THE ONLY WAY IS UP With the New Year well underway it is a good time to reflect on what 2014 might have in store for the local property market. Current average prices in Liverpool stand at £143,757 which is 5.44% (£7,417) up on 12 months ago. That’s according to the Zed-Index, which gives average property values in a specific area based on property website Zoopla current estimates. For Merseyside as a whole the average house price is now £141, 684, representing a year on year increase of 4.78% (£6,459). Commentators have had a field day speculating on the factors behind the up turn. There is no doubt the Help to Buy scheme has attracted new buyers and with a further roll out of the scheme in

It took Senior Valuer, Carol Corran just eight hours to let a two bedroom apartment on Ivanhoe Road, close to Sefton Park. Carol said: ‘I received the instruction at 10:00am and had the details on our website by 12 noon. An enquiry came in almost immediately and I met the tenant at 5:00pm. By 6:00pm everything was completed at the advertised rent of £675 pcm!’ The landlord said: ‘I can’t thank Carol enough and would encourage any other landlords with property to let to get in touch with Sutton Kersh without delay.’ The specialist lettings team at Sutton Kersh has recently relocated to new premises on Allerton Road, following a period of sustained growth. ‘The new office provides a great environment for both staff and customers and the prominent location next to the Halifax means we are enjoying high levels of footfall,’ said Carol. If you are a landlord with property to let or a tenant looking for rental accommodation call Sutton Kersh Lettings now on 0151 482 2594.
the early part of this year that is likely to continue. Alex Dixon, Director of the Allerton Road branch of Sutton Kersh said: ‘Help to Buy has certainly energised the market, as has general improvements in the economy which has given buyers more confidence and made lenders less risk averse. ‘The local market is buoyant and our current enquiry levels are up by 30% on the same period last year. We anticipate prices to increase by between 4% and 8% in the next 12 months based on current values. ‘However, the real barometer of a recovering market is the growth in transactions, which means there are more opportunities to buy. In November 2013 the figure nationally was 110,000, which

represented an increase of 23.5% on November 2012. If transactions continue to rise, values will look after themselves.’ To take advantage of the current property market, talk to Sutton Kersh now.
WHAT A YEAR! Sutton Kersh is celebrating after finishing 2013 as Merseyside’s number one property auctioneer. It is the 8th consecutive year that the firm has outperformed the competition, selling nearly 30% more lots than its three nearest rivals combined. At the seven auctions held during 2013 Sutton Kersh sold 604 (84%) of the 718 lots offered, generating proceeds of over £39,300,000. Cathy Holt, Auction Manageress at Sutton Kersh said: ‘It was an exceptional year, highlighted by the fact that we attracted 23% more lots than in 2012 and increased the income generated by over £10,000,000. ‘There was healthy interest in all types of stock, including vacant and tenanted residential, commercial, land and development opportunities. Large attendances at all the auctions along with competitive bidding ensured that many lots exceeded their advertised guide prices.’

Advice from chartered accountants 0151 228 8977 Julia Casimo Avoiding Care Home Fees: Deliberate Deprivation?
Q: Our neighbours, who are in their 80s, have signed over their house to their son, so they will not have to pay care home fees; someone came to their house and helped them with all the paperwork. We are thinking of doing this ourselves. Our house is worth about ÂŁ200,000 and we have savings of about ÂŁ80,000. What do you think of this idea?

