During high school in Newport Beach, Lauren Meichtry, founder of Elsie Home, made a habit of making her own clothes and frequenting vintage boutiques on Melrose Avenue in Beverly Hills. “I always loved creating, and it drove my parents crazy,” laughs Lauren from her home basement workshop in Manhattan Beach. “The style at the time was very preppy and clean-cut, and I was always searching to do something out of the box.” One of Lauren’s most memorable ensembles included a black patent leather prom dress she stitched by hand with help from her friend’s mom. “Looking back, it was horrifying,” recalls Lauren who paired the outfit with purple hair. “I thought it

looked great at the time, and nobody else had it. There were a lot of safety pins.” While attending the University of Southern California where she majored in communications and business, Lauren applied her artistic eye to her dorm room and covered a main wall with velour fabric and trim she found at a downtown fabric store. “Of course I was the person with the overhauled dorm room,” she jokes. “I wanted people to walk in and think, ‘Wow!’ That was always important to me—and finding ways to make things different. Velour really doesn’t fit my aesthetic now, but it was more textured and took away from the enormous corkboard in the room.” After graduation, Lauren—now a mother of two—took a job working in finance. She met her husband and later managed a Lululemon store in Studio City. “I felt like that’s when the lightbulb went off,” says Lauren. “That was the beginning of me doing something that was more in line with my passion.” But while pregnant with her daughter six years ago, a sewing machine gifted to her from her husband’s grandmother, Elsie, changed the course of her life and career. “Elsie and I instantly had a connection because she was an artist and she did these really beautiful landscapes and portraits,” explains Lauren. “She also sewed and knitted, and she’s always been very special to me.” Throughout her maternity leave, Lauren watched countless YouTube videos on sewing and made her first pillow. She then began making leggings, headbands and infinity scarves, which morphed into an entire line of baby clothing called Milky—also a nickname for her daughter. “I knew I loved doing it, and I sewed away while my daughter was in a bouncing seat,” she recalls. “But when I had my son, I couldn’t keep doing it. I was so grateful for the chance to stay at home, but I was missing something and I couldn’t figure out what I wanted to do. I wanted to pursue interior design, but I knew that was a huge job and I wanted to find something in between.” Last year, a visit from a friend prompted her new design business and gave her the nudge she needed. “She saw all my pillows around the house and asked me, ‘Why aren’t you selling these?’” recounts Lauren. In a matter of months, she launched her direct-to-consumer pillow company affectionately named after Elsie. Now her daily schedule revolves around managing a line of 53 pillows (each with a hand-embroidered logo on the back); a full-time seamstress; fulfilling orders; collaborating with interior designers; personally shipping items via UPS with her kids in tow; and sourcing new and sustainable fabrics such as Dallas–based textile company

LESS IS MORE When Gary and Carlos began searching for a home in Rancho Palos Verdes, they weren’t looking for a big house. They were looking for the perfect space. WRITTEN BY AMBER KLINCK | PHOTOGRAPHED BY MANOLO LANGIS

