I'm absolutely fed up with Estate Agents." is not quite how an estate agent would want to be greeted on a Monday morning. However, that was my opening comment to Laura and her team after having spent 18 frustrating months trying to get our house sold, with a number of other Estate Agents. The team at Abode Allerton immediately took up my "challenge", providing feedback and comments on our property and advising me of their marketing ethos. Impressed by their knowledge and enthusiasm, I engaged their services without hesitation. Within a month we had a number of viewings, one of whom made an offer on our property, which we accepted. As they didn't have a buyer for their property, Laura continued to introduce prospective purchasers to our property, and by the end of the 2nd month we had had more viewers than in the previous 18 months! Better than that, the Abode team ensured feedback was sought from all viewers, and this was communicated back to us via e-mail. Even better than that was the long awaited phone call - a viewer became a purchaser!! So after 2 months, Abode Allerton had not only surpassed the number of viewers to our property, but had sold it twice!! Jeanette and Barry Dean Vendor of Twickenham Drive

Help 2 Buy scHeme enters second stage The government-backed Help to Buy scheme has already helped 15,000 people move into a new-build home in the UK. The success of the scheme has convinced the government to bring forward a second stage originally planned for January 2014. But what is the second stage of Help to Buy and how can it help you?

52 Your Move

Hot topic

housands more people who have been frozen out of the housing market will be able to move under the ambitious second stage of Help to Buy after it was brought forward by three months by the UK government, with several banks signing up to offer 95% mortgages immediately.

T

Stage one of Help to Buy, introduced in April 2013, gave people the opportunity to buy a new build home with a 5% deposit, backed by a 20% government loan to enable a 75% mortgage to be taken out. The first stage of the scheme was a huge hit with buyers and encouraged developers to build new homes across the region. Head of Homeshub, Sandy Kelly, says: “Help to Buy (equity loans) has been a huge success since it launched on 1 April this year. The scheme is addressing a lack of mortgage availability, which was the main constraint on the market, as people can buy a brand new home with just a 5% deposit.

able to offer 95% mortgages early. Backed by a £12bn government fund, stage two of Help to Buy relies on banks signing up to offer mortgages in which the buyer only needs to raise 5% of the value of the property as a deposit.

Who is offering a Help to Buy mortgage? To secure the support of the nation’s major lenders, the government has agreed to underwrite 15% of the value of the property and share the risk with the lender. Previously 95%

Over 15,000 people chose to buy a new build home under stage one of Help to Buy and demand for stage two is already growing.

“We are working with more developers across an increased number of sites, which is helping the housing shortage but also has wider benefits for jobs and the economy.” The next stage sees the scheme opened up to buyers who want a second-hand home for the first time and Prime Minister David Cameron says it has to ‘go further and finish the job’ the government has started. New build and second hand homes will all be eligible under stage two of Help to Buy, which was originally planned for January 2014 but has been brought forward after several banks were

mortgages were seen as a risky proposition for lenders because of the increased likelihood of the buyer defaulting on higher monthly mortgage payments but with government backing it is much less of a risk. Taxpayer-funded RBS, which owns Natwest, and Lloyds, which owns Halifax, were first to sign up for the scheme. Private-owned banks such as Barclays, HSBC, Santander, Aldermore and Virgin banks have also all agreed to join the scheme and will offer 95% mortgages from January 2014. The scheme comes with the

added bonus that competition within the mortgage lending market means buyers have a better chance of securing a good deal as the lenders compete for their business. It will also help to boost a ‘stagnating’ market, according to Liverpool’s estate agents. Louis Anastasiou, managing director of Andrew Louis estate agents, says: “We predict an influx of new buyers and an increase in sales activity under the second stage of Help to Buy. The reason the market had stagnated is because many first time buyers did not have savings of 15% or 20% to buy a new home. Now a new home is more affordable with a 5% deposit. We’re expecting people who are renting and people who are living at home with parents to now become first time buyers.”

Is Help to Buy a good idea? British buyers seem to think so. Over 15,000 people chose to buy a new build home under stage one of Help to Buy and demand for stage two is already growing. After RBS announced buyers could begin the application process for Help to Buy stage two, which officially goes live in January 2014, it reported over 5,000 people had booked an appointment with a mortgage advisor within the first three hours. The bank had received 10,000 calls in the same period and was able to produce statistics about who was interested in the scheme. The average Help to Buy

We predict an influx of new buyers and an increase in sales activity under the second stage of Help to Buy.

