I can’t afford to buy a house outright so I’m thinking of buying into a shared ownership scheme. If I want to buy more shares in the future, how will the cost of those shares be calculated and are there any restrictions?

M. Wilton, L7 You can buy more shares any time after becoming a shared owner. This is known as staircasing, and the majority of leases allow staircasing up to 100% so you could own your home outright. However, there are some exceptions such as properties in rural areas which might have restrictions. Check with the vendor, prior to purchasing, on whether there are any restrictions on the home you are interested in. The cost of your new share will depend on how much your home is worth when you want to increase your percentage. If property prices have gone up, you’ll pay more than for your first share. If your home has dropped in value, your new share will be cheaper. The housing association will get the property valued and let you know the price of your new share. You’ll be responsible for paying costs associated with staircasing, including surveyors’ and solicitors’ fees.

Therefore, if you have not exchanged contracts, or the contracts haven't been finalised yet, then you are able to withdraw from the sale of the property and from the market. However, you may have to pay some costs in relation to the estate agency services and legal services. Most estate agents and solicitors offer a no sale, no fee service, but I would advise that you check your terms and conditions to ensure there are no fees such as withdrawal fees, or aborted sale fees.

I notified my landlord of a loose banister in my rented house a week ago but he has still not fixed it. If I fix it myself can I claim compensation from the landlord?

D. Moore, L16 There would be no automatic right to compensation from your landlord in this situation. If you speak to the landlord and he or she agrees that you can arrange to repair the banister yourself and that you will be reimbursed, or alternatively that you may deduct the repair costs from your rent, this is fine, but make sure that you have evidence of any agreement you come to, preferably in writing. If you deduct rent without permission, your landlord may be able to evict you for rent arrears. There are occasions when you can deduct rent in order to repair a property but there are strict procedures that need be followed and you should seek specialist advice prior to taking this course of action.

Second stage of Help to Buy underway everal high street banks are now offering Help to Buy mortgages after the government brought forward the second stage of the scheme by three months.

The original character within Liverpool Housing Trust (LHT) and Atrium’s latest Georgian quarter development has proved a hit with new residents. Lindsay Pellow, 35, and her partner Gavin Thompson recently moved into an apartment within Liverpool’s Grade II listed 2 Canning Street site, which has been restored and renovated into five apartments for private sale. “The building is just stunning; it has been lovingly restored, with great attention to detail to retain its character,” says Lindsay, who has set up home in a third floor apartment which is accessible by climbing a dramatic elliptical

staircase that spirals full height into a domed lightwell that floods light over all floors. “My apartment has huge windows with fantastic views across the city. Many of the original features including huge sash windows encompass the regency splendour of the building.” Lindsay adds: “We chose to move to the area because of its prime location. Canning Street is within walking distance to everything you need - city centre shopping, a huge choice of restaurants, theatre, cinema and culture. “There is such a positive community spirit here – our neighbours are very proud of the area and rightly so.”

Initially set for a January launch, the £12bn scheme is now available through Natwest, RBS, Virgin Money, Halifax and Bank of Scotland. The second stage of Help to Buy allows mortgages up to 95% of the property’s value to be taken out for new build and second-hand homes up to the value of £600,000, with a deposit of only 5% needed. Under the scheme the government will guarantee up to 15% of the property’s value. Unlike the first part of the scheme, which was restricted to new build houses and offered a 20% government loan, which is interest-free for five years, lenders will charge interest rates on the scheme. On announcing the launch, the Chancellor of the Exchequer, George Osborne, says: “Too many people are still being denied the dream of owning their own home, which is why we have brought forward the launch of this scheme, so as of today borrowers can start applying for a mortgage with a 5% deposit.” The government will begin to underwrite the risk for lenders from January but expects any applications take a few months to process. However, any completions before January will be honoured by the scheme. Your Move 65

According to the KBSA: “Research amongst members shows that kitchens are getting larger and remain the heart of the home, as it is more and more becoming a ‘living space’ and not just a cooking area. Use spotlights to emphasise key features or refresh lights with a new lampshade or some new free-standing lamps.”