ary Boston and Carlos Li weren’t intending to take on a major project when they began their house hunt in Rancho Palos Verdes. They had already been through
a three-year renovation modernizing a 150-year-old townhouse in Brooklyn, and they didn’t have any plans (or the desire) to go through the process again. But finding a home that matched their needs was proving to be difficult. “We were coming from a bigger house in Brooklyn, and it was just too much house for the two of us,” Gary explains. They did, however, want a home with ample outdoor space. “The problem is, if you want a big lot up here, you end up in a giant house—which we don’t need or want to take care of.” So when a humble home on a half-acre lot with a lay-
out they could work with became available, the couple jumped on it. But it would take a lot of work to transform it into a home reflective of their style. Originally built in 1959, the first goal was to open up the space and maximize the light. “We did ultimately gut it; it was down to nothing,” Gary notes. But through the renovation, the footprint of the house remained the same, keeping the size at roughly 2,000 square feet—though it feels much larger. “The whole back of the house is glass,” Gary points out. “I think the biggest reason the house feels larger is the expansive openings that bridge the exterior and interior,” explains Bogdan Tomalevski, architect and cofounder of Colega Architects. “When open, the disappearing sliding door system in the great room connects the interior and exterior seamlessly. But even when closed, the depth of the view and the natural light play a big factor in making the space feel spacious.” From the moment you walk through the front door, you’re greeted with a stunning view boasting snowcapped mountains in the winter and, on a clear day, the Hollywood sign. When the massive pocket doors are open, the indoor and the outdoor space become one. But before the view reveals itself … before you even step foot in the house, there’s a striking design detail that catches your eye: a wooden vertical louver system that lines the front of the home. “The louvers were one of those unexpected surprises that came along in the design process,” Bogdan says. Positioned at an angle, they offer privacy without sacrificing the passage of light. “Our design philosophy sees light as an integral part of architecture,” he adds. “The louvers really showcase that notion in this project. Throughout the day, the shadows cast behind the louvers are ever-changing. In the evening the inverse occurs, and the louvers become a glowing lantern seen from the

street. They became a signature piece of the design.” Having gone through an extensive renovation before, Gary and Carlos knew what worked for them and what didn’t. They approached their new project with experience, making them invaluable collaborators. “The owners were vital throughout the design process and made it enjoyable,” Bogdan says. “They made decisions quickly and with conviction.” Self-proclaimed foodies, the look and functionality of the couple’s kitchen was a priority. “We cook constantly,” he shares. The Heath Ceramics backsplash was a musthave—a design choice that pairs beautifully with the white Caesarstone and the walnut paneling that extends into the main living space. Bogdan and his team focused on creating a balance between colors, tones and textures. “We look to create interest and focus through contrast,” he says. “We embrace texture and color. Some people hear these words and worry about a space being ‘busy,’ but we look at the materials as fields and create moments in those fields. The space needs to be seen as a whole, not a segment of parts.” This collaboration was set up for success from the start. Also contributing to the project was John Mehling, who served as site supervisor. “We had a great time,” Gary says. “We all hit it off instantly. Our styles are very similar, and it was a really fun process.” For Colega Architects, the project was additionally special because it enabled them to showcase their “architect-led design-build” approach. “Our goal is to simplify the process of building a home for our clients,” Bogdan explains. “Custom design and quality construction with one point of contact. We think this project is a great example of how this process can be so effective. Who better to build your home than the person who designed it?” The project had a natural progression from the start, evolving into something more than initially anticipated but essentially exactly what Gary and Carlos needed. It’s a stunner. The house has a mood that is both effortless and so very cool—the perfect abode for a couple relocating from New York to Los Angeles. ¢

MODERNIZING THE RANCH A prominent Torrance–based interior design firm reinvents a modest ranch home in Rolling Hills Estates for a busy family and their dogs—with just the right touches. WRITTEN BY JENNIE NUNN | PHOTOGRAPHED BY LAUREN PRESSEY
A
detailed internet search and a new job opportunity led Christine and Jason Frame and their family to relocate to a ranch-style home in Rolling Hills Estates. “Christine found the house
online and told me to check it out one night,” says Jason, who had been living and working in Northern California. “I remember driving up and liking the neighborhood for the mature trees and quiet streets. When I went into the house, I thought we would want to renovate to make it bigger, but the location was great and the view was amazing.” While they knew it was the house, they needed
help to create a more functional flow for entertaining, cooking and spending time outdoors with their two children and three dogs: Bandit, Jogger and Gyro. “We envisioned a home that was welcoming and finished in a way that wasn’t going to be out of style in a few years and would fit in with the neighborhood,” adds Christine. “We wanted to utilize the main part of the house as one large room that had to be comfortable for all of us and durable for the family.” For the interiors, the Frames selected Phil Norman, ASID, principal, and Markie Rudolph, senior designer, of Norman Design Group in Torrance. The firm was a referral from their contractor and builder, John Hopper of Genesis Building and Consulting, who had previously worked with Norman Design Group. “I went on houzz.com and saved design pictures,” explains Christine. “When I drilled down my favorites, a lot of them were Norman Design Group’s projects. After interviewing a few designers, we chose Phil and Markie because they were interested in getting to know us and what we wanted to feel when we were in our home.” The design wish list for the single-story home was to create an outdoor room for lounging and enjoying views, and an open layout for the kitchen, dining room and family room with zones for cooking