” customer, according to RBS, was a 32-year-old male, although ages ranged from 19 to 42, highlighting the variety of people choosing to take advantage of the scheme. Redrow says several hundred new homes at its developments in Cressington Heath and Summerhill Park have been sold under the first stage of the scheme but buyers may need to seek professional advice before choosing between stage one and stage two. Claire Jarvis, sales director at Redrow Homes (Lancashire), says: “Undoubtedly there is some confusion among consumers between the two different phases of Help to Buy and which is best for them. “Both Help to Buy options are available on homes up to £600,000. For those purchasing a new home, applicants will only be able to have the benefit of either the equity loan or the guarantee, not both. It will be up to the purchaser to decide which they want and then the mortgage adviser and lender to go through the normal checks.”

I recently suffered a burst pipe in my rented house and it caused quite a lot of damage to the walls, floor and some personal possessions. Is my landlord at fault? If so, how can I go about getting compensation for the damage to the property and my possessions?

I currently rent a flat but I need more space. I’ve found a new property but have to give a month’s notice on my current flat. If I want to secure the new home I’ll have to pay a deposit and a month’s rent. Is there any way to avoid paying for two properties this month but still reserve my new place to live?

I reached the final stages of buying a house and, after agreeing a price, at the last minute the seller upped the price and refused to negotiate. It left me out of pocket after surveys and other fees once the deal fell through. Is there a way I can ensure a seller cannot do this next time around?

Q

Q

Q

thomas martin, l8 J mcgivern, l31 Unfortunately, there is not much you can do to prevent this happening again. The deal is only finalised once you’ve exchanged contracts and before that point the seller can pull out of the deal or change the terms – although I can appreciate this is frustrating for the buyer! If the contracts have been exchanged and the seller pulls out or puts up the price contact your solicitor to discuss your options. If you are looking for a house and want to avoid this situation you may want to consider a new build where a reservation fee can be paid to secure the property. Because this is not a private seller the price will remain the same and you can avoid this situation in future.

a

p unsworth, l3 If the repairs to the building carried out by the landlord have caused you disruption or you have had to vacate the building then you might able to seek a rent abatement. In respect of belongings, if you have contents insurance then you will be able to utilise this and make a claim. However, if the insurer will not pay out due to the manner in which the property was maintained then you might have a claim against the landlord. In the Landlord and Tenant Act 1985 it is implied the landlord will keep any installations in the house, including the supply of water, in proper working order. Has your landlord ever checked the pipes? Have they ever been maintained? If the answer is ‘no’ then it is unlikely the landlord will have fulfilled their obligations. If this is the case, you should ask a solicitor to look in to this for you.

a

This can be a tricky one, as the landlord of your current property will fully expect to receive the rent for the last month of your tenancy. It would be worth speaking to your agent or landlord and asking if they would let you move out straight away so that they can get a new tenant moved in, in this case you would then owe rent up until a new tenant moved in or until your notice period had come to an end. If the landlord does not agree to this, the only alternative would be to ask your new landlord or agent if they would be willing to hold the new property for you until you have moved out of your current property.

last cHance for bungalow at Halewood development A shared ownership bungalow development has proved to be a hit with buyers, as only one property remains on the market. Knowsley Housing Trust (KHT), part of the First Ark Group, is leading Halewood’s Lancing Close housing scheme for buyers aged 55 and over, and has seen three of its four newly built semi-detached bungalows get snapped up quickly. Under the older persons shared ownership scheme, shares between 25-75% can be purchased on a property. One resident who has recently taken advantage of the scheme is 67-year-old Ray Hughes. Having previously lived in Formby, retired grandfather Ray relocated to one of the new bungalows after ill health affected his ability to use the stairs in his old home. Commenting on his new house, he says: “I would have said yes just after looking at the paperwork – it

was perfect for me.” Ray is now said to be more confident and, due to the garden space at the property, has also been able to move his dogs in with him.

He adds: “I didn’t think I would ever find anything as good as this. I’ve felt at home since the day I moved in.”