A: There is so much misinformation around on this subject that it is difficult to know where to start.... Often, as in your case, someone’s home is their main asset, and the one which they would most like to pass onto their children. It can therefore seem very tempting to transfer property out of your names either to children or into a trust so that, in theory, its value is not included for the assessment of care home costs. Unfortunately this does not necessarily mean that the property will not be taken into account in a means test. The Local Authority will look for evidence of what they call ‘deliberate deprivation’ of assets and are increasingly employing Inspectors to go through financial and Land Registry records to find examples of property transactions which can then be reversed. Inspectors have legal powers and can demand to see notes from meetings with solicitors and financial advisors along with other evidence they may require. Examples of common transactions which can be challenged are as follows: • The gift of a property to children or other relatives • The sale at less than market value to children or other relatives • Lump sum cash gifts • Putting assets into trusts which cannot be revoked Transactions which take place shortly before someone requires care are particularly exposed, but there is actually no time limit which applies. For a transaction to be deliberate deprivation, the intention to avoid care home charges must be a significant part of the reason for the transaction. For cash gifts there are often good family reasons (which have nothing to do with care home fees planning) as to why these make sense and can be justifiable. The great difficulty with the transfer of properties (either direct to children or into trust) is that it is very difficult to think of any other reasons as to why anybody would wish to do this. Many families try to argue that the reasoning behind the transaction was to avoid Inheritance Tax (IHT), but with a joint allowance of ÂŁ650,000 (the normal IHT threshold for a married couple), plus the fact that this type of transfer is completely ineffective for IHT, this argument will absolutely not stand up. In addition there are adverse potential Capital Gains Tax consequences, potential exposure to children’s debts, and of course the risk that children decide to turf parents out of the house which they no longer own! In summary – think very carefully before proceeding and certainly get a second opinion. As with many decisions you really do need to take independent financial and tax advice. INV STING IN IND PEND NCE Are you over 55 and considering downsizing to a smaller home? If the answer is yes you are one of a growing number of over 55s who are seeking specialist housing solutions to suit their circumstances.
People are living longer and according to the Office of National Statistics the number of households with someone over the age of 85 will double from 1.4m in 2010 to 2.8m in 2030. This has the knock-on effect of creating a higher demand for housing solutions for those with care needs. Figures indicate the number of people with care needs is expected to increase by more than 60% from 675,000 to 1.1 million in 2032. From minor care needs such as the inclusion of an emergency chord for peace of mind to full-time care for residents to home visits and onsite facilities such as GP surgeries, the range of care options for the over 55s varies between developments. For home owners, it also represents an opportunity to move
54 Your Move
out of larger family homes and into smaller homes, thus releasing equity on their home and freeing up money for later in life. According to Jeanette Grady, sales and new business manager at Riverside Home Ownership, moving into accommodation for over 55s is not always a case of moving in to a care home. She says: “We are now on site with 14 apartments at the Joseph Williams development in Netherley, which answers the growing housing needs for the over 55s. Our extra care scheme is for people who are very independent and want to stay that way. There is the opportunity to buy into the extra services on offer at a later date if they are needed. WHAT IS EXTRA CARE FOR THE OVER s? Many people over the age of 55 do
not consider themselves in need of extra care, or find they do only need a very low level of support. This is why some homes for the over 55s allow buyers to own the home and simply provide some communal facilities ranging from secure areas such as a laundry room or communal social space. Self-contained apartments generally include a lounge, kitchen, bathroom and private bedroom. Many over-55 homes offer shared laundry facilities for a nominal fee or paid as part of a service charge. There may also be bedrooms for friends and relatives to stay in some schemes, but this can vary between developments. For those who want a little extra care, more regular support could also be available. Services can range from visits from hairdressers, maintenance workers and even people to help with debt management, paperwork and other forms.
p35-58_p03-12 16/01/2014 12:15 Page 55
HOT TOPIC
At the other end of the scale extra care could mean a simple button or a chord in the event of an emergency and a 24-hour contact phone number for medical emergencies or urgent repair jobs and very little else. DO YOU QUALIFY? Most independent living homes are available to those who are over the age of 55 but some are reserved for over 60s. However, those who are registered disabled can be considered once they are over 50. Some accommodation will be available to couples where just one person meets the criteria, but it depends on the location and the housing provider. Upon application to a home, potential buyers will be assessed to determine if they are suitable for accommodation and support.
HOW TO PAY FOR A HOME If you are buying the home outright you will buy 100% of the lease and do not pay any rent on the property. An alternative to buying a home outright is shared equity, which usually is available for new-build flats from private developers. Buyers can buy 100% of the property but this will be made up of a 20-30% equity loan from a national house builder. Shared ownership (also called part-rent, part-buy) is a popular option with over 55 home owners. Buyers take a share ranging from 25% to 75% and can increase the amount of shares they own at any time, a process called ‘staircasing’. According to Alison Gittins, sales and marketing coordinator at Plus Dane Group, choosing shared ownership can be a great opportunity to downsize and release equity and allow you to enjoy your
retirement even if you do not need extensive care facilities immediately, as is the case with its development at St Gregory’s. She says: “St Gregory’s is a development of just 20 one and twobedroom apartments available to rent or buy on a shared ownership basis for the over 55’s in Gateacre Village. These are available to buy or rent and are modern and secure apartments in a charming village setting.” The third option is applying for a leasehold, where you buy the right to live in the property for a fixed period of time, usually 99 or 125 years. You do not own the land surrounding the home. You will also have to pay service charges towards management and maintenance, be responsible for repairs to your home and will be under certain terms and conditions when it comes to selling the property.

I’m interested in buying a new apartment but I understand it’s been on the market for quite some time. Would the agent be able to tell me anything about why the property has taken a long time to sell or why others might have decided not to take it? I’m worried other potential buyers may have found a problem with it that I haven’t noticed.
Q
P. Lesley, L6 The consumer protection regulations place duties on estate agents to provide potential property purchasers with the information that the average consumer needs in order to make an informed transactional decision. For example, if the apartment has not sold because some work is required at the property, then the estate agent should make you aware of this. If they were in-receipt of this information and chose not to pass it on to you they could be in breach of the regulations and face penalties. Estate agents are not expected to research issues that are outside of their line of business, however should they become aware of information later on, they cannot ignore or suppress it.
A
Agent
I’m considering remortgaging my home to save money. Is this a costly process and how long does it usually take? Also will I be subject to fees such as stamp duty?
Q
J. Williams, L14 The legal fee and disbursements on a remortgage can usually be agreed at £400-£450 all inclusive. This is on the basis the solicitor can use Local Search Indemnity insurance. No stamp duty is payable on a remortgage. If you were to add or remove someone’s name to/from the title then stamp duty “may” become payable. Your solicitor should be able to complete a remortgage within two to three weeks of them receiving the mortgage offer. It would be important for you to ascertain from your current lender if there would be any early redemption penalties that you will be liable in addition to your mortgage debt. You would also need to ascertain what mortgage product fee/valuation fee, etc would be payable to the new lender. This will enable you to determine the total cost of carrying out the remortgage and then you could judge whether or not it was cost effective to proceed.
A
I’m considering buying a house through shared ownership as I’ve seen that you can start with shares as small as 25%. Will I have full control over how much of a share I choose to own and are there any limits on how much I can extend it by in the future, or do I have to qualify for certain shares?
Q
Mr M. Franklin, L20 With most shared ownership properties you can buy a 25-75% share, though you should check with the developer or housing association. The percentage you can buy will be determined by your income, outgoings and deposit. Your local Help to Buy agent will assess what percentage is affordable for you to purchase and then recommend you obtain financial advice from an independent financial advisor to obtain mortgage advice. Usually after 12 months you can staircase to own 100% of the property. However, you should always check with the housing association or developer you are buying the property from. If you wanted to buy more shares you would seek financial advice and speak to the housing association owning the rest of the property. You would not need to go through any other qualification process, and as long as you were able to afford to buy more shares you could. This is generally encouraged.