It is equally important for downsizers, who will often find furniture and personal belongings no longer fit in the new space. According to Elaine, making the most of your space is all about design. She says: “Don't forget about the walls and the space they offer, don't let the vertical space go to waste. Using it is a practical and good way for displaying items such as artwork and accessories. It also draws the eye up making the room feel more spacious.”

The number of mortgage applications in August, according to the Bank of England. The figure is the highest in five years. The amount of approvals also rose to 36,225 – the highest since February 2011.

In the three months to September, house prices were this much higher than in the previous quarter. That’s according to the latest Halifax House Price Index, which also shows the prices were 6.2% higher than in the same three months last year.

NEW DIRECTION Multi-talented Matthew Xia has appeared in a film alongside Ray Winstone, performed as a DJ on Radio One and at the Paralympics opening ceremony, and won the coveted Genesis Young Director Award – all before he was 30. He is now director in residence at the Liverpool Everyman and Playhouse as part of the Regional Theatre Young Director Scheme and took time out from his Liverpool directorial debut, Scrappers, to chat to Your Move.

INTERVIEW BY STEPHEN HURRELL

Why did you choose to direct Scrappers? The first time I read it I’d only been in Liverpool for two weeks and this play came through to me. I was completely taken by it. He (writer Daniel Matthew) has such a fantastic grasp of all the characters and the situation that has befallen them. It’s his debut play and it feels like he has been writing for years. It’s just great to see a young, new, exciting talent such as Daniel get a chance. What really attracted me to it other than the integrity of the piece and the quality of the writing were the themes. I’m really interested in telling stories that haven’t been told or haven’t been written before and giving a voice to the voiceless. It’s about a scrap yard at the end of the world, which is being completely redeveloped, and it’s about this man just trying to hold on to his business along with a very loyal group of workers. 84 Your Move

What was it about this play that caught your attention? It’s just a fantastic blue-collar working story. I’m a working-class boy and I don’t think there are enough authentic working class stories told. When they are they can often be quite voyeuristic, inviting people from other walks of life to come and peer in through the window and see what is happening to people who are struggling. I’m aware in the last 60 years there’s been a huge shift towards working class stories but this feels really honest. Are you working on any other plays? I have just finished directing ‘Sizwe Banzi is Dead’ at the Young Vic Theatre in London. It’s an apartheid era piece, which was quite timely given Nelson Mandela’s illness and it’s the 40th anniversary since the first performance of the play in the country so I think it is the right time. I think forgetting is not always a good idea so now is the time to remind people what happened, how it happened and why it happened and how absurd it was for people who lived underneath that regime.

You’ve worked in music and films in the past. Why did you decide to go into theatre? Between the ages of 11 and 16 I did acting. I did a film called Tube Tales, which featured Bob Hoskins and Ray Winstone, and it was fantastic. At the same time my music career was picking up. I had started DJing at 15 and did a lot of touring, but it felt like I had been doing it for half my life once my BBC contract was up at the age of 26. Then somebody asked me to musically direct a hip hop show and also co-direct it. I managed to get myself an agent off the back of that and through discussions I ended up on the Genesis Directors Network. Are you enjoying working in Liverpool? It’s been fantastic for me and I love Liverpool. There’s a perceived image outside that it’s got its defences up having been the victim of various campaigns and misfortunes in the past. And then you get here and people are so warm and there’s a real sense of community. There’s so much art, culture and a student scene I’ve recently discovered. What was good for me is

my girlfriend is from here and my old drama teacher is here. So coming here and knowing there was already a network to plug in to made it easier. What was it like performing at the Paralympics opening ceremony? Jenny Sealey, who was artistic director of the Paralympics opening ceremony, really likes what I do as an artist and I absolutely adore everything she does for disability arts in the UK. She called and said it was all very top secret but the Olympic Committee would like to meet me to discuss a project. I thought it could only be one project; the Olympics! I went and had a meeting. It was so clandestine and I couldn’t talk about anything discussed. To be in that stadium, on my home turf, on my 30th birthday, doing that – I cannot describe it. I got a tiny snippet of how Jay Z might feel for just two hours. Then it was all over, but it was magical. Hanging out in the dressing room with Sir Ian McKellen and Stephen Hawking was just out of this world. Jenny’s message, the theme of enlightenment, was fantastic and to have that many brilliant artists, disabled and able-bodied, to help enlighten the audience to some fantastic work in this country was great.