and entertaining. “It was kind of a modest ranch with some 1970s detailing, and we modernized it and took it into more of today’s detailing,” says Phil. “They wanted more entertaining space and a family-friendly environment. They gave us a lot of creative liberty and trusted us, and they were a pleasure to work with.” In the 3,330-square-foot home, everything was gutted with the exception of the vertical fireplace masonry box in the living room. It now features vaulted ceilings; durable, 9-inch-wide white oak floors topped with a water polyurethane finish to conceal scratch marks; an outdoor room with a hipped ceiling and a wood-burning fireplace; and a kitchen wall defined with tumbled Lompoc stone. In the front entry, Phil and Markie artfully curated a vignette with a rope-wrapped console table by Palecek; custom hide ottomans by Norman Design Group; sconces by Currey & Company; and a cactus painting by artist Jill Ramsey entitled Sticky Situations. “It sets the tone, and collected and curated pieces are always a point of our interiors,” says Phil. “A more expected piece might be a mirror, and this makes you smile.” Appointed in warm, calming tones, the living room with a Lompoc stone wall and limestone fireplace surround is dotted with an antique credenza and a cocktail table by Bernhardt. In the adjacent kitchen, the tumbled Lompoc stone acts as a focal wall. “There’s a great blend of colors with some soft taupes and greys,” says Phil. “We wanted it to have a little bit of a European feel, so we tumbled the stone so it’s a little softer. It’s an element that feels like it has been there for a while.” The custom kitchen island, designed to resemble an old farmhouse chopping block from the south of France, is anchored with barstools by Bernhardt and a pair of custom hide pendants with contrast stitching by Norman Design Group. “I love the texture of the oversized pendants with the suede lacework, and they cast an amazing glow at night,” adds Phil. Adjacent to the cabinetry is a discreet pantry with reclaimed oak floating shelves and custom

pullouts—a wink at farm-inspired vegetable crates by Norman Design Group. The tranquil palette and cohesive flow continue in the master bath, outfitted with double farmhouse sinks; mirrors that serve as medicine cabinets for extra storage; bush-hammered limestone floors; a shower with beautiful hand-painted “Rue des Rosiers 15” terra-cotta tiles from Tabarka Studio in Los Angeles; and a custom steel door by Norman Design Group. “I love the shower door and the tile patterns,” says Jason. “They were able to bring some uniqueness to every room so it isn’t all the same and make it seem like it all fits together. At the same time, it feels like all things that I like. I don’t feel like I am living in someone else’s house.” Spending time in their reimagined home with thoughtful touches is something the Frames value more than ever now. “Back in the day when we used to travel, I would stay in a hotel and wish I was home,” says Christine. “I missed being in our space tailored to our needs. We get to witness beautiful sunsets from the couch, dining table, kitchen and outdoor room. I love being in a beautiful space with my family.” ¢