Elan Homes will begin to sell the homes, which include four and five-bedroom designs, off-plan several months before the show home opens in spring. Built at the site of the former garden nursery on Carnatic Road in one of Merseyside’s most popular areas to live, the homes will include two en suites and a family bathroom, as well as a kitchen fitted with Smeg appliances. Elan Homes says prices will start from £349,995 but this will fall to an initial £279,996 under the government’s Help to Buy equity loan scheme. Marie Morris, sales director for Elan Homes in the North, says: “Mossley Hill is somewhere people aspire to live and it’s extremely rare for new homes to be built in this part of the city. In response to demand we’re releasing the first homes for sale ‘off-plan’ ahead of the show home opening in the spring.” Buyers will be able to visit the development on weekends from 25 January. Ian Marsden, director of Noname Kitchens by Capricorn, says: “We want to make sure people can still have their dream kitchen at a time when they might not have as much money to spend. Plus, they have the chance to win a fantastic £1,000 prize.” The lucky cashback prize draw winner will be picked on Monday 31 March. Terms and conditions apply.
After achieving auction sales of over £80 million last year, the company is ready to hold its next Merseyside event, taking place at 12 noon on 26 February in the Princess Royal Suite, Aintree Racecourse. Highlights are set to include a number of plots of land from Wirral Council with potential for development. Paul Thompson, director and auctioneer at Pugh & Co, says: “Whether customers are looking for commercial investments, residential property or surplus land there are some great opportunities, at attractive prices, being listed in our February auction catalogue. “It’s not just the seasoned professional turning up at our Liverpool auction, we’re seeing an influx of first time buyers, people building small residential portfolios as well as sellers that want to escape the dreaded property chain.”
For more information contact Noname Kitchens by Capricorn on 0151 933 9633.
The auction catalogue will be available online at www.pugh-auctions.com from 31 January.
Noname deal is offered with new kitchen orders
Your Move readers looking to refresh their home with a brand new kitchen could also be in with the chance of winning a fabulous cash prize, as part of an exclusive scheme by Noname Kitchens. To kickstart the new year in style, the Birchall Street-based kitchen brand is giving away £1,000 to one lucky customer who orders a kitchen between now and the end of March, as it hosts a brilliant cashback prize draw. The incentive, launched earlier this month, has already attracted a strong response as all customers can also receive a free oven, hob, hood

AGENCY WELCOMES TWO NEW RECRUITS City Residential has expanded its lettings and property management teams after receiving a host of new instructions.
Jessica Morris and Kyle Clyne
The Liverpool agency recently appointed Jessica Morris to join its property management department and, according to Louise Lally, manager of property and asset management, “she brings with her a host of skill and experience to the role, especially in the student sector which is a huge growth area for the company”. Meanwhile the agency’s second new
Apprenticeship schemes will be ‘hugely beneficial’ despite changes, says solicitor
Joe Davidson
Employers in the property industry should not be deterred from using apprenticeship schemes once major changes are implemented, according to a Liverpool solicitor. Joe Davidson, employment lawyer at Paul Crowley & Co Solicitors, has spoken out to reassure businesses ahead of a new apprenticeship framework being introduced. The proposed new measures, announced by Chancellor George Osborne in his recent autumn statement, will see funding for 60 Your Move
apprentices go directly through the employer rather than training providers. Employers will also need to make a cash contribution to apprentices’ external training costs. Currently, training providers identify suitable apprenticeship candidates for employers and then look after the administrative burden of claiming funding and the responsibility for the programme's quality. Following concerns that employers may decide against apprentices, Joe says: “Employers should not be deterred from using apprenticeship schemes despite the major changes that will be coming in to effect. Apprenticeship schemes are hugely beneficial to both the businesses and apprentices involved. “The new framework is expected to be introduced in 2015 and will be completed in 2018, therefore employers have a year in which they can carefully plan and adapt to the changes before they come into effect.” For more information on the changes, visit www.apprenticeships.org.uk
addition, Kyle Clyne, has joined the lettings team. Commenting on his appointment, lettings manager Tom McHale says: “Kyle is an enthusiastic and ambitious young man with a passion for property. We are delighted to welcome him to City Residential.” City Residential is said to have expanded its team further on the back of several new lettings and management instructions, and the company is also anticipating a leading role in forthcoming growth in the Private Rented Sector (PRS).
Ellergreen, by New City Vision
‘STRONG INTEREST’ FOR ELLERGREEN’S CUSTOMISING SCHEME New City Vision says its Tailored-2-Suit scheme at Ellergreen has been well received since it was launched last November. The developer has reported “strong interest” from potential buyers at the site, as the initiative offers the chance for them to personalise the design of their new home to suit their lifestyle. By moving or adding walls, off-plan buyers can create their own unique floor plans whether it’s to make a separate dining room or enlarge a bathroom. Three-bedroom properties are available at Ellergreen, in Norris Green, through schemes including Help to Buy and Rent to Buy. Don Craven, New City Vision’s managing director, says: “Buying off plan at Ellergreen allows the flexibility to design a new home around our customer’s sense of style and imagination and it needn’t cost extra. We invite home buyers to come and talk to us about your dream home and let us see if we can make it a reality.” For more information about homes and schemes on offer at Ellergreen, call 0151 256 0900.

