They Say It’s Spring

In this issue, we celebrate the incredible people and places that make our community so special. From aweinspiring teens to jaw-dropping design, every page is a tribute to the talent and heart that defines the South Bay.

We’re especially excited to introduce you to Saxon Weiss, a 13-year-old musical prodigy from Palos Verdes whose talent and passion are far beyond his years. His story is just one of several that spotlight the next generation of changemakers, dreamers and doers growing up right here in our backyard.

We also take you inside some of the area’s most beautiful homes—spaces that reflect both the laid-back beach lifestyle and the elevated design sensibility that defines the South Bay aesthetic. We feature Nancy Russert, a local designer who brings these visions to life with creativity, care and a deep appreciation for the coastal charm that surrounds us.

And of course, what would spring be without a little fashion refresh? Our editorial spread features breezy, sun-kissed spring styles from Manhattan Beach

boutiques—all captured in the heart of downtown and modeled by one of our own. It’s a visual local love letter to the season.

Living here means embracing a lifestyle that’s active, healthy and deeply connected. It means running into friends at the farmers market, catching sunsets on The Strand and supporting the artists, entrepreneurs and young talent who make this community shine. That’s what we aim to capture in every issue—and this one is no exception.

So as we step into spring, let’s lean in to all the possibilities it brings. Inspiring people. Beautiful homes. A fresh season of style. It’s all here in the South Bay, and it’s all waiting for you on these pages.

WHAT SOME OF OUR FAVORITE LOCALS HAVE TO SAY ABOUT LIFE IN THE SOUTH BAY

BETTOLINO KITCHEN

What about the South Bay makes you feel young at heart?

Watching my kids run through the sand at RAT Beach, walking our dog along The Strand or savoring a postT-ball ice cream cone in the Village—these moments take me back to my own childhood, doing the same things in the same place. They remind me to slow down, soak it all in and appreciate the simple joys of life.

MATT MORRIS PRESIDENT, MATT MORRIS DEVELOPMENT

Who’s the most stylish person you know in the South Bay?

That answer is easy: Christa Lyons! She’s the ultimate retro supermodel and does it effortlessly. Whether she is dressed up or keeping it casual, she always looks stunning with a natural elegance that makes everything she wears look incredible.

PAIGE NEGRETE OWNER, CARTWHEELIN’ CUTIES ®

What part of your home do you find most relaxing?

Big Sandy, my cozy antique armchair, is my favorite spot. It sits right by the window, facing the beach, where I can sink in, soak up the ocean views and just breathe. It’s the perfect place to pause, recharge and feel totally at peace.

ANTHONY MORRISON OWNER, THE LONDONER SALON

Which local artist deserves a spot in your home?

Cinthia Joyce is an incredible Manhattan Beach artist. We have several of her pieces in our homes, both here and in Palm Springs.

FIONA FLEMING OWNER/OPERATOR, PATRICK MOLLOY’S

How do you chase away the May Gray blues?

Grabbing a coffee from one of my local favorites, Goodboybob, followed by a walk along The Strand, is such a peaceful way to take in the ocean breeze— even with the overcast skies. Catching up with a friend over drinks and a snack at Georgia’s Lounge, Vista or Molloy’s sounds like a great way to round out the afternoon. The outdoor dining and fireplaces definitely create a cozy vibe, no matter the weather.

THE WRIGHT WAY

FOSTERING THREE DECADES OF FASHION, FAMILY AND COMMUNITY, NANCY MCFARLAND PROUDLY WATCHES SON ROY CONTINUE HER LEGACY.

For nearly 40 years, Nancy McFarland has curated the style of Manhattan Beach. Her retail empire, which began with a single store in 1988, has expanded and evolved.

With a natural eye for fashion and a deep love for community, Nancy’s presence in the South Bay has been nothing short of transformative. And now, with her son Roy stepping into the family business to launch Wright’s Men, the story goes on.

Nancy’s journey into fashion was unconventional. She grew up in the rugged beauty of Fish Camp, a remote town of just 35 people bordering Yosemite National Park. Her father, an engineer, suffered a lifealtering heart attack at just 35 years old—prompting the family to leave their urban life behind in search of a healthier, slower-paced existence.

They found it managing Yosemite Mountain Ranch, a sprawling 2,500-acre property owned by a collection of wealthy families. Winters were harsh—so much so that school buses couldn’t reach them, leading to large gaps in Nancy’s early education. “From kindergarten to third grade, I barely went to school,” she recalls.

Despite the isolation, or perhaps because of it, Nancy developed an innate appreciation for visual aesthetics. She spent her childhood hiking untouched land, discovering relics of the past: piles of obsidian, grinding stones left by Indigenous people, remnants of abandoned structures.

By seventh grade, her family transitioned back to city life, landing in the Hollywood Riviera neighborhood. Her mother, a former bank teller, eventually was handling Bank of America’s major loans for all of Southern California. “She walked to work every day. She had no car,” Nancy remembers. “She worked her way up, and I always admired that.”

Nancy grew up hustling and juggling several different jobs, and it wasn’t long before she found herself drawn to another kind of work—one that would blend her love for art, style and community. Nancy’s entry into retail began humbly.

As a teenager, she worked at the San Francisco Cookie Company inside Old Town Mall. The job gave her a firsthand taste of the joy of fashion. She used her paycheck to buy jeans, amassing a collection of Jordache, Dittos and other coveted brands. “I think that’s where I first realized how much fun clothes could be,” she says.

Her career in retail took a leap when she joined Arena, a competitive swimwear company, as a sales rep. Her natural charisma and deep appreciation for fabric and fit made her an instant success. But it wasn’t until she met Dana—her husband and lifelong business partner—that the wheels of her own retail empire began to turn.

Dana was a Manhattan Beach local, a former professional volleyball player and, for a time, an international model. His good looks and quiet confidence caught the attention of a major agency, leading to a whirlwind career that took him from New York to Milan and Paris. His first print job was for none other than Hugo Boss.

During his time in Europe, after months of longdistance phone calls and missed visits, Dana asked Nancy to visit him in Paris. She eagerly accepted. There, under the Eiffel Tower, Dana got down on one knee. “We were just kids—22, 23—but it felt right,” Nancy says. Their engagement marked the start of a lifelong partnership—not just in love but in business.

The model life wasn’t “it” for Dana, but he loved to travel and his international campaigns allowed him to save a small nest egg. When he returned stateside, the couple recognized a gap in Manhattan Beach’s retail scene. There was nowhere for young professionals to shop for stylish, curated clothing.

In 1988, with $24,000, they opened their first store and named it Wright’s. The name wasn’t just plucked from the air—it was a nod to Dana’s great-grandfather, Charles Wright, who owned Wright’s Trading Post in Albuquerque, New Mexico, in the early 1900s. Charles was more than just a businessman; he was an advocate for Native American rights, often traveling to Washington, D.C., to fight for Indigenous land ownership.

The totem pole that now stands proudly in Wright’s

store once stood in front of Charles Wright’s trading post. “It was just sitting in Dana’s parents’ backyard, getting sun-bleached,” Nancy laughs. “So we put it in the store, and somehow it just fit. And I feel like that totem pole has watched over us and made sure we were OK.”

Nancy and Dana did it all themselves: painted the space and built all the fixtures, even the wooden mannequins you see in the windows today. They were committed to making the business successful, often working seven days a week for the first 10 years. Wright’s quickly became a Manhattan Beach institution, offering an elevated shopping experience that was missing from the town.

Nancy’s keen eye for fashion—born from years of thrifting, swapping and styling—brought the perfect mix of high-end and everyday pieces. “I love visuals. I’ve always needed to see and discover,” she says.

The success of Wright’s led to a wave of expansions. There was Wright’s Wild Things, where Nancy introduced high-end denim when brands like Diesel and Replay were making their mark. Then came Baby Wright’s, a haven for stylish kidswear. And, of course, the beloved Beehive, which catered to tweens and young adults—a store that felt like a rite of passage for many girls growing up in Manhattan Beach.

“It was so fun to create something new every time,” Nancy says. “It was about more than selling clothes; it was about bringing something special to this town.”

Despite growing up surrounded by fashion, Nancy and Dana’s children didn’t show much interest in the family business … until Roy. A volleyball player at the University of California, Santa Barbara, Roy’s career took an unexpected turn when the COVID-19 pandemic shut down his final season.

“Roy came home and said, ‘What if we got you guys online?’” Nancy recalls. “I had no idea how to do that.”

With no prior e-commerce experience, Roy taught himself Shopify, gathered a small team and launched an online presence for Wright’s from their garage. They shot thousands of product images, built a website and within weeks had an operational online store. “It wasn’t about thriving; it was about surviving,” Nancy

“I LOVE VISUALS. I’VE ALWAYS NEEDED TO SEE AND DISCOVER.”

says. “We didn’t cancel a single vendor order. We paid our staff and our rent and kept going.”

The experience ignited something in Roy. He started accompanying Nancy to buying meetings, learning fabrics, meeting designers and absorbing the intricacies of the business.

By the time a retail space opened in Metlox shopping plaza, Roy was ready to take the next step: launching Wright’s Men. The men’s shop, which he spearheaded independently, is a testament to the McFarland family’s philosophy of blending modern style with heritage, quality and a sense of community.

Nancy McFarland has spent more than three decades dressing the people of Manhattan Beach—mothers and daughters, fathers and sons, families across generations. She’s built more than a business; she’s built a home, gathering space and cornerstone.

Even as stores come and go—like the recent closing of Beehive due to some building issues—Nancy’s presence remains constant. “Manhattan Beach has been so good to us,” she says. “We’ve grown up with the town, and the town has grown up with us. It’s been a wild ride, but it’s been the best.” ■

A Little More Love

HOPING TO TAKE CONTROL OF HER HEALTH, OUR STYLE EDITOR GIVES WELLNESS CENTER LOVE.LIFE A SHOT, AND THE EXPERIENCE PROVES TRANSFORMATIVE.

I’ll be honest—I hadn’t had a primary care doctor in two years. Like many people, I found myself navigating an increasingly fragmented health care system after my general practitioner went concierge, leaving me without regular medical care. I was frustrated, overwhelmed and unsure where to turn. That all changed the moment I walked through the doors of Love.Life in El Segundo.

This isn’t just another wellness center. It’s a 45,000-square-foot health utopia, where functional medicine, advanced fitness, holistic therapies and cutting-edge recovery all exist under one roof. And after just a few months as a member, I can confidently say this place has changed my life by helping me gain control of my health.