Advice from chartered accountants 0151 228 8977 Under the HMRC magnifying glass – Residential Property lettings Julia Casimo

Q: I started letting a property out about five years ago, when I moved out of it, and couldn’t sell. I always intended to declare the rent to the taxman but never seemed to get round to it, and kept putting it to the back of my mind. Now it is really worrying me, and I do want to straighten things up. How do I do this? A: You are not alone. According to HM Revenue and Customs (HMRC) estimates there are up to 1.5 million landlords paying too little or no tax every year. My experience is that amongst these are many ‘accidental’ landlords like you. In September HMRC announced the launch of a new tax initiative aimed squarely at residential property landlords. The Let Property Campaign is open to all residential property landlords whether they operate a single property, a large portfolio, student lets, HMO’s or holiday lets. Landlords who rent out residential property and have failed to tell HMRC about all the rental income, are being offered the chance to come forward voluntarily and put their tax affairs straight – before HMRC comes to them. On offer are preferential penalty rates, and the possibility of negotiating a payment plan. The campaign is forecast to run for an extended period of at least 18 months. Based on previous campaigns, those who do not take up this offer to disclose any tax irregularities on the income from properties run the risk of formal tax investigations by HMRC, and much higher penalties. Most of these tax investigations will be on a civil basis but HMRC also increasingly select some cases with a view to a criminal prosecution. Some people are also ‘named and shamed’. HMRC have invested in a new digital intelligence system called ‘connect’ which identifies links between individuals and properties by sifting through information on property transactions at the Land Registry, loans, bank accounts, employment history, voting and local authority rates registers and compares these with self-assessment records to spot taxpayers who might be underdeclaring or not declaring income. Scary stuff, but apparently effective – HMRC claim that the system has delivered ÂŁ1.4 billion of additional revenue in 2011, of course not all from landlords! I would recommend that before you proceed you speak with an experienced accountant or tax advisor, as this should prevent you paying larger tax amounts or penalties than may be necessary. HMRC will not help you to minimize your exposure and is becoming an increasingly tough negotiator. As with many decisions you really do need to take independent financial and tax advice. SHOW HOME LAUNCH FOR TAYLOR WIMPEY

century 21 deal to market 101 waterfront apartments

The new homes

Taylor Wimpey is celebrating the opening of its new show home by giving home buyers £500 worth of Next vouchers if they make a reservation over the next month. Named the ‘Richmond design’, the two-bedroom show home at the Cunningham Grange development opened on 19 October, giving buyers a chance to see the layout of the home and the furnishings provided by Next Directory. Lynne Vogel, sales manager for Taylor Wimpey North West, says: “The apartments at Cunningham Grange will undoubtedly appeal to first time buyers, and this is the perfect incentive to help eligible purchasers take that next step. “Often when we open a show home or apartment, house-hunters will try to replicate the design when decorating their own home; and with the apartments at Cunningham Grange coming with a £500 gift card this month, they can do just that.” The homes on the Cunningham Grange development will be available under the Help to Buy scheme, which allows owners to pay a 5% deposit and take out a 20% government loan. Lynne says: “Apartments start from just £89,995, meaning less than £5000 is enough to get you on the housing ladder through Help to Buy. Between the low deposit and a guaranteed £500 worth of vouchers when reserving this month, it has never been easier to take that next step.”

Herculaneum Quay

Century 21 Liverpool South has agreed a deal to list 101 apartments in a prestigious new development on the Liverpool waterfront just months after opening its doors for the first time. The estate agent, whose new office opened in August, will market the apartments at Herculaneum Quay, a waterside development that will be completed in June 2015. Apartments at the development will start from £75,000 for a one-bedroom apartment up to £150,000 for a three-bedroom apartment. The deal was completed after negotiations between the developer and Century 21 directors Ian Ambrose and Dan Pennington.

Ian says: “After several meetings with the developer, we shook hands on the deal to market these fantastic apartments. “On the back of this deal, we are already in talks with the developer to market several other new projects and let and manage future developments.” Herculaneum Quay will be situated on the site of the former Herculaneum Dock and comprises 101 apartments, an outdoor area for residents and three levels of underground parking. Andrew Louis launches scheme to help home buyers

Estate agent Andrew Louis has revealed a new offer to home buyers who are hoping to save money on sales fees. Those who reserve a new home with the Liverpool agent will receive a £200 discount voucher to go towards the sales fee on the property, as part of a scheme encouraging buyers to ‘move on up’. The voucher can be found in this issue of Your Move magazine and can be redeemed in Andrew Louis

branches in Liverpool city centre, Old Swan and Prescot. According to the estate agent, the offer is expected to be popular with anybody looking for a new home and particularly buyers who are using the Help to Buy scheme to fund their purchase. Louis Anastasiou, managing director of Andrew Louis, says: “We’ve already seen an influx of interest from first time buyers from July because of the Help to Buy scheme. We’re not predicting a housing boom but we are expecting

the market to return to normality in the coming months. Our £200 discount voucher will help first time buyers to get on the property ladder.” Your Move 65

HIGH DEMAND FOR SOUTH LIVERPOOL PROPERTY South Liverpool estate agent Farrell Heyworth says it is experiencing very high demand for properties in the area after seeing an upturn in activity in the housing market.

