Welcome to the Spring 2024 edition… where does the time go?

We have many interesting articles in this issue, and, as always, signposting you to some amazing services and local businesses within our community. I hope you enjoy the read. It's such a pleasure to be able to share the fantastic care, therapies, charities, and people of the Wirral making a difference. This led me to a few mentions; firstly, I would like to thank Mel and Toni Ann from the Holistic Hub in Wallasey Village for some personal treatments of late. As always, the stress buster massage from Mel is the ultimate best, and some truly magical reflexology and Reiki sessions from Toni have transformed me these last few weeks.

I wanted to share with you a heartwarming message from a reader, Jay Amsel, from “A Better Barbers” 279 Wallasey Village, who asked me to let you know if you are ever struggling, in need of a cuppa or conversation, his door is always open. Having met struggles of his own in the past and

being a good listener (due to his profession), Jay’s ethos at the shop is providing a haircut and a safe space to open up. If you feel like you are struggling, he wants to reiterate, as many of us do, that you are not alone. Thanks, Jay. That's a nice message to share!

ONE OF THE MOST COMMONLY ASKED QUESTIONS FROM CLIENTS AT THE START OF ANY RESIDENTIAL PROPERTY TRANSACTION ISHOW LONG WILL MY CONVEYANCING TAKE?

This is the golden question that many clients will ask at the beginning of a transaction and possibly the hardest to predict. Whilst each transaction is unique, here are some of the most common factors which can influence that timescale.

Property chain

A property chain is formed when a group of buyers and sellers are linked together because their own purchase or sale depends on another somewhere along that chain. It is also likely that each of these transactions will have started on a different date which then means they are not ready at the same time, can take longer or are more complicated. The more transactions that form part of a chain, the more likely it is that something could go wrong.

Searches

If you require a mortgage to purchase your property, then obtaining searches from the local authority will be compulsory. There is no set timescale for a local authority to produce these and it differs massively from one to another. The searches are also required to be paid for upfront and some buyers may delay paying for these until their mortgage offer is approved or survey result has been received.

Mortgages

If you require a mortgage to purchase your property your lender will need to carry out a valuation. The seller will need to grant access to the buyer’s valuer from the bank for the inspection to be carried out. How quickly the inspection can be done will depend

on the lender’s timescales and availability of the seller to give access. Once the mortgage offer is issued, they are generally valid for only 6 months so the buyer will need to keep an eye on the expiry date of their mortgage offer.

Freehold vs Leasehold

Freehold sales and purchases are often much quicker than leasehold ones. This is due to more information being required for a leasehold transaction which comes from third parties such as the freeholder or managing agents who manage or collect the service charge or ground rent for that property.

The information required is usually provided in the form of a leasehold information pack which the freeholder or managing agent will typically charge a fee to produce and don’t release the information until this fee has been paid. Due to the volume of information required to produce the pack many managing agents will quote 10 working days to produce the pack from receipt of payment. The information in the pack is only valid for 6 months so if the transaction takes longer another pack may have to be obtained.

To summarise, the average timescale for conveyancing transactions is around 8-12 weeks but depends on many factors with only a few listed above. If your solicitor provides you with documentation to complete or requests identification, we always recommend you provide this promptly to prevent any delays and to help the transaction to be as speedy as possible.

SIX TIPS TO LOOK AFTER YOUR MENTAL HEALTH THIS WINTER.

My name is Anna, and I am a Counsellor/Psychotherapist based in Birkenhead. I specialise in helping people overcome anxiety and put an end to the constant cycle of overthinking. I know what it's like to be there because I was stuck in that awful cycle, too. The sessions are £55.

Wintertime brings a fair few challenges to our mental and emotional well-being. The Christmas holidays can be difficult for many people, and lack of daylight can also impact mood. Here are some tips to help you navigate Winter and maintain your mental health.

1) Get outside in daylight to exercise for at least 15 minutes daily.

Daylight helps your body produce vitamin D, vital for mood, and exercise boosts the body's production of feel-good endorphins. A brisk walk is ideal.