South Bay Real Estate Update WHO WOULD HAVE THOUGHT 2020 WOULD BE AS WILD AS IT HAS BEEN SO FAR? Just 6 months ago grocery store shelves were bare, toilet paper was worth its weight in gold, and we were wondering if we would ever get to go to the beach again. Despite the challenges we all face, in terms of the local real estate market, this summer has been one for the ages. Low interest rates and the desire for larger homes and private outdoor space is driving buyer demand. On the other hand, sellers have been reluctant to sell, and the two opposing forces are creating an atmosphere of bidding wars and homes selling in a matter of days. Supply and demand can be measured in terms of months supply, and at the current levels of listings, there are only 1 to 2 months supply in most local areas. In other words, it’s a SELLER’S MARKET! To illustrate this, since June, for every 10 new listings that hit the market, nearly 15 go into escrow. This is unlike any market we’ve seen in over 10 years, but will it last?
ARE WE IN ANOTHER BUBBLE? How does today’s market compare to the last market top? 2005/06 was the last peak in real estate prices before the bubble burst. But the market is significantly different today compared to 15 years ago; here’s how… • •
Supply is much tighter. Inventory levels today are only about 1/3 of where they were 15 years ago. There is more equity in today’s market. aximizing space and improving functionality doesn’t always add up to increasing a home’s square footage. Hawlie Ohe’s design of a charming
Manhattan Beach remodel is proof of that. When Hawlie, principal interior designer and head of White Sand Interiors, was approached by a family of four looking to increase the livability of their space, she dove into the details. She started by asking her new clients about their day-to-day lives to understand what they needed from their home. “Which door do you enter through? What activities do you do in your living room? How many towels do you use when you shower? We get very specific to ensure every nook is thought about and planned for,” she explains. With no increase to the home’s size of roughly 2,200 square feet, Hawlie and architect Joseph Fournier of Joseph Fournier Design worked together to find solutions to improve the original layout— which felt cramped and awkward—while also opening and brightening the space. “One of the most dramatic examples of spaciousness in this home is the pitched ceiling in the family room,” Hawlie notes. Walking into the house, this sun-filled space has a casual elegance. The pitched ceilings add a formality to the home’s entrance, while the piano in the corner—passed down from one generation to the next—offers a warmer, more familiar welcome. It’s a beautiful introduction to the home. Perhaps the second most impactful adjustment to the layout was the addition of the downstairs powder room. With the original layout, the only downstairs bathroom was the one shared by the family’s youngest members. “It wasn’t an ideal situation if guests were over,” Hawlie points out. The new layout converted the children’s bathroom into a Jack-and-Jill design while adding the addition of another downstairs bathroom. “Since the new powder room is located in the main hallway,

it was important to everyone that we minimize the appearance of it as much as possible,” Hawlie says. “The pocket door was essential so the door wouldn’t swing out and hit someone walking down the hall. We also added wainscot molding for some architectural intrigue and to create subtle drama down the new hallway.” Make your way into the kitchen, and your eyes are immediately drawn to the striking French CornuFé range complemented by a square-shaped kitchen island with ample storage and a custom dining table. “The beautiful CorneFé range was a dream for our clients. When you include a piece like that, it needs to be the star of the show,” Hawlie notes. “In making that the focal point, everything had to line up including this new island, the peripheral cabinets and all the fine details. It took a few iterations to perfect it, and in the end it was so worth the thought and effort.” Throughout the house, she created custom builtins to maximize the efficiency of every space while minimizing clutter. The colors and tones she opted for are soothing and casual with hints of gold that add a touch of luxury.

“Our client and I share the same favorite color: a soft blue-green, which feels both coastal and timeless. The color became the common thread throughout and can be found in some variation in every room of the home,” Hawlie says. The backyard is large and private with a freestanding bonus house with its own bathroom designed to mimic the style of the main residence. The collaboration between Hawlie and the owners was positive since day one. Everyone in the family had input into how to make their individual space their own. “As a mom to little boys, this was one of my favorite parts of this project. From very early on, it was clear the kids’ spaces were the most important to our clients,” Hawlie says. And from an aesthetic point of view, she and the owners were on the same page. “I love when our clients have an appreciation for design, because in so many ways it makes my job easier.” What no one could have predicted, however, was how the timing of the project would overlap with the beginning of the COVID-19 shutdowns. “This was and has continued to be a tricky time, to say the least,” Hawlie says. “At the time this project wrapped, things we had once taken for granted—like the fact that the other businesses we depend on are able to keep their doors open and their staff employed—were no longer a reality.” Fortunately, Hawlie and her team got their clients into their new home before the safer-at-home orders were issued. It would take time for every finishing touch to be finalized and perfected, but it was with patience and understanding that everyone moved forward until the project was complete. “In an industry where we are quite literally creating home for our community—during a time when home has never been more important—it’s been imperative that we find new ways to service our clients safely and efficiently,” Hawlie says. “This project was an unexpected, real-world lesson in how to do that, and I’m so proud of how our team worked together to make it happen.” After months of hard work and through times of uncertainty, Hawlie and her team made their clients’ dream home a reality. They came through when it mattered most, and the finished project is absolutely stunning. ¢