TOP ACCREDITATION FOR HOME CARE COMPANY
Sutton Kersh’s new lettings office A client and care giver of Home Instead’s programme
H
ome Instead Senior Care has become the only home care company in the UK to gain City & Guilds accreditation for its Alzheimer’s CARE programme.
The programme trains staff to provide care for people with Alzheimer’s or other dementias and allows people to stay in their own homes for as long as possible. The Home Instead Senior Care training is the first of its kind in the UK to gain the accreditation. Andrew Erskine, community development director at Home Instead Senior Care in Liverpool, says: “Having the same regular carers to provide companionship is vital for all of our clients and the caregivers are trained in maintaining a safe environment, managing challenging behaviours, providing mind stimulating activities and creating social interaction. They also provide regular nutritious meals and are able to escort to appointments or accompany to social events.” Home Instead Senior Care is also offering a version of the training to businesses whose staff have regular interaction with elderly clients and to family members searching for extra assistance. According to figures from the Alzheimer’s Society, there are currently 800,000 people in the UK suffering from dementia, this figure is expected to rise to 1 million by 2020. For more information on Home Instead Senior Care or to find your local office visit www.homeinstead.co.uk.
RAPID SUCCESS AT NEW LETTINGS PREMISES Sutton Kersh’s new lettings office achieved rapid success recently, when a tenant was found for a property just eight hours after instruction. Senior valuer Carol Corran, who is based at the lettings department’s new premises on Allerton Road, received the instruction for the twobedroom Ivanhoe Road apartment at 10am and uploaded its details on to the agency’s website by 12 noon. She says: “An enquiry came in almost immediately from an interested tenant who I met at the property at 5pm. By 6pm everything was done and dusted at the advertised rent.” This latest strong performance by
Sutton Kersh comes after a period of “sustained growth” for the agency, which prompted the relocation of the lettings department to a larger site. The team previously occupied a first floor space for three years, but the move has taken it to a prominent ground floor show room adjacent to Halifax. According to branch manager Colin Woods, the relocation is already paying off. He says: “Footfall has increased significantly which is great news for landlords and we are really looking forward to building on this success in the 2014.” For more information about Sutton Kersh Lettings, call 0151 482 2594.
Reeds Rains celebrates national award Reeds Rains has fought off tough competition to win a coveted national award. The agency, which has local branches in Liverpool city centre, Woolton, West Derby, Crosby and Formby, was presented with Gold in Financial Services at The Estate Agency of the Year Awards. The 11th annual prestigious awards event, held in association with the Sunday Times and The Times and sponsored by Zoopla Property Group, took place at The Lancaster London
Hotel and is said to have attracted more entrants than ever before. More than 20 industry experts picked the winners following an extensive review of the entrants, including telephone interviews and mystery shopping exercises. Reeds Rains was recognised by the panel for its financial services team, which “actively seeks to offer a top notch service and is able to guide customers through the myriad of financial products, processes and checks.” Responding to the achievement,
Reeds Rains’ financial services team received the prestigious Gold title.
Reeds Rains’ financial services director, John Hargreaves, says: “We are naturally thrilled to receive this honour, which belongs to the entire financial services department. They all take so much pride in what
they do.” The success followed Reeds Rains’ Merseyside victory when it was named Estate Agency of the Year at last November’s Your Move Property Awards. Your Move 61

AGENT JOINS INDUSTRY STANDARDS SCHEME E
state agent Andrew Louis, which is currently celebrating its 25th year in business, is the latest company to join the National Approved Letting Scheme (NALS) in the fight against cowboy landlords in the industry. Andrew Louis had to meet strict criteria to become a member of the NALS scheme, including meeting defined service standards and implementing a customer complaints procedure offering independent redress through an ombudsman scheme. It also has to offer professional indemnity insurance, client money protection and access to tenancy deposit
protection to meet the criteria. Louis Anastasiou, managing director of Andrew Louis, says: “We are delighted to announce that we are members of NALS. We are now in our 25th year of business and have been a regulated agent since we first began. “Regulation of the letting industry is something that we feel extremely passionate about and our letting team speaks with tenants everyday who have been affected by unregulated landlords.” NALS says Andrew Louis is ‘in the vanguard of a drive to establish uniform standards in the industry’ and has warned agents they will not survive long in the industry if they do not meet the NALS standards.

reservations for most of the apartments on the open day. “These properties are specifically for the over 55s and represent a fantastic opportunity to buy a high quality, modern and secure apartment in charming Gateacre Village. The properties are available through older person shared ownership and are affordable at just 97,500 for a 75% share.” Built by Galliford Try, the show home has been decorated by interior designer Clare Whitehead from Vivo Interiors and adheres to the current tartan trend with classic wood finish to the furniture.
Taylor Wimpey will host the ‘Homeowner’s Event’ at its Cunningham Grange development on Knowsley Road in St Helens to discuss the government’s initiative, which offers 5% mortgages with the help of a 20% government equity loan. Homes at Cunningham Grange are currently available with Help to Buy. A selection of one, two, three and fourbedroom houses can be reserved for £99 and can be bought for as little as £63,996 under the scheme. Experts will be available to answer questions about Help to Buy, which has been up and running across two phases since September 2013 when the second part, which was originally planned for January 2014, was launched months earlier than previously expected. Visitors during the two days will also have chance to view the homes on offer at Cunningham Grange and discuss finance methods with Taylor Wimpey staff.