The earlier you go outside, the better - daylight early in the day helps regulate the body's natural rhythms.

2) Connect with others

People naturally tend to stay home more during the winter months, so staying connected with others is vital. Try to arrange face-toface meet-ups with friends and family, but if that's not possible, a catch-up over the phone or a check-in via text still helps.

3) Look after your budget.

Christmas can be an expensive time of year, and it's easy to overspend, which can lead to anxiety in the New Year. Set a budget, be bold, and stick to it.

Look at low-cost options. For example, have a Secret Santa instead of buying gifts for everyone in your family. Or agree to spend the money you would have spent on presents on doing a fun activity together instead.

4) Balance busyness with rest

We all face different challenges. Some people are overly busy and lurch from one job to the next with little time to rest. Others feel isolated or bored during the long Christmas break and might miss colleagues or their regular routine. Both being overbusy and not having enough to do can cause stress and anxiety, so I recommend reviewing what you have to do. If you need to drop a few things, find a way to delegate them or put them off. Or if you don't have much to do, plan a few things - meet up with friends or look for some volunteering opportunities.

5) Try to maintain a routine.

Christmas holidays can be chaotic. Many people have extra time off work and visit family or have family visit them. This can lead to a lack of routine, which can be stressful, especially for children. Try to keep to at least some routine. For example, try to go to bed and wake up at roughly your usual time throughout the break.

6) Seek help if you need it.

We all struggle sometimes, so don't hesitate to ask for help if you feel low or anxious. Sometimes, a chat with a trusted friend is enough, but if you need additional support, consider contacting a counsellor for help.

WHY SOME LANDLORDS FLY SOLO

For many landlords, letting agents are a godsend – they give advice on market rent, property presentation, they handle tenant headaches, find reliable renters, and navigate legalities. But not everyone embraces this outsourced approach. A surprisingly significant number choose to manage their properties independently. Why buck the trend? Let’s explore the reasons landlords fly solo:

Cost-cutting crusaders: Agent fees can be hefty, eating into profits. For budget-conscious landlords, self-management represents significant savings. While time investment increases, it can be outweighed by the financial gain, especially for experienced landlords with multiple properties. Make sure you do your sums and weigh up what your time is worth. Can you afford the time to do the job properly?

Control freaks rejoice: Some landlords crave direct involvement. They enjoy screening tenants, conducting viewings, and handling repairs themselves. This hands-on approach allows them to tailor the experience to their preferences and build relationships with their tenants. This is fabulous when it is all going smoothly but are you equipped to deal directly with the tenant if things go wrong?

doesn’t mean you will with another, interview agents, they are working for you on your behalf, make sure they work in a way you are happy.

Are you happy to take a call in the early hours of the morning if they are locked out or the boiler is broken?

The media portrays landlords as wealthy and expecting tenants to live in slums and this isn’t true. Most landlords have one or 2 properties and if the mortgage isn’t paid it hurts. However, many landlords also underestimate the laws when renting out a property. If you act illegally inadvertently you can face unlimited fines and possible prison sentences and no-one wants that.

Tenant troubles: Dealing with difficult tenants, evictions, or emergencies can be stressful. Landlords need to be prepared to handle these situations effectively, which might require professional support.

Ultimately, the decision to use an agent or go solo depends on individual circumstances and preferences. High-functioning anxiety is a real thing. Many people have high functioning anxiety, and they don’t even know it; they just think they’re “high strung” or “stressed out. Often, it’s internalized, and we don’t realize how anxious we are until we hit a breaking point and blow up over something small and insignificant, or the anxiety becomes so overwhelming that we fall apart at the seams.

What you may not know is that high functioning anxiety is often a symptom of a sensitive nervous system that has become dysregulated. But there is hope! People with high functioning anxiety can and do get better every day. With the right tools and support, you can overcome your challenges, build a flexible, thriving nervous system, and thrive despite your sensitivity.

