his year’s glittering ceremony, which took place in Lutyens Crypt at Liverpool’s Metropolitan Cathedral, saw some of the biggest names in property sparkle as they celebrated at the disco glam-themed event. Lesley Martin-Wright, chief executive of the Knowsley Chamber of Commerce, hosted the black tie proceedings and was also a member of the esteemed independent judging panel, which picked worthy winners in categories across the city’s residential property sector. Awards were also presented to mark the achievements of the commercial property industry, with categories being sponsored by Riverside Home Ownership, Maxwell Hodge, Concept LHP and Move Commercial. Meanwhile, guests enjoyed a lavish three-course meal provided by the renowned 60 Hope Street restaurant, as well as disco entertainment harking back to the days of Studio 54.

The first award of the night went to the West Tower by Delph Property Group. Judges picked the winner from what was said to be a very high standard of show homes, as “clever use of light and space” and an ability to “bring to life the features of each room setting” stood out. West Tower was shortlisted alongside Bromborough Pool Village by Riverside Home Ownership, and The Oxford, The Avenue at Summerhill Park by Redrow Homes. On receiving the accolade, Richard Forman from Delph Property Group said: “It just goes to show the quality of the project at West Tower and we are thrilled to have received this.”
The winner, Bromborough Pool Village by Riverside Home Ownership, was among a shortlist in which all schemes impressed judges with their architecture and their attention to detail. Beaconsfield Street by Plus Dane Group, Liverpool City Council and Lovell; Kingsley Road by Habitat for Humanity and Woodlands Walk by Castlefields and Liverpool Housing Trust were also in the running. Picking up the prize, Riverside Home Ownership’s divisional director, Carol Lavender, said: “It was tough this year and there was some strong competition but we are thrilled to have won this great award and to have been given recognition for our work at the historic village.”
This year’s panel presented a special award to Liverpool Habitat for Humanity for its Kingsley Road scheme. The accolade was presented in recognition of the project “providing a totally innovative way to provide affordable homes within an existing community”. Linda Bright, trustee of Habitat for Humanity, said: “We are really pleased to have won the award. The project is about people and the community who helped us to build houses in difficult circumstances. We’re grateful for all that support us including the city council, Sanctuary and our founder and chair, Shannon Ledbetter.”

The winner on the night was Keppie Massie, while Abode was named runner-up. Celebrating the victory Keppie Massie’s associate director, Sue Taylor, said: “We’ve waited five years for this award and it means so much to us.”
Sutton Kersh was crowned the winner of the award for best website, having been shortlisted alongside fellow agencies Abode and Andrew Louis for the accolade. Abode was awarded the title of runner up. Picking up the prize, Sutton Kersh director Alex Dixon said: “James Kersh put a lot of effort into the website and I think he’s done a fabulous job, so thank you for the award.”
The final award of the evening, the coveted Best Estate Agency award, saw Sutton Kersh in Allerton, Reeds Rains’ city centre branch and Andrew Louis in Old Swan shortlisted. Reeds Rains was named the winner when the sought after results were announced, while Sutton Kersh took the runner up prize. Commenting on the win, Joshua Simms from Reeds Rains said: “We’re ecstatic. part furnished flat will have some pieces of furniture and you will then have to provide the rest of the furniture yourself. You don’t usually have a choice as to whether you accept the furniture or not or what furniture is included in part furnished. It’s solely at the landlord’s discretion. A fully furnished property is exactly that, everything is there ready for you to move straight in. You might find that the rent is a little higher on a fully furnished property due to the furniture being taken into account. As a guide to what you might expect, a two-bed fully furnished flat will usually come with two complete beds, two three piece wardrobe sets, two sofas, a dining set, a coffee table and a TV stand. The quality will vary from landlord to landlord and what type of property you are renting. There are different qualities of furniture from high end to budget ranges and tenants really need to liaise with their agent/landlord for confirmation.

Can you tell us a bit about Lovell’s plans for the next few months? We’re currently working on a number of exciting new site starts. There’s a real feel of optimism in the market and we see our progression into more traditional housing developments but never moving away from our roots as a regeneration specialist.