However, one reservation has already been made for an apartment after a surge of early interest, the developer has revealed. Alison Gittins, the firm’s sales and marketing coordinator, says: “I’m really excited about launching our show home next month at St Gregory’s. The interest level has been high and we expect to take

GUIDE TO...
BUYING HOMES OFF-PLAN
With the launch of the government’s Help to Buy scheme as well as initiatives such as shared ownership making buying easier and more affordable, developers have seen a rise in demand for new-build homes. With the increase set to continue during 2014, new developments are underway across the city and potential buyers are being encouraged to secure deals on properties before they’ve even been completed. Known as buying ‘off-plan,’ setting the ball rolling on the purchase of a property which is yet to be built, having seen little more than plans, plots of land and show homes, may seem like a daunting prospect to many. However, experts insist that those who are willing to sign up at the early stage can enjoy a range of benefits. WHY BUY OFF-PLAN? As with making any purchase it’s a case of ‘first come, first served’ for new-build buyers so those who get in early at a new development will inevitably get their pick of the plots available. As well as fitting the bill in terms of general location, number of bedrooms and suitable layout and living space, the homebuyer is therefore more likely to find a property which ticks the right box in terms of its positioning in the street too.
Unlike with second-hand homes which may come in need of renovations, or decorated to suit the tastes of their previous owners, newbuilds provide somewhat of a blank canvas and buying off-plan can also help those moving up the property ladder make the most of this situation. Rather than taking a new home as it comes Clare Noakes, regional sales manager for Lovell in the North West, says: “Homebuyers could have their pick of the interior finishing touches from kitchen units and worktops to tiling and flooring choices, enabling them to create a home that fits their practical needs and design preferences.” Clare also highlights the potential to benefit financially from buying off-plan at a time when house prices are expected to continue rising, adding: “Securing a home early could even mean its value has increased by the time the purchaser moves in.”
WHAT TO LOOK OUT FOR Without the property being there for a close-up inspection it may be harder to envisage what life will be like inside it. Therefore it’s important to carry out as much research as possible prior to any transaction to avoid any risks of it not being the right home. Don Craven, managing director of New City Vision which is behind the Ellergreen development, advises: “It can be difficult to judge room sizes on a plan drawing so it’s best to visit a show home or ask the house builder to check if a similar property can be viewed on the development or another development.” He adds: “Make sure that the development you are in the process of choosing is well established and built by a reputable and established house builder with a good track record, and the property is covered by a ten-year warranty.” Your Move 67

JEANETTE GRADY sales and new business manager, Riverside Home Ownership
PERSONAL QUESTIONS WITH JEANETTE
Where do you live? I live in Childwall. I moved here in 2001.
Age: 40
What are your hobbies? I enjoy swimming and shopping.
Main duties: I manage a large national new build programme across the North West, North East, the Midlands and more recently Scotland, as well as government contracts and affordable schemes including Mortgage Rescue and Help to Buy. We have just completed a successful scheme in Bromborough Pool and I'm currently working on projects throughout the North West, in Cumbria and on the Isle of Arran.
“Watch, learn and listen carefully to expert advice”
Education: I studied for a Masters in Marketing in Liverpool John Moores University. It was a wonderful experience; I learned a huge amount and made some firm friends along the way.
First job: I worked in a supermarket for three years whilst studying. I can't say I was sorry to leave, but it certainly taught me the value of hard work and customer service.
Joined Riverside in: I joined the company in March 2005. It really doesn't feel like I've been here for nearly nine years!
What’s the secret of your success? Just hard work, dedication and communication. Success is unlikely to happen if you just sit back and wait for it, you need to have a goal in mind and really work to achieve it.
What is your pet hate? Lateness, definitely.
Are you a red or a blue? Red
Night out or night in? What is the best piece of advice you have ever received? Don't put off till tomorrow what you can do today. Putting off difficult tasks will only make them harder and more daunting in the long run.
What advice would you give to somebody starting out in the industry? Watch, learn and listen carefully to expert advice. And don't be afraid to ask questions!
Who has been your business mentor? My business mentor is not a person but Riverside itself. There's a lot of excellent work going on around the organisation, and seeing first hand the impact and development of the communities we work in is really inspiring.
What makes Riverside different? We sell, let and manage a wide variety of homes across the whole of the UK. We aim to be as good as the best and provide more support for those who need a helping hand, and I think it's this attitude that really sets us apart.
My perfect night is a night in with my family, good food and a nice bottle of wine!
Favourite band/singer? Bruno Mars.
What are Riverside’s plans for 2014? We're planning for more of the same and focusing on even more new areas. There will also be a focus on homes for older people in 2014, with more projects like our extracare homes in Weetslade Court in North Tyneside, and our over 55s scheme on Childwall Valley Road, which is set for completion in December.
Favourite book? I don't often have enough time to read, but when I do I like a good thriller novel.
Favourite film: With two young girls, you can't go wrong with anything Disney!

