Moving into 2014, a number of developers are getting to set to start building new properties across Merseyside in a bid to boost the quality of housing and meet the demands of those wanting to own a home, whilst maintaining affordability and growth in the housing market.

New developments Developers are going on site across the area in 2014, providing hundreds of new properties for the rental market and first time buyers through to over 55s. In recent months, Sigma Capital Group plc announced it would be rolling out 550 new rental homes across Merseyside in an initial phase, as part of a major joint venture with investment bank Gatehouse. The scheme, which has received backing from Prime Minister David Cameron as well as business secretary Vince Cable, is part of a wider initiative that will see 2,000 new privately rented residential properties across the whole of the North West and 6,000 across the UK. Further phases are also in the pipeline. Construction is expected to commence in the first quarter of 2014, and sites have been identified in Liverpool, Knowsley and St Helens. The homes are said to be being built on land procured and developed by Sigma and the model is underpinned by the company’s long term partnership with Liverpool City Council.

Construction has also just begun on 24 new homes in Norris Green Village, as part of the Regeneration Liverpool venture between Sigma Inpartnership and the local authority. Elsewhere in the area, Plus Dane Group has plans to go on site during the first quarter of the year, including the development of 22 new properties for its Willow Park scheme, near to Liverpool Cricket Club in Aigburth. According to Alison Gittins, sales and marketing co-ordinator at Plus Dane Group: “Plus Dane Group will be launching some exciting new developments in 2014 and initial interest from potential purchasers has been strong. We are taking reservations off-plan at Quarry Brook in Kirkby and St Greg’s in Gateacre. “Our Willow Park development in Cressington will launch in March and we are expecting there to be lots of demand from first time buyers taking their first step on to the property ladder.” Meanwhile Riverside Home Ownership promises “another exciting year” for development in 2014 too, as it gets to work on two

Commenting on the need to build new properties in the city, Riverside’s Jeanette Grady says: “Demand still exceeds the supply of new homes, and affordability remains a big concern for buyers. We expect to see the same high levels of interest in 2014 as we have done this past year, especially for shared ownership and the range of other government-backed, affordable schemes that we offer.” Neil Townsend, director at The Riverside Group, also goes on to add: “To deliver innovative solutions and provide much needed housing for different customers is really important, still challenging but market conditions and demand for a decent quality home for rent or sale have never been so important.”

I’m considering bidding for a property that’s up for auction. It looks like my ideal home but even if the vendor is after a quick sale the guide price seems unusually low. What information can the auctioneer provide about how the guide price has been chosen and the history of the property and reasons for its sale?
I moved into a new build three months ago and everything was fine with the property. Do I need to have the house re-inspected and, if so, how often? Also, are there any common problems I should be looking out for now the property is a few months old?

After the initial inspection, usually occurring at handover, there are no scheduled re-inspections but if you have any issues you can request another check from your developer. As it’s a new house, you can expect everything to work and your home to be built to a high specification, meeting all modern building standards. Therefore it’s highly unlikely you’ll have any major issues. Occasionally small issues do arise given the complex nature of home construction. A fairly common issue is shrinkage, which can cause cracking in the plaster. This can be touched up with relative ease. Contact your developer’s customer care team with any defects or queries where they should be happy to assist. If anything goes wrong, you shouldn’t be out of pocket as most new homes come with a 10-year Buildmark Warranty. Also, check the length of warranties on individual appliances as these can vary. If you’re unsure, speak to the customer care team for further advice.

The guide price should have been set by the auctioneer in conjunction with the vendor to reflect an expected sale price. It could be that the guide price is very low as the property may have structural problems or a particularly short lease and as such may be difficult to raise a mortgage on or it could simply be that the vendor requires a quick sale. Either way the auctioneer will be able to explain the reasoning behind the guide price and then in most cases you can commission a survey prior to the auction if required. As with any property purchase you should gather as much information as possible and if you decide to bid remember that, if successful, you are entering into a legally binding contract on the fall of the gavel and in most cases the completion date will be four weeks from the auction date.

This information must be passed on to you promptly and it can be sent by hand, by post, by email or by fax. Your agent should keep a written record of all of the offers that they have received. If you tell your estate agent in writing that it is not necessary for them to pass on certain offers to you, they don't have to in those circumstances. For example, this could happen if the client doesn't want to be contacted about offers which fall below a specific price level.