“The South Bay is a hub for all things health, wellness and longevity, making it the perfect place to introduce a whole new way to experience health care,” says John Mackey, co-founder of Whole Foods Market and the visionary behind Love.Life. His mission is to make health care proactive, empowering and deeply personal. And from my own experience, he’s succeeded.

Love.Life offers four membership options, ensuring that every individual—whether they’re focused on fitness, medical care or full-spectrum wellness—has access to unmatched testing, treatments and tracking to optimize mind, body and spirit.

When I first met Jaclyn Tolentino, DO, the lead functional medicine physician at Love.Life, I had just recovered from a nasty bout of the flu followed by pneumonia. I was exhausted, depleted and desperate to rebuild my immunity. Traditional medicine would have likely prescribed me a generic supplement and sent me on my way, but Dr. Jaclyn took an entirely different approach.

The traditional health care system has long been

criticized for its reactive nature—treating symptoms rather than addressing the root causes of illness. Love. Life flips that model on its head, offering an integrated approach where Eastern and Western medicine, emerging science and holistic wellness work together.

Dr. Jaclyn believes that this approach is long overdue.

“At Love.Life, we’re redefining health care by bringing together an unparalleled team of experts, services and amenities all under one roof. Physicians, dietitians, health coaches, personal trainers, physical therapists, acupuncturists, energy healers and more work as one united team to truly understand and treat the whole person, not just symptoms.”

For Dr. Jaclyn, this is the future of medicine—where advanced science meets nutrition, movement and recovery. A breast cancer survivor, she knows firsthand the importance of a personalized, whole-body approach to health.

“As a physician,” she shares, “this level of care— where advanced medicine meets nutrition, movement and recovery; where East meets West; where triedand-true meets cutting-edge—is unlike anything I’ve experienced in traditional health care.”

We started my health journey with comprehensive blood work that gave me more insights into my body than I’ve ever experienced in my life. I got a snapshot of my overall health with 25+ diagnostic tests and labs that analyze 120+ biomarkers. I discovered nutrient deficiencies I never knew existed, gained critical insights into my hormones and even identified earlystage osteopenia through a DEXA scan—something I wouldn’t have known about for years without this level of testing.

With Dr. Jaclyn’s guidance, I’ve started bioidentical

“THE SOUTH BAY IS A HUB FOR ALL THINGS HEALTH, WELLNESS AND LONGEVITY, MAKING IT THE PERFECT PLACE TO INTRODUCE A WHOLE NEW WAY TO EXPERIENCE HEALTH CARE.”

hormone replacement therapy to address perimenopausal symptoms—something so many women struggle with yet receive little guidance on. In just a few weeks, my sleep has improved, my energy has increased and I finally feel like I have control over my health again.

Knowledge is power, and having real data on how my body is functioning has been life-changing. Instead of guessing, I now understand what my body needs and have a customized care plan to make me stronger, healthier and more resilient.

One of the most overwhelming parts of navigating health and wellness is having to go to multiple specialists, different clinics and separate labs to get answers. At Love.Life, that stress is eliminated. Everything is here in one place, and every practitioner works with the others to treat you holistically.

The Love.Life app makes it even easier. Every test result, recommendation and appointment is stored in one place, and all of my providers can communicate through a secure portal to collaborate on my care. No

more piecing together information from different offices—this is truly integrated health care.

Additional amenities include red-light therapy beds (for cellular repair and anti-aging), cryotherapy (for game-changing inflammation reduction and recovery), hyperbaric oxygen chambers (to boost oxygenation and healing) and cold-plunge baths (incredible for muscle recovery and circulation). You’ll also find Eastern remedies like acupuncture, Reiki and cupping.

The state-of-the-art fitness center includes weights, classes and a pickleball court. James, my Love.Life personal trainer, is helping me navigate my fitness goals, introducing me to weight-bearing exercises to combat my osteopenia and making me feel stronger.

When John Mackey created Whole Foods, he changed the way we think about food and nutrition. Now with Love.Life, he’s doing the same for health care. “When you join Love.Life, you’re not just signing up for a membership. You’re becoming part of a movement focused on empowerment and becoming the best version

of yourself,” he explains.

Instead of waiting until I’m sick to see a doctor, I’m proactively optimizing my health. Instead of treating symptoms, I’m addressing the root causes of imbalances in my body. And instead of feeling lost in the health care system, I feel informed, empowered and in control of my health journey.

Before joining Love.Life, I probably would have spent years searching for the answers I’ve received in one month. I now know exactly what my body needs, have a clear plan for building long-term health, and have access to world-class medical and wellness professionals who are invested in my success.

I came here looking for answers, and I found a whole new way to approach health, longevity and well-being. I’m stronger, sleeping better and finally feeling in tune with my body again. And for the first time in years, I actually look forward to going to the doctor. ■

Suzi Gulcher

BREATHING DEEPER

Suzi Gulcher got a new lease on life at Providence Little Company of Mary with a minimally invasive heart valve replacement that required almost no downtime.

It was only after her heart surgery that Suzi Gulcher realized how much her defective heart valve had been compromising her day-to-day activities. The 85-year-old Rancho Palos Verdes resident leads an active life—walking, gardening and volunteering extensively, including with Providence Little Company of Mary, where she has long served on the hospital’s board.

Suzi’s heart troubles began at age 3 when she got a strep infection, which became rheumatic fever and damaged the aortic valve in her heart. As an adult she always knew that the scarring of the valve, which lets oxygenated blood from the lungs return to the body via the aorta, could lead to problems and needed to be monitored. That’s why she sought the ongoing care of cardiologist Michele Del Vicario, MD, and subsequently that of his colleague, interventional cardiologist Rishi Kaushal, MD, at the Del Vicario Cardiovascular Center of Excellence at Providence Little Company of Mary.

When the aortic valve narrows—a condition known as aortic stenosis—and enough blood can’t get through, it causes symptoms like shortness of breath, chest pain and even fainting. The lower part of the heart may thicken as the left ventricle pumps harder to compensate for the impeded blood flow. Left untreated, the condition worsens and is eventually fatal.

But for many people, the symptoms are subtle and can be easily confused

with normal aging. “I didn’t realize I wasn’t feeling good,” recalls Suzi. “I wasn’t able to breathe deeply. Now, after the surgery, I enjoy just taking that deep breath.”

THE TIME IS NOW

Dr. Kaushal had been monitoring Suzi’s heart condition for more than eight years, and in 2024 he told her, “Now is the time.”

The surgery to repair aortic stenosis involves replacing the damaged heart valve with a new one. Before 2005, a heart valve replacement required openheart surgery and a lengthy and often painful recovery. However, with the Food and Drug Administration’s approval of the transcatheter aortic valve replacement (TAVR) technique, doctors had a new, much less invasive option for making the critical valve fix.

Dr. Kaushal remembers Suzi as a model patient. “She was ready to go as soon as we said it was time. She was optimistic but realistic as well. Suzi educated herself about the procedure, and she was a delight throughout the process,” he says.

In thinking back on her experience of February 2024, Suzi says, “The anticipation was the worst part.” As far as the actual procedure went, “It was virtually painless except for the incision. It took about an hour, and I remember being alert enough to ask for more anesthesia,” she says. Conventional surgery takes two to three hours.

“I WASN’T ABLE TO BREATHE DEEPLY. NOW, AFTER THE SURGERY, I ENJOY JUST TAKING THAT DEEP BREATH.”

RAPID RECOVERY

As in Suzi’s case, TAVR is usually performed with conscious sedation, aka twilight sleep, so the patient is awake and communicative when a catheter (a thin, flexible tube) is threaded into the heart to place a new valve over the diseased one. The patient’s recovery is rapid compared to conventional surgery, and the majority of TAVR patients go home the same day.

Suzi spent a single night in the hospital versus three to four for those who have general anesthesia and open-chest surgery. While TAVR patients are simply cautioned to avoid lifting more than 20 pounds for a couple of days afterward, conventional surgery patients must restrict their activities for at least a month.

WHO GETS AORTIC STENOSIS?

Aortic stenosis is the most common disease of the heart valve, affecting 200,000 people a year, according to the American Heart Association. You can have it for a long time before the symptoms become uncomfortable, which is why it’s a condition that’s mostly diagnosed after age 40.

Suzi’s experience with rheumatic fever as the trigger for her valve problem is rare; it’s much more often an age-related disease of wear and tear. As the heart pumps as much as 2,000 gallons of blood a day through the aortic valve, calcium can collect on it, impairing its function. All the usual risk factors for heart disease—being male, smoking, or having diabetes, high cholesterol or hypertension—can also contribute to developing aortic stenosis.

Dr. Kaushal worries that the disease is widely underdiagnosed and may be missed during routine doctor visits. If a primary care doctor does notice a heart murmur, that symptom warrants further diagnostics, he says, possibly including an ultrasound of the heart known as an echocardiogram.

“We’re trying to educate the medical community about early diagnosis,” he says. “We’re just not capturing all the cases at this point.” And that’s a problem, he notes, because “aortic stenosis is a progressive process. It’s going to get more severe over time.”

Suzi is relieved and grateful to be rid of her lifelong heart problem and is enjoying every day. She continues as a patient of Dr. Kaushal, saying, “He’s one of the world’s nicest people.”

How TAVR Works

Transcatheter aortic valve replacement (TAVR) is a minimally invasive alternative to traditional open-heart surgery when a diseased, defective or damaged heart valve needs to be replaced. With surgical aortic valve replacement, the surgeon first opens the anesthetized patient’s chest and then opens the heart to place the valve. With TAVR, none of that is necessary.

Instead, TAVR begins with the operating physician making a small incision in the patient’s femoral artery in the groin, then threading a thin catheter into the patient’s beating heart to deliver a replacement valve contained in a stainless steel stent, which is carefully fitted over the diseased valve without removing it. Once the new valve is placed, it opens up so it can take over the job of regulating blood flow.

The patient stays conscious, although sedated, during the hour-long procedure, which also speeds recovery time since there’s no post-anesthesia awakening needed. Postsurgical pain is usually minimal, and most patients return home the next day.

Sound of His Generation

Written by Tanya Monaghan | Photographed by JP Cordero & Weiss Family

At just 13 years old, Saxon Weiss speaks about music with the depth and wisdom of someone who spent decades mastering his craft. Raised in Palos Verdes, Saxon’s journey into music was anything but conventional. Unlike most kids who dabble in instruments through structured lessons, he picked up the drums at age 2 and the ukulele at 4—simply because he was drawn to them.

With an old soul and an uncanny ability to channel the essence of the greats who came before him, Saxon is redefining what it means to be a young musician. He has already played with music legends and captivated audiences at festivals. It’s not just that he’s talented beyond his years. He also has a profound connection to music, a gift he believes is from God.

