In 1988 Michael and Josephine O’Sullivan opened their first real estate agency in Macarthur. Today, Prudential Real Estate Campbelltown continues to occupy the same prominent position in Queen Street, Campbelltown where things began more than 20 years ago. Over the years many things have changed but a few have remained the same. Certainly the team has grown from the three who were present on that first morning to more than 25 today with dedicated specialists in both property sales and property management. Michael and Josephine have also been instrumental in the growth of the other three Prudential offices at Ingleburn, Liverpool and Macquarie Fields who also now enjoy the trust and respect of their local communities. Above all else, after selling more than 5000 local properties for home owners in the Macarthur, our experience has grown. And it’s that experience that ensures our clients sell their property for a price they deserve. Our property management department has also grown and today we manage almost 2000 local properties valued at $1 Billion for property investors throughout Sydney, across Australia and overseas. A few things have not changed, however, including our passion for real estate, our willingness to serve our clients and our dedication to achieving the best possible result on every occasion. Presentation Tips
Presenting your property at it’s best will generate a lot of interest, inspections and offers from ready, willing and able buyers. Here’s a list of our best tips for preparing your home for market ... m Create an optical illusion by removing all the
unwanted furniture and clutter from each of the rooms of your house and magically the home will appear larger. m Walk up to your house and take a critical
look. What can be improved? Look carefully at the gardens, the lawns, the front windows, the gutters and downpipes, the driveway, the general streetscape, etc. This will be a buyer's first impression of your property. Is this how you want a buyer to remember your property? m Add some colourful annuals in pots near the
entrance. Add a mat that says, "welcome". m Make sure all external gates and hinges
operate without squeaking.

m Remove garden equipment from the lawn,
tidy the patio, and clean the BBQ. m Replace "holes" in the garden with new
plants; replace worn or broken panels, posts or palings in the fences. m Clean the pool - and keep it clean. m Wash all windows inside and out. m Wash down all walls - paint where

Steps In A Sale
In most local property sales there are only 4 steps. The diagram below shows each of those steps ... 1. PROPERTY LISTED An agent cannot begin work on the sale of your home without your written approval, usually this is in the form of an agency agreement. 2. CONTRACT ARRIVES In NSW an agent can only begin to market your property once they have received a properly prepared contract of sale from your solicitor or conveyancer. 3. EXCHANGE OF CONTRACTS During the first 4 to 6 weeks of marketing a buyer is generally found who then signs a contract at a price acceptable to you and all parties sign the contract prepared by your solicitor.