Branch manager Michelle Edwards and Gary Seed

The Allerton Road branch has recorded high levels of demand for South Liverpool properties but says buyers are still watching how much they spend when buying and selling homes. Gary Seed, marketing manager for Farrell Heyworth, says: “Whilst the housing market is currently experiencing an upturn in fortune, the fact remains that many people are still being forced to watch their expenditure.” To meet demand for South Liverpool homes Farrell Heyworth

Ashleigh Moore and Business Management and Information graduate Katie Donohue, both administrators at Sutton Kersh, are now Members of The National Association of Valuers and Auctioneers (MNAVA). James Kersh, director of Sutton Kersh Auctions, says: “The whole team is proud of the work Ashleigh and Katie have put in to gain this important and respected professional qualification.” Their achievements were later followed by another successful Sutton

Kersh auction for 2013, as 71 of the 93 lots were sold generating over £3.7 million on the day. Post sale activity is also taking place, and it’s anticipated the final figure will bring proceeds close to £4 million. A former school on Palmerston Road, Mossley Hill, which has planning permission for conversion into six flats, was the best performing lot of the event, which took place at Liverpool’s Marriott hotel. It sold for £623,000 off a guide of £550,000. Sutton Kersh is now inviting instructions for its final auction of the year on 12 December. The catalogue closes on 19 November. city residential jOins fOrces with maintenance prOvider

Gary Hodgson and Alan Bevan

Estate agent City Residential has launched a new partnership with property maintenance firm Landlord Solutions (UK) Ltd. The move, which will see Landlord Solutions deal with all of the Liverpool agent’s ongoing maintenance, is said to have taken place after “six months of discussions and due diligence which highlighted the enormous benefits that the new partnership would bring to both parties.” Alan Bevan, managing director of City Residential, says: “We looked at numerous alternatives to our existing maintenance operations including taking it in house but when we looked at the professionalism and range of services Gary Hodgson and his team could offer it was real a no brainer. “We now have one supplier who deals with all our general maintenance, refurbishments, gas safety, electrical, furniture and carpets.” Gary Hodgson, who set up Landlord Solutions (UK), adds: “We have worked closely with City Residential to ensure that our service not only complemented what they already offered but helped improve their communication and levels of service to their customers.” For further information on the partnership see www.cityresidential.co.uk or www.landlordsolutionsuk.com.

Sherwell house at Eccleston Grange

HELP TO BUY BOOST FOR FAMILY HOMES he government-backed Help to Buy scheme is available on two new-build five-bedroom homes at a new development at Eccleston Grange, according to Jones Homes.

T

The house builder is offering two, three and four-bedroom houses at the St Helens development under the Help to Buy scheme and has now released two five-bedroom homes, labelled ‘Sherwell house types’, for buyers. Jones Homes says: “With only two Sherwell house types released for sale at present, prospective homebuyers are encouraged not to miss out and to make the most of affordable monthly payments buying with Help to Buy.”

The government’s Help to Buy scheme is available to buyers with a 5% deposit saved. Under stage one of the scheme buyers can purchase a new-build home up to the value of £600,000 by taking out a 20% loan from the government. This helps the buyer secure a 75% mortgage. The second stage of the scheme is available for new-build and second-hand homes and again is aimed at people with a 5% deposit. However, instead of a government loan the 95% mortgage is offered by the banks, which are backed by the government underwriting 15% of the risk in the transaction. What does your job entail? I run a department which deals mainly with personal injury compensation claims. I also deal with other cases such as debt claims, professional negligence and any cases that are dealt with in the civil rather than criminal courts. What’s your favourite thing about the job? Every day is different and I love the variety of the work. I particularly like speaking to my clients, and personal injury work is still an area where you can make a difference, particularly if someone has life changing injuries. What’s your least favourite thing about the job? Dealing with insurance companies, never being able to be put through to the right person and, in particular, the hold music they use. If you weren’t doing this job, what would you be doing? I would love to be a scriptwriter for TV and I do dabble. What are you going to do straight after this interview? I am going home, to be ignored by two gorgeous boys!

I arrive at the office, print off the day’s diary and prepare for the morning meeting.