What’s your least favourite thing about the job? The M62. Peak hour traffic is horrendous. Our office is in Birchwood, Warrington, and it is grid locked every morning. If you weren’t doing this job, what would you be doing? Definitely something in sales, I love my holidays so perhaps a travel agent. I would be more than happy to check out some destinations! N I E R U T U F YOUR G N I D L I U B E S HOU If you’re thinking of a new career in house building, the new year could be the perfect time to start. Liverpool City Council has pledged to build 5,000 new homes across the region by 2016, ranging from new developments to renovations of existing derelict properties, so opportunities are on the rise. From entry-level courses for 16-yearolds fresh out of school to part-time courses for those in employment, there are a number of ways to get your foot in the door of the house building industry in 2014. TRAINING There are courses available for those out of work to help them improve their skills. Take, for example, Liverpool Habitat for Humanity’s Construction Training Programme (CTP), which offers free courses for those on benefits or in long term unemployment covering everything from basic carpentry to plumbing and pointing brickwork. Many of the larger construction companies have regular job openings and training opportunities if they have major construction projects in the area. For example, in 2013 Carillion announced it would provide construction jobs and 100 apprenticeships as part of the Royal Liverpool Hospital development. Austin Bell, project director, Carillion, says: “There will be 100 apprenticeships, along with opportunities for homeless people and 16 to 24-year-olds who are experiencing barriers to learning and employment.”
APPRENTICESHIPS Another route into house building could be through a housing trust apprenticeship. For example, Liverpool Housing Trust takes on eight apprentices each year and offers work experience and work clubs throughout the year. As part of its AQA centre, candidates can also gain recognised qualifications in their chosen field. Simon Brown, director of asset management at Liverpool Housing Trust, says: “Our partnership with contractors and training provider Construction Industry Training Board (CITB) means local people are working in the main construction trades, while earning both a wage and achieving recognised qualifications at college. “Apprenticeships are a fantastic way for those who have an interest in construction to gain valuable experience in the sector and to pick up skills on site, such as joinery, bricklaying and plastering.”
ENTRY-LEVEL COURSES If you want to take a more traditional route, the city’s many sixth forms, colleges and further training institutes offer a variety of construction-themed courses.
Entry-level courses include BTEC and NVQ qualifications in a variety of disciplines, from bricklaying to plumbing. For example, Liverpool Community College offers NVQ courses and apprenticeships in brickwork and a level one diploma in construction for people to learn the basics. More advanced BTEC level two and three courses are also available at the college.
HIGHER EDUCATION There are around 70,000 students in Liverpool’s higher education courses at any one time and the subjects covered by the three major universities and specialist institutions include everything you need to begin a career in construction. From construction to architecture and plumbing to electrician training, university courses deliver a solid introduction to theory and practical experience within the construction industry. House building across the region is increasing and now is the ideal time to take the training and learn the skills to get your foot in the door through one of the myriad of opportunities available in the city in 2014.

esign duo tony burke and Philip armstrong have achieved high fashion success around the globe with their Philip armstrong label, but they haven’t forgotten their liverpool roots. despite working on red carpet collections and bespoke dresses, they’ve still found time to create an affordable range for north west-based retailer matalan, as well as recently setting up a pop-up shop at the harvey nichols beauty bazaar. we chat to tony about the label’s celebrity followers, fashion inspirations and maintaining a liverpool base.