“When I was 3 or 4, we had this really crappy ukulele lying around the house,” Saxon recalls with a laugh. “I picked it up, asked my dad to show me a few chords, and when I wanted to learn more, he had to look it up.”

That same curiosity led him to the drums. At just 2 years old, he sat down at a Sam Ash Music Store and instinctively played a beat. “One of the workers asked my dad how long I’d been playing, and my dad was like, ‘Uh, he just sat down.’”

His natural inclination for music didn’t stop there. The ukulele soon gave way to the guitar, and by 7 he was performing at local venues and even a bar in Maui, where he played “Island Style” just when Hawaiian singer-songwriter legend John Cruz happened to walk in. “Everyone was like, ‘John Cruz is here!’ So, of course, I played the song again.”

Saxon’s early years were steeped in a blend of classic rock, jazz and Hawaiian slack-key guitar, thanks to his family’s deep love of music. “We watched a lot of concerts at home,” he says. “The Grateful Dead was a staple, but my favorite band at the time was actually Iron

Maiden. People always go, ‘Really?’ But there’s something about their melodies that just stuck with me.”

His musical education has been mostly self-taught, though he’s taken classical guitar lessons since he was 8 with Alexander Milovanov—a strict but brilliant instructor who insisted Saxon learn to read music instead of relying solely on his remarkable ear. He also studies jazz and theory with Dan O’Sullivan, who helped him develop a newfound respect for jazz.

“At first, I kind of scoffed at jazz,” Saxon admits. “But once I listened, I realized how complex it is. It opened up my ears to so many things.”

Perhaps one of the most surreal moments of Saxon’s young career was meeting musician Jackson Browne. What began as an invitation to a concert ended with Jackson personally gifting him a 1967 Gibson ES-125 guitar. “He called me the next day and said, ‘I want to give you one of these two guitars. Come pick one out.’” The guitar Saxon chose, a vintage beauty with a rich tone, had

been featured in one of Jackson’s old photo shoots.

Saxon has already built an impressive resume. He’s played at BeachLife Festival multiple times—first as an attendee in awe of artists like Willie Nelson and The Beach Boys, and now as a featured performer under his own name. He’s also shared the stage with the likes of Donavon Frankenreiter, sitting in on a set at BeachLife Nights with no prior rehearsal.

“We met the night before, and he said, ‘Come play with us tomorrow.’ I showed up, and at the end of the set, they told me to stay up there.” It was such a success that Saxon was invited back to play with Donavon at Saint Rocke to close out 2024.

Saxon’s network of legendary musicians continues to grow. Thanks to his regular appearances at Norman’s Rare Guitars—a famed shop in Tarzana—he’s jammed with and been mentored by heavyweights like Vince Gill, Tal Wilkenfeld and Eric Johnson. “Norm really put me on the map,” he says gratefully. “He introduced me

“I just want to play music, share it with people and keep growing.”

to so many people, and he’s always plugging my name whenever he gets a chance.”

That name is gaining traction fast. Saxon was recently honored with Lowden Guitars’ emerging artist award, a recognition that further cements his place as a rising star. Around the same time, a mysterious benefactor named Kenny from Hawaii reached out to Norman’s Rare Guitars with a request: He wanted Saxon to pick out an instrument for him, with a budget of $8,000. After selecting a Les Paul Custom Shop Murphy Lab, Saxon was stunned when Norm turned to him and said, “Kenny just bought this for you.”

He’s building a recording studio and preparing to release his debut album—a collection of original songs he’s written over the years. His songwriting process, much like his approach to instruments, is rooted in instinct.

“I always start with the music first,” he explains. “A lot of people write lyrics first, but for me the melody and chords come naturally. Sometimes I don’t even

know what the lyrics mean until after I write them.”

One of his songs, written before the Maui wildfires, took on new meaning after the devastation. “It wasn’t originally about the fires, but it just fit,” he reflects.

“It’s weird how that happens.”

Beyond music, Saxon remains deeply connected to his coastal roots. A passionate surfer, he spends his mornings catching waves before diving into guitar practice. “It’s all about balance,” he says. “That’s why I switched to online school—it gives me the flexibility to focus on both music and surfing.”

With an invitation to play at Gibson Garage Fest in Nashville, continued performances with Donavon Frankenreiter, and ongoing mentorship from Jackson Browne, Vince Gill and Eric Johnson, Saxon’s future is limitless. As he stands on the cusp of releasing his first album and stepping further into the spotlight, one thing is certain: This is just the beginning. “I just want to play music, share it with people and keep growing.” ■

Fearlessness Is a Person

Born with a surfboard under her arm and a skateboard under her feet, Teagan Meza balances supernatural talent and hard work to make her a force to be reckoned with. Teagan has a level of discipline seldom seen in adults, much less a 12-year-old. Her daily routine entails hours of training and recovery.

“It’s hard,” Teagan acknowledges when asked how she finds the motivation every day. “But I love it.”

Although her feats are impressive as individual accomplishments, her family is an important part of who she is both in and out of the water. Teagan has been surfing since age 2. Her mom, Andie, pushed her into waves in shallow water, and her family cheered like it was the Super Bowl with every wave she caught. Her dad, Carlos, taught her how to skate around the same age.

“We all push each other to be better,” Teagan says when asked about how her family supports her. With two older siblings and a younger brother, she has the unique opportunity to be a student and a teacher. She spends time helping her younger brother, Ocean, learn the skills she achieved at his age, often pushing him into the same jetty.

After watching her older siblings complete a vertical drop-in—the kind of skateboarding skill that makes a non-pro nervous—4-year-old Teagan insisted that she wanted to try. Though both parents and a skateboarding professional said “no,” she refused to budge. They compromised and decided to hold her hand on her first attempt. Her board tipped over the edge, and as if she had done it a million times before, she flawlessly executed a 12-foot drop-in.

While she’s surfed most of her life, her relationship

with the sport changed drastically after she began competing. “The moment I won my first big competition is a memory I remind myself of when training is hard,” Teagan shares. “I think, ‘I want to feel that again.’”

Teagan’s competitive spirit gives her an intrinsic motivation that pushes her to be great. With two USA Surfing national championships, three National Scholastic Surfing Association national championships and six NSSA Western championships to her name, she proves herself to be a powerhouse of a competitor.

Despite her elevated caliber, she frequently reminds herself that “the best surfer out there is the one who’s having the most fun”—a saying imparted by her first surfing coach. While a sense of competition is necessary, Teagan doesn’t let it distract her from her innate love for the sport. “I’m grateful I get to do what I love, and I’m grateful that what I love is surfing.”

Both surfing and skating communities rely on multigenerational practices, passing down the skills and lessons from older to younger generations. Teagan understands the importance of both teaching and being taught within these communities.

She sets aside time to help out younger surfers, giving them advice when they need it and helping them in the water. She receives advice and mentorship from the older surfers she’s surrounded by. She’s also motivated by surfers like Carissa Moore, inspired by her mental and technical ability.

Athletes like Teagan are the future of sports. Pushing beyond what she’s told she can or cannot do, Teagan’s courageous and generous spirit will take her far. ■

“I’m grateful I get to do what I love, and I’m grateful that what I love is surfing.”

KEATON HANCE
Written & photographed by Kat Monk

Before Keaton Hance could even crawl, his mom kept count of how many seconds he could do “tummy time,” a practice that helps infants strengthen their neck and arms and improve motor skills. So when baby Keaton— or one of his three siblings—hit a personal best, it was usually met with excitement and praise from his athletic parents.

Keaton is the youngest child of Courtney and Ken Hance, both top-notch tennis pros and owners/operators of the South Bay Tennis Center. Keaton can’t recall a time when he was not playing tennis. Brother Connor, 26, and sister Kimmi, 22, both played for the University of California, Los Angeles, while sister Kenadi, 28, played for the University of Washington.

At age 17, Keaton is a highly coveted member of Team USA. This blue-chip recruit recently committed to play Division I tennis for the Texas Longhorns at the University of Texas at Austin. With two more years left to compete in the International Tennis Federation (ITF) World Tennis Tour Juniors, he’s already set his sights on one day winning the Grand Slam.

“As long as Keaton remains healthy, the sky is the limit,” shares local tennis coach Allen Yap.

Keaton recently came home to compete in the Indian Wells Open tournament in Palm Desert after spending two months in South America playing for the United States Tennis Association (USTA) in Peru, Paraguay and Brazil. “Indian Wells is my favorite tournament of the year,” he explains. “I was born and raised in Southern California, and my family and friends can come and watch me play.”

He models his game style after Rafael “Rafa” Nadal, the Spanish tennis pro he dreams of meeting one day. Keaton’s rankings recently climbed from #320 to #22 on the ITF juniors tour. “Keaton’s hard work is paying off; let’s keep it rolling,” says Jose Caballero, his USTA development coach, who believes Keaton’s commitment and athletic ability make him a unique player.

This young tennis player is surely the full package: talented, calm and confident. Anyone familiar with the recent tennis film Challengers starring Zendaya understands the discipline and dedication required to get to

“Keaton’s

the top, especially at the juniors level. “We are trying to help him make good choices so he is not distracted or derailed,” says Courtney.

Sponsored by Adidas and Babolat, he would love to add Chipotle to his list of sponsors. “I can see a Chipotle patch on my sleeve,” Keaton says, sharing that his go-to Chipotle meal is a chicken bowl with white rice, black beans, corn, cheese and sour cream. “I order the same thing every time.” Clearly he needs plenty of fuel to perform at the level he’s training.

Next up on his calendar are the Bakersfield Open, Junior French Open and Junior Wimbledon. From here to Europe and beyond, his family will be there to cheer him on. But Keaton knows that the path to success is solely in his court. ■

Advocacy in Action

MONA CHO

The internet can be a lawless and terrifying place, but Mona Cho is working to change that. As the founder of DOSE (Digital Online Safety & Empowerment) Initiative, she works with people of all ages to start conversations about the prevention of online harassment. She believes that as the world advances, everyone deserves a safe internet.

“Online abuse can be thorny and uncomfortable, especially for parents,” Mona says, “but as scary as it is, continuing to talk about it is the first step to a solution.”

Mona works as an intergenerational translator, catering to parents and children alike in sharing DOSE’s message. However, DOSE Initiative stems from the framework of empowering young people—especially young women—to talk about online harassment and abuse.

“Progress is coming, but every person is in control of how you communicate with and protect the people you love.”

DOSE Initiative has a coalition of advocates from around the world—from Los Angeles to Malawi—who host their own seminars discussing issues of online harassment, as well as advocate for local and national policy change.

