior designers and told us that the level of detail we provide is what they want. These partnerships have been working well as there is a mutual appreciation for detail and beautiful design quality.

DO YOU LIKE TO MIX VINTAGE FINDS WITH NEWER ITEMS?
I love to mix vintage pieces with contemporary upholstered furniture. The vintage pieces add a history and a grounding element to the design. I love vintage art, rugs and wood furniture pieces as well as accessories. The right balance of old and new creates perfection.
WHAT DO YOU ENJOY DURING YOUR TIME OFF WORK?
When I am not working, I spend time with family and friends. I have a close group of friends locally, and we rotate with dinner parties. My mother and sisters now live on the Gulf Coast of Florida, so I try to spend most holidays there with my extended family. I travel whenever I get a break, as I am a huge believer in learning about other cultures. I absolutely love to see architecture and interiors all over the world. My daily life is fairly consumed with interior design, but I do hope to take French classes this year to brush up on my language skills. I also have a desire to understand French and Italian wines better, so maybe some wine tasting is on the horizon!

DESCRIBE THE PROJECT.
Our featured project showcases a moody Spanish revival in Palos Verdes Estates nestled in a eucalyptus grove and full of character. We wanted to create an escape that would transport our clients to a coastal Spanish town brimming with romance and relaxation. We drew inspiration from bright, sunny estates in Menorca and boutique hotels in coastal Spanish towns. The palette makes the balconies feel like extensions of the rooms and the nearby eucalyptus seem part of the design. We balanced the existing dark Spanish woods with playful greens and teals that you would find in those coastal areas. Most of the upholstery is custom-designed by our studio and mixed with vintage, antique and contemporary artisan-made pieces that create a collected look where historic charm and contemporary forms happily intermingle.
HOW DOES INTERIOR DESIGN MAKE A DIFFERENCE IN THE WAY WE LIVE?
As interior designers, we approach your home from the inside out. We put a lot of thought into how each space will be used, who will use it, how it flows from one room to another, how to maximize square footage. We also think about the emotional side of things: How do you want to feel when you walk into a space? Should it be calming, fun, beautiful, an escape? Defining these questions helps us decide what rules we can break, where we can have some fun, and how we can make a home feel bigger, better and
more comfortable. Interior design is a constant balance between beauty and function, and of course a little pixie dust for good measure.
TELL US ABOUT YOUR BUSINESS. Our full-service studio works on everything from new construction to whole-home renovations to furnishing and decoration. No matter the scope, we have a real passion for architectural and decorative arts history and the little details that make a home feel authentic. This passion shows up in the interior architecture we develop for new homes as much as it does in the thoughtful sourcing we do for furnishing projects.
WHAT HOME TREND ARE YOU LOVING?
Over the past many years there have been trends toward slow living, and the pandemic reinforced these ideas. The concept of slow furniture or slow architecture has been slower to be adopted because we’ve all gotten used to the price of fast furniture and the cost benefits of mass production.
Lately we’ve had more and more clients ask to take it slow and do it right—investing time to develop highly detailed interior architectural drawings and opting for custom pieces perfectly suited to their space. One client recently asked us to change window and door specifications to ensure their home wasn’t following the trend du jour. We were very happy to oblige. So perhaps our favorite trend in architecture/decoration is not following trends at all and just doing it right!

The clients bought this house just after we finished their last one! The wife was very trepidatious because the architecture is very masculine, early 2000s, and modern with multiple levels on each floor and cherry wood/concrete accents. Her husband convinced her to go along with the move by saying, “But we have Jamie! She’ll make it perfect for us!” And so we did—a full cosmetic overhaul throughout, and now it’s a light and bright beach modern home for five. The family is extremely happy there.

Our clients and their loves, quirks, stories and histories are our #1 source of inspiration. I studied cultural anthropology at the graduate level, so infusing our clients’ personalities and perspectives is an essential part of my process. Every human is beautifully unique, and their home should reflect that.
IN WHAT WAYS DO YOU THINK OUR HOMES IMPACT OUR MENTAL HEALTH?
In every conceivable way! Our homes are a reflection of our mental states, and it works both ways: When a space is harmonious and filled with only items that bring us joy, our mind is given free rein to follow suit. If your “sanctuary” doesn’t please you, it is more challenging to maintain a harmoniously joyful state of mind.
HOW DOES YOUR BUSINESS GIVE BACK?
Oh, we love giving back! We sponsor a baseball team in the Hermosa Little League. We recently volunteered our time and resources to completely remodel the teachers lounge at Hermosa Valley School, and now we’re doing the same for Robinson Elementary in Manhattan Beach. Our teachers deserve the love! Also, kind of a big deal: We’ve begun a collaboration with Mercy Beyond Borders, and 10% of all our proceeds this year are going to their initiatives to save girls from forced marriages in terribly impoverished areas. This spectacular new home by Tomaro architects is built for a wonderful young family who deeply appreciate classic design. Louis Tomaro created a beautiful façade of public rooms with arched doorways opening to an expansive ocean view. We designed luxurious drapery of Cowtan & Tout textiles to frame the arched doors, with wallpaper livening up the walls.
Mixing bright, bold, classic motifs and modern art, we achieved a vibrant energy throughout the home. In the living room, artwork—including a Takashi Murakami print—is displayed in a traditional setting, while across the grand entry foyer a modern dining setting is centered in a classic wallpapered room.
The soaring 25-foot-high entry foyer’s circular ceiling holds a 7-foot-diameter chandelier of crystal and Murano glass. This and the dining room chandelier were made by an Italian company whose chandeliers grace public halls and residences throughout Europe. On a sunny day, the crystals create a delightful burst of rainbows across the walls.

We see demand for items that are big on function and statement. Some clients opt for colored appliances in colors like yellow or black. DESCRIBE THE PROJECT.
Extensive remodel of a ’60s era, two-unit residence on a half-lot in North Manhattan Beach. Our project began in the fall of 2019, working closely with the owners and city planning to rehab the existing structure while elevating a neglected corner lot property with thoughtful design choices. Essentially three disjointed levels, efforts focused on a series of new stair flights to reunite the floors and their new program elements. The stairwell, as the central design feature, was designed to collect natural daylight from above and softly diffuse it to spaces below.
The kitchen and baths were rethought in subtle, simple finishes of white oak and petra grey porcelain with rose gold fixture accents. White plaster and anodized aluminum were chosen as exterior finishes for their clean, understated presence. The garage door was designed as a flush panel and clad in cedar with the building address recessed into it, as a lone, ornamental indulgence to an otherwise minimalistic shell.