8:45AM

In the meeting I describe new instructions to our negotiators so they can inform our buyers. I also talk to the team about the day’s valuations to see if we have anyone specifically looking around those roads.

9:30AM

There are four market appraisals in my diary for the day and I start gathering information to help me ascertain an accurate valuation of the properties once I’m in attendance.

10:30AM

I arrive at my first valuation - a beautiful detached house near Calderstones Park. This is why I love my job; I spend large parts of my day meeting interesting people whilst getting to see some of the best properties in Liverpool. My valuations are back to back.

3:30PM

Over to Woolton to photograph a new instruction. I’m fussy about my pictures so this usually takes me a good half hour.

4:30PM

After grabbing a quick sandwich its back to the office to send out the reports for today’s market appraisals.

5:30PM

For the last hour I prepare brochures and write descriptions for our new properties.

Carol Lavender, divisional director of Riverside Home Ownership, delivered a speech at the party, which took place within the neighbouring Bromborough Pool Garden Centre. She spoke of the success of project in one of the UK’s oldest industrial villages, as only six out of the 26 properties that are available through shared ownership remain available to homebuyers. The other 14 homes at the site are available for rent. Carol says: “There's nothing else like this nearby, so our new development has gone some way to meet the demand of first time buyers looking for an affordable home in the area."

guide tO...

exteriOr hOme imprOvements

When it comes to sprucing up your home, remember first impressions count. As well as being savvy with space and keeping the style fresh inside your property, consider the potential of the exterior of your home, from the look of the building to its surrounding outdoor space. glOriOus gardens Whether you have a wealth of land around the front and rear of your property, a modest back yard or small patch of lawn, a well kept outdoor area can not only boost the appearance of your property but can also provide additional usable space. Landscape gardening will help get the best out of the outside of your home by looking at texture, colour and the right plants and features. For instance, those blessed with plenty of room outside can make the area easier to maintain by adding a patio or decked area. Not only will an attractive wooden or paved surface reduce the size of the area in need of regular gardening, but it open up your home to further leisure space. Alan Beer, director or Beers Timber and Building Supplies Ltd, says: “Whether you want a shady retreat from the stresses of the day as the sun goes down, or an outdoor play area for the kids or even your own sophisticated

barbecue and party area – then a quality wooden deck or patio fits the bill a treat.” Be sure to pick the sunniest spot that’s free from obstacles such as trees and plants to get the best out of decked and patio areas.

extending yOur hOme If you’re building an extension onto your home, planning guidelines and regulations must be followed. Size, impact, the positioning and also the materials which are used to build the extension are all among the points to consider when planning to expand your property and there are rules in place to abide by so that the look of the extension is in keeping with the area and the rest of your property. Before going ahead with building work, research the local council’s planning procedures and also explore the national guidelines which are available on the government’s online building and planning

resource, Planning Portal (www.planningportal.gov.uk). As the website points out: “Your local planning authority is responsible for deciding whether a development – anything from an extension on a house to a new shopping centre – should go ahead.”

simple adjustments Drastic measures such as building work and overhauling your gardens aren’t the only ways to refresh and improve the exterior of your property. If you’re looking for a quick fix or easier and cheaper options then painting the front door, window surrounds and fences is a good place to start. Improve your home’s ‘curb appeal’ by clearing cluttering ornaments such as gnomes and adding simple outdoor lighting to give a welcoming vibe, as well as making sure window boxes and planters are vibrant and replenished. CHEESE For those lacking that sweet tooth, cheese is a tasty savoury treat and an ideal substitute for sugary puddings when rounding off any delicious feast. It also goes hand in hand with wine for the perfect party theme. Our pick of delicatessens around the city will leave you spoilt for choice with their selection of speciality and artisan produce.

GRATE SELECTION Liverpool Cheese Company, Woolton Village This shop not only specialises in selling a huge variety of cheeses, but it educates cheese lovers with its wealth of expertise. Catch the company at foodie events and farmers markets around the city, or venture down to the store to purchase anything from a chunk of cheddar to a whole hamper, or even a cheese wedding cake.

DELI DELIGHTS Dockside Delifonseca, Brunswick Dock Sitting alongside cured meats, olives, baked goods and a butcher, the extensive selection of cheeses is definitely a star attraction at this gem of a deli. Once you’ve tackled decisions like mild or mature, and made in the North West or made across Europe though, you’ll then be left with the temptation to leave with a bag full of other tasty goodies.