With the development of unchecked AI usage, DOSE has more work to do with the education of deep-fake abuse material. “Progress is coming,” Mona says when asked to share a message of hope, “but every person is in control of how you communicate with and protect the people you love.”

When asked about her future goals, the Mira Costa student describes wanting to “dismantle online predatory networks and create the security networks the internet needs.” She wants to expand DOSE’s message, educating more people and communities about the issues many young people will face on the internet.

As technology rapidly evolves, people like Mona shine as beacons of rationality and safety. She finds simplicity and humanity in complicated problems and, in turn, helps make the world a better place. The future may be uncertain, but Mona and DOSE Initiative offer a shift toward goodness.

With an observant nature and the ability to identify both problems and solutions, Esha Warrier welcomes a meaningful challenge. As the founder of stressSOS, Esha gives teens accessible mindfulness strategies to combat the modern teen stress epidemic.

“stressSOS was a creation inspired by the needs of my community and myself,” she shares. Observing

the mental health struggles of her peers, Esha created a platform “by young people, for young people” so it would uniquely reflect her target audience. The goal: promoting self-awareness and preventive mental health care to build strong and resilient minds.

“There is a better way to manage stress through sustainable coping mechanisms,” she says. “Meditation has a stigma around it, but it’s not really that scary, and you can make it work for you.”

Esha drafted expert-level content in both her workshop and development materials, providing a free resource to teens coping with academic, social, overload and other stresses. The platform, thoroughly crafted by Esha, was meticulously designed to be self-sustaining

for ongoing use. A masterful synthesis of research and practice, Esha’s work exceeds that of a high school senior and is comparable to a graduate student.

When she isn’t running workshops at allcove Beach Cities, she edits the Vistamar School yearbook—collecting photographs and insight from all areas of the school and encapsulating unique memories. She is also captain of the soccer team, dedicated to keeping her team motivated and happy.

After her education, Esha wants to continue being a social entrepreneur, helping solve pervasive societal and mental health issues. She hopes to make the lives of others just a little easier in any way she can. ■

EMPOWERING THE NEXT GENERATION

As their own families expand, two local financial advisors offer comprehensive financial planning with holistic investment advice to multiple generations of clients.

Financial advisors Giorgina Mei Nguyen and Aleksandr Chkadua are passionate about providing insights and tools to guide their clients at EP Wealth Advisors on the path of being purposeful stewards of their assets. As CERTIFIED FINANCIAL PLANNER™ professionals and South Bay locals, Giorgina and Aleks specialize in assisting professionals and families—and the next generation—in crafting financial plans tailored to their unique goals and aspirations while working with them to preserve wealth across generations.

In addition, Giorgina and Aleks are both new parents. Their individual journeys have reinforced their commitment to assist growing families with achieving ongoing financial independence. Giorgina and her husband, Peter, welcomed identical twin boys in 2024, and Aleks and his wife, Maria, are welcoming their first child this summer.

“Although I wouldn’t have it any other way, my husband and I weren’t expecting to have two children at once,” Giorgina shares. “We had to adjust our plan for increased spending and make decisions on how to remain on track with our current and future goals. I’m now more passionate than ever about helping clients navigate the various seasons of life and making informed decisions about long-term financial planning for themselves and their families.”

As a soon-to-be parent, Aleks is preparing for the financial responsibilities that come with raising children. “With a growing family, balancing time between family, work and finances can be quite a juggling act,” he says. “I strive to provide my clients with proper guidance, support and dependable service, allowing them to focus on what matters most to them.”

With years of experience helping clients navigate financial decisions and family dynamics, Giorgina and Aleks emphasize starting conversations with loved ones about finances early. This includes:

Educating on financial literacy. Involving children in financial planning helps instill good financial habits. Teaching them about budgeting, saving and investing helps them build foundational skills for managing their finances and making informed financial decisions.

Engaging in ongoing dialogue. Approach financial conversations with your children thoughtfully, considering their maturity and readiness. Having open discussions about money, savings and inheritance can demystify financial concepts. Preparing for future responsibilities. Transparency in financial matters fosters trust and reduces potential future disputes. Discussing these plans openly ensures that all family members are aware of and can respect your decisions.

Aleks and Giorgina are committed to assisting clients in building multigenerational wealth—ensuring that the next generation is prepared to contribute to the long-term financial well-being of their own families.

WELCOME TO THE NEIGHBORHOOD

Luxury boutique real estate experts show clients their hometown pride.

Typically, when you talk about a real estate agency, it’s good to dive into their results. How many houses have they sold? What’s their revenue? How many transactions? In the case of the Jen Caskey Group, these facts and figures are all quite impressive.

But we’re talking about a boutique agency that actually transcends results. This is a group of our neighbors who have not only made the South Bay their home, they have made a business completely tailored to and inspired by the place they call home: Manhattan Beach, Hermosa Beach, Redondo Beach and Palos Verdes.

Let’s start with founder Jen Caskey. She grew up in Manhattan Beach and attended Robinson Elementary and Mira Costa High School. She also attended a real-life version of real estate school led by her mother, a Realtor throughout Jen’s childhood.

Jen has been helping introduce new neighbors to her community since, well, forever. Jen’s mother encouraged her to get into the business, and she got her first job in 1991 after attending the University of Southern California.

Now let’s talk about the team: All locals. All beach-obsessed. All integral parts of the community. And if you ask anyone who has worked with them, you will hear just how nice they all are. How’s that for credentials?

Many of them have spent their entire lives in the South Bay. Each is involved in local nonprofit organizations, community groups and athletic teams. Each is a true

product of this magical community.

“Giving back simply makes sense,” Jen says. “My job is to bring new neighbors into the South Bay. It only seems right that I work tirelessly toward making it a great place to live.”

Jen and her team not only expertly support clients with buying and selling homes, they are also here to help newcomers integrate into the South Bay way of life. To say they have an intimate knowledge of the schools, businesses, neighborhoods and fish tacos would be an understatement.

It is also their promise that after the real estate transaction is complete, the friend- ships they have developed during that time will continue indefinitely. They have a 100% success rate in that department. Just ask their friends, many of whom began as clients.

As for those credentials, we’re talking about more than 30 years of local luxury

market knowledge, in-house marketing, and social media and technology expertise.

The Jen Caskey Group is the #1 team at Compass South Bay, and Compass is the #1 brokerage in the country. Their association with Compass means clients get early access to properties, the most advanced real estate technology, and many sophisticated tools and connections.

The Jen Caskey Group is located in the heart of Downtown Manhattan Beach. Stop by for some advice, a coffee or just to get down to the business of real estate. You’ll feel right at home!

All About Kids PROFILES

When it comes to raising children, there is no better place to do it than the South Bay. Our exemplary schools and businesses provide stimulating care and a loving environment for our kids and help us navigate parenthood. In this profiles section, discover some of these organizations and get to know the people behind them. They remain firmly committed to cultivating bright, confident and capable young people—our legacy and our future.

Rolling Hills Preparatory School

Rolling Hills Preparatory (RHP) was established in 1981 and serves students in grades 5–12 on a 15-acre campus. In addition to strong academics, the school offers various opportunities in student leadership, the arts and CIF athletics. Here, the school shares the stories of five seniors—their decision to attend Rolling Hills Prep, how that decision has leveraged their future and what motivates them to do their best.

CHLOE SCHMIDT

Chloe came to RHP needing extra support after struggling in elementary school. In fourth grade, her teacher recognized that she had a learning disability, but the school district didn’t provide accommodations. After Chloe was diagnosed with auditory processing disorder, her parents chose RHP as the best environment for her growth. She has thrived academically and now takes AP and honors courses.

One of the most valuable lessons Chloe has learned at RHP is self-advocacy. Her hard work has paid off, earning her acceptance into 10 universities, where she plans to major in nursing. Motivated by her family, Chloe lives by her mother’s words: “Have courage and be kind.” As RHP’s student body president, Chloe is grateful for her journey and the unwavering support that has shaped her into the person she is today.

MATEO TRUJILLO

Mateo joined RHP in sixth grade, when his parents sought a smaller, academically focused school. Drawn to the personalized approach, he has excelled and maintains an impressive 4.7 GPA. The small class sizes and strong relationships with teachers help him stay motivated and push himself academically.

Mateo has been a standout leader on the boys’ basketball team, earning the Daily Breeze Player of the Year award and a spot on the All-CIF First Team in 2024. His relentless pursuit of excellence, both in sports and academics, has defined his RHP experience.

He believes that striving for perfection—even if unattainable— leads to greatness, a mindset reinforced by Coach Kitani. Mateo embraces the high expectations placed on him—lessons will stay with him as he moves on to the next chapter of his journey.

KELI QUAN

Keli transferred to RHP as a sophomore, looking for a strong basketball program and a supportive academic environment. She quickly embraced the smaller class sizes, which helped her learn more effectively, ask questions and participate without fear. With a 4.3 GPA, she has balanced her studies and athletics and thrives in both.

Keli is motivated by the resources and sense of community that have helped her grow. College counseling provided invaluable guidance, and participating in symposiums and lectures taught

her to stay calm and present while speaking. These experiences have prepared her for life beyond RHP. Keli carries with her the wisdom of both her coach and her dad—understanding that it’s not the situation but how you respond, and that as long as she gives her all, she has done her part.

AIDEN LUNZER

Aiden came to RHP in fifth grade after struggling in elementary school. His teachers have built strong relationships with him, making learning a collaborative experience. For the first time, he felt part of a community.

Aiden has maintained an A average and serves as president of the National Honor Society. He has helped rebuild the school’s nature walk while working to preserve the endangered blue butterfly on RHP’s federal reserve. Aiden teaches an acoustic band class to middle and high school students and plans to attend Belmont University’s School of Music in Nashville.

Aiden believes that life is about being present, making a difference and staying involved. His mantra is to “live in the moment, make as much of a difference as you can and be involved in the community.” He knows that true fulfillment comes from connection and contribution.

MYCHELA GREEN

Mychela joined RHP in sixth grade, drawn to its supportive environment and opportunities for growth. One of her biggest accomplishments has been helping establish the first-ever Black Student Union at RHP and serving as its president. She has led impactful events like Black History Month, Juneteenth projects and successful fundraisers.

Her time at RHP has made Mychela more socially and mentally aware. She values love, peace, sisterhood and ambition, believing success is about growth and not just achievements. As she prepares to attend the School of the Art Institute of Chicago, she carries the lessons of leadership, resilience and the power of community with her.

Mychela is motivated by self-reflection and development. “Being at your peak doesn’t make you whole or genuine. We need to constantly be reflecting, developing and reassessing,” she says.

level. To better serve our diverse community, we have introduced Spanish-led classes, ensuring that language is never a barrier to participation and learning. Additionally, we continue to explore ways to make our programs welcoming to players of all abilities by fostering an environment that prioritizes fun, development and a sense of belonging for every child.