GETTING TO KNOW THE PROPERTY PROFESSIONALS
5
MINUTES WITH...
BEN DAVIS director, Davis Beyga Estates
MY FIRST... WITH EDWARD IRVING director, Haus CAR: A Volkswagen Polo. I thought it was the coolest thing since sliced bread until my nan bought one.
JOB: What does your job entail? A typical day can involve meeting landlords, doing viewings and valuations, liaising with vendors, buyers and tenants, monitoring sales progressions, fielding telephone calls and liaising with colleagues at the office. What’s your favourite thing about the job? The satisfaction of helping someone find their dream home, having taken them from the beginning of the process to the end. Buying a new house can be life changing and it’s wonderful to be able to be a part of that, which is something I will never tire of. What’s your least favourite thing about the job? It’s really frustrating if a sale falls through and someone’s hopes of buying their dream home are shattered. With complicated chains being the norm these days, it can be hard to accept that no matter how committed you are to helping people navigate the sales process, it can sometimes go wrong. If you weren’t doing this job, what would you be doing? I would love to move to the south of France and run my own property business down there and, in my spare time, play records to anyone who would listen! What are you going to be doing straight after this interview? I’m off to do a valuation of what will hopefully be the latest high end property on our books.
A Saturday job making the tea and brushing up hair in a barber shop when I was 12. I still go in there today and we have a good laugh about how awful I was at making a brew.
HOLIDAY: I can’t remember my first holiday, but I can remember my first holiday romance! I was about eight and it was a Canadian girl I met
in Rhodes, Greece. I cried when she went home and my brothers still tease me about it.
RECORD: ‘Boom Shake the Room’ by The Fresh Prince.
HOUSE: After finishing my legal studies I got a flat in Falkner Square with some friends. It was great living in the city centre although the flat was always a complete mess.
PET: A dog called Jessie. She was a lovely little King Charles Spaniel and full of beans.
DAY IN THE LIFE OF... MARGARET RUTHERFORD conveyancer, Maxwell Hodge – Heswall office 6.30AM
Start the day with the usual manic rush preparing breakfast for the two kids and getting my three-year-old ready for nursery.
9:00AM
First thing I do when I get into the office is check my emails, followed by my calendar, and prepare my jobs list for the day.
11:00AM
I've spent the morning chasing up parties regarding outstanding searches on properties and copies of deeds which haven't been sent through. I have a number of home buyers wanting to complete fast and it’s vital to keep the pressure up to ensure we get the documents we need.
12:30PM
Normally it's a quick sandwich from the supermarket but today I meet with a friend and we go to Franklins in Heswall and share one of my favourite dishes, a Mediterranean platter.
2:00PM
I finish drawing up some contracts, then it's on to a meeting with a young couple to finalise the purchase of their first home and get all the papers signed.
4:00PM
With all completions done, I follow up on some new business work. We’re getting lots of enquiries at the moment and I think this is a good sign that the Merseyside market is recovering.
5:30PM
Head off home. It's my dinner duty tonight, and hopefully afterwards I can fit some time in at the gym. Either that or a glass of wine and Coronation Street.

INTERVIEW BY NATASHA YOUNG
FEEDING CREATIVITY Through his impressive landscape pictures made from food - known as ‘foodscapes’ – as well as human bodies, tools and other materials, Liverpool-born artist and photographer Carl Warner has become world renowned. From building the Great Wall of China out of pineapple, to crafting a winter wonderland from cookies, his work has been at the centre of successful advertising campaigns and exhibitions. Here, Carl tells us about the inspirations and challenges behind his ambitious artworks, and reveals his plans for the year ahead.
How did you begin your creative career? I could draw as a kid and I’d sit in my room drawing little landscapes when I was bored. That made me keen on arts at school so I went to Maidstone College of Art. I went to be an illustrator but discovered photography and thought ‘this is amazing, it’s quicker and I can do much more’. From there I did a degree in photography, film and television and left to become an assistant photographer in advertising. After about a year I went out on my own because it was the 1980s and there was lots of work. I’ve been going ever since. Through your foodscapes do you keep an involvement in both advertising work and your own art? First and foremost I’m working in advertising and that’s my day job. The food landscapes are just something which, like my ‘bodyscapes’ work, are personal projects that are developed into vehicles which my business has become about. I’m known worldwide for foodscapes and some people consider me an artist, but really I’m a commercial artist as a lot of what I do I can earn a living from because the images are used for advertising or they’re sold and licensed to various companies in order to promote food products. 76 Your Move
Rather than doing a day job and having a sideline which is a hobby, the two are rolled into one. Where did the foodscapes idea come from? Back in ’99, before you could sit on the internet all day, you’d wonder around a market or junk shop and find something interesting to bring back to the studio to photograph. You’d put the picture in your portfolio, which you’d take to advertising agencies. One day I went to a fruit and veg market and found wonderful Portobello mushrooms. I thought from a weird angle they could look like trees from some weird and wonderful alien landscape. I bought the mushrooms and then needed something on the ground so I bought seeds, rice and grains and made my Mushroom Savannah picture. I started by thinking how I could do something different from everybody else. That first picture worked so I started to explore other foods to make pictures out of them. Over the years I’ve developed a large body of work. Does inspiration still come from simply seeing food that looks like part of a landscape?
To a certain extent, yes. I’ve run out of food in terms of what you can do with it, but you can always make different themes using the same things. For example, you could make a million broccoli forests and they’d all look different. Inspiration can either come from seeing a particular place, like the Taj Mahal, and thinking I’d love to make it out of food because I could make those domes on the top from onions. You realise it’ll work and that’s the place inspiring you, but sometimes I’d see, for example, an aubergine and think it looks like the back of a whale and I could submerge it in water. Sometimes the food is inspiring but, then again, I’ve seen most food now. If I went to Asia or some far flung place they’d have some weird and wonderful things but only people in that area would know what they were. I recently did a picture for a Japanese TV show and made Mount Fuji in a seaweed wrap, and then the white snowy peak at the top was rice. We did a little theme with a guy in a boat and a bridge in the foreground. The show had originally approached me and asked if I could make a Japanese scene including Mount Fuji and all of those things that are inspiring the picture, so I went away to do some drawings and we built it in the studio