All of these colors are a little more based in grey. We used colors that are still going to be fabulous and look great in 20 years. Color and fabric is my wheelhouse, and I love playing with color.” Aside from deliberately layering color and pattern, it was also imperative to incorporate long-lasting, stain-resistant fabrics, rugs and furnishings for their busy, active lifestyle with three children. “It has an essence of formality, but this is a very durable house with heavy-duty fabrics, and it is kid-friendly,” says Caroline. “You can still have the sophistication and the quality but make it kid-friendly.” A popular gathering spot is the loggia that leads to the backyard with a custom-designed, dusty pink velvet sofa; a pair of armchairs upholstered in Fabricut’s tropical-inspired Perotin Everglade; and a gold leaf Havana pendant by Currey & Company. “It’s so fun and feels less stuffy,” says Hollie. “It’s where we have coffee in the morning and read books and play puzzles with the kids. In the evening, we can open the doors to the fireplace and a large outdoor dining table for 10.”

Other high-traffic rooms include the pool house awash in blue with hammered iron Mario pendant lights by Arteriors and a playful, handmade wool rug from Nepal. “It’s ideal for pool parties,” says Hollie. “We don’t have to worry about when the kids are dripping wet and coming into the house.” The kitchen is also a major hub with eye-catching green cabinetry, black-and-white custom tile floors and counter stools covered in a hard-wearing vinyl/ faux leather by Kravet. “There are a lot of white kitchens, and I didn’t want that,” explains Hollie. “I wanted to do something different, and I knew I wanted the green cabinetry and the cool contrast of the black-and-white floor.” Additional wow-factor design elements are dotted throughout the home such as a velvet animal print sofa in Tigress by Kravet and a custom, zigzag-style pedestal table in the great room; a custom, tall headboard in the master suite upholstered in Fabricut’s Velvet Glam Macaroon; and intricate, original floor tile designs conceived by Caroline and her team in each of the bathrooms. “What I love about the project is that it’s like a dance of color,” says Caroline. “Every room and everywhere you look is beautiful and interesting, and you can sit in any one of those rooms and just observe how cool all of the patterns are all together. It’s a jewel of a home.” But for Hollie, the design process was perhaps the most memorable. “I felt like they [Caroline and her design team] never pushed me, and they just ran with it,” says Hollie. “They helped me streamline. Because I do love so much color and pattern, I needed this not to look like a clown house. They made building a home fun for me. I don’t think a lot of people can say that. It’s a total dream.” ¢

On the heels of Palm Springs’ recent renaissance, nearby Joshua Tree has enjoyed its own special burst of local tourism. As the area grows in popularity—thanks in part to the social media-minded traveler—so do the house rental options. Take your choice of mid-century charmers, eclectic and quirky compounds or modern retreats. Our most recent exploration falls in the latter camp with a visit to The Glass House. With a getaway bag flung in the back of a Jeep, we trekked across the desert for a weekend retreat at this one-of-a-kind rental. The house sits between the main entrance to Joshua Tree National Park and historic Pioneertown, both about a 12-minute drive away. The 3-acre gated property offers guests a private slice of desert paradise. True to its name, the design features walls of glass with windows stretching ceiling-to-floor around the entire house. Conceived with an open layout, the kitchen, living room and dining room meld for a spacious common area—ideal for group entertainment. Outfitted with retractable windows, the space opens seamlessly to the desert landscape waiting in the backyard. Each of the three bedrooms features a unique design. In the master bedroom, a 270º view stretches from the backyard pool to the rocky ridgeline bordering the entire property. The master bathroom, with a 360º view, offers an Instagram-friendly tub positioned on the northwest corner of the house—a