HIGHLIGHT SOME NOTABLE ACHIEVEMENTS BY YOUR CLIENTS.

We celebrate every milestone along each kid’s soccer journey. One inspiring success story comes from a local player who began in our Galaxy Juniors program (1.5–7 years), developed their skills through Skills Training (7–14 years) and progressed into our new Grassroots program (5–14 years). They were identified by our coaches as a standout player and invited to our Elite Camps (10–16 years), and now they’ve reached the highest level of youth training LA Galaxy Youth offers: the Galaxy Discovery Program. Their journey has become a family affair, with a younger sibling now starting their own path in Galaxy Juniors. LA Galaxy Youth provides a true soccer journey, offering young athletes the opportunity to grow within our programs while fostering a lifelong love for the game.

HOW DO YOU CREATE A FUN, IMAGINATIVE ENVIRONMENT FOR YOUR YOUNG CLIENTS?

We transform soccer into an exciting adventure where kids immerse themselves in imaginative experiences that make learning fun. Whether they’re dragons defending their castle, safari leaders exploring the field or captains leading their team to victory, our sessions engage young players in creative storytelling while building fundamental soccer skills. From cone towers to Hungry Hipposinspired games, every activity is designed to spark joy, keep kids active and foster a love for the sport.

We also bring this energy into our birthday parties, where families can design their own experience, allowing both kids and adults to create a world of fun and celebration. We provide the space, the energy and the LA Galaxy magic to make every moment unforgettable.

Whether it’s an extra hair tie, a bottle of water or a warm cup of coffee (for parents!), we go the extra mile to make you feel like family. We’re always available to answer questions or offer guidance to make your experience seamless and enjoyable while keeping the focus on the kids’ growth and fun.

WHAT DO YOU FIND MOST INTERESTING ABOUT KIDS’ PERSPECTIVES?

Our kiddos see endless possibilities in everything. A balance beam isn’t just a beam—it’s a pirate plank, a rainbow road or a branch with a hanging koala. Their imaginations make movement exciting!

HOW DOES YOUR BUSINESS STAND OUT?

We prioritize joy, confidence and movement fundamentals in all our offerings. Our growth mindset encourages each child to embrace their progress, big or small. With small-batch classes, supportive coaching and a creative approach, we ensure that every child feels successful and is excited to keep growing.

HAS YOUR BUSINESS UNDERGONE EXPANSIONS?

Yes! In addition to our current city contracts in Manhattan Beach and El Segundo, we’re excited to reach even more families through local parks and recreation programs. Coming later in 2025, we hope to launch more Cartwheelin’ Cuties® classes in four new city locations.

Peninsula Heritage School

Peninsula Heritage School was founded in 1961 by a group of parents seeking a challenging and values-based education for their children. Over the years the school expanded, moving to its present site in 1976 and later adding a middle school campus.

HOW DOES YOUR SCHOOL STAND OUT?

Peninsula Heritage’s character education started with the opening of the school and continues through 64 years to the present. In addition to a full academic and co-curricular program, our teachers and administrators emphasize our six character qualities of Caring, Attitude, Respect, Gratitude, Perseverance and Self-Control throughout the school day. Our graduates are often noted by their high school teachers and administrators for their outstanding character and positive attitude.

WHAT MAKES PENINSULA HERITAGE ENGAGING?

Our students find that school is particularly engaging since our teachers frequently prioritize hands-on learning. For instance, in the science lab we empower students to actively engage with the curriculum and explore scientific concepts through

practical experiences. In the photo above, kindergarten students are building a rainbow density tower—identifying patterns and observing how water behaves with varying amounts of sugar (each amount colored differently) that create different densities. This hands-on experiment not only deepens their understanding of density but also sets the stage for more advanced explorations in later grades, ensuring a strong foundation for future scientific learning.

HOW DO YOU ENCOURAGE MIDDLE SCHOOL STUDENTS TO DEVELOP BEYOND ACADEMICS?

During the elective Genius Hour, students in grades 6–8 are free to engage in activities and build skills beyond curriculum. One student wanted to play the cello. With no prior experience, he consulted with our music teacher, rented a cello and launched a learning program using online videos. Witnessing his enthusiasm, his parents provided lessons and later purchased a cello. After graduation from Peninsula Heritage, he joined high school performance groups and came back to campus to perform at an allschool assembly. Now at university, he performs with a 13-member string ensemble and relishes the opportunity to compose music.

Vistamar School

Founded in 2005, Vistamar School serves 240 high school students and offers a 7-to-1 student-teacher ratio and an average class size of 14. The school combines challenging college-prep academics with a range of extracurricular activities including 22 athletic teams, 30 student-led clubs and affinity groups, and an active performing arts department.

WHAT FEATURES OF YOUR SCHOOL MAKE THE EDUCATIONAL EXPERIENCE ENGAGING FOR KIDS?

Our students learn to defend their thinking by articulating their viewpoints clearly and persuasively. They learn deeply, collaborate effectively, appreciate multiple perspectives, and are equipped for real-world problem-solving and future success.

Vistamar’s academic programs prepare students for success, including 20 AP and 12 honors courses. Our exceptional faculty members inspire students, instilling a love of learning and discovery. Vistamar’s teachers—80% of whom have advanced degrees including eight PhDs—encourage students to think expansively, find connections between themselves and others, and consider their role as global citizens. They ensure that every student is mentored and seen.

IN WHAT WAYS IS YOUR SCHOOL ACCESSIBLE TO KIDS FROM DIVERSE BACKGROUNDS AND ABILITIES?

Founded on principles of equity, inclusion and belonging, Vistamar’s multicultural curriculum, active student co-curricular life, lively family engagement and educational programming foster a community where students continuously learn from one another’s varied backgrounds and perspectives. Collaboration among people of diverse backgrounds is central to preparing students for success in the 21st century.

HOW DO YOU PREPARE STUDENTS FOR COLLEGE AND BEYOND?

The colleges and universities Vistamar’s graduates attend reflect the selectivity and variety expected from one of Los Angeles’ finest independent schools. College prep at Vistamar is a four-year process, culminating with students choosing colleges where they can thrive and excel. Vistamar alumni report that the leadership and collaboration skills acquired at Vistamar give them a distinct advantage in college. They graduate with the confidence and skills to be leaders in their lives beyond college.

Notre Dame Academy

For 75 years Notre Dame Academy has served high school girls from across Los Angeles. Recently NDA expanded with an all-girls middle school on the same campus. In addition to academics, the school offers a competitive and awardwinning athletics program, a dynamic arts program, student life activities and exciting co-curricular teams.

HOW DOES YOUR SCHOOL MAKE THE EDUCATIONAL EXPERIENCE ENGAGING FOR KIDS?

Our innovative experiential approach to education celebrates each young woman and encourages her to discover and develop her unique gifts. Students explore diverse fields and have meaningful conversations in our Symposium Series, which features guest speakers from diverse fields. Regals gain valuable real-world insights through enriching field research trips and company visits. Our exploratory approach challenges each student to forge her own unique education path with an academic emphasis that reflects her interests and talents. Expert faculty foster academic excellence and a love for learning, while our competitive athletics program and dynamic arts offerings guarantee a comprehensive middle and high school experience.

IN WHAT WAYS DO YOU HELP STUDENTS SUCCEED?

Informed by timeless Catholic values, an NDA education reflects the most current, well-researched methods tailored to how girls learn, grow and thrive. With rigorous academics, intentional leadership training and the support of a strong sisterhood, NDA prepares young women to impact their workplaces, industries and communities. Our efforts have not gone unnoticed. In both 2023 and 2024, Notre Dame Academy earned the Advanced Placement Platinum status and the Access Award for its exceptional commitment to AP excellence across all socioeconomic levels.

HOW DOES YOUR SCHOOL STAND OUT?

For the first time in our history, more than half of our graduating class (in 2024) entered college with a STEM-related major. The career pursuits of the class of 2025 are also trending this way. More importantly, our students are motivated to consider ways to use their gifts to support their community. This trend reflects Notre Dame Academy's holistic approach to educating young women, encompassing academic preparation, spiritual formation and social-emotional learning while exposing students to a wide array of career options.

A COUPLE SETS OUT TO BUILD A RETREAT ON THE STRAND IN MANHATTAN BEACH AND TAPS A LAUDED ARCHITECT TO INFUSE THE PERFECT BALANCE OF COMFORT, PRIVACY AND INGENUITY.

For Ryan and Brita Wald, establishing a home in one very specific area of Manhattan Beach was a longtime dream. “I moved to Manhattan Beach from Texas in 1999, and it became a goal of mine to live on The Strand someday,” says Ryan. “I started out in a triplex in El Porto, and Brita had grown up going to the beach.”

When they initially found the site of their home a few blocks from Bruce’s Beach several years ago, they knew they wanted to start from scratch. “We bought it as a teardown,” says Brita of the pseudo-gabled, Mediterranean-style house with plaster columns. “It was a 1930s original build, and it had been remodeled over the years.”

Gaining inspiration by driving and walking through the neighborhood and seeing homes they liked, they ultimately settled on KAA Design Group to assist with the approximately 7,000-square-foot home. The firm’s

projects include the Los Angeles County Museum of Art and residential designs for notable, high-profile clients.

Together they developed Ryan and Brita’s vision for a comfortable, private, indoor-outdoor home with a tropical feel. The couple—who have two sons, ages 14 and 11—wanted a yard for their active lifestyle, spaces for relaxing and entertaining, and ample storage. The overall design approach was equally important to them as the firm selection.

“You see homes you like in the neighborhood, and all of them were done by KAA, so that part was easy,” explains Ryan. “But once we got into their process, we loved sitting down and having to think about questions like: ‘What do you want out of this home?’ and ‘What’s important to you?’ They took all of that and synthesized it.”

This aspect of the initial planning process is key, says Grant Kirkpatrick, founding partner of KAA Design Group. “We start every project with what we call our ‘vision process.’ We’re trying to create a story with them. We have a proprietary way of mining the story, with the clients’ lifestyles and what this property affords and restricts. It’s like making a movie; you have to develop the script and assess what is this about.”

The final design, which Grant calls “an ode to the

beach and coastal lifestyle with a hint of tropical influence in materials and landscape,” was a calculated amalgamation of their expressed interests, ideas and ingenuity utilizing the additional square footage of the rare oversized lot.