TALENT
For more information about Carl Warner and his work, visit www.carlwarner.com and filmed it to go out live on the show. Therefore the brief can inspire the work too. What’s the most ambitious project you’ve worked on? They’re all pretty ambitious but doing some of the TV ads and bringing these things to life with motion and taking cameras through them can be challenging. Food wilts quickly so you need to shoot it and get everything ready and then at the last minute make sure it looks beautiful before rolling the cameras. One of the most ambitious ones we’ve done was ‘Crockerville’ - a Christmas-themed Betty Crocker picture - because it was a huge model made out of cookies which took weeks to build. Also the ‘Fishscape’ was very challenging because I’d never done anything with fish before. It was a commission and they were paying me to do it with a team of people and a big pile of fish, but when we started putting it together it stank. It was unpleasant and I was worried about whether it was going to look any good at the end of the day, but it worked and it’s one of my favourite pieces. You’ve held exhibitions, including a recent display at Ripley’s Believe It Or Not in London. Are the displays mainly

photographs of your foodscapes? Yes, although Ripley’s had a cookie village and a mini landscape but cookies or chocolate will keep. Lots of people ask me if I can build, for example, a foodscape in a shopping mall that’s about 30ft long and 20ft wide. I say no because in the second hour the first hour’s work will be wilting, and anything with fresh ingredients dies and looks terrible. Only the models made out of non-perishable food won’t wilt, so mainly it’s down to photography. My images are all created photographically and it’s about bringing to life a sense of place or taking you to a certain part of the world just from loads of food on a tabletop. I love the visual vehicle you can travel in to anywhere you want in the world, or even off the planet into fairytale worlds. Have you got any big projects coming up? I’m in talks about possibly making a theme park out of food, and I’m looking to do more TV ads and projects. I’ve also got the series of bodyscapes which have gone down very well so I’m looking to do some more of those, and I’ve been making cities out of car parts and all kinds of things, so it’s more about my creativity and my ideas as an artist which I’m expanding upon. MUSIC ICONS SET FOR CITY CONFERENCE
CITY NAMED A TOP DESTINATION FOR 2014 Liverpool is the world’s third top city to visit in 2014, according to travel expert Rough Guides. In its official list, showing the top 10 tourism spots for the oncoming year, Liverpool is the only UK city that made the cut, joining the likes of Sarajevo and World Cup host Brazil’s capital city Rio de Janeiro.
The city has long been a popular tourist attraction due to its connection with the Beatles, as well as its iconic waterfront, however Rough Guides encourages readers to visit Liverpool for its current trend setting culture. Within the top 10 list, it says: “Visit in 2014 to experience the Liverpool Biennial, a 10-week-long contemporary arts festival over the summer that sees the city filled with
works from around the world. Also keep an eye out for new creative quarters like the Baltic Triangle, where bars and fashion studios are springing up in old, brick-built warehouses near the Mersey.” To view the list in full, visit www.roughguides.com/bestplaces/2014
The Little Girl Giant will make a comeback
CITY WELCOMES RETURN OF THE GIANTS The announcement of a new Liverpool giant spectacular has sparked excitement in the city, as the event will form the heart of plans to commemorate the beginning of the First World War. Street theatre company Royal de Luxe, led by Jean-Luc Courcoult, will bring the stars of the 2012 Sea Odyssey back to Liverpool in July as part of the remembrance events. The Little Girl Giant and her dog
Xolo will be back with a new story, which will explore themes based around Britain’s preparations for war 100 years ago in 1914. According to Helen Grant, minister for sport and tourism, the performance will be a flagship event in the centenary programme. She says: “There will be events taking place across the country throughout the four years of the anniversary, but Liverpool will without a doubt be home to one of the largest
cultural commemorations. This is sure to be a truly powerful and memorable piece of street theatre which will shine a spotlight on an incredibly important period in our history.” The event has been commissioned by Liverpool City Council and 14-18 NOW, a First World War Centenary Cultural Programme. The previous giant spectacular attracted 800,000 people to the city centre.
John Cale
Global music icons Thurston Moore and John Cale will speak at this year’s Liverpool Sound City conference, it has been announced. Having formed the influential bands of the 20th Century, Sonic Youth and The Velvet Underground respectively, as well as impacting on the industry with further projects, they will talk about their careers during the city’s May event. Sound City CEO, David Pichilingi, says: “John and Thurston are two of the biggest global names in music – not just for the records they’ve made but the artists and the sub-cultures they’ve inspired. “For decades right up to the present day being into the Velvets or Sonic Youth isn’t just a decision to buy a record – it’s a lifestyle choice. These guys literally changed the world, what people listen to, what they think, how they dress.” Thurston and John will be joined in the line-up by former Liverpool FC chief executive and former head of the FA Premier League, Rick Parry, as the conference covers style, music and football. He will be interviewed by British novelist Kevin Sampson. For information about the Liverpool Sound City urban festival, and its conference which will be held in the Hilton Hotel and Liverpool ONE on 1-2 May, visit www.liverpoolsoundcity.co.uk.

BLOOMING GORGEOUS (RIGHT) Ted Baker at John Lewis, South John Street The fashion world’s everlasting love affair with floral patterns is heavily present again. However, the trend has received a modernising makeover, with men’s and women’s wear looking decidedly more serious this spring. Ted Baker’s tangled floral print (dress £179) gives a whole new meaning to the phrase ‘flower power’ by combining exotic flowers and black cuffs to give an aggressive edge that is beautiful without being girly or hippy.
LOOKING SHARP

Nook and Cranny, The Bluecoat
A tidy desk is a tidy mind, and we need little more encouragement to sort our pens and paperclips than this sweetly stylish pencil sharpener desk tidy (£15). Independent gift shop Nook and Cranny is home to all things kitsch and creative, and their collection of chic notebooks, stylish calendars and clever artwork mean it’s a great place to find key items to brighten up your office and banish the January blues.
POP UP AND PLAY (BELOW) Tate Liverpool, Albert Dock The Tate Liverpool shop has a superb selection of inspirational learning and play items for children. Our runaway favourite is Alice Melvin’s Alice’s Emporium Make Your Own Shop Kit (£12.99), a Tate exclusive that’s a clever twist on the dollhouse. The kit is a simple flat pack design, allowing children to pop out and put together the intricately illustrated shop, which comes with an array of characters, furniture and items to sell: perfect for encouraging imaginative play and storytelling.