What’s next for you? To be a young director and have two plays on in two of the most exciting venues in the country is so exciting for me right now. For me I’ve always enjoyed doing it all. I love theatre and I love music and I don’t think I’ll ever want to stop doing them. I’m hugely excited about the opening of the new Everyman next year so I’m going to have to hang around for that. Then I’ll see what happens but I have no plans really. I don’t think I’ve got space in my head for any more – it’ll explode if I think beyond October. Your Move 85

Browns Bar & Brasserie is the newest addition to the continental-style restaurants lining Liverpool ONE’s shopping streets and it has set itself up as a trendy place to enjoy a meal or one of its many cocktails while watching the world go by. There is a choice of outdoor seating to enjoy the last of the milder weather or two floors of lovingly decorated interior space kitted out with wooden fittings, leather seats and a mix of vintage clocks and prints of Liverpool landmarks. For a chain with over 20 restaurants it has a local feel and the thoughtful design makes it feel less like an identikit diner and more of a unique proposition. Arriving at the restaurant at 6pm the atmosphere was relaxed with a mix of patrons, ranging from families coming in from a day of shopping and visitors nipping in for a cocktail treat after work. Taking our seats on the first floor to get a view of Liverpool ONE,

my dinner date and I were welcomed by an attentive waiter whose knowledge of the menu and enthusiasm for the food and drinks was evident throughout our visit. We were convinced to try a cocktail and the ‘Liverpool Lime Light’, a combination of coconut and strawberry liquor and champagne, was great value at £5 and wonderfully refreshing without being overpowering. My starter was the asparagus and prosciutto with egg and lemon and chervil hollandaise (£6.50). The portion was small but beautifully cooked. My companion chose the feuillete of mushrooms (£6.50), which was a medley of mushrooms in a rich cream source. A tasty puff pastry topping and a drizzle of truffle oil gave it a crispy, earthy flavour. All of the food was delivered quickly and with a smile but it would have been worth waiting for; the stilton, sweet potato and squash filo parcel (£10.50)

was excellent and grilled pear gave it a sweet, tangy taste. The 21-day aged West Country Rib Eye Steak (£19) comes complete with chunky chips and a choice of sauces. The meat was succulent and tender and was cooked exactly as ordered. After the filling main meals we opted for the strawberry blondie with ice cream (£6). Light and sweet, the dessert was well presented and enticing enough to make some extra room for. Browns is a bar where it is easy to lose track of time and linger over the food and drinks and we finished the evening with a strawberry daiquiri cocktail, which packed a punch but still delivered plenty of flavour. Browns is a sophisticated bar and brasserie with an extensive menu and some brilliant cocktails. However, the incredible level of service, attention to detail and wonderful food are what sets it apart from many of the other Liverpool ONE eateries. Your Move 93

ONLINE usicians, dancers and performers descended on Bold Street for a day of family fun in the sunshine as part of Liverpool’s One World Festival. Over 10,000 people visited throughout the festival, which included live music acts such as the drummers of La Bomba as well as performances from Liverpool’s Irish, Chinese, Caribbean and West African communities. There were also stalls, face painters, trapeze artists and portrait artists to entertain the crowds at the event. The free festival kicked off with businesses and festivalgoers taking part in the ‘Clean Sweep’ street clean at 11.30am, and ran until 6pm with stages at the either end of the street and local cafes providing outdoor seating.