The exterior of the four-level, five-bedroom home is clad in weather-resistant wood called sapele, Nevada Gold Texas limestone, and painted aluminum louvers and metal accents. The interior features an elevator, a

“WHEN OUR FRIENDS AND FAMILY COME TO STAY, THEY ALWAYS SAY THEY FEEL LIKE THEY ARE ON VACATION.”

dog run, a basement-level spa and wellness space with a gym and dry sauna, and a theatre for movie nights. There’s also a beach game room with a pool table and full bar, and an open-air terrace adjacent to the primary bedroom with heated floors, a fireplace and a wall-mounted TV.

“What I cherish about this project is it allows you to live an outdoor lifestyle on the beach but with comfort and sophistication,” explains Grant. “I love how it all connects, and I think it really will stand the test of time.”

The outdoor space, enveloped by a lush landscape with plants like Kentia palm and Ficus rubra, is multifunctional and offers privacy from The Strand. The lawn and multiuse courtyard are perfect for lounging, entertaining, and the boys’ sports and activities.

A clever solution for both Brita’s desire for a yard and Ryan’s wish for a swimming pool is the hydraulic, 12-by-15-foot pool discovered by the home’s builder,

Matthew Wachtfogel, and constructed by Canadian company AKVO Spiralift. The high-tech pool features a mobile floor that seamlessly converts and transforms into a hard surface and basketball court or a splash pad at the push of a button. “When the floor is up, you would never know a pool was there,” says Brita.

Inside, local interior designer Lynn Pépe of Pépe Studio, Inc. opted for a palette of soft blues, greys and sea-inspired tones to complement the ocean views and custom touches including bathrooms appointed in different styles of custom tile. “She did a fantastic job,” says Brita. “Everything is custom. I’ve had people ask where they can buy things—basically everything was made.”

In the primary bedroom on the top floor, sentimental touches include a photo Brita gifted to Ryan with significant dates for the couple, including their first date and wedding. On the opposite end of the top level, the two boys’ rooms are a creative, personal nod to both of them—bunk beds and a rock climbing wall in one and a custom-built loft bed with a thatched roof in the other.

“I’m obsessed with this room,” says Brita of the latter. “We built a surf shack with stairs that lead to his bed. The bottom level is an oversized playhouse that’s currently being used as a reading nook/library or sleepover bed.”

The home has now become a hub for just about every family need imaginable. “We were able to accomplish having multiple entertainment and party areas, and we were able to accomplish having a yard and a pool that we wanted,” says Ryan. “It’s also accessible for our parents. We packed a lot in. When our friends and family come to stay, they always say they feel like they are on vacation.”

For Brita, it’s become a haven for peace and comfort. “I’m a homebody, and I’m very happy here.” ■

Treasures Interior Design’s Valerie Sartini talks Kate Hudson, dicey PTA meetings and relaxing with intention.

Valerie Sartini of Treasures

Interior Design is a picture of grace and sunshine as she puts the kettle on. She’s preparing afternoon tea and sitting down to chat about what she thinks is important now when designing homes for real, everyday families here in the South Bay.

As she places her steaming tea on a hand-painted ceramic coaster and sinks into a favorite armchair in her living room, Valerie smiles warmly. As if on cue, she says, “One of the things I’m focused on now for my clients is creating tranquil spaces in their homes. When I start designing a space, I look for carve-outs for each member of the family where they can retreat and reset.”

Valerie talks about why this is necessary, especially now. “We live in a fastpaced, high-tech, tricky world. A home should be a refuge from it all—work, school, the 405. Heck, even the occasional PTA meeting gets dicey from time to time!” she says with a wink.

So what kinds of spaces is she designing now to meet those needs? What might that look like in today’s home?

Valerie lights up with a so-glad-youasked look. “In our community, we can be outside a good part of the year, so I love outdoor spaces that blend nature and natural materials. Setting up a comfy seating area with throws near a fire feature where we can relax, visit with each other, or simply check out and read for a

“I

LOVE OUTDOOR SPACES THAT BLEND NATURE AND NATURAL MATERIALS.”

bit restores us.”

She knows that a nook with a favorite chair, a window seat, a hangout corner of a bedroom with pillows or poufs, or even a familiar stool at the kitchen counter can serve to center us.

“There is a cute new show I’ve been watching on Netflix with Kate Hudson that, through exterior shots, indicates that the main character lives in Manhattan Beach,” Valerie says. “Her character has a high-stress job as the owner of a professional Los Angeles basketball franchise. Her home is her refuge. She takes time in spaces where she can motivate herself, creatively problem-solve and blow off steam. Her home is another character in the show, and it’s fun to watch.”

Such breaks are necessary for all of us, Valerie believes. From a woman with so much energy and enthusiasm for what she does, it’s hard to believe she slows down. “Oh yes, I make it a point,” she says. “It’s necessary for me to stop and clear my head. It’s an essential part of my

creative process.”

She leans back on the chair’s cushions and sips her Earl Grey. “I think that’s true of most people. We need the headspace to come up with new ideas, for our minds to wander a little. My goal with my clients is to create the physical spaces for all of that to happen.”

Valerie places her tea down, relaxes, takes a deep breath and smiles.

NANCY

RUSSERT’S DESIGN JOURNEY IS DEEPLY ROOTED IN THE SOUTH BAY, WHERE HOME IS MORE THAN A PLACE—IT’S AN EXTENSION OF IDENTITY.

Nancy Russert’s parents bought their Manhattan Beach home at 213 20th Street in 1968, and soon the property became more than an address. “We didn’t say ‘Mom’s house’ or ‘Grandma’s house.’ We’d just say, ‘Meet you at 213,” remembers Nancy. It became a gathering spot—the kind where stubbed toes were inevitable from barefoot beach runs, and where both family and friends always knew there was a seat at the table.

With two sisters a good bit older than her, Nancy grew up as somewhat of an only child. “I was always an adult, even as a kid,” she says. That independence carried her through early jobs in fashion retail, where she honed skills that would later define her business, like customer service, personal style and problem-solving. Though retail wouldn’t be her destination, she learned invaluable lessons on how to work with people.

Nancy says she never set out to become an interior designer. In fact, she wasn’t sure what she wanted to do at all. As a young mother, she relished the time at home with her two boys. But when they went to school, she felt the urge to create something for herself.

“I wanted to do something else,” she says, “but I also wanted to be very much involved in their lives.” That’s when her friend Courtney opened a small boutique in Downtown Manhattan Beach. “She had done a few things for me—slipcovers, pillows—and I’d always been drawn to home and interiors. I just didn’t know it yet.”

Nancy pursued Courtney, asking if she needed help.

“At first she wasn’t sure. But I kept after her,” she remembers. “Then, three weeks in, she drops the bomb, ‘My husband got a job in San Diego. Do you want to buy this business?’”

Without hesitation, Nancy said yes. “I didn’t think twice. The space was so cute and happy, and my heart

was like: This is what I’m supposed to do.”

That tiny boutique became Nancy’s design training ground. One project led to another. Clients started asking for help with whole rooms, then entire homes. “I always say my business grew as my boys grew,” she reflects. “I was always their mom first—picking them up, going to their sports—but I had the flexibility to build something for myself.”

As the demand for Nancy’s work increased, so did her passion for textiles and furniture. “That combination— fabric and furniture—has always been my full passion. It’s what makes a home feel alive.”

Her interior design business Les Beaux Interiors flourished, but Nancy encountered a major roadblock: finding a reliable custom furniture maker. She found the owner of the workshop she used difficult and dishonest, but amid the frustration she formed strong relationships with two skilled craftsmen at the business.

“One day I thought, ‘Someone could do this better,’” she recalls. Over coffee, she proposed an idea to her two allies. “They both said to me, ‘Nancy, we’ll come with you in a second.’” And just like that, Twist Custom was born in a small warehouse in Gardena.

In the beginning, it was just Nancy and her two craftsmen. “I was knocking on doors, trying to get designers to take a chance on us.” The South Bay design community was skeptical at first, but her reputation for quality and unparalleled customer service won them over. “I can say with confidence: Our customer service is ridiculous—nothing like what’s out there.”

Fifteen years later, those same two craftsmen are still with her. “Fila, my lead upholsterer, is an angel,” she says. “He always tells me, ‘Don’t worry, Nancy.’ He’s been saying that since day one.”

“THAT COMBINATION—FABRIC AND FURNITURE—HAS ALWAYS BEEN MY FULL PASSION. IT’S WHAT MAKES A HOME FEEL ALIVE.”

Then came ReTwist, a passion project dedicated to reupholstering and giving furniture new life. “It’s been incredible. Designers love it, but I’d love to see more retail clients coming through. Right now, we’re busy creating.”

Nancy’s work has always been personal. When her boys were growing up, “213” remained the heart of their world. “My mom constantly had the waffle iron going. The boys would come up from surfing, and there’d be six or eight middle schoolers lined up for waffles. That’s a core memory for them.”

Though she never imagined it, both of her sons found their own ways to connect with home design. Her oldest, Cole, owns a landscaping business specializing in succulents and cacti. “It’s low-maintenance and

water-friendly—so smart.” Her youngest, Clay, runs a logistics company that delivers and installs furniture, including pieces from Twist Custom.

“At the end of last year, we all worked on a project together—Cole did the landscaping, I did the design and Clay handled the logistics,” she shares. “That was such a moment for me.”

Nancy reflects on the values she instilled in her boys: “I wanted them to see what hard work and dedication look like. Now, watching it all come full circle, I think, ‘Wow. It worked.’”

As we finish our meal, Nancy sums up what drives her. “I love creating people’s homes. It’s about trust. You’re changing their daily lives, and that’s an honor.” ■

A curbless shower with frameless glass creates a clean, modern look while allowing easy access. A towel warmer provides fresh, warm towels, and a wall-mounted faucet prevents water spots and drips—combining style and function for a streamlined bathroom experience.

To accommodate a Cal King in a tight space, we designed an integrated headboard with floating nightstands. The custom plush fabric complements the elegant bedding, while hidden drawer outlets keep electronics tucked away— balancing design and utility for a serene, refined retreat.

Built-in banquettes maximize space by reclaiming 12 inches with their wallmounted design. A 20-inch table clearance from the back wall ensures comfortable seating for our tall, volleyballplaying clients without compromising flow or style.

The Cheeky Kiss cocktail table, named for its playful design, features a curvilinear, two-piece form that “kisses” when together but can be separated and rotated, offering multiple arrangement solutions for a fully customizable experience. Handcrafted locally, it’s part of our Signature Line.

His aha moment came when he was

working for a Manhattan Beach developer and decided to leave a secure position and take a leap into a development project and two custom homes. He has never looked back, and from that experience RJ Smith Construction was born.