Though it is not a recognized disorder by the clinical and diagnostic standards outlined in the Diagnostic and Statistical Manual of Mental Disorders, high functioning anxiety is a commonly experienced phenomenon.

High-functioning anxiety makes you look like you have everything under control on the surface, yet in reality, you are struggling. You may say you’re doing well because of the pressure you put on yourself to appear that way. I like to use the swimming Swan analogy, calm and serene on the surface of the water, but paddling like mad under the surface.

Though people who have high functioning anxiety typically

appear to “have it all together”, they often have quite severe symptoms. Anxiety symptoms can range anywhere from physical symptoms to mental and emotional, the body well and truly keeps the score, and when we fail to make time for our wellness, the body will enforce time for illness.

Here are some common traits of people with high functioning anxiety, type “A” personality.

Their Type A personality is high achieving and often associated with high levels of anxiety. While Type A,s can be successful in many areas of their lives, and they show overt behaviours of Hardworking, perfectionistic, punctual, detail orientated, organised, competent & ambitious they often have a hard time relaxing and may find it difficult to let go of control. This can lead to feeling overwhelmed and stressed. If you have a Type A personality like me, it is important to find coping strategies that can help treat anxiety. This may involve learning how to relax and

take breaks when needed.

Despite seeming outwardly composed and successful, those experiencing high-functioning anxiety may be struggling internally with intense self-criticism or deep insecurity. They may also have feelings of worry, imposter syndrome, Be impatient, Have difficulty relaxing, Often Nervous Irritable, Tense, Headaches.

When someone is having a meltdown, they may be feeling anxiety symptoms such as overwhelm, it is essential that type A,s and all types of human beings find self-regulatory skills to better manage all or any of the symptoms above.

Here are some basic skills and methods that will help. Slowing down, Meditation, Breathing exercises, Nature, Better Sleep hygiene, Exercise, Reading or Pod casts, Nutritional advice, Hydration,

Residents at Lear House in West Kirby have enjoyed a busy few weeks with lots of fun and celebrations!

On Valentines Day we had a visit from our very own 007 who gave everyone chocolates and a rose.

At the end of January we enjoyed a Burns celebration with a piper and the traditional address to the haggis. Afterwards we all enjoyed haggis, neeps and tatties with a wee dram!

We welcomed back the wonderful Owl Man with Sam, Holly and Otis the owls and Chrissy the skunk. Everyone got the chance to hold one of the smaller owls and give the skunk a cuddle!

Then on Pancake Day we had a flipping good time trying to keep pancakes in the pan while tossing them!

As always we have enjoyed lots of music including a Popcats session with the children from St Agnes Pre-School Group. The sessions are always fast paced and so much fun for us and for the children too. It’s a great way to bring generations together.

KOALA NORTH WEST IS CALLING FOR PEOPLE TO BUY TICKETS FOR THEIR INAUGURAL SPRING BALL IN MAY

The North West charity is calling for people across Liverpool, the Wirral and Cheshire to come together and book tickets or tables for this exciting event which will be held at Thornton Hall Hotel and Spa.

The glamorous black tie ball promises to be a night to remember, with a sparkling drinks reception, three course dinner, live entertainment, fashion show and dancing until late, as well as an auction offering exclusive life experience prizes.

Koala North West, now its 23rd year of operating, is run by a team of dedicated volunteers who offer a range of practical and emotional support to families struggling with parenting issues.

The charity nurtures positive wellbeing and aims to ensure that no parent, caregiver or child feels isolated and encourages them to thrive by offering them opportunities that helps them realise their individual potential.

Tickets for the Spring Ball are £100 per person or £1000 for a table of 10, with all proceeds going to Koala North West and a target of £30,000 to raise on the night.

Koala is also looking for people to sign up to donate as little as £5 per month for one year to help them with their vital work they do in the community. Details can be found on the website -www.koalanw.co.uk

THE NURTURE MAP

“If happiness is an inner journey, where is the map?”

This was one of the earliest questions I asked myself when I first experienced mental health struggles. I just didn’t realise at the time how important that question would be, both for myself and other people.