Elaine, who owns two stores in the city and also runs an online store, was presented with the Retail Business Woman of the Year accolade at the recent Forward Ladies Women in Business Awards in Manchester, sponsored by Barclays. The ceremony at the city’s Midland Hotel celebrated the achievements of women across the North West and the Isle of Man. Elaine, who launched her own furniture and design company after working in the family business for 25 years, adapted as a retailer during the economic downturn by also introducing giftware lines such as jewellery and children’s clothing. On receiving the prize she says: “I was honoured to be awarded Retail Business Woman of the year, and it is fantastic for the company’s achievements to be recognised. Forward Ladies is a great organisation to be a part of and the awards are a wonderful way to meet like minded business women where we can share ideas and knowledge.”

Lord Heseltine visits Stockbridge Village Villages Housing Association welcomed former Deputy Prime Minister Lord Heseltine to Stockbridge Village, showcasing the regeneration that has taken place there over the last three years. Lord Heseltine previously visited the area, then known as Cantril Farm estate, in 1982 when he was Secretary of State and Minister for Merseyside. At the time the area was in decline and Lord Heseltine requested a report into how improvements could be made, which was then said to have prompted the first large scale stock transfer of social housing in the country . Returning to Stockbridge Village alongside his wife, Lady Heseltine, he was also greeted by representatives from Knowsley Council and residents from the area for a tour of the estate. Following the visit, Lord Heseltine says: “It has been a delight to visit Stockbridge Village and to witness such remarkable developments to the area. I have a strong belief that one of the key drivers of growth and transformation, is listening to the general public about how changes can be made. Working together is much more effective than working in isolation, the demonstration of the public and private sectors working together with the community have a central part to play in Stockbridge Villages’ determination to build a stronger future."

neW builD CustoMisation for buyers New house buyers will be able to influence the design of their new home including creating their own floor plans and even moving walls under a new scheme by house builder New City Vision. The developer is currently entering the early build stage on a new phase at its Ellergreen development in Norris Green and has launched a ‘Tailored-2Suit’ initiative to offer more customisation options to buyers. Don Craven, managing director at New City Vision, says: “Picture the home you’ve always dreamed of then realise that some things don’t require any

Our ‘Tailored-2Suit’ offer is a new and innovative way to buy a home.” The house builder has three types of homes at the site; threebedroom Stanley and Sefton designs, and the four-bedroom Walton design. However, under the Tailored-2-Suit scheme New City Vision says it can make changes to suit the buyer’s needs including resizing rooms or creating a separate dining area. The first of the new homes at the Ellergreen site will be available in early in 2014, says New City Vision.

Green light for 600 new student rooms Over 600 new student bedrooms across three developments have been approved across Liverpool city centre. Knight Knox, in a joint venture with Liverpool-based X1 Developments, will begin work on a seven-storey, 231-bed development on Seymour Street after planning permission for the £12.9m scheme was approved this month. Apartments at the development are available to purchase at a price of £54,950 and will yield 8% for five years, the developer says. Meanwhile, Downing will begin work on two major developments costing £21m after securing planning permission for two sites within the city.
The Scandinavian Hotel near Chinatown will be redeveloped into a 241-bed hotel and ground floor commercial space under a new name, the Arch. Downing is also building accommodation near Hope Street, named the Electra, which will feature 90 apartments for students. Other developments in the city include approved plans to convert Hahnemann House into student flats and the conversion of the upper floors of Grand Central on Renshaw Street, which is home to an arcade of independent shops, into 41 student rooms over three floors. All three of the schemes are expected to be in place for the 2014 intake of students in September. Your Move 61