RJ and his team understand the Beach Cities lifestyle and what residents are looking for in a home. They are experts on the South Bay, having focused on the area for 18 years.

“We design and build homes that we would love to live in ourselves,” RJ says, “giving our customers true peace of mind.”

PLANTING ROOTS

AFTER YEARS OF MOVING AROUND, A COUPLE’S DESIRE FOR PERMANENCE AND FAMILY TRADITIONS LEADS TO A MAJOR REMODEL IN REDONDO BEACH.

Before moving to Redondo Beach, Malena Higuera and Ryan McKillop enjoyed a nomadic lifestyle, investing in experiences across the globe. “We had lived together in New York and Paris, and came to Los Angeles for Malena’s company at the time,” shares Ryan. “We thought we would live here two to three years and go back to New York, but the South Bay captured us in a way we never expected.”

Having lived in more than 15 apartments between them over the years, they never felt a sense of personalization where they dwelled. Now that they decided on more permanence with their South Bay investment, it was important to create a home their children would grow up in and someday bring their own children to.

“We built for the long game,” says Malena. “It meant we could make it truly ours in every detail, in every choice. It meant our kids’ rooms were designed to be loved at 12 or at 22. It meant designing for timelessness.”

The home they purchased in Redondo Beach was built in 1968 by the one and only owner prior to them. Despite not being remodeled all those years, the couple says it was in incredible condition. “When we walked in, we knew it had always been deeply cared for—even if it needed significant updating,” says Malena. “It felt as if the love of this family remained in its walls.”

To help them realize their vision for the home, they hired Alexis Vitale of Vitale Design Group, who previously designed a close friend’s home following a fire. Malena and Ryan loved her work and aesthetic, but most importantly they appreciated “how she keeps family as the center of gravity.”

“My favorite part of the design process is getting to really know and understand clients’ way of life and how they want to live,” explains Alexis, who collaborated

“It is drenched in tones of white and beige, done so in a way that feels like we escape every time we close the door.”

with architect Brett Horton of REBLD in Manhattan Beach. “We spent a lot of time talking about heritage and also reviewing their heirlooms. All of this helped inspire the design in the home.”

The couple describes the home as Old World-meetsNew World. While every door handle is vintage and speaks to the aesthetic of each room, spaces like the living area, kitchen and dining room have a clean, modern design.

“The soft wood tones, natural texture and movement of white oak in the kitchen inspired us to give the oak more movement by fluting the cabinets with a scalloplike finish,” says Alexis. “We believed it was important to add just the right modern touch of the soapstone, while the plaster hood and organic stone fireplace keep it visually dynamic.”

The design exudes warmth and character, and the lighting creates a harmonious mood. Subtle touches of art act as finishing pieces to tie the rooms together.

To create a neutral aesthetic, the home’s palette includes soft shades of cream, beige and taupe with accents of deep greens, blues and terra-cotta for added boldness. “We wanted the home to feel inviting and calm by using earthy tones with just a touch of richness,” adds Alexis. “The furniture, accessories and artwork

provide just the right contrast grounding the palette.”

Hidden under the stairs, a “Cubano speakeasy” is drenched with a moody green plaster and then finished with family heirlooms and pieces: “little aged photographs, tattered albums and other small but meaningful relics—from Cuba to the East Coast,” explains Malena.

She and Ryan note that the contractors and subcontractors greatly impacted the final product. “The woodwork in our home is one-of-a-kind and stands out as art itself,” says Ryan. “Also, every single slab is amazing—especially the leathered slab for our bar area. Malena was involved in every choice, so it was hard to surprise her. But Alexis outdid herself with those slabs by surprising us.”

For Malena, the primary bedroom stands out as a favorite. “It truly feels like a manifestation of a warm hug every time we are in it together,” she says. “It is drenched in tones of white and beige, done so in a way that feels like we escape every time we close the door.”

Alexis couldn’t be happier with the home she designed for her clients. “I know this home is filled with love by not only them but by every person who touched it,” she says. “It’s truly beautiful to be part of creating a home where memories will be forever cherished.” ■

We thoughtfully incorporated the family’s heirloom pieces, blending antiques with modern furniture to create a seamless connection of past, present and future. The project reflects my approach to interior design—deep collaboration with clients and the team, respect for history, and an understanding of how important it is to craft spaces that honor both tradition and innovation. The natural materials, carefully selected color palettes and textures come together to create a home that feels both fresh and timeless. What truly made this project special was the respect and appreciation the entire team had for each other, especially the client. This was one of my favorite projects, as it encapsulates my philosophy of blending tradition with innovation, honoring the past while creating spaces that feel modern and enduring.

DESCRIBE YOUR DESIGN PHILOSOPHY.

My design philosophy is rooted in my background as an artist, with a foundation built on art, sculpture, architecture and interior design through my studies at Otis and UCLA. This diverse education informs every choice I make, allowing me to approach each project with a unique artistic lens while always prioritizing the needs and vision of the client. The most rewarding aspect of my work is creating spaces where families will thrive and make lasting memories. After over 20 years in business, I am most grateful for my clients’ trust. I am equally grateful for the talented architects and builders I’ve had the honor of working with. I look forward to continuing to create meaningful, timeless spaces for years to come.

TELL US ABOUT YOUR FAMILY AND TEAM.

Our story begins with my grandfather, Elio Baiocchi, who founded the company and nurtured a love for design in me from a very young age. The lessons he imparted in architecture, construction and art influence every project I undertake. I am fortunate to work alongside many talented architects, including my husband, Jeff Browning, whose expertise complements my own. At the core of our practice is a dedicated team that ensures each project reflects the unique dreams of our clients.

When homeowners are frequent travelers with a great sense of design and style, designing a custom home quickly becomes fun for our team—and for Jacqueline Kleinberg with JK Interiors and the clients themselves!

The inspirational images for this two-story, 5,400-square-foot home were equal parts traditional and modern. Imagine an intricate Parisian flat with exquisite moldings and trim work on the walls paired with herringbone floors in the kitchen and a rectangular, sleek island with a modern pendant fixture above. Although the home’s “shell” is quite modest in detail, the details that fill each room—such as brass door hardware, Calacatta countertops with integrated stovetops, chevron floors and intricate ceiling medallions— pull these spaces together so beautifully.

over function, while others seek a perfect balance. Our process begins with a deep understanding of their lifestyle, needs and desires. This enables us to design highly functional, architecturally stunning homes while integrating premium materials and expert craftsmanship. Ultimately architecture is a dance between art and engineering; it’s a service. The details in these spaces need to be not only visually pleasing but also equally comfortable and efficient. Each design must respond to the very real wants and needs of very real people. The goal is always to create something beautiful and striking that also enhances how clients live and interact with the environment around them.

WHAT TYPE OF PROJECTS DO YOU PRIMARILY FOCUS ON?

We specialize in high-end, custom new homes and major remodels that integrate innovative architecture, refined interior design and precision-crafted construction.

C&C Partners Design Build is an elevated one-stop shop for custom homes. Founded in 1987 by Patrick Cunningham, AIA, and Michael Cunningham, GC, the 18-person team includes Patrick’s daughter Brieanna Cunningham, associate AIA, and Michael’s son Liam Cunningham, assistant construction manager.

DESCRIBE THE FEATURED PROJECT.

This 1960s home boasted stunning Queen’s Necklace views but lacked architectural direction. The homeowner wanted a design that embraced the laid-back California lifestyle while also paying homage to the area’s signature red-tiled roofs and Spanish influence. Partnering with John Heins of Right Angle Construction, we created a warm, timeless space that honors its surroundings. With outdoor spaces nearly complete, we’re excited to celebrate the finished project just in time for summer!

IN WHAT WAYS IS THIS PROJECT A REPRESENTATION OF YOUR WORK?

When we see our clients in their home and it feels like it was made just for them, that is when we are truly satisfied. We often incorporate collected pieces that add depth and interest to a space. Whether it’s 18th-century doors imported from Italy or a retro-modern lamp found at the flea, these items bring a richness that can’t always be achieved with new pieces. This client leaned a little more Old World, so we focused on more traditional pieces with small touches of modern for a little tension.

to be opening a satellite office in the Pacific Northwest. Building and renovating can be exciting yet stressful, and we take the responsibility of managing a client’s financial investment very seriously, approaching each project with transparency and care. It’s in that sweet spot where trust, collaboration and creativity align that we deliver a home that exceeds expectations.

HOW DO YOU APPROACH THE CHALLENGE OF MERGING AESTHETICS WITH FUNCTIONALITY?

We design for real people who live in their homes. As much as we’d love to sneak in a stunningly impractical piece just because it looks amazing, if it doesn’t serve our clients’ needs, they’ll end up resenting it—and, let’s be honest, probably resenting us too. Luckily, we don’t have to choose between beauty and function. With so many well-crafted pieces available, plus the incredible artisans in Los Angeles, we can create spaces that are as livable as they are lovely.

HOW DO YOU RELAX OFF THE CLOCK?

We are fortunate to have an off-grid island property in the Pacific Northwest where I go to recharge. This is a legacy property for my husband, myself and our four boys that we’ll pass down for generations. This summer, I’d love to spend some time personalizing the spaces there. It’s not magazine-worthy … yet.

DESCRIBE THE FEATURED PROJECT.

We were brought on right after the family purchased this Palos Verdes property. The exterior of the home has great curb appeal—it’s a white clapboard with a California Craftsman feel—but a developer had done a quick flip. We needed to breathe life back into it and landed on the concept of melding the spirit of California horse country with a collected English country estate. We wanted the house to feel put together over decades not months, while keeping Californiainspired elements: stripped-down, simplified cabinetry, mid-century furnishings, organic materials and plenty of color a la the British but in neutralized tones.

We specialize in designing artfully layered residences and boutique commercial spaces, inspired by their landscape, history and the people that live in them. I have a formal education in oil painting, so we look at homes as artful compositions that shape the way people feel and live.

On several occasions, Fair Studio was commissioned to design detached pergolas, but through thoughtful discussions with our clients we pivoted to develop more expansive designs for a pool house. One notable instance involved a project where the homeowners were able to move into their newly completed pool house while their main residence was undergoing a comprehensive remodel.

We begin every project by thoroughly researching potential development opportunities, considering the highest and best use of the property. This often includes exploring options to add square footage to enhance property value. Our approach maximizes the potential of each lot, empowering clients to make well-informed investments that align with the long-term vision for their home.

We are thrilled to showcase one of our standout custom builds: a stunning, 11,000-square-foot home that truly captures the essence of coastal living in Manhattan Beach. This award-winning home is built with features that elevate it beyond conventional upgrades. Picture custom steel windows and doors, precisely handcrafted woodwork, a Brunswick bowling alley, and a brick-clad basement bar reminiscent of a speakeasy. Every detail has been carefully crafted to create an inviting space that is perfect for gatherings, as it truly radiates a warm and welcoming ambience.

