Why 2011 is a great year to be a landlord! WITH THE UK still climbing its way out of recession and first time buyers reluctant to take the plunge the buy-to-let market in 2011 is the happy beneficiary of these unique market conditions. Research indicates that demand will outstrip supply for much of 2011/2012, with one in 10 households currently renting, a figure that is predicted to grow to one in five by 2020. In the past decade over a million Britons have become buy-to-let landlords, accidental landlords, landlords with property portfolios and property investors. Landlords are enjoying a perfect storm of high demand, rising rents and falling mortgage costs.

value ratios up to 65 per cent, while the minimum income requirement of £25,000 has been removed for experienced landlords. The maximum age for borrowers had been increased to 85 and the firm now accepted applications from firsttime landlords. According to price comparison site Moneysupermarket.com there are now 312 products for those looking to borrow up to 90 per cent of their home's value - this shows a 17 per cent increase since June.

HOTSPOT LOCATIONS Auctions are a great place to find the next hotspot. Current hotspots are mainly in the student areas of L7, L15, L6, L18 and L17 - although this also depends on price and yield. The best investments to be made are flat conversions, which produce a good yield. However, letting to people on housing benefits can often produce higher returns as the sort of properties required tend to be cheaper and in less desirable locations.

TENANTS: TWO A PENNY According to the Association of Residential Letting Agents (ARLA), demand for rental property will continue to outstrip supply in the near future. Its research reveals that the imbalance of supply and demand is continuing with three quarters of members reporting that there were more prospective tenants than properties available. The increase in tenants is most likely a result of social housing reforms and a low number of firsttime buyers, with the latter making up the majority of tenant numbers at the moment. A lack of mortgage availability for first-timers, especially those without a decent deposit, means that they are forced to rent for longer. MORTGAGES: THE LANDLORD IS KING Recent research shows the number of buy-to-let mortgage deals available to property investors has reached its highest level since October 2008, with over 450 buy-to-let mortgages available. The deposit on mortgages market is changing as well. The 90 and 100 per cent mortgages are returning to the market with the average rate also falling. Although for the very best deals you’re more likely to need a 40 per cent deposit. This month Aldermore Bank announced it had increased the loan size and removed the minimum income requirement on its buy-to-let range.