Women boost services offered through Handy Persons scheme A team of female DIY experts will be at the beck and call of vulnerable people across Merseyside, as part of Liverpool’s Handy Persons scheme. The initiative, run by Liverpool City Council in partnership with Riverside Housing and Housing Maintenance Solutions (HMS), has teamed up with leading social enterprise Blackburne House to provide more access to female professionals alongside its existing team. Through the Handy Persons scheme, which offers over 65s and those with disabilities subsidised, £15-per-hour rates for maintenance workers, the Blackburne House Maintenance Ltd female-staffed maintenance business will provide services so that residents can now choose a female
operative if they wish. The scheme, which uses a £250,000 grant from HMS to subsidise workers, carries out tasks such as fitting locks, spyholes and door chains to unblocking sinks, replacing light bulbs and one-off garden clean-ups. Liverpool City Council’s cabinet member for housing, Councillor Ann O’Byrne, says: “The majority of those who use this service are women, and we understand that some may feel more comfortable opening their door to a female operative. Rise in demand for one-bedroom homes The Carlton Pub, Birkenhead
Changes in welfare reform have increased landlords’ demand for one-bedroom properties, according to auction expert Smith and Sons. The ‘bedroom tax’, which cuts the amount of benefit people receive if they have a spare bedroom in their council house or housing association property, could lead to more investment in one-bedroom properties in future, according to the auctioneer. Ahead of a December auction in Bromborough, Wirral, the property consultancy says interest in auction property can often highlight changes in the market and properties that can be easily converted into one-bedroom units are attracting the most attention this time around. Chris Johnson, auctioneer at Smith and
Sons, says: “The auction can often act as a barometer of the wider changes taking shape within the property sector. An open access gallery area for emerging photographers and images entered by young people were also on view at the event, which was supported by KWP Solicitors. Commission from sales of the works as well as gallery rates were donated to MYA, to help support the charity’s services for young people across the area.

The average reduction in house prices in Liverpool, which is the largest average reduction in the UK. That’s according to a Zoopla survey, which shows the average discount available for a house in the area is now £14,149.
The amount of mortgages approved under the second stage of Help to Buy a month after its launch, according to Prime Minister David Cameron. Over half of those came through RBS, which says 73% of applicants approved were first time buyers.
The average rent in the North West in October, which shows a 2.6% fall compared to September when the average rent was £649. The figure is more than half the average rent found in Greater London, which was £1,283 in October, says HomeLet in its Rental Index.

It’s not just Help to Buy helping people get their first step on the property ladder. Some house buyers in the UK are using shared ownership schemes to move in to their first home. Here is how you can do the same.

‘Staircasing’ happens why you buy more shares after moving in and requires you to pay for a valuation on the house to determine the price of a share. If the house has gone up in value you will pay more for a share and vice versa – but either way you will have to arrange a mortgage for any extra shares you buy. If you wish to sell the property and own 100% of shares the housing association has first refusal and keeps this right for 21 years after you fully own the home. If you only own a share the housing association has the right to find a buyer for the property when you wish to sell up.
Using shared ownership to buy your house does not mean you will be sharing with a stranger. Instead it means you buy part of the property and pay rent to a housing association for the remainder of the value. By only paying for a share of the house, the initial deposit will be much smaller than buying the house outright
what is shared ownershiP? Shared ownership schemes are offered by housing associations and allow you to buy a share of your home, typically between 25% and 75 % of its value, and pay rent on the remaining shares. David Robinson of Riverside Home Ownership says: “Shared ownership is an affordable way to take the first step onto the property ladder. By buying a share in a home, say 50%, and paying a subsidised rent on the remainder, owning part of your home can be cheaper than renting it. You usually have the option to own 100% in the future, buying the extra shares when it suits you.” Shared ownership schemes are available through a leasehold, which means you own the property for a fixed period of time (usually 99 years), after which it goes back to the landlord.

how does it work? Before moving in you will have to take out a mortgage on your share of the house. Some banks will offer specialist shared ownership mortgages and as with any house purchase, the larger the deposit the better terms you will be offered.
To be eligible for a shared ownership scheme you must be a first time buyer or have already sold your current home and it is only available to households earning £60,000 per year or less. If you do decide to use shared ownership, you will not be alone. According to the National Housing Federation, there are 200,000 people in the UK who have chosen to buy a house this way. It says: “As more people are priced out of buying their home on the open market, demand for shared ownership is growing rapidly.”

star signs Catherine hegarty set up liverpool signing Choir as an after school club but it has grown significantly from humble beginnings. we speak to Catherine about performing at the olympics, in front of Parliament and being awarded the top volunteer award, the Queen’s award.