We collaborated with our top local subcontractors to ensure that the construction and design elements of this home were precise. We completed the build within a two-year timeline while staying under budget. This home was not just a construction project; it has become a symbol of coastal style and our community!

TELL US THE HISTORY OF ELITE DESIGN BUILDERS, INC.

I founded Elite Design Builders, Inc. in 2001 while working with a Manhattan Beach business, Matt Morris Development. After constructing over 50 beautiful new homes alongside Matt, I ventured out on my own in 2013. Shortly after, I brought my wife on board, as she already

had experience in project management and construction purchasing. Together we have been building and remodeling stunning highend homes ever since.

WHY DO NEW CLIENTS CHOOSE ELITE DESIGN BUILDERS, INC. TO BUILD OR REMODEL THEIR HOMES?

According to our referral rate, new clients choose us because they love the vibe of our finished product. Something about the essence of our homes inspires people to envision themselves living in this vibe after touring our builds. Our clients also appreciate our transparency; we clearly explain how we arrive at our pricing throughout the construction process. Many of our clients come from finance and legal backgrounds, and we have successfully met or exceeded their expectations—which indicates that we are doing something right.

Additionally, we have built a reputation for finding solutions to design challenges, especially when initial concepts may not be feasible. This is where the “design” aspect of Elite Design Builders, Inc. truly shines. I surround myself with excellence by utilizing a team of talented subcontractors and an exceptional construction coordinator. This enables Elite Design Builders to deliver results that can often be better than the original vision.

DESCRIBE THE FEATURED PROJECT.

This home was designed for an artist and his family and involved a close collaboration with the owner. The overall concept and arrangement of spaces was developed almost 12 years ago with the addition of the artist’s studio with two bedrooms and a shared bath above. A glass bridge spanned the newly constructed courtyard and connected the addition to the existing home.

Ten years later, the design brief called for the main structure, which was remodeled during the initial phase, to be demolished and in its place constructed a beautiful, minimal “box” to house a series of light-filled gallery spaces, serving both for living and for displaying the owner’s personal artwork and collection. Every detail was artfully considered and all materials were carefully evaluated for their lightness in presentation, composition, performance and durability.

The interior quality of light was strategically important and became the priority driver for decision-making. Of equal importance and relevance in terms of context were the views from within. Each view to the exterior is minimally framed through the architecture, where in many instances the windows and doors elegantly disappear beyond the ceiling and floor. The courtyard was an integral part of the concept and serves as an outdoor room enclosed dramatically by the glass bridge and cantilevered rooms above.

HOW DO YOU APPROACH THE CHALLENGE OF MERGING AESTHETICS WITH FUNCTIONALITY?

As an architect and builder, I like to approach my work from an experiential perspective. I believe it is more important than ever to consider the need for design solutions that are based on one’s personal experiences, carefully assessing how one will occupy and use a space. For me, the importance of family and friends and the precious time we spend together in our home or during our travels is something worth remembering, recalling and indeed celebrating. Being present and allowing yourself the opportunity to observe and absorb what is happening around you will contribute significantly to your idea of how to maximize the functionality and usefulness of a space.

WHAT IS YOUR FAVORITE EXTERIOR FINISH MATERIAL?

I am open-minded when it comes to finish materials, but most often I defer to the tried and true. I strive for a timeless look and tend to go with classic selections such as wood, steel, glass and concrete. I love mid-century modern-inspired design, as well as the philosophies associated with the International Style and Bauhaus movements. I also love Japanese architecture, both traditional style and modern. I believe in the “less is more” mantra and love a minimal aesthetic.

Recognized for its scalloped concrete walls, this residence embodies an exploration of organic erosion and subtraction. Its concrete massings anchor every elevation, entering and exiting the home at poetic intersections. Like cliffs carved from water, the scalloped walls display the faint grain of the formwork that shaped them. The larger massing of the property consists of a base void that acts as an armature for living. Through large, pocketing doors and double-height spaces, there is a sense of expansion within as the home unfolds into a landscaped, outdoor terrace and pool. With its panoramic ocean views and echoes of that element within its own walls, the architectural language of this structure speaks to a beauty shaped by the impermanent.

IN WHAT WAYS IS THIS PROJECT A REPRESENTATION OF YOUR WORK?

Generous collaboration is an intrinsic component of our approach and process, for we believe this is what is at the core of our creativity. How can collaboration be generous? We think of it as an open hand and ear—one that lets go of authorship and pride and listens closely to others, regardless of their formal role. In the case of this special project, we are grateful for the many hands and voices that

made an impact in bringing to life every detail of the home: the powerhouse contractor team at Silicon Bay; the tastemaking teams of Tim Clarke Design Studio and Waterleaf Interiors; the concrete wizardry of David Shaw Concrete & Block; the exquisite doors and windows of Otiima; and the elevated architectural photography of Roger Davies. Every successful project is thanks to the summative work of many, many contributors. This project is no different and all the better for it.

WHAT ARE SOME IMPACTFUL WAYS THAT ARCHITECTURAL DESIGN MAKES A DIFFERENCE IN HOW WE LIVE?

Architecture, when at its best, doesn’t just augment a lifestyle. Rather, it reveals the beauty in everyday moments. For example, one’s morning coffee ritual can be enhanced by a home’s orientation toward eastern light and western views. But more subtly and importantly, architecture has the power to make even the passing of time something reverential. In every season and at every time of day, there is a changing interplay of natural light and shadows on wood paneling and textured concrete that is timeless in beauty and temporal in its elusiveness. While it may sound small, these dynamics transform and elevate a lifestyle.

The marriage of indoors and outdoors is seamless, blurring boundaries as if inviting nature’s beauty to be a part of daily life.

TELL US ABOUT YOUR BUSINESS.

We are an architect-led design-build firm based in Manhattan Beach. Our mission is to blend thoughtful design with impeccable construction, delivering seamless, high-quality residential projects. We offer a full spectrum of architectural, interior design and construction services, including new builds, additions and remodels. Collaboration is fundamental to our approach. Our clients are essential members of our team, with whom we foster relationships built on mutual trust. We take the time to truly understand them—because we’re not just building houses, we’re building homes.

HOW DO YOU APPROACH THE CHALLENGE OF MERGING AESTHETICS WITH FUNCTIONALITY?

That’s a great question and so fundamentally important in what we do. Our homes shape our daily experiences, influencing our mood and well-being. Because we spend so much of our lives in these spaces, not only should they be awe-inspiring, they should also seamlessly support our everyday needs.

However, a beautiful space should never compromise functionality, and functionality should never be sacrificed for aesthetics. A successfully designed home finds harmony between the two. Thoughtful layouts and intentional material choices all work together to create environments that feel effortless yet deeply considered. Crafting elegant homes where every detail has purpose is what we do best.

WHAT TYPE OF PROJECTS DO YOU PRIMARILY FOCUS ON?

Early in the formation of our business, we knew that homes were what we wanted to build—not just houses, but homes. Building a home for a family requires a deeper level of understanding. We take our time getting to know each family well so we can build them a home that is unique to their needs. We love this part of what we do, and it is this focus that drives our design, our construction process and our business.

This project is a vacation home for a former client—a very happy couple with four adult children, whom they hope will visit as frequently as possible. Having already designed their primary residence, a solid foundation of trust was firmly established, which is an invaluable asset in the design process. I regularly presented ideas that gently pushed their boundaries, and their consistent response was, “We trust you, Jamie. Let’s go for it!” The results have been nothing short of thrilling.

Rather than maintaining the previous layout of a formal living and dining area far removed from the kitchen, I proposed a game room that would better serve their family’s needs. They embraced the idea, and the outcome has been a resounding success. Now the family enjoys meaningful time together—playing games and creating cherished memories that perfectly reflect their lifestyle. We only have space here for four photos, but I encourage you to check out the full gallery on our website—the entire estate is full of wonderful design moments.

TELL US ABOUT YOUR BUSINESS.

Our design philosophy and approach is that every client is new and different from their neighbors. We do not adhere to one specific style that is “ours.” Instead, we achieve an

understanding of who the clients are and what “their” style is—even when they can’t verbalize it themselves. We take that unique approach to design, and our business thrives because of it. Our design firm excels because we also prioritize making the entire process seamless and enjoyable for our clients. The results are not only jaw-dropping and custom-tailored, but the journey to achieving them is equally delightful.

HOW DO YOU DEFINE SUCCESS FOR A PROJECT?

A successful project begins with a clear alignment of expectations from the start regarding timelines, budgets, needs and desires. It remains successful through ongoing open dialogue about the design and transparent, responsive communication throughout the ordering and implementation phases. We’re especially proud of our custom client portal, which provides transparency and timely updates on lead times. We believe the process should be as stress-free as possible for both our clients and our team. Ultimately, the true measure of success is when clients not only return for future projects but also refer you to their closest friends. At that point, you know you’ve hit the mark. With 16 years of business under the Eden LA Interior Design name, we’re proud to say we hit that mark time and again.

This home was built on 4 acres near the town of Boerne (pronounced “bernie”) in the Texas Hill Country. We jumped at the chance to do a project like this. Building in Texas is very different from how we construct homes here in California. Most notably, the process is easier with fewer regulations and red tape. Building this same 4,000 square feet here in the South Bay would take 20% longer and cost 30% more. So this experience was very refreshing.

Texas also comes with some things we take for granted here—like water! This property has a well with 5,000 gallons of water storage. The home is heated and cooled with heat pumps and hot water, and cooking is done with propane from a buried tank. This is how it is done when you live 12 miles from town.

on some days, grandma’s kitchen is busy. the sound of socks on wood beat like raindrops on the floor. grandma is always in a plaid apron, greeting guests with a wave of her hand. her table is a bright sun, and we are planets. steaming plates of food sit with bowls of soup everyone has a job, spooning rice or lining mats meals from grandma’s kitchen join people by string

on others, the only noise is the soft humming of the refrigerator the only light is from a singular bulb in the kitchen.

grandma’s features, in the dim glow, mirror mine our marble pupils hide behind our twin smiles in these simple moments, i tend to overlook how grandma’s kitchen is a meeting place. at the heart of food and company there’s fragments and reminders of the people that once ate in this place, long ago. in this kitchen, i am never alone.

there are times i miss this treasured place, i long for sudden laughter and human bonds i dream of soy sauce swimming in raw eggs my culture is reflected in those white walls, my family is bound by memories of the past and good times in grandma’s kitchen.