How did the label come about? Around 15 years ago we started doing bespoke dresses. Then the more the client base built up, a lot of them started coming to get their wedding dresses done and we kind of excelled at it so we made wedding dresses quite a lot around 10-12 years ago. As things go in peaks and troughs, a few years later the fashion took over again and the bridal wear took a small dip. Obviously our hearts lie in the high fashion industry, although it’s great working on wedding dresses because they’re real labours of love. Around 2008 we started doing collections for people to come and buy or choose something from so we just built up an amazing client base who started coming from all over the country. Now people get the train up from London or we’ll go and see them. We’re very lucky because we’re proud of our Liverpool background and clientele but it’s great that people from outside of the city come to us as well. Your head office is still in Liverpool. Has there been a temptation to relocate to London? Always and, to be fair, we could have done it and we probably could have got to where we are now a lot faster but we just didn’t want to. We’re home birds and we’ve got loads of friends and family here. We’ve always been busy anyway so a few years ago we decided to get some good PR in London, and that’s how we started dressing the likes of Lady Gaga and Katy Perry. Do those stars come to you for outfits? No, the stylists will see our lookbooks online and then request pieces, so we send them. In the early days of dressing those big stars we used to get really excited and think ‘oh my God, she’s going to wear it’, but they get clothes thrown at them by every designer in the world, they’ve got access to everything. We learned very quickly to just send them and if they wear them it’s a bonus, but if not then don’t worry as someone else might. It must be exciting when they do pick your dresses, especially as people like Lady Gaga are so iconic in their style. It’s fantastic because sometimes, say if it’s in Los
Angeles, we’ll get a tweet or phone call in the middle of the night to say ‘oh so and so has got it on’ and it’s such a buzz. With Lady Gaga it was absolutely major and she actually ended up wearing the dress twice, which is unheard of for someone like that, but it was on TV and a magazine cover so it was fantastic. She was photographed with Stephen Fry and she’s got the dress on so that was a really good picture to keep on archive for us. We got PR in Los Angeles as well and that’s how we’ve got people like Jennifer Lopez. They don’t actually come to us and we don’t personally dress them. We’ve got great relationships with a lot of the stylists. Is there anyone you’d still like to see wearing one of your designs? I’d love to dress Blake Lively, and everyone wants to dress the likes of Rosie HuntingtonWhiteley. There are tonnes of people I’d love, but there’s still plenty of time for that. How would you describe your style at the moment? To be honest we keep to the same aesthetic all the time, which is not to overdress someone. It’s all about the fit and the shape and silhouette, and that’s basically the background aesthetic, but the line of clothes gets tweaked. It’s always based on how we see that customer looking the best they can look. Where do you draw inspiration from? All over really, from travel to just everywhere. What we do is go ‘she looks amazing but she’d look even better in this’. Also, it’s down to fabrication and we’re lucky to be able to use the best fabrics going so we’ll push the designs along to coincide with the development of fabrics. We’ve got great beaders and embellishers who do amazing things for us, and we’ve got a lovely factory in Europe which does the bigger runs. Bespoke things for the individual are done by our highly skilled team - real artisans who are amazing and treat the fabrics beautifully. What Philip and I do now is work with clients to design and cut the clothes and work on fabric development. It’s all very carefully worked on in a very close-knit group, which I think you’ve got to be if you’re working on this type of garment. It’s got to be cared for. Are there any fashion designers that you look up to? Yes, but more the designers of old really. I love Madame Grés for her beautiful jersey gowns, as she used to make the most beautiful pleated

jerseys. And, of course, everyone in fashion loves the likes of Christian Dior. I appreciate other designers but I don’t emulate them. This is a really difficult industry, so to produce things and carry on producing things well is really hard work. Anyone who has stayed in the industry and worked really hard deserves appreciation. Did you always expect the label to take off in the way that it has? We hoped it would and we’re great believers that if you work really hard then what you put in to life you’ll get something back from. We’ve never been cocky, we’re not like that at all. You just work the best you can, and hope that one day someone sees it and you get a stroke of luck. What are your plans for 2014? For 2014 we’re looking at expanding our readyto-wear range with retailers. We’re also very excited about the launch of our diffusion range, which we’ll be launching for February/March. The main priority is the mainline Philip Armstrong label but we have to do an atelier collection twice a year too because our representation in Los Angeles needs dresses and red carpet gowns. It’s a hand-finished collection of all long gowns, and it’s only a small collection of about 12 gowns per season. Coming up to this time last season we were lucky enough to dress Helen Hunt on the red carpet for the Critic’s Choice Awards. Your Move 53