How did the choir come about? My two sisters are interpreters for the deaf so I used to watch them signing all the time and it intrigued me. I thought it was wonderful so I put myself in for a BSL (British Sign Language) level one. A job came up for a nursery nurse at a deaf resource school and I’ve been there for 18 years. I asked if I could start an after school club so I started a signing choir. The children within the school all have signing lessons, even the mainstream children. I started off with 12 children, all hearing, and one profoundly deaf child. To be honest I thought it was just six sessions at an after school club but it just grew and grew. We were getting children from all over the city
and they were bringing their friends. In the end it grew too big for a primary school hall so we went to Broadgreen International School and rather than just doing it as the Knotty Ash school signing choir we changed it and launched the Liverpool Signing Choir. The beauty of the choir is that they don’t have to know how to sign or how to sing. What has been the reaction to the choir? I see what it does to the kids. It’s amazing. We’ve got children who are so painfully shy and their confidence is rock bottom and the parents will tell you it’s done wonders for their children’s confidence and concentration. It’s really opened up what some people thought was a silent world for the children – and
not just the deaf children. We’ve committed ourselves as a choir that if the children show dedication we will fundraise and send them to evening classes to get their level one and two in sign language. What was it like to win the Queen’s Award? Everybody was so proud. It is the highest award you can get for a voluntary group and, taking me out of the equation, it was well deserved. The kids worked so hard and you see them all the time but the people you don’t see are the choir staff who work their socks off. And the parents, if they didn’t support us we wouldn’t do half the things we do. It was an amazing honour and words can’t describe how everybody was feeling that day.

Our city has really opened its arms to us. As far as we know, Liverpool was the only one to have a signing choir for the Olympic flame relay, for example. How did you get a place at the Olympics closing ceremony? That was five years of knocking on doors and getting them slammed in my face but I just didn’t give up. When the UK got the Olympics myself and Annie Bennett, Knotty Ash’s headteacher, used to say we were going. We always said that and when there was five years to go I wrote to them. I really pushed and pushed it, writing and emailing. Eventually we were given the go ahead after a lot of local MPs got on board to help us out.
What was it like at the Olympics? The kids were so excited. They saw people like One Direction and I think they were a bit star struck! I left it to the young ones and I was just in the tunnel crying. I couldn’t believe we were actually there. It was a proud moment for me. We then had the honour of going to the opening ceremony of the Paralympics and that was great. I had to pinch myself and I thought ‘did that really happen?’ It’s brilliant the way they can now say they were there and they did that. You also played at the launch of the John Lennon Peace Monument? We were doing Beatles Day in Williamson Square and John Lennon’s sister Julie Birch was
walking past. She stopped as we were doing all the Beatles songs. She got speaking to one of the staff and asked if we were going to the Echo Arena that night. We weren’t but she got my number and said we were on the following week. She was true to her word and she got up and signed Imagine with us. It was from that we were invited to the unveiling of the Peace Monument. It’s not all about those big things though. My favourite thing to do is if we go to somewhere like a retirement home. They ask if we can just go for half an hour but we end up staying much longer. The kids love sitting and chatting with the residents and having a cup of tea. If it wasn’t for that and the supermarkets, or just going on a windy street somewhere to perform, we wouldn’t be getting the likes of the Olympics.

Liverpool Sound City music festival is looking for artists to apply to appear at the 2014 festival. Sound City, the largest metropolitan music and arts festival in the UK, is asking emerging talent to apply before the 31 January and successful acts will appear at one of several venues across the city in May 2014. Alex Simmonds, marketing and ticketing manager, says: “We’re looking for a very high level of talent and performance ability, we want something groundbreaking – basically, bands
who could be the next big thing.” The festival attracted 41,500 people to its three-day event in 2013 and included acts such as Noah and the Whale, Enter Shikiri and The Walkmen. Over 300 emerging artists played alongside the headline acts at several city venues. The festival, now in its seventh year, has been nominated for Best Metropolitan Festival and Best Line-Up in the 2013 UK Festival Awards.
‘INSPIRING’ CHILDREN’S LITERARY FESTIVAL GETS UNDERWAY The Bootle Children’s Literary Festival is currently taking place across a number of events in schools, parks and shops to inspire children to take up reading. Talks from authors and spoken word artists are being held alongside literarythemed activities until Saturday 30 November, culminating in a closing event at Bootle Strand shopping centre to coincide with its Christmas celebrations. The event includes community arts charity ‘In Another Place’ as it performs a Nativity with giant puppets, a gospel choir performance and a Strand Christmas event featuring Michael Bublé and Marilyn Monroe tributes.