SLICE OF SPAIN Lunya, College Lane Only the best is good enough for Lunya’s deli, as its mouth-watering Mediterranean mix of artisan cheeses are all said to have won major international awards. Choose from cheeses made from goat, cow and sheep milks, as well as blue cheeses, and add some of the accompaniments on offer for an authentic Spanish flavour.

BLAKES RESTAURANT North John Street, L2 6RR Named after the artist Sir Peter Blake, responsible for the Sgt Pepper’s Lonely Hearts Club Band album cover, and situated within the Hard Days Night Hotel, I have to admit I was nervous about eating at Blakes in case I found myself too distracted by Beatles memorabilia to eat. Thankfully this wasn’t the case. Whilst there’s enough to satisfy any Beatles pilgrim, the environment isn’t overwhelming. Blakes is stylish, modern and unfussy. In fact, it’s only when you look, or listen, closely that you see each wall is adorned with one-off Beatles art, and an extensive discography is playing quietly in the background. It’s more formal than one might expect, avoiding the Hard Rock Café feel that often comes with musically themed restaurants, though staff are warm, friendly and avoid prim pandering to guests. We started with a bottle of house white wine, which was a reasonably priced sweet Australian

REVIEW BY HARRIET MOULD

Chardonnay, before considering Blakes’ new and improved menu, which, though not exactly extensive, provides options for all palates and tolerances. After much deliberation, we started with smoked salmon and scallops. Blakes is not a restaurant where one can while away the hours – orders are taken quickly, with the food following in the blink of an eye and disappearing as fast unless the diner exercises great self control. That said, magically, it’s prepared to the highest standard and tastes even better than it looks. The salmon, arranged in a beautiful flower shape, was gently smoked and complimented by an almost drinkable dill dressing. Meanwhile, my companion’s scallops were coated generously in a creamy sauce that was delicious without detracting from the gentle flavour of the main ingredient. Seemingly moments later, we were presented with sizeable main courses of sea

bass and sardines, and an 8oz sirloin steak, accompanied by roasted vegetables and a leafy salad large enough to share. The vegetables and meats were cooked perfectly, but once again the sauces stole the show. At no point did we reach for salt or pepper, and cutlery was used to scrape up any last smears on the plate. Dessert, thankfully less liberally served, came in the form of panna cotta flanked by coconut ice cream and mango sorbet. As a rule I can’t stand coconut, and yet it was so good I found myself saving it until last, despite the fact the sorbet was sweet and smooth and the panna cotta delightfully thick and creamy. With the last plate whisked away, we ambled out less than 90 minutes after arriving, in the rare state of being uncomfortably full whilst eagerly discussing what we’d have next time round. The final track on A Hard Days Night has never been so apt. Blakes? ‘I’ll be Back’. Your Move 87

As well as the major high street names, Liverpool is a haven for independent shops, regular craft and vintage fairs, and stalls and shops offering one-off items from some of the city’s creative talent. We caught up with three designers who are currently making their own unique mark on the area.

Sarah McCormick, 30 Snap & Dazzle

Set up Snap & Dazzle in: 2010 What do you specialise in? Jewellery, bridal hair wear, photography, and illustration. How would you best describe your designs? A mixture of handmade geeky quirky items, with the odd big statement piece thrown in for fun. Price Range: From around £4 to £15 for jewellery. Bridal hair pieces and photography are bespoke, and therefore depend on the budget of the client. What are your plans for 2014? I have a shop in Crosby (Sweetpeas & Co) all kitted out with my jewels! My friend specialises in children’s clothing, as well as a bit of interior design, and asked me to join her in her venture. I shall also be using the shop as a base/mini studio for my photography, which I’m so happy about, so I shall be mostly working on that as well as continuing to sell my work at craft fairs in the area. It's all very exciting! How can readers find out more? Like my page on Facebook www.facebook.com/SnapAndDazzle and follow me on Twitter @SnapAndDazzle.

TALENT

Stacey Westhead, 26 Stacey Westhead Designs

Set up Stacey Westhead Designs in: October 2010 What do you specialise in? I specialise in made-to-measure bespoke occasion wear for special occasions such as birthdays and weddings. How would you best describe your designs? High-quality original fashion creations. Feminine and floaty, my designs are inspired by beautiful dresses of the 40s and 50s, with full circle skirts and petticoats. With a modern update, and using the signature style of the glamorous girls of Liverpool, the dresses are fun and flirty and detailed with bows and ruffles. Each dress is bespoke and crafted for each individual girl, making them feel beautiful and glamorous for their special occasion. I also have a ready-to-wear collection, consisting of one-off tops and skirts made from cute and quirky prints making each one unique. Price Range: Made-to-measure dresses range from £110 - £180. What are your plans for 2014? I am looking at starting a ready-to-wear line of dresses and getting concession rails in some of the city’s boutiques to make my dresses more widely available, as well as looking further afield in Manchester boutiques, as I have recently had custom from Manchester and Wales. How can readers find out more? Search for Stacey Westhead Designs on Facebook or staceywestheaddesigns on Instagram.