When I looked around there were so many frameworks, models, hierarchies, and ‘hacks’. There was the change your life in 30 days, 90 days approaches, and the which box do you fit in, that all focused on our outer worlds, but nothing about exploring our inner worlds.

I buried my head in the library and researched neuroscience, and holistic psychology, and then turned to eastern philosophies and researched embodied spirituality. When I got underneath it all, there was great information and research, that also went beyond the brain, and into intuition, inner knowing, the gut, and the heart. However, there was still no map.

There were some interesting themes that ran through all of these texts, and that was the power of the present moment. So I got a blank page, a big one, those big A3 art pads, and I started drawing and journaling. I stared getting really present and listening to that inner knowing.

You are the expert of your life. Without realising it, I had started to draw out my own map, it had paths and links, it had landmarks and points of interest, and it became an inner compass. It was when I really started looking at it there were even themed areas within the map, that could be linked together and them. I was exploring my own inner map to happiness, and along the way redefining what that means. In some ways, getting it down on a big piece of paper, it became an inner vision board, but also so much more. This map became a way to journey into our inner world, and navigate our outer.

When friends started to notice the difference it was making in my life, people started asking me if I could help them draw out their maps. However, instead of copying and squeezing them into mine, I gave them the outline, guidance, and most importantly support in listening to their inner knowing.

My approach over the years became one of supporting people from a place of understanding that you are the expert of your life,

and you are your greatest teacher. My role within that is to support you with the outline, the prompts, and questions. It’s also about the real deep down work that guides people into listening to themselves, and feeling safe to do so.

This is no hack or cookie cutter, nobody telling you what to do, or how to do it, and it’s not the change your life in 90 days. And it’s not a linear process, because the human experience is anything but. It’s a more subtle and nuanced approach, it’s holistic and organic, which makes it ultimately more impactful and powerful.

The Nurture Map is now helping people in the local area, and around the world, on this journey. We run 1:1 and group workshops, both in person and online. In 2021, I was inspired to create a facilitator course by past Nurture Mappers who wanted to also share this work with the world, at an important time, and we now have a growing team. This year we are launching an app and membership space, because we want to support more people in creating their own Nurture Maps.

WIRRAL MENCAP HOSTS NEW BOLLYWOOD NIGHT FUNDRAISER

Local charity that supports adults with a learning disability and their families / carers on the Wirral is holding a Bollywood Night to raise funds to continue the support it provides.

For the first time, the charity will be hosting a Bollywood themed night with a 3-course buffet-style Indian meal, a Bollywood DJ, a performance from a local Bollywood dance group and a chance to learn some dance moves.

The event will take place at St Anne’s Parish Centre, Birkenhead on Saturday 11th May from 7pm onwards. Tickets cost £25 and can be bought from the Wirral Mencap Office on Market Street, Birkenhead or via the following link: https://buytickets.at/wirralmencap/1176152

The idea of a Bollywood Night Fundraiser was brought forward by Rama Rangan, whose son, Neeraj, completed Wirral Mencap’s Gateway Gold Award back in 2022. Rama’s daughter will be performing as part of a local Bollywood dance group and will be on hand to teach some moves to those in attendance. Rama had this to say about the event: ‘Neeraj has really enjoyed coming to Wirral Mencap and has happy memories of his time there. As a thank you from us we would like to host this event to help raise funds for Wirral Mencap on behalf of a grateful Neeraj and his family.’ Wirral Mencap’s Fundraiser, Becca Chapman, said: ‘When we were approached with the concept of hosting a Bollywood Night, we absolutely leapt at the idea. Wirral Mencap is always trying to find new and exciting ways to raise the necessary funds to continue the vital support that it provides, and this is no exception.

The Bollywood Night will be a night to celebrate, filled with fun, food, and dancing.’ There are many ways in which Wirral Mencap supports people with a learning disability. The charity seeks to empower the people it supports by providing them with opportunities to meet new people, learn new skills, and increase their independence.