The closing event will take place from 4pm and in the days leading up to it an author will visit Bootle schools for assemblies, workshops and a children’s poetry competition. The centrepiece of the festival is a pop-up book shop at the Strand with a selection of children’s books. Festive partygoers will be able to achieve a quick sunkissed glow to warm up their winter look, thanks to the arrival of a new product at Liverpool’s Strip Wax Boutique. The salon, inside Harvey Nichols Beauty Bazaar, has launched the Fiji Express Two Hour Tan which allows clients to shower it off within two to three hours. My carnivorous dinner date and I didn’t need much persuading when asked to review the recently opened Brazilian rodizio, Fazenda. Situated on Exchange Flags, behind Liverpool Town Hall, it’s the second Fazenda to be opened after the first was a huge success in Leeds. The restaurant looks extremely inviting from outside, with an outdoor seating area warmed by heaters. On entering Fazenda, a welcoming waiter sat us at the bar, where we enjoyed an unfamiliar Portuguese lager. The restaurant has a warm and cosy décor, and equestrian themed items including saddles and stirrups adorn the walls giving it the feel of an authentic South American ranch. Once seated the waitress helpfully explained how the rodizio restaurant worked. As someone who can indecisively stare at a menu for 20 minutes, it suits me perfectly. If you’re unfamiliar with a rodizio, it is a style of restaurant service popular in Brazil where waiters and
waitresses bring skewers of cooked meats to you and serve at your table. You flip a card to signal to the waiter whether you would like to be served more - green is yes and red is no. For a fixed price, which ranges from £25.90 - £27.90 depending on the day you visit, you get an unlimited amount of 15 cuts of meat and a buffet choice of sides. The sides bar features different salads, breads, cured meats, continental cheeses and also the very tasty traditional Brazilian Feijoada - a black bean stew with beef and pork. Although I’m normally a beer drinker, I felt it would be a crime not to try the rich meats with a glass of red wine. Fazenda has an extensive wine menu with white, red, rose, sparkling and champagne all on offer. Bottles range from £20 to £100. I decided to go for a large glass of Brazilian red wine (£7.10). With a choice of 15 cooked meats there are too many to mention, however my favourites had to be the cordeiro, a succulent leg of lamb which is seasoned

with mint sauce; linguiça, an extremely tasty traditional South American sausage; and the gammon or ‘presunto’ as the waiters refer to it. I also tried a few chicken hearts, which are a delicacy in Brazil. The hearts are marinated in herbs and garlic and have a slightly chewy but extremely pleasant texture. After an hour and a half of enjoying delicious cuts of meat, I decided to reluctantly flip over my card to the red side and signal to the waiters that I’d had enough. This was subsequently flipped back round to green various times when the waiters brought out another delicious looking skewer of meat. There is a fantastic selection of delicious deserts on offer; however, unfortunately my dinner date and I were too full to try them! Fazenda is a fantastic new addition to the city and is perfect for meat loving diners who are looking for a continuous flow of extremely tasty and succulent meats. Your Move 85

Pudsey’s PyJama Party hildren across Merseyside attended a special pyjama party at Sefton Park Palm House to raise money for Children in Need. The charity event, organised by Jumping Jacks, raised £1,264 through ticket sales and a face painting stand. Children and adults were joined by Pudsey to take part in games, music and dancing. Delicious Pudsey-themed cakes were also served to hungry guests. Lucie Campbell, founder of Jumping Jacks, says: “It was a great atmosphere at the event and everybody had a great time. As well as the money raised, people also brought Pudsey merchandise with them and we encouraged everybody to watch Children in Need on Friday night so that they knew what it was for.”