Claire Bates, 30 Landbaby

Set up Landbaby in: It started out as my own textile design label in 2006, after finishing a fine art degree at Liverpool John Moores University. I opened my first shop on the shoe string of just £50. Several years later, Landbaby resides in the grounds of the Bluecoat gallery, where we now support and sell the work of local designers as well as designers from all over the UK. Last year we were listed in Vogue’s top 100 shops and we’ve just won a Merseyside best independent retail award. I still produce my own designs which I sell in Landbaby and across the country. What do you specialise in? I tend to produce textiles, accessories and homeware. Across the shop we sell everything from cushions to leather bags, ceramics to prints. How would you best describe your designs? I'm originally from Shropshire so my work tends to reflect my home land, wild flowers, mountains and trees. Over the years I've worked closely with my mother on design and making. It's become a mother/daughter team. Price Range: £3-£90 What are your plans for 2014? I don't like to plan too far ahead but I'd like to open a craft school. I've been teaching workshops here at the shop and all over Merseyside for just over five years now. How can readers find out more? Follow Landbaby at the Bluecoat on Facebook and @landbaby on Twitter. Alternatively, log on to www.landbaby.co.uk or www.landbaby.bigcartel.com, or visit the shop in the Bluecoat courtyard.

TICKLE ME Pandora, South John Street Statement jewellery can be daunting, as the need for it to stand out without clashing can make any purchase both difficult and expensive. Pandora’s sterling silver feather pendant (£85) is certainly not inconspicuous, but the uncomplicated, androgynous chain (£85) provides a low-key base for the striking, autumnal shape, whilst the muted silver colour allows it to compliment any outfit.

Staying Warm, StyliShly (ABOVE)

Matalan, Williamson Square The opening of the city centre branch of Matalan couldn’t have come sooner, as it is a sanctuary for those looking for great clothes on a budget. This selection of men’s jumpers (£16) immediately caught our eye. With a range of nine colours to satisfy even the pickiest of people, the lamb’s wool they’re made from makes them as comfortable as they are attractive.

Lula Flower Shop, Prescot Street Hidden away on Prescot Street, the independently owned Lula Flower Shop is filled with a stunning variety of plants and fresh flowers, the scents of which wafts on to the street above. The staff here create superb bouquets according to the customer’s taste, but we particularly love the vivid autumn shades in this chilli plant (£2.99), which makes for a unique autumnal gift that will certainly spice up the snowier months.

FRAGRANTLY FESTIVE (ABOVE)

Lush Spa, Whitechapel Lush have outdone themselves this year, with selections of Christmas gift boxes and individual items in every shape, size and quantity imaginable. From glittering Secret Santa ‘bath ballistics’ (£5.75), complete with a little Santa inside, to Mr and Mrs Frosty ‘bubble bars’ (adorably shaped as snowmen), the best part is that the items are hidden on the shelves, ensuring the shop doesn’t feel too festive, too soon. HALLOWEEN BALL IS A SPOOKY SUCCESS Jenna from The Valleys, Jorgie Porter & Anna Shaffer from Hollyoaks and Jasmin Walia from TOWIE enjoyed a Carnatic Spa pamper day

NEW SPA IS A HIT WITH CELEBRITIES A luxury ladies only spa has opened up in Liverpool, attracting a star studded list of clients in its first weeks of business. Guests wore creepy costumes at the Halloween ball

A spooktacular Halloween ball helped raise more than £500 for charity when it took place in Merseyside recently. Organised by Second Skin Events, the fancy dress ball at Leasowe Castle Hotel aimed to raise funds and awareness for Wirral’s Save William cause and its mother charity Duchenne Now. Save William was set up by local mum Kelly Magee as her little boy William battles the terminal illness Duchenne, a serious muscle weakness condition. During the ball, guests helped boost the

fundraising total by taking part in an auction for authentic singed memorabilia from Signature Auctions. A raffle also took place with hundreds of pounds worth of prizes from Rita Hunter Travel, John Parker Aesthetics and Sure Smiles, and Charles Taylor Auctions in Salford donated Halloween themed decorations to help the venue look the part. Following the successful event, Clovers Coffee Shop based in Greasby, Wirral has also named Save William as its chosen charity for 2014, to continue to fundraising support.