argaret Dano and Alan Wozniak have lived on their property for roughly 20 years, though the home they live in today is much different than the
one they moved into. Walking up the steps to the main entrance of their current residence reveals a breathtaking, unobstructed ocean view. “You can see all the way to Malibu,” Alan says. It’s the centerpiece of the property—enhanced by the design of the current home, from the glass front door to the wall-to-wall windows. The original home never fully capitalized on this feature. “You really didn’t feel like you had an expansive view,” Margaret says. “There was very little light and air; it felt kind of cramped. And the whole front area was underutilized.” When Josette Murphy, founder of About:Space, visited the original home, her first thought was that the living room was facing the wrong direction. “The previous layout sacrificed the view in favor of the TV,” Josette notes. It was clear to everyone that the home needed a reconfiguration. Living on the property for so many years gave Margaret and Alan an advantage—they knew how they wanted their space

The screen is striking—it grabs your attention. It’s an excellent example of how Josette merges beauty and functionality throughout the project. The kitchen feels more like a lounge. The only visible utility item is the stovetop. The ovens are concealed in the large walk-in pantry around the corner, and the refrigerator looks like a beautifully crafted cabinet. Off the kitchen there’s access to another large outdoor seating area with a fireplace. The design of the home was a collaborative effort between Josette and architect Patrick Cunningham of C&C Partners. The builder was Mike Cunningham, Patrick’s brother and the other half of C&C. Carpentry credit goes to Jean-Louis Boudreau, Josette’s husband. “We often work as a team,” she says. “And yes, it is as romantic as it sounds! For this project he fabricated all the complex custom cabinets, paneling and other wood elements that I designed for the project.” Jim Matsuo led the landscape design. Josette credits him for the placement of the home’s main entrance and the surprise reveal of the view. “Jim had this brilliant idea: Let’s take everyone on a journey that will be more interesting.” Today Margaret and Alan’s home is gorgeous and filled with personal touches that make it all their own. “I wouldn’t change a thing,” Alan says. But it’s Margaret and Alan themselves—with their warm and welcoming dispositions—who really steal the show. ¢

The elements you put in your home—from the architectural style to the furnishings—should make you feel grounded and visually stimulate you. For some clients that is a soft, monolithic backdrop where they can decompress from the outside world. For other clients it is a bright, energetic space that reflects their personality. Regardless of which you prefer, my main objective is to get to know you and how you want to use your space and create a functional beautiful environment where you feel most at home. Great design completely changes the way your home feels and how happy you are living in it. The achievement of this “feeing” is the primary driver determining where I take the aesthetic and design. We created our e-commerce store so our retail customers can shop online, and we offer convenient pickup and delivery options for locals. We also do a lot of Zoom calls and digital design boards that we can share through email. Technology has become central to our business model during these COVID-19 times.

When we purchased this original 1950s house, there were still sparkles in the popcorn ceilings. It was like stepping into an antiquated episode of Mad Men, complete with General Motors appliances, built-in wooden planters, lace curtains, a beige ’50s diner banquet, carpeted bathrooms and wallpaper on doors. We knew its roofline and general layout called for a pure mid-century modern remodel, but it was important to us to keep the ranchstyle “Valmonte charm” of this single-level home. Our house had to be very functional if we were going to make it work with three little boys and a dog, so we paid a lot of attention to the flow and best use of each space. We put in all new doors and windows, new board and batten siding, new lighting, all new

It never takes the place of person-to-person contact, which is essential in construction, but it does streamline the process and make everything easy to find at the touch of a button. In particular, when clients are out of town or are not local, they love checking on our progress through the app and the various streaming cameras we set up on-site. It’s a fun and functional way to keep everyone involved.