Liverpool Biennial painter prize details announced The Walker Art Gallery has announced details of the 2014 John Moores Painting Prize in the run up to its return during the Liverpool Biennial celebrations. Liverpool-born David Robinson, founder of David M Robinson jewellers, will sponsor the 60-year-old biennial competition when it returns in 2014, organisers have confirmed. David says: “I’m delighted to be able to support the arts on Merseyside and the John Moores Painting Prize in particular. “I was lucky enough to have been helped in the development of my design business by winning two international diamond design prizes and it feels right to be helping others in the same way.”
The £25,000 prize will be awarded to the winner of the event and, along with four runners up, it will form the centrepiece of an exhibition that will open on 5 July to coincide with the Liverpool Biennial, a six-week contemporary art festival taking place across the city, and the International Festival for Business. Entries will be judged by artists Zeng Fanzhi, Chantal Joffe, Lynette Yiadom-Boakye and Tom Benson, along with director of exhibitions at White Cube Tim Marlow and the winning works will be displayed until 26 October. Richard Bean’s One Man, Two Guvnors, a slapstick musical comedy that has previously featured actors such as Gavin and Stacy star James Corden, will visit the city next year as part of a 30-stop UK tour. Having originally appeared at the National Theatre, where it garnered critical acclaim, it has since been performed at worldfamous Broadway and West End venues and completed an international tour across Australia, Hong Kong and New Zealand. Described as an English language version of Carlo Goldini’s Italian comedy, The Servant of Two Masters, the show has been seen by over one million people worldwide since its debut in 2011. It is described by the National Theatre as “a unique, laugh-out-loud mix of satire, songs, slapstick and glittering one-liners.” The show will be performed at the Liverpool Empire Theatre from 1-6 September, and is the latest West End blockbuster to be lined up for the venue this year. Most people will know Studio2 as the trendy bar tucked away on Parr Street, with a layout that hasn’t changed much from the room’s days as a recording studio. It boasts Coldplay and Barry Manilow among the artists to have recorded albums at the venue and the bar is renowned for its dedication to live music acts from the city and beyond. A refurbishment has given the bar a refreshed look and added a restaurant area to the venue, allowing visitors to enjoy a meal while they watch the live music. The familiar wood and leather-clad bar now has an accompanying ‘live lounge’, an intimate space with small tables packed in front of a stage, where oftenoverlooked genres of music are celebrated with a string of impressive acts. The food is not your usual ‘order and serve’ meal either. The menu comprises of 12 smaller dishes along with a handful of snacks and desserts, and diners are encouraged to try two or three

of each. Once we had ordered the dishes, which range in price from £3.95 to £5.95, arrived on an eye-catching double-layer platter on slate plates delivered by friendly and accommodating staff. The highlight of the meal was the sausage platter served with mustards and chutneys. The sausages were incredibly tasty and the wide selection of dips perfectly complemented the continental-style sausages on offer. The pesto potatoes, while expensive, were also beautifully seasoned. My dining partner enjoyed the tiger prawns, which were fresh and succulent and the chilli, garlic and sliced pepper creole added a spicy kick. The chef ’s bean falafal was another highlight, with a yoghurt and coriander dip adding some flavour to the filling dish. The food was served in small portions but we soon found ourselves full. Unfortunately this did not leave any room for the cheese board (£6.50) – a selection of cheeses supplied by the
Liverpool Cheese Company and a popular option that I will be sure to go back for. There was, however, room for a cocktail and the Whiskey Sour was excellently presented and a delicious thirst quencher. Entertainment on the night was supplied by US group Phoebe’s Dream, whose ‘viper era’ music provided an entertaining backdrop to the evening and created an intimate gig experience while we enjoyed the food. Studio2 is very much a performance venue and the nature of the pick ‘n’ mix menu, huge selection of cocktails and cabaret-style seating ensures this is much more than a simple restaurant. This is food and entertainment rolled into one, all situated in a building that oozes style. As the perfect beginning to a night out or a destination in its own right, the new, improved Studio2 is one of the city’s most unique venues and one you will want to return to again and again. lennon Fans Pay tribute eatles’ fans from around the world headed to Liverpool’s waterfront to once again pay tribute to legendary band member John Lennon. Albert Dock’s ‘Fab Four’ themed attraction, The Beatles Story, hosted the fourth annual John Lennon Peace Vigil with tributes, poems and songs being performed and dedicated to the iconic musician. Held on the anniversary of his untimely death in December 1980, the well-attended event saw acts including upcoming Liverpool band MiC Lowry and members of The Beatles Story’s team take to the stage, and visitors also left messages of respect to John on a special ‘Wheel of Peace’. The vigil ended with a walk to the European Peace Monument, opposite the Echo Arena, which was originally unveiled by Julian and Cynthia Lennon.