Girls Aloud singer Sarah Harding is said to be among the celebrities who have already paid a visit to the city’s new Carnatic Spa, in Mossley Hill, since it opened its doors six weeks ago. The facility is said to feature the only infrared weight loss sauna of its kind in Liverpool, along with indoor/outdoor heated swimming pool and a Rasul mud treatment room, and a host of pampering treatments. Phil Ball, who has opened up the spa in partnership with Natalie Ryan Ball, says: “The word has spread fast and we have had several celebrities at the spa including Sarah Harding, Jorgie Porter of Hollyoaks, Jasmin Walia of TOWIE (The Only Way is Essex) and Jenna Jonathan of The Valleys. Also, Abbey Clancey has promised to come to the spa after Strictly.” For more information about Carnatic Spa visit www.carnaticspa.co.uk.

MUSIC Happy Mondays – ‘Bummed’ 25th Anniversary Tour O2 ACADEMY LIVERPOOL 7 DECEMBER

ALBUM REVIEW

JACK JOHNSON

FROM HERE TO NOW TO YOU As we know, Jack Johnson is all about easy listening and his latest album has songs about the everyday life of over relaxing, backed up by gentle melodies and rhythms, taking us into a honeykissed world of simple harmonies and sunny days. Opening track ‘I Got You’ sets up the album’s laid back mood with its perfectly slushy love song that

features gentle guitar strumming and sleepy vocals. One of the best tracks is ‘Tape Deck’, where Johnson sings of his first band coming together, wanting to sound punk but resulting in a folkie sound because they all played acoustic guitars. Fans will probably love ‘From Here To Now To You’. It’s easy on the ears but our Jack isn’t really pushing any boundaries, sticking to

his solid formula of play whimsical music, be happy and spread the love to others. The Hawaiian singer is obviously pretty content with life at present so his super mellow vibe makes sense.

GO LI VE RP OO L

My favourite with... NATASHA HAMILTON Having shot to fame as one third of the internationally successful girl group Atomic Kitten, Liverpool’s Natasha Hamilton has since achieved success as an actress, TV personality and businesswoman too. So far 2013 has been as busy year for Natasha, as she returned to her pop roots and reunited with her fellow Atomic Kittens for the ITV2 show ‘The Big Reunion’, which led to a sell-out arena tour. Now she’s preparing to hit the stage once again, playing Maureen in 20th anniversary UK tour of the award-winning musical ‘Rent’.

Favourite thing about Liverpool

Ever since I was a kid I've always loved the Albert Dock. It’s steeped in history and full of culture, with lots to learn about the city and wonderful museums and cafes.

Favourite musician

It has to be Quincy Jones. I found his album ‘The Dude’ in my dad's LP collection when I was a kid and I was totally amazed with the orchestra on it. He also writes lots of film scores too which I love.

Favourite moment in your career

Being told ‘Whole Again’ was number one in the midweek charts. We (Atomic Kitten) were about to be dropped by Virgin Records and that song was our last hope. We went up against U2 and we totally annihilated them in sales. Bono later said at the NME Awards that they had been beaten by pop and came over to congratulate our success.

Favourite venue

I once had the pleasure to perform at the Royal Albert Hall. The acoustics were amazing and the setting is beautiful. I'd love to do a live orchestral concert there.

Favourite book

One would be ‘Wonderland Avenue’, a story written by The Doors’ publicist Danny Sugerman. It’s a personal memoir about excess and the very crazy life and world they all lived in.

Favourite film

One is ‘Schindler's List’, a true story about industrialist Oskar Schindler who harboured Polish Jews during WWII by using them as workers in his factory. He saved over a thousand people’s lives.

Favourite holiday destination

I went to the Maldives years ago and it was heaven on earth. You arrive at your island by water plane which is quite scary and you can walk the whole way around it in less than a few minutes. I remember looking at the stars and they were so clear you felt as though you could almost touch them. To hear that the islands are slowly sinking because of rising water levels is sad.

Favourite album

Micheal Jackson – ‘Off The Wall’. Quincy Jones produced this too. ‘Rock With You’ is one of my all time favourite songs and I have so many happy memories as a kid that are attached to this album. I play it all the time at home and Alfie my son, who is three, always knows when he hears Michael singing.