Her passion for Oriental tea culture is elegantly evident in her Mido collection (teapot £35, mug £11.50), which is sure to enhance your drinking experience whether you’re brewing delicate infusions or simply sneaking in a PG Tips. Pop in to her studio in Jamaica Street for recommendations from the expert herself, or just to say hi to their resident furry helper, Daisy the dog.

& Best for...
ROAST DINNERS The post Christmas and New Year detox may still be underway, but you just can’t beat a hearty roast dinner. And if you haven’t got the time to prepare your own then fear not, as there are plenty of places that will happily do it for you. We’ve picked out three of the best roasts for those looking for that home-cooked taste without the washing up.
HOME COMFORTS The Blackburne, Catharine Street, L1 The Blackburne prides itself on feeling like a home (with a bar) and the food is locally sourced, carefully cooked and hearty enough to fill even the hungriest guest. The Sunday roast is a particular highlight with succulent meat and delicious roast potatoes. It is advisable to book a table because it can get busy. The pub is also home to the Catharine Street Hotel upstairs.
CARVING CRAVINGS Camp & Furnace, Greenland Street, L1 Enjoy Sunday lunch at the unique ‘indoor park’ at Camp & Furnace, where guests gather on sociable long tables and carve their own roast from the succulent selection. There’s a choice of meat served on wooden platters, made-to-order goats cheese wellington for vegetarians and the venue’s own Brown Bear beer to wash it all down.
FAMILY FEAST The Mons, Breeze Hill, L20 Newly refurbished, this large family pub offers a meat-packed carvery with selected roasted joints including Norfolk turkey, stuffed belly pork, beef, gammon and lamb. Homemade Yorkshire puddings and a selection of fresh vegetables will leave you stuffed. The carvery is open every day apart from Sunday, making this an ideal midweek treat.
TRATTORIA 51 Old Hall Street, L3 9BS Journey through Liverpool’s commercial district and a Victorian building sits majestic on the corner of Old Hall Street. Green, white and red, a circle of Italian tricolour illuminates between its two stone pillars, announcing the entrance to Liverpool’s latest Italian restaurant. Family-run by the Puglia born Attilio Sergi and partner Toni, Trattoria 51 is the younger sibling of Southport’s restaurant of the same name. An Italian accent from our waiter welcomes my dining partner and I; an authentic start. Inside, a modern décor subtly themed with photography of Italian street life provides a backdrop to chatting fellow diners. Looking through the modestly sized menu, it’s obvious that Attilio wants Trattoria 51 to be affordable yet maintain the traditions of his home country. Starters include fresh mussels in a wine and garlic sauce, bruschetta with various toppings (all £4 or under) and a hearty sounding meatball dish (£4.95). The usual pizzas and pastas are offered but, for a
little more panache, ‘classics’ including beef stroganoff (£11.95) or grilled sea bass (£11.95) are available. I start with the Bruschetta di Capra (£4). Well presented, sweet yet tangy caramelised onions and a honey mustard dressing complement soft goats cheese atop slices of crusty baguette. My partner chooses the Peperone Ripieno (£5.50), a sweet pepper filled with risotto, spicy sausage, mozzarella and tomato sauce. It’s easy to tell the ingredients are fresh and specially chosen, with rich flavours and contrasting textures. It wouldn’t be an Italian experience without trying a pizza and my dining partner then decides on the house speciality ‘Pizza 51’. It arrives filling a rather large plate and I relieve her of a few slices. Topped with rocket, slices of prosciutto, cherry tomatoes, mozzarella and parmesan, it’s a feast for the eyes as well as the taste buds. Stonebaked, the base is crispy with each bite. For my main, I choose the ‘classic’ Porchetta. The pork is so tender it can be pulled apart with just a fork. It tastes delicious, atop fluffy buttery
REVIEW BY ROB DEWIS
mashed potato and warm apple sauce oozing a contrasting sweetness. Seasonal vegetables provide a colourful finish to the dish. Leaving a little room, the many choices of traditional desserts sound like bliss for anyone with a sweet tooth. I dare for the Zuccotto coffee ice cream cake, with its contrasting textures of the ice cream outer and a sponge centre, mixed with lovely subtleties of coffee, amaretto and a kick of coffee liqueur. I sample my partner’s choice of white chocolate cheesecake for ‘professional reasons’; the sweet chocolaty cream cheese layer and biscuit base play rich against the sharpness of raspberry compote. Both desserts are a wonderfully indulgent finale. Leaving behind the authentic menus, carefully selected flavours and the odd Italian accent, stepping out onto Old Hall Street can feel disorientating; you’re expecting the Italian experience to continue onto the streets. But why go to Milan, Rome or more specifically Puglia, when Italian home-style cooking can be found on the doorstep? Your Move 85

STARS COME OUT FOR FAMILY EVENT udding astronomers of all ages gathered at Liverpool’s World Museum as a special stargazing event took place. During two evenings the museum’s space and time gallery invited visitors to look through telescopes, take virtual tours to their favourite planets and enjoy hands-on craft activities, in which creative children could compete and win prizes. Clear skies above the city made for spectacular viewing, whilst resident experts were on hand to provide information and answer questions about the stars and solar system. The family-friendly event coincided with the BBC’s Stargazing nationwide programme, aimed at getting people more interested in the universe around them.
